Governmental response to the pandemic was ridiculous, brutal, dehumanizing, and gave little tyrants every excuse to act out their worst impulses. Masking little toddlers at pre-school, arresting a lone surfer at the beach, mandating masks at airports, slamming the doors on churches while keeping sex clubs open—it was quite a shocking experience. I recall attending a funeral at the very height of the pandemic with well over 200 people present. Not one person wore a mask. At the start of the crisis, I thought real estate sales would tank as people stayed home and sheltered in place. Boy, was I ever wrong. We all know what happened next—real estate values exploded and properties lasted a few days at most before going under contract. It was a crazy time. Joe Biden campaigned from his basement and used the pandemic to prevail over Donald Trump and released trillions in stimulus money. That threw a wet blanket over the hot fire of Donald Trump’s economy, interest rates started rising, and here we are a year and a half later and interest rates have almost tripled. Interest rates in the mid-6’s and 7’s has chilled the residential market considerably, as first-time homebuyers were suddenly priced out of the market based on monthly payments. People are still buying homes, but they’re either paying cash or they’re solid buyers. Even though interest rates are high compared to the past, in a historical sense they’re not that high and people still need a place to live. Homes will still sell, albeit at a slower pace. However, there is another set of buyers out there who are using investment funds or discretionary dollars to buy land. They’re looking for getaway retreats, hunting land, investment properties, farms, ranches, and income properties. Our United Country CEO, Dan Duffy, calls it the “Great Rural Reset” as millions of people have decided they’ve had it with traffic, noise, crime, and lousy schools, and they’re headed for the country.
