his is a very bittersweet issue of the Cordillera Ranch Living magazine for me. Bitter because it will be the last issue of this great publication that I will produce and sweet because I know that it is something that we created a couple of years ago that will last for many years to come. Working with Ben Schooley and his staff at Schooley Media Ventures has been a great experience and they have provided us with a publication we are all proud of. I think many of you know that at the end of 2010 I stepped down from my role as Vice President of Cordillera Ranch. Over the past 11 months I’ve been working on a new business opportunity that has presented itself and by this fall it had expanded to the point that I need to focus my full attention on this new opportunity. Cordillera Ranch has been a major part of my life for the past 12 years but it’s nice to walk away knowing that I played a role in creating such a fantastic lifestyle for so many people. The Cordillera Ranch community has so many great residents, members and employees that I have no question that it will continue to grow, thrive and further establish itself as the premier community in the Southwestern United States. There are so many people I need to thank for their involvement in Cordillera Ranch and making it what it is today. I could never thank everyone that I need to but primarily I want to thank my dad, David, for having the confidence in me to take the ball and run with it. We created something special together and will always be able to look back at it and know we did it the right way and have a stronger relationship now than when we started. My wife Jennifer and our kids, Price and Charlotte, have been a tremendous support throughout the ups and downs that is the real estate business. It has taken so many good people along the way and all of you have had a significant impact on Cordillera Ranch (and me). I have told many people over the past few years that “even if I didn’t have anything to do with Cordillera Ranch, I wouldn’t want to live anywhere else”. I truly mean this and believe this (and will continue to live here). There is no place like Cordillera Ranch, and the team that’s in place to run the project and carry it into the future is fantastic. s many of you know I have had the incredible opportunity, good fortune and thrill to work with both of my sons in the development of Cordillera Ranch. As a real estate developer the opportunity to work on a project of the scope, size and incredible beauty of Cordillera Ranch is a rarity but to do it with your sons as partners is truly a “once in a lifetime” opportunity. When Chris joined our company almost twelve years ago I instinctively knew he had all the right skills, talent and ambition to be a bright star in our business and he has certainly proven that early assessment to be correct as he has grown immeasurably as a business man in that time. Chris’ role in the development of Cordillera Ranch and particularly his integral role spearheading all of the planning and construction of the Clubs including the golf course, clubhouse and other Clubs amenities has been invaluable. I think all will agree that all of The Clubs facilities are “best in class” and Chris’ tireless efforts and attention to detail on those projects were a major factor in the incredible finished product. Needless to say, I am sad to see Chris leave the management team at Cordillera Ranch Development Corp., but I am also extremely excited for him and the opportunities in front of him in the new business venture he put together this year. I have always told him that one of the keys to success in business is to have good hearing – that is to be able to hear opportunity knocking and not be afraid to open the door for it. I am confident that he has “good hearing” on this one, and it will be a big success and hopefully a “once in a lifetime” opportunity for him. Fortunately, there is another bright star on the Cordillera Ranch management team, Charlie Hill, and he will assume many of Chris’ marketing and other responsibilities including the oversight of the Cordillera Ranch Living magazine. Charlie joined us in DH Investment Company about six years ago as VP of Finance and Development and has been very involved in all aspects of the Cordillera Ranch project as well as his role managing other DHI projects in Austin, Houston and San Antonio. Charlie is incredibly bright and creative, and I look forward to many of his developer articles in the Cordillera Ranch Living magazine in future editions. As a father, it is hard to fully express the fun, satisfaction and pride I have experienced working with both Chris and Charlie and watching them grow to become outstanding business men (and men and fathers). STATE OF THE CLUBS OF CORDILLERA RANCH By Monty Becton

ince accepting the General Manager position in March, I have learned a great deal about the club and community and wanted to share my perspectives on where our club stands in comparison to other clubs and shed some light on our strategy for the future. As you can imagine, the last 3 years have been a challenging time for clubs and the economy. The majority of clubs that were built in the last 20 years have been the result of residential development projects. During the late 90’s and early 00’s most of these clubs were heavily subsidized by developers who were selling land and homes, meaning they were essentially an amenity and tool for selling real-estate. When the economy and housing market collapsed the majority of developers fell on hard times and could no longer justify or afford to subsidize the clubs they built. As a result the clubs along with the associated debt and operating deficits became a burden for the Members. This situation left many clubs in peril with Members and or the financial institutions that financed the debt left holding the bag. They could either raise the dues significantly or let the clubs fall into foreclosure. As a result of these failures many Members lost their initial investment and in many cases found the value of their real estate in peril as well because the club that was once an amenity for selling real-estate and a source of pride in the community was now closed or looming under the cloud of foreclosure. Stories like this are so prevalent in our industry that development of golf courses and clubs in the United States have all but come to a halt. Fortunately our outlook is much more optimistic and is one of the rare stories of success during these difficult

times. The Clubs of Cordillera Ranch are tied directly to our developer partners and for the most part were built after the residential community became a success. Therefore when the club opened, we already had a reliable revenue stream and Membership base in place. When the club was designed, future growth in the community was taken into consideration. The financial projections used to justify the construction of the golf course and clubhouse amenities assumed that the developer would subsidize club operations until the club had enough Members and revenue to sustain operations. I’m happy to report that based on preliminary numbers we met our financial objectives for 2010, and are putting the final touches on our budget for 2011. Our current projections still assume financial support from the development company, but we will reduce and eventually eliminate that deficit so the club can sustain its own operating costs. As I mentioned in my original article last year my job is to balance the needs of our Member, Employee, and Financial Partners. Our strategy is to continue growing the club by increasing Member usage and growing our Membership roster. We are committed to providing unique programming in all areas of the club designed to improve the quality of life in our community. We are unique among our peers because of the quality and variety of amenities we offer. Whether you like kayaking on the river, playing golf, riding horses, shooting sporting clays at the gun club, relaxing in the spa, exercising in our fitness facility, lounging at the pool or satisfying your appetite, we have something for the entire family. I’m pleased to report that we

