Just an update regarding the real estate market in 2019. It is estimated that UAE GDP growth will accelerate from 2.3 per cent in 2018 to 2.9 per cent in 2019 according to the World Bank and Oxford Economics. The International Monetary Fund (IMF) recently quoted even higher potential growth rates of 3.7 per cent for 2019. According to Savills, this growth is stimulated by an increasingly diversified economy and private sector investment. The report underlines that the non-oil sector grew by 50 basis points in 2018 to 3%, driven by ongoing investments attributed to the upcoming Expo 2020 in Dubai and the country’s long term focus on infrastructure development. Station Upgrade James Kelly, Product Marketing Manager at Bentley Systems, tells us all about the latest collaboration between Dragados and London Underground Station
Upgrading an Urban Underground Station Located in the City of London, the BankMonument station is one of the most complex subterranean railway stations in the United Kingdom. It is a major gateway to the area, used by more than 52 million passengers each year, and is of strategic importance to London and United Kingdom economies. Transport for London estimates that well over 100,000 passengers use the station during peak times, totaling just under 400,000 journeys each weekday. In 2013, it was decided that the Bank-Monument station required an 16
upgrade to better maintain access to the City of London, the London Underground network, and the Docklands Light Railway network. This Bank Station Capacity Upgrade will improve passenger access, circulation, and interchange, providing an additional 45 percent capacity during peak hours. Dragados SA and the London Underground Limited were jointly tasked with overseeing the planning, design, and construction of this upgrade. Collaborating to Meet Core Requirements Dragados is one of the largest private-

public partnership contractors in the world, having performed the designbuild portion of more than 65 concession projects worldwide. To date, the organization has constructed over 1,380 kilometers of tunnels through all varieties of geological conditions and over 1,700 kilometers of rail, highspeed rail, and mass transit. Dragados was assigned to work with London Underground Limited on this project as part of an innovative contractor engagement procurement process, which focused on benefits and core requirements instead of client

design. London Underground Limited was incorporated in 1985 and provides passenger rail services, and refurbishment and maintenance of parts of the rail network in Greater London. It was essential that Dragados and London Underground work together seamlessly to deliver this massive project. Overcoming a Complex Design Challenge The estimated GBP 6.07 billion project will provide a new passenger entrance with lift and escalator connections, a new train and platform tunnel, and new tunnels and other internal conwww.cbnme.com
nections. The project team faced many challenges, however, significantly with the existing station’s location. Located in the heart of the City of London, the site is surrounded by valuable and historical buildings and sites, and it joins with two stations that were built at different levels. The existing layout hosts six underground lines in an intricate net of tunnels, shafts, and galleries. To address these challenges, the project team needed to effectively coordinate among the different disciplines and organizations, as well as manage the exchange of information among design
team members. The models needed to support construction and provide reliable handover information that is compliant with London Underground’s CAD standards. Bringing Together Teams and Content The project team produced 2D and 3D drawings and models to be used by a variety of disciplines for different purposes. During planning, the site models were used to support the logistics and consent teams for the stakeholders’ agreements prior to the beginning of the project. The models

were also used in design reviews to validate better engineering options and support key decisions being made. To make sure that each discipline had access to information across all stages of the project and could easily collaborate on the designs, the project team used ProjectWise to bring together the team and the content. Bentley’s Connected Data Environment based on ProjectWise became particularly important for this project because of the amount of people involved. The project had 425 individual users from more than 30 different companies. During peak design time, there were 120 concurrent users accessing documents. Dragados and London Underground, as well as outside contractors and project stakeholders, needed to collaborate throughout the planning and design stage, making it necessary to house all models in one location and establish a single source of truth across the project. 18
Saving Time and Cost ProjectWise housed approximately 1,800 3D models and almost 4,800 drawings produced during the project’s design phase. By using the application, team members improved content management of all these models and drawings. When compared to other projects’ electronic document management systems, the team found that ProjectWise consumed five times less staff resources when managing the same number of files. By working in this collaborative environment, the project team recognized a huge potential for bidding teams to work with London Underground, which created opportunities to deliver additional project value. Dragados streamlined workflows and collaboration by using ProjectWise, which increased the overall project value by 40 percent. Using ProjectWise as part of a common data environment facilitated

