Moving on to our very first edition of the New Year, we have the supremely talented designer duo of Sanganee brothers- Mihir and Dhaval from Designsmith. These boys made a lot of noise with their incredible team at the Design Middle East Awards 2022, sweeping some of the coveted titles at the gala event.

Mihir and Dhaval graced our January cover and discussed their journey from humble beginnings to becoming one of the region's leading design firms.

While Mihir is the creative force, Dhaval manages production and fit-out operations. Both put forth their best knowledge and expertise in delivering a one-of-akind projects. Their story is inspiring to all those who have big dreams and work tirelessly to achieve them.

They also highlighted that how one cannot lead and achieve it all and stand an

empire. For them going forward with their team is the real essence of success which they truly value. This is a must-read!

In addition, we have other exciting reads this month, and I am particularly fond of the Contardi Ongo table lamp, which is featured in our Pick of the Month segment. This mushroom-inspired lamp is both adorable and functional.

Palm Jumeirah

Godwin Austen Johnson (GAJ) has been appointed by Palma Development as the lead architect for the new Serenia Living residential complex located on The Palm Jumeirah.

The appointment follows the success of the Serenia Residences, also on The Palm Jumeirah, designed and handed over by GAJ in 2018, and will offer an array of 225 exclusive residences featuring a mix of two- three-, and four-bedroom units as well as half floor and full floor penthouses, across four unique buildings. Two of the towers will be dedicated to a collection of 22 penthouses and each building will be crowned with a one-off duplex Sky Mansion.

The project features one of the largest wellness clubs in Dubai, which includes a spacious gym with a dedicated training studio and a spa with a sauna, steam room and an ice plunge pool. It will also include a children’s play area with a games room, outdoor pool, cinema and an array of external sports facilities and courts.

“As with the Serenia Residences we wanted to create a contemporary product with clean architectural lines that responds to its unique setting and creates its own unique resort environment,” said Jason Burnside, partner at GAJ. “The location of the project has led our design approach through references to the shoreline and city views on one side to the vast expanse of the Gulf and setting sun on the

other. These are subtle but elegant and feature the nautical references to curved balconies and champagne colour tones of the razor clam cladding panels of the buildings that change with the sun movement throughout the day. With such spectacular views on all sides, it was critical to incorporate sliding floorto-ceiling glass walls with generous balconies to maximise the opportunity for residents to enjoy a truly luxurious connection with nature.”

The development also includes a clubhouse on the beach with a café and storage for watersports equipment. Bringing it all together is the landscaping with intentionally placed design elements that help foster connections between the buildings, the beach, and users.

The Sharjah Research, Technology, and Innovation Park (SRTP), which is home to the region’s first 3D-printed house, is looking into new applications for this technology, including street furniture.

To disseminate knowledge in the latest construction and digital fabrication technologies, Middle East Engineering Technologies (MEET) and SRTIP hosted a workshop titled “Innovating Street Furniture with 3D Concrete Printing” at the 3D Printed House at SRTI Park.

Commenting on SRTI’s plans for pushing 3D printing innovations, Hussain Al Mahmoudi, CEO of SRTIP, said: “3D printing is a technology whose time has come. We believe 3D printing is set to revolutionize the construction industry. The construction of the first house of architectural heritage with the threedimensional (3D) printing techniques at the Park is a testimony to our mission to boost the usage of 3D printing. We are delighted to host this workshop which helped throw new light on the application of the emerging technology.”

Haidar Alhaidary, Projects Executive at MEET, presented various insights into the new technology and explained the unique features of the 3D printed villa, and the possibilities for innovating concrete street furniture.

A follow-up discussion with the attending professors, young engineers, and students explored public opinion on the technology and the various pathways it is expected to take

as it enters into universities’ future engineering programs.

The attendees also visited the 3D Concrete Printing facility at the 3D House and watched the robotic printer in action.

Being one of the first organisations regionally and globally to adopt 3D concrete printing, and having built the first 3D-printed villa in the UAE, MEET is committed to collaborating and contributing along with its key partners to further the technology.

Global interest in 3D concrete printing has been exponentially increasing since 2016 with numerous applications being explored in an attempt to maximise the benefits of the technology.

The 3D Printed House at SRTI Park is an architectural marvel. The entire house was built with cutting-edge technology, incorporating the heritage of the UAE, and symbolising Sharjah’s vision to be a hub for 3D printing technology.

3D printing manufacturing is a process of making threedimensional solid objects from a digital file. The creation of a 3D-printed object is achieved

using additive processes. In an additive process, an object is created by laying down successive layers of material until the object is created. Dimensions are usually faster, more affordable and easier to use than other manufacturing technologies. 3D printers allow developers to print intricate interlocking parts and can make parts of different materials with different mechanical and physical properties and then assemble them.

Havelock One completes interiors of the new Grand Cinemas in Taif, Saudi Arabia

Havelock One, a leading interior fit-out and manufacturing group in the region, has proudly contributed to expanding the cinematic experience in Saudi Arabia. A new Grand Cinemas branch has opened in The Park Mall in Taif, marking the group’s second location in the Kingdom.

