“The older I get, the faster the years go by.” Not sure what happened to the blur that was 2018. It was certainly no exception to the aforementioned adage and with each passing year, those words ring true. Our year gone by welcomed many new residents and members to our community and The Clubs of Cordillera Ranch… and for you we are thankful! You’re the greatest component in making The Clubs and this community so special. We also had additions in key leadership roles at The Clubs and just as quickly as the wonderment of change was upon us, the experience and enthusiasm of those who were new was embraced. We’re appreciative of the indelible impressions made by those who parted for other world-class facilities and thankful that the unique character of our people, community and The Clubs is recognized afar by others who seek to better their clubs and communities. To all who have recently joined us, we look forward to your worldly experiences making Cordillera Ranch even greater for years to come. 2018 also brought improvements to our Clubs, enhanced activities for our members, investment in new infrastructure, development of new neighborhoods, record setting home construction and real estate sales, and the opening of the new Vista Visitors Center: a tremendous new first impression to our community! The foundation is set for these trends to continue in 2019 with the addition of the Springs Sports Park, the completion of the Golf Performance Center, the opening of The Lodges, a revamped Fitness Center, and ongoing real estate development in Clubs Village, The Springs and The Ridge. IN RETROSPECT and ONWARD By Marc DeWall
It is hard to believe we are already beginning a new year as I am not sure where the past year has gone, especially the last six months serving in my new role as General Manager! Time has gone by quickly and I would like to thank so many of you who have warmly congratulated me on my new position or have offered kind and supportive comments. It truly has been touching for me and something that I appreciate very much. 2018 certainly was a year of growth and change at The Club. As many of you have experienced, we have had a number of new events and happenings which you will see highlighted in the Year-in-Pictures-Review. Although we have many event photos featured in our review, there were many golf, tennis, pickleball, fitness and outfitter events, as well as holiday pool parties and wine dinners, that were too numerous to include. Club participation is at a high and has grown not only due to new members joining the Club, but our existing members who have finalized building their homes and are now living here. Along with growth, the Club has had many changes in some of the key leadership roles. Jeff Eldridge was hired as the new Director of Agronomy in July and has done an outstanding job with golf course conditions. Daren Johnson became the new Director of Golf in September and has worked to get the professional staff out into all aspects of the operation. Joe De Luna was hired as the new Director of Tennis in December. Veronica Harz was promoted to Equestrian Manager in August and the comments from our boarders have been extremely positive. I am really excited about the team we have in place moving forward, all of whom are committed to providing a great and memorable experience when you come to the Club. We are continuing to create new events and unique programming that we believe our Members will be excited to participate in and enjoy. Looking ahead, we have so much to look forward to in 2019. The Lodges at Cordillera Ranch are scheduled for a summer opening and will be great for our members who would like a place to stay while coming back for the weekend or utilize for guests who are coming into town. Graham House will serve as the Clubhouse and Lodging Manager and Brianna Botine will be the Lodging Concierge. We are very excited about this new opportunity for our members and how it will enhance your lifestyle here on the Ranch. The Golf Performance Center is also under construction on the west end of the Practice Park and will be a great addition to the golf experience here at the Club. This state-of-the art facility will have two indoor hitting bays with all of the latest technology in golf instruction. Director of Instruction, Bryan Gathright, is developing an instructional program for golfers of all ages and abilities. You also will see changes taking place in the Fitness Center. Our new PreCor Fitness Equipment is scheduled to arrive soon, as well as new flooring. As you can see, we have many great things taking place and hope you will continue to utilize all of the facilities and assets the Club has to offer. Hometown: Seabrook, TX (recently moved from Littleton, Colorado) How did you become employed at The Clubs of Cordillera Ranch? One day while working an oversell and being extended for weather delays, it occurred to me that there must be life after Southwest Airlines. I was growing increasingly tired of working nights, holidays and weekends, so I started looking for other employment opportunities. Having a background in Real Estate, when I saw this position advertised, I knew I was the right person for the job. I simply applied and was invited to join their team. What past work history prepared you for The Clubs? In Denver I owned a small residential leasing business. There, I leased very high-end homes all around the city from Cherry Hills Farm (where Denver’s beloved John Elway resides) to Glenmoor Country Club and the Colorado Golf Club in beautiful South Parker. I truly enjoy meeting people and had some fantastic, as well as, interesting clientele. So, given my past experience, I felt prepared for this position. What makes your colleagues an asset to The Clubs? Explain how you work together as a team. My team truly rocks! Not only are they knowledgeable about the Club and all its wonderful amenities, but also about Boerne and the energy and hometown atmosphere it offers. They believe in its beauty and charm, so helping those who want to be a part of this community comes easy for them. Everyone works hard and there is no hat too small to wear. Teamwork is a given here. What has been your most rewarding professional experience? On a cold winter’s night while working at DIA (Denver Int’l Airport) I noticed an elderly lady standing by herself clutching on to her bag of pretzels and water. The eating area was packed without an available seat in site, so I quietly asked her to come join me at my table. (You can take the girl out of Texas but you can’t take Texas out of the girl.) She agreed. She didn’t say much at first, so I politely asked her where she was going and what time her flight left. Long story short, her daughter had dropped her off a DAY early because they weren’t getting along and her flight wasn’t until 7pm the next day. Who does that?! Needless to say, I was saddened beyond belief. I rallied my co-workers and found a buddy pass and sent her on her way that night on the next flight to AZ. It affected me for some time, but I was very