the controlled exchange of graphical data between project participants, as well as created a traceable approval process. This improved collaboration helped the design team work together and with the client to approve 95 percent of packages during the first approval process, with only three of the 57 packages rejected. Aligning Connected Data Environments to Meet Deadlines Dragados and London Underground were fully aligned in ProjectWise. By leveraging ProjectWise and Bentley’s other applications, the project has been successful, owing to enhanced collaboration among all project participants and the consistent management of design content across the project. Currently in the construction phase, the team is on time to complete the project by May 2022.
Building the UAE’s highest road Jebel Jais is part of the Hajar Mountain Range in Ras Al Khaimah. It is the highest peak in the UAE. And for centuries unreachable by most. Doosan Portable Power
Built to withstand the rigours of everyday applications in the toughest conditions found in the Middle East market, the Doosan Portable Power (DPP) range is one of the most comprehensive in the region. The DPP range includes portable compressors, generators and lighting products as well as construction tools such as air-powered chipping hammers, pick hammers, jackhammers and paving breakers. The Doosan portable compressor range covers the full span of compressed air applications from construction, rental, utilities and manufacturing to quarrying, water well drilling and the oil and gas industry, with free air deliveries from 70 to 1600 cfm (2.0 to
45 m3/min) at output pressures from 100 to 350 psig (7 to 25 bar). As well as a wide selection of Tier 3 High Ambient models, the range also includes several Tier 1 or Tier 2 enginepowered models well suited to the fuel quality levels found in the region. DPP also offers a range of four generators from 20-60 kVA for the Middle East, available in both 50 Hz and 60 Hz versions. As well as construction, rental and agriculture, the new generators extend the Doosan portfolio to a wider audience to cover applications such as home standby, telecommunications and back-up power for small businesses. The four new generators – the G20,
G30, G45 and G60 – provide prime power outputs of 20, 30, 45 and 63 kVA, respectively, and all four units are available as open units (XF) or sound attenuated versions (XW). The equivalent 60 Hz versions are also available in a range of voltages between 220V and 480V (Phase to Phase). Doosan offers a 50 Hz version of the company’s LSC (LightSource® Compact) portable light tower for the Middle East market. Designed for reliability and durability, the LSC light tower - also available as a 60 Hz model - is ideal for rental. Applications include lighting on road and bridge construction sites, all general construction applications as well providing lighting for special events, emergency and disaster relief, oil and gas drilling and for mining and quarrying locations. Thanks to a high output alternator, the power rating of the LSC light tower has been increased to 6 kW. The additional power allows operators to fully utilise the light tower’s four 1,000-watt metal halide floodlights at the same time as using the unit’s receptacle power function. The fuel tank capacity allows an extended runtime to 64 hours (55 hours for the 60 Hz version). All DPP products are fully supported by the company’s extensive dealer network for the Middle East, from unit start-up to complete servicing, maintenance and troubleshooting back-up. In addition to dealer parts stock for planned servicing or emergency needs, parts are also available through the Doosan network and from within the Doosan Parts warehouse in Dubai.

JK Cement Works FZC JK Cement Works (Fujairah) FZC is a subsidiary of JK Cement Ltd (JKCL). With more people choosing Dubai as their home this year, we foresee the number to increase significantly further leading to higher residential demand. At these times when customers have
many options, we see a trend of customers moving towards qualitative developers who deliver projects above the market standards in terms of Product Quality, Amenities, and Timely Deliveries. With Dubai boasting of 149 nationalities living in the city, there will be an interesting trend of ‘first-time homeownership’. What does Sobha Realty expect to achieve in the next few years? The market has been soft for the past few years and could soften in the coming years, but we are seeing some upward traction in the last few months which was mainly driven by huge demand from first-time home buyers towards the end of 2017. As far as the quality luxury market is concerned, demand is always stable as the buyers are more discerning and go by the long-term potential returns which a good location and good quality guarantees. Dubai govt. is keenly focused on initiatives to make the market attractive and we should see an upward swing in the market uptake in the coming years. I n t e r s e c 2 019 R e v i e w The 21st edition of the world’s leading trade for security, safety, and fire protection took place from 20-22 January 2019, with more than 1,200 exhibitors from 54 countries Live-action firefighting and emergency rescue operations, drone demonstrations, and a revamped conference discussing Artificial Intelligence, safety planning for cities of the future, and securing the Dubai Expo 2020, are some key features of Intersec 2019, as the final preparations are laid ahead of its big opening in Dubai next week. The annual three-day event is organised by Messe Frankfurt Middle East, and supported by the Dubai Police, Dubai Police Academy, Dubai Civil Defence, the Security Industry Regulatory Agency (SIRA), and the Dubai Municipality, along with a further 35 international government partners,

