Welcome to the 15th annual Tour of Remodeled Homes, presented by the Greensboro Builders Association’s Remodelers Council. As a professional trade association, we are comprised of licensed general contractors specializing in renovation and remodeling, as well as new construction and commercial development. Through our partnerships with industry professionals, suppliers and trade contractors, we are positioned to provide the highest quality in workmanship and customer satisfaction. Beginning a home remodeling project doesn’t have to be an intimidating venture. In fact, many people choose to take on small projects, such as remodeling a small bath or updating features in the kitchen. Even a small remodel can increase the home’s value for selling in the future while homeowners can enjoy their refreshed home while they still live there. Investing in Remodeling Pays Off in More than Dollars

“What improvements will add the most value to my home?” To answer that question, it is important to understand that remodeling – and your home for that matter – is different from other investments that are primarily financial in nature. What’s unique about housing is that the “investor” or owner receives the immediate benefit of being able to occupy and enjoy their investment; i.e., live in it, all the while it is growing in value. Stocks and bonds don’t deliver on this aspect. The longer you intend to stay in your home and will enjoy the new family room or whatever improvement you make, the more weight this factor contributes to your overall return on investment. The other part of your investment return is the increase in resale value that the remodel adds to your home. Ultimately it is a professional real estate appraiser who will decide the financial return of any remodeling you do through the price he or she assigns to your home when you decide to refinance your mortgage or sell your home. The cold hard truth, however, is that real estate appraisals are more an art than an exacting science.

any homeowners are surprised to learn that the equity in their home comprises a larger portion of their net wealth than the holdings in their stock market or retirement funds. Compared to conventional financial investments that rise and fall with regular frequency, housing has proven to be a relatively stable and sound investment that keeps up with inflation in most years and outpaces it in others. Although few of us purchase a home strictly for its investment value, in practical terms it represents an asset that can pay high returns when it comes time to either refinance the mortgage or sell your home outright. Of course, a home that is well-maintained and offers up-to-date systems and amenities will have a higher value than a comparable home that is poorly maintained or lacking the conveniences and extra living space that today’s buyers want. Remodeling, then, becomes the key to protecting and enhancing the investment value of your home, not to mention its many other benefits.

The price of your home will largely depend on the prices that comparable homes recently sold for in your neighborhood. The value assigned to the improvements you made to your home depends on a number of variables but depend heavily on the location of your home as well as its overall condition. Some remodeling projects lift the value of a home by the entire cost of the remodel and sometimes by even more. Despite the limitations of the appraisal process in allotting what you might consider fair value for all the improvements that you proudly made to your home since first moving in, there are certain rules that you should consider to increase the dollars you get back from your remodeling investment. • Maintaining your home in good repair is the most critical of all investments that you can make to your home. The shape it’s in matters as much if not more than what other attributes your home may have. • The quality of the work you have done on your home is another factor that can’t be ignored, if you are looking to make a good investment. Shoddy workmanship, low-grade materials and inferior products will wipe out any value the remodeling might have added to your home.

• Remodel for yourself and your own family, not the next owner. It is a gamble to predict what the likes and dislikes of the next owner might be. Keep in mind, however, the more your tastes stray from the norm of most of your neighbors, the less likely you are to get maximum return from your improvements. Stay with styles, colors and features that have broad appeal. • Kitchens and bath remodels are the two most popular remodeling projects year-in and year-out, no matter where you live. Minor kitchen remodels tend to recoup more of their costs than major kitchen remodels. Bathroom remodels also vary on how much they add to resale value, depending on the extent of the makeover. These two rooms carry the most weight when it comes time to sell your home. Attractive kitchens and baths fully outfitted with popular features will not only help sell your home faster, they also can drive the price a buyer is willing to pay for your home.

• Extra space in the right place offers a high rate of return since existing homes tend to lack the roominess of new homes. New family rooms, larger master bedroom suites and eat-in kitchens are all examples of spaces that most buyers value highly. Although it is difficult to put an exact price on the resale value of a particular remodeling project, for most of us the real value of remodeling is the comfort and pleasure it adds to the years we spend living in our home.

If You Want the Job Done Right, Hire a Professional Remodeler

However it is important to note that mid-priced means different things to different people. Working with an experienced remodeler, you can evaluate and prioritize the things most important in your renovation and that fit within your budget. Homeowners need to understand that remodeling is a service and not merely a product. This service encompasses the intangibles that make up the process of remodeling – how everything comes together and results in a satisfying experience and an acceptable finished product. The materials and products that go into it can’t define a professional job alone. The nature of remodeling as a service becomes even more pronounced when you consider that inevitably you’ll be sharing your home with the remodelers’ crews for weeks or even months, depending on the scale of the project. All remodeling involves some degree of inconvenience, but inconvenience can easily turn into a nightmare if your remodeler doesn’t put your family’s comfort and concerns first.

However, when it comes to selecting a remodeler, too many buyers conveniently forget the time-proven adage that “you get what you pay for.”