enrolled over 40 new Members in 2010 and had net Member growth for the year. That’s a very encouraging trend and very rare in these economic times. This success wouldn’t be possible without your support. The energy and passion for the club and our community in general is very strong and contagious. The pride Members exude when introducing their friends, family, and business associates to the club is the best endorsement of all. Besides growing our revenues and participation, we are committed to spending your dues dollars wisely. Our team of employee partners works diligently to take advantage of our special purchasing programs along with managing our human resources in a prudent manner. One of the biggest influences in regards to me accepting this position was based on the financial stability of the club and community along with the value associated with the club. When you consider our dues and the lack of a food & beverage minimum or assesments in comparison to the services and facilities that are at your disposal, I believe we’re one of, if not the best value in the Southwest. As we evaluate our pricing for 2011 and in the future, we will continue focusing on providing an exceptional value for our Members. In summary I’m happy to report that our future is very bright, the club is the hub of a vibrant community that continues to grow and flourish. A RAMBUNCTIOUS, EXUBERANT WORKOUT

Cardio tennis came out in the early 80’s when fitness was cool, hair was long, shorts were short and tennis was huge. Since then, as usual, things have changed. Some lost their hair, shorts have become longer, the tennis fervor dropped off a little, but fitness (good or bad) remains an important factor of the physiological and psychological make-up of everyone. As it turns out, cardio tennis is fun, great exercise, and just what the doctor ordered. What is “Cardio Tennis” exactly, anyway? A cardio tennis class here at Cordillera Ranch is a class designed to keep you energized and moving for 90 minutes. We use drills designed for sprinting, jogging forward, jogging backwards, skipping side to side and team work, all while hitting tennis balls. Instruction is minimal, the action is fast

and the hustle level is high. One man described the class by saying “it’s like a fire drill, when it’s not a drill.” Another said when class is over it’s like “the feeling you get when your child tells you they got a full scholarship to their favorite university”. That’s probably the exercise induced endorphins kicking in. There are lots of reasons to attend a cardio class but there are two above the others. The first would be to increase your heart rate above more than the usual run to the fridge for another snack and beverage. Lack of fitness can drag you down as fast as a negative attitude, illness or boredom. The other reason would be to throw your troubles aside for a few minutes and enjoy the games, camaraderie and youthful enthusiasm that seems to develop as the class moves along. Cardio class is sort of the blue

collar class where you can let your hair down and get a little messy. Cardio tennis was started here at Cordillera Ranch as an opportunity for adults to have a consistent weekly workout. Our junior players, who are thirsty for more, would not be denied however and frequently attend. A few adults have been turned off by the mixture of ages but I believe the kids youthful exuberance is contagious and is perfectly in line with the goals and rambunctious nature of the class. We don’t compete in class. All levels of players are welcomed. Levels tend to separate people into groups but cardio breaks those walls down and you’ll find yourself with a new group of friends. If exercise is what you need, but fun is what you want, then “cardio tennis” is something you gotta try.

NEW YEAR, NEW BEGINNING

The New Year springs hope eternal. Once again, I think about the upcoming year in golf and how I can figure out a way to get better. Often, the intentions are good but I do not follow through with a specific plan. Sometimes life just seems to get in the way: work, kids, PGA activity or other hobbies take time. But over the years, I have figured out a few things or ways that I believe you can get better. The following are a few suggestions that may help you get the most out of your game in 2011. First and foremost, you really have to ask yourself: how hard am I willing to work and practice to get better? An honest assessment of this will pay dividends moving forward. Learn more about the golf swing from a PGA Professional that has a strong teaching background. Find someone that you mesh well with and can communicate with. We have a great group of golf professionals with a solid teaching background here at Cordillera Ranch, but if you believe that someone else is a better fit then go for it. Doing the same things over and over that have not proven to be successful is crazy. Broaden your knowledge of the golf swing. The best players in the world have swing coaches but I see too many people that just won’t ask for help. Once you have found the right instructor, figure out a road map to success and follow the game plan that is laid out for you. I cannot tell you how many times I have seen people give up on something they know is right just because they do not see immediate results in their game, myself included. I look back and often wish I would have stuck with the changes I know I should have made. You have to work on swing

changes at the Practice Park and then be willing to take them to the course. Use the technology that is available to you today. Utilize “state of the art” video. Try one of the newest teaching aids if it is specific to your game. Make sure your clubs are custom fit properly and there are no gaps in your equipment. Work on your fitness by stretching and improving your physical strength as well as your cardio. The club has an incredible fitness facility and personal trainers that can develop a program that is right for you. The mental side of the game is an area that we now are just tapping into. We learn more and more each year on how to achieve top mental performance but we have really only just begun. Years from now this will be an even greater area of focus. See a Golf Sports Psychologist or read one of the books on improving your mental game. Practice the things you are not good at. So many of us hit our favorite clubs

over and over for a reason: we are already good with them and it gives us a false sense of security. If you can’t hit a fairway wood off the ground, try practicing that more. Finally, practice your short game more. Pitching, putting and bunker play make up the biggest part of the game. I very rarely see people practice their short games. We have a fantastic practice facility so take advantage of it. This is one of the ways to really lower your scores and see results quickly. As you can tell, I am passionate about seeing you get better this year. There are many ways to do it and I have only listed a few here. I am fortunate to be in a business and game that I know so many of you love as well. Challenge yourself to get better this year. STAFF PROFILE NAME: Carlos L. Araiza HOMETOWN: San Antonio, TX EDUCATION: Public Relations, University of Texas at San Antonio HOW DID YOU GET INTO YOUR FIELD? HOW LONG HAVE YOU BEEN WITH CORDILLERA RANCH? By accident! In college I started off majoring in Business Management not knowing exactly what I wanted to do. During my first semester at UTSA I had the worst schedule possible. I had 3 to 4 hour gaps between my classes and it was horrible to say the least. I would study for as long as my attention span could last then I started to attend random seminars, job fairs and info sessions to kill time. At one of the job fairs I landed my first on-campus job as an Orientation Leader. I worked closely with incoming freshman to educate and familiarize them with the university and its services. We brought in close to 500 students every week during that summer and we were responsible for organizing and facilitating teambuilding programs for each session. It was an amazing job and I was able to get my first taste of coordinating these daily events, which required much planning and choreography between campus venues. At the end of that summer I changed my major to Public Relations and accepted an internship with Walt Disney World Parks and Resorts in Orlando, Florida, where I relocated for a year. I could talk for days about the experiences I had working for that company! I worked for Attractions in the Magic Kingdom for a few months, and then transferred to Entertainment for the remainder of my stay. Although my job assignments didn’t have too much to do with my major, I enrolled in several classes Disney offered that did. I was able to witness the behind the scenes labor and coordination that goes on for several overthe-top events and I was hooked. When I returned to UTSA, I was hired on as a Residential Assistant where I was responsible for planning several community events and activities, and as a Frontrunner who facilitated information sessions and tours - all while interning for the Cibolo Nature Center in Boerne. Then there was The Clubs of Cordillera Ranch! As if I didn’t have enough to do, I began working here as a part of the Outside Service Team. After a semester

