EDITOR’S NOTE BUILDING RETROFIT PROGRAM The Abu Dhabi Department of Energy (DoE) has announced the completion of the Emirate’s first Energy Saving Performance Contracting (ESPC) pilot project encompassing eight retrofitted government buildings. The Building Retrofit program is a part of Abu Dhabi’s Demand Side Management and Energy Rationalisation Strategy 2030, which aims for a 22% reduction in energy consumption and a 32% reduction in water consumption over the next decade. One of the nine key programs of the DSM strategy, building retrofitting aims for significant cost savings, system reliability and environmental benefits, in line with the vision of Abu Dhabi and UAE’s national strategies for sustainability. Building Retrofit aims to improve energy efficiency in the buildings while generating savings and reducing costs to building
owners, tenants and the government. Eight government buildings including Abu Dhabi Distribution Company (ADDC), Abu Dhabi Transmission and Despatch Company (TRANSCO), Al Ain Distribution Company (AADC), and Emirates Water and Electricity Company (EWEC), participated in the retrofitting project to study energy efficiency by introducing a number of energy conservation measures. The pilot project is the first for government/public buildings, which follows the ESPC model and utilises private ESCOs to implement energy and water conservation measures. The pilot will not only improve existing building efficiency but also develop the market for ESCO. The project has shown an initial average energy saving of 38% across the eight buildings, and it is expected to have far-reaching economic impact once the ESCO model is adopted across the board.

DEYAAR BEGINS HANDOVER OF SECOND MIDTOWN DISTRICT, DANIA Deyaar Development PJSC (“Deyaar”), one of Dubai’s leading property developers and real estate service providers, has announced the completion and handover of Dania District, part of its award-winning Midtown development. Dania District is the second district to be completed in Midtown’s integrated urban community, which is composed of six districts. In 2019, Afnan District was announced as completed. Located in Dubai Production City near Sheikh Mohammed bin Zayed Road, Midtown is designed with community living in mind, creating a family-friendly environment complete with a wide range of amenities. Deyaar has so far accomplished 50% of the project by completing the Afnan and Dania Districts, which constitute 13 buildings of different heights containing more than 1,200 apartments. The company is preparing to launch new districts soon to complete the remaining phases. Midtown comprises six districts, composed of 26 buildings across a built-up area of almost five million square feet. The development offers over 2,000 units, ranging from studios through to threebedroom apartments. Homes in Midtown overlook a green courtyard, offering space that is both personal and secure. 12

Comprising six buildings, Dania District has a total of 579 residential units, including studio apartments, one, two-, and three-bedroom apartments. Proving an attractive property investment, more than 95% of units in Dania District have already been purchased. QIDDIYA AWARDS CONTRACT TO SAUDI PAN KINGDOM COMPANY (SAPAC) TO BUILD PERIMETER FENCING AT SITE
Qiddiya has awarded a contract to Saudi Pan Kingdom Company (SAPAC) to build perimeter fencing as construction ramps up at the site. SAPAC, an established Saudi construction company will place security fencing around the entire premises of Qiddiya, the Kingdom’s Capital of Entertainment, Sports and the Arts. This first layer of security will enable a slew of construction projects, set 16
to begin this year, to begin bringing in heavy construction machinery and restrict unauthorized access to the site. “With the signing of this 12-month contract, the first phase of developing Qiddiya’s security protocol has commenced. We are proud to work with an experienced Saudi company as we set out to create the Kingdom’s Capital of Entertainment, Sports and the Arts,” said Salman Al-