The cinema comprises 11 screens with a seating capacity ranging from 40-299, equating to a total seat count of 1243 across 3,391 sq. ft. Grand Cinemas retained Havelock One to complete a full fit-out of the space including 11 screens, the impressive main entrance façade and two grand lobbies. All joinery, metal, and glasswork, including furniture and windows, were manufactured in Havelock One’s Bahrain factory and shipped to the site for installation.

ME Dubai continues its long-standing commitment to supporting the arts and creating memorable and immersive experiences for guests by welcoming modern visual artist Kristel Bechara as its newest Artist in Residence from 19th January until 17th February 2023. Presented in the hotel’s iconic Atrium, designed by the late Dame Zaha Hadid, the exhibition aims to provide a gateway for curious minds, combining original artworks, prints, and NFTs in a singular space, allowing guests to witness a beautiful union of art and technology.

The exhibition explores the theme of ‘Wise Women’, as a modernday interpretation of the ancient Japanese proverb of Three Wise Monkeys, which has been subject to extensive philosophical and political commentary over the years. Building on a previous series of artworks titled, ‘The Three Wise Women’, these paintings update the proverb to better suit the human condition of existing in this fast-paced world, with four new tenets added to the original proverb: Think no evil. Do no evil. Admit no evil. Post no evil. Each of the seven resulting artworks features a wise woman as an allegorical representation of each tenant of the updated proverb. The front-view portraits of the women are meant to evoke a sense of philosophical curiosity within the viewers, making them question the intentionality and virtues by which they choose to live their lives by. Framed in dramatic poses, these wise women may amuse the viewer with their coy expressions and vibrantly painted hands, but underneath their monochromatic beauty lies

an invitation to explore the vivid spectrum of morality and actions. The show will exhibit three distinct versions of the artworks. Firstly, the hand-painted acrylic artworks will be displayed in the traditional manner, using cotton canvases stretched on wooden internal frames along with external, decorative wooden concrete frames. Along with the paper certificate of authenticity, all these traditionally painted artworks will be sold with their respective NFTs which will be transferred to the buyer’s crypto wallet.

Kristel comments: “By inviting visitors to explore the entirety of this show and the juxtaposition of the art with the digital, I aim to encourage them to not only appreciate the art but also gain an intimate understanding of how NFTs help artists like myself to establish provenance for their art and safeguard the authenticity of their work. I am incredibly excited about my upcoming collaboration

with ME Dubai, a hotel that has gained an impressive reputation for championing world-class artistic talents, with a specific commitment to the importance of female representation, with really resonates with me. I feel it to be the perfect venue for my next solo exhibition and the presentation of my femaleorientated works.”

Guests visiting ME Dubai’s Atrium will be able to see first hand Kristel’s dynamic artistic capabilities during her monthlong residency, starting with a VIP Vernissage on 18th January, before opening to the public on 19th February.

Can you provide a brief overview of your background, expertise, and unique architectural perspective?

I studied Architecture at Mimar Sinan Fine Arts University for seven years. I then founded CK Architecture Interiors in 2010. The company started growing on the back of project wins for clients such as Anantara on the Palm and Burj Khalifa. Prior to that, I gained valuable sector experience by working for Dubai-based consultancy Eronat Engineering. I then went back to Istanbul to work for design firms like Kocaciklioglu Architects and Arketipodesign before I returned to Dubai where I worked with Rixos Group for a project worth around US$500m.

What is your guiding design principle?

I see design as the unity of two principles—aesthetics and functionality. I take these two principles to set my limits from the start to the end of my design process. Successfully combining both of these ensures that the project is in perfect harmony. >>>

Cem Kapancioglu, founder and managing director of CK ARCHITECTURE INTERIORS, discusses his unique architectural perspective, how finance and design are parallel pursuits for project success, and why he is a big advocate of sustainability.

How is the role of architecture evolving in terms of designing for the end-user?

I want to mention that many people see architecture as a type of art, therefore, it is simply a very subjective field. Tastes cannot be defined in a general sense but can be described in mutual connections. Oscar Wilde says: “It is better to be beautiful than being good. But it is better to be good than to be ugly.”

Following this quote, we focus on learning key things about the end-users of our projects. We start with the problems they are directing us to in terms of their design needs and we enhance it by learning about their lifestyle so that when we suggest our design solutions we ensure that we not only match up but also exceed their expectations.

How will your recent studies in finance and real estate help you in the field of design and architecture?

I recently finished the programme of Real Estate Economy and Finance at the London School of Economics and Political Science. The programme helped me gain a deep knowledge of the real estate industry from a macroeconomic perspective.

Finance and design, are parallel pursuits on the path to a successful project. My recent programme on real estate has helped me widen my vision in analysing and taking strategic initiatives throughout the lifecycle of the projects I am working on. Financial

success is as important as client satisfaction once the project is handed over.

I have encouraged my design team to approach our finance team throughout the design and build process to maximise project performance and profitability.

Studies I conducted on the real estate market have also helped in the design process as the luxury real estate market in our region is on an upward trajectory and is predicted to go even higher in the coming years.

Are you optimistic about the power of architects to shape sustainable cities?

I want to be optimistic about this issue. For us architects to direct the market to sustainable design solutions, we need to take full responsibility and show our leadership skills. This will require suffering at first but if we don’t do our bit today i.e. influence the public on the importance of sustainability, we will not be in a position to make the switch.

What trends are you paying attention to in your projects right now?