I transferred as a server in The Food and Beverage Department and worked my way up from there. Now I’m the Clubs’ Events Coordinator and have a blast doing it every day! I have been with the company for 3 years now and have enjoyed the numerous opportunities I have been given to showcase my talents from planning and executing events to decorating the Club for the past holiday seasons. WHAT IS YOUR FAVORITE ASPECT OF WORKING IN THE HILL COUNTRY? The view. If you haven’t experienced it, especially at sunset, you’re missing out. WHAT ARE YOUR HOBBIES/INTERESTS? Traveling and Outdoors. I want to travel the world and experience it throughout my life. I live for outdoor adventures, although I don’t get to do them enough. I just recently went zip lining in Puerto Vallarta and couldn’t get enough. I eventually want to go sky diving, white water rafting, paragliding and mountain climbing, among other activities. FAVORITE QUOTE? “We keep moving forward, opening up new doors and doing new things… and curiosity keeps leading us down new paths.” - Walt Disney.

FAVORITE TV SHOW? WHY? ABC’s Modern Family. It is beyond hilarious! The show puts me in a good mood every time and I’m usually rolling on the floor laughing at every episode. WHAT HAS BEEN YOUR GREATEST CHALLENGE IN YOUR BUSINESS? The biggest challenge in the event world is keeping stress levels down; from the staff to the vendors and clients, to my own. The planning is the easy part. Event day is another story. Everything must be choreographed perfectly to ensure a flawless event. In a short amount of time vendors have to arrive on time and in order, food has to be prepped, staff has to know exactly what needs to be done, and the client must walk into an event that exceeds their expectations. Talk about pressure! We have it down to an art, though, and we strive to constantly host and deliver astonishing events. WHAT HAS BEEN YOUR MOST REWARDING EXPERIENCE IN YOUR BUSINESS? The end of every event! Knowing a client and their guests left our Club raving about the food, service and décor is beyond rewarding. Whether the client is hosting a corporate event or getting married under the Vista Pool Gazebo, it’s an honor to share these moments with them.

PARENT OCCUPATIONS: Fred, Director of People Services, USAA; Amy, Stay-At-Home Mom (a.k.a. Keith Family COO) WHEN DID YOU MOVE TO CORDILLERA RANCH, FROM WHERE, AND WHY? After Fred took a job at USAA at the end of 2005, we were hesitant to relocate from Austin, because we loved living in that city so much and thought we’d be there forever. We never really considered living in San Antonio, afraid that we’d end up comparing it to Austin and that, in our eyes, the comparison would fall short. We had once before moved for a job to a new city, Philadelphia. In that instance, we decided to live in a small town outside of Philly, Doylestown, PA. We loved our time in that historic small town, and decided to try that approach to relocating again. That’s how we decided to look for a home in Boerne. Fred had already stumbled onto Cordillera Ranch, while commuting back and forth between Austin and San Antonio. Though he’d told me about it, it took me a few months before I was ready to embrace the idea of moving. The first place we came was Cordillera Ranch, and we quit looking right then. In fact, we ended up buying the first and only house we looked at—the neighborhood and house is that perfect for our family! We moved in during the summer of 2006 and haven’t looked back. ANY PETS? Patsy, yellow lab WHAT IS YOUR FAVORITE ASPECT OF LIVING IN CORDILLERA RANCH? We love living where we have plenty of room to play and plenty of privacy, but at the same time we are part of a neighborhood.

HOW HAS IT BEEN AS A YOUNG FAMILY LIVING IN CORDILLERA RANCH? It’s great, we love it. The families we’ve gotten to know the best are families we met because of our young children; we met through preschool or elementary school or Sunday school. This has led to some fabulous friendships as well as lots of carpooling possibilities! WHAT IS YOUR FAVORITE KID-FRIENDLY ACTIVITY? All the organized holiday events are wonderful. We loved seeing Santa when he came to visit Cordillera Ranch at the Park Pavilion. WHAT ACTIVITIES/ORGANIZATIONS DOES YOUR FAMILY PARTICIPATE IN? It varies with the season and childrens’ interests and ages. But Fred enjoys golf and looks forward to going to the Gun Firing Range when he gets some more free time. I’ve played tennis, though I’m taking a sabbatical from that right now. Our sons have taken tennis lessons and David will resume golf lessons after the holidays. We participated in the Cordillera Ranch Dinner Club right before Amelia arrived. That was lots

of fun and a great way to meet other neighbors. Right now, I’m involved with the Needle Work Group, and the Gardening Group holds strong appeal. There are not enough hours in the day! We gave Fred a kayak for his big birthday this year, so I expect we will be spending more time on the river. Speaking of which, we all enjoy having access to the Guadalupe. One of our favorite summer pastimes is to go down there and play in the river. The big fish in the pond have been elusive so far, but we’re optimistic and will continue to throw a line in every once in a while. FAVORITE FAMILY DESTINATION OR OUTING? Well, I may have covered that already, but outside of the neighborhood, we hit Cave Without A Name whenever we have out-of-town guests. We also try to go to Lost Maples State Park or Enchanted Rock every fall. WHAT WOULD YOU SAY TO PEOPLE WHO FALSELY ASSUME THAT THERE AREN’T MANY YOUNG FAMILIES IN CORDILLERA RANCH? I’d invite them to Trunk or Treat! Kids are everywhere, it’s a monstrously fun way to spend Halloween with our neighbors.

