If you haven’t seen the new Founders Video on CordilleraRanch.com, I would highly encourage you to check out “The Developer” page on the website and give it a watch. There is a clear custom and a culture that defines Cordillera Ranch, whose roots can be traced all the way back to the beginning and have endured for 25 years. It’s a feeling of understated pride that our members, property owners and staff have in their community and Club.

We recently hosted our Spring Preferred Builder Tour, which was well-attended and a tremendous opportunity for us to showcase the six Preferred Builders of Cordillera Ranch. Throughout the day, our property owners and guests had the chance to visit one-on-one with the builders and their teams at a select few of their homes. It’s a fantastic opportunity for them to ask questions about the process, timelines, costs and whatever else can be thought of along the way. The day also provides people with an opportunity to visit with the folks from our office about available homes and lots to build on.

During one of those visits, we were showing a couple around the community and happened to bump into a family that had just started to build with one of our Preferred Builders in The Springs. They could not have been nicer and more gracious with their time, sharing their love of Cordillera and their enjoyment of the design and build process that they’ve experienced along the way. It was a kind gesture and certainly gave our guests a great perspective and level of comfort from someone that’s literally been in their shoes.

That’s just one example of someone’s genuine fondness for the community and a desire to share their experience with others. I’m sure it’s something that happens all over the Ranch on a daily, weekly and monthly basis, which leads me back to the beginning of my letter. Our members, property owners and Club folks have a deep sense of pride in Cordillera Ranch that can be felt throughout the entirety of the development. The love they have for their community is real, and while it may be modest, it can certainly be sensed.

HOW DID YOU BECOME EMPLOYED AT THE CLUBS OF CORDILLERA RANCH?

I was fortunate enough to play the front 9 holes before I worked here and just seeing how beautiful the whole property was, and how so incredibly kind everyone was, I knew I wanted to work here. I kept looking at the website and Indeed for job openings and this role popped up one day. I was thrilled and applied right away! I interviewed with a few of the directors and Marc DeWall, and a short while later, Marc called to offer me the job!

WHAT PAST WORK HISTORY PREPARED YOU FOR THE CLUBS?

My first major job after college was a Marketing and Administrative Assistant to Golf Operations at TPC Sawgrass where I managed the social media and communications. I then moved to Texas where I worked at TPC San Antonio drafting communications for the members and employees, promoting member golf tournaments, assisting with Valero Texas Open and more. I also planned social events for the members and their kids. I was grateful that all of my previous work experience fit the bill perfectly for my role here at the Ranch!

WHAT’S YOUR FAVORITE PART OF YOUR JOB?

The people here have been absolutely wonderful. All of the members have been so nice and welcomed me with smiles and great conversations. All of the staff have been incredible as well. I am very lucky to be a part of Cordillera Ranch! You can’t beat the beautiful views either!

WHAT INSPIRED YOU TO PURSUE WORK IN THIS FIELD?

I love the digital world of creativity. I took graphic design, journalism and production classes through high school and college. Golf is my other passion from growing up next to a golf course and watching golf on TV with my dad almost every Sunday afternoon. I am so grateful to use these two passions to continue in this field.

WHAT’S THE FUNNIEST THING TO HAPPEN TO YOU IN THIS BUSINESS?

Rory McIlroy is my favorite professional golfer of all time. When I worked at TPC SA, someone gave me a huge 3x2-foot photo of him winning THE PLAYERS. Naturally, I hung it in my office. At the 2021 Valero Texas Open, Rory was in the field and the staff knew how much I liked him so they brought him to my office to say hello. He sees the photo of himself on my wall and says, “Ya know, not even my wife has a picture of me on her wall!” I don’t

even remember what I said but I did feel my face turn as red as a tomato. Then he just lightly patted my back and said it was really nice to meet me. By far the best and funniest moment of my career so far!

WHAT DO YOU DO IN YOUR FREE TIME?

For outdoor activities, I like to play golf or find small towns to walk around to try their restaurants and shop at their local places, but a lot of my favorite days are curling up with a warm blanket, new book and cup of hot chocolate!

WHAT IS YOUR SECRET TO HAPPINESS?

It may sound cliché, but I truly always see the glass half full and try to be grateful for everything. Even if it doesn’t seem like a good thing, I think there must be a reason this is happening and I will realize it someday. I also try to make others around me happy. Just a smile and asking someone how they are can make all the difference in their day and your own! Ice cream sundaes help, too.

WHAT DID YOU WANT TO BE WHEN YOU GREW UP?

When I was really little, I wanted to be an author. I would write little stories and poems for my parents all the time and loved to read, even at an early age.

WHO WOULD YOUR IDEAL DINNER GUESTS BE?

Frank Sinatra, Edgar Allan Poe, Michael Scott from “The Office.”

