TIMELESS ELEMENTS

s the snow continues to fall and the wind whips the air, Mother Nature seems eternally powerful. Which is why so many mountain homes are built and embellished with iron and stone. Incredibly strong, and made of some of the world’s most basic elements, they give the same kind of lasting power to home and design that can be observed in European castles and fortresses. But there’s nothing old fashioned about what Vail Valley architects, designers, stonemasons and metalsmiths are creating out of these materials. From cutting edge to classic, iron and stone are right at home in the Rockies. The snow is falling, but that doesn’t mean your gardening days are behind you. Spice up your kitchen with culinary herbs all winter long. Some work better in pots than others. Check the market update section and read about our local real estate inventory. The number of available properties is increasing healthily, as are the number of complete sales. It’s a good time to enlist the guidance and experience of a Vail Valley REALTOR. Our organization, its members and partners exist to provide the most informed, ethical and comprehensive options for clients and their real estate needs for both primary and secondary residences as well as investment properties.

With the raw materials hidden in the deepest mines and towering on the tallest peaks all around us, iron and stone are natural choices for the Coloradoinspired home, evoking both our geologic and industrial history. Whether your taste runs to the rustic homestead, or you prefer crisp contemporary lines, these versatile materials can do it all. They also can be the inspiration behind textiles, wall coverings and furniture. Stone furniture, custom metalwork, unique art pieces, water features or other materials that merely suggest their essence — the only limit is your imagination when using iron and stone.

Iron Works eye candy: A metal accent can give a sophisticated look to any room, whether it's hanging on the wall or embellishing a couch. Statementmaking pieces from Worth Home — Vail and Arteriors adorn your walls or coffee table.

43% of younger wealthy consumers (21-55) are considering purchasing a home in the next 12 months. They will spend an average of $2.1 million on a home.

21% of older wealthy consumers (55+) are considering purchasing a home in the next 12 months. They will spend an average of $1 million on a home.

Going to pot Tips on keeping potted herbs

M

Many people have the impression that when it comes to growing herbs in the mountains, it’s the cold and elevation that present a problem. But really it’s the exposure to sunlight – or lack thereof – that can be a challenge for the year-round survival of your favorite fresh cooking aids. “Most herbs want a strong six hours of south-facing, direct sunlight, says Karen Frei of Wildflower Farm in Edwards. “Most people around here don’t have a lot of sunlight coming into their home year-round.” If given adequate light, however, herbs can in fact thrive, but certain herbs take to the pot much better than others. Bay leaves, chives, oregano, rosemary, chervil, sage, tarragon and thyme are known to do well. Mint and cilantro? not so much. They should stay in the garden. Basil and parsley? Sometimes. One of the key factors in keeping potted herbs is clipping them frequently. “Herbs are meant to be used,” Frei says. “The more somebody is picking and cutting, the more they’ll grow. If you’re just letting them sit in sunlight, you’re not allowing them to grow.” Also, more with herbs than other houseplants, it’s very important to keep a close eye on the soil and its changing needs for water. “I run into a lot of people who say ‘I water every Friday.’ But if it’s been cloudy or cold, they still water every Friday. You have to watch closely with herbs. Basil, rosemary and thyme want to go dry before watering … bone dry. What’s really helpful is putting your finger in the pot to see if it’s still damp.”

- Match the size of the pot to the size of the plant. A pot that’s too big will hold too much moisture and may result in fungal growth - Harvest often but never clip off more than an eighth of the plant at a time - Keep all potted herbs in the sunniest area of your home - Check soil dampness before watering and don’t overwater

The historic town of Minturn is the starting point of the Top of the Rockies National Scenic and Historic Byway, a spectacular journey filled with beauty and outdoor adventure available every step of the way. But the starting point may just be an ending point once you discover the charisma of the charming town that is Minturn. be your journey’s end, not beginning, and you are sitting at the starting point of nothing but fun. The historical one-and-a-halfmile Main Street is dotted with traditional storefronts from days gone by, with some establishments housed in buildings more than a century old. Minturn’s tradition of new businesses residing in long-standing buildings presents an unsurpassed allure among the great variety of unique shops and boutiques. And the town welcomes its newest business, Treasures,

that specializes in consignment antiques, to add to the current delightful selection of retailers. Also new to town will be a fitness center which has just broken ground. Partnering with Vail Ski and Snowboard Association, the Minturn Fitness Center is part of the Maloit Park campus and will provide stateof-the-art equipment and will be open to the public. Completion is expected later in 2014. Outdoor activities are also a key mark of the Minturn area. Minturn is the only town

in the county that has a trailhead to a fourteener, Holy Cross, and they host the White River National Forest which is the most recreationally used forest in the country. People are the heart of this community and they are always offering a beehive of activities that welcomes residents and guests alike. This month the town is jumping with October programs that the entire town gets behind: • The annual Halloween celebration hits Main Street on October 30 with trick-or-treaters