THE SCHOLAR In the industry of academia, Dr. John Brazil has done it all. And he’s not done yet. With two honor society memberships, an honorary degree from Samara State Aerospace University, a Fulbright Senior Scholar, and countless published articles on his resume, Brazil was a clear choice for Trinity University as their new President in 1999. 10 years later, recently retired as President of Trinity University in San Antonio, Dr. Brazil and his wife Janice, have just a moment to rest before they begin their next adventures. Having just capped off a $200 million capital campaign for Trinity, Brazil felt the time was right to step aside and allow for new leadership. Additionally, a move into Cordillera Ranch gives the Brazils the environment they had been searching for. However, there is a lot on the horizon. In spite of serving approximately 10 years as Trinity’s President, Brazil didn’t necessarily aspire at a young age to become an academic. “My dad was a political science professor and my mom was a banker. They were both very dedicated parents, but I wasn’t really into academics necessarily as a kid. I just wanted to be wealthy and irresponsible like all kids,” Brazil laughs. “I toyed with being a pro athlete. I was a pretty good basketball player but quickly realized that wasn’t going to be for me. I saw that I was a good high school athlete, and a mediocre college athlete.”

While Brazil might have been a mediocre athlete, he was a stellar student. He graduated in 1968 from Stanford with a degree in History; however, he had met the requirements for degrees in Political Science, Philosophy and International Relations as well. From there, Brazil simply continued his education. He went directly to Yale University in their American Studies Doctoral Program. “I was a little surprised that people wanted to pay me to read books I would read anyway. Frankly, once I got on faculty I was still surprised they would pay me.” Brazil left Yale in ’72 for the Army and eventually graduated in 1975. Shortly before his tour in the Army, Brazil and his wife Janice married. “We met in Vermont at a group study we were doing up there. She and 15 other students were in the group. She’s been an amazing mother, published author and poet. Also, she’s a teacher, and has a masters in Russian History. She has an addiction to genealogy and knitting. As the wife of a president, we would entertain 3 or 4 nights a week. She’s been closely involved with charities and countless events.” Fresh from Yale, Brazil began his teaching career back in California, his home state. “When we got out of the Army we moved there because my parents were there. My dad was an

academic administrator at San Jose State, and he didn’t even know I had applied to teach there. But I got the job and it was at a time that there weren’t a lot of academic jobs available. It was a great place and we loved it. So I began teaching at San Jose State in ’74 in Humanities, History and English. I was 27 years old. Lots of my students were older than I was, in fact, I had a woman in class once that was 83 years old. I love teaching. There is nothing more exhilarating than talking to bright young people that want to understand things, and they help you think about it.” Brazil’s passion for academics was evident to those around him, including San Jose State’s Administration. “I was there for 11 years, and went from being an untenured faculty member to becoming the Academic Vice President. In the academic world there are a lot of smart, ambitious people. I happened to be in the right place at the right time, so luck had an enormous part in it.” Lucky or not, Brazil continued his climb up the hierarchy of academia. In 1984, he became the President of Southeastern Massachusetts University, which eventually became part of the University of Massachusetts system. “I had no burning desire to be a university president, but I turned around and there it was. I had 4 VPs at UMass, and they were mostly in their 50s! I eventually

left Massachusetts as Chancellor of Umass-Dartmouth. I taught English and American Lit. It was purely selfindulgent to continue teaching. Not many university presidents will continue handling teaching, but I loved teaching and wanted to stay in touch with WHY everyone was there. I would stay in contact with the teachers and students this way and found it very advantageous.” In 1992, Brazil left Massachusetts and took over as President of Bradley University, a very prestigious institution in Peoria, IL. Seven years later, Trinity University paid Brazil a visit. “I was very happy at Bradley. I loved where we were living. We had just finished a big capital campaign and we were in the process of applying those funds. I got a call from a headhunter friend who told me Trinity was looking for a president. I politely declined. He called me back a day or two later and said, ‘You’re making a mistake. And you owe me a favor.’ I finally said OK, and he said ‘Thank God, they’re landing at the airport in an hour!’ I met with them, and I went home and told Janice that there is something really special there. They’ve invited me down and I think we should go look. She agreed, but neither of us really thought anything would come from it. One thing led to another, and a month later they offered me the job.”


Brazil couldn’t have been more excited about the opportunity. “It’s competition at the highest level. The reputation of the institution is really national. It’s one of the finest in the country. The chance to be at Trinity and play at the top level was just too good to pass up. Trinity has some of the finest faculty and most motivated students. The resources are top notch. The facilities are incredible. It is everything I could have hoped for.” Upon taking the helm in 1999, Brazil identified some of Trinity’s most glaring needs. He then spent the next 10 years achieving them. “We are just now finishing up a $200 million capital campaign. The life-blood of any institution is its faculty and students. You cannot attract great faculty and students if you don’t have a substantial resource base. Trinity had a strong endowment, but it became apparent that it needed to be able to provide the right kind of financial aid, the facilities needed to improve and it needed to attract and support world-class faculty. It was less of an effort to keep them competitive for the moment, but rather it was keeping it competitive in the decades to come.” While the capital campaign was an important project, there were countless other projects that Brazil tackled. He oversaw the construction of Northrup Hall, expanded Trinity’s nationally recognized library, added faculty, reworked Trinity’s marketing plan and oversaw the renovation of several of the residence halls. From day one, Brazil worked feverishly with Trinity’s best interests at heart. And according to Brazil, “in the blink

