Saudi Arabia’s initiative to entice international businesses with its regional headquarters program is gaining traction. Initiated in 2024, this ambitious program incentivizes global corporations to establish their regional headquarters in the kingdom. Over 120 global companies were recently allowed to move their regional offices to Saudi Arabia in the first quarter of 2024, a staggering 477% increase from the previous year.
With the increase in companies setting up offices in the Kingdom, The Workspace Summit is timed perfectly to have discussions around the future of these office spaces.

As Saudi Arabia’s interior design sector continuously evolves and grows in response to Vision 2030, there is an increased demand for skilled designers across the country. To empower the next generation of design leaders, dmg events is introducing INDEX Saudi Arabia Future Stars this year – a new competition dedicated to supporting talented interior design and architecture students across the Kingdom.
Thirty-five years ago, Brian Johnson was given the opportunity to enter an international architectural competition for the design of the Dubai Creek Golf & Yacht Club as a result of him being responsible for the design of the Emirates Golf Club a few years before when he was managing partner of his previous practice.
His design won the competition and he immediately established an office in Dubai where he and his team were kept busy on the Dubai Creek Golf Clubhouse and the Creek Yacht Club. Shortly afterwards
Johnson was asked to design the Palm Tree Court extension at the Jebel Ali Resort, and a number of new commissions followed from there.
Johnson had originally designed the Dubai College in 1978 with a previous practice and the school asked him to take over the work again and this, combined with work with Mirage Mille on the One&Only Royal Mirage and the Bab al Shams Desert Resort, led to the majority of the work in subsequent years being in the hospitality and education sectors.
The firm has been the design firm of choice for many distinguished projects over the years including VIDA and The Palace Hotel and Residential projects, Al Seef Dubai, an array of University and Cultural projects for HH The Ruler of Sharjah as well as Dubai
College, Dubai Sports City, Arcadia Schools, The Chedi Al Bait, Al Wathba Desert Resort & Spa in Abu Dhabi and a range of other hotel projects throughout the region including the Warner Bros Hotel, Abu Dhabi, Jebel Ali Palm Tree Court, and the DoubleTree by Hilton & Hilton Garden Inn Riyadh, many of which have resulted in the firm winning a raft of design awards.
Today, Godwin Austen Johnson is a team of 110 committed colleagues working on diverse projects across the region from contemporary and traditional hotels and residential towers to modern education projects and large master planning projects.
In addition to the obvious milestones of successfully completed projects over the past 35 years Godwin Austen Johnson has established a number of internal departments all of which actively complement the architectural heart of the practice including a fully functioning MEP team which has evolved over the years to be one of the most highly regarded in the region.