MOVING ON UP Construction Business News ME sat down with Gerard Evenden, Senior Executive Partner – Head of Studio, Foster + Partners, to discuss the Mobility Pavilion Project Gerard’s interest in innovation, materials and new building techniques, is evident in his global experience and demonstrated by award winning projects across the world. Added to his resume of designs is the Mobility Pavilion at Expo 2020 Dubai. There are three Thematic Districts in the Expo 2020 site, reflecting the mega-event’s three subthemes of Opportunity, Mobility and Sustainability. Construction of the districts was completed in May 2019. The three petal-shaped Thematic Districts are central to the design of the masterplan and are connected to the central Al Wasl Plaza, set to be the next iconic structure of Dubai. Each features Country Pavilions and is anchored by a Thematic Pavilion relating to the theme of that district. The Thematic Districts also include a variety of F&B options, performance spaces, innovation galleries and art installations and outdoor gardens. Each Thematic District is distinguishable by shapes and colours that give them distinct characteristics: the Sustainability District uses circles and green shades; the Mobility District uses triangles and blue (for water or movement); and the Opportunity District is based around squares and a warm sand colour. The shapes are on one hand abstract, but they also have roots in Islamic geometry. INSPIRATION “This is started in Shanghai and the journey that started to produce a pavilion, then we were asked could we move that pavilion to a later date and luckily it came earlier enough in the 18
process for us to make it move and it ended up in Abu Dhabi.” The Mobility Pavilion will provide visitors with an exciting and thoughtprovoking experience, demonstrating how mobility has driven mankind’s development throughout our existence - from our very first steps out of Africa until the interconnected digital world of today. The pavilion addresses the new mobility technologies transforming the way we live, learn and play through the creation of Smart Cities using the likes of Artificial Intelligence, Big Data, robotics, machine learning and autonomous transport. “We were then approached to enter the competition for the Mobil-

ity Pavilion. We are obsessed by the relationship between what’s happening in mobility, the environment and construction of buildings and we thought that was a fantastic subject,” said Gerard. A feat of design, architecture and engineering, designed by Foster & Partners, symbolising movement, consisting of 7 stories and unique interior features. The ribbed and curved shape of the Mobility Pavilion was designed by awardwinning British architectural design and engineering firm Foster + Partners. “We were then approached to enter the competition for the mobility pavilion. We are obsessed by the relationship between what’s happening
in mobility, the environment and construction of buildings and we thought that was a fantastic subject. We want a building that goes beyond the Expo 2020 Dubai and have a legacy and how did we plan to achieve that? There were three sub themes to the Mobility Pavilion which were physical, digital and unified and so those three sub themes created a tri-fold building,” Gerard explained. Due to the size of the area, Gerard explained how the pavilion would allow tens of thousands of people to move around the pavilion. “The great thing about the trifold building is that you can create a central hub. If we move people up through the central hub to reach the top of the building. So it avoids people having to strain their energy to get to the top of the building and we allow them instead to filter down form the top of the building. So they can filter around the three sub themes around the building.” SUSTAINABLE PROJECT The project’s main contractors are ALEC Engineering and Contracting and with sustainability being the forefront

of the Mobility Pavilion they were tasked along with Fosters + Partners to come up with a sustainable design. Due to the Mobility Pavilion being one of the largest projects in Expo 2020, it would be generating waste each day that in several ways could harm not only the neighbouring project but also the environment. “When it comes to constructing buildings you are generating a lot of carbon. So as we go through the carbon counting in the building and as we move this building from Expo
mode to Legacy mode, what we didn’t want to do was to create excess carbon. We want to limit the amount of carbon that goes into the building,” said Gerard. The project has achieved the gold rating certification from Leadership in Energy and Environmental Design (LEED). LEED considers the Mobility project to be a great contributor in implementing a sustainable site, energy savings, water efficiency, carbon emissions reduction, and improved indoor environmental quality.