of an eye,” 10 years had passed. “I had been there 10 years. University presidents rarely make it past the 10 year mark. We had just finished a whole bunch of long term projects, increased the size and diversity of the faculty and we had finished four or five major renovation projects. I figured I might stay another three or four more years. I didn’t want a new president to come in and have to finish things I had started. So the timing was right. It was the most difficult professional decision I’ve ever made. I felt an enormous sense of loss, but I knew it was the right thing to do. I still have the passion for teaching, and for Trinity, but I didn’t want to be working until I was 70 or so, so I saw that it was time to step down.” As for where to retire, Janice settled that argument early on. “We had been in San Antonio for only about a year, and Janice said we’re going to retire in the area. I figured it would take some time, but the next weekend, she had me at Cordillera Ranch. We had looked at several places but we didn’t see much that really grabbed us here. So we met with Tracy Harris, and he told us they had just opened up a new area, so he took us on a dirt road back here to Mesa Verde. Janice has always been an astute negotiator, so I figured that would be the next step. She asked ‘how much?’, and then she said ‘We’ll take it.’” With their property purchased, Brazil was still firmly focused on Trinity. However, Janice already had an eye toward the future. “I figured we would sit on the property for a while…but sure enough Janice began researching builders immediately. We talked to

the preferred builders, and loved all of them. Eventually went with Burdick and Christofilis, and Damon was very good. We went through design and build process with them and we were done in November 2002. We used it on the weekends until we moved here in October of last year. I commuted from here for two and a half months until I retired.” And since finally relocating to Cordillera Ranch, the Brazils couldn’t be happier. “We absolutely LOVE Cordillera. Your satisfaction with almost any place you’re going to live is based on the combination of the physical setting and the people. Cordillera Ranch is the perfect combination of both. Janice is so involved with the groups at the Club, and we both have just really enjoyed it. When we moved here, there wasn’t much talk about the course or the club, so those have just been added bonuses. We are so grateful we’ve made the decision.” And as for what is next for the Brazils, they are unsure. “I’m doing some writing. It’s some fiction and some non-fiction stuff. I’ve got some outside business interests – I’m still on the Board of Directors for Caterpillar. But I’m not really sure what’s next. I’m way too Type A to be retired. I do some consulting and some philanthropic work, and I’m not sure what will be next for me. That’s unsettling, but also exciting. In the end, for the first time in my life I was retiring FROM one job, not retiring TO another. But for now, we’re just enjoying the scenery.”

KAUAI GOLF & ADVENTURE VACATION By Shane Reynolds

The Clubs of Cordillera Ranch will offer our second Signature Vacation in early April. When we started planning our signature vacation series, Kauai was a natural for me due to my experience guiding on the island. I’ve guided nineteen trips to the Garden Island of Kauai, and I consider it a premier vacation destination for anyone interested in unmatched beauty, serenity, outstanding ocean views and sunsets all set in a romantic setting. 30 | JANUARY/FEBRUARY 2011

Kauai is the oldest island in the Hawaiian island chain and known for its lush vegetation, pristine beaches, rugged Na Pali Coastline and the wettest spot on earth known as Mt. Mount Waialeale (elevation 5,148 ft), which receives over 400 inches of rain per year and feeds seven rivers on the island. Kauai is also known for its great golf course, adventure activities and dining. The golf and adventure activities will be the focus of our trip. We’ll start on the north shore in the spectacular Princeville area and stay at the St. Regis Princeville Resort. The north shore of Kauai has some tremendous natural resources and amazing beaches near the towns of Hanalei and Kilauea. It’s not just the scenery that earned the Prince Course Golf Digest’s rating as “Hawaii’s No. 1 Golf Course,” it’s the incredible design Robert Trent Jones, Jr. created to turn rolling terrain into a links-style golf course that will challenge you like no

other. Named for Prince Albert, son of Hawaii’s King Kamehameha IV and Queen Emma, golf at the Prince Golf Course is truly a royal experience. While on the north shore, we’ll also be kayaking the Hanalei River, snorkeling at Anini Beach and hiking on the famous Kalalau Trail on the Na Pali Coast. As we head south on the island half way into the trip, we’ll visit the historic lighthouse and wildlife refuge at Kilauea and Wailua Falls pictured above. We’ll then tee it up on our second course at the Lagoons Golf Club course in Lihue on the east shore. Tucked away in a tranquil tropical setting is the majestic Kauai Lagoons Golf Club. A Golf Magazine “Gold Medal Golf Resort” winner, the Lagoons course features 18 Jack Nicklaus Signature holes. The fairways offer stunning island vistas at every turn, creating a relaxing atmosphere in the midst of a challenging game of golf.


We’ll then check into the Grand Hyatt Resort and Spa on the south shore in the small town of Poipu. From here, we’ll adventure out to discover the wonders of the southwest shore and interior of the island. We’ll visit Waimea Canyon, known as “The Grand Canyon of the Pacific” and the Kauai Coffee Company, which is the largest coffee grower in Hawaii. Our last golf course is the Poipu Bay Golf Course. Here, nature and renowned designer Robert Trent Jones Jr. have conspired to create a stunning venue for golfers. A unique and unforgettable golf experience awaits our group. This outstanding course is backed by lush emerald mountains and sculpted from a rolling plateau eight stories above the Pacific Ocean. Nestled among the gentle contours of Poipu Bay we’ll discover the remains of Hawaiian heiau (places of worship) and ancient stone walls. Rodeo

Taking place over an impressive 17 day spread, from February 3-20 this year, the San Antonio Stock Show and Rodeo entertain thousands of people in attendance every year. Production of the Stock Show and Rodeo requires over 5,000 volunteers and the Spurs and Rampage to play an extended away game schedule. Rodeo events like extreme bull riding, the Western Art Show Auction and Exhibit, and a wide range of top notch musical artists playing every night means there’s truly something for everyone. The Stock Show and Rodeo attracts some of the biggest names in country music and beyond with past performers including Taylor Swift, Pat Green, Foreigner, The Goo Goo Dolls, Toby Keith (also performing this year) and many more. Tickets sell out quickly for the most popular headliners so buy them as soon as possible. If you needed any more motivation to attend, the San Antonio Rodeo Association is a nonprofit dedicated to promoting agriculture and education to develop the youth of Texas. In 2010, the San Antonio Livestock Exposition, Inc dedicated $8.5 million in the form of scholarships, grants, endowments, auctions, a calf scramble program and show premiums paid to youth. Awards and scholarships for this year will add more than 300 new scholars to the program. Currently, there are more than 1,300 active scholarship recipients. Our scholarships are represented by students in 67 colleges and universities throughout Texas.

