MANAGER’S MESSAGE

2020 is officially here and I am not sure where the last year went! I do know that I am very excited about the golf course opening that took place last month. The new Pure Distinction bentgrass greens look and putt fantastic, and the other golf course work that was done during the closure looks great! I hope you have had the chance to play but if not, “Let’s Go!” While the greens renovation project dominated the last quarter of the year here at the Club, there were plenty of other “happenings” taking place. I thought I would try to highlight a few of them as we take a look back at the year that was 2019. The new Golf Performance Center opened in March and has been a home-run for our members who want to improve their game. Corey Roberson was hired as the new Director of Golf in late July and we also have two new Assistant Golf Professionals in Jake Greer and Logan Davis. Susie Phillips was hired as the new Equestrian Manager in September and has brought a wealth of knowledge to that area, and the member experience has never been better. Susie has provided world-class lessons and event programming, and created a fun and safe environment for all of our horse lovers. The newly renovated Fitness Center was unveiled in May of last year with all new PreCor equipment, new TV’s, new carpeting and paint and an updated layout of the fitness equipment. At that time, Jane Riley was hired as the Director of Fitness and Wellness and has done a fantastic job getting to know our fitness users by being present on the floor and building relationships. All kinds of new programs have been offered including golf fitness assessments, nutritional seminars, aquafit and paddleboard yoga, InBody assessments, senior fitness classes and the return of ELDOA classes, just to name a few!

Joe DeLuna was hired as the new Director of Tennis a little more than one year ago and is doing a great job in helping to bring back women’s league play as we have two teams now playing. Junior Team Tennis was added this past spring and the Bryan Brothers Pro-Am with Mardy Fish and Ryan Harrison was a big success. Pickleball continues to grow in popularity and we have a large group of members that play regularly! Graham House and Chef Isaac continue to do a wonderful job leading our Food and Beverage operation. This past year we unveiled an all-new Breakfast Menu, Ranch Menu and Signature Dining Menu which have all been very well received. This was a big undertaking and the comments from our members regarding the new food items have been very positive. There were lots of new events this past year including the Daddy Daughter Dance and Halloween Monster Bash. The new book tour Speaker Series featuring Dave Campbell and Scott Pelley were outstanding. Finally, one of the biggest additions to the Ranch this past year was the opening of The Lodges in August. If you have not yet had the chance to see them, please contact Member Relations Manager Brianna Botine for a tour. They truly are spectacular and have provided a wonderful experience for all of our members and guests that have stayed. We are looking at a February opening for the second unit. As you can see, 2019 was a great year here at the Club with so many wonderful new amenities and things to do for you and your family. We are looking forward to a great 2020, and I hope you will be able to participate in some of the new events and spend time with us here at the Club enjoying all of the great amenities the Club has to offer. I was looking for a change in my career and had met with a San Antonio real estate broker. The day I was prepared to sign up to get my real estate license, I got a call from a Boerne home builder with a job offer and that’s where I got my start with home building and construction. HOW DID YOU BECOME EMPLOYED AT CORDILLERA RANCH? In 2005, the builder I was working for was slowly closing their doors and I applied for the accounting position with DH Investments. After discussing my experience with home building, David Hill realized I could benefit Pasadera Builders as well. I worked for both companies and loved the ability to wear many hats. In October of this year I was promoted to assistant manager with the Property Owners Association. I am excited to see where this position takes me and the challenges up ahead. WHAT PAST WORK HISTORY PREPARED YOU FOR CORDILLERA RANCH? I’ve worked in accounting since I was 16 when I started working for my family’s auto repair business. Then went on to work in the pharmaceutical and restaurant industries working in accounting, payroll and human resources. What most prepared me was working for a home builder, having an interest in real estate and development, and a drive to do the best I can. WHAT MAKES YOUR COLLEAGUES AN ASSET TO CORDILLERA RANCH? Without a team, nothing can be achieved. You can be as great and professional as you want but without these lifelong relationships and impressive colleagues, my job wouldn’t be what it is. I work with the hardest working and dedicated people around. WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? Working for DH Investments and Pasadera Builders for the past 14 years has challenged me and helped me grow in so many ways. Being a part of the growth of Cordillera Ranch has been rewarding.

WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE? My greatest professional challenge has always been balancing being a mom and giving as much as I can to my career. I’ve always said I need two of me. Now that my children are grown, I am able to focus more on my career and doing more for Cordillera Ranch than I could have before. I now have the ability to make the Property Owners Association better than it ever has been before. I believe my knowledge of this company over the years will help me succeed in my new role. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? The people. It’s always been the people I work with, past and present. I’ve been here for 14 years and have made a lot of friendships along the way. Also working in the Texas Hill Country makes coming to work every day better. I have to stop sometimes during my busy day and appreciate the beauty around me with a view that goes on for miles. WHAT ARE YOUR HOBBIES AND INTERESTS? Horses have always been my passion. I have been riding since I was about 4-years- old and did some horse showmanship as a young girl. I also like to go hunting and fishing with my husband Tom and our kids. And of course, trips to local wineries and shopping with friends. FAVORITE QUOTE OR MOTTO? Start each day with a positive thought and a grateful heart.

strategies. “A total financial planning perspective is important because we all — me-included — tend to focus on silos or buckets of financial issues: investments, estate planning, wealth transfer, business succession,” Wynn says. “For most of us, all of these are components of the ‘big picture’ — where do we want to be ‘when’ and how do we leave the legacy we want.” Symmetry and Wynn offer a strategic financial planning platform which identifies a client’s financial goals using a detailed process of reviewing current liabilities, financial holdings, cash flow, etc. It identifies existing protection gaps and possible solutions as well as making recommendations to help one work toward accomplishing broad and long-term goals. “We use e-Money, a robust financial planning platform that is an asset aggregation tool for the client and financial planning tool for the advisor,” Wynn says. With this, the client has his/her own website where vital financial data — even from multiple or external financial institutions — is securely stored and easily accessible. Symmetry’s Investment Advisor platform is separate from the financial planning platform. It is a “fee-based” approach. Fee-based is typically an “account level all-in model,” meaning the costs for specific and individual account advice, transaction costs, financial reporting and custodial fees are all included in a single account fee — a simpler model that’s more transparent for the client. Advisor fees reflect the amount of the assets and


their continued growth, and should be completely disclosed and understood by the client. “These platforms provide options for ‘advisor directed’ and/or turn-key asset allocation account types depending on client preferences. Stocks, bonds, Exchange Trades Funds (ETFs) and mutual funds are available on most platforms and options are accessible on some,” says Wynn. Client reports are accessible on multiple platforms — some standard and others customizable by the client and/or advisor. With respect to measuring performance, Wynn says, “There’s a boatload of investment benchmarks that we could use, but we typically model the client’s allocation based on their overall long-term objective and risk profile and then construct a ‘best fit’ index that closely matches their allocation/portfolio. Finding the right place took a prize, an invitation, a deal that didn’t go through and prayer to lead Lewis and Nancy Thorne to their perfect home and ideal community. Lewis had the good fortune to win the use of a convertible sports car for a weekend at a charity golf tournament about 10 years ago. “We decided to take a drive in it through the Hill Country and drove through Cordillera Ranch. I distinctly remember telling Nancy that I would love to live here someday.”

