Mirage completes luxurious Desert Pool Villas at Bab Al Shams Resort

Mirage has successfully completed of the luxurious Desert Pool Villas at the iconic Bab Al Shams Resort. As part of a comprehensive resort enhancement project, these exclusive additions mark a new chapter in Dubai’s luxury desert hospitality landscape. The project involves not just the construction of new villas, but also careful refurbishment of the resort’s existing facilities, ensuring an elevated guest experience throughout.

Mirage was appointed to provide project management services by Dubai Holding along with Kerzner International, and many other consultants to create these stunning masterpieces where traditional Arabian aesthetics meets contemporary luxury. The new Desert Pool Villas, seamlessly integrated into the existing resort, offer a great desert experience while maintaining the authentic charm that Bab Al Shams is renowned for.

This transformative project faced unique challenges, from construction in a desert environment to ensuring minimal disruption to the operational resort. Through careful planning

Initially completed in 2004, Bab Al Shams is a luxurious boutique style desert resort, Bab Al Shams is an elegant retreat and spectacular desert paradise. Nestled in desert sand dunes, it’s the perfect setting for both romantic Arabian nights under starlit skies and an authentic desert experience.

This desert resort was designed and constructed with some very strict constraints – from the first drawings and construction teams on the ground to welcoming the first guests was all completed in a short span of 13 months.

Mirage was responsible for the concept, planning, management and delivery of this prestigious, award-winning project.

Baal Crafts a Timeless Design Legacy for One&Only Za'abeel!

Baal has successfully completed a bespoke design project for the prestigious One&Only Za’abeel, one of the world's most unique structures. The project highlighted Baal's expertise in delivering innovative, luxury interior solutions. Each design element was carefully tailored to enhance the hotel's key spaces, creating a seamless blend of elegance and functionality. From concept to completion, Baal ensured every detail met the highest standards of luxury hospitality. This collaboration stands as a testament to our commitment to excellence in design.

The collaboration with One&Only Za’abeel began in 2017. Baal worked closely with their team to ensure that each design element aligned seamlessly with the evolving vision of the hotel as construction progressed. From guest rooms to the pool area, restaurant, and meeting rooms, the project’s focus was on creating bespoke items that reflected and complemented the effortless elegance of both the tower and the hotel—all while ensuring each piece maintained its functionality.

Inspired by the concept of shadows found in the hotel’s guest rooms, Baal extended this idea by creating minimalist pieces with timeless colours that are concurrent yet silent. This was achieved by adhering to the core concept: every item must cast its own shadow. To achieve this effect, the designs were elevated by making the base of each piece smaller than its sides, giving the impression that the items were floating and casting subtle drop shadows on the surfaces beneath them.

The designs feature simple geometric forms in their structural characteristics. Stripped of any ornamentation, the pieces are intended to complement the tower’s interlocking, geometric presence within the Dubai cityscape. Additionally, the items include double-sided padding, with some pieces incorporating a blend of two or more materials, combined in a harmonious and complementary manner.

A core pillar to this project and to Baal’s legacy is sustainability. Each design was created with eco-consciousness in mind—from biodegradable packaging to products made from recycled wood and eco-friendly adhesives, with no use of virgin materials.

“As far as sustainability is concerned, especially for this project, we packed everything in bio compostable and biodegradable materials. We

even used shredded paper in packaging. As for the production techniques of the items, we used ecofriendly materials reflecting a unique story behind each item. Not a single card we used inside our items was virgin. It was all recycled. The wood was recycled, the glue was eco-friendly and the material was microfibre, which was eco-friendly as well. No plastic, no virgin materials," Khajak Krikorian MD, Baal.

With a project of this caliber, Baal embraced its core principles of luxury, quality, and sustainabilityfocussed craftsmanship. Recognising the tower's contemporary essence, we enhanced our manufacturing capabilities to align with the building’s objectives of innovation, sustainability awareness, and a design direction that reflects the overall visitor experience within the space.

Si Chen Joins KPM as Head of Sustainability After Six Years at Foster + Partners

KPM is thrilled to announce the appointment of Si Chen as the new Associate Director of Sustainability. With more than a decade of experience in driving Net Zero Energy and Sustainability strategies across global real estate portfolios, Si brings a wealth of knowledge and expertise that will strengthen KPM’s Sustainability team.