Utilizing Swede Creek Park as their venue, we threw a party no one will soon forget! From the

burlap table cloths to a 25 foot tee-pee set up just for the occasion, our events team staged the scene for a themed birthday like no other. “This event is our gift to James and his classmates as well as their parents for the second year; the gift of spending a fall day in nature at the beautiful Cordillera Ranch. This is becoming a highly anticipated annual tradition. The extremely efficient organization and performance of the Events Team made it possible for Jim and I to enjoy the party with young James’ family and friends.” – Donna Hawes


With the aid of our outdoor staff, the kids along with their parents enjoyed fishing in the lake. They caught several fish including a few largemouth bass that had everyone beyond excited. After fishing, the party continued with a hay ride through Swede Creek Park, rock throwing into the Guadalupe River, followed by a Hoe-Down lunch upon their return. Our culinary team cooked up Pulled Pork Sliders, Chicken Fried Chicken Strips, Ranch Style Beans, Potato Salad, and other outdoor favorites, all served up by our event staff who dressed in Western Wear to fit the theme.

It’s more fitting these days to call the latest trends in footwear…. Breeds. Kind of like a labradoodle or boysenberries, many of the newest shoes and boots are an exciting and innovative combination of styles. Here is your very own guide to help break down the breeds. OXFORD PUMP The ‘traditional’ menswear oxford can be worn with a pair of ankle-length, cuffed trousers, skinny jeans or a feminine skirt/ dress. The new breed, the oxford pump, which blends the masculinity of the original with the sex appeal of a pump, can be styled the same way. Look for a pair with a platform to add comfort. (Seriously. Platforms under the ball of your foot reduce the actual heel height). And, you might want to opt for colors like navy, gray or olive so you can wear them year round. This trend is just kicking off so you will be able to step out in these for a few seasons. (Two shoe puns in one sentence!) CLOG BOOT & BOOTIE – CLOOTIE? This breed takes the traditional slip-on, Dutch clog and mixes them with an ankle boot, knee length boot or over the knee boot. The main details are the chunky wooden heel and the studs at the bottom. The 70’s version is still in style if you want to pick up a pair for spring. Try a butterscotch brown pair (most versatile) that you can wear with blacks or browns. HIGH-HEEL HIKING BOOTS The first time you see these, you can’t help asking yourself, “Really?” But the more you see this hiking boot/heel combo, the more you want to walk away with a pair. To be clear, these are not actually meant for hiking. They are strictly for fashion. Wear these in a similar way you would wear the oxford, with a rolled up trouser or jean to really showcase the shoe. Like the breed, this trend is in its infancy so if you invest in a pair

now, you will be able to wear them for at least a few seasons.

SANDAL BOOTIE – CUT-OUTS This mix has been around and isn’t showing any signs of slowing. For those who aren’t sure what the sandal bootie is, it’s an ankle boot with sandal details like a peep toe, or cutouts. Check out this stunning, sexy pair by Miu Miu. This style is for a woman who wants to add some modernity and edge to her look. Pair the sandal bootie with dresses, skirts, jeans, cargo pants and cuffed trousers. Just remember (like other breeds above) the shoe should be the star. KITTEN HEEL Ahhh. Give your tired, highheel ravaged dogs a break with the newest breed of kitten heel. The ladylike 60’s classic is showing up with new details like studs and straps. Pair your pointed toe version with a full skirt or dress. The wonderful thing about the kitten heel is despite the stilettolike heel width the low height makes them very wearable, even comfortable (as long as you’re not navigating cobblestones). BUCKLED BOOTS This isn’t really a ‘breed,’ it’s more of a recurring detail. You’ll notice buckled ankle boots, kneehigh boots, over the knee boots, sandal booties and even sandals. So, don’t forget to buckle up! Other show-stopping shoe details you’ll see this season into spring/summer: fur, spikes, fringe, zippers, prints and chains. If the shoe choices seem overwhelming and confusing, think about it this way…how often can you wear a ballet flat or five-inch platforms? A pointed-toe kitten heel or a rounded-toe pump? A stiletto or a chunky wedge? A riding boot or a thigh-high boot? You can get away with almost anything. And, no doubt the best thing about shoes---? No matter what size or what age you are (barring any bunion disasters) you can put on a pair… and feel fabulous!

There is something about kids and horses. Little girls dream of having a horse of their very own, and little boys want to rope and ride like a cowboy. Some kids grow up in families that have horses, some fall in love at the fair on the Shetland pony carousel, some get hooked on a mountain trail ride during a family vacation and others just seem to gravitate toward them. One thing is certain though, it doesn’t matter how a child finds their way to a horse, as long as they get there. My lifelong love affair with horses took hold early on. I owe my complete emergence into all things horse, to my Uncle Bud. He had a dairy and raised American Quarter Horses. Uncle Bud was his happiest when he was horseback, either training colts, gathering cows or spending an afternoon roping with his buddies. He had two kids, but neither of them was ever bitten by “the bug”, which was fine by me, as I was quite happy to assume the role of his “horse girl”. I lived about an hour away from my aunt and uncle, so during the school year, I wasn’t able to visit as much as I’d have liked, but over the summer months, their house was my home away from home. It was during those times spent alongside my Uncle Bud, that I really learned what it meant to be a horseman. Responsibility, hard work, dedication and determination were things that I had to have each and every time I stepped into the barn. I learned that the horses needed me and depended on me to give them the things they had to have to survive. When it was cold out and I didn’t really want to leave the warmth of the house, they still needed to eat; when it was pouring rain and I didn’t want to get soaking wet, they still got hungry, and on Christmas morning when the only thing I could think about was what was waiting under the tree, they wanted their food. I learned to always make sure the horses were taken care of before I took care of myself.