proud and happy that I could get her home safely, and that she didn’t have to spend the night all alone in a cold, damp airport surrounded by strangers. What has been your greatest professional challenge? Up to this point, I would say time away from my son while running my business. He used to say, “Mom you’re home but you’re not really here.” One more email son, or just one more advertisement and we’ll go do something. Some days that never came, or I was half there mentally, which he could tell. What do you like most about working at Cordillera Ranch? The people, the beauty and the enjoyment of helping those around me. What are your hobbies and interests? I enjoy writing, although I never seem to carve out enough time to do it as much as I’d like. I am currently working on a murder/ mystery thriller, and find the research for my characters very interesting. I am also dabbling into a Christian children’s book, as I have been very blessed in my life and feel strongly about spreading His word. Favorite quote or motto? Don’t be afraid to take the road less traveled. Or most meaningful personal experience? I would have to say it is raising my son and watching him become an Airman in our USAF. I don’t know how I got such an amazing child. Truly the greatest gift from our Father that I could ever hope for.

To thine own self be true, is a quote of wisdom attributed to Shakespeare. Sherry and Alex Preston prescribe to the same philosophy. As Alex says,“we like what we like” about their shared interests and passions.
One shared passion is for solid, liver-colored German Shorthaired Pointers. “We don’t have children but have kids with fur. They don’t talk back!” laughs Sherry. Their first was named Smith and Wesson and called Smith, who sadly they lost just recently at 15 years of age. Enamored with the breed and hue, a few years after adopting Smith, they acquired another puppy, Jones of Park called Jones, whom was lost to cancer. Now Remington, called Remi, is the newest pup. At three years old, Remi has firmly positioned herself in the Preston family and in the hearts of everyone else she meets.
Sherry and Alex first met at an aerobics class in Houston in 1986. At the time, nether were interested in a commitment. Years passed, and along the way, the couple reconnected and ultimately married in Maui in 1995. Sherry, a Dallas native, moved to Houston in the late 70s to change colleges and majors, ultimately obtaining a B.S. in Business Technology from the University of Houston. Her accounting career took her to banking jobs and internal auditing for oil and gas companies. Lastly, she became an assistant vice president at Washington Mutual before retiring over a decade ago.

Growing up in Michigan racing motorcycles, skiing and playing competitive tennis, Alex got to Houston around the same time as Sherry, following graduation from Michigan State with a B.S. in Mechanical Engineering. He began his career at Conoco but soon started his own worldwide, executive search firm for the exploration and production sector, called The Energists. Alex sold the company in 2015 but continues to work on selective searches at the requests of clients. Alex, who has skied for a remarkable 60 years, led the couple to look for a second home in Colorado — a search that would span three years. Beaver Creek, among others, was eliminated because of the crowds. Then a chance encounter in Lake Tahoe with a fellow Houstonian pointed them to Cordillera, Colorado near Vail. “We liked the community’s infrastructure and access to three championship golf courses,” says Alex. For 21 years now, the Prestons have spent four to six months each year of extended summers in their Colorado home. For as much time as they spend on the slopes, they’ve also spent on the links. The avid golfers have traveled the world playing top courses from Ireland to New Zealand, just to name a few. They began to compete in individual and couples’ tournaments across the U.S. and have amassed a trophy collection that, for those who know the couple, rivals Alex’s equally large collection of golf shoes!

So, was it a coincidence or destiny that drew Sherry to a Women’s Member-Guest tournament in Cordillera Ranch five years ago? Whatever the reason, the draw was immediate. “I felt like I was home right away. Everyone was so warm and welcoming,” says Sherry, adding, “After more than 40 years of living in Houston, we were seeking a new location that met our needs and Cordillera Ranch fit those needs perfectly.” Alex agrees, saying, “We were looking for a place that was akin to Cordillera, Colorado.”
It was easy for them to recognize they liked what they saw, and apparently so did everyone else. They immediately purchased a lot with plans to relocate from Houston eventually. Shortly after, they received an offer they couldn’t refuse and sold their lot. Another lot was purchased and, again, it caught the eye of a buyer, so the Prestons acquired their third and final lot. Sherry and Alex relish the opportunity to design and build custom homes and, on their lot, they built their fifth, choosing Garner Homes as their builder. Alex says, “We really enjoy the process of designing homes that are a bit outside the box. This time we could depart in the style and design from our Tuscan-Mediterranean-mountain home in Colorado.” And they did, with a transitional home that blends modern design aesthetics with traditional Hill Country materials. Their Texas home is also the perfect backdrop for their extensive art collection that the two have amassed from their travels and personal interests. Self-proclaimed ‘art gallery junkies,’ their pieces range from paintings to sculpture and encompass an eclectic assemblage of mediums, genre and origins. Splitting their time between the two Cordilleras has been a dream. “They are similar to each other in their natural beauty, the club operations, people and community,” says Alex. Life at Cordillera Ranch has been a great fit. They participate in a wine group learning about various wines to add to their collection, but they lean to their favorite varietals and brands, again citing, “we like what we like.” Both enjoy cooking and throwing spontaneous dinner parties. And when they aren’t on the golf course, they can be found enjoying the view from their home patio situated on the second hole — a favorite place to sip and read. As for the future, they have plans. In addition to obtaining their concealed handgun licenses, they want to learn to shoot sporting clays on the Club’s 10-station sporting clays course. They are eager to travel to Southeast Asia, as they are both exploring and mastering the regional cuisines. Sherry is excited to add a bocce ball court to their property and, of course, there are so many golf courses and so little time. But first, they want to grow their canine family. “We’re looking to get Remi a brother or sister soon,” says Sherry. No doubt the sibling will be a liver-colored, German Short-haired Pointer — it’s what they like.

