WELCOME In these times of divisiveness, reading this issue’s feature story will surely make you feel better about the world we live in — especially our little corner of it. For me, one word came to mind… philanthropy. Of all the definitions, meanings and translations, the most poignant I found is perhaps the simplest — The love of humanity. This issue’s focus on the Simmons family could easily be a case study. They don’t just “talk the talk,” they definitely “walk the walk” in their personal and professional lives. Donating time via service, mentoring or personal assistance to the many worthy, local causes and charities. And, of course, financial contributions. HOMETOWN: Monticello, Minnesota HOW DID YOU BECOME EMPLOYED AT CORDILLERA RANCH? I heard about the opportunity at The Clubs of Cordillera Ranch in the midst of working in yet another blistering Minnesota winter. After several interviews and a brief visit to the property, I knew immediately this establishment would be a perfect fit, both professionally and personally. WHAT PAST WORK HISTORY PREPARED YOU FOR THE CLUBS? I must say that most of my past work history has all been in or around this industry. I have been working at several Top 100 Golf Clubs for about ten years now. Always being the jack-of-alltrades type of guy, I was utilized by many different departments to ensure customer service stayed at the highest level. It gave me a more well-rounded knowledge of how to thrive in the golf club environment — to keep members smiling with not only consistency but spontaneity as well. WHAT MAKES YOUR COLLEAGUES AN ASSET TO THE CLUBS? This might be the easiest question to answer. I say that because each and every single day since I’ve been here, I see what lacked at the previous clubs I worked at. Plain and simple. We care about our members’ overall experiences. The team leaders here are second to none. When you see us walking around these halls with a smile on our faces, that isn’t fake. WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? There are many to choose from but the one that keeps my confidence up is simply and truly getting to know the members. The little details that normally go unnoticed and underappreciated are what drive me to make their experience better. It’s all about the little things. Stop by and get to know me! WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE? This is a tough one. I guess it’s been a lot of moving around the country and being away from my family — my nieces and nephew are growing up so fast. Plus, developing long-standing friendships and then not being around. Time sure does fly. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? That can be summed up in three categories. The people. The food. The weather. No more shoveling snow or scraping windshields for me! I couldn’t be more excited about that.

WHAT ARE YOUR HOBBIES AND INTERESTS? I’m quite the sports nerd both statistically and historically. I did play collegiate baseball and I will admit that was my first love as a child. My love for the game of golf actually derived from its etiquette, not just hitting greens and fairways. But that all started after I hung up my cleats for the last time. FAVORITE QUOTE OR MOTTO? I live by a lot of clichés to be honest, but there is one quote that still rings in my ear every, single day. A complete stranger took a common negatively connotative adage and turned it into a positive statement. As I was talking with him about my future plans he said, “Hey kid. Don’t quit your day-dream.” Not day-job. A simple turn of phrase from a stranger still has me inspired to this day. ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF? The fact that at a restaurant I’ll never order the same thing twice. Even if it doesn’t work out and the food is terrible, I’m happy with my decision. Variety is the spice of life! Also, most people don’t know that I’m part of a growing business with my brotherin-law making artistically unique and playable baseball bats.