There is a big focus on sustainability within our company. Sustainability is and will be the major trend in the world of architecture. In addition, with the growing number of ultraluxury real estate projects in the region, we are also closely following up on this trend. As a vertically integrated design and build boutique specialising in the creation of opulent living and working spaces, CK Architecture Interiors was responsible for the design and build of Casa del Sole – the most expensive villa sold in Dubai earlier this year. We are also working on a few other uber-luxury villas on Dubai’s Billionaire’s Row.

Can you tell us about any special projects you are working on that exemplify innovation?

Last year we completed our LEED Platinumcertified office building, CK Design House, in Izmir, Turkey. Every small detail on that project was thoughtfully chosen and implemented. We tried to make use of natural and local elements to maximise the sustainability features and build an office

space with a soul. Many innovations were practiced, from a transparent central core with the help of glass material from the roof to the basement level, collecting rainwater and solar panels and so on.

Here in Dubai, we are pushing the limits of luxury living with our design applications. From basement levels that you can only see in sci-fi movies with the harmony of technology and luxury, to basement bowling alleys with a view to the swimming pool on the ground level.

Which building do you wish you had designed in the Middle East?

As a loyal alumni of the school that has been named after and being from the same land as I am, I wish I had been a part of Suleymaniye Mosque when Sinan was designing. Very different times but the idea is the same – perfection in every detail thoughtfully considered and strategically placed. Much like Sinan, we place great emphasis on attention to detail which is one of our main pillars when it comes to design.

What do you think will be the most significant trends and developments in architecture over the next five years?

I will mention sustainability again and again. In addition, tech-driven spaces incorporated with design and minimalism will evolve to ultimate limits in all senses. Capsule living spaces from Japan, for example, will have big impacts on the design world in the future. Still, the demand for ultra-luxury will be always there.

It makes one wonder how something artistic can ever be orderly. However, we frequently see this applied to almost all aspects of life, whether small or large, such as relationships, work life, getting dressed, food, and home design. As a designer, this is very intriguing to me.

Classic vs Modern, like art and order, are two obvious contrasting styles in home design; classic is there to tell a story and is timeless, whereas modern is more specific and is there to fulfil a practical purpose. As a result, we find it challenging but never impossible to combine these styles.

Creating a balanced atmosphere that exudes harmony and comfort necessitates the presence of a unifying object, something that binds the entire space together and gives it reason and sense. This specific bonder can be a space-complementing colour, material, art piece, fabric, or pattern; just one item, when found and used correctly, will be the perfect icebreaker for the style matchmaking.

travelling to see the Palace of Versailles. People are always interested in history and how it all came about, so this is a growing market that will continue to grow.

The brilliance and grand status of historical buildings and interiors is a fading art. The stories of luxurious balls and grand love stories have always been the focal point of curiosity and an attractive entertainment plot, a mystical existence that we all at one point wished to live in. Everyone desires a piece of history as well as the luxury and status that comes with living in a classical home.

Every ornate detail in a vintage furniture piece, every intricate wallpaper pattern, and every perfuse carving on a chair represents a magnificent opulence in a living style that is never affected by time, regardless of the century, it is used. Such furniture design becomes a story to be told and gains in value over time. This is why we now see interiors that combine futuristic and classical elements - walls with simple panels and velvet extended drapes, a combination of wall-hidden Led lighting complementing crystal chandeliers over a clean white sleek sofa. Details that were once frowned upon have now been combined to create a one-of-a-kind designed home.

Contrasts will continue to exist in all fields, and the designer's imagination and creativity will be the tools used to present them in a positive light. We live and work in an ever-changing country where nothing is impossible, which provides a breeze of encouraging support for any designer to always strive for excellence.

Meet the Sanganee brothers, who are wooing the region with their out-of-the-box ideas, innovative designs, and timely project delivery. Designsmith made a splash at the Design Middle East Awards 2022, taking home several prestigious awards. In this candid chat with Mihir and Dhaval, we talk about their creative journey, exciting projects, and what the future holds.

a one-of-a-kind design and build studio in the region to provide comprehensive solutions for our clients."

Over the last five years, we have seen the studio truly flourish with their team more than doubling. They are currently working out of a 10,000sqft design and experience centre in Al Quoz and will be soon opening doors to our 200,000 sq.ft. manufacturing facility catering to joinery, furniture, metal, and marble needs. This new space will serve as both - the fitout company headquarters and an experiential space for designers. “It is a walk-in facility, and we will continue to support the local design industry with tours, luncheons, and special workshops. It is also likely to be the largest space of its kind in Al Quoz, and will be ready first half this year," Mihir adds.

"We grew up in a household where design challenges, contracting requirements and projects were frequently and openly discussed at the dinner table. Our father's business setup was instrumental in instilling the

skills and outlook we needed to establish our studio - both operationally as well as to understand client needs so we could design and deliver exceptional customer experiences.", Dhaval recalls. He truly believes that it was this early exposure to the industry that sets them apart from other studios and inspires them to continue to grow regardless of the market outlook. Mihir comments: "Our roles and responsibilities are split and evolved quite organically - everything creative and design-led, including client relations, is with me, whereas Dhaval's attention to detail and meticulously-organised way of working is critical to our execution and production tasks. Of course, we know that our opinions won’t always be the same but it’s this understanding that has laid the foundation for Designsmith’s success "

In this field, design thinking and flawless planning are critical for success,” shares Dhaval. Concept, schematic, 3Ds, and detailed designs are then completed, as well as the discovery and approval of materials and sample designs, client workshops for shop drawings, factory tours, and on-site visits until snagging and handover.

material samples to select from, a team of 500+ skilled workers at their manufacturing facility, and an ever-growing team of experienced designers and project managers who are capable of delivering luxury residential projects, highend commercial and retail spaces, new and established F&B concepts and bespoke hospitality needs.