According to analysts 6WResearch, the Middle East market for physical and perimeter security, commercial and information security, fire protection, and drones, is currently worth a combined US$14.5 billion. This is estimated to grow at a compound annual growth rate of 13.5 percent over the next six years, valuing US$31 billion in 2024. Saudi Arabia and the UAE are the key contributors, currently comprising nearly 60 percent of the market for physical, perimeter, and commercial security (US$6.48 billion), on account of favourable government regulations, infrastructure development, and adoption of new technologies across industry verticals such as retail, hospitality, banking, aviation, transport, oil
& gas, and constructions. NAFFCO, one of the world’s largest producers of life safety and fire protection and are also the founding sponsor of Intersec 2019. CEO of NAFFCO, Eng. Khalid Al Khatib, tells us about the importance of this event. “In 1999 I remember Intersec was half a hall at that time, and now I believe it’s the strongest exhibition for fire and safety in the world that is organised annually. It has a strong presence; it’s an international show, not just for the UAE. We have visitors from all over the world in addition to local consultants. Intersec is now a necessity for any fire company or consultancy wishing to be present in the Middle East.” Artificial Intelligence and IoT During the event there was the “Intersec Future Security Summit, where Future Foresight on Security, Artificial Intelligence, along with the Internet of Things (IoT) and Intelligent Systems” was among the central themes at Intersec. Martin Gren, Co-Founder of Axis Communications, and the inventor of the world’s first IP-Network camera, was among the headline speakers, offering his view on the future of the global security industry. “We see security needs increasing www.cbnme.com
and new applications are enabled by new and complementing technologies,” said Gren, adding that while AI has shown tremendous improvements over the last few years, it’s still at an early stage. “Everyone expects to see industry disruption from AI and Deep Learning, and this is an area that Axis are heavily investing in, but I think the true benefits are still several years away. Instead you will see AI help with regular basic algorithms, and personally, I think the market for audio is going to move from analog to IP as it’s still currently 98 percent analog.” Gren said the Middle East and the UAE in particular have always been an innovator in security and security technologies, on account of the region having limited exposure to traditional analog technologies. “The Middle East was an early adopter of technology, and I think the UAE has shown a scale and willingness to invest that is much stronger than most other countries,” continued Gren. “This has given a modern, and upgraded, network of smart and intelligent systems that is quite unique.” Fire safety trucks Both Bristol and Rosenbauer revealed their new specialty fire safety trucks at Intersec. Bristol showcased a UAE-built
firetruck, superior fire suppression systems and powerful water pump solutions, to leaders in the security and safety industry. A regular exhibitor at Intersec and one of the region’s most respected fire safety and engineering companies, Bristol’s presence is dominated by the large-scale Al Shallal firefighting truck, made in the UAE to strict US-led design and specification guidelines. The Al Shallal is a heavy-duty industrial fire truck built to serve clients in the regional and global oil and gas, power and industrial sectors as well as municipal civil defense units. Designed to combat flammable liquid and gas fires, the Al Shallal truck can tackle a range of large-scale emergencies with its highly effective ‘attack’ capabilities. Able to flow upwards up to 40,000 liters of water and foam per minute through its three roof-monitors, the Al Shallal truck also carries dry chemical powder that can be applied to a blaze using its patented Hydro-chem technology.
