Many years ago, when I first started working as a journalist, I was astounded at how quickly the day would pass; the pace of being in the publishing sector is something that no other field can match. The rush, the deadlines, the shoots, the videos, the social media, and so much more.....

We received so many responses that the given days were quickly consumed, and it was quite challenging to compile the Powerlist. We'd like to thank everyone for their tremendous support and enthusiasm for this issue. The June issue honours the top fit-out contractors for being the foundation of every project we see.

When I began working on the Fit-Out Powerlist 2023 in this special June edition, I felt all of these and more. Trends in the commercial fitout sector are shifting faster than ever before to meet the needs of the clients. Companies are being compelled to develop and compete in a quickly changing environment in a more multifaceted and digitally connected world. Growth relies heavily on agility and flexibility. Employee activities and responsibilities are changing as a result of technological advancements. It's not an easy task to keep up with rising demand, but kudos to these incredible fit-out vendors who are doing it with utmost devotion. They provide unparalleled help to the design business.

Herman Miller and Naoto Fukasawa introduce Asari Chair by Herman Miller

introduce the Asari Chair by Herman Miller (Asari)—a new chair that provides sophisticated ergonomic performance in a soft form—and a design that is as comfortable as it is beautiful.

Asari was inspired by organic forms found in nature. Its name means “clam” in Japanese and is an anthropomorphic metaphor for the shape of the chair’s back, which is available in high- and mid-back height. Eight color flood options accentuate the sculptural form by featuring one hue across the base, arms, and chair body. Bespoke blended options are also available, with over 180 color combinations available to contract customers.

Asari is Herman Miller’s latest demonstration of problem solving through modern design. As professionals have established remote and hybrid work arrangements that include dedicated offices or multi-purpose living spaces, there is a need for seating that combines ergonomics and

refined aesthetics. At the same time, organizations returning to physical spaces are considering a more residential environment that makes the office a destination with the comforts of home.

“The evolution of work means the needs for spaces both at home and the office have transformed,” says Ben Watson, President, Herman Miller. “Asari, created with visionary designer Naoto Fukasawa, delivers what today’s workers need through intuitive adjustment, new leather and fabric offerings, clean aesthetic, and ergonomic performance.”

“My goal was to inspire joy and create a new form, ultimately becoming the next upholstered icon,” says Fukasawa. “A core part of my design ethos is to simplify the way we live, imbuing each creation with an attraction that makes people feel dear to it, a timelessness and longevity that enhances a human process.”

Hard-working soft seating:

Asari provides the initial instant comfort desired in an upholstered chair with the long-term benefits expected from a work chair. Tailored for the user, a synchronous self-adjusting tilt provides natural

movement while PostureFit® adjusts to fill the void that exists between the lower back and the back of the chair, providing natural alignment of the spine. The contoured seat pad minimises pressure points and provides the ultimate support.

Artfully curated textiles and leather:

Herman Miller collaborated with leading interiors textile creator Maharam, a brand within the MillerKnoll collective, to introduce new materials to the office seating portfolio. Guided by the Maharam Design Studio’s expertise, two textiles and a leather have been curated to suit the character of the chair: Meld, Luce, and Stow. Maharam’s Meld and Luce woven textiles are constructed with wool and polyester sustainably sourced throughout Europe. Maharam’s Stow leather is sourced from a boutique tannery in Northern Italy and reflects the brand’s carefully honed techniques passed down over generations as one of the oldest leather producers in the world. URB unveils the world’s largest ocean restoration project in Dubai

Dubai Reefs,’ a floating living experiment for marine restoration and ecotourism, is unveiled by URB. The project seeks to create more than 30,000 green economy jobs. Residential, hospitality, retail, educational, and research facilities are all part of the project.

The marine institute will be the heart of the project, working towards greater protection of the marine and coastal environment of Dubai. It aims to accelerate the marine science and conservation capacity of Dubai, whilst building the most diverse artificial reef, covering 200sqm. It also aims to create a home to more than 1 billion corals and 100 million mangrove trees.