T

The Vail Board of REALTORS® (VBR) is a professional membership organization dedicated to the successful practice of the real estate profession. The organization provides continuing education, technology, networking opportunities and business resources to its more than 600 members. In addition, VBR participates in philanthropic endeavours through the organization’s 501(c)3 Vail Board of REALTORS® Foundation. The Foundation’s charitable giving is done locally, regionally and state-wide and benefits members and people in the community who have fallen

on hard times, local non-profit organizations and disaster relief. At the end September the VBR holds its annual Installation Event at which new officers and directors for the Board of Directors are sworn in. Volunteers and past committee chairpersons are honoured and the REALTOR® of the Year and Affiliate of the Year awards are given. “The Installation is always a fun event,” says Julie Retzlaff, outgoing Chairperson of the VBR’s Board of Directors. “We’ve held the event at Vista restaurant in Arrowhead for the past several years and it is widely attended by our members, affiliates and their

guests. It’s a very good networking opportunity for attendees; this year the President of the Colorado Association of REALTORS® (CAR®), Keith Kanemoto, performed the installation.” All proceeds from the ticket sales go directly to the Vail Board of REALTORS® Foundation to be distributed to charitable organizations and individuals in need. This year’s proceeds went to the CAR® flood relief efforts on Colorado’s Front Range. “Through the generous donations of our sponsors, the cost of the event is offset so that every dollar that is raised in ticket sales goes directly to the

Foundation,” adds Retzlaff. In addition to the annual Installation event, the VBR Foundation began a new tradition in 2013. In September, the Foundation hosted its first golf tournament at the Sonnenalp Golf Course in Edwards, Colo. The tournament consisted of 26 teams and more than 100 REALTORS®, guests, clients and spouses. “We were really excited about the turnout and enthusiasm of the golfers who played in the tournament,” says Liz Leeds, director at the Vail Board of REALTORS® and one of the event’s key organizers. “I can’t tell you how much we appreciate

he allure of European castles. The awe-inspiring ruins of ancient civilizations. The mystical properties of Stonehenge. For centuries, stone structures have captivated both the hearts and imaginations of people, giving rise to some of the grandest architecture in the world, and also housing some of the most elite families. Today, architects and craftsmen continue to integrate stone into projects throughout the Vail Valley. Just like The Gallegos Corporation, which “set(s) new standards for aesthetics and function” in stonework, so, too, are all building professionals throughout the valley creating stunning homes with stone. Whether it’s simply using stone at the base of a home, or building exterior walls that mirror the interior, Kevin O’Donnell, president of Beck Building Company, says he incorporates stone into every project. “In the most traditional sense, even back to the pyramids, stone was used as stacked blocks to create structures, and we still do that,” said Doug DeChant, president of Shepherd Resources, Inc. AIA Architects. These days, professionals simply adjust the sizes and forms of the stone. For example, they may place a slab, or block, of rock on a fireplace mantle, add slate shingles on a roof, install stone flooring indoors and out, or build a three-story stone wall along a curved staircase. The main trend — if you can even call stone trendy — involves using stone so it appears to be part of a structural element of the home. Since stone is relatively expensive, most homeowners who want to incorporate at least some stone choose a stone base, meant to appear structural. But many homeowners extend the use of stone, creating elements such as exterior stone walls that “travel through a transparent boundary to the interior,” which implies integrity by making it look like a continuous wall, as opposed to randomly placed stone walls, DeChant said. “There is a move toward authenticity that is in stonework, timberwork — all of the architectural features of a home,” O’Donnell said. Architects avoid any appearance of random stone placement.

I really value what stone says about the permeability, the quality, the durability of a structure

“We strive for honest, appropriate structural expression on walls (and) columns,” DeChant said. Builders also use stone to accent architectural features. “Inside our homes, we like to express structure with stone, using it to define foundations or bearing walls, or the base of a column, or simply to add texture, color, interest,” DeChant said. On a recent project, he lined the fireplaces with soapstone slabs rather than the usual firebrick to accent structure. Modern looks Just a handful of years ago, high-end homes featured stone archways and kitchens that showcased ranges encased with stone. Though builders still see the Old World look in projects, with