WHAT’S ON YOUR BUCKET LIST?

Ireland is definitely at the top, going to The Masters, an African safari, publish a book!

Bob Keller and Heidi Behm met in the summer of 2012 in St. Louis on a blind date. Some might say, “and the rest is history,” but a whole lot of life happened between then and their abundant life now in Cordillera Ranch.

Both divorced, Bob and Heidi had a mutual friend who thought they just might be the perfect match and wanted to set them up.

“I used to joke that if I had a nickel for every time someone wanted to fix me up, I’d be a rich woman, because no one ever followed through, but she came through for me!” said Heidi, and so the two scheduled a time to meet at a place called Bar Louis.

“The young lady who was trying to find a great person for me struck out twice before, but I thought third time’s the charm and I’d try one more date that she wanted to set up,” added Bob.

It turns out, that the third time is the charm! The couple will tell you they never looked back. There was an immediate chemistry between them, so they spent the day laughing and getting to know each other.

“We had a lot of common interests that felt aligned. We’re both big outdoors people and fitness people who love to travel. All that fit and it’s something that we definitely continue to pursue. From day one, we’ve never been apart and life just continues to get better and better,” shared Bob.

Although neither are from Texas — Bob was born in South Florida and Heidi grew up in Iowa — Bob had lived in Dallas for 20 years at the onset of his career in the equipment leasing sector.

“I always wanted to come back to Texas because I felt Texas was home, but I wanted to be open to other ideas and plans since Heidi and I were a team,” said Bob.

Those that know Bob will tell you he’s one of the most organized, thorough and determined individuals you’ll ever meet. When it comes to his friends, he’s always there for them.

“I’m a planner. In my career, I managed many people and locations in the U.S. and Mexico, and traveled extensively. I learned early on that you need to have great skills like being organized or you can get lost in the shuffle. I’ve just been more successful by having a good plan,” he explained.

Truth be told, if he wasn’t such a good planner, he and Heidi might not have found Cordillera Ranch. Bob’s boss, Bill, was playing golf at Pebble Beach and was paired with several guys who raved about the place they lived called, you guessed it, Cordillera Ranch. Bill shared with Bob how they played golf in the morning, went shooting in the afternoon and had a great dinner in the evening, all on the Ranch. Bob mentioned this to Heidi and filed it away for a future visit to the Texas Hill Country.

While scoping out Austin in 2016, Bob dug up his file and, on a lark, they decided to visit Cordillera Ranch in lieu of a planned trip to Fredericksburg.

“We literally drove in the main gate up to where the old office used to be and we were blown away by the magnificent

view. Bob had talked a lot about his time in the Hill Country and how beautiful it was, previously, but for me, it was really my first visit and viewpoint of what the Texas Hill Country was all about,” described Heidi. You might say Cordillera Ranch for both Heidi and Bob was love at first sight.

While Bob is the planner, Heidi is the outgoing, free-spirited adventurer who likes to go with the flow. Also retired, she spent her career as a manufacturer sales rep in the professional salon industry. She, too, traveled a lot for her work and both will tell you that traveling is still one of their top proprieties as a couple. This next year they have plans to visit Italy and New Zealand. Bob's already started on the spreadsheets and reservations.

“I’m very adventurous,” said Heidi and Bob agreed, “We’re both explorers. We always try different things.”

Bob’s home office can testify to his love of hunting. In addition to being a long-time member on a West Texas lease, Bob has acquired some magnificent trophies from two hunts in Africa along with multiple bird hunts in the U.S. and Mexico.

Heidi, on the other hand, has joined a very active group of women who like to exercise and bring their partners and spouses along for fun group activities.

“We ended up buying our lot from one of these women. We were told she had this property available so we went to see it with Vance, our realtor, after we chose our builder, Garner Homes. We fell in love with its beauty and ended up buying it and building on it. After we moved in, I met her best friend, Jane, on our street and she said I had to meet Laura, who had originally owned the property. It’s just a small world. Now, we go to classes at the gym together, have dinner club, do girls’ trips and other fun events,” said Heidi.

As a retired couple, staying active and physically fit is something that Bob and Heidi enjoy doing together, or on their own. They like to take advantage of all of the opportunities at Cordillera Ranch, from working out at the gym to kayaking, all the shooting sports, horseback riding when friends are in town, dove

hunting excursions through the Outfitter Center and so much more. They also love to hike and go for walks around the Ranch’s extensive trail system.

“We have several different routes we like to take, but one of our favorites is about a four-and-a-half-mile round trip from our home to the Guadalupe. It’s always enjoyable seeing what’s blooming or the wildlife that crosses our path and the beautiful homes we see when we walk down to the river area,” shared Heidi. “Cordillera has so many amenities you can experience here.”