The project will offer unique experiences in marine ecotourism with various floating eco lodges, all of which are powered by 100%

renewable energy from various types of solar and hydropower. These include wave farms that will also produce additional clean energy for Dubai’s growing population.

CEO of URB, Baharash Bagherian, highlights the significance of the project for Dubai as well as coastal cities at risk of sea level rise. “The health of our cities is intrinsically tied to the health of our oceans. The ocean is the source of life controlling everything. Given that everything on our planet is connected, a healthy ocean is a healthy city. Our ocean will be entirely different by the end of the century if we don’t take action today. We need an entrepreneurial spirit in the planning of coastal cities and the types of infrastructure as well as developments that are linked to the ocean. As an innovative coastal city, Dubai is best positioned to lead such a transformation. Beyond creating a unique resilient destination for ecotourism & marine research, Dubai Reefs aims to become a blueprint for ocean living, whilst mitigating the impacts of climate change.”

4SPACE creates an artsy and earthy haven for its visitors at Cosmo Café in Riyadh

In the Saudi Arabian metropolis of Riyadh, 4SPACE has built a sanctuary named Cosmo Café that fosters and encourages the creativity of its visitors. Diners are encouraged to follow their artistic interests and to engage in an artistic exploration community.

The earthy tones of the colour palette and the natural materials used in the interiors create a warm and welcoming atmosphere. The rustic beige-hued walls and curved lines mirror the organic shapes typically found in nature. There are hints of blue in the banquettes and chairs, adding a touch of vibrancy to the space. The

blue terrazzo flooring is eyecatching, leading to a minimalist curved staircase that takes visitors to the first floor.

Engraved Cosmo brand icons adorn the walls, and the suspended ceiling organicshaped rope lights evoke the fluidity of an artist’s intriguing scribble or sketch. In the centre of the staircase void, 4SPACE has carefully placed a tree with branches extending to the first floor to add a touch of life to Cosmo Café.

The café’s dedication to encouraging and exposing regional talent is further demonstrated by the modest gallery of patron paintings that covers a whole wall showcasing exceptional art. There are colouring books and paper available for visitors to use as they choose.

Could you elaborate on LXA's role in the project?

LXA played a pivotal role as the Lead Consultants in this thrilling and vibrant project. Our mission was to ensure that the stunning interiors of En Fuego perfectly complement the outstanding cuisine while capturing the soul, culture, passion, and craftsmanship of South America right here in Dubai. Stepping into the restaurant feels like strolling down a charming Colombian alley en route to a delightful dining experience. We were honoured to be officially appointed as lead consultants by Atlantis, The Palm. Collaboration was key, and we worked closely hand in hand with various key parties. Atlantis, the Palm, served as our esteemed client, Turner Townsend provided excellent project management and cost control, Bishop Design lent their expertise as the talented designers and Solutions Leisure brought their operational excellence to the table. Together, we were determined to bring their collective vision for the venue to its highest potential.

What was the verall concept and design of En Fuego?

En Fuego, the sizzling new restaurant nestled within Atlantis the Palm in Dubai, takes you on a vibrant journey through the captivating world of South American culture. With its name translating to "on fire," this hot spot beautifully blends diverse aesthetics to ignite your senses and leave you craving more.

To ensure the utmost accuracy and adherence to the approved renders and drawings, LXA meticulously verified all shop and material drawing submittals with the main contractor, Al Tayer Stocks. This meticulous attention to detail ensured that the site was managed in line with the initial vision, leaving no room for compromise.

What design elements did you bring to the project?

LXA's contribution to En Fuego primarily revolved around our strong and fruitful collaboration with Bishop Design. Although we did not directly contribute to the design of the project, our partnership with Bishop Design played an important role in making it a success. In partnership with Bishop Design, we leveraged our synergies to develop the best possible outcomes for En Fuego. We seamlessly merged the expertise and creativity of both teams, creating a harmonious blend of design elements that perfectly captured the essence of South American culture.