Dhaval says: "Our clients do not have to deal with the inconvenience of corresponding with numerous external partners and vendors. The entire project is managed by a dedicated team of designers and project managers."

The design and build industry is thriving in the region, and Designsmith's in-house capabilities set them apart.

Mihir explains: "The execution of vision into reality with design and build firms has rightfully empowered clients in the region. The ease of communication, execution, and overall project management provided by a design and build organisation is highly undervalued and immensely valued by our clients."

"Having both design and build capabilities in-house has also ensured that companies con-

sistently strive for not only more functional and unique designs, but also for how they can be sourced and created in a sustainable and efficient manner," adds Dhaval.

As the Creative Director, Mihir welcomes the complex challenges that come his way. He says: "The most exciting aspect of running and building Designsmith is taking on demanding projects and learning something new with each one. We are both action-oriented people, so while we celebrate our ac-

complishments, we are always working on the next stage of our growth and expansion."

While Mihir has a positive outlook on the region’s design industry, he believes it will take some time before the sector fully matures. "The real estate industry is still growing at a rapid pace, so the design industry must also be quick to adapt and implement emerging best practices. I think we are still in the early stages in becoming a more holistic design and build industry."

AI and other technologically advanced practices, but has it made its way into the design industry? Dhaval comments: "There is definitely more awareness and discussion about spaces built in harmony with technology and AI, but I don't believe many of these have yet translated into projects. The potential applications of machine learning and AI in construction and build are vast but we are yet to see these being implemented on scale.”

Mihir echoes: "As a studio, we embrace technology as a means of delivering our creative ideas and vision. From project walk-throughs instead of static 3D designs to creating AR versions of concepts to build an extended reality, we use immersive technology to bring our human-centric designs to life."

For this young and dynamic duo, every day is a new learning experience. Also, both Mihir and Dhaval recognise the importance of surrounding themselves with like-minded individuals to achieve success and draw strength from the team.

Dhaval says: "I believe that each project provides us with an opportunity to learn not only from our mistakes, but also to recognise and repeat our successes.

Furthermore, as we expand, adding people with the right attitude and skills to the team has proven critical in

maintaining our organizations culture. The team thrives in the ambience of an ownership based model provided at Designsmith. This isn’t the norm in the industry locally is why we see such a large churn rate in designers and project managers. "

The studio is currently working on some incredible projects. Two that stand out are a restaurant for a globally acclaimed chef in Al Qasr - Jumeirah and the design and build of a highly prestigious office space for a semi-government entity in DIFC. Both are bespoke concepts that shine light on how they combine their creative and execution capabilities as a one stop shop.

Mihir shares: "While we love luxury residential projects because they allow us to be creative at larger budgets while exploring architecture as well, the team enjoys the functionality and aesthetic planning around UX and human-centric design in F&B and commercial projects."

The Sanganee brothers, Mihir and Dhaval, have an impressive body of work and experience, but what sets them apart from the crowd is their eagerness to learn, explore, and achieve more.

Mihir announces his plans with optimism. "We want to maintain our incredible growth as a studio while also serving clients in new markets throughout the region. We are also looking forward to opening new offices in Saudi Arabia and India this year, as well as continuing to work with partners and clients in Qatar, Oman, and Bahrain.” Talent is something that’s also pivotal in their growth outlook. “The UAE is rich with incredible global as well as local talent. We have been supporting home-grown designers and will always continue to do so. The UAE is the perfect place to nurture these relationships in order to build a more robust, sustainable design and build industry in the UAE," signs off Dhaval.

Talk us a little through the royal influences in your designs for this hotel?

The interiors and details all relate to the story you create about a young prince who builds a small hunting lodge in the countryside. Over time and centuries, the original pavilion has been expanded to accommodate the growing family and entourage. This reflects the construction.

More than just Mughal architecture, Fairmont Jaipur integrates the design philosophies of the Rajputs, Amber Kachwahas, and Mughals. His two main considerations were combining the experience of staying in a room with the volume of an old palace and enjoying views of the countryside through the impressive splintered arches.

DIDI hosted informative workshops and a series of discussions, and your students' innovative works were displayed at Dubai Design Week. What was the common thread between these activities that you wanted to share with design enthusiasts/ attendees?

The ultimate message DIDI wants to convey is that design is at the heart of the future world. Our panel discussions and workshops underscored how impact-driven and humancentric design is essential in an increasingly technology-dependent world. Whether we’re talking about living in space or under the sea or we’re talking about smart sustainable cities, we must make sure that all conversations consider the impact on people and the environment. Our faculty explores this subject with students at length, and it’s a message we aim to promote with governments and other academic and private organisations.

What projects and initiatives make you the proudest at DIDI?