POWER OF DIGITISATION Construction companies can no longer ignore digitisation of industry By Andrew Skudder, CEO of CCS Accelerating digitisation is one of the main trends for the construction industry in 2020. This means construction companies need to find software solutions that serve them best. While they may consider investing in generic software that spans multiple industries, this type of software will not address the many unique aspects of the construction industry, for example, the practice of using multiple subcontractors. In this respect, project managers and construction companies should be looking for best-of-breed software that embraces the nuances of the industry. The software they choose should be backed up with excellent implementation, training and support. A critical aspect to consider is the industry expertise that can be found in the software provider’s team members. Are they mere techies or are they people who have come out of the industry and capable of applying their industry knowledge to help construction companies embed best practice into their operations? In addition, the accelerating pace of 20
software development and technological change means construction companies need to find software vendors that have local scale or are part of a group of companies that have innovation at their core. Importantly, good construction software must offer the following benefits to ensure construction companies maximise their profitability and efficiency: COST PROJECTION Successfully delivering construction projects within the critical factors of time and budget relies on being in control of costs and performance management. The real benefit of cost management software is its ability to forecast costs throughout the lifecycle of a project. The only way to forecast is to get an accurate view of how much has been spent to date and how much will be spent going forward. This is difficult to achieve without software because of the enormous amount of data that needs to be considered and the numerous moving

parts that make up a construction project. Software that does this in real time is the most effective. It allows costs to be accrued as soon they have been incurred. This means no waiting for an actual invoice to be delivered for the cost to be recognised. By way of example, when readymix concrete is delivered to a construction site, it arrives with a delivery note. The construction company has accrued the cost even though it may only receive the invoice several days later. By this time the project will have moved on and readymix concrete needs may have changed, possibly resulting in too much or too little readymix concrete on site if projections are inaccurate. Construction software should fully integrate all aspects of a project from estimating right through to handover and should provide access to detailed reports and analytics at any stage. MANAGEMENT OF SUBCONTRACTORS Subcontractors are playing an increasingly prominent role in construction projects globally. With lead contractor’s adopting more of a project
management role, they often have to manage multiple subcontractors. This has prompted the need for particular tools to manage subcontractors, which is a much more complex process than, for instance, procuring materials. Good construction software offers supply management solutions covering tenders, quotes, job allocation and full invoicing (factoring the specific requirements of milestone reporting, completion certificates and payments/invoicing). COST VALUE RECONCILIATION Construction software mitigates risk and manages both cost and time by intuitively constructing valuations and cost reports relevant to the cost value reconciliation (CVR) process. Monitoring and measuring actual expenditure against budgeted and forecasted project expenditure provides a running account of the project’s profitability by comparing cost and value throughout the entire project lifecycle. FINANCIAL OPERATIONS (FINOPS) MANAGEMENT Effective software ensures business intelligence is fully up to date and available for reporting on all operational and financial aspects and at company and project level. Our mandates also include providing a standardized framework for facility management professionals, wider construction industry stakeholders and building owners and tenants. AHMED ALKHOSHAIBI, CEO OF ARADA 2019 SUCCESS Arada enjoyed a successful 2019, with the value of our sales rising by 33% against the previous year, while the number of units sold rose by 86%. This is an excellent performance during a difficult period for the property sector in the Middle East as a whole. The launch of Nest at Aljada, the Middle East’s premier student housing complex, which was also the first time that investors were able to purchase directly into a real estate asset class here in the Gulf that is already well developed elsewhere produced excellent results for us. The handover of our first homes, in Nasma Residences in May, also helped spark even greater interest in our first project, which is now 95% sold out. At both of our project sites, we are working hard to complete key features of each community. For example, our focus right now is on putting the finishing touches to the first phase of Madar at Aljada, a new leisure and entertainment district for the UAE. Also at Aljada, we will also start the handover process for our first homes in the megaproject later this year. We will also start handing over homes in the last two phases of Nasma Residences, the community of almost 1,000 villas and townhouses in Al Tay. NASMA AND ALJADA PROJECT Launched in 2017, Nasma Residences became Sharjah’s fastest-selling real estate project when its first phase sold out in less than a month. Featuring almost 1,000 townhouses and villas spread over a 5 million square feet area, Nasma Residences is a fully comprehensive community, featuring two retail centres, three parks, a mosque and a GEMS international school. The first homes were handed over in May last year and we expect to hand over all houses during the course of this year. With a sales value of AED24 billion, Aljada is Sharjah’s largest mixed-use project, and one of the most complex communities of this type anywhere in the Gulf. Featuring large residential components, as well as a large leisure and entertainment district designed by Zaha Hadid Architects, Aljada also contains a business park, three international schools, four hotels and a hospital. Construction began in 2018 and is expected to take a decade to complete.