High school and University of Oklahoma sweethearts Valerie and Gary Simmons had their first son, Adam, in 1994. Another son, Zach, was born in 2002. In between the boys there were miraculous fraternal twins, Ben and Micah, born in 1999. Their delivery by emergency C-section prematurely at 26 weeks gestation would be a fight for life. Weighing in at just one and a half pounds each, they faced formidable odds with only a 25 percent chance of surviving and a profound risk of permanent brain damage. CordilleraRanchLiving.com | 39
Valerie, who has a Bachelor of Science in Communications Disorders and a Master’s degree in Speech and Language Pathology, knew well the kinds of challenges that could be ahead for the twins. Throughout her career, she has worked with children whose disabilities were related to their births. Thankfully, those fears were not realized. Surfactant therapy dramatically reduced the amount of time they needed on ventilators and the significant chance of lung or brain damage. The wonder medication, developed through funding by the March of Dimes, saved their lives and led the way to full recovery. Valerie praises the organization, “Thanks to March of Dimes research, our twins have no adverse effects even though they were born 14 weeks early. The nonprofit focuses on the health of mother and child, believing every baby deserves the best possible start.” It was 77 days before the twins were able to go home but March of Dimes provided ongoing resources, support and guidance. In gratitude of the hope and help they received through the March of Dimes, the Simmons became an Ambassador Family and dedicated volunteers over the years with Valerie and Gary chairing the March for Babies Signature Chef event and twice co-chairing the Celebrity Chef event, and Valerie as a lobbyist to the Texas legislature — a role she continues as needed. Gary has served on the March of Dimes’ board of directors. Regarding the importance of the organization’s efforts, Valerie shares her insight, “Currently the research is focused on preventing and treating prematurity. Ten percent of children are born too early. These children are especially at risk for respiratory issues and cerebral palsy. Because I have worked with children with special needs for my entire career, I am especially interested in advocating for them.” In her 20 years as an Easter Seals Rehabilitation Center employee, Valerie has seen how impactful education and assistance can be. “We go into homes of children with special needs and teach the family to facilitate the best possible function for the child. In this way, children receive intervention early in their lives while their brains are still malleable, and families are empowered with tools to continue intervention in a natural environment, so the children are often able to achieve normal function. In my practice, I have had a large number of kids with autism. The Center for Disease Control estimates that as many as 1 in 60 children can be diagnosed on the autism spectrum.” In addition to her related work and support of the March of Dimes, Valerie has provided her time and energies to a remarkable number of San Antonio and Ardmore, Oklahoma organizations focused on children and community. In leadership capacities, she has served as a trustee of the Oak Hall Episcopal School, The YWCA, as a board Education Advisor for the First United Methodist Church, and a court-appointed special advocate. Valerie has supported the children’s schools with her service on the Boerne High School Advisory Board for CTE and Cotillion Board. She currently serves as board member of the Autism Community Network.

Gary holds a BS in Chemical Engineering and a Master’s in Business Administration, and has worked at Valero his entire career where he is Senior Vice President of Supply, International Operations and Systems Optimization. He has chaired the Valero Texas Open which collectively has raised millions of dollars for children’s charities, and has given his time and leadership to many charitable organizations including serving on boards of the Alamo Bowl, San Antonio Zoo, Any Baby Can and the Boy Scouts. Gary has also consulted as an advisor to the president at the University of Texas at San Antonio and is a member of the Engineering Advisory Board. As much as they’ve done for the benefit of others, they have been very active with their children’s lives. “We have been very kid focused. I’m sure we have participated in every kind of activity! Gary and I have coached sports and taught Sunday School. We have had kids in art, music, soccer, tennis, swimming, track, golf, football, cheerleading, dance, baseball, basketball, etc.,” says Valerie. The Simmons children are now third generation Sooners. Zach, a junior at Champion High School, hopes to attend OU following the lead of his parents and siblings. Adam has a BS from The University of Texas and is currently in law school at OU. Ben is studying Construction Science/Architecture while twin Micah is majoring in Community Health/Pre-med where she is active in charitable works. Her studies and volunteering are inspired by her personal journey says Micah, “I volunteer with the Expressive Movement Initiative organization at OU. Weekly, I and other teachers meet at the J.D. McCarty Center to teach children, ages 3 – 18, three dances each semester. All the kids
have different developmental disabilities. In my first semester I worked with a three-year-old girl with cerebral palsy. She couldn’t move her own arms or legs but loved being involved and wanted us to do the motions for her. In my second semester I worked as a support staff member and helped organize the recital and fundraisers to buy the kids shoes, t shirts and costumes. Being a preemie did influence my choice to pursue a medical degree. So many doctors, nurses and countless other people worked together to help me grow without ever really knowing who I was or what I would become. They just wanted me and Ben to grow. I want to help other peoples’ babies do the same!” At home, the family enjoys everything about the Cordillera Ranch lifestyle. “We all love the Ranch because we love hiking, fishing, kayaking and shooting. The boys all play golf and Zach enjoys the tennis activities,” says Valerie. Travel is a family passion and has afforded Gary many opportunities to enjoy his hobby of photography. “My favorite subjects continue to be our children and our travels,” he says. Together the Simmons have vacationed in France, England, Ireland, Italy, Canada, Mexico, Jamaica, Tanzania and China. Gary adds, “We would love to visit all seven continents someday!” With a new second home in Winter Park, Colorado, Valerie hopes it will become a family tradition where everyone can gather to ski, hike and fish. There’s even room for the family to grow. “We have built two large bunk rooms for future grandchildren! Sooner born and Sooner bred!”