Faculty and students are involved in research, discussions and projects that are impressive and ground-breaking – so it’s nearly impossible for me to pick! Our Graduate Exhibition ranks high on the list. It’s the culmination of four years of hard work, learning and curiosity where students present final projects to the public. Last year, we hosted our first one at Dubai Design District. People got to see innovations and prototypes, such as gamified technology to track the development of children with ADHD, an AI and AR app for patients with Dementia and sustainable fashion concepts that show multidisciplinary thinking.

The other point of pride is Project Design Space. It has grown so much in such little time. We have partners like the Louvre Abu Dhabi, Mubadala Health, Expo 2020, Adidas and HP, who challenge students across the UAE and beyond to design solutions to relevant problems in their industries. It is a very fruitful and exciting way for students to learn and engage with experts.

It must be incredibly satisfying to see the students learning and graduating in life. What are your expectations from them?

I hope that our students share forward what they have learned at DIDI. I want to see them imagine and realise a sustainable and inclusive world armed with human-centric and purposedriven design thinking fundamentals. By introducing other people to this approach,

we can start carving a future that leverages the best of technology for the betterment of humankind and the planet.

What is your sense of the institute right now? How do you plan to sustain the momentum that has been built and ensure the institute continues to move forward on an upward trajectory?

Our secret to success has been our commitment to caring and curiosity. We're in a great place as long as these two pillars remain valid for our faculty, staff, and students. We also plan to grow with our student base to ensure that all students can continue learning in our intimate, interactive classroom environments. As such, we’re always looking for new professors, staff, and speakers who can bring unique perspectives that align with DIDI’s forward-looking approach. We also support our current professors in learning about and contributing to their fields and always be at the cutting edge. Exploring strategic partnerships and industry connections is part of an ongoing effort to keep enhancing the institute’s offerings with more hands-on experiences.

What kinds of opportunities will your students have once your programme is completed?

Students go on to be employed by leading companies within their specialisations, while others go on to found businesses of their own. Some students have even continued developing their DIDI projects after graduating, turning them into complete business models and products. Students can tailor their career path since we teach them technical skills and transferrable skills like design thinking, problemsolving, creativity and empathy that can serve them in every aspect of life. >>>

People are still becoming familiar with design as an academic or professional pursuit. Often, design is instantly associated with disciplines like fashion or graphic design. While that is part of our curriculum, it’s about much more than that – design is integral to the future world, especially as the digital and physical realms overlap. However, conversations around the future of work focus on the role design disciplines will play. Prospective students are more aware, and it is essential that parents and guardians also see the value of this field.

The other challenge is ensuring students can access internship programmes with relevant companies. A lack of structured internship programmes can impact a student’s ability to get real-world experience. It is why such programs and partnerships are built into DIDI’s curriculum but expanding that pool from the professional side is essential for student development.

What is your vision for the institute moving forward?

The demand for courageous, innovative and empathetic minds has never been greater as we head to the fifth industrial revolution and the working relationship between smart technologies and humans evolves. Our students represent that future-focussed cadre of thinkers, innovators and disruptors who will define the world of tomorrow and make an impact.

What are the strengths of DIDI's courses?

First and foremost, the expertise of our faculty. Professors at DIDI are experts in their fields and contribute with research and insights. So, students learn from active industry professionals whose knowledge bank is continuously evolving and growing.

Our curriculum is another strength, crafted with the prestigious Massachusetts Institute of Technology (MIT) and The New School's Parsons School of Design. It brings a new, cross-disciplinary approach to design thinking and teaching that instils flexible skills in students to take on a rapidly changing design and digital job landscape. Students must choose from at least two of four disciplines –Product Design, Multimedia Design, Fashion Design, and Strategic Design Management – which integrate design expertise, engineering knowhow and business management skills into their educational journey.

I personally went to business school in the UK and then got a master’s degree in the US. I have both Management Consulting and Public Relations background from China and the US. Similarly, my business partner Lobito Brigante has extensive experience in the government sector as well as the entertainment business and he champions project management.

We believe that the entrepreneurial spirit is definitely a pivotal prerequisite for a successful business. Every challenge can be solved, sooner or later - as long as you don't give up. The concept is the brainchild of two like-minded friends and entrepreneurs, lifestyle creator and bar mastermind Lynn Lin and cultural innovator and music professional Lobito Brigante - both globally acclaimed and respected in their respective fields.

to Dubai definitely made me more culture conscious and I know we need to adjust accordingly. A lot of our guests are Lebanese for instance as they have followed us to our new venue. We know their taste preference for their drinks so we maintain this whilst striking a balance to ensure we continue to attract and cater to an international audience.

In addition, people are more health conscious these days, so less sugar and less calorie in drinks is always preferred. We have also encountered very early on regular requests for vegetarian dishes in our venue. We moved quickly and added a few delicious vegetarian options which received waves of positive comments.

What distinguishes Electric Pawn Shop from other contemporary restaurants?

I want to innovate and create the next generation of bars and restaurants that would showcase contemporary Asian counter culture, food, drink, design and lifestyle. I believe that other cultural cuisines have seen modern interpretations, and it is clear there is a huge scope in the Asian category to transcend. We’re challenging the status quo of bar lifestyles one shop at a time, starting with Electric Pawn Shop.

Is there a storytelling element to the design creation of this F&B venue?