As we move into 2019, I’m excited about the changes you will see with our overall golf experience, as well as some changes to our tournament schedule and formats. I believe a welcomed change that you have all witnessed is the involvement with the Professional Staff in the golf operation. We have only begun to scratch the surface. Our vision is to have us be a regular sight at Valet, the Practice Park, the First Tee, On-Course and 18 to greet you at the completion of your round. I spent the past month reviewing our tournament schedule from 2017 and 2018 and our overall participation in all events. I have listened to members and discussed the events in detail with staff, and 2019 will bring some changes to our tournament schedule and some of the tournament formats. The New Performance Center Boosts Golf Instruction at The Clubs of Cordillera Ranch By Bryan Gathright Many of our members have noticed the construction of the new Golf Performance Center at the west end of the Practice Park. The project should be completed by early 2019 and will elevate our facility for instruction to one of the very best in the state. The state-of-the-art technology will provide a clear and concise understanding of your swing mechanics and help you improve all facets of your game. The facility was designed by Jim Terrian and the hitting bay interiors and technology layout is at the direction of Tim Cutshall, the industry leader in designing high-tech learning centers. Cutshall has earned the reputation around the country as “the guy” when it comes to designing these golf instructional facilities, which is why he’s been involved in nearly every one of the high-end club teaching facilities around the U.S. — hundreds of clubs and resorts have relied on his attention to detail in crafting the best experience for members. Our Golf Performance Center will consist of a two-bay building with each bay having a Flightscope Launch Monitor which