“And never have to leave,” Bob said, finishing her sentence. “We marvel at the five-star lifestyle here, with so many amenities available to us. It’s a huge benefit.”

Another big asset of Cordillera Ranch for the couple, who claim to be “big foodies,” is access to exceptional food in the area, and they also love to experiment with cooking and barbecuing on the smoker.

“I think the restaurants are a huge plus when we have friends, family or my three grown children come visit because of the barbecue and Mexican flavors that people outside of Texas don’t get to experience,” said Heidi.

Although they often take visiting friends and family down to

San Antonio for the River Walk and the Historic Pearl Brewery, or hop over to Luckenbach or Fredericksburg for shopping and wine tastings, they also appreciate the quality and convenience of the Club’s culinary offerings.

“We eat there probably once a week, whether it’s with friends we see or sitting at the bar in Twin Sisters visiting with the people who work there, who have become friends. It’s nice, casual and comfortable, and the food is wonderful. They have musicians coming in now on Friday nights that we also enjoy," said Bob.

Something most people don’t know about Bob and Heidi is that they’re not married. “It’s the biggest shocker when people find out. We’re your modern-day couple,” said Heidi. “And actually, Bob and I do have a fur baby together. He’s about two years old and 10 pounds — lovely Koda. He’s a Shih Tzu.”

In the end, according to Bob and Heidi, it’s the experiences that build a happy life and make a relationship work, and building it together at Cordillera Ranch is just the icing on the cake.

“It makes for two wonderful, happy people. Bob is one of the most thoughtful people I’ve ever met,” smiled Heidi.

It doesn’t hurt that Bob still brings her flowers. He plans for that, too!

THE PRACTICE PARK

GETTING THE MOST OUT OF YOUR TIME AND EFFORT

forgotten. As an example, let’s say you are working on your club path into the ball and you have your target identified — now, you need to setup your alignment rods and then you can hit a few shots. Take a moment after each shot and analyze what just happened, don’t just rake another ball and rip it. Hitting 30 shots in 30 minutes is going to be a lot more effective than hitting 60 shots in 30 minutes. Take time between shots, rehearse the move and reset.

Practice, practice, practice … from a young age, we learn that we have to practice a skill to improve our performance. I think we’d all agree, this is 100% true — it’s really hard to get better at something if you don’t do it very often. However, it’s more than just reps as quality can be even more important than quantity. At Cordillera Ranch, we have roughly 20 acres dedicated to practice. Between the Practice Park and practice area below the Clubhouse, we have a double-sided range, three chipping greens, three putting greens, two full practice holes, and two hitting bays with Swing Catalyst and Trackman. Effectively using these areas can lead to lower scores, winning money from your buddies, and more enjoyment out of the game. So, let’s dive into that!

Let’s start with the range. The range is great for warming up before a round and working on technical changes in your golf swing. When doing the latter, start by identifying what you are going to work on and commit the session to staying focused on that change. Regardless of what you are working on, always pick a target — this is an important component that often gets

When making changes in your golf swing, one of the hardest things to do is “transfer it across the road.” I think it works in phases — you have to get it right in a lesson, on your own on the range, on the practice holes, and then you can start expecting it to work on the golf course. Expecting a change to happen right away is basically setting yourself up for disappointment. To be fair, there are times when that works, but most of the time, you have to put in a little work. Now that we’ve covered how to use the range, let’s move on to the practice holes. We call our practice holes P1 (par 4) and P2 (par 3). You can practice just about every shot you are going to encounter on the golf course on these two holes. In addition, you can set up alignment rods as a target and hit both directions on P1 fairway. That particular fairway has a lot of slope so you can practice downhill, uphill, sidehill and all the possible combinations. Practicing a new move on a flat lie (on the range) is one thing — testing it on uneven ground takes the learning process to a new level.

These same concepts can be applied to all parts of your game, not just the full swing. For example, if you are struggling out of the bunker, practice teeing them up in the bunker by removing sand behind the ball, then go to an upslope. Once you get that to work, move on to tougher lies. We have six greenside practice bunkers where you can find every angle and hit every shot.

I think you’ll find the “transfer” a little easier and more consistent if you follow this process.

2023 EL COMPADRE & MATCH PLAY TOURNAMENTS

2023 EL COMPADRE MEMBER/ MEMBER RECAP

The 2023 El Compadre was held on March 3 and 4 and the field was broken into six flights competing in four different formats. The winning team from each flight advanced to a shootout. For these events, we play a continuous nine holes (turn from #9 to #1 or #18 to #10) and change formats after each nine. On the first day, the teams played the traditional best ball format followed by shamble. After play that evening, we gathered near the shaded area between #4 and #7 for a delicious dinner prepared by Chef Isaac and his team. On the second day, the formats got a little more interesting with scramble and then modified alternate shot. This is where you typically see some movement within the flights. Congrats to the teams below for winning their flight and advancing to the shootout.