At LXA, we believe in the power of collaboration, and our collaboration with Bishop Design exemplifies how a strong relationship can lead to exceptional results. We worked together to create a captivating ambience and atmosphere

for En Fuego, making it a more enjoyable dining experience for all.

Share unique features of the project

This place boasts several unique features that add to its charm and distinctiveness. Among these features is the mesmerising ceiling display of vintage Colombian hung objects. Besides serving as captivating visual elements, these carefully curated pieces contribute to the overall ambience and transport guests to the heart of Colombian culture. Additionally, En Fuego incorporates rig points for entertainers along with vintage hanging objects. These strategic points allow for seamless performances and captivating shows, enhancing the dining experience with live entertainment that complements the vibrant atmosphere.

What were the challenges faced during the project?

The En Fuego project presented us with several challenges that required careful coordination and problem-solving. Coordination of over 8 consultants while adhering to Atlantis' brand standards and operational needs was one of the major challenges. One example was the central dining area, where a central winch was installed to support the main Flamingo chandelier. The challenge was to ensure that the chandelier, along with four additional rig points for decorative lighting, events lighting, MEP, sprinklers, and the ribbon design >>>

As part of their work, LXA meticulously handled all design consultants, guaranteeing smooth coordination, protection against clashes, and top-notch quality control over the drawings. Stepping into the restaurant feels like strolling down a quaint Colombian alley on your way to a pleasant dining experience.

Another significant challenge involved the procurement of hanging items sourced from Colombia. LXA oversaw the logistics, ensuring that the items arrived in Dubai and were suitable for installation. Working closely with Atlantis, The Palm, and Bishop Design, LXA coordinated the selection, inspection, and fire

Upon arrival in Dubai, all objects were carefully arranged in the Atlantis Tent, ready to be sprayed with fire retardant and varnished before hanging from the ceiling at their designated locations. LXA meticulously planned the installation process, prioritising the hanging of large and heavy objects first, followed by medium to small items. The installation phase was an intense five-day period, during which LXA worked closely with Bishop Design,

Regular workshops were held with all consultants outside of the project progress meetings. These workshops served as opportunities to review progress, address any challenges, and ensure that everyone had a clear action plan moving forward, and also ensure that all consultants were wellprepared for the weekly client progress meetings.

By emphasising a process-driven mindset and a positive attitude, we fostered effective collaboration. Our goal was to support consultants and stakeholders, alleviate stress, and achieve success as a team.

How did you ensure that the project met the vision and standards of both Atlantis, The Palm and Bishop Design?

How did you work with other consultants and stakeholders?

The key to ensuring a successful process was to build rapport and maintain open lines of communication. Here's how we worked together as a team.

To ensure alignment with Atlantis brand standards, we proactively requested and familiarised ourselves with the guidelines. Building a strong rapport with the client allowed for daily conversations about specific Atlantis requirements. In turn, we shared this valuable information with the operations team, Bishop Design, and other consultants involved. Working closely with Bishop Design was a fantastic experience, as their vision was communicated clearly from the beginning, minimising any potential misunderstandings. This collaborative approach ensured that we, as LXA, and all stakeholders were on the same page and working towards a shared goal.

You studied Political Science. How did you come to switch to the furniture industry?

I studied political science because I wanted to be an ambassador in the diplomatic sphere. When my studies ended, I had the opportunity to work for the Italian furniture firm Natuzzi, and I discovered that this is what I like doing, so I became an ambassador for well-known furniture brands instead.

Could you elaborate on Poltrona Frau’s history?

Poltrona Frau is one of Italy's oldest brands. It has a 111-year heritage that is profoundly rooted in a tradition of exceptional craftsmanship, high-quality materials, meticulous attention to detail, and a strong devotion to a very clean sense of Italian beauty. We have updated our designs over the previous century while remaining true to the brand's historical legacy.

How do you see the Middle East as a very competitive market for luxury furniture? Who are your key customers here?

The Middle East is an intriguing market with significant growth potential in the luxury sector, design, and furnishings. Not only because of its economic might, but also because the market values high-quality goods. When we consider the quantity of luxury vehicles and watches sold in the Middle East in comparison to the rest of the globe, there is no reason why this would not apply to luxury furniture.