provides an innovative combination of 3D Doppler Tracking and image processing. The radar will integrate with camera and video data to provide you the launch angle, spin rate, ball speed, swing speed, carry distance and many more launch characteristics for each shot. Flightscope technology will also improve our club fitting capabilities to get you into the perfect fit for your equipment. Each bay will have a 3-camera system integrated with the launch monitor to provide instant feedback on each shot and help us make simple diagnostics and analysis to develop your custom plan for improvement. Additionally, we are most excited to announce that we will be one of the few facilities in Texas to offer our membership access to our Swingcatalyst 3D Motion Plate. It is the flagship swing analysis system and provides a unique combination of the state-of-the-art pressure plate technology (Balance Plate) and a highly-advanced force plate. This enables you to study detailed foot pressure data and center-ofpressure patterns. The 3D Motion Plate also provides horizontal and vertical force measurements of the amount of torque and ground reaction forces generated during each swing. This data is invaluable information for analysis throughout the golf swing as the ground is the source of power and energy in the
swing. All 3D data is perfectly synchronized with high-speed video images and Flightscope Launch Monitor technology. Lastly, considering the phrase, “you drive for show, putt for dough,” we wanted to make sure that putting analysis and teaching are integrated into the design of the facility, so there will be an indoor putting area to refine your stroke in a controlled environment. COURSE CARE By Jeff Eldridge As we move through fall and winter, several off-season course improvement projects are underway. New collars have been established around each of the greens this fall. This will enhance the definition between the green and the approach, as well as help in preventing some of the scalping that has been occurring around the edges of the greens. We have recently begun utilizing a new system for pin placements, and we are very excited with the results. As you may know, we modified our process this past summer by changing all 18 holes daily. The new system allows for many new hole locations and a more enjoyable golf experience. I have received several positive comments regarding new and different pin placements, and some questions regarding the fairness of a few of them. Maintenance will continue to tweak some of the hole locations so they are fair, and we are confident that the end result will be well worth it. The over seeded Bermuda tee was opened the last week of November and target greens have been painted. Divots will be reseeded on a daily basis and targets will be painted as it is deemed necessary throughout the off season until the grass breaks dormancy next spring. Fairways were sprayed as part of this application as well. Several other off-season projects have begun recently as well. These include brush removal, irrigation auditing, tree trimming, bunker sand addition and drainage audit/install. The drainage portion of this project list includes verification of proper drainage under the green’s cavities. This process will include the use of a camera snake to take a close look at the condition of the drains and to locate additional pipe and fittings. I want to first thank so many of you that have given me a warm welcome as the new Director of Tennis. It has been a great first few weeks for me. A little background about me: My background as a competitive tennis player started as a junior here in San Antonio when I was about ten years old. I won four state singles titles in high school at Central Catholic High School and traveled the U.S. and Mexico playing national and international torunaments. I received a full scholarship to the University of Oklahoma where I won five Big 8 Conference titles, was a four-year letterman and was Captain of the team my junior and senior years. I graduated with a bachelor’s degree in arts and science. On the court, I enjoy teaching private and group lessons, and assisting with fundraisers, tournaments and mixers. I have been in the tennis club industry for over 20 years.
My wife Tanya and I have been married for 18 years and we have four children: Noah (17), Juliana (14), Ella (11) and Zoe (7). I look forward to adding value to your membership with my abilities as an instructor and my experience as a programmer, and by creating a fun and inviting atmosphere in the tennis operation. The First Annual Cordillera Chili Cook-off was a huge success! With 12 varieties of delicious chili to taste, members and guests had a great time enjoying the atmosphere at the Outfitter Center. There were three different prizes for the event: Andra McConnell and Mandi Pease were awarded the Showmanship Award. Their “Make Chili Great Again” booth was very patriotic with American cookies, Chili Beads to wear and more creative attire for the girls. The People’s Choice Award went to the “Six Shooters,” the team of Kerry Fisher, Justin Kuehler, Kurt Pennington, Mac Northington, Benjamin Pena and Steven Farris. Their flavorful chili not only tasted great, but we all were serenaded by festive Mariachis to boot. Last but not least, the winner of the Chili Cook-off Belt and Chef’s Choice Award went to Shane Reynolds! His venison chili was picked by the judges for Texture, Flavor, Color and Smell. Shane’s Venison Chili Recipe INGREDIENTS • Two pounds of axis venison with a 70/30 venison/beef ground mix • One pound axis deer sausage • Two spoons of ancho chili powder • One spoon of chili powder • Four spoons of bacon grease (from 4 pieces of fried bacon) • One box of beef stock (32 oz, but I only use about half the box) • One-third cup of diced garlic • One yellow onion diced finely • Two spoons of ground cumin • One spoon of ground dry cilantro • One spoon of ground dry oregano • Two spoons of course salt • Half spoon of garlic salt • Half spoon of cayenne pepper • Three spoons of course crushed black pepper • Two finely chopped dry ancho peppers • One chopped jalapeno pepper • One chopped yellow bell pepper • One can of tomato sauce (8 oz can…basil, oregano and garlic…but I only use 5-6oz) • One can of fire roasted diced tomato (14.5 oz) • One can of fire roasted diced tomato with jalapeno (14.5 oz) • **NO BEANS**
PREPARATION Brown the ground venison/beef mix in the bacon grease and transfer all contents of the skillet into a large pot (or crock pot is what I prefer), including the bacon grease. Add the chili powder and ancho chili powder. Add the cubed venison sausage. Set to simmer. Once simmering, add just enough beef stock to cover the meat. Bring to boil. Reduce from boil and simmer uncovered for 30 minutes before adding the rest of the ingredients. Simmer uncovered until the meat is tender, stirring occasionally to keep the bottom of the pot clear. EATING This serves about eight. Garnish with shredded cheese, a bit of Mexican sour cream and sprinkled chives on top. To kick up the spice a bit, you can add either some Achiote hot sauce or traditional Tabasco.

As a young Club, we are often challenged on the best practices to promote Club events, facility hours and activities with our membership. For the past several years, we have put an emphasis on using social media as one avenue to promote events and activities. We also utilize email as the primary means of communicating with our membership. We encourage all of our members to follow our social media sites, read their Club emails and log onto the Club website. To date, the Club has 99 percent of our primary members’ email addresses which enables us to communicate in a fast and efficient way. Over the years, our staff has been energized by a flow of youth who are savvy in developing and utilizing technology and social media to better promote and communicate with our members. The benefit for a private Club to integrate our marketing with social media sites is that we closer align our members who utilize these sites with the lifestyle the Club provides. The question we (Club management) often ask ourselves these days is whether this is the right approach for our Club demographics, while continually learning how we can get our message out to our members. We also have to consider and utilize these tools for prospective Club members and real estate buyers in Cordillera Ranch. Inevitably, there must be a following on these sites in order for them to be effective. Facebook Facebook is a great way to communicate with active members of the Club as most people who are active on Facebook will have a couple hundred friends that they can tell about Club activities. Facebook is a quick and effective way for the Club to post photos of events and results of tournaments. Our members can also post photos, videos and links on the page as well. The Club has a page on Facebook and, to date, has 1,313 people following the page. To keep the page fresh, we continue to post current and daily events while trying to create some