The shootout format is alternate shot and the rotation is #16, #17 and then #18. It’s becoming a tradition — we had more balls hit in the water than on dry land on #16 — apparently the most beautiful hole in Texas also has some teeth! While there were some chunks, blocks and others ... Bill Clements actually hit the flagstick. On that first shootout hole, defending champions Chris Hill and Charlie Hill had to take two penalty shots and ultimately withdrew when they were putting for 7 on the short par-3. That same hole also snuck up on the team of Smith/Wilson who had a chip-off with Merck/Hill. Even though Scott is from California, he used the Texas Wedge from the rough but didn't hit it hard enough and left it about 15 feet short of the hole. The shootout veteran, Jerry Merck, went the conventional route with a wedge and plopped it up there to a few feet, which knocked out Smith/Wilson.

On #17, Mac Northington hit his first tee shot from the blue tees in over 16 years and piped it down the middle ... on top of that, he didn't even give me a hard time about not playing the Golden Bear tees! Unfortunately for the Northington/Gimple team, that would be the last highlight of their

shootout as Tom Gimple hung his second shot out to the right, which led to a lost ball and the end of their run. The team of Merck/Hill pulled their second shot a little left and had to take penalty relief, but managed to get it up and down from there for a net par. Schommer/Clements left their second shot in good position just short right of the green and had a little luck on their side when the pitch shot raced past the hole, but caught the slope and rolled back down to the flat where they were able to secure a net par. Ken Nibling and the long-hitting Todd Hampton nestled it up there to about three feet for birdie and had the opportunity to go straight to the final shootout hole, but a disappointing 3-putt ended their run.

On the 18th hole, two teams were left standing — Merck/Hill and Schommer/ Clements. The only difference between the two teams — Schommer/Clements were getting a pop. Both teams hit their tee shots a little left and were forced to layup. From there, Schommer/Clements left it below the hole while Merck/Hill left it above the hole — this along with that little pop were the deciding factors. Congratulations to our 2023 El Compadre Champions: Nick Schommer and Bill Clements.

2023 MATCH PLAY CHAMPIONSHIP

The 2023 Match Play Championship was contested on March 24 to 26. This individual tournament has seen a few different structures over the last few years and I think we’ve settled into a solid rotation — every two years, we will alternate between structures. This year was, and next year will be, over a weekend, and then in 2025 and 2026, players will schedule their own matches within defined windows.

The field was broken up into eight-player brackets and if you lose the first match, you fall into the consolation division within your flight. In the Men’s Championship Flight, Ron Trevino had a tough match with John Long on Saturday that went all the way to #18. Trevino came out on top and defeated Stacy Story on Sunday to become the 2023 Men’s Match Play Champion. In the Ladies’ Championship Flight, Julia Roth had a little different experience — she closed all her matches out before #17 and only played #16 once!

PICKLEBALL IS SERVING OPEN PLAY

SIX DAYS A WEEK

2023 has been a busy year for pickleball at Cordillera Ranch, and our three open play groups accommodate all levels of skill, interest and scheduling flexibility.

The Monday, Wednesday and Saturday intermediate to advanced co-ed group, which is our longest standing group of open play, has swelled to more than 70 members thanks to their leader, Madeline Cottrell. They now play in the mornings from 9:00am to noon. The open play allows for members to play and go at any time during these three hours. This format provides flexibility for the members to play as little or as much as their schedule provides so they can get some friendly competition, camaraderie and great exercise three days a week. This group consists of our most experienced players here at the Ranch.

The Tuesday and Thursday Ladies Group, “The Divas,” play from 9:00 to 11:00am. This group has grown to more than 50 members. The all-ladies group has been great for welcoming new members, players who are new to pickleball, and players who are not yet comfortable playing co-ed. This group is led by Rachel Trevino and Venus Strawn. The Divas think outside the box and sometimes create their own events. Most recently, they had a Galentine’s Play Day at the pickleball courts followed by a luncheon at the Clubhouse for an all-girls Valentine’s Day celebration.

SPRING BREAK TENNIS CAMP 2023 IS IN THE BOOKS

Spring Break Camps were held March 14-17 this year, and the four-hour camp was well attended by kids ages 4-12 years old. This is always a great preview of what is coming in the summer. Although the weather did not always cooperate, we still had a full and fun four-day camp by incorporating games and activities inside the Tennis Pro Shop. When the weather was nice, we were able to play tennis, pickleball, dodgeball, hide-and-go-seek and other fun outdoor games. We look forward to an awesome Summer Camp schedule. Summer Camp sign-up is open, and we have many registrations already so do not wait to get your children or grandchildren signed up.