Fast forward to 2016 when Nancy and Lewis, a Commercial Lending Manager at Frost Bank, were invited by Frost Advisory Director J.W. Pieper to take a tour of the “Ranch” with him. “Again, I was smitten with the natural beauty and quality of life that Cordillera Ranch offered. A few months later, I responded to an online ad requesting more info,” says Lewis. Carey Yeager with Cordillera Ranch Real Estate replied and showed the Thornes properties throughout the community. “After several weeks of looking at a number of houses and lots for sale, we zeroed in on a lot on Winged Foot. Carey cautioned us that designing a house for this lot may present a challenge to get approval to remove the oak trees. One of the features that attracted us to this lot was the abundance of oak trees, but some were located where the house would normally sit. While we prayed about what to do, we received a call from Carey saying that she discovered that one of the Preferred Builders, Garner Homes, had already designed a house for this lot, and that deal fell through. If we would like to look at the plans, she would connect us with Trey Garner. As it turned out, the house that had been designed for the lot was almost exactly what we would have designed if we had started from scratch. After several meetings with the Garner Homes staff, Jennie Briggs, Natalie Johnson and Byron Nezat, we signed a construction contract and moved in one year later. We probably had the most stress-free homebuilding experience of anyone I have ever talked to,” says Lewis.

The couple began their life together in San Antonio with Lewis starting his professional career with Frost Bank 39 years ago and Nancy working at a rival bank. When their first child was born, Nancy became a full-time homemaker, mother and volunteer. The family grew to include two more children who all attended San Antonio Christian School for grades K – 12. The Thorne children are adults now with their own families — Matt, the eldest son, is Texas Operations Manager for CAPTRUST Financial Advisors and lives in San Antonio with wife Brittney and daughters, Juliet and Emmeline. Middle daughter Katie and husband Brad Gaultney live in Dallas with children, Ford, Virginia, Sam and Daisy. Katie is a full-time homemaker and part-time journalist with World Magazine. Newlywed and youngest son, Brett and wife Alysse live in New Orleans where she is a labor and delivery nurse and he is getting his master’s degree in Urban Planning at the University of New Orleans. A San Antonio native, Lewis spent most summers starting as a newborn, enjoying Colorado. “When I was growing up, my family had a summer home in Grand Lake. My fondest childhood memories are of our summers in the Rocky Mountains. My family sold that house when I was in high school, but I never got Colorado out of my system,” Lewis remembers. Keeping that family tradition, the Thorne family and Lewis’ mother headed to Gunnison for a summer vacation in 1994. “A friend in San Antonio had suggested visiting the small town of Lake City while

we were in the area. I invited the family to take the 50-mile drive to visit Lake City. Everyone except my mother was weary of being in a car, so the two of us found Lake City, and it was the proverbial ‘love at first sight.’ My mom shocked me by suggesting that we stop by the local real estate office, and by the end of the afternoon she had a house under contract! For the next 20 years, my mother spent every summer in Lake City, and we spent a couple of weeks each summer as her house guests. The easy-going town is appealing,” says Lewis, “Lake City’s yearround population is approximately 300 people, so you don’t go there for the nightlife or shopping opportunities. We enjoy hiking in the San Juan Mountains, I enjoy fly-fishing and I’m still trying to get Nancy hooked. It is very peaceful and we can be content just sitting on the deck reading a book. Nearby, Lake San Cristobal is Colorado’s second largest natural lake, so there are watersports to enjoy. In the winter, there is snowmobiling and cross-country skiing.” After his mother passed away in 2016, Nancy and Lewis bought the house from her estate. “Someday, when I retire, I hope to spend summers there, just like she did. We are currently amid a remodeling project, to make it a little more livable,” says Lewis. With the children grown, the Thornes felt drawn to Boerne. “We liked the idea of a more rural lifestyle, so when we had an empty nest, we made the move to Boerne. It combines the best

of both worlds — the small-town atmosphere, with proximity to the big city services,” says Lewis. Active within the Boerne community, Nancy says, “We both enjoy serving at special events at our church, Currey Creek, as part of the Hospitality and Welcome Teams. In the past we were part of the Communion service. While Lewis is in the Men’s Bible Study, I love to cook and enjoy helping with our church’s meal ministry.” Through church they heard about the work of the Hill Country Pregnancy Care Center (HCPCC). “We have both had strong pro-life convictions for many years, and they were not just anti-abortion, but were really helping women and families coping with crisis pregnancies,” says Lewis. Initially their support was financial and then Lewis became a board member with Nancy becoming a lay counselor shortly after. The programs serve many needs in the community. Lewis says, “This year, HCPCC will provide over 1,100 services to over 300 unique clients. In addition to our Boerne office, we have also opened offices in Bulverde/Spring Branch and Comfort. HCPCC provides free pregnancy testing, sonograms, sexually transmitted disease testing and treatment, parenting classes, material assistance (diapers, clothes, cribs, strollers, etc.), Bible studies and post-abortion counseling. All services are provided to our clients at no charge, so we depend heavily on charitable support. In addition


to our personal financial support, I am proud that my employer, Frost Bank, recently became a corporate partner.” Homelife includes more activities like hosting small dinner parties. “Nancy loves to cook so I am the greatest beneficiary of her hobby. She’s an incredible cook and hostess, so we enjoy having folks over to the house,” says Lewis, and Nancy confirms, “The kitchen is my happy place! I collect cookbooks and enjoy trying new things, particularly baking.” Both are active in Cordillera Ranch Bible study groups. Lewis also attends the monthly Men’s Group gatherings. Other options are possible says Lewis, “We have discussed attending the Nature Club, but haven’t fit that into the schedule yet. There are so many activities each week in Cordillera Ranch, we are afraid of overcommitting!” The couple enjoy the amenities as well. “I use the fitness room each morning before work and have gotten to know some of the other ‘early-birds.’ I recently recovered from back surgery, so I am looking forward to finally playing this beautiful golf course. It has been torturing to belong to this Club and not be able to play the course due to health problems. My surgeon has given me the green light to resume playing, and I’m looking forward to meeting some of the golfers,” says Lewis. Nancy adds, “We have loved experiencing many Cordillera Ranch activities with our six grandchildren, especially seasonal