GROHE, a leading global brand for complete bathroom solutions and kitchen fittings, has become the first global sanitary brand to offer products made in Saudi Arabia, with a new manufacturing facility in Dammam dedicated to GROHE brand products. GROHE is an integral part of the strong brand portfolio of LIXIL, which is a maker of pioneering water and housing products. At an exclusive event today, the-state-of-the-art facility developed in collaboration with Zamil Plastic Industries Co., was unveiled to select media.
LIXIL’s regional expansion plans for GROHE align closely with Saudi Vision 2030, which aims to achieve economic diversification through investments in construction, logistics, manufacturing, and other sectors. The new manufacturing facility enhances national pride by producing exceptional Concealed Cisterns in the kingdom, covering an area of more than 26,000 sqm with over 200 employees in its workforce, and has successfully started exporting its first shipment. At the press conference, the media had the opportunity to meet the talented
individuals behind the collaboration, delve into the production process, and learn about the rigorous quality standards in local manufacturing. This exclusive event also highlighted the excellence of Saudi-made products, crafted with cutting-edge German technology. Attendees were given an in-depth tour of the facility, providing them with a first-hand look at the advanced technology powering GROHE’s production processes.
Fawzi Dernaika, Leader, KSA, LIXIL IMEA, announced: “We are proud to share that GROHE has become the first global sanitaryware brand to launch and promote a manufacturing facility in Saudi Arabia. This facility integrates advanced German technology with Saudi expertise, entirely led by local professionals. This alignment is crucial because it links university design studio learning with real-world experience, equipping students to make meaningful contributions. One of the primary ways universities achieve this alignment is through close collaboration with industry professionals. By fostering partnerships
with thought leaders from all industries, governments, and leading design firms, universities ensure that their curricula remain relevant and up-to-date with the latest global industry intelligence. These professional collaborations allow students to hone new knowledge and skills by working on live briefs, engaging in international competitions, and gaining insights into industry challenges, expectations, language, and mindset requirements. Furthermore, universities in Dubai are increasingly incorporating interdisciplinary approaches to design education. They acknowledge that design does not exist independently and urge students to interact proactively with other fields like technology, business, management, psychology, and the sciences. This interdisciplinary approach gifts students a wider perspective, empowering them to address intricate design issues creatively. For instance, Heriot-Watt University Dubai’s design education offers students the flexibility to tailor their studies across multiple disciplines, fostering a holistic understanding that is in line with the demands of the modern industry. The BA (Hons) Communication Design programme develops student’s conceptual, creative, critical, and technical skills, focusing on achieving industry standards of excellence. It addresses the evolving demands of technology, social media, and global communication, emphasising collaborative, socially dynamic, and inclusive design.
The programme supports learning in six key areas: Graphic Design, Photography, Illustration, Motion Graphics, User Experience and User Interaction Design (UX/UI). The programme purposefully engages with various professionals annually, from metaverse companies to banks, global charity organisations, and Identity and Brand Agencies. Another key aspect is the need to focus on sustainability innovation. Dubai's vision of becoming a global leader in sustainable development is reflected in the design education offered by its universities. Programmes increasingly emphasise the importance of NetZero and sustainability practices, encouraging students to think critically about their work's social, economic, and ecological impact. This focus positions them as leaders in the global movement toward more responsible design. Universities in Dubai also play a pivotal role in nurturing entrepreneurial skills among design students. Recognising that creative entrepreneurs will shape the design industry's future; institutions offer courses and resources that equip students with the tools to launch their ventures. Incubators, coaching, accelerator programmes, and networking opportunities are becoming integral parts of the design education ecosystem in Dubai.
Through collaboration with industry professionals, interdisciplinary approaches, a focus on sustainability, early embracing of new technologies, and nurturing entrepreneurial skills, these institutions prepare the next generation of designers to become active participants in the industry's growth and leave a lasting impact. Can you walk me through your journey in the real estate industry?
I have been involved in real estate development for over 35 years. My career spans across the United States and the United Arab Emirates with projects in commercial, residential, and hospitality sectors. Prior to my position as Chief Development Officer (CDO) at Ithra Dubai, I had worked on various mega-projects, including the Index Tower, and held positions as Chief Development Officer of Union Properties, and GM Development at Emaar Properties.
As Chief Development Officer at Ithra Dubai, I regularly employ my experience alongside my understanding of Dubai real estate and efficient development to plan inclusive and mixed-use developments in the Emirate, with One Za’abeel being a shining example of what we’ve accomplished.
For One Za'abeel, what did the construction phase look like? Were there any challenges?
Construction began in 2017, with the aim of producing an unparalleled icon of mixeduse living in the heart of Dubai. Bringing the vision of One Za’abeel to life required our collaboration with strategically-sourced local and international industry experts to develop innovative techniques and solutions. Creative thinking was at the forefront, requiring us to equip state-of-the-art engineering, eco-conscious materials, and innovative design to accommodate the grandiosity and location of the project. >>>
Due to its prime location, excavation for the development occurred beneath a live highway. Major considerations had to be taken when digging the deep seven floor basements due to the proximity to an existing overhead highway’s bridge piers and foundations. You can see all of our collaborative, innovative technologies applied in the construction and lifting of The Link - the cantilevered building suspended between One Za’abeel’s two towers. The 230 metre-long sky concourse holds the Guinness World
RecordsTM title for The Longest Cantilevered Building in the World, with 67.277 metres of it suspended 100 metres above the ground. The lift was a major achievement, executed without stopping the flow of traffic on the 4-lane highway that stands between the two towers.
What inspired the concept and design behind One Za'abeel The Residences?

Za’abeel. When designing The Residences in particular, the goal was to create the ideal homes for discerning and contemporary global citizens looking for an elevated living experience.

Some of the features incorporated to increase energy efficiency and reduce waste include 64 dual Electric Vehicle charge points, condensate water collection system from AC units to use for the irrigation of the plentiful vegetation, and high indoor air quality. The unique façade system for the entire development was specifically selected for its ability to reduce heat gains and minimise demands for cooling energy.