The Friday Couples Group is the newest open play group, playing during the 9:00 to 11:00am timeslot. This has been a great way for couples to meet and compete in a relaxed, fun environment. This group is led by Curt Stanley and has grown to more than 50 members as well. The Couples Group has improved so much and is getting more experienced every week. They are also known to frequent Twin Sisters after play to enjoy lunch and cocktails. All in all, the Cordillera Ranch Open Play groups continue to grow and are thriving.

The Pickleball 101 program has been a direct contributor to all of the groups. It allows the professional staff to introduce the game to new players, evaluate new members and then place them in the appropriate group for the best member experience on the pickleball court. The lesson program has expanded for members who want to improve and learn new skills

and strategies. Advanced clinics and Three and Pro have given players of all levels a chance to have a unique opportunity to learn in a group setting.

Cordillera Ranch has participated in Mixers with other local clubs both at home and away to allow our members to play with different players, see new styles of play and meet new pickleball enthusiasts. We also have regular Mixers here at the Ranch, which has created a cross section of all open play groups to enjoy new friendships and social networking. DUPR rating sessions and more pickleball club events will add to the already busy pickleball landscape.

TIRED OF ADULTING? CREATE YOUR OWN ADULT SUMMER CAMP!

Recently, I had a few hours to hang out on the back porch with my younger son and dog. It was a beautiful day and I decided to pull out a couple of canvas boards and paint. My son and I painted for almost three hours! I felt refreshed, rewarded and rejuvenated. I reminded myself that I need to incorporate creativity and free time more often into my busy life. We have so many fun kids’ summer camps with so many themes and activities … it makes you wish you were a kid again, right? What if you created an adult summer camp? Or even a fun day while the kids are away?

Doing creative things keeps us excited and going strong. These activities can be by yourself or with your friends. May I suggest a planned week of your own “Adult Summer Camp” activities? Here’s what yours might look like:

DAY ONE

• Go for a trail walk, jog or run

• Paddle board on the river or pond

• Do yoga under a tree to your favorite music

• Go fishing at Swede Park

• Finish with a picnic lunch

DAY TWO

• Start your day with a quiet meditation, yoga or a good stretch

• Grab a pen and paper and use a journal prompt while listening to your favorite playlist

• Attend an art class

• Go to your favorite restaurant (or a new one!)

DAY THREE

• Get a group together for a new-to-you class (water boot camp, Pilates, yoga, etc.)

• Go for a Trail Ride at the Equestrian Center

• Meet at the pool for a few drinks and some sunshine!

DAY FOUR

• Meet friends for a workout or attend a fitness class

• Have breakfast at the Club

• Get a mani-pedi

• Pick up the kids or grandkids refreshed and ready for the weekend!

There are so many possibilities, right? As I wrote this, I thought of the ladies who do the Cordillerathon and how much variety they have here at Cordillera Ranch. Even if you only have time for one outing here and there, make it happen! Making the most of every day and finding things to look forward to bring out the inner child in us. Your ideas can be free or something you splurge on! The biggest goal is to give your life that vivacious touch to everyday.

We are thrilled to announce that the poolside at Cordillera Ranch will be opening soon. Despite the ongoing construction work on the Cabana, we are excited to welcome all swimmers and sunbathers to the poolside for some cool times and refreshing beverages. The construction work may have caused some inconveniences, but rest assured that the poolside will be fully functional and operational for our members. The Cabana building will not be operational yet, just the areas around the pools.

CRAFT BEER IN THE UNITED STATES

Trying to define craft beer is a difficult task, as beer can be very subjective and a personal experience. The Brewers Association, the nonprofit trade group that protects and promotes small and independent U.S. brewers, defines an American craft brewer as a small, independent brewer. The craft brewer definition allows the organization to provide statistics on the growing craft brewery segment, which currently makes up 98% of all breweries in the U.S.

Now is the best time in U.S. history to be a craft beer lover. As a nation, the U.S. now has more beer styles and brands to choose from than any other market in the world. As of 2020, more than 8,000 breweries are responsible for the beer brands available in the U.S., with more opening every week. Beer lovers are spoiled with great options — outside of the most popular beer brands. These breweries have had many successes and challenges, but they could not have developed their reputations as producers of the world’s best beer without support from beer lovers.

All this variety can get a little overwhelming. I would like to just give you a little heads up on the craft beers closest to the Club:

FREE ROAM BREWING COMPANY: For most of us, having a three-time world championship baseball career in San Francisco would be the high point of our lives. For Jeremy Affeldt, it was the foundation for his true calling — empowering the youth, feeding the hungry and protecting the vulnerable. It is through his philanthropy that Jeremy would develop a passion for craft beer.