The dilemma that confronts many homeowners is their desire for a top-notch job at the lowest possible price. With price as their primary focus, they ignore other criteria that may carry more weight in producing a successfully completed project and a smooth working relationship with the remodeler. It’s understandable that price is a major consideration when it comes to remodeling. The cost of remodeling has increased as the demand for remodeling grows. Higher costs of materials (such as copper pipes) and scarcity of skilled labor are just two factors contributing to price hikes. A national trade magazine, Remodeling, reported in a Cost vs. Value survey that a mid-priced major kitchen remodel, the most popular remodeling project, costs $58,400. For a minor remodel of the same 200-square-foot kitchen, the cost is $21,700. 6

Rather than selecting a remodeler based on where one bid falls compared to others, shift your focus to finding a professional remodeler; then go about getting a bid on your job. If the bid is higher than what you budgeted, work with the remodeler to decide where you can cut back or what you can postpone to keep the project on budget. For example, you can always have the remodeler frame in a fireplace to be installed later, but he can’t upgrade the company’s customer service if there wasn’t any to begin with. Some important characteristics you should be looking for to ensure that you hire a professional remodeler are: • Experience – Ask how long the remodeler has been in business. Longevity suggests financial stability, which is necessary for the remodeler to finish the job and still be available if problems crop up after the job is completed. Also, the more jobs the company has completed, the more expertise the remodeler will bring to your project and the hidden surprises that remodeling typically entails. • Reputation – Look to the remodeler’s former and current customers to gauge the company’s reputation. Obtain the names and phone numbers of customers you can call to get their impressions of the company’s work and customer service. Call them and make personal visits to see the work they had done. Even better, get references from customers whose projects were similar to the one your family is planning. Also, go visit one of the company’s jobs in progress to evaluate how they manage the construction process and how tidy they keep the job site. Ask whether these homeowners would hire the company again.

• Business Credentials - A good place to start your search for a remodeler is with the Greensboro Builders Association and our affiliated Remodelers Council. We strive to keep our members informed about new products, construction techniques, business practices and industry issues. Participation demonstrates a remodeler’s commitment to professionalism and to the remodeling industry. There are also national, professional credentials such as Certified Graduate Remodeler (CGR), Certified Aging in Place Specialist (CAPS), and Certified Green Professional (CGP) for those who meet extensive education requirements. There are also Certified Lead Professionals knowledgeable in dealing with lead paint renovations for homes built prior to 1978. • Contractor License - Ask to see a copy of the remodeler’s NC General Contractor license. For companies doing any remodeling and renovation work greater than $30,000, a NC General Contractor license is required. You can also call the Licensing Board to find out if there are any unresolved complaints against the company you might hire. • Insurance - It is very important to verify that the remodeler carries Workers’ Compensation and Liability insurance. Have the remodeler show you copies of both insurance certificates to protect yourself from liability in situations involving job site injuries or property damage resulting from the work being done on your home. If they do not carry insurance, you are ultimately responsible as the homeowner for any problems that arise on your property. Are you willing to take that risk? If your goal is a professional remodeling project, then your best bet is to hire a professional remodeler. The extra cost will pay for itself in the satisfaction you receive while the project is in progress and during the many years you will enjoy the completed project. One of the primary objectives was to create a fun area to entertain friends and where the owner’s children would choose to hang out…looking for a spectacular, yet livable space that said “WOW.” The entire space was transformed. Special features included creation of the loft, a new staircase and railings, dramatic lighting, mural on dormer window panels, along with a granite floor to ceiling fireplace wall.

The primary objective for this project was to remodel an outdated kitchen to capture the homeowner’s style and open up the great room for family and entertaining. To say that the homeowners spend a lot of time planning their remodel would be an understatement. In December when the crew showed up, “the dream began.” Only six weeks later…all the hard work paid off. You have to see!! Significant changes included removing the wall separating the kitchen and family room. The owners didn’t like the kitchen window but with some custom work, it became a beautiful focal point. PROJECT DESCRIPTION This wonderful home in Starmount had been extremely well maintained and kept very true to the original design esthetic. A main level master suite and bath were added that includes a zero-threshold roll-in shower. Space for a motorized wheelchair lift was designed into the rear porch to allow easy access from the driveway to the main level master bedroom. The upstairs master bedroom addition features a full bath with a furniture vanity piece and one of the beautiful, original cast iron bathtubs from the home that has been refinished. A former bedroom on the main level was repurposed as a keeping room and the kitchen was redesigned and expanded. Carrera marble complements the white maple cabinets on the L shaped perimeter and also on the large island.

PROJECT DESCRIPTION The homeowners turned to Southern Evergreen for a major home overhaul. They needed to add an aging-parent apartment with a private entrance. This new addition includes a bedroom, full kitchen, sitting room and fully accessible bathroom. In addition, the existing master bathroom received a complete renovation and the entire home got a makeover with new fixtures, paint and flooring. It was out with the old and in with the new! This 1950’s home has some new countertops and restored hardwood floors. Southern Evergreen’s in-house architect and interior designer designed the transformation, and their experienced craftsman rebuilt the home from the inside out. The home features a new sealed crawl space, tankless hot water heater, modern security systems, beautiful master bathroom and new parent suite.

PROJECT DESCRIPTION This renovation includes a complete remodel of the kitchen to reflect the homeowner’s evolved taste. The kitchen was updated to blend with the rest of the house. Rich cabinetry with beautifully stunning granite warms the kitchen and invites visitors to linger. Careful attention to appliance placement allows the hood wall to become the focal point of the newly remodeled room. By relocating the refrigerator, we were able to achieve better traffic flow. One of the challenges encountered was visually reducing the length of the island. This was achieved by utilizing different heights and depths and by incorporating a circular dining counter on one end of the island.

PROJECT DESCRIPTION This renovation included changing the exterior of the entire home, along with the addition of a sunroom and deck. EFIS stucco was removed from the house and repairs made. We dug down to the footers, enlarged them and bricked the entire house. One of the greatest challenges experienced during this remodel was that it rained every day we dug for the footers. We then built a two-story deck with Tamko’s Evergrain composite materials and installed a year-round sunroom by Better Living on one side.

The renovation included a new roof which raised the ceiling from 8 feet to 9 feet.