Who are your key customers? Why did you choose Majid Al Futtaim Lifestyle as a partner?

One of the reasons we partnered with Majid Al Futtaim Lifestyle is because of their deep knowledge of the regional market and luxury customers. We know there is a broad

range of potential customers for our products which range from local families to wealthy expats. Through leveraging our relationship with Majid Al Futtaim Lifestyle and their network, we can certainly target these customers better. We also share common values and have a mutual understanding on the journey we want to pursue.

We have extensive product ranges, which allows us to cater to a variety of sectors, including but not limited to retail, hospitality, retail, residential, and office spaces. However, in the region, we do a lot of work to support company’s residential accommodation furnishing, as well as support business and hotels.

Through Majid Al Futtaim Lifestyle we found strong financial partners that also brings value, support and culture to our brand in the region. With the rise of e-commerce, how have you modified your

marketing efforts to entice customers to visit your current brick-and-mortar locations?

We decided as a company to introduce e-commerce in October 201, just before the pandemic and this gave us a competitive advantage. Our e-commerce offering shortens the distance between our clients and the brand, as well as drives business to our brick-and-mortar stores. It’s an investment that I believe will continue to grow and deliver strong results when it comes to sales.

Could you explain about your latest collection and the trends you're focussing on? With such a long history as a company, we have to ensure we protect our historical heritage and products. But we look to develop products that intersect new trends and broaden the boundaries of our offerings. We followed these three directions with the latest developments. On one hand, we revived some of our historical pieces like the Dezza Armchair. We rediscovered the Ouverture Sofa by Pierluigi Cerri that celebrated its 40th birthday last year. What do you think the biggest challenge is for luxury retail in the next five years?

I believe that keeping the customer engaged and offering customers experiences that provide value are the key elements for luxury retail in the next few years. I also believe that there are numerous products in the field of furniture, resulting in an excess compared to the demand. However, the ability to tell stories and create unique experiences that foster a sense of intimate luxury, which forms the foundation of our brand experience, belongs only to a few brands. We proudly believe that we are one of them.

How do you plan to keep the company innovative?

I am half Italian and half Greek so from my Greek ancestors, I took the understanding and belief that everything flows and changes constantly and to keep the brand always contemporary and vibrant, and able to give the right replies to customers – we have to keep innovating and make a few but significant changes every day. You don’t necessarily see them as they happen but when you look back you see the subtle changes.

What else can we expect to see from the brand in the coming years?

Our brand will experiment and collaborate with the world of fashion, and we hope to engage with fashion designers to create a new interpretation of our products. Simultaneously, we will diversify our offerings in order to provide a new entrance point for the brand. Indeed, we are developing new collections for pet furniture, gaming (such as checkers and backgammon), and even fitness.

KPS AND RAM 4 /

In 1992, KPS was born out of a challenge. While travelling in the UAE, the founder, Kristian Petersson, stumbled across an opportunity that was too big to miss. The region’s largest telecom provider had just opened a new office and it needed to be furnished. Not sure where to start, or where this would lead, the founder got in touch with Kinnarps, the most successful producer of Swedish office furniture – but they weren’t interested. And that was KPS’s first challenge. But with a determined heart he persisted. He boldly asked Kinnarps, “Are you too busy to even provide an offer?” This sparked a response, and in the end, they finally got on board. The founder then submitted his quote to the telecom provider.

But unfortunately, he lost the tender.