activities such as the Easter egg hunt. They have also enjoyed camping out at the campground area.” Knowing they had found a good thing early on, the Thornes had to share. Lewis says, “While we were in the building process, we started talking to Nancy’s brother Brett and his wife, Penny, about how great it would be if they retired to Cordillera Ranch and we became neighbors. They were living in Austin, where Brett was wrapping up a career in the oil and gas business. As it turned out, they were just as impressed with Cordillera Ranch as we were, so we introduced them to Carey and they are now under construction with Todd Glowka Builders, with an anticipated completion date of Spring, 2020.” Nancy, a native of Conroe, and Lewis began their story as college sweethearts attending the University of Texas at Austin. Lewis reminisces about how the right one came along, “Nancy likes to joke that she is 50/50 on matchmaking. In college, she tried to fix me up with one of her high school friends but, fortunately, it didn’t go anywhere. When we met, Nancy was actually dating my college roommate. When their relationship cooled off after a couple of years, I invited Nancy to the 1977 U.T. vs. O.U. football game and the rest is history. We were married 14 months later, December 30, 1978.” Happily, he adds, “Her more successful matchmaking effort was introducing Brett and Penny to Carey Yeager and Cordillera Ranch!”

GOLF The golf calendar for 2020 is going to look a little different than in years past as the Cordillera Cup is moving to the fall and the C-Star Member/Guest is moving to the spring. To kick off the year, we are introducing a new event — the Couples Putting Tournament on February 22. This event will be open to all Club members and will be a very fun 2-person best ball putting tournament. We will use all 18 greens on the golf course and it will be a low stress round of golf since we are only putting on each hole. This will be a great opportunity to spend a day on the golf course with your spouse or significant other and experience our new greens. Although champions will be crowned, our goal is to create a fun environment for avid and new golfers to enjoy the game together. Starting on March 19, we are going to introduce a new weekly event called the Shooter. It’s a 9-hole Thursday night scramble that will be open to all adult golf members and will run through October 29. We will payout the team with the lowest score and skins each week unless there is a tie — then the pot will rollover to the next week. This will be a great opportunity to meet new members and enjoy the game in an entertaining environment. A new event slated for November 7, called the La Familia, will be multi-generational family event. Teams will consist of the whole family, from grandparents down to grandchildren. The field will be paired in large groups of 8-12 players per group so you can play with all of your family members. This event will be all about fun, enjoyment of the game and camaraderie. We plan to make this a staple event on the Cordillera Ranch golf calendar. In addition to new golf events next year, we will be introducing Operation 36 to Cordillera Ranch. Operation 36 is a golf development program designed around learning how to shoot 36 on 9-holes. We will have weekly lessons, testing and playing components. This program will be targeted at junior golfers and parts of the program will be integrated into Chicks & Sticks. We will have more details about Operation 36 soon. Last month we unveiled the new Pure Distinction bentgrass putting surfaces on our Jack Nicklaus Signature Golf Course. The greens look absolutely amazing and it has been great to hear all of the wonderful comments from our members. Considering our greens were sodded the first two weeks of October and that we were able to open the golf course in such a relatively short time (eight weeks) is a testament to this form of bentgrass. We are very excited about all of the great characteristics of this grass. Pure Distinction is one of the newest bentgrasses on the market. It is uniquely bright colored and combines the great playability characteristics of previous bents while offering some improvements to the health and durability. It is more dense, upright, aggressive and should have less thatch. It also has a stronger resistance to disease, heat, cold and wear. All of this will help us achieve smooth and true putting greens as we move forward. However, we do want to note that although the greens are ready for play, three-month old greens are still in their “infancy” and will continue to settle in over the course of the next six to nine months. So, look for them to continue to stabilize, firm up, speed up and settle in over the course of this year. The recent closure allowed us to complete some other projects on the golf course that I believe our golfers are going to enjoy as they help improve aesthetics, playability and turf conditions. One of the biggest things we were able to accomplish and the most notable differences you will see involve tree-trimming and tree removal. Sunshine and airflow are two critical components to growing healthy turf and while we’ve been trimming trees throughout the golf course since opening, some areas needed more significant work to minimize shade in sensitive areas and promote airflow. The closure allowed us the opportunity to tackle those. Well over 500 trees throughout the golf course were limbed-up or removed which will greatly enhance turf and playability in those areas. What is important about this is not only the playability of the holes, but also it has really opened up original design sightlines where you can truly see everything each hole has to offer, so aesthetics have also improved. Need-

less to say, this is a delicate process as we all appreciate and understand the beauty that our oak trees add in framing the golf course, so selection of clearing and trimming was meticulously discussed and planned. The bunkers received a thorough depth-check and sand was moved and added as needed. The creeks were aggressively trimmed and cleaned and look fantastic. Several areas of the course needed drainage improvement and we were able to complete work on #1, #10 and #17 which should provide more playable conditions in those areas (you will still notice the residual effects from re-sodding over these drainage improvements in front of these greens — they’ll improve over the course of the next spring and summer). New bridges were installed on #14 and we added rock along the cart paths on holes #4 and #14 in areas that were worn. This will allow for carts to pull to the side without doing damage. Finally, over the years we had several “sand dams” built up that prevented water from properly draining off the putting surfaces. Many of those areas have been fixed and resodded, but again the zoysia in those greens surround areas likely won’t fully heal up until next spring or summer. As you can see, we have done a tremendous amount of work over the last couple of months and are excited to showcase the golf course. If you have not already had the chance to come out and play, I hope you do soon and enjoy the improved playability and aesthetics for years to come. The Tennis Club at Cordillera Ranch hosted a number of events leading up to the holidays. Highlights include a fundraiser for Boerne High School Varsity Tennis, a luncheon and toy collection for Toys for Tots, and the annual Ladies Member-Guest Tournament.

BOERNE HIGH SCHOOL VARSITY TENNIS FUNDRAISER Cordillera Ranch Tennis hosted the 1st Annual Boerne High School Varsity Tennis Fundraiser in October. This was a special event for Cordillera Ranch. Not only was this a great cause to help a local community high school program, but there were so many Cordillera Ranch members whose children play for Boerne High School. It was great to see members and their kids participate in the same event, playing together as partners and competing in a beautiful, fun and relaxed atmosphere here at the Ranch! Devin and Animesh Agarwal, Shea, Sam, Jess and Amy Gonzales, Will and Fredrick Keith as well as Georgia and Jon Busbee — all members — participated in the fundraiser which was a fun round robin and clinic format.

TOYS FOR TOTS The Toys for Tots Tennis and Pickleball play day was rained out but we were honored to host the luncheon and toy drive for this organization. Toys for Tots is a national charity that started in 1952 and is organized annually by the United States Marine Corp. The Marines and the Navy provide soldiers to visit the different sponsored Toys for Tots events to help with toy collection and talk about the service the Toys for Tots provides for under privileged children in the San Antonio area and around the nation. We were pleased to have three military representatives join us at Cordillera Ranch this year.