The company’s pioneering approach to materiality begins with one of the most ubiquitous symbols of interior design: the fabric swatch. Florence Knoll invented it. Other companies offered swatches, but Florence—who was trained as an architect— had hands-on experience in the importance of understanding materials. Thus, Knoll became the first company to mount squares of fabric to identification cards packed with information interior designers need while working on projects. The company’s evolutionary and revolutionary use of materials goes beyond textiles. Knoll is recognized worldwide for its innovative use of wood, marble, and metal.

Like a couture dress made of the most luxurious fabric, when Knoll uses marble, the cut is always precise, and the application one-of-a-kind.
Grasshopper Tables by Piero Lissoni, as well as collections by Florence Knoll, Eero Saarinen and other designers are offered in an array of gorgeous stones sustainably sourced from quarries in Italy and Slovenia. A commitment to quality guides everything Knoll does, which is why the company uses only the highest quality marbles, chosen for their favorable working qualities and containing few geological flaws or voids. Finding quality marbles isn’t easy, and fewer than 10% meet the Knoll standard.

Since 1958, Knoll has adhered to the strictest standards and time-honored techniques for working with natural stone.
Florence and Hans Knoll gave designers free rein to experiment with the mediums of their choice. This approach led to the design of many notable products, including the wire chair collection by Harry Bertoia, who spent nearly two years experimenting with and perfecting his technical proficiency in metal before showing Florence and Hans his chair. “When it came to rod or wire, whether bent or straight, I seemed to find myself at home,” said Bertoia.
Not only was Bertoia’s design innovative, but because there was nothing else like it,
he also had to find a way to make it. Working with Richard Schultz and Don Petitt, Bertoia invented a production process—handbending the rods, hand-weaving them into a frame, and individually welding each one in place— which is still how the Bertoia collection is made today.
Ludwig Mies van der Rohe also excelled in the innovative use of metal. When Florence and Hans partnered with him to produce his designs, they suggested a few changes based on their materials expertise. For the Brno Chair, which Mies originally made with a tubular steel frame, Florence suggested they also make a version with rolled metal to give it a more refined look, like the Barcelona Chair. Decades later, Knoll continues to make both versions of the Brno Chair.

Meet Ignacio Gomez, a Global Design Principal at Aedas shaping spaces that connect the world while staying true to local cultures. With over two decades of architectural expertise, Ignacio has been a driving force in contributing to the Middle East's architectural evolution since he made the region his home in 2006.
Ignacio's passion for architecture took root at an incredibly young age, long before he even understood what it meant to be an architect. His father, involved in small real estate developments in their hometown, would often bring him along to meetings and site visits. Ignacio looks back in time and says: “As a child, I found offices and meeting rooms incredibly boring. But when my father took me to an architect's studio, it was a revelation. The drawing boards, markers, and cool gadgets made it feel like a whole new world. I was amazed and thought, ‘These people have the coolest job—they

He explains the inclusion of AI-driven design tools and algorithms is also revolutionising the field. AI can analyse vast amounts of data, provide design recommendations, and generate multiple design options. This technology allows architects to streamline workflows, optimize designs for efficiency and sustainability, and collaborate more effectively with clients and other stakeholders.