Food and drink are the main highlights of any restaurant. What are some unique items to try and not to miss when one visits this venue? We really try to differentiate ourselves from other "Asian" venues that focus heavily on Japanese-influenced dishes and serve sushi and sashimi as a default. We try to shine some light on pan Asian cuisine where I traveled extensively. From Thai-inspired Sukhothai Seafood Ceviche with lemongrass and fish sauce to Sichuan Shrimp Chive dumplings with authentic spicy Chengdu chili oil, we challenge the status quo and introduce new flavours to our guests.

Cocktails-wise, the Electric Pawn Star Martini with passionfruit and a hint of anise definitely cannot be missed. And if you are a fan of sour gin cocktails, the Yacht Rocker Yangon will surprise you with Sichuan pepper and Thai basil notes.

How important is music to the success of any F&B venue?

Lynn Lin: Food, drink, music, service and vibe are core pillars of a great experience in the hospitality industry. Often people are too much product-focused (tasty cocktails, delicious food) and they overlook that without the right music, the whole experience can be misinterpreted. Music is also a medium to communicate the brand, as much as branding, and food and drink presentation. The music you play in a venue is not only a self-expression, it is also a statement of your concept. Discovery of a new genre of music, a new song, it’s all part of a great night to be remembered. Eclectic underground music surrounds Electric Pawn Shop delivering funk-laced beats from different genres played through a top-of-theline custom built sound system. Lobito, my business partner, who is also considered one of the music trailblazers in the region, has established a music program that will showcase both emerging and world renowned artists, producers and musicians to give the venue a fresh take for guests to enjoy every flavour of food, drink and taste in tunes.

Do you face any challenges in the region in the F&B segment? Are there any specific initiatives and actions do you think Dubai needs to up the level in F&B industry?

We found that while Dubai customers have strong spending power, we are all spoilt for choice in this city with so many concepts and venues. It is extremely important to be consistent in all aspects of your business: food, drink, music, service and vibe. You need to carve your own unique segment in this crowded market, stay true to yourselves and be authentic - we believe this is only way to make it. We also think exceptional program planning is crucial to success. Whether it is a happy hour program, food and package program or DJ/ bartending event - people need excitement and new stimulus - really standout and worthy offerings to keep them focused on your venue.

is undeniable that social media is also key to business success in this market - but if you are not what you say you are, and if you are not delivering great experiences to your guests, pretty pictures and cool videos won't help in the long run.

How do you see the F&B industry evolving?

Smaller-scale restaurants and bars will gain a stronger hold in the Dubai market. Welcome the golden days for 200-300 pax venues which specialise in a particular segment of cuisine and drinks. Fast growing market for Asian inspired venues that focus on lesser commercialised cuisine such as Thai, Indonesia, Korean etc. Natural wine will see a rise in popularity and demand across all type of fine casual establishments. RTD and tap cocktails will be prominent in high-volume cocktail bars. Fine casual restaurants and bars at affordable prices will see a great increase in popularity.

What are your targets and expectations for 2023?

We look forward to opening new ventures in Dubai. Both Lobito and I visited many F&B venues here and around the world and I believe we can still create new segments in the market that guests have never seen before. There is a huge amount of potential in the fine casual dining sector for smaller venues with intimate experiences. We also think the existing cuisines in Dubai can be explored further.

For our venue Electric Pawn Shop, we are excited to welcome more international DJs and bartenders to showcase excellent music and cocktails and make more epic memories. Take overs like these are usually very enriching because both our team and our guests learn a lot from each other with the goal of elevating experiences from the best of our industry’s practices.

My business partner, Lobito, and I have always aimed to serve unique and culturally-fuelled nightlife offerings and I think we’re well on track but we’re still very hungry to do more. In the long run, our goal is to establish the most creative Asian themed hospitality brand growing from the Middle East to the rest of the world that advocates a daring attitude, an independent style and a distinguished originality.

How much do you depend on word of mouth and social media?

World of mouth is definitely important as we believe in Dubai consistency is key. In a way, it is also a small city and it’s true sometimes when people say everybody seems to know everyone. You need to deliver great experiences to your customer, without fail every single day for the sake of making their night memorable - and trust me word travels fast. Of course it

Launched in Milan in 1961 as a vehicle for promoting Italian exports of furnishing and accessories, the Salone Internazionale del Mobile is the global benchmark event for the furnishing and design sector.

This new exhibition format is packed with interdisciplinary and experiential cultural content, ranging from architecture to art (exhibitions, talks, workshops, installations), curated by Beppe Finessi, alongside a number of young curators as well as special guests such as leading contemporary artists. Formafantasma will play a pivotal role,turning Euroluce into an ideal city inside the new layout, designing public spaces and special cameos, in a foretaste of the possible future evolution of the trade fair format itself.

Equally, in-depth research has been carried out, involving more than 2,300 field interviews with visitors from all over the world, in a bid to ascertain how best to improve the trade fair experience and its accessibility. This has triggered a new vision for the upcoming edition of the Salone, which will be held on a single level at the

fairgrounds, a decision that will enable us to optimise the visitor experience.