Uncle Bud taught me that the best way to get along with a horse is to think like one. He told me I could never out muscle one, so I had to outsmart it. That the severity of the bit usually isn’t the problem it’s the hands holding the reins. He taught me to recognize good horse flesh and develop an eye for quality. I learned so many things during my time on the ranch hangin’ out with Uncle Bud. I am grateful that I had someone who had the knowledge and took the time to pass it along to me. I knew I would never “outgrow” my love for horses. They have had a permanent place in my heart and soul from day one. Things for me took a natural progression, and as I got older, the competitive juices started flowing. I wanted a show horse, and I wanted to be at a horse show every single weekend, rain, sleet or snow. With the help of Uncle Bud I was able to acquire a pretty decent Quarter Horse filly. She was green and needed an education. I began working with professional trainers, which is where I really learned what hard work and dedication meant. My family couldn’t afford to keep my horse in training full time, so I worked out a deal with my trainer. During the summer, I got up each and every morning at 4:00 am, rode my bicycle to the barn, fed horses and cleaned stalls in exchange for board and 2 lessons a week. It was hard work in hot weather, but I was a kid possessed. I had developed a craving for ribbons, trophies, plaques and whatever else they were giving as prizes at the weekend shows. I was a member of the 4-H club, which meant I was eligible to show in 4-H sanctioned shows, and with 10 or more clubs in the area, there was likely to be a horse show just about every weekend. My parents were not horse people by nature, in fact, my mother was basically terrified of them, but they were my champions. My

dad was always so happy to hook up the trailer, help me load my stuff, and drive me and my horse to our horse show destination. My mare and I got a lot of on the job training, both of us becoming seasoned competitors one show at a time. I continued my horse education and eventually traded 4-H shows for AQHA shows. I was fortunate enough to have been able to represent my home state of California at the AQHYA World Show and the Quarter Horse Congress. I placed at each one, which I am very proud of, but the coveted World Championship is still on my Bucket List. I didn’t realize until much later that the most important things that came from my early years with horses weren’t ribbons or belt buckles or titles. I learned things that have served me throughout my whole life. Like how to be a humble winner and a gracious loser. That sportsmanship, camaraderie and teamwork are essential in every aspect of life. I learned that joy and sorrow, elation and utter disappointment are all emotions that every human being experiences at some point during their journey. I learned to have compassion for my animals, and that their well-being is far more important than the buckle or prize money. And perhaps the most important thing of all, is selflessness and the understanding that sometimes what I want should come secondary to what others need. I have been blessed to have studied under some of the most successful and talented horsemen and women in the industry, and never does a day go by that I don’t learn something new. If I ever start to think I can’t learn any more, then it’s time to quit. I have heard it said that if you choose a career doing something you love, you will never work a day in your life. I get to do what I love every day, and have been blessed to make a living at it. I can’t begin to explain how rewarding it

is to be able to share what I’ve learned throughout my horse life with my kids at Cordillera Ranch. I have the most amazing group of kids and I am having the time of my life teaching them. I only hope I can do them justice, and help to instill in them all that goes beyond time spent in the saddle. I would now like to introduce the students from the Equestrian Center at Cordillera Ranch. Natalya Abrahamian, 9, an English rider who has been with me from day one and wants to be a “famous show jumper”. She enjoys softball when she’s not riding, and has more cute breeches and half chaps than anyone I know. She is mastering the art of the hand gallop, and will be starting her over fence work in short order. Sara Hoffmann who is 11, has been with me for approximately 6 months. She had about a years’ worth of riding prior to joining us at Cordillera. She has been jumping fences for about 3 months and is doing exceptionally well. She is very talented, works hard and is a joy to have at the barn. Grace Hendry, 10, knows how to ride a ranch horse like none other. However, you won’t find her in a ranch saddle at the EQC, as she is learning the finer points of English riding. She has progressed so quickly, and is now cantering and trotting in the two-point. She too has her sights set on the fences, and if she keeps going at the rate she is, it will be happening soon. Ella Hirsch is 10 and rides on Tuesday’s with the “log leapers”, but she is an aspiring barrel racer. She has been with me for a long time, but just recently discovered her “need for speed”. Luckily we have Amanda Rios, our barrel guru, on staff. Ella is trotting very correct patterns and will be turning up the gas quite soon. Avery Lemmons is 11, and has been riding at Cordillera almost as long as I have. She is a decorated acrobatic gymnast, which has made riding a breeze for her. She is leaning toward the western

all around events, and says her goal “is to make the Equestrian Team at Texas A&M”. She should have no problem reaching that goal. She sits on a horse beautifully, is a very hard worker, not to mention our resident barn comedian. Josh Morrison who is 10, is a really good sport; he is the only boy amongst a sea of girls. He was first introduced to horses at an event that was held at the EQC, and they had him at hello. He has an 18 month plan in place with his parents, in which he must show dedication, a good work ethic, and take weekly riding lessons. If both parties agree that he has met all the criteria...he earns a horse. It’s lookin’ like we may need to save him a stall. He says, “Besides riding, grooming is my favorite thing to do with a horse because, I get to see where they have been and what they roll in”. That’s our boy! Iryna Patty, 15, just recently re-joined us after returning with her family from a 6 month ministry mission in Liberia. She works harder at her riding than most. If she’s having trouble with something, she will keep working until she solves it. Iryna has a lot of natural ability and is very intelligent. Those are two qualities that make a good horseman. Abbie and Maddie Partlow, 5, are our littlest cowgirls. They started with us during one of the summer camps, and now ride weekly. They recently used their skills to help their dad work cows on the ranch. They are working hard to learn control and balance. Having mastered the trot, they are ready to start loping. Kelsie Vicknair, 8, has been riding 3 months. Prior to her first lesson, the only time she’d sat in a saddle was at a pony ride. She rides English, and is already in the posting trot and the two-point. She is one of the most naturally talented kids I’ve ever taught. She too wants to learn to jump and compete in horse shows. Gracie Clark, 6, has been riding with us for about a year. She is tough as nails, fearless and sits beautifully on a horse. She has recently started riding English and