Even with a failed tender, Kristian still looked on the bright side. Surely there were more opportunities like this in the UAE. He spent a few weeks learning how to select the best furniture, draw layouts and price projects. And it paid off, because shortly after, Kristian came across a project that would lead to the beginning of KPS. The first project was furnishing Dubai’s Economic Department. The founder was determined to do a great job and exceed expectations so that people would speak

well of KPS. Project after project KPS raised the standard. It did better every time, continuing to grow the business and gaining expertise in different fields. Every new project had different needs, and each was an opportunity to learn more to best serve the client. Adopting this approach led KPS to evolve from

furnishing offices to becoming a design-led interior construction company that caters to all sectors. Retail, hospitality, education, innovation hubs, healthcare, residential, and entertainment - to name just a few. A large villa with double light and an impressive view of the golf course. In this interior, MuseDesign used green accents that harmoniously complement the view from the windows. In the main hall, they emphasised the ceiling height and gave even more volume with a high mirror, the total height of which is 9m. Luxury and accent are created by natural marble laid out in a geometric composition on the edges of the mirror panel and a large chandelier made specifically for this project. /

Tedeschi began his career as a Senior Product Manager at Henkel, one of Italy's largest brands, when he was 29 years old.

He joined Reckitt Benckiser as Marketing Manager in Dubai at the age of 33, when the city was still in its early stages of development. In 1996, they built an office in Dubai with a crew of about ten individuals. The company worked with major brands and quickly grew to over 200 employees. During this period, Tedeschi felt like he was not exploiting his complete potential of his aptitude.

He and his friends established Superior Living, a regional brand. Superior Living had the concept of making the best architecture with the best comfort – a house that is perfectly insulated.

During the European crisis in 2013, he built an office in Dubai, starting from a garage and scaling it up to the market today.

Marco Tedeschi was born in Italy and received his degree in Finance from SDA Bocconi University, where he had the opportunity to serve as an assistant to a well-known and respected professor at the same university. Following that, he obtained an exchange with the London School of Economics and Political Science, where he studied Statistics and Corporate Finance for three months.

This enabled him to build around the concept of Smart Renovation. Tedeschi's ability to deal with numbers, strategy, and an instinctive affinity for design make him an ideal CEO. Smart Renovation is the result of many years of marketing and financial management experience combined with a passion for design. He has led the organisation through various fit-out projects over the last 10 years. The Villa Chanel, Arabian Ranches Saheel 42, and the commercial office space for Rothschild & Co. are among the significant recent projects.

Tedeschi has been at the helm of Smart Renovation for the last 10 years, he has been largely responsible for the firm today being recognised as a leader in the interior design fit out and refurbishment of massive residential projects across UAE. Deborah Lecci, Hotel Manager – Rove Hotels, discusses her leadership role, the brand’s distinctive design features, and how technology and sustainability are changing the face of the industry.

Tell us about your journey. How did it all start?

My career journey began when I studied Economy and Sustainable Tourism, which sparked my interest in the hospitality industry. I gained valuable experience during an internship in a hostel on Northern Island, which confirmed my passion for this field. After completing my studies, I moved to London to build my career in hospitality.

I worked hard throughout the years to gather experience and enhance my talents, which eventually brought me to the UAE. I had the amazing pleasure to meet the Rove team there, and I knew it was the ideal fit for me. Today, I am pleased to be a member of the Rove family and look forward to furthering my career in this fascinating and dynamic sector.

How important are leadership skills in your role, and how do you motivate your employees regularly?

Leadership skills are critical in the hospitality industry. In a people-centred industry, effective leaders need to be skilled at managing a diverse workforce and creating a positive work environment that encourages teamwork, motivation, and productivity.

To motivate employees regularly, I rely on several strategies:

/ Setting clear goals: Everyone on the team needs to know what they’re working towards, and how their contributions contribute to the success of the team as a whole.

/ Empowerment: By empowering employees to make decisions and take ownership of their work, we’re able to create a sense of ownership and pride in their work.

/ Recognitions and rewards: Celebrating the successes and achievements of our team members is critical to keeping morale high and motivating employees to continue performing at their best.

Can you tell us what are distinct features of this property?

At Rove, connectivity and a fuss-free environment where people can be themselves with all the amenities at their disposal, is what defines the whole Rover experience. Whether you are travelling for business, looking for a beach staycation with your family, or in town to explore the city, Rove Dubai Marina puts right at the heart of Dubai Marina, one of the city’s most bustling neighbourhoods. The hotel is steps away from the promenade and within easy reach of the beach and Dubai Marina Mall, using our complimentary shuttle bus.