“Despite being beset by difficulties, the wood-furnishing chain is preparing to close 2022 12% up on 2021. FederlegnoArredo Study Centre Monitor surveys show that this is also reflected in the Furnishing Macro System results (with sales equivalent to 4.58 billion euros), which saw a 12.7% rise in the first nine months of 2022, with Italy seeing a 14.7% growth trend, while exports were up 11%. Estimates are that the Furnishing Macro System could close 2022 8.1% up. These results are highly satisfying for a sector that will also have an opportunity at the upcoming Salone del Mobile di Milano to present itself to emerging markets with a reworked formula shared with the participating companies, which will take shape with Euroluce. Can you tell us what are distinct features of the 25Hours hotel?

Design of the ancient Nomads and Bedouins weave their tales into the modern days where the local heroes meet the world travellers. From the drop-off and entrance area to the double-volume space of the Lobby with impressive ceiling art, filled with antiques and intricate items from local markets, it is a place where we all modern nomads are on our journey. Creative break-out areas provide unique spaces to enjoy the environment, meet, work, type a letter to loved ones or take a journey in time discovering gems of the analogue world.

The design of 25Hours Hotel One Central Dubai brings with it an unusual and intriguing story. It is layered with the celebration of experiences, and the main question for guests is how much you want to know and how much you want to explore. This is a place with stories of the past and the present, which aim to form connections with guests so that they think of their experiences long after they’ve left.

Does having the Museum of The Future and DWTC close by help make the hotel a strategic location?

One of the challenges was figuring out how to incorporate the story of the 25hours Hotel into the low-rise clean-lined building that is part of DWTC's One Central Development. The structure also overlooks the Museum of the Future, a landmark structure that had to be considered both internally and externally. The team was able to make this hotel a special and wondrous place for all to explore thanks to a successful collaboration with the client and Hopkins Architects.

Tell us a bit about the restaurants and bars in the hotel and how it offers a unique offering. Recommended dishes and drinks that a guest should have in Ernst and Tandoor Tina?

Guests at 25hours One central can experience five different dining venues,

each of them with its own character and whimsical elements: 2 restaurants - Tandoor Tina & Ernst Biergarten 3 Bars – Nomad Bar, Monkey Bar & Shisha

Tandoor Tina was inspired by a journey through India with a Western twist, contrasting authenticity and modernity at the same time. It is reviving exotic smells, colours and tastes with a carefree feel. Layered with warm lights, pastel hues, wicker textures and checkered whitewashed patterns to wooden floors alluding to the contemporary Indian flavours. Adjacent to the main dining area is a secluded tropical garden with lush greenery located in the courtyard of the main building. This a dreamer garden where you can have your cocktail in hand, and a sharing plate within fingertip reach.

Recommended dishes from our team: favourites are okra chips served with grape and mint chutney and spicy mango salad as starters followed by butter chicken and to finish with a signature dessert coconut kheer served with fresh mango sorbet, rose and pistachios. When time allows, have a chai served in a co-branded cup from customised chai tea cart.

Ernst Biergarten – a traditional and cherishing Bavarian Wirsthouse with German beers on draught. Deep green walls are filled with vintage metal and wooden tools, musical instruments and arts combined with solid carved wooden furniture to echo the European nation’s famous breweries. In the centre of the ceiling is a large maypole painted in traditional Bavarian colours with the decoration of graphically vivid garlands. Guests can keep their personalised steins in lockers. Tourism has had a massive comeback to Dubai - how do you see this translating to bigger growth in the hospitality sector in 2023?

We see a focus on digital and experiential tourism as well as on a sustainable pace of tourism growth. It is becoming easier to live and work from anywhere. This can impact booking patterns, with longer stays and less number of trips during a year.

Aside from traditional hotels, there is a hybrid hotel style with a number of services and branded residences. They become very attractive for families and people who are looking to stay longer.

There is also a co-working space or quiet area for people to do their work - is this restricted to only the guests at the hotel or can non-guests use that space? Do you see this as a future trend for most hotel properties in Dubai?

As modern nomads, the guests and non-guests are invited to come as they are and use a large, beautiful rosewood feature table to meet, connect and work at ground level beside double volume library shelf or grab a book.

In this fast-paced world, it is important to push the boundaries of products, services, and spaces to include benefits for as many people as possible. Universal designs incorporating various techniques serve the purpose of minimising the challenges in adoption and optimising the products, services, and spaces for the specific needs of users, which are not limited to physiological difficulties or cognitive challenges but cover the overall spectrum of well-being. Several inherent built environment limitations strictly limit where and how designers integrate an inclusive approach to provide accessibility to all users. However, if the accessible design is considered when a space is built, these spaces like schools, restaurants, healthcare facilities, recreational spaces and more can significantly have higher inclusionary capabilities for those with accessibility challenges. Inclusive and accessible design are correlated, and both focus on solutions that work for people in diverse circumstances. Accessible design within the built environment has often focussed

Making the Built Environment Inclusive

While inclusion is crucial in design and construction, there are several challenges to implementing the inclusive design. Furthermore, the lack of a uniform accessibility code or set of guidelines also results in the uneven implementation of accessibility. However, countries like the UAE have been taking collective efforts to combat social exclusion and marginalisation. The innovation and universal design projects in Dubai create a new paradigm in inclusive urban development. Expo 2020 is a perfect example of harnessing the power of design and embedding inclusivity at mega-events. Dubai has been leading in improving accessibility within the Middle East’s built environment.