While in San Francisco, he hosted many fundraisers through a local brewpub, and it’s where he met business partners Brandon Phillips and Jaron Shepherd. I am not a Cicerone, which is the equivalent to Sommelier for beer, however, part of the sommelier exam has to do with the basics of beer, spirits, cigars and service. I can tell you that when choosing a beer, it normally relates to how much hops you personally like in your beer. The hops give a robust bouquet but quite a bitter flavor. The more malt — that can be toasted to many different levels — will give you sweeter aspects to the beer. The bitter levels are the most talked about and they are measured in IBUs. IBU stands for International Bitter Units. A lot of your IPAs, which tend to brew with higher IBUs, will have them labeled on the beer.

Whichever style you crave, the Craft Beer craze is steamrolling. I foresee for a good long while as well. There are truly too many nuances to be able to pair beer to food by category, but let’s just say that because you are drinking beer, you don’t have to be eating pizza and nachos. These new style craft beers are very complex and can be paired with many gourmet dishes. That is all for now … see you at the Club.

Whether you want to board your horse, enjoy the tranquility and peace of being near these spectacular creatures, or take lessons and ride trails, the Equestrian Center can satisfy your interests.

Currently the Equestrian Center houses 17 members’ horses and 12 Club horses. While there is a waiting list for stall-board, pastures are available for pasture-board horses. Equestrian Center crew, led by Jesus Jimenez, takes care of all these horses, and maintains the barn, buildings and grounds. Of the seven Clubs at Cordillera Ranch, the Equestrian Center is the only one which is always open. Horses must be tended every day of the week/month/year!

The miles and miles of trails on the Ranch are an excellent way to explore the neighborhood. The nature trails wind around and behind some properties offering views not experienced from the roads. Swede Creek Park, the Soccer Park and Spring Creek Park are so much more fun to explore on horseback! In addition to these trails, many members participate in the Cordillera Trailblazers social group who travel off-property each week to explore trails in nearby areas such as Sister Creek and Bandera. Equestrian lessons are a daily occurrence at the Equestrian

Center. Our head trainer, Meghan Moriarty, teaches all aspects of Western and English riding for all experience levels. She also prepares many of her students of all ages for horse shows across the United States. Jenn Guidt, the barn manager, teaches lessons as well. While she teaches all levels and many disciplines, Jenn’s passion is cutting. Two other crew members, Hannah Wittig and Jordan Adams, also teach lessons, providing more flexibility and lesson opportunities than in the past.

Twice each week, members and staff alike practice sorting, team penning and cutting cows. Our resident cowboy, Mr. Stephen Davis, allows the use of his cattle in these fun, fast-paced rodeo events. You may also catch Mr. Davis teaching roping lessons. Jenn has augmented these lessons by bringing in another expert, Ms. Bailey Jay, to teach roping.

One of the most recent offerings at the Equestrian Center is a trail ride including a picnic in the park. What a fun way to enjoy your family and friends, and break for a meal by the creek! In addition to this and the many Summer Camps offered at the Equestrian Center, private events like birthday parties, fireside socials and pony rides are hosted as well.

These four statements are just a few of the qualities the staff members at The Clubs of Cordillera Ranch strive for to become a “Trail Boss” employee.

Each year towards the end of January, we host our winter Employee Appreciation party where we celebrate our employees with dinner, entertainment and awards. The awards given are ranked by three different categories: Ranch Hand, Wrangler and Trail Boss. Ranch Hands are awarded to employees who have worked a minimum of three months, project a positive attitude to their fellow staff and members, exhibit exceptional work attendance by showing up for their shifts on time, and present a strong work ethic. Wranglers are awarded to employees with a minimum of six months of service and display characteristics of a Ranch Hand and also include going above and beyond in their responsibilities for their peers and members to recognize. Last, but most certainly not least, Trail Bosses are awarded to employees with a minimum of one year of service and include the characteristics of a Ranch Hand and Wrangler plus being a leader for their peers and showing the ability to work with all other departments to ensure a wonderful experience for our members throughout all of the Clubs on the Ranch.

We are so proud to acknowledge our Trail Boss employees who have shown exemplary work for their time at The

Clubs of Cordillera Ranch, and we are excited to celebrate their hard work with a new reward. For the first time this year, we are awarding Trail Bosses the chance to “experience the Ranch.” This will include quarterly outings throughout the different Clubs. All of our employees who received Trail Boss awards back in January will be able to participate in these “Trail Boss Quarterly Experiences.” These activities will show our employees sides of the Ranch they may never have seen before! This will give them a better understanding of each department and how they operate, while also being able to spend time doing something they might haven’t been able to try yet.