compelling content so our members or prospective members will continue to visit the page. Cordillera Ranch Development and Real Estate have a page as well with 2,785 followers. Instagram Instagram is a photo and video sharing platform where users can upload and share images. To date, The Clubs of Cordillera Ranch has 1,727 followers. If you are a fan of photography and enjoy looking at wonderful images from around the globe, download the app, get signed up and enjoy! Find the Club at “The Clubs of Cordillera Ranch.” Twitter This is the most challenging to utilize with our members. It takes a bit more time for the Club and our members to develop communication via Twitter. On the Club’s end, we must not think of Twitter as a sales tool, but rather an indirect source of information on Club business, events and activities that generate leads and interest in the content posted to Twitter. The key is for the Club to follow relevant people within the club industry while adding value to our members and prospective members who follow. http://twitter.com/CordilleraRanch Different people will utilize different means to gather information from the Club or from Cordillera Ranch. Happy New Year to everyone! I hope your holidays were joyous and memorable.
I want to start with some highlights of our last events. The Bryant Family wine dinner was amazing! The very prestigious winery coming to Cordillera Ranch was one of my favorite dinners to date. Eleven members and guests sat at an illuminated table in the middle of the Cabana wining and dining on worldclass wine and Chef Isaac and the culinary team’s finest creations. The topics ranged from the topography of Napa, the who’s who of Napa, former and present, and of course the exquisite wines from the Bryant Family. It truly was a bucket list event!
We then had multiple major winner, Retief Goosen, come to the Club for a Meet and Greet. He talked golf and we all sampled his wines that are made on his wine farm in South Africa. There were door prizes being handed out about every five to ten minutes — hats, gloves, balls and a whole lot of wine. He then proceeded to join us for our nightly Gold Rush. His wines were being sampled out in the bar and again his great story was being told.

The next event which we all just enjoyed was the Wine Extravaganza. This Holiday Wine Show was filled with Bubbles and Big Reds. There was an outstanding turn out. Eight tables spread throughout the Cabana consisted of 48 wines/bubbles for everyone to try before they buy! The next Wine Extravaganza will be at the end of March and will be Old World & New World Wines! Make sure to save the date of March 30 and be watching for the emails.
This next year will be full of events as well! We will be starting out with a Rombauer Wine Dinner on January 19. We will follow this up with a Cellar Club member-only Meet and Greet with Adam Fox of Canard Winery in Napa. Then on January 29 we will unleash the M.O.B.B. This will take place in the Men’s Grille area. The M.O.B.B. stands for Men of Bourbon and Beer. At this event we will have micro beers to taste as well as small batch and barrel select bourbons. We will have light snacks to pair with the tastings as well. If you are into Brown, this will be the place to be.So much to plan on for the New Year!

We recently hired Veronica Harz as the new Equestrian Center Manager. Our former manager, Katy Burbank, has moved into a new position as Event Coordinator where she will focus her time on programming and teaching — her true passion. Veronica brings a wealth of lifelong experiences with horses to the barn and she is excited to take the operation to the next level. Veronica has been at Cordillera Ranch since last March and she has enjoyed seeing the members she teaches grow in their riding and their passion for horses. She hopes to pass along knowledge to anyone who wants to learn. She has been around horses her entire life and still learns something new about them every day. She believes if you are not learning then you are not living. Veronica’s primary goals are to help the Equestrian Center continue its growth spurt while managing the business and establishing a place where members can come relax, be with their horses and continue great friendships! We have seen amazing friendships kindled at the barn. As the boarding operation has doubled over the past two years, we simply have more and more members spending longer amounts of time with their horses and other members. Last year we built a new tack room for boarders and it’s great to see everyone enjoying the facility. Since Cordillera Ranch’s earliest beginnings, horses have been an important part of life on the ranch. Today, you’ll find horses grazing on dozens of lots and we have over 40 horses we care for at the Equestrian Center. A ride across the ranch will take you from the west end down to Spring Creek or you can ride all the way to Swede Creek Park at the Guadalupe River. With a setting this beautiful, it’s no wonder so many
owners are drawn to riding for the first time when they join the Cordillera Ranch community. Whether you have a horse or want to ride one of our own, Cordillera Ranch has everything needed to make your equestrian experience unforgettable. For horse owners, we offer stall or pasture boarding, and our Equestrian Center staff are passionate about taking exceptional care of our members’ horses. For the occasional rider or children looking to learn, the center has plenty of horses on hand — and even ponies for young riders — for trail rides, lessons or an introduction to the sport. Summer equestrian camps as well as holiday camps are also offered for children. With daily activities based on participants’ riding experiences, the camps range from lessons on horseback to mounted games and trail rides. Our Equestrian Center consists of stalls, pastures and paddocks, a large arena and covered round pen. The facility is also equipped with a spacious climate-controlled tack room, hot/cold wash rack and a lounge. Each year the Equestrian Center at Cordillera Ranch hosts a variety of activities for members and their families, including clinics, group trail rides — both on and off property — and holiday celebrations. A variety of more specialized instruction is also available through access to periodic clinics by offsite trainers. GATE SYSTEM UPDATE

