KNOWLEDGE IS POWER Not long ago, we listed an average home in a subdivision. It took us a few minutes to snap pictures, post a sign, and put it in the MLS. The market was hot for such properties, and the phone rang off the hook. We had half a dozen showings in less than a week, and then an offer. “Wow,” we thought to ourself, “if this was all we had to do, real estate would be really easy! We wouldn’t have to know what we know!” But we don’t normally sell “regular real estate”. We sell ranches, resorts, farms, mountain land, hunting property, luxury homes, businesses, and resort properties.

THIS ISN’T ‘REGULAR REAL ESTATE'

Most of our deals are pretty complex. A recent deal involved agricultural well water rights, mineral rights for a viable coal deposit, expired oil & gas mineral leases, a luxury home, 1300 acres of mountain land, a cattle grazing lease, landowner hunting permits, a 1031 tax-deferred exchange, a 60-lot subdivision, construction equipment, art, and tools. Whew! The classes we’ve taken really helped us bring that deal to the table.

A DIFFERENT KIND OF CURRICULUM Basically, I’ve had the equivalent of a master’s degree in ranch real estate, if any university awarded such a degree. By the end of September, I hope to report that I will have earned the prestigious Accredited Land Consultant (ALC) designation. I have one class remaining. PUTTING KNOWLEDGE TO WORK These classes give us knowledge that we use every day. Sure, I’m a hay farmer, rancher, hunter, and fly-fisherman. I’ve run resort businesses and have served the public. We run a herd of 13 horses and raise 300 tons of hay a year. That experience helps me understand my clients’ needs. But every property owner’s circumstance is different. To us, the job is not over if we just close the sale. If we haven’t helped you on to the next phase of your life by explaining tenant-in-common investment programs; if we haven’t helped you analyze the income potential on a new farm purchase; if we failed to advise you about the mineral rights or water rights on a property purchase; if that cute old cabin has a $50,000 asbestos mitigation problem and nobody told you—well then, we haven’t done our job.
