It’s An IDEAL Time to N Buy a New Home

more suited to your current lifestyle. Industry professionals working to characterize the current market for new homes have identified several factors that provide insight into the nature of the 2010 market. Here are a few of the market factors showing up in Greensboro and Guilford County: ✢ Market activity has picked up in recent weeks, according to local realtors. But buyers and builders who are looking for a return of the red hot construction and sales pace of three to four years ago are probably in for a long wait. “In terms of finding an appropriate level of new construction volume, understanding new financing considerations, and dealing with a lot more pressure on a builder’s bottom line, we are all trying to figure out what the ‘new normal’ is and how we can adjust to it,” says realtor/broker Jason Smith, of Allen Tate-Smith Marketing. ✢ Buyers have fully embraced the “information age” when it comes to shopping for a new home. Linda Ball, sales representative for The Real Estate Book of Greensboro, says, “People in the market for a new home are going into the process educated, knowledgeable and well prepared. They’re not just driving around looking at homes; they are doing research and capturing information about how to maximize value for every dollar they put into a new home.” ✢ New home inventory is steadily returning to a level that matches current demand, which is helping restore new home pricing to a realistic, sustainable range. “When the market slumped pretty abruptly in 2008, it touched off a cycle of aggressively opportunistic bargain shopping for homes,” Jason explains. “There were deals to be had on severely underpriced

homes, and many buyers were able to take advantage of the situation. Now, the bargain inventory has largely cycled out, and buyers have returned to the idea that a great home value is when you get the home that has the features you want, from a builder who is solid and stable, at prices that are still very attractive.” Linda agrees; “Inventory is much more under control compared to a year ago. So buyers making realistic, equitable offers are the ones getting the homes that are at the top of their list of possibilities.” ✢ The economics of purchasing a new home are extraordinarily favorable, thanks to rigorous price competition among builders, historically low mortgage interest rates and continuing loan availability for buyers who can meet loan qualifications and lenders’ down payment requirements. ✢ Recent price volatility in the market has altered the contract negotiation process between buyers and builders, at least for the time being. “More buyers seem to be willing to make an unreasonably low initial offer in an effort to drive the selling price to absolute rock bottom,” Jason notes. “Builders have learned not to take this personally; they are keeping the negotiation discussion going. I had one instance recently where a contract agreement was reached after the initial purchase offer was a hundred thousand dollars below the listed price of the home.” ✢ A growing number of buyers, unable to currently qualify for financing to purchase a new home with the features and amenities they had envisioned, are turning to homes built in the 1980s or 90s which lend themselves to an extensive makeover by a qualified remodeling contractor. “We are seeing a hot market now for renovations in homes built in the last 30 years or so,” Jason says. “Redoing these kitchens with updated countertops, cabinets and appliances, along with new tile and fixtures in the bathrooms, is providing a very attractive option for buyers looking for the frills they would otherwise have to buy a new home for.”

Economize on Footprint, Not on Features cross the country, new homebuyers are adjusting their tastes to fit the realities of current market conditions. But in the Greensboro area, builders say, that does not mean their customers are resigned to passing up the amenities, architectural features and construction quality that have characterized new

homes in recent years.

“The buyers who come to us are not interested in living in homes from the past,” says Rich Dumas, of R&K Investment Properties. “They are insisting that their new home incorporates the newest, most up-to-date trends in design and features.” For example, Rich points out, brick and stone combinations on a home’s exterior and the presence of ample walk-in storage space are features that have become very popular in homes built in the last several years. “There’s no way buyers are abandoning things like that, even if it means we could build the home at a lower cost.” Gary Silverstein, one of the area’s premier builders of certified green homes, sees a similar “must-have” mindset with many of his clients as well—though the required features may vary somewhat. “Buyers want to live in homes that use less energy. They recognize that energy efficient homes are more comfortable, have improved indoor air quality, have considerably lower operating costs and less wear on expensive HVAC equipment,” Gary says. “I think the change toward ‘greener’ homes is indicative not only of the homeowner’s finances, but also their values, since a green-built home pollutes far less and uses far fewer natural resources. I think the direction toward more sustainable homes is here to stay.” Still, while many homebuyers may be unwilling to compromise on the attributes they consider essential in their dream home, there is a possibility that some families may not meet lenders’ requirements for the same loan amount for which they may have qualified just a few years ago. And even if the buyers qualify for higher loan amounts, the recent overall decline in home prices has made it difficult for many homes to be appraised at values

Integrated Media Sells Homes! high enough to enable lenders to approve the loan amounts necessary for a home built to fulfill buyers’ every desire. So, how are buyers keeping their new home wish list in line with the mortgage financing they can obtain?