The Cordillera Ranch POA has been making some real headway on the RFID tag installation process. Since it’s the start of a new year, I thought it would be a good time to share some news about our progress. I’d also like to relay some information on how things have been working and answer a few questions that I have heard from the community. Our main objective through this process was to roll the new RFID tags out to the owners with confidence that we had most of the bugs worked out. A property this size has its challenges — with six entry gates we wanted to make sure we had processes in place for gate damage, software and hardware issues. As we tested the new entry access tags on our POA staff and Club employees, we worked through most of these issues and came out, thankfully, much wiser. The good news is that we began rolling out the tags to the owners and Club members a few months ago. We are now systematically working our way through the RFID tag installation alphabetically. As you can imagine, with three thousand vehicles

to individually tag, it is taking some time. Notices have gone out via email with an appointment booking link and location information. At this time, we are roughly halfway through the RFID installation rollout and seeing a good response from our email campaigns. Many of the previously tagged owners reading this article can attest that the tags are a welcome convenience when entering the property. The question we get asked most often is about tailgating. This is one of the reasons we started the RFID program. Keeping our property access limited to those who have reason to be here was one of the main challenges before the drop arms were installed. Since the drop arms and very specific signage were installed, we have had a number of drivers who caused damage to the gates. Damage is occurring less and less lately as visitors have adjusted to coming in one at a time. The damages get documented and the vehicles which are caught on camera get fined and notified. We have also worked on reducing the arm cycle time to close faster after authorized vehicles have cleared the gate. Some residents have gotten in the habit of stopping just past the drop arm so the arm closes behind them without allowing an authorized guest to tailgate in behind before the arm has closed. This is much appreciated and helps reduce tailgating as well! Another question we get asked quite often is about codes and remotes. The entry codes were another reason we decided to switch over to automated entry. Since there are so many codes being used for unauthorized access, we plan on eliminating all codes for entry gates at the end of January 2019 (codes will still function on outbound lane keypad to assure access for bicycles). We will be sending out additional communications leading up to the termination of the codes — it’s important that all property owners are prepared for this change so that they can assure their guests understand new access protocols (login to cordilleraranchpoa.com to see instructions for guest access). The remotes are less of an issue and will be terminated at perimeter gates after we have completed the RFID tag roll out. Once we have shut down the codes and remotes, guests can always get access directly by calling the owner on the key pad from any entry gate (either by scrolling through the keypad directory or using the owners’ direct dial code). Pressing “9” on your phone opens the gate for them. We are encouraging all owners to contact us if you need your cell number programmed in the gate directory. We appreciate all the residents and owners who have been using the Webguest App. This application allows you to list your approved guests and set limits and times for your regular vendors who service your home. The guards are able to check approved guests in quickly and owners get notified via text when they arrive. Hi, neighbors. Hope this finds all of you doing well. Did you know that the Commissioners Court was created early in the history of our colonial times and it is still the governing body of your County? The Texas Constitution specifies that a Commissioners Court is to consist of a county judge and four county commissioners elected by the qualified voters of individual commissioner’s precincts. Your County government legislative powers and executive duties are limited in the Texas Constitution and by-laws passed by the Texas Legislature, making County government a legal subdivision of the State. Your County government has no authority to act UNLESS the legislature has given that authority. What is decided in Austin is mandated to your County government. We must all be proactive in Austin to ensure you have a say in your County and protect our Quality of Life. With the construction of the new schools on FM3351/ SH46, what kind of road improvements are planned for that area? The following is dependent on study findings. Within the next couple of years, I believe there will be considerable road improvements. FM3351 is currently being studied by TxDOT on how to transi-

tion part of the road from two to four lanes from FM3351/SH46 to IH10; a traffic light and lane enhancements will be added at the entrance to the new middle school on SH46; the intersection at FM3351/SH46 will be revised to handle the traffic; road surfaces and shoulders will need to be improved. Are you anticipating any commercial and residential development in the area? Over the next couple of years, there should be significant commercial development in support of the normal dayto-day needs of those living in the area. Schools bring in additional residential development, restaurants and probably a grocer or grocery store. Where do you see the County in the next few years? In the next five years, I see continued growth at the current rate and then growth slowing over the following years due to the increased cost of living, school taxes and the “country” feeling being diminished by the changes. How would you like to see community member involvement? This is an exciting time, and additional County and Community Strategic Planning and Implementation Tactics will need
to be developed. In the near future, there will be a call out to the community to ask for their assistance. I encourage community members to participate in those areas of their expertise so that together it is our best collective effort. What additional improvements would you like to see in your precinct? u Legislation that will allow County voters the ability to control incompatible land use — some businesses should not be located in subdivisions, on thoroughfares and next to schools. u Employers that need technologyoriented employees to supplement our business community. Currently, too many residents are commuting to San Antonio for those positions. u A Skilled Job Education Center — our children are currently our greatest export due to the lack of skilled jobs that pay a true living wage. u Additional Support Services so that individuals that are having a difficult time have the tools to learn and earn a better quality of life. u Affordable residences or apartment housing so many of those who work in our County can live in the County. u Additional affordable medical services so that we are not required to travel to San Antonio. u Road improvements within the County and city. u Ability to control signage and light contamination along roads. Just to name a few. What do you find are the County’s greatest assets? Our County’s greatest assets are you and your children. Attention all cocktail aficionados: the 8th edition of the San Antonio Cocktail Conference — SACC to those in the know — is almost here, taking place January 14-20, 2019 at the St. Anthony Hotel in downtown San Antonio.