The 2019 Ladies Member-Guest Tournament was moved from October to early November due to rain. The tournament consisted of eight teams in two flights. The format was a round robin within each flight and the team with the best record was determined the winner with one winner per flight. The RANCH FLIGHT consisted of Jill Briggs/Brooke Harris, Bobbie Sandborn/ Ellie Morales, Jo Evelyn Etter/Carol Pichot and Lisa Holderness/Pancho Edwards. The RIVER FLIGHT consisted of Molly Glauser/Leah Garner, Theresa Butler/Melissa Williams, Lisa Bowling/Michelle Gray and Amy Gonzales/Elaine Barber. After three rounds of competitive tennis in each flight, our winners were determined. The winner of the RANCH FLIGHT was Jill Briggs and her partner Brooke Harris who were undefeated in their flight. It’s that time of year again! So, here we are — facing the NewYear a little older and a little heavier. You tell yourself it’s time to stop this process once and for all, but what should you do to get yourself feeling and looking as good as you feel inside? It is not as difficult as you would imagine to regain your youthful look and vitality in just a few easy steps. You just need know-how and a little concerted effort.

EXERCISE Working out makes a myriad of positive changes for your body and psyche happen. Some of the researched and documented benefits of working out are as follows (this is my short list): • Improved sleep • Improved muscle tone • Improved mood • Improved blood sugar control • Improved blood lipids • Improved body fat/ lean body mass ratio • Improved posture • Improved balance • Improved strength • Improved endurance • Improved flexibility • Improved eye-hand coordination • Improved energy • Improved confidence

NUTRITION Eating healthily has innumerable positive benefits. Want my short list on that? Here we go. But first, I am not a big believer in special diets or weird protocols. Having been in the fitness and wellness industry for

well over 45 years (I started very young — HAHA!) it never ceases to amaze me how people jump on the latest band wagon of a diet craze only to fall off, bleeding and bruised some weeks later when they find the protocol is just too restrictive or demanding. It really isn’t all that difficult. RULE NUMBER ONE: If it wasn’t food a couple hundred years ago, it still isn’t. That simplifies things a lot, right? RULE NUMBER TWO: Try to get as close to the source as possible — the fewer hands that touch your food, the better. RULE NUMBER THREE: Go clean, organic, local and in season as much as possible. Here are the benefits of eating for optimal nutrition: • Getting and staying lean • Optimizing your physical energy

RELAXATION Taking time to relax and enjoy a yoga session or a massage can make the difference between feeling out of shape, unhealthy and sluggish or feeling regenerated and renewed.

Finally, hanging out with fun, positive, happy people (hopefully your family, friends and co-workers) is a tonic for your health that cannot be overstated! The “drain people” do just that … they drain you of vitality and energy. The best thing to do if such people are impacting your health in a negative way is to put on your running shoes and run, don’t walk away. No matter how much you try, it is nearly impossible to pull a Downer Debbie up, unless they are sick of being a drag themselves. Perhaps then there’s hope, otherwise, as positive and as a happy as you are, they will pull you down, too. Sometimes this makes for tough decisions. Sometimes it means putting as much distance between you and them as possible, or simply removing them from your life. Life is too short to be spending it being assaulted by negatives. I wish the happiest, healthiest and most fantastic year for you. 2020 has the sound of promise and possibilities. TURKEY WRAPPED JUMBO ASPARAGUS: AVO-QUINOA SALAD: Quinoa is a high-protein grain, matched with good unsaturated oils in avocado and pepitas, and goat cheese with no antibiotics, no BGH and no GMO. Raspberry vinaigrette contains antioxidants and is an alkaline-forming food that reduces inflammation in the body.

HAPPY NEW YEAR! For this edition, I want to recall some of the events that took place over the last couple of months.We had so many and we have tried to make them as varied as possible. Let’s start out with a Ruinart Champagne seminar. The speakers, Gina and Jesse, took us through the early years of Ruinart and we were able to sample the Ruinart Blanc de Blancs, Ruinart Rosé, vintage Dom Ruinart Blanc de Blancs 2007 and vintage Dom Ruinart Rosé 2004. Champagne is always a great way to share time with friends! We then set up a Dalmore Single Malt Scotch seminar. If “brown” is your love, then this was right up your alley. The Dalmore scotches that we tasted were the 12 year, 15 year, Cigar Malt and Port Wood Reserve. Craig Bridger and David Arnold spoke to us about the different exclusive sherry barrels that are reserved for only Dalmore. They walked us through the aging processes and how each scotch has its own procedures. The next highlight was an interactive Hennessy Cognac Dinner, called Le Voyage. You can check out most of these pictures online under the same name, Le Voyage. All that attended were greeted with a Punch Royal made with Hennessy V.S.O.P Privilège. Between courses,

guests participated in mixology sessions led by the Hennessy brand ambassador. It was a blast as well as very informative. After salads, the second of two cocktails had members enjoying bartender duties next to each other again. Following dinner, a sampling of Hennessy X.O was served to everyone to enjoy with their

dessert. The event was so successful and loved that we will certainly try to do it again soon! The big wine dinner of the month was PlumpJack, CADE and Odette. Tia Green is the state ambassador and eloquently talked to us about the early beginnings of the PlumpJack wine shop that still stands today. That was the catalyst to the PlumpJack Winery in Oakville and then on to CADE in Howell Mountain and lastly to Odette in the Stags’ Leap District. All three cabernets were enjoyed and have an extremely different expression characterizing the differences of terroir — growing region — and the differences between mountain fruit and valley floor fruit. Soon after the wine dinner, we had our first ever Tomahawk dinner in the Dining Room. Chef brought in Certified Organic Peeler Farms Tomahawk Ribeye Steaks as well as some Beeman Ranch Wagyu Tomahawks. These steaks measured up to 50 ounces and were sold for two. They were accompanied by Mashed Potatoes, Truffled Mac and Cheese and Jumbo Grilled Asparagus. There was also an option to pair these steaks with a Chimney Rock Tomahawk Cabernet. The last big hurrah was the Wine Extravaganza. This Bubbles and Big Reds Holiday tasting was the largest to date. We had nine tables filled with six offerings per table. There were also 12 different speakers ranging from reps, managers and supplier partners to vineyard managers. Most that attended heeded the wisdom of making reservations and the after party ended up in the Dining Room and Twin Sisters. An incredible evening for all. The last thing that must be said in this time of Thanksgiving and Holiday Cheer, is that most of these events could not and would not be as successful without the expertise of Chef Isaac, Chef Daniel, Chef Greg and the entire culinary team. I want to say thank you to all of them and to the rest of my food and beverage managers and team for all that we love to do! Again, Happy New Year to all and I’ll see you at the Club! On a beautiful afternoon in December at Cordillera Ranch, I watch vehicle after vehicle pull into the barn with parents picking up their kids and I asked myself, “What is the motivation for so many kids to be involved at our barn?” Our new Equestrian Manager, Susie Phillips, has re-energized our facility and program and she has a lot of new kids involved in learning about horses and horsemanship. I have always known that horses can teach humans a lot about themselves, and watching this from a distance and seeing the joy on the kids’ faces as they load up into their vehicles to go home lets me know that Susie has our program on the right path to success. So, what is it that horses can teach us? After doing a bit of research on the subject, there are certain things found common amongst equestrian facilities that work with kids and horses. On the premise of preparing students to learn how to be successful, working with horses can give kids the confidence and skills they need to work towards goals in other areas of their lives. Here are seven of the many ways horses help kids:

1. HORSES MIRROR EMOTIONS. When kids get on a horse, the horse will often mirror the mood or emotion the child is feeling. This means the horse starts to act like the child. All of a sudden, these kids have to deal with themselves! It is the only therapeutic tool of its kind I am aware of. A student may have way too much energy, so the horse starts to get excited and not pay attention and all he wants to do is run amuck! Here is a kid who now has to respond to


this and use his energy to slow that horse down, give his full attention to get the horse to behave and complete the lesson. Or a child may have a hard time putting forth the effort it takes to accomplish a task. Now that student has a horse that is just not willing to move unless the student really digs deep and puts in the effort to wake up that horse, stay present and be determined to get that horse to move.

2. WORKING WITH HORSES IS A HEALTHY RECREATIONAL OUTLET. It doesn’t matter who we are. Doing something fun, exciting and physical is good for us. Many kids will pick up unhealthy coping skills as a way of dealing with the challenges they face in their lives. These unhealthy skills may include drug or alcohol use, unhealthy amounts of screen time, hanging out with peers who have a poor influence on them, or just not being engaged in anything at all. We don’t break old habits unless we have something to replace them with. Riding is fun. They can continue to ride long after their time at the Equestrian Center.

selves. The word used for this is building “self-efficacy.” It means they really believe they can do something, and the important part is that it is true! They really are capable of doing this. They feel it! They can do it! What a great feeling.

6. HORSES TEACH US RESPECT. Horses are very honest creatures. They give back what we put into the relationship. They don’t care if we have the latest new shoes or live in a fancy house. They don’t care if we dress like our friends or what mistakes we have made in our past. They teach us what really matters is how we treat others. If we treat them well, they will meet you at the gate each morning wanting to be with you. If you don’t, well, they’ll let you know that, too.

3. HORSES ARE BIGGER THAN WE ARE! Once kids learn they have the power to control something bigger, stronger and sometimes more stubborn than they are, they start to understand the power they have to control their own lives. They are able to begin to believe they can control over things bigger than they are such as additions, loss, abuse, physiological issues and more.

7. HORSES TEACH US TO ENJOY WORK.

4. HORSES HELP BUILD EMOTIONAL BONDS AND ATTACHMENTS. Some people are just able to love an animal so much quicker than they can people. These kids bond with their horses, and can transfer those feelings and emotions to bonding with people. Slowly but surely, we can get them to recognize those feelings, to express them and to enjoy the associations they have with others.

5. HORSES TEACH US TO TRUST. Most people will think this teaches them to trust the horse and that is part of it. But the real benefit is they learn to trust them-

We can’t just jump up on a horse’s back and go for a ride. We have to feed them, clean up after them, exercise them, brush them, give them water, learn to put their tack on, learn to clean the tack, scrub out the water buckets when they are dirty, etc. Whenever we do a work project in the barn, we are always surprised by how many kids want to help. They want to work! They’ll volunteer to come out to bathe their horses, pick out their feet, move hay, rake the alleyways and even clean the stalls. We have kids who would sleep at the barn if they could. What do they get out of it? A sense of accomplishment. The joy of mastering something. The thrill of productivity. Residents Reflect on Their Warm Reception at Cordillera Ranch By Cheryl Van Tuyl Jividen

We have talked to longtime and new residents over the years and the one thing everyone feels is welcomed! Here we share their experiences. BARBARA PARKER (resident since 2004) Though there weren’t as many activities when the Parkers moved in 15 years ago, Barbara says, “Folks were very welcoming. Because we lived in the Boerne area while we were building, I had the opportunity to begin attending events such as the Baked Potato Social and Ladies Summer Luncheon, plus I began play-

ing Bunco during that time. As a result, I knew quite a few people before we moved in.” Paying that warm welcoming experience forward, Barbara oversees the Welcome Committee — a team that is spread out across the community. “We provide each new neighbor we visit with a canvas Cordillera Ranch bag that includes items such as voter registration forms, Boerne

area maps, flyers containing information about Boerne and the surrounding area, the latest newsletter from the Bergheim VFD (our local volunteer fire department), etc. The most recent copy of the Cordillera Ranch Neighborhood Directory is also provided in the bag as is a New Resident form for folks to complete and return to me in order to be listed in the next directory (produced and mailed annually).”


MARK AND SARA PHILPY (new residents of 2019) “We participate in what we call Bear’s Ridge Gatherings. We all moved in around the same time to Bear’s Ridge. There are 12 couples and we make dinner reservations to dine together or have parties at each other’s homes. Events include a few other Cordillera residents as well. We just hosted a cocktail party at our house,” says Sara about how they connected to new friends as soon as they moved in. The Philpys were aided in connecting with others through John Kuhry, the CR Real Estate agent who sold them their lot and introduced them to other residents. Their builder even hosted an open house before they took possession of their home. “It was a word of mouth invite and it allowed us to meet other residents. There was a giant Jenga game with individual blocks guests could sign and add their best wishes for our future at Cordillera.” Sara cherishes the game and several of the guests have become good friends. The Philpys also enjoy the Wednesday Wine tastings at the Club, “It’s a great place to meet friends.” They plan to do

(new residents of 2019) Karen explains how they were greeted at Cordillera Ranch, “The new experience has been all that we had heard it would be. Existing residents have consistently shared how we would love it when we moved here.” She shares her thoughts on being new to the community, “The thing that’s so nice is that Cordillera Ranch is very welcoming. Since most everyone is new to the area, they appreciate “newbies” and try to help them navigate the new environment. When visiting the Club, we regularly have met members that would reach out to introduce themselves.” The invitations just kept coming for the Werners, “We were invited to various parties, bible studies and golf outings. Our neighbors brought by gifts to welcome us. They also included us in parties around the community. Our community has an annual Christmas party called The Back 9. We attended last year by invitation as our neighbors were hosting at their home. Friendships are formed easily as all here are eager to provide a warm welcome to newbies. Our builder also introduced us to other clients and friends.” The ways to connect are endless. “You could get involved in a lot, or not very much, depending on your goals and activity levels. Even working out can be a social event,” says Dennis. Karen agrees, “As we become more oriented to involvement at Cordillera Ranch, we have begun seeing multiple new friends in the variety of social outreach venues . . . just the best we could have hoped for.”