Si joins KPM from Foster + Partners, where she played a pivotal role in leading multidisciplinary projects and developing Net Zero Carbon guidelines for highprofile developments. Her proven track record spans projects across the UK, Europe, APAC, North America, and the Middle East, delivering low-carbon solutions for both public and private sector clients.

In her new role at KPM, Si will lead sustainability initiatives, with a focus on developing and implementing strategies that drive decarbonisation, optimise energy performance, and enhance the environmental impact of real estate

projects. Her experience in designing energy-efficient buildings and advancing sustainable operations will be key in helping KPM’s clients achieve their sustainability goals.

Si’s project portfolio includes iconic developments such as Apple’s Global Flagship Stores, where she led the sustainability efforts for over 20 stores worldwide, pioneering Net zero Carbon roadmaps and advancing Apple’s wider ESG initiatives. Additionally, she spearheaded the sustainability strategy for Centralny Port Komunikacyjny Airport, Europe’s first Net Zero Energy aviation facility, setting new standards for energy performance and carbon emissions management.

Balancing Minimalism and Functionality in Interior Design

DIMA ALKAWADRI, Assistant Professor at Heriot-Watt University Dubai, explores how minimalist design fosters mindfulness, connection with nature, and a thoughtful approach to space use.

Minimalisim is one of the most influential movements in modern architecture. This design philosophy focuses on stripping away unnecessary details to reveal the true essence of each element, crafting spaces that reflect simplicity and transparency. By embracing nature, minimalist spaces foster a deep connection with the environment, inviting users to experience a sense of calm, openness, and mindfulness. Such spaces encourage a respectful interaction with the surroundings.

Studies showed that the design language of this philosophy includes simplified layouts, clean forms, clear walls, and flat surfaces. It also emphasises large expanses of non-mullioned glass to maximise natural light and enabling air to move freely, creating harmony between the interior and exterior by integrating elements like greenery and water. Minimalist spaces typically feature neutral colors like white, gray, and beige, which serve as a base to amplify the sense of openness and promote a peaceful atmosphere.

Achieving a balance between minimalism and functionality requires assessing the space's requirements and understanding of how to make the most of limited elements. Functionality, revolves around practicality. In interior design, functionality means ensuring that each space serves its intended purpose while maximising comfort and convenience. When integrating functionality into a minimalist space, it is essential to ensure that each piece of furniture or decor has a clear, practical purpose. This approach maximises space efficiency, all while maintaining the clean, streamlined characteristic of minimalist design.

Choosing multi-functional furniture can maximise space and preserve a minimalist. For instance, in a minimalist living room, rather than filling the space with multiple furniture pieces, a versatile sofa that also functions as a storage unit would be ideal. Similarly, options like foldable dining tables, sofa beds, and storage ottomans help keep the area open while offering practical use. In a compact apartment, a fold-out dining table can be mounted on the wall. When not in use, the table can be folded back, freeing up space.

The concept of minimalism also focusses on prioritising quality over quantity. Designers can achieve a balance of elegance and functionality by opting for a smaller selection of high-quality

pieces. The key is to choose durable and versatile items that can serve multiple purposes. For instance, a classic wooden dining table with an extendable feature can serve as a functional centerpiece in a minimalist home. Its versatility allows for use in both small and large gatherings, showcasing the importance of selecting quality pieces that enhance functionality without compromising on aesthetics. Investing in timeless, well-crafted furniture not only ensures durability but also minimises the need for frequent replacements, supporting the minimalist ethos of sustainability.

The concept of minimalism also focusses on prioritising quality over quantity. Designers can achieve a balance of elegance and functionality by opting for a smaller selection of high-quality pieces.” "

While the concept of minimalism is not complex yet balancing minimalism and functionality does present challenges. Minimalist spaces can sometimes feel cold or uninviting due to the absence of decorative elements. However, minimalism creates a harmonious dialogue between architectural elements and nature. Therefore, to maintain a minimalist aesthetic without compromising comfort and utility, designers can use natural materials, light, and openness to create a sense of balance and warmth in the space. This connection with nature softens the minimalist aesthetic, making the environment feel both serene and welcoming. Additionally, designers can introduce warmth through textures and soft furnishings. The key is to use these elements sparingly and in a coordinated manner.