Furthermore, we provide plenty of convenient facilities for our Rovers (guests), such as a 24-hour gym, a laundromat, self-parking, a photo and video studio in conjunction with Nikon, and a variety of games in our public spaces, such as foosball or tennis tables!

In the business hospitality segment, many new hotels are opening. What distinguishes your brand from the competition? Rove properties are much more than a bed for the night, they are a basecamp for global travellers and local residents to explore and meet. We regularly hold art exhibitions with locally based artists, engage in community events happening in town, organise photography tours and many other events. Furthermore, we find that Rovers

(guests) appreciate that the experience we provide across all our hotels is quite consistent. No matter which property you go to, you’ll always enjoy the same service style and facilities across all locations, except a few unique features present only in specific properties such as the aforementioned Photo and Video Studio in Rove Dubai Marina or the Gamer Caves (dedicated gaming rooms) at Rove Downtown and Rove At The Park.

What are some of the trends you see impacting the hospitality industry?

Sustainability is going to remain a front-runner, and we’re keen to get this right for our Rovers and the planet. We’re already Green Key Certified, which puts us among a selected group of only 3,700 hotels around the world, but we consider sustainability is always a work in progress and we have big plans to continue making our operations eco-friendlier in 2023.

Inclusivity is another key area of focus for Dubai as well as the hospitality industry. At Rove, all our hotels offer accessible facilities for Rovers with reduced mobility. Additionally, we consider that Web3 and digitalisation are important trends for the hospitality industry, and we believe that we’ll see more technological innovation in hotels.

Tell us about the hotel’s restaurants and bars, and how they provide a unique experience. What are some dishes and drinks that you recommend everyone try?

At Rove Dubai Marina we have The Daily, Rove’s own food and beverage concept.

The Daily offers a casual and contemporary dining experience, serving a variety of international cuisines with a focus on fresh, healthy ingredients.

We regularly update our menu with neighbourhood specials and have also worked on enhancing our vegan offering, adding many vegan dishes to our menu.

It’s also a great spot for co-working, with great coffee, an inspiring design and high-speed Wi-Fi.

My personal favourite is the potato gnocchi with beef chorizo, it’s great. Also, we have some nice healthy booster drinks like the ‘Green Machine’, which has spinach, celery, broccoli, mango, banana, and pineapple.

Great hospitality is now made possible by technology. Can you tell us about some of the technologies that go into creating your guest experience?

Our team has worked hard over the last year to advance areas that are important to us, such as our digitalisation and sustainability plans, and we've accomplished a lot.

We understand that technology is increasingly important in the hospitality space, not just from a guest perspective, but also to help hotel operations and gain insights into our Rovers. Some of the most recent initiatives we've implemented throughout our hotels include installing a digital check-in system, introducing a digital solution for the housekeeping department, and utilising automation tools to help our finance team's operations. >>>

At the moment, the hotel is in the process of testing the replacement of plastic bottles from our rooms with refillable glass bottles here at Rove Dubai Marina, intending to roll the same out across all Rove Hotels.

What difficulties come with maintaining a business hotel?

Because business visitors prefer efficiency and comfort, the primary problems associated with a business hotel include ensuring that the personnel is highly trained and that operations such as check-in and check-out work smoothly.

Convenient facilities like our self-service laundromat, selfparking, co-working spaces or our 24-hour gym are greatly appreciated by those coming for business. It allows them to do things at their own pace, and manage their own time more effectively.

Is sustainability important for the hotel? If so, how do you work it into your designs?

At Rove, sustainability is an important area of focus.

All our hotels have been built following strict sustainability guidelines, and we keep applying new learnings to our operations across our hotels. Some of our initiatives include 100% sustainable amenities, the usage of LED lights for reduced energy consumption, in-property waste segregation, recycling and much more. Additionally, we conduct regular training sessions to increase the environmental awareness of our team.