To a degree, buyers find ways to hold the line on construction costs by making trade-offs. For example, Rich Dumas observes, buyers are “running about 50-50” in deciding whether to use space on the main level for a living room / office or a second downstairs bedroom. But the main focus in the 2010 home-buying strategy is not a question of what can be scratched from a house plan. “It’s all about controlling cost per square foot,” Rich says. “That often starts with planning a home with a more compact footprint. It’s more cost effective from a square foot standpoint to eliminate two-story foyers and family rooms and add floor space vertically, rather than spreading square footage across a wider footprint that requires more excavation, foundation work and roof structure.” Rich continues, “That means a typical home built today may only be a little smaller in square footage than a big-footprint home from five years ago. But there would be enough of a savings in cost per foot to enable us to do the upgraded trim, rounded drywall corners, tray ceilings, double ovens, and other details that make the home distinctive. And the buyer could stay within their budget without even having to consider giving up the kitchen décor, spacious master suite, nice-sized dining room, big garage and other features that made them want a new home to begin with.”

The design, construction, and operation of a home must focus on energy and water efficiency, resource efficient building design and materials, indoor environmental quality, and must take the home's overall impact on the environment into account.

Key Components G of a Green Home

En er gy-Effi c ien t Featu r es Many of the energy-efficient qualities of a green home are easy to spot. Appliances, windows, and water heating systems will likely have ENERGY STAR® ratings. The home should also include efficient lighting fixtures and bulbs. Renewable energy sources, such as photovoltaic electricity and water heating systems, further decrease the overall energy consumption within the home.

Water-Effic i en t Fea tu r es Fixtures and appliances such as low-flow showerheads, faucets, and toilets, and ENERGY STAR dishwashers and washing machines all conserve water. Programmed, low- volume irrigation systems, rainwater collection systems, wastewater treatment systems, and hot water recirculation systems also save water.

R es ou r c e-Effic i en t Fea tu r es These decisions—from home size, to orientation on the lot, to floor plan layout— are made in the design of your home and development of the lot. The house orientation and design should take advantage of natural daylight to reduce lighting needs, and should use strategies to reduce heat gain in the summer and heat loss in the winter. The home should contain renewable materials, including rapidly- renewable wood species such as bamboo, and recycled-content materials in carpets, tiles, and concrete formulations.

I n door A i r Qu a l ity Fea tu r es The heating, air conditioning and ventilation system (HVAC) must be appropriately sized for an efficient and properly ventilated home. Fans in the kitchen and bathrooms should cycle fresh air inside, and release stale air. Low-VOC paints and finishes and wall papers should be used as well.

In a green home, care should be taken to preserve trees and other vegetation native to the area. Landscaping should contain plants that are appropriate for the climate, and grouped according to water needs. Driveways and other impervious surfaces should be reduced as much as possible, and may be composed of gravel, permeable block pavers, grids, or other permeable systems.


NAHB Certified Green Homes onsumer demand for energy and resource efficient and cost effective homes continues to grow. In response, the Greensboro Builders Association formed the Triad Green Building Council affiliated with the NAHB Green Building Program, giving our Association members a framework for building green and home buyers the reassurance that their house is being built to a national green building standard.

Where outdoor living goes beyond your back yard

Many builders are incorporating elements of green building into their current practices. As those efforts are recognized, and builders and homeowners come to understand the best practices involved in constructing and occupying a green home, having the home inspected by a third party verifier is critical for homebuyer assurance and required for certification.

To achieve the NAHB Green Certification, homes must be built in accordance with the NAHB Green Home Building Guidelines or the ANSI National Green Building Standard™. These homes must be inspected by independent third party verifiers approved by the NAHB Research Center. Look for the NAHB GREEN certification mark.