We definitely can feel that summer is officially here, and several of our golf members have left for cooler temperatures. Our golf calendar was very full leading into the summer months‌. but Mother Nature had other plans! Our Ladies Ranch Round Up Member-Guest had to be postponed until later in the year. The event was scheduled to take place May 7-9, but on May 5 we made the difficult decision to postpone the event. However, it proved to be the correct decision. The golf course and practice park never opened on May 8, which was to be the first day of the Ranch Round Up. May 9 started off pretty good but by 1:30pm we had heavy rain again that led to course closure. The Ranch Round Up has been rescheduled for October 15-17. This is the week after the Men’s C-Star; the course will be perfect condition for this event. Happy Golfing! Daren Johnson, PGA

CHAMPIONSHIP RECAP
Our Men’s and Senior Club Championship was a great success! We added several new Flights to the event which I believe helped increase our participation. Jeff Eldridge and his team did a fantastic job prepping the course for the event, but the weather once again played a factor. The Men’s Championship Flight had to battle constant 20 mph winds throughout their 1st round. Saturday’s forecast brought us more rain, but the membership buckled down and grinded out their rounds. In the Championship Flight, Phil Earnest defended his reign as Club Champion. Phil fired rounds of 79-76-77 and held off a hard-charging Chris Hill, 80-78-74. With Chris’ solid play in the final round, he was able force a sudden death. After both players made par on the 10th hole, they moved to hole #11. Unfortunately, Chris’ second shot found the water and Phil safely hit the green and made par on 11 to defend his title. In the Senior Club Championship, John Long got off to a very hot start. He fired a career best at Cordillera Ranch with 2 under par 70. John had a large 8 shot lead over his next closest competitor, Ron Trevino. Ron played two very solid rounds of 78-75, but John’s lead was just a little large to overcome. John played very conservative golf in the second round and won the Senior Club Championship by 2 strokes. The professional staff will create 10 unique holes spread across the golf course. As you can see from the photos, grassing of the west end of the Practice Park is complete! The new area features two new 4,500-square-foot greens — one for pitching and chipping and one for practice putting. The chipping green is contoured to accept shots from several angles and distances, including shots from the 1,400-square-foot practice bunker. Contours on the practice green are much more subtle to allow for several areas of practice putting. The complex also features two teeing areas — one next to the building which is reserved for use with the Golf Performance Center and the other farther south which is for general usage. The Golf Performance Center tee is 2,500 square feet in size, while the main tee measures a generous 17,000 square feet. All areas are designed and grassed to mimic areas on the golf course. The tees are grassed in Zeon Zoysia to match the tees and fairways and the greens are Bent grass just like the greens on the course. The bunker is constructed like the other golf course bunkers and includes the same white sand shipped in from California. Customized water and fertilizer inputs have ensured a successful July opening of the teeing surfaces, and the greens are scheduled to open this winter. As final touches are added to the Golf Performance Center, this fantastic amenity for members and their guests will provide a wonderful area to practice both indoors and out.

After considerable planning and design, the newly renovated Fitness Center at The Clubs of Cordillera Ranch opens with rave reviews from members who are enjoying the expanded space and program offerings. 50 | JULY/AUGUST 2019
A wall of windowed doors faces east, looking out towards the beautiful 18 green. It’s not a bad way to get your reps in or cool down after a great workout. The new facility was renovated to address a growing Club membership and accommodate all ages and fitness levels within a more functional training space. As a result, new equipment was carefully selected to facilitate the best strength and cardio workouts for all demographics. We understand that a well-designed fitness center should have a space set aside for functional training — exercises that allow individuals to perform the activities of daily life more easily and without injuries. Functional training is a hot trend for both young adults and those over 50. Millennials gravitate toward vigorous activities using gear such as infinity ropes, heavy bags, pull-up