Lastly, one of Ignacio's favoured trends, is the growing emphasis on cultural identity and authenticity in architecture. Clients are increasingly seeking designs that reflect their unique heritage and traditions of their regions, while seamlessly incorporating modernity and innovation. "This trend challenges architects to balance traditional elements with contemporary needs, creating spaces that honour local culture while meeting the demands of modern life. What inspired the design and aesthetic of the restaurant?
I didn’t want THREE CUTS to be just another steakhouse, I wanted there to be creativity, personality, and soul to it. There are many personal touches incorporated into the aesthetic, largely influenced by my childhood. You’ll find my great-grandmother’s chair in the Speakeasy, and the material surrounding the DJ booth was inspired by my rugby toiletry bag. The Bar’s stained-glass backdrop draws inspiration from my high school church, while the booth seating was inspired by one of our first restaurants in Beirut. I drew a lot of inspiration from my years in London, mixing the traditional steakhouse concept with the vibes of modern hotspots. The design itself inspired our tagline, The Art of Lazy Elegance, creating an aesthetic, where old-school classic meets sophistication and simplicity, all under one roof.
How does the design of the restaurant enhance the dining experience?
THREE CUTS’ design leans into our tagline of The Art of Lazy Elegance; the atmosphere is both grandiose and cozy, casual yet fine. We set a warm tone and ambiance with soft lighting and soulful beats which encourages an extended dining experience. It invites guests to unwind and relax into their home, where there’s no rush to simply eat and go home because you somewhat feel like you’re there. Are there any sustainable design elements incorporated into the restaurant?
THREE CUTS was designed and constructed on a low power requirement. The venue runs on very efficient power usage, and we use recycled chilled water for all air conditioning. The menu’s one-page concept was designed with sustainability in mind regarding both appearance and offering. When it comes to our food, we are as close to zero waste as can be.
What is the concept behind the restaurant’s menu?
The main goal behind the menu’s concept was to curate a single page constructed around simplicity. We aren’t reinventing the wheel here, the vision was for people to feel as though they were eating at home with simple dishes, but zero compromise on quality. We took the same to sourcing the best ingredients and suppliers, and narrowing items down. Almost 40 different cuts of meat were sampled to select the best three, and we sourced our highest-quality salmon from Le Fumoir. I wanted to simplify the selection for my guests, rather than produce a multiple-page menu where the concept can get easily lost or confused - we took care of that part for them, playing on the theme of “3” to provide the paradox of choice. We spent months on the process until we produced a very well-focussed menu on one page, every item being something we love to eat ourselves.
Can you tell us about any unique or signature dishes that define your restaurant?
THREE CUTS is an elevated steakhouse experience, so the emphasis is placed on three cuts of meat: Striploin, Tenderloin, and Ribeye. The Chef’s 3 Cut Special expands on this with three additional prime pieces of meat, including the impressive Thor’s Hammer. The Raw Bar is primarily prominent with the Seafood Tower, and Beef Tartare served with lacquered egg yolk. Our concept is simple and is also our signature trait; a one-page menu, high-quality ingredients, and serious flavour. We’ve pulled from both tradition and modernity, pairing the classics with creativity; simple dishes that pay homage to the old-school era, whilst breaking the traditional mould.
What trends in cuisine do you see emerging in the F&B industry and how are you adapting to them?
What stands out most to me is that things are becoming overcomplicated, and slightly saturated. Venues are growing more fussy, eager to be “Instagrammable”, going above and beyond with lights, dry ice, and other exaggerations. In my opinion, it follows one of two ways right now; people are either seeking a simpler form of dining, or they are going for dinner with a show, live entertainment, and so on. All of
this in turn is having an impact on the cost of dining. This was the reason we decided to take things back to a simpler 0me with THREE CUTS, creating a onepage menu, sourcing all the right ingredients and bold flavours, old-school style yet still keeping it up there with entertainment.
How do you manage peak times and ensure smooth service during high traffic periods?
I have operated fine dining restaurants for the past 20 years so there is a lot to pull from the past. Being multi-branded I’ve been very experienced in building teams over time, so we have manned ourselves well to deliver THREE CUTS, which is our latest venture. We crafted a simplified and organised menu that allows us to manage high footfall, and our reservations system sets our maximum flow of guests per hour, to ensure optimum service at all times. We frequently analyse our guest traffic to better understand our customers, their habits and preferences, and further see how we can improve ourselves.
What role does technology play in your operations, from reservations to kitchen management?
We incorporate technology throughout our entire operations, from the generic systems that handle reservations, point of sales, and so on, to the more specialised ones. Our use of technology plays a vital role in keeping us aligned with our core concept of high quality, assisting with streamlining everything from monitoring inventory, food safety, nutritional aspects, ordering management, and beyond. We utilise our own internal program for memberships, recognising repeat customers, consumer habits, average spending, reviews, and trends, enabling us to reward our loyal guests. We also use AI software for our music, creating different playlists from lunch, to happy hour, to dinner, ensuring every track played matches the vibe
on any given day/time, without repeated songs.
How has the F&B industry evolved in recent years, and what changes do you foresee in the future?
I have been based in Dubai since 2004 and we have seen an erup0on of new concepts all over the city. There are many, many restaurants flooding the market, and whereas before fine dining was geo-located in one certain area, today you can find anything on every side of the city. As Dubai has exponentially grown over the years, so have the communities and neighbourhoods; people are generally dining closer to their local areas to avoid cross-country trips or heavy traffic. I anticipate these trends to keep growing for the meantime as Dubai continues. establishing itself as a serious, global, and diverse dining destination.

In response, we are exploring ways to integrate these innovations, such as investing in local vertical farming projects and adapting to technological advancements in the kitchen. The clear example is Abu Dhabi with many companies who started farming mushrooms and similar products where the flavour is practically identical to what we would find in an imported ingredient.