I met a couple that had just moved here from California and we formed an immediate bond, and we socialize with them on a regular basis. After seeing a post on the Cordillera Ranch FB page asking for volunteers, Larry and I volunteered for the Pico-Boo Halloween night (sponsored by Pico Propane) this past October. We were assigned a driveway and passed out candy. It was SO much fun! Halloween is our favorite time of year, so it was nice to know we could continue our tradition of dressing up in costumes and sharing in Halloween fun.” Like other residents, the facilities and activities have yielded friendships. “I participate in Pickleball with a group of ladies that play at the courts. We have been to dinner with them and their spouses and visited in their homes. I also participate in the Bunco social club here, and have been warmly received, and I’ve been invited to join even more social groups from the ladies I met there. I cannot say enough about the amenities and social opportunities that Cordillera Ranch provides. It is such a special and beautiful place to us. We are thrilled that we were lucky enough to find a home that fit us and that we have quickly expanded our ‘friends’ circle’ in such a short amount of time,” says Linda, adding, “Everyone we meet is kind, ready to help, interested in where we’re from and ready to do what they can to help. We LOVE Cordillera Ranch, the family values, the ability to be involved, and know that our neighbors have our back if we need it. It’s so much more than a neighborhood — it’s home.”

before becoming residents. “We’ve met some great people in the short time we’ve lived in Cordillera Ranch. After attending a Christmas party in 2016, we were introduced to many wonderful people a year before our house was finished, which made it an easy transition once we arrived here,” says the couple. Mike adds, “We love that most of the residents of Cordillera Ranch also moved here from somewhere else so there is an abundant desire and willingness to foster new friendships. We feel like we’ve come home in a way because most of our international life took place in company camps, where our communities were very close. We shared our lives and created lifelong friendships and we can see that living in Cordillera Ranch will do the same.”

TODD AND CATHERINE GERCH (residents since 2015) The Gerches are a family of faith and soon after moving in they got an invitation to dinner from next door neighbors Randy and Rozanne Frazee. “It was an answered prayer,” says Catherine. They also invited them to attend the church were Randy served as Senior Minister. The couple have developed many other connections in the neighborhood. Todd says, “We’ve found lots of families in their 30’s to 50’s with young children. The Kid’s Club is amazing and it allows us to order food for the kids, they get to play with their friends and have fun while we enjoy dinner with the other parents at the Club.” Those friendships are celebrated often with informal and impromptu entertaining in the Gerch home. “At the last minute, we like to have friends over for dinner while the kids run around and play,” says Todd. “Cordillera Ranch residents are the most giving people; everyone brings things,” marvels Catherine. “This community! It leaves me speechless. We love it!”

DAVID AND MADELINE COTTRELL (residents since 2015) “We love the Hill Country and the beautiful views offered in the Di Lusso Villas. The ready-made community has helped us meet new friends quickly and some of our long-time best friends built next door,” says Madeline. David adds, “We’ve met a lot of wonderful people through the Club and our Di Lusso neighbors. Di Lusso is like a village where we’re all connected. Most of the residents travel frequently and we look out for each other when someone is away from home.” Aside from the Villas, the Cottrells have found connections, “Cordillera Ranch management does an excellent job with new residents like us, hosting events like golf tournaments, Gold Rush nights, wine dinners, new member socials, etc.,” says Madeline. David calls out the professionals who make the experience special citing the Club as one of the best features they didn’t realize they’d enjoy so much. “From the moment Phil Sloan greets us, we feel at home. The way we are treated is a wonderful gift. There are a lot of great people that have helped us blend in.”

LARRY AND CINDY TAYLOR (residents since 2002) “We moved to Cordillera Ranch not knowing anyone in Boerne or even San Antonio — unlike some who move here now because they have friends here or knew people that they’d worked with overseas that lived here, or know people in the SA area. It was a different feeling for those of us who’d lived someplace a long time or in a neighborhood where, like the ‘Cheers’ song, ‘everybody knows your name.’ It was also different for those of us who no longer had children at home. We had lost that contact with others because of school activities,” says Cindy. It would be an event that got the Taylors connected. Cindy explains, “The annual Baked Potato Social is always held in January. I was finally going to be able to meet people! The next big event would be the Summer Social in August — at that time you could sign up on the list to participate.” Cindy says the Social Club sponsors a variety of activities during the year that are open to all residents. These sorts of opportunities led Cindy to become the Ladies Social Board President, helping others connect through new activities. “Now we have all sizes of groups for men, women and couples which make it great to get to know and enjoy your neighbors — participating as much or as little as you’d like.” To further celebrate the diversity of Cordillera Ranch residents who have come from different parts of Texas, the country and even the world, in 2010 a recipe exchange evolved into a community cookbook, This is Cooking - Pure & Simple. Boerne is well known as a charming Texas Hill Country town. It’s a destination for nature lovers with several local and state parks. The town is dotted with galleries for those with an appreciation for the arts, both local and international. Public spaces are beautifully maintained. And, of course, there’s the popular Hill Country Mile shopping district which offers something for everyone. But what is there to do when the shops close and the sun sets? With fine dining, craft breweries and cocktail bars, there’s plenty.

Chef Mark Bohanan garnered inspiration from his mom’s Southern scratch cooking and created Peggy’s on the Green (www.peggysonthegreen.com) in Boerne’s historic Kendall Inn. With service and quality equaling his highly regarded restaurant in downtown San Antonio, guests are treated to casual but elevated menus for Sunday Brunch, lunch Tuesday through Saturday, and dinner beginning

certainly enjoying a rise in the craft brewery scene and Boerne is home to a few. Started by a group of friends and home brewers with a love for craft beer and a respect for historic Boerne — and named after Kendall County’s first settlement — Tusculum Brewing Co. (www.facebook. com/tusculumbrewingcompany) opened last fall in the landmark Bergmann Lumber Company along Boerne’s Hill Country Mile. Brewed on site, 12 specialty and seasonal beers rotate through the menu along with a variety of sandwiches, salads, nachos and charcuterie designed to complement the brews. Hours are Friday 3:00 to 10:00pm, Saturday 11:00am to 10:00pm and Sunday noon to 7:00pm. Expanded hours are on the horizon.