bars and jump targets. For seniors, functional training means lighter activity using dumbbells, stability balls, balance boards and the like. People 60 and over are not into the fad aspect of fitness and wellness. They’re looking for functionality, ease of use, safety and time efficiency. CELLAR CLUB John Trant from Italics did a fantastic job going through all of the wines that were coming from Coombsville, one of the newest AVA’s (American Viticultural Areas). He walked us through the beginnings of the Martin’s (Proprietors) journey from humble South Texas grapefruit farmers to the largest grapefruit farmers to finally buying their land in Napa. Their wines are rich and sumptuous with a silky-smooth finish. Chef Isaac and his team again knocked the food out of the park! The events that are up and coming will be our anBy Jeffrey Cohen nual Taste of Spain and Paella night on July 20th. We will have wines from all over Spain to pair with the culinary delights. “Of all the paths you take in life, make sure a few of them are dirt.” — John Muir The nature trail system at Cordillera Ranch is a wonderful resource for walking and horseback riding. The landscape varies from season to season, as does the trail surface, and there are sections that connect to the parks on the Ranch. Walking the trails provides great exercise and offers an opportunity to expand your Hill Country flora and fauna knowledge. GUIDED HIKES IN THE FALL. Keep an eye on the fall calendar at the Club as we are planning on offering some guided hikes on the Ranch’s nature

trail system. We’ve invited a few local naturalists to lead these interpretive hikes where participants will learn about the history and the natural environment of the area. Prior to hitting the trails, the guides will share information about the German, Indian and Prehistoric history of the land that is now Cordillera Ranch and the surrounding area. Throughout each guided hike, participants will also learn about the assortment of trees, grasses, shrubs, mammals, birds, insects, rocks and more that make up the ecologically diverse landscape of the Texas Hill Country.

Sturdy walking shoes are a must — flip flops are not a good choice for hiking the trails. Bring water and wear sun protection. Remember: Take only pictures and leave only footprints!
and continues west through Spring Creek Park and on to the Equestrian Center. 2) The Rio Cordillera Trail starts at Cordillera Trace then follows Falcon Point to our southern community boundary to the Swede Creek and Guadalupe River Parks and continues east to the FM 3351 gate. 3) The Springs of Cordillera Ranch Trail can be accessed via the new Springs Sports Park on the east side of FM 3351 where parking is available. Explore the newest areas of our community and view the future of Cordillera Ranch through The Springs and down through Panther Creek Park.
MAP IT OUT. There are over 10 miles of trails on the Ranch, divided into three main sections: Cordillera Trace Trail, Rio Cordillera Trail and The Springs Trail. Each trail provides a chance to explore different areas of the Ranch, and include varied elevations, terrain, water features and distances. Pedestrian, equestrian and non-motorized bike access are the only allowed activities on the trail system. Many of our equestrian residents utilize the Cordillera Trace Trail system between the Equestrian Center and Spring Creek, so always be aware that you might encounter horses and riders.
Trails are maintained on a regular basis by the POA. The park and trail map is available at the POA office in the new Visitors Center complex at 28 Cordillera Trace near the Highway 46 entrance to the community. You can also download this map at www.cordilleraranch.com/amenities.

LODGING OVERVIEW: Is there a deposit to reserve a room? There is no deposit required to reserve a room. What is the longest stay in which a guest can reserve a room? Members are allowed to reserve a room as long as needed. This includes the member’s extended family. Guests of the Club and the Real Estate team are allowed to stay a maximum of 10 nights per year. How far in advance can a guest reserve a room? Reservations can be made as far out as needed. The only exception at this time is the CStar Tournament weekend. What time is Check-In? IT’S SAFETY FIRST AT CORDILLERA RANCH