The event was born in 2012 at Bohanan’s Prime Steaks & Seafood on the River Walk, when the bar was only a few years old. The management team was interested in learning about the national bar scene, so along with their consultant, the late Sasha Petraske — one of the most respected bar operators and innovative mixologists in the U.S. — they traveled to other cocktail festivals around the country. Inspired, they decided to do something similar in San Antonio, but at a smaller scale and with one important difference:

Petraske and co-founder Mark Bohanan agreed that they didn’t want to start another business venture, choosing to do something that allowed them to give back to the community instead. “The result was a product that was good for downtown San Antonio, good for the spirit industry and great for area children’s non-profits,” says Cathy Siegel, Executive Director of Houston Street Charities, the non-profit arm of Bohanan’s and organizer of SACC. “Tourism has seen a boon during SACC week, locals visit and enjoy down-
town San Antonio that week, and everyone gets the opportunity to give back. If you look at the growth in the number of true craft cocktail bars in the San Antonio area since the beginning of SACC, it stands to reason that SACC has helped that growth happen.” Bohanan’s namesake restaurant in San Antonio, along with his Boerne restaurant, Peggy’s on the Green, continue to lend support. With a national calendar full of all kinds of cocktail festivals, SACC is continually ranked among the top three in the country,
drawing people from all over the world. It is the very first national craft cocktail festival on the calendar each year, and the only one that donates 100 percent of its profits annually to children’s charities. SACC started small, with opening night festivities held at Bohanan’s and staff handing little envelopes of tickets to attendees at the door. Now they issue close to 10,000 tickets for a six-day festival that offers a variety of events that range from elaborate cocktail parties to guided tastings to paired dinners and educational seminars for both consumers and industry professionals. Most of the other festivals around the country are mainly geared toward industry professionals exclusively. “We have a portfolio of 57 seminars this year,” says Siegel. “There are categories for these seminars: Cocktail Novice, Cocktail Aficionado, Cocktail Nerd, Industry Business and Industry Skill/General. On the website, each seminar is annotated with the categories that apply. That way a participant can best choose the right seminar to sign up for according to their interest or skill. Professionals come from all over the country — indeed, all over the world this year — to participate in SACC, for fun and for business.” While bartenders are not accredited through these seminars, the content offered is certainly in line with what they need to stay current, learn new skills and further their business acumen. One such participant is The Clubs of Cordillera Ranch bartender Crystal Thompson, who will be attending six diverse sessions at SACC 2019, ranging from technical topics like vacuum chambers and immersion circulators to a session about fire with Jack Daniels Whiskey, and a party to recognize San Antonio women who are ‘shaking it up’ in business, sports, civic leadership and other non-traditional roles. “I am interested in these seminars because I love learning about new ideas and concepts,” says Thompson. “I am very interested in the Women Shaking it Up event because I have been a single mother for a long time and I strive to teach my children that women are equal.” Thompson will showcase the knowledge acquired at the conference by creat-
ing special drinks, holiday cocktails and maybe teaching a basic cocktail class for members in the future. “Our Club members love new ideas and concepts, and now they do not have to go across the world to find a ‘new experience’,” says Thompson. She explains that members who follow her on social media often stop by the bar to ask for her newest cocktail and even give her the freedom to create on the spot when they tell her ‘just make me whatever you want.’ “As a mixologist I want to make them a cocktail that I know they will enjoy,” says Thompson. “I get to know what they usually drink, then I use the base and add a few ingredients, just enough where they gain trust in me and eventually try whatever I suggest. When you blow their mind with knowledge about a product, the liquor itself, how you layered a drink, or how you took the steps to create something so beautiful, they want to come back and see what’s next. You will always have those people who always want the same thing, but if you create in front of them, they tend to be more curious.” SACC is also the place to explore the newest cocktail trends. For 2019, sustainability and culinary cocktails are leading the charge. “Just like in the restaurant business, bars are looking to reduce waste,” says Siegel. “You’ll see seminars at SACC this year that address sustainability, including back of bar practices and ingredients used. Food is also a big influencer — not just as a pairing, but as a flavor profile for cocktails.” One example is the SACC 2019 Signature Cocktail called ‘Call Me, Honey,’ which features citrus, honey and green cardamom (see sanantoniococktailconference.com for a complete recipe). At Cordillera Ranch, Thompson makes signature infusions and salts with fresh produce and herbs. “I think infusions will stay popular in 2019, with bars making their own salts and sugars to complement their personalized cocktails,” she says. “Maybe [we’ll see] some unique glassware, more smoke and more use of bitters in cocktails.” Seminars and events are priced individually. When a young professional couple with two kids decided to move from the small Hill Country town of Fredericksburg, they knew that Cordillera Ranch was home. They thought it offered them the unique combination of community and privacy, and after visiting several properties, they were inspired by the work of Garner Homes.