We’ve also been very active in cutting down on paper consumption and single-use plastic consumption. Some of the initiatives implanted over the last 12 months include:

/ Installing filtered water taps in hotel public areas and meeting spaces to reduce the use of single-use plastic bottles, in line with the Dubai Can initiative

/ Introducing new brand uniforms made of recycled plastic across all hotels

/ Removing single-use plastic bin bags in bedrooms

/ Trialing the implementation of re-fillable glass bottles in hotel rooms to replace plastic bottles

What opportunities and challenges lie ahead for hoteliers in the coming years?

Looking ahead, hoteliers face both opportunities and challenges in the coming years.

On the opportunity side, there are two major areas where hoteliers can make strides: sustainability and new technologies. Similarly, new technologies are transforming the hospitality industry, from mobile check-ins to keyless room entry. Hoteliers who stay up-to-date with the latest tech trends and invest in new technologies will be better positioned to provide an exceptional guest experience.

Regarding challenges, there are a few things that hoteliers must navigate. Firstly, competition is increasing with new players entering the market, particularly in the shared accommodation space. This means that hoteliers must find ways to differentiate themselves and offer unique value propositions to attract guests.

Tourism has had a massive comeback in the region – how do you see this translating to bigger growth in the hospitality sector in 2023 and beyond?

We are very positive about 2023, demand for Dubai has remained very strong during the first quarter. Furthermore, we are expecting that with some of the restrictions in China being relaxed, we’ll start seeing another key source market coming back to UAE.

Also, we see many Rovers living and working from our hotels and we believe that Dubai will continue consolidating its position as a leisure destination, with more and more people relocating into the city to work remotely or have working holidays.

Events will be another important area to tap into. The regular calendar of city events including some new additions will continue to bring many visitors from around the world. With several hotels in and around Expo City Dubai, where the event will be hosted, we expect that COP 28 will provide an important uplift in business levels during Q4 for the Rove brand as well as for the rest of the hospitality sector.

The Grand Hyatt's brief was to restore its internationally recognised villas for the first time in almost 18 years. The Grand Hyatt has long been one of Dubai's most prominent hotels, and the client selected YDesign Interior to oversee the design of a new interior that reflects the hotel's reputation for timeless elegance and is best enjoyed by largely long-staying guests. Yasmin Farahmandy, explains: “Our end result was reached by entirely redesigning the interiors of the Grand Hyatt's villas to create new-look spaces that are as open, homely, and flexible as they are timelessly elegant, muted, and magnificent. The dark and dated interiors of the past have given way to new bright whites and villas ready for the next generation of treasured family moments, born in one of the UAE's most popular hotel resorts.”

Farahmandy's first and most important consideration in remodelling the interiors of the villas was the end-user and what they felt they would actually want.

The design team had to keep the obvious foundation structure of each villa in their adaptive reuse, so the concept was centred on shifting the flow inside the living spaces that allowed families spaces to be fully together, yet at the same time - and when necessary - apart.

Originally, each villa’s space was very clearly divided into different individual zones: a kitchen and a living area. This allowed for absolutely limited flexibility, especially for long-stay guests looking to play around with their space over a prolonged period of time. The kitchens were small, which meant further limits on adaptive opportunities.

As a result, the walls were demolished. Specifically, those that divided the kitchen from the main living area, instantly opening up the space and making it significantly more adaptable for the end user. That one simple yet creative solution to a problem

As well as the wooden elements, all tiling throughout each property is porcelain, ensuring long-term maintenance and durability, especially in the face of Dubai heat, against which they are particularly reliable and efficient. Porcelain tiles are also recyclable, and their production process creates zero waste due to their use of natural, and always reusable, materials.

Marble is the very definition of a sustainable building material, ergo our reliance on travertine marble throughout each of our villas. Travertine marble is incredibly durable and environmentally friendly, plus has the added benefit of being extremely easy to maintain and unabsorbant when it comes to dust or chemicals.

These villas can now be enjoyed in a whole new way, with more people than ever before able to gather and celebrate life, as well as new designs that scream elegance and luxury at every step.