Balancing minimalism and functionality in interior design involves careful planning, creativity, and an understanding of the space’s purpose. By focusing on multi-purpose furniture, built-in storage solutions, quality materials, and natural elements, it’s possible to create spaces that are both practical and aesthetically pleasing. Minimalism is not about sacrificing comfort, rather, it is about enhancing living experiences through thoughtful design.

This impressive attendance already marks an approximate 10% increase over previous editions of these events. Early data suggests that around 15% of visitors were international, representing over 70 countries. This global turnout underscores the fairs' growing appeal and importance as a hub for innovation in furniture, kitchen design, textiles, home improvement, and gardening sectors. According to Feria Valencia managing director Jorge Fombellida, “what is really significant is the quality of these people, which meant a considerable amount of business was done”.

The exhibitors at the five fairs have stated that they are aware of a high level of demand for their items and that they have positive expectations that the attention produced by the fair will result in sales being closed very soon.

The final day of Feria Hábitat València was marked by a special visit from the National Design Prize winner, Valencian designer Héctor Serrano, who stopped by both Feria Hábitat València and Salón nude. Just days prior, the Ministry of Science, Innovation, and Universities announced the 2024 award winners, naming Serrano as the honoree in the Career in Design category. The jury praised him for capturing the “breadth, creativity, versatility, and excellence of Spanish design,” creating celebrated pieces known worldwide for their beauty, sensitivity, and playful charm.

Serrano chose to celebrate his award at Hábitat, especially at Salón nude, which played a pivotal role in his early career. In a gesture of gratitude, he met with Feria Hábitat València director Daniel Marco to acknowledge the continued support Salón nude provides to emerging designers.

Lighting must serve the functional needs of a venue, ensuring diners can comfortably read menus and enjoy their meals, but it also contributes to the mood, complementing the decor and enhancing the concept alongside other design elements.

LEVERAGE COLOUR STRATEGICALLY

The selected colour scheme of a room, building, or entire urban complex, holds the power to enhance the most incredible ideas and design concepts— either subtly shaping how individuals perceive a space or

intentionally evoking certain emotions.

Colour strategy may also be vital in adding certain qualities or features to a restaurant venue, whether to increase the perception of space in smaller venues or make larger or industrial-scale environments seem more intimate. During the initial stages of restaurant development, it’s important that the use of colour doesn’t contradict the overall message of a restaurant.

We use colour to understand how our concept can either blend into and complement its surroundings or stand apart. As such, visiting locations in person and getting a sense of predominating colours nearby is key, whether this is from competitor restaurants and businesses or the natural environment. The “right” approach to colour can be something entirely different when designing a venue that sits on a busy commercial high street compared to something that is surrounded by nature.

Trojena is one of the main developments at NEOM, sitting right in the heart of NEOM’s nature region. With elevations ranging from 1,500m to 2,512m, Trojena is a year-round mountain destination that offers a wide range of experiences and exciting possibilities unlike anything else in the region. We are re-inventing the mountain destination concept by designing sustainable communities, vibrant and active community living and cognitive infrastructure.

Trojena’s diverse entertainment options and immersive experiences enrich residents and visitors more significantly. Luxury accommodations, recreational activities, and cultural events further enhance that experience, making Trojena an attractive destination. Beyond skiing, Trojena will also be a

global sanctuary promoting wellness, serene living and vibrant urban amenities, providing an ultimate escape from the ordinary.

Do you see any challenges? If so, can you tell us how to overcome them?