Owned and operated by Boerne locals, Cibolo Creek Brewing Company (www.cibolocreekbrewing.com) offers seasonal and year-round hand-crafted brews — around eight rotating at any given time — with names that pay homage to the area’s history, landscape, people, their historical building and location adjacent to Cibolo Creek. Of course, there’s a full food menu to choose from but the bar snacks — and oh, those Bier Buns — will have you hooked. They are open every day but Tuesday with lunch beginning at 11:00am, and dinner is served until 10:00pm on Friday and Saturday. Silber Brewing Company (www.silberbrewing.com) is another newcomer to the craft brewery scene in Boerne. Featuring smallbatch beers ranging from IPAs, stouts, sours and everything in-between, there’s always at least half a dozen choices, plus wine for those who prefer it. Silber is pet and kid friendly with food trucks and live music on weekends. Hours vary but they are open Friday and Saturday until 9:00pm. With three gold and three silver medals from international competitions, it’s safe to say the crafted beer is a must-try at Dodging Duck Brewhaus (www.dodgingduck.com). A wide range at any given time provides something for everyone. It’s always fresh and always perfectly paired with local bratwursts, sauerkraut and other selections from the eclectic menu. Open Sunday to Thursday until 9:00pm, and 10:00pm on Friday and Saturday, plus weekday “Ducky Hour” specials.

BARS. Back in the day, there were only a few places around town but Boerne now welcomes several new faces to the latenight party scene. Start with Texas-inspired cuisine at Bevy Restaurant and stay for after-dinner drinks at B Lounge at the new Bevy Hotel Boerne, a DoubleTree by Hilton (www.thebevyhotel.com). The restaurant is open from 6:00am to 10:00pm daily, and B Lounge offers craft beers, cocktails and an extensive wine list from 2:00 to 11:00pm, Monday through Friday and from noon on Saturday and Sunday. Included in the lounge area is a 12top table that can be reserved for large parties, along with a

covered patio, and guests can enjoy full-menu service or sharable plates in all areas. At 153 S. Main, owners Guy and Joi Sanders have remodeled the original Richter Garage — named after Arno Richter who established the first “modern” garage in Boerne in 1920 — and created a string of shops, along with Richter Cork & Keg, Richter Tavern, Richter Bakhaus and a special Members’ only club called Oben (www.153mainboerne.com). At Cork & Keg, beer and wine, along with a lunch and charcuterie menu are perfect for a casual gathering until 8:00pm Monday through Thursday, 9:00pm Friday and Saturday and 5:00pm on Sundays. Bakhaus Bakery features fresh-baked breads and pastries to-go and services the other restaurants in the building. Walk upstairs to Richter Tavern and find a 1869 bar, original to Boerne, along with a pizza oven, a Chef’s Table by reservation and an eclectic new-American menu. The bar and restaurant, with open-air patios, serve until midnight on weekends. A third floor welcomes 100 lucky member-only patrons who renew their memberships annually. Called Oben, meaning ‘elevated’ in German, the private club has its own patio and back staircase, open wine locker and Frank Lloyd Wright-inspired décor. With signature and classic cocktails, along with beer and wine, and light bites catered from Little Gretel next door, Salvador Dobbs (www.salvadordobbs.com) provides a party atmosphere that includes games like pool, shuffleboard, darts and dancing and a spacious outdoor patio with swings. It’s open 3:00pm to midnight (except Tuesdays) with live music every Friday and Saturday, karaoke on Thursdays and other special events. A longtime favorite for afternoon gatherings around their signature enomatic wine dispensers that make sampling a variety of wines a fun and educational experience, Boerne Wine Company (www.boernewinecompany.com) has a walk-in humidor, a select wine room, tapas and pizzas and a beautiful courtyard with a fireplace for cozy nights. While the exteriors of the Di Lusso Villas at Cordillera Ranch are designed to resemble a modernized Italian Tuscan village tucked away in the Texas Hill Country landscape, the interiors are up to the homeowners, whose tastes can range from traditional to contemporary. But instead of chasing the latest trendy look, many clients of Pasadera Builders are opting for “classical elegance,” a timeless look that focuses on quality finishes, detailed workmanship and luxurious living spaces. “By definition, this style uses more painted elements with profiles a bit more ornate yet classic and modern,” Gabriel R. Garcia, Partner at Pasadera Builders, says. “Not all clients are interested in chasing what is hot and trending today locally. Each client has a very specific style that we try to incorporate throughout the house that is contemporaneous and unique according to the client’s taste.” Homeowners Martha and Frank Steele say the key to the classically elegant style is the finishes, specifically the custom doors, cabinets and windows displayed in their home. “We think the elements that create this design are those that have very comfortable semi-formal appeal,” Martha says. “The look is timeless and never dated nor stuffy. The feeling is elegant not pretentious. Most importantly, it’s not a short-trend chaser.” The Steeles worked with Pasadera’s sub-contractors, cabinet

builder, painters, door contractor, lighting supplier, electrician, iron railing/gate contractor, trim carpenter, garage door contractor, tile and slab suppliers to provide the custom details. “We communicated our ideas with Gabe and his team made the ideas our reality,” Martha says. “For example, the custom cabinetry and trim work were designs based on our pictures. We are still excited about their creations.”


Garcia says the Steele’s villa is one of the builder’s larger villas in DiLusso but includes the same quality, character and finish that can be found in any of the Pasadera homes both inside and outside of the DiLusso community. “These homes are built for a resident looking to simplify their life without compromising their established lifestyle,” Garcia says. The Di Lusso Villas are a “lock-and-leave” community providing landscape maintenance,

architectural lighting and remote access to security and HVAC systems for each villa in the secure, gated enclave. The residences are presented in eight base plans with customization available. “Nothing makes my job more enjoyable than working with clients that are engaged in the entire building process,” Garcia says. “When a client is truly interested in the process, as the Steeles were, it ensures that the communication flow is strong. That is the key to success.” Designed by Kirk Thomas of KL Designs from Denver, Colorado, Garcia says, “The basis of the house was a collaboration between the architect and the builder that allowed for the best interior floorplan while taking advantage of the natural topography of the Hill Country and the golf course view. The Steele’s requests developed a great floorplan into an excellent floorplan specifically for their lifestyle.” The Steeles were impressed with the original Pasadera Builder’s design for their lot, but they wanted to make it their own. “Through a collaborative effort we accomplished our goal of customizing that original plan,” Martha says. “Gabe listened carefully and discussed details so we were comfortable in our decisionmaking.” Some of those changes included flipping the front of the garage to face west instead of south, the indoor stairwell from a spiral to a front-to-back stair, removing gallery walls in the main living areas to open the living space, removing the kitchen office to enlarge the pantry and create a wine bar, and enlarging the master bedroom by incorporating the space designed for a balcony. “To maximize the beautiful Hill Country views to the north and east, we wanted large dramatic windows in our stairwell and master bedroom,” Martha says. “Gabe worked with us on

window design and he found Marvin Windows would custombuild windows to the dimensions we wanted.” Pasadera Builders takes the uniqueness to the next level by making custom doors a standard in the villas; making this community truly a one-ofa-kind. “Gabe and his door contractor created double doors for our master bedroom entry. We showed them a picture of antique doors we liked and they replicated those doors out of reclaimed wood from an old church,” Martha adds. Along with a custom-designed TV cabinet, the great room has an 18-foot-tall vaulted ceiling with custom-finished fir beams also used in the kitchen, master bedroom, guest bedroom, stairwell and media room. The custom-designed stone mantle is topped by 12 feet of stone cladding with a flat pediment top. The powder room has a custom-built vanity and water-jetted marble rug of Thassos and Carrara marbles. The kitchen has an oversized island and features custom-designed trim and plaster on the kitchen range vent hood. Appliances include a Wolf® range, Thermador® refrigerator/ freezer and Bosch® dishwasher. Plumbing fixtures are by Newport Brass®, Rohl® and Toto®. The marble slabs are antiqued, honed and polished. Handmade Italian, quartz, marble and subway tiles were selected for custom-designed backsplashes and tub/shower surrounds.

