Checklist for Selecting a Builder or Remodeler Doing your homework will help you have a more successful experience Use this checklist to help you select a home builder or remodeler to work on or build your next home: •

Start your search with professional members of the Greensboro Builders Association at www.GreensboroBuilders.org.

•

Ask family, friends or coworkers for recommendations.

•

Make sure the builder or home remodeler maintains an active NC General Contractors license, and has a permanent business location along with a good reputation with local banks and suppliers.

•

Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.

•

Check out the company's rating and if there have been any complaints filed with the Better Business Bureau.

•

Make sure the builder/remodeler has sufficient Workers Compensation and General Liability Insurance. If not, you may be liable for any construction-related accidents on your premises.

•

Ask the builder/remodeler to provide you with names of previous customers. If they won't, beware. If they do, ask the customers if they would hire the builder/remodeler again.

•

Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials.

•

Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

•

Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.

•

Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Taking advantage of the annual Parade of Homes and Tour of Remodeled Homes are great opportunities to meet builders / remodelers and see the quality of their workmanship firsthand.

What Do You Want in Your Next Home?

pring is a great time to think about what you want in your next home. Weâ&#x20AC;&#x2122;ve all seen a stunning hillside mansion and dreamed what it would be like to raise our families there. Or envied the amazing renovation makeovers depicted on television shows that give the home owners a sense of pride and accomplishment. But how does your dream home compare to what home buyers across the country are looking for in their new home?

A recent study from the National Association of Homes Builders, What Home Buyers Really Want, shared the results of a survey of the preferences of thousands of home buyers. On average, home buyers are looking for a home that is 17 percent larger than their current home, a median of 2,226 square feet. But, likely as a result of the ongoing challenges of the economic downturn, that size is 13 percent smaller than the average size of homes started in 2012.

The layout of the home is more important than the location to most buyers. Living space and number of rooms was ranked the most influential characteristic by 65 percent of buyers, while only 33 percent ranked proximity to locations they need to go as tops. A sense of open space continues to be popular, with about three-quarters of home buyers wanting a kitchen that is open to the family room, and nearly two-thirds looking for ceilings on the first floor that are 9 feet or more tall. Some of the most wanted features in a home involve saving energy. Energy Star-rated appliances were rated as essential or desirable by 94 percent of respondents, and 91 percent wanted an Energy Star rating for the whole home. In fact, nine out of ten buyers would rather buy a home with energy-efficient features and permanently lower utility bills than one without those features that costs 2 percent to 3 percent less.

Convenient organization and storage is another home buyer favorite. More than 80 percent of the respondents said they wanted walk-in pantries and pull-out shelves in the kitchen, a laundry room and storage in the garage. Today’s home buyers want the latest technology. While only 15 percent of home owners currently have a wireless home security system, 50 percent want one. Similar gaps in “have” versus “want” occur with security cameras, lighting control and wireless audio systems, and multi-zone HVACs. The most unwanted home features include elevators, a location on a golf course, high density or gated community, and having only a shower stall and no tub in the master bath. So whether you’re planning or dreaming about what your next new home will look like, or you’re making renovations to your current home so that it will appeal to its next owner, keep these home buyer preferences in mind.

Giving Back to the Community

reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Housing Greensboro to assist with new construction and renovations to existing homes.

Raising Roofs…Builders for Habitat

ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Housing Greensboro to conduct home repairs and renovations called ReBuilding Hope. In our first two years, more than 10 homes have been renovated to ensure homes are warmer, safer and drier for those in need in our community.

In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 43 Habitat homes in Stonegate Crossing and The Village at Northside neighborhoods.

In addition to these ongoing partnerships, GBA members give back in many other ways…from hurricane relief trips for Floyd and Katrina…to assisting other community groups with construction related needs such as Peacehaven Community Farm; McIver Education Center; Hospice Beacon Place; Amy's House - A Room at the Inn of the Triad; and Bingham Street Redevelopment project in which eight homes were constructed.

And we’re doing it again in 2013! We will be conducting a one week build in early November with the goal of constructing 6-8 new homes in one week…celebrating our 10th anniversary.

Other community initiatives have included UNCG Bryan House Renovation; Price Park butterfly kiosk; Greensboro Children’s Museum; Greensboro Center City Park; Greensboro Sports Council Scholarship Tournament; Greensboro Beautiful; and In-as-Much Ministries.

ince being founded in 1957, the Greensboro Builders Association has existed to support builders and serve consumers by advancing ethical standards in the industry, advocating reasonable, consumer-focused building regulations, and by constantly introducing the latest in construction innovation and technology. Today, energy efficiency and green building practices are at the forefront of consumer interest. In 1958, we introduced our inaugural Parade of Homes. Over the past 50+ years, our builder and associate members have continued to annually provide a great opportunity for consumers to see the latest in new home design and amenities. Whether you are in the market for a new home, thinking about remodeling or just looking for decorating ideas, the Parade of Homes has something for everyone…from first time buyers...to move-up buyers…to empty nesters. In 1998, members of the GBA Remodelers Council decided to offer a similar home tour, however its focus was showcasing professionally remodeled homes. This August we will be presenting our 16th annual Tour of Remodeled Homes. During one weekend, you have the opportunity to see the quality craftsmanship and creativity that can be accomplished in a home renovation.

It’s one thing to look at homes in magazines and on the internet…but another to actually tour and see firsthand all the opportunities that are available to enhance your home and meet your family’s lifestyle.