WALID EL-HINDI, CEO OF IMKAN PROPERTIES PERFORMANCE IN 2019 AND EXPECTATIONS FOR 2020 2019 was a year of first impressions for us as we acquired 166 acres of land in Cairo, saw the delivery of over 151 units at the Alburouj project in Egypt, and delivered Villa Diyafa - a luxury hotel in Morocco - with 27 keys added as part of an expansion. In the UAE, we launched SHA Emirates at our second home destination, AlJurf, and, driven by positive feedback in the market we expanded into and additional phase of the project by introducing new villa types. For 2020, we have a couple of large-scale projects in our pipeline; we’ve started the year with the launch of our new Rabat-based flagship mixed-use development, Le Carrousel, in Morocco. The first phase of this project was sold out in December and we’ve just started construction with the building contract awarded to SOGEA MAROC, which is a subsidiary of French concessions and construction firm Vinci. We’ll also handover our beachside community Nudra and Abu Dhabi’s first urban park, Sheikha Fatima Park. We’re expecting big deliverables this year with over 1,000 units scheduled for delivery by the end of 2021. EXPO 2020 IMF projections suggest that Expo 2020 will contribute to economic diversification across the UAE this year, with potential to drive the fastest growth in the UAE’s non-oil economy sectors such as real estate, tourism, hospitality etc. Our goals are closely www.cbnme.com

JABAL OMAR DEVELOPMENT The project's scope of work consists of a commercial and residential project located next to the Al haram mosque located in Makkah, Saudi Arabia. The project will provide hotel accommodation, commercial/retail spaces, car parking spaces, public spaces and public amenities to support religious, social and commercial activities to Hajj and Umrah pilgrims during Hajj and Ramadan seasons and other visitors all year round. The project covers an area of 230,000 square meters with around 2000000 square meters of construction consisting of 38 residential towers, hotels, a mosque of 14,0000 square meters that can hold up to 150,000 people, a retail concourse, a 2,000-seat conference hall, public parks, a 3000 car parking lot and other related facilities. The project also includes a total of 11,454 hotel and residential rooms as well as 208 villas. The development will be divided into two areas, the northern area includes fourteen 6-storey buildings, a 6-storey prayer building and the southern area include the other towers. The project will be implemented in phases. Phase 1 consists of nine towers with hotels and residential apartments. Phase 2 consists of four hotel towers. Upon timely completion of this prestigious edifice in Jeddah, the concept of specialist health treatment will be envisaged and promoted and the new Hospital will consequently be capable of increasing its capacity to 1439 inpatient beds compared to the previous capacity of 500 beds.

The company boasts uniquely tailored workforce catering solutions through customisable menus and
bespoke catering packages for events of all sizes. Furthermore, Taste of Home has created a line of traditional and ethnic snack foods for retail sale currently successfully piloted at Transguard’s dedicated, in-accommodation convenience store, T-Mart. “We’ve already landed significant contracts in aviation, construction, hospitality and retail, in addition to taking on a number of event catering projects,” Greg commented. “As with everything Transguard does, we hope that Taste of Home would promote greater levels of well-being for site-based employees, and ideally, become the preferred workforce caterer across the UAE,” Greg concluded.