Exciting safety improvements are happening at Cordillera Ranch with the help of the Bergheim Volunteer Fire Department (BVFD), starting with a brand-new pumper/tender truck on order and scheduled for delivery in the fall. “The Insurance Services Office (ISO) requires Bergheim VFD to have three class A pumper fire engines to serve the fire load of the 56 square mile area that we cover,” says Adam Hawkins, BVFD fire chief. “This new truck will give us the third.” The department received a $200,000 grant from the Texas Forest Service to help pay for the new fire engine. In addition, finishing touches are being put on a new satellite station off of Cordillera Trace toward Kreutzberg in the area of Crested Butte. Among other improvements, “It needs a slab put in to support the weight of a full fire truck,” says Hawkins. With the new truck and new station, “Every response area of the Bergheim VFD will be within five road miles of a fire station,” he adds, thus fulfilling the objective of the ISO of three stations and three engines: the main station outside the main entrance gate of Cordillera Ranch, the satellite near the FM3351 Cordillera Ranch gate, and the new satellite on the west side of Cordillera Ranch. Residents might also notice a number of new black hydrant-like structures appearing in the eastern portion of Cordillera Ranch along Rio Cordillera and other side streets off of it. “Those are flush valves, not fire hydrants,” explains Hawkins. “They look and function the

same way as regular hydrants but are called flush valves and painted black because they do not meet the minimum fire flow requirements of a fire hydrant.” Red fire hydrants have to meet and maintain a certain flow rate of GPM (gallons per minute) and water pressure. Still, the new flush valves, being installed by the Cordillera Ranch POA, with the help of the developer, will be a huge improvement to the BFVD’s ability to fight fires, says Hawkins, and will help the department operate more efficiently. “As firefighters we recognize that these black flush valves are water sources that we can hook up our equipment to and can fill our brush trucks or engines from it.” From there, firefighters then employ their standard water shuttle operations to move that water to the area of the fire. “We’re really excited about this and appreciate the initiative and work that the developer and the Cordillera Ranch POA are putting into adding this safety enhancement to the community,” says Hawkins. “It will save us from having to drive four or five more miles round trip to a more distant water source when every minute counts.” For residents wondering if or how any of this affects their homeowner insurance rates, that remains to be seen. The ISO reviews and analyzes fire departments across the country and assigns Public Protection Classification (PPC) ratings from 1 (best) to 10 (worst). “Right now, we are at an ISO rating of 4/10,” says Hawkins. “Once we get the new engine and get all the engines in place at their respective locations, we will bring the ISO out and they will re-rate us.” Generally, the better the rating the lower the premium; however, that can vary among insurance companies as not all insurance companies use these ratings. Residents should check with their insurance companies when writing or renewing their homeowner’s policy. The new engine arriving at year-end joins seven other vehicles, for a total of eight in the BVFD fleet: • “First-out” pumper/tender dual purpose truck — an engine with watercarrying capabilities. This is Engine 31.
• Straight Class A engine with watercarrying capacity of 1,250 gallons and a 1,250 GPM pump. • Tender truck whose full function is to be a tender. • Two brush trucks for grass fires; also first responder vehicles to assist EMS on medical runs. • Squad truck as first responder vehicle. • Command truck that attends every incident; also used as first responder vehicle for medical. • New pumper/tender scheduled for delivery in Fall 2019. This will be Engine 33. Celebrating their 10th Anniversary this year, Bergheim VFD is the first responder to fire and emergency calls in eastern Kendall County. A $200,000 grant from the Texas Forest Service will pay for about one-third of the new pumper/tender, and
fundraising efforts have already begun for the remaining approximately $400,000, not counting the additional $100,000 for truck equipment and firefighter gear. The department plans to embark on a virtual capital campaign (no brick-andmortar fundraising event this time) with a mailout, newsletters and other information on how to get involved. for the Design and Build Process By Sara Garcia One of the advantages of living in a covenant-controlled community is that there are rules in place to help protect property values. The Cordillera Ranch Property Owners Association (CRPOA) is tasked with making sure standards are met and the Conditions, Covenants and Restrictions (CCR’s) and the Design Guidelines followed. The Architectural Review Committee (ARC), more specifically, has the responsibility to ensure compliance when it comes to new construction or alteration of a property or any existing structure(s) in the community and will work collaboratively for the best outcome for both the property owner and the community.