wants to ride the jumpers one day. She is riding at the canter and is learning how to hand gallop. McKenna Anderson, 10, is our newest horse crazed girl. She chooses to spend her time on and around horses, while her sisters are accomplished tennis players. She has been riding regularly for about 3 months and is learning how to lope and see her leads. She has progressed very quickly, due to determination and natural ability. Elisabeth Holler, 13, had never sat on a horse until her first lesson with us. She has chosen to ride English because she thinks it will force her to learn to ride balanced. She is learning to turn, use her legs, and stop and start. I am very proud of how fast she has become comfortable on a big horse in a little saddle. Jessica Cox, 9, has been riding for almost 2 months. She is very enthusiastic and has so far been a quick study. She is learning proper seat and leg position, how to stop and go, and how to turn. She possesses great balance, and looks to have a bright future with horses. Maddie Hoffmann, 8, is Sara’s younger sister. After a couple of months watching her sister take her weekly riding lessons, she decided it looked like fun. She now rides with us weekly as well, and is progressing very quickly. She is learning all of the basics of riding, in addition to grooming, saddling, bridling and basic horse care. I truly believe that horses are healthy for kids. They are instruments for teaching so many valuable lessons that carry on throughout life. There is something so wholesome, simple and pure about kids and horses. I know that I was very lucky to have had the chance to find my way to horses. And I am still very lucky to have the opportunity to pass the torch. One of our summer camp T-shirts this year had a saying on it that read, “There is something about the outside of a horse that’s good for the inside of a kid”. I think that pretty much sums it up. The immaculate Tuscan-style home tucked off of Granadilla serves as the perfect country home for Ron and Pat Denny. Built by Stadler Custom Homes and designed by Gustavo Arredondo, the Dennys’ home proves to be the perfect place to entertain. Approaching the warm stucco and stone exterior, visitors are greeted by a grand entranceway and large doors set with glass and custom ironwork. Through the entranceway sits an informal entertaining area and a view of the couples’ pristine backyard complete with patio, glistening pool and landscaped yard. In building and designing the home to capture the intimate feel, Stadler and the Dennys built around the natural features of the lot. “The house wraps around the trees,” Ray Stadler of Stadler Custom Homes said. “There were a lot of trees on this property and we had to take very few of them out. As you walk around the

house you get a different view from just about everywhere you walk. It makes it a very interesting home to travel around.” This open backyard area is the perfect place to entertain many or to enjoy nature in solitude. “We had a baby shower here in September for our grandson and his wife with 60 people,” Ron said. “We had them all out here and food and drinks and tables set up and it wasn’t crowded. But other times, and I do this more than Pat, I just like to sit back some afternoons and enjoy nature.” The Granadilla residence is the Dennys’ second home with country living in mind. Their first, built after Ron retired from a 32-year career with HEB, was a 14 -acre lot located off of Smithson Valley Road. After Ron took a job in Michigan, the Dennys relocated there, but always had their eye on returning to Texas and more specifically Cordillera Ranch. “I had looked around Cordillera Ranch before moving to Michigan,

because I knew we’d be coming back. Every time we’d come back to visit our daughter in Bulverde, she would point us over here,” Pat said. “We just loved the golf course and the terrain—it’s just peaceful. We have land north of Sisterdale but that was just too far out for us. Cordillera is the perfect distance.” Sales Representative Kevin Best took the Dennys on a tour of the Cordillera Ranch as they became more serious about making it their home. “We actually looked at one of Stadler’s houses over on Cordillera Trace,” Ron said. “Kevin had showed us that house and then as we looked around, we kept looking at other builders’ homes and in 2005 we were back and spent more time with Kevin. They hadn’t opened up this area of the development yet but he brought us through. The lot was all staked out but there were no roads.” Ray and Deron Stadler joined Cordillera Ranch as preferred builders

during its earlier stages. Brothers and gradates of Brigham Young University’s construction management program, they were introduced to construction and hands on work by their father. “He was a barber originally and an insurance agent for about thirty years. He wasn’t a builder but he was always building something, with six kids he built additions on every house we ever lived in,” Ray laughed. “He was always a hands on guy. If there was something that needed to be fixed, it was usually him and us fixing things early Saturday morning. The love of doing projects like this started with him.” Ray moved to Texas in 1993 following his graduation from BYU and began work with a local homebuilder in San Antonio. He would work with two more briefly before starting Stadler Custom Homes in 1995. Deron came to the company after working with a builder in Arizona and another for five years before joining the company ten years ago. Ray was stirred to become a preferred builder of Cordillera Ranch in 2001 because of its warm community atmosphere.“It is a great neighborhood with many of the things that we would look for if we were looking to put down roots. Between the family networks inside the community and the addition of the Clubhouse, the opportunities to socialize with your neighbors has grown even more.” After finding the lot on Granadilla, the Dennys consulted Stadler about the prospects of building on the lot. “We asked Ray to come take a look at the lot and tell us what he thought about building a house on it. He said that the lot was pretty flat and because of its position, ideal for building,” Ron said. During the construction process the Stadlers established weekly meetings to keep the Dennys apprised of progress.“The thing about the house that’s made this building process the

most enjoyable—and we’ve built other houses—is the ease of working with these guys and the people at the company were just fabulous,” Ron said. There were no hard issues that needed to be addressed. We had weekly meetings to discuss progress and to talk about things we needed to make decisions on and what we needed to do next week. We were always prepared and in turn things always went pretty smooth as far as the whole construction process.” Pat added, “These guys have been really wonderful to work with. I think the weekly meetings were important because the last house we built that didn’t happen. If that doesn’t happen you run into difficult circumstances that could have been avoided.” The Dennys had several reasons for choosing Stadler Custom Homes as their builder, but foremost among these was their reputation for honesty and integrity. “One day we had a knock on the door and it was Deron and he had a check for us after closing,” Ron said. “It was a $1500 check that was left over and it could have just gone in the kitty but it didn’t. That’s why we did business with them. That was a pretty amazing deal for us. They probably didn’t think about it much but it meant something to us.” I like the ceilings, faux paintings, windows, very open…high ceilings and the outdoor entertainment area. One of the things that attracted us to Stadler Custom Homes is the uniqueness of the design especially the ceiling treatments and they were varied by house. The ability to flow through the house easily. It’s a very livable house. We have a great master bedroom bathroom complex and a wonderful outdoor area. When we first sat down to discuss building our home we talked about the company and what they stand for and who we are as people.