For the first quarter of this year, the Trail Boss Quarterly Experience will take place at the Gun Club. Employees will be invited to shoot for two hours at the Gun Range. Our Director of Outdoor Recreation, Shane Reynolds, will provide the safety measures, waivers, what to wear, and all the policies to ensure a safe, fun time. We will also have breakfast tacos, coffee, water and donuts for the staff to enjoy! This first experience will take place Wednesday, May 3, in the morning.

Our second quarter Trail Boss Quarterly Experience will be a yoga class in the Fitness Center, followed by two more quarterly experiences for our Trail Bosses as a reward and as a thank you

for their hard work, positive attitudes, and leadership and role model qualities for the rest of their peers to see. Way to go, Trail Bosses!

WHAT IS THE CORDILLERA NATURE CLUB?

The Nature Club is the Cordillera Ranch social club for men and women interested in nature. Its purpose is education and service with goals to:

• Be a source of education on nature topics

• Develop an appreciation for our surroundings

• Enhance and conserve the natural beauty of our area

• Welcome new neighbors to our community

• Be an enjoyable environment for learning and service

The Nature Club meets monthly on the second Tuesday from September to December and February to May. The venues for these meetings are mostly homes within Cordillera Ranch, but occasionally we go off Ranch. A short presentation is made at each meeting by an expert, preceded by a fellowship time. We utilize experts from local universities, Texas Parks & Wildlife, Cibolo Center for Conservation, etc., who bring a wealth of knowledge about their topic. These presentations help us understand the land we live on and the other creatures that share the Texas Hill Country with us. Example topics from past meetings are honey bees, astronomy, monarch butterflies, oak wilt, caves, deer, hummingbirds, Hill Country geology, local archeology, water conservation, native grasses, Texas Parks and local aquifers, etc.

During the year, we also organize field trips to interesting destinations where there are conservation efforts, natural wonders or learning opportunities for our members. Several times a year the Nature Club organizes work projects to benefit local nature-related nonprofits.

Cordillera Ranch property owners are welcome to attend the Nature Club meetings. Yearly dues are $20 per family. Dues, raffle income and the sale of the annual Nature Club calendar, Nature Club notepads and the Nature for Newcomers reference guide are used to fund club activities, and support local organizations and projects that are in line with the club’s objectives.

THE BOERNE INDEPENDENT SCHOOL DISTRICT

THIS IS WHAT SUCCESS LOOKS LIKE IN

“Success looks different for different children. Our job is to make sure our kids have so many opportunities to be successful and try to find the niche that’s good for them,” stated Boerne Independent School District Superintendent Dr. Thomas Price.

It is this sentiment that supports BISD’s Whole Child approach, a discipline that provides a safe, engaging and challenging learning environment that prepares students for success in college or employment. In addition to an academic curriculum, the model provides cross-curricular opportunities to support students’ interests, goals and learning profiles. And this might depend on which school a student attends.

One ongoing battle in Austin is school choice. “We believed in school choice a long time ago,” said Dr. Price, adding, “Each middle school and high school has a different culture and we need to let kids find their place.” With certain programs at each high school that the district can’t afford to duplicate, BISD gives kids the opportunity to choose the school they want to attend with programs that align with their interests. A typical school feeder pattern does not support this. For instance, Culinary Arts is offered at Boerne High School while JROTC is at Champion. “By the schools being so close together, this allows us to transport kids back and forth for different programs. But if a student wants to be a full-time JROTC, why not go to Champion and be fully immersed? For Culinary Arts, there are so many things you can do with the program in addition to the class, so students can choose to go there and be part of the culture,” explained Dr. Price.

Another example is the new P-Tech program at Champion

— short for Pathways in Technology. This early college cyber security program provides students, grade 9 through 12, the opportunity to complete a course of study that combines high school and post-secondary courses enabling them to earn a high school diploma, along with an associate degree. M-Tech, a medical field-based early college program, was recently approved for the new addition at Boerne High School. Incidentally, in its first year, P-Tech students won the San Antonio Cyber Patriot Best Rural High School Team award.

For extracurriculars, sports might be the first to come to mind, and the accomplishments at both high schools are evident across all competitions (Cordillera Ranch Living January-February 2023 issue, “Boerne ISD High School Sports are Fired Up!”). But academic and arts-based pursuits allow students to explore and expand their interests. Multiple disciplines of study are available at the high school level in Visual Arts, Band, Choral Music, Dance, Orchestra, Theatre Arts, JROTC, IT and Stem-related courses in addition to sports, and students across the district are being recognized for their talents as noted in the following examples.