Construction in a remote mountainous region poses an immense challenge. Overcoming this requires bold, forward-thinking, and continuous improvement to ‘future-proof’ the development and serve it as a blueprint for the rest of the world. Since 2022, we have excavated approximately 9 million cubic meters of material from the future lake site and advanced the Ski Village and Slope Residences, with basement works actively underway. Additionally, we have excavated nearly 2 million cubic meters of rock to create the site for our innovative ‘vertical village’ concept, the Vault. It’s an exciting time as everything starts to come together, and we’re gearing up to welcome

visitors and even host Olympians for the Asian Winter Games in 2029. Looking inward, we collaborate across all NEOM sectors and share insights with other regional developments to foster knowledge exchange and best practices. For example, ENOWA, a NEOM subsidiary company that leads the development of sustainable energy and water systems, is assisting us in providing fresh and clean water to our mountain resorts in addition to investigating the introduction of geothermal wells that could harness the shallow subsurface temperatures for building heating and cooling applications. You are currently developing sustainable concrete from locally sourced aggregate, which reduces carbon and shipping-inmaterial emissions. Tell us more about that.

Saudi Arabia is undergoing unprecedented development, with projects like NEOM representing one of the most significant global earthworks constructions. From the beginning, we understood our limitations with traditional supply chains. We are also aware of how energy-intensive construction of this scale can be. So, at Trojena, we proactively sought alternative solutions to ensure a steady and sustainable flow of materials for our construction needs that meet our sustainability vision.

Concrete is one key construction material that significantly impacts the environment, responsible for approximately 8

per cent of global CO2 emissions. Based on this, NEOM is focusing on centralising and owning an end-to-end supply chain for cementitious materials, including cement (ordinary portland cement) and supplementary cementitious materials (SCMs), as part of its carbon reduction efforts, which Trojena will benefit from. The abatement potential of cement replacement with SCMs is estimated to achieve up to 35% in carbon reduction.

In addition, Trojena is leading an initiative that involves the production of lower-impact concrete, where locally sourced aggregates from excavation sites within Trojena are repurposed for construction materials. This will avoid the extraction of raw materials (such as sand and gravel) from new mine locations, which will avoid or reduce land degradation, loss of habitats, and water pollution.

This sustainable concrete approach reduces reliance on external suppliers and minimises environmental impact by utilising materials sourced directly from the project site. For example, the demand for roller compacted concrete for dams forming the lake currently necessitates approximately 3.5 million cubic meters, equivalent to over 400 thousand truckloads of concrete, including all associated costs, air emissions and time. Trojena is significantly reducing the need for extensive transport of materials by crushing and utilising rock excavated from the Vault on-site, thereby minimising costs, environmental harm, logistical complexities and the impact associated with traditional supply chains.

How does producing sustainable concrete help Trojena’s long-term sustainability goals, and how does NEOM plan to measure progress towards achieving the goals?

The development will require about 7.3 million cubic meters of concrete: approximately 52% will be used for buildings and structures, and the other 48% will be used for dams. Because we plan to use 100% of available aggregates from ongoing excavation, the carbon emission saved due to reduced transportation is estimated at around 0.4 million tons of CO2, which represents a 10-15% carbon reduction from the baseline, or the amount of CO2 captured by 1 million trees.

These principles include net-positive outcomes for the climate and environmental quality, with the goal of achieving Net-zero Carbon, Net-positive biodiversity, and healthpositive developments. Our vision also includes the sustainable use of resources and the establishment of a truly circular economy. To achieve these goals, we are implementing various well-known rating systems for communities, buildings, and infrastructures such as Envision, LEED, SITES, and WELL. Our aim is to achieve the highest levels of certification, ensuring that Trojena creates sustainable and future-ready developments that benefit

Protecting the region’s rich cultural heritage and environment is our core focus at Trojena. As anywhere else at NEOM, Trojena is actively committed to decarbonising construction by integrating cutting-edge technologies and sustainable practices into its development. This

includes optimising the supply chain, implementing circular economy principles, emphasising the responsible use of resources and minimising waste. This is also in line with NEOM’s core tenets of environmental sustainability and conservation, and as such, it has committed to preserving 95% of the region, which is set aside for nature. Several initiatives are underway to help NEOM achieve these goals, including a rewilding and regreening initiative which seeks to plant a million trees and reintroduce many native species.

What is the legacy you want to leave behind with this project?

I want to look back and confidently state that we created something new and added value to the concept of the mountain destination. We are redefining how such a development is perceived, and our sustainable approach to design and construction ensubiodiversity conservation and regeneration.