The couple was easygoing about the process, and clear on their vision: big views, openness and lots of light. “These clients were creative and fun to work with throughout the entire process,” says builder, Trey Garner. The 4,800-square-foot home is nicely scaled for a family of four, with abundant outdoor connections. Natural light fills every space, highlighting the couple’s collection of art. “The clients wanted the house to serve as a gallery for their art, and they also wanted their home to be a piece of art,” shares Trey.

The warm white paint palette of the home allows the couple’s sculptures, paintings, furniture and creative light fixtures to take center stage. The couple worked with the Garner Homes team and their own connections in the art world to curate eclectic and dramatic light fixtures. Especially eye-catching is the chandelier that hangs over the Great Room — a cloud of iridescent glass bulbs which is at once delicate and grand. Like many Cordillera Ranch homes, the family enjoys plenty of privacy, allowing them to bypass fussy window treatments and
highlight the clean simplicity of their windows without distraction. “We wanted big windows and high ceilings,” says the owner. “It feels pretty minimal in comparison to some homes, and we really love the clean lines and natural materials.” The floor plan wraps around the lot in a way that maximizes the scenery. “We were intentional about wrapping the house around the view,” Trey says. “We wanted to have as many rooms get a view as we could, and we wanted an outdoor living area that served many purposes: relaxing by the fire, grilling a meal, star gazing or having a pool party. I think that our clients are pleased with the way the outdoor areas serve the family, and we were able to do that all while bringing the outside into the home — for both the view and the daylight.” With four bedrooms and four-and-ahalf baths, the home is large enough to accommodate everyone comfortably without wasting a lot of extra square
footage. This sensibility is a cornerstone of the Garner Homes brand, says Trey. “We look at all spaces, specifications and ideas through this lens: ‘Does this provide value to our client, does this make sense for our client’s family and lifestyle, and does this create something we’ll be proud of as a team?’.” Neither overly modern nor truly traditional, the home can be described as “transitional.” Trey describes what this means in more detail. “The larger shapes are contemporary in nature but the finer details have a traditional feel. The balance of traditional and unconventional is obvious when you arrive to the home from the long private drive. The first element of the residence one sees is the pool. The major view is front facing, but since this lot has so much privacy, we were able to flip the script and put the rear of the home in the front, so to speak. What I love about this is not only the surprise of seeing

the outdoor areas first, but then pulling around to what is truly the front of the home and seeing a traditional arrival area with a circle drive and large front door.” The interior was left simple intentionally; there is a minimal amount of trim work in the home, which was planned in order to create a clean background for the art collection. Though there aren’t many adornments, everyone agreed that the Great Room needed some heavy Douglas Fir timbers to frame the space — more hallmarks of Hill Country design that blend nicely with any décor. The owners were very thoughtful in the juxtaposition of old and new — like the modern slab-front cabinetry built around an antique dresser in the bar. “You’ll see this throughout the home, too — there are a lot of surprises. Another feature that I really like is the oversized fireplace in the Great Room that is shrouded in very traditional, smooth-cut limestone blocks with a complementing mantelpiece, but the room has been furnished with contemporary pieces. This echoes the contrasts you see in all of the spaces,” says Trey. The flooring throughout the home is largely traditional in nature — a nailed-down and hand-scraped Red Oak floor that pairs nicely with the modern porcelain and marble flooring in the bathrooms. The kitchen surfaces strike a balance between form and function with high-drama quartzite surfaces that

have the look of marble without being too precious to function well in a kitchen. The home is a true reflection of the owners’ tastes, and reflects their lifestyle and experiences. Their collections have been personally curated over the course of time, and their presence gives sincerity and history to the young home. The family is confident that this is truly the perfect place for them to be. “It’s such a smart development,” says the owner. “Where else can you feel like you’re out in the middle of the country, and in the middle of a wonderful community at the same time?” Everyone involved thought the process was perfectly pleasant. “We saw that Garner had a different approach, and that’s what we really like. We were so happy with the process.” The folks at Garner agree. “They have a lot of experience with art and design. We were able to get creative and the clients were supportive of the artistic process it takes to get from a blank piece of paper to a finished set of plans. The property was the inspiration point from the start; we had a great view to work with so it was easy to figure out how to put the house on the lot. It’s finally here — we’ve worked for several years to create a new Visitor Center for Cordillera Ranch and this fall we moved in to our new offices on Cordillera Trace, just down the hill from the original home to the Cordillera Ranch Visitor Center. Over the 20 years we’ve operated from the Visitor Center, it had served as a breathtaking setting to pan across the beautiful horizon and soak in the birds-

eye view of the Ranch. However, in recent years, we’d simply outgrown our space and were in great need of an upgrade and expansion. Thus, the new Vista Office was planned. The Vista Office is home to the Cordillera Ranch Visitor Center, DH Investment Company, Pasadera Building Company and Cordillera Ranch POA management along with Northington Ranches and Jim
Terrian Designs. Designed by Jim Terrian to have a residential-looking exterior, its internal layout offers great functional enhancements and technological upgrades for Cordillera Ranch staff.