The ARC works on reviewing a wide variety of projects including new home construction, remodel projects, renovations and the addition of secondary buildings such as garages, casitas, cabanas and workshops. In addition, the ARC also reviews landscape plans, pools and fences and any other property improvements. The CRPOA office should be the first point of contact when property owners think of the aforementioned. It can provide all the information property owners need to get started. Separate Design Guidelines exist for the Ranch Community, Clubs Village and The Springs and outline basic requirements and expectations of the review process. Each property owner should carefully review the Design Guidelines and CCR’s when considering a construction project or alteration to their property. The Design Guidelines also provide checklists and exhibits which specifically list the items needed to complete the submittal. All of these documents are located on the CRPOA website at www.cordilleraranchpoa.com. One important aspect is the CRPOA review and approval of custom builders who are allowed to work in Cordillera Ranch. Each custom builder must meet specific minimum qualifications and standards in order to be approved to build. A company resume, proper insurance, a list of prior homes constructed and business and financial references are all required. We also have
specific requirements for Architects and Designers who prepare the plans for the owners. Once the builder and architect/designer have been approved, it’s time for what is typically a three-step design/construction approval process. Upon the CRPOA receiving all the proper documents and fees, a site meeting (Step 1) can be scheduled so the ARC, property owner, builder and architect/designer can collectively assess planning and expectations. This first step identifies location of the building setbacks, impact on trees and native vegetation, surrounding homes and neighbor privacy and allows for input related to the features and benefits of the property like the view and impact on the community as a whole. A complete set of architectural plans is required to initiate Step 2, the Preliminary Design Meeting. This allows the ARC to review compliance with Step 1 and on paper, determine if projects are placed within the allowed building envelope, review the architecture for minimum requirements, confirm compliance with the Design Guidelines and offer guidance to the builder, architect/ designer and owner. The Final Meeting (Step 3) usually confirms any previously requested changes to the project. All three meetings, or steps, require the builder and architect/designer to be present. This allows the ARC to directly communicate required changes to everyone involved and provides for a more seamless and expedited process. The Design Guidelines were originally created to help preserve the Hill Country atmosphere and set standards of construction in keeping with the vision to provide the best luxury home community in the region and protect property/home values. Although the guidelines have evolved over time, the vision for homes and the community has remained constant. The results are evident as Cordillera Ranch continues to be one of the most desirable luxury custom home communities in the region. This can be credited to the diligence of the developer, governing documents, the Property Owners Association and the Architectural Review Committee. Please consult the CCR’s and Design Guidelines, this article is merely intended to summarize some of the highlights of the ARC process and is not in any way a comprehensive set of covenants or design guidelines.
ARC THINGS TO KNOW • The ARC meets on Tuesday afternoons to review plans; all plan submittals must be submitted with all completed documentation, exhibits, required fees and deposits at least 8 business days in advance in order to be on an ARC meeting agenda. Failure to properly submit any of the required documentation will prevent the ARC from reviewing the proposed project. • The design must be done by an Architect, licensed by the State of Texas, or a Designer, registered with the Texas or American Institute of Building Designers. The Architect or Designer must be approved by the ARC. Before designing ANY improvements, require that your Architect and Designer review and understand the Design Guidelines and CCR’s. • The published Design Guidelines provide general information and direction. Please note that there are separate Design Guidelines for the Ranch Community, Clubs Village and the Springs of Cordillera Ranch so please make sure to refer to the one that applies to your property. • The property owner is ultimately responsible for the compliance with design and construction requirements in the Design Guidelines and CCR’s, regardless of whether a third-party is hired to perform those services. • Submitting plans to ARC for approval that include elements not in compliance with the Design Guidelines and CCR’s will likely delay the approval process. • Under no circumstance may construction of any kind (including site clearing) begin without explicit written approval from the CRPOA. • Construction fencing is required on all projects to ensure construction traffic on the site is contained to specific areas so that the majority of the lot’s native vegetation is not disturbed. Failure to maintain construction fencing or failure to ensure the native vegetative preserve remains undisturbed will result in fines to the property owner. • Construction activity is allowed Monday through Friday between the hours of 6:30 a.m. and 7:00 p.m., on Saturday from 8:00 a.m. to 5:00 p.m., no work on Sunday or holidays, unless approved in writing by the ARC.