32

VAIL VALLEY HOME | november 2013

a more modern trend dominating the industry, stone, too, has shown up in a more sleek design. The layup, or pattern of stone, tends to be more rectangular, with clean lines. And, the stone itself is dry stacked, rather than placed with a heavy mortared look, because, in the latter scenario, the mortar becomes a distraction, O’Donnell said. He said 85 percent of his clients ask for dry stacked stone. “In modern architecture, we prefer cleaner cut or snapped stone, sometimes slabs in walls or floors,” DeChant said. Since stone complements most — if not all — building materials, such as metals, glass and wood, DeChant likes to integrate it with copper and natural steel elements like window surrounds and structural steel lintels over openings. “It’s a great element for our palette,” he said. Low maintenance Stone has stood the test of time over the years not just for its aesthetics, but also for its durability. “We often add stone as reduction in future maintenance,” O’Donnell said. Obvious examples are stone walls. But many people overlook the concept of using stone on roofs. Slate shingles or river rocks, split into various thickness and installed fairly conventionally, act as a weighty component that protects the roof from the sun and other elements. The stone holds up for the life of the home, as opposed to materials such as wood

shake shingles, which need to be replaced every 15 to 20 years, or so, DeChant said. He recently used flat, round river rock ballast on a gently sloping, winged roof. He said homeowners often choose slate for roofs because of the rocks’ texture, weathering ability, color and overall appearance. However, the downside of stone shingles involves its weight: Architects and builders must upgrade structures to hold the weight of the roof, and, if the roofs are not properly designed, falling ice from an above level could damage slate. In addition, builders must create a proper drainage plan and install the stone properly: If water collects

behinds stone and freezes, it can become a big problem. Another consideration is quality: Some homes in the Vail Valley have suffered from cheap China imports that, at the time, delivered low quality, resulting in chipping and splitting over the years. “Our philosophy is to pursue quality,” DeChant said. “If it’s just a little too cost effective, it should raise questions.” That’s one reason many luxury homebuilders shy away from — or just plain don’t use — cultured stone. For one thing, it doesn’t look authentic; 2-inch thick cultured stone doesn’t lend the same realistic effect as 4- to 6-inch thick real stone — and the corners are usually dead giveaways. “I really value what stone says about the permeability, the quality, the durability of a structure,” DeChant said. Sourcing — an ancient product The drive toward sustainable building, and living, has resulted in much of the stone used in homes — whether it’s river rock roofing or simple, square patterned sandstone on floors — derived from the Rocky Mountain, or nearby, region. O’Donnell uses a lot of stone quarried in Telluride, called Telluride Gold, a rich, brown stone. Many of his homeowners also request a grayer Montana stone, or limestone from Kansas or Nebraska. “In sustainable terms, there is a priority upon using stone harvested within 500 miles from site, or even better, site-harvested stone, which we have done at least twice recently,” DeChant said. On the other hand, some homeowners seek reclaimed stone from as far as Europe and China, for such elements as indoor and outdoor stone paving. For example, DeChant has installed a second century Syrian

stone mosaic within a modern sandstone floor, creating the appearance of a handmade rug. “(It’s) interesting to install flooring taken from an ancient city and imagine who might have walked upon it,” he said. No matter where builders source stone or what shade (or era) homeowners choose for their stone, there’s no doubt that stone adds a unique appeal to homes.

“Stone becomes a real element … it tends to dominate the overall feel,” O’Donnell said. And, there’s a reason it’s been used to build homes — both humble and grand — throughout the centuries; it adds a charming and warm, genuine feel to homes. “If you’re using authentic material,” O’Donnell said, “and you’re using it in an authentic way, it will be timeless.”

Designed by Doug DeChant, Shepherd Resources, Inc AIA and built by Beck Building Company, this home in Hornsilver uses structural stone to beautiful effect. Also pictured on previous pages.

Steeling Hearts of Homes Decorative metal adds flourish and functionality

34

VAIL VALLEY HOME | november 2013

He says exposed metal has become a trend in the past two decades of custom building. Home owners want to see the steel, he explains, such as an exposed beam in their living room, metal

straps on outdoor logs, and metal work throughout the home. “The exposed 'straps' on log homes give them a authentic appearance,” Gowie says. “The old log structures were actually held to-

gether with those straps, but these days they are used for decoration.” Move the craft inside, and that’s where you’ll find the more intricate art. Blacksmithing is a large element of what Edge Welding offers, and it will add creative and sturdy touches to kitchens, living rooms, bedrooms and bathrooms for homes appealing to both mountain rustic and chic contemporary. “Most of the time, a designer will comes to me and give me an idea of what they are looking for,” Gowie says. “Then they let me loose, which is the best way for me to work.” Yvonne Jacobs, president of Slifer Designs based in Edwards, recommends Gowie’s work. She says he has contributed important details to homes Slifer has designed, including fireplace doors with applied decorative design and metal handrails. Bronze, brass, copper and hammered steel are all used to “forge fashion” into interiors, and Gowie says he thinks the more metal, the better. “Newer homes these days are trending toward more straight lines in metal work,” he says. “But no matter how it’s included, I think steel accents and additional metals add every bit to the value of a home.” Blacksmithing is the work of heating up steel in a firebrick