“Collaborating with Gabe, we were able to incorporate the custom features we wanted in our courtyard and terrace,” Martha says. “In the courtyard, we only changed the walkway to a winding trail from the gate to the front door. The terrace was more intricate. The grill base cabinets have reclaimed wood doors and shelves and a chocolate marble countertop complemented by an arabesque tile backsplash with plaster-covered vent hood.” The lower tier of the terrace has a fountain, splash area for the fountain and room for seating. The front entry gate, iron stair railing and terrace railing are custom designed as well as the wood garage doors. The team at Pasadera understands that there are many determining factors that make a house feel like a home; Garcia extolls the virtues of excellent lighting to each client. “Without the capability to fine-tune lighting, we feel that we are just leaving an opportunity to have a great home on the table. It has to be seen to appreciate the difference between great and excellent.” Light fixtures are by Aidan Gray®, Bevolo®, Niermann Weeks, Vaughn, Urban Electric and Visual Comfort®. “The Di Lusso Technology Package allowed us to fine-tune the lighting to create the perfect visual atmosphere that accentuates the fine finishes selected by the Steeles,” Garcia says. Garcia placed architecturally correct windows strategically to allow the sun to move light through the home. “So, throughout the day, the interior mood changes with the movement of the sun,” Garcia says. “Variety is the spice of life. DESIGN TIPS FLOORING. A major trend is to remove carpeting in rooms such as bedrooms and replacing it with wood floors. Additionally, tile sizes have gotten much larger over the years, sometimes as large as 36 x 48 inches, meaning fewer visible grout lines and less grout to keep clean. LIGHTING. Although gold finishes are back, they are much softer in color. Consider updating chandeliers in all areas of your home. Design styles come and go and personal preferences simply change, so after living in your home for many years, updates are desired and often required due to natural aging and wear. A reliable timeline for improving and updating the most lived-in rooms of your home can help keep your home current, comfortable and beautiful. Cordillera Ranch residents and interior designers Kim Kraemer and Kristan Northington provided tips for when and where to update your home, along with staging advice should you decide to sell. According to the National Kitchen and Bath Association, kitchens should be updated every 20-25 years and bathrooms every 15-20 years. With that in mind, below are current recommendations from Kim Kraemer if you are considering a kitchen or bathroom remodel. PAINT. Repaint interior walls every five to seven years, with yearly touch ups as needed. Watch for trending colors — you might get an updated look just by changing paint colors. CABINETS. If cabinets are outdated (think the golden oak look of the 1980’s-1990’s),

you can always paint them for an updated look. Leave this one to the professionals because a lot of prep work is needed for the grain to not show through. CABINET HARDWARE. New finishes and materials with multiple metals, leather and acrylic provide a great update. COUNTERTOPS. Quartz has become a leader over granite for countertop finishes in both kitchens and bathrooms. The many beautiful finishes mimic stone such as marble and higher-end granite products without the maintenance requirements. Kitchen backsplashes are also an easy update.

APPLIANCES. Smart appliances are the future, such as ovens that you can turn on from your smart phone. PLUMBING. Low divide kitchen sinks are a great addition, as well as faucets that you can turn on and off with motion or a tap. WALLS. Consider removing walls that block site lines from the kitchen to other areas in the home. INTERIOR/EXTERIOR DOOR HARDWARE. Replace all brass handles and door hinges. MIRRORS. Replacing bathroom mirrors is a small update that can make a big difference. For exterior improvements that maintain the integrity of your home and provide updated curb appeal: PAINT. Repaint exteriors every seven to ten years. DOORS. Front and exterior doors need to be repainted/restained more often, depending on which direction they face. West-facing doors will need to be refreshed more often. LANDSCAPING. Keep immediate plantings manicured regularly and include deerresistant plants. TIPS FOR STAGING Although the purchase of a home is typically a person’s most expensive financial investment, it’s most often an emotionally driven decision. When staging your home to sell, realtors and staging experts will often provide advice that sellers should not take personally. Kristan Northington explains, “It’s not to offend anyone’s personal style — it’s to maximize the selling price and minimize the time on the market.” She adds that the primary objective is to “neutralize,” “depersonalize” and “declutter” the home so buyers can envision themselves living in the space. To that end, scents in a home draw an instinctive attraction or repulsion. Remove candles and plug-ins which can be off putting or cause headaches. Move animals and related items out of the house — especially cats and their litter boxes. Northington says, “Be very aware of any odors caused by animals. We love our animals but not everyone else will!” Additionally, bake cookies before showings and place them on the kitchen counter with bottled waters displayed along with a small sign to “please help yourself.” Kim Kraemer provides the following checklist: • Freshly paint the house to a neutral color. No dark or primary colors, please. • Keep traffic patterns open. Declutter rooms of furniture to keep things open and flowing. • Declutter everything: Clear off office desk tops. Take down

Closets that are organized and not completely filled give the impression of spacious storage/closet areas. • Remove all accessories from bathroom countertops. Too many accessories distract the buyer from seeing the bones of the house. • Remove all personal photos. Potential buyers want to envision themselves in the home, not the current owners. • Make sure there is enough light in each room. Turn on lamps and overhead lights during showings. Open window coverings. • Remove small throw rugs throughout the home such as in bathrooms, entry ways and kitchen. Not only are they a tripping hazard, they prevent potential buyers from seeing the floor below. • Purchase new towels that you put out during showings. • If your bedding is worn, purchase new bedding for showings. • Move expensive items such as guns, jewelry, wine, etc., to a safe location. • Consider moving off-season clothing to a storage facility, along with other items you will be moving. Last but not least, Kraemer’s favorite tip is to purchase a small bag of spa stones to place in the bottom of the Powder Room sink or in another bathroom. Clients often look at five or more homes in one day and can’t remember details of each house they have seen. However, they can remember the house with the spa stones in a sink and the rest of the home’s details will come to them quicker.