To empower and accommodate the people of determination and embrace all aspects of life, the UAE government approved the ‘Universal Design Code in 2019’. The code indicates the specifications for designing, constructing, and managing to build an equitable and inclusive environment that meets the needs of diverse users. Accessibility codes and comprehensive design standards are a starting point for creating truly inclusive spaces. However, it is important to look beyond these legislated guidelines and consult with accessibility advocates and advisors to create a more conducive built environment.

Implementing Inclusive Design in the Workplace

Across industries, companies plan to transform the workspaces to offer a positive employee experience by accepting and acknowledging differences. For instance, standing workstations for people who prefer working this way rather than sitting for long hours, height-adjustable tables with comfortable work desks, and door handle with levers or automatic doors for ease of access for all employees. In addition, inclusive design is a critical approach that allows companies to break barriers for people of different abilities, cultures, and socioeconomic statuses to make them feel included in the workplace.

Designers play a key role in the design of inclusive and socially conscious interiors. Thus, it is imperative for designers to be thoughtful of the ethical and social implications of design. However, gaps in their foundational training can impact their ability to consider the social implications of their design practice. But there are several educational programmes and specific courses that offer specialised training, sessions and workshops in different areas to include universal design parameters. Moreover, academics play a crucial role in training designers into developing the broader societal and individual implications of their future designs and inspiring them to create a positive societal impact.

Madisson House is an elegant modern French house with an interior design concept inspired by the surrounding winter landscape of woods with frozen cherries. The project by Dubai-based designer ZKing Interiors is a fantasy for those seeking both luxury and comfort.

The exterior of the house was designed in Andre Le Notre's signature classic French landscape style. It complements the house's construction while also serving as a standalone work of art. It is a classic regular garden with perfect geometry and proportions, and the house is the focal point.

The concept's colours are visible in the garden: when the flowers bloom in the summer and spring, the garden turns white, and when the leaves turn red in the autumn. The complex's exterior consists of the following structures: the main house building, the summer kitchen and lounge, the guest house, and a secret garden for gossiping and private conversations.

The house is a 420sqft room divided into two floors: the first is public and includes a living room, kitchen, dining area, laundry, and office, while the second is private and includes a guest room, children's room, and master bedroom. >>>

The house is filled with old world charm and modern accessories that complement the overall style.

The entrance room is minimalist in design in order not to draw attention away from the living room; it has pouffes and a wardrobe on each side. The hall leads us in three directions, depending on our goal: the working area (laundry, garage, office) is on the left, the private area upstairs is on the left, and the living room is in front.

The living room area take all the attention immediately - thank to it festive look and mirrored fireplace. This is the place where the family can relax, talk and watch TV. The TV set is bespoke, made by the designer sketches from oak. The sitting furniture is by Curations Limited. All the lighting is Baccarat.

The mirror is bespoke, made by the designer sketches. It has comforting beige - like a puffy snow during the winter, dark brown details - like frozen trees and small touches of red decor to give the interior a little cherry on the top. The flooring is tiles from Kerrama Marazzi. Lamps from Ralph Lauren Home. Consoles are from Eicholtz. The rug is from Rug Company.

The open kitchen is made of marble, while all other equipment is maximally cleaned under the counter so that visitors are not distracted by the process of creating the food. Your attention is then immediately drawn to the Baccarat chandelier above the kitchen island. The bar stools are from Eicholtz.

The plates used as decor is Hermes. The kitchen is bespoke. The bespoke cupboard is hidden under the TV and can be used from the kitchen and dining room at the same time. The dining room area is made for cosy family dinners. The two cupboards on a side are from Italian brand - Guerra Vanni. The table is bespoke made from oak. The chairs are from Curations.

The office is made as a contrast to create a working mood.

THE BUREAU BUSINESS

CENTER (THE BUREAU), the UAE's first female-focussed co-working space, has opened in Dubai's Gold & Diamond Park. Nikita and Rhea Patel, sisters from Dubai, co-founded the space to create a welcoming, supportive environment that encourages women to share space, ambition, and energy.

The Bureau, designed by Designsmith, features a variety of cosy and beautifully designed spaces, including private offices, meeting rooms, co-working lounges, a podcast studio, and phone booths. There is a fitness studio, NA, a pumping room for new mothers, and a vanity room with showers and lockers on the personal front. Jones the Grocer, the in-house cafe, will also serve a variety of coffees, snacks, and healthy mains. The fitness studio and cafe are both open to both Bureau members and non-Bureau members.

Founder Rhea Patel said: “I have always been a big believer that a good workspace is the key to productivity, and the first step towards a happier work life. Everyone has varied work styles and preferences, and it is important to cater to diverse profiles. Some may seek motivation in the form of community, some find it in great design, and others by adaptable work solutions. We have really taken the time to understand customer needs, to the extent that we even have a pumping room for breastfeeding mothers. Our goal was to create something that truly enhances lifestyles, and creating good energy and culture is at the core of our purpose.”

The Bureau is much more than just a place to work or an office solution. This one-of-a-kind co-working space is focused on housing and forming communities of people who value lifelong learning, sharing experiences,

and supporting one another. The space offers a variety of events and mentorship programmes, including traditional and reverse mentorship, industry-specific matches, and more, to provide truly purposeful networking and growth opportunities.