Bruce Gowie has been a metal smith in the Vail Valley for eight years, but he has been working with his hands his whole life. “I was trained as a toolmaker in South Africa,” explains Gowie in his distinct native accent. “But I worked for a painting company for six years when I moved here, and eventually got bored with that.” The craft of “toolmaking” is not creating metal hammers and nails, however. Gowie says toolmakers develop injection molds for industrial objects, like plastic computer frames and car doors, for example. “My metal work now has nothing to do with my tool-making training,” Gowie says. “But I would have had to move to a city like Detroit to get involved with that again.” While Vail is not a place that manufactures cars or computers, it is certainly an area that prizes custom home building. “I just wanted to get my hands on any form of steel again,” he says. “And that’s how I started out here.” Gowie’s workshop for his company, Edge Welding, is in Gypsum. He says his work starts with the foundation of a home, and extends to the minute details of interior metalwork. “We work from the foundation up,” explains Gowie. “Once we have done the foundation steel, we do ornamental steel as well.”

container until it’s red hot. Once it comes out, Gowie says they mold the metal with an air hammer, or with an anvil, which is a block with a hard surface where the metal is struck. “The anvil is the traditional blacksmith tool,” he explains. “Even years ago, it how they would hammer horseshoes.” The softer metals, such as bronze and brass, are not heated, just hammered. Copper is sometimes heated and then cooled very quickly so that when it is hammered it comes back to its original tone and texture. Classic Craftsmanship Barry Kroschel, owner of Vail Manufacturing in EagleVail, said in the original days of metal work, everything was forged until it was smooth (think medieval knights and shiny armor). “Back in the olden days, when a good blacksmith got done with a piece of metal, you couldn’t tell that it had been hammered and beat on,” he says. “Today, however, everyone wants to see the hammer marks.” But forging metal has always been time intensive, hammer marks or not. “Blacksmithing today is different than back then,” Kroschel explains. “It still takes a lot of

36

VAIL VALLEY HOME | november 2013

time to do it; people often don’t realize you have to heat it, beat it and shape it, then heat it some more and beat it and shape it. When you are doing something one-off, it can be very tedious.” Metal smithing is an important part of the jewelry world, so it’s no surprise that the decorative work has been brought into homes. Dan Telleen, owner of Karats gallery in Vail, said jewelry work and metal smithing go hand-inhand. Local blacksmith, Andy Burghaus, used to work for Telleen making jewelry, and even designed the sign brackets hanging on the strip of storefront windows where Karats is located in Vail Village.

Back in the olden days, when a good blacksmith got done with a piece of metal, you couldn’t tell that it had been hammered and beat on. Today, however, everyone wants to see the hammer marks.” Burghaus went on to start his own blacksmithing business, and now works for Kroschel at Vail Manufacturing. Barry Kroschel, owner of the company, calls custom residential metal work “house jewelry.” “We try to get the forged look to be unique,” explains Kroschel. “It’s a gorgeous product, and you get something that is consistently inconsistent.”

The metal smithing services of Vail Manufacturing include custom fireplace doors, decorative metal mirrors, chandeliers, railings and staircases. Kroschel says his company has its hands in a little bit of everything, but there are certain projects that hold their elemental weight. “The railings we do really top it off for me,” he expresses. “They just really stand out in the house and add a richer, more dynamic look with the wood and the steel.” A majority of metal work is unique to a home or specific project, so every detail is a little different. “A lot of stuff we do is one one-off,” explains Kroschel. “That’s the beauty of what we do—we work very closely with our clients on what they want, and they can always tweak it they want something else.” Gowie says once all the work comes together in the end, the results are the most rewarding. “It’s like an artist doing a painting on a wall,” he explains. “It’s the same sort of satisfaction for me to see a piece finished and in place, and for the customer to go “Oh wow. I enjoy that part at the end as much as I enjoy doing the project.”

A short drive on Hwy 131, but a world away from the bustle. Watch the deer roam, eagles fly and the stars shine bright. A place like no other in the valley. Not bank owned or distressed- just priced for a quick sale.

PRUDENTIAL COLORADO PROPERTIES since 1971

The market is changing. And so is our name. When the most respected brand in the world, Berkshire Hathaway, puts its name on a real estate sign, that’s a good sign for the market and a great sign for you. When a company known for straight talk and common sense puts its name on a real estate sign, that’s a sign things are changing in the market. Prudential Colorado Properties is proud to join them as