MB CRUSHER 4 Simple methods to dispose of inert material with MB Crusher CUTTING COSTS Crushing and screening on-site allow the job to be self-reliant and to eliminate hauling and dumping fees, even in large quarries. In Saudi Arabia, for example, a BF135.8 Crusher bucket (that fits excavators with an operating weight above 94,800 lbs) and a MB-S18 Screening bucket (that fit excavators with an operating weight between 44,100 and 77,100 lbs) processed inert material that was then reutilized for the construction of the Riyadh metro system. The same company managed to extract the material, screen it, crush it and put it to new use. All of that in complete autonomy while extensively cutting costs. CREATING PROFIT FROM WASTE MATERIAL All inert material processed with an MB Crusher unit is quality material: certified and guaranteed to bring profit to the operation. As stated by a company in Northern Italy, “With the MB Crusher bucket, waste material is transformed from “scrap” to CE certified material. We tore down and built back up a number of reinforced concrete pigsties with grated flooring. We didn’t have any issues with rebar; the MB Crusher bucket was paired with an iron separator. We launched the Genie Lift Connect telematics solution at ARA that converts data into actionable information for our customers, helping them to increase their ROI on Genie equipment. Telematics is now available in the United Arab Emirates and Saudi Arabia in our Middle East region, with the other neighbouring countries to soon follow. An example of “purposeful innovation” is the Genie Z®-60 FE articulated boom, which features our “Fuel Electric” (FE) hybrid system that provides several significant advancements over other hybrid technologies. This new design, also introduced recently on the Genie Z-45 FE boom, includes a new drive system, increased performance and unprecedented applications flexibility. This delivers improved ROIC, since there is a negligible cost difference between the FE model diesel/ hydraulic units, while offering similar performance. These booms’ simple AC direct drive system is 50% more efficient than DC electric-over-hydraulic drives 52

Jörg Mommertz, Senior Vice President, Head of Sales Area Middle East, Africa & Latin America and Managing Director, MAN Truck & Bus Middle East FZE OUTLOOK FOR MAN IN 2020 According to The World Bank, global economic growth is forecast to edge up to 2.5% in 2020 as investment and trade gradually recover from last year’s significant weakness. However, downward risks such as re-escalation of trade tensions and trade policy uncertainty; a sharper-than expected downturn in major economies; and financial tumult in emerging market and developing economies would persist. Specifically, key economies in Central Europe are expected to slow down as fiscal support declines. On the positive side, in 2020 economic growth is expected in the Latin American region to rise to 1.8%; the Middle East & North Africa region is projected to grow to 2.4%; and the Sub-Saharan Africa region is expected to pick up to 2.9%. We do see an opportunity for us to perform better and we will work towards further strengthening MAN’s business throughout our Sales Area. NEW GENERATION MAN will be conducting the global launch of its new truck generation. The new truck sets standards for usability and connectivity. The new truck is not just a truck, but rather an integrated transport solution that makes work easier for the driver, more efficient and more comfortable. The vehicle will impress both transport companies and drivers. While the introduction of the new truck generation in the Middle East region is a given, we have not yet taken a decision on the timeline. MAN will 54
continue to offer the current TG range and aftersales solutions till then. INNOVATION AND TECHNOLOGY As part of the TRATON Group, MAN is taking active steps in these areas. We are working on electric vehicles (van, bus, and truck), autonomous driving, fleet management and digitalisation. On the e-vehicles front, MAN Truck & Bus was one of the first European commercial vehicle manufacturers to successfully put e-mobility on the road together with its customers. MAN followed this up with a small production run of the MAN TGM 26.360 E LL distribution truck in December 2019 at the Steyr plant in Austria. The fully electric Lion’s City E will delivered in the second half of 2020. The question of how used batteries from electric vehicles can be used after their first life in the vehicle is being explored by MAN Truck & Bus, Verkehrsbetriebe Hamburg-Holstein (VHH) and the Volkswagen Group in a groundbreaking pilot project. One objective of the project is to develop a flexible battery storage concept which allows for the replacement of batteries. The scope of work in innovation & new technology is vast and MAN continues to make efforts and offers to all its customers business solutions like energy management, consulting.