Academically, six BISD students have been selected to receive awards from Boerne’s VFW Post 688: three students won awards in the Patriot’s Pen Essay Contest, while three earned accolades

in the Voice of Democracy Audio Essay Contest; five BISD students won first place in their respective categories at the 2023 Texas State German Contest, with 32 students throughout the district placing in the Top 10. In addition, Boerne placed fourth in Sweepstakes for the small program division; three Champion seniors swept the competition at the 2023 Region 20 Citizen Bee, and one just won 1st place at the state competition; and two Champion students from the new Incubator.edu program (Cordillera Ranch Living July-August 2021 issue, “Entrepreneurial Spirit”) were named winners of the Fall 2022 Stock Market Game™ competition in Texas. Recently, a new E-Sports tournament for middle schoolers was hosted by the district. “These are kids who aren’t being touched by other extracurriculars and it’s bringing together kids who usually don’t associate with each other,” said Dr. Price, stressing that while people might not consider gaming a career, it might spark an interest in children for coding.

Area and state highlights in Fine Arts extracurriculars include honors for programs and individual student achievements. In Theatre, 10 Boerne students were named National Qualifiers at the 2022 Texas Thespian Festival; Boerne’s One Act Play won Bi-District; Champion Junior Caroline Cabral won the 2023 UIL Class 5A State Championship at the Young Filmmakers Festival; and three Champion student films qualified for the finals in the 2023 UIL Young Filmmakers Festival.

In Art, eight BISD students advanced to the Visual Arts Scholastic State Event, and Boerne and Champion each had four students qualify for the state event to be held on April 29; and a Boerne Sophomore was awarded a Gold Key in the Scholastic Art and Writing Awards from the Alliance for Young Artists and Writers.

In Choir, the Boerne Treble Choir won UIL Sweepstakes; and Choral received a Sweepstakes in Sight Reading.

In Orchestra, Boerne won superior ratings in UIL Concert and Sight Reading; and nine Champion students participated in the Region 29 Orchestra and one in the All-State Orchestra.

In Band, Boerne Symphonic Band won Area Finalist in Outstanding Performance Series; Boerne Wind Ensemble placed 2nd in Area in Outstanding Performance Series, 13th in State in Outstanding Performance Series and qualified for state preliminaries in the UIL Honor Band contest, and more than 30 students qualified for Area while six qualified for State;

Boerne Marching Band was an Area Qualifier and placed 10th at Area Finals; Boerne Winter Guard placed 3rd in State; Champion Band placed in the Top 10 at Area Marching two years in a row; Champion Saxophone Ensemble placed 15th at the 2023 UIL State Chamber Music Festival; and Champion Wind Ensemble was nationally recognized at the Western Invitational Band Clinic and invited to perform at 2023 UIL State Wind Ensemble Festival and YOSA Tobin Invitational.

In Dance, the Champion Charms Dance Team placed in several categories at the State Competition 2022 and Regional Competition 2023. State Competition 2023 is in late April.

In Agriculture, Boerne Senior Carson Williams earned $124,000 at the 2023 Kendall County Junior Livestock Show in January, and was able to show his goat thanks to the stalls at the new Boerne ISD Ag Barn; and Boerne Welding Technology won its 5th Straight State Championship. Additionally, the Boerne team won several awards at the Houston Livestock Show and Rodeo.

In JROTC, the Champion Color Guard placed 1st and 2nd for Overall Armed Drill Team at the NISD Competition.

This culture of learning, and continued growth and improvement extends to the district’s teaching and administrative staff as well. Boerne ISD was named a National Innovative District and part of the recognition is based on professional development in addition to instruction and organization aimed to increase student growth. Other accolades include the district’s third Straight A Rating from the Texas Education Agency; the Niche Top 25 Best School ranking for seven campuses; the third-best district in the San Antonio area and second-best traditional district; the HEB Best Small School District in Texas; and a 100% graduation rate, as well as multiple awards in finance, counseling and communication.

Dr. Price attributes these accomplishments to three important factors: “The three things it takes to make a great school district are great students, great staff and great community. We have them all and they are very supportive. We need to make sure we keep giving our students opportunities, providing our teachers opportunities to grow and keep listening to our community.”

New this year, Boerne ISD is joining the show with middle and high school winners from their Spring Show, as well as Advanced Placement students, presenting at two booths.

Community partners from Visit Boerne said, “The Boerne Art Waddle is a great event to get out and explore Boerne's charming historic downtown Hill Country Mile district and enjoy a stroll along the Cibolo Trail. We look forward to seeing the artists lined up showing off their works again this year. It would be hard to spend a day waddling along without picking up a treasure or two to feather your nest with!”

If you’re new to Boerne, the Art Waddle name comes from the huge population of ducks that live along Cibolo Creek and in River Road Park. Locals happily stop traffic as they cross the street, and it is practically considered a rite of passage for every toddler in town to feed them.

Waddle Weekend festivities kick off on Friday, May 12 from 4:00 to 7:00pm at Salvador Dobbs for an Artists Reception attended by many of the artists in the show. Art partners, Gallery 195 and Carriage House Gallery, will also have coordinated hours where their resident artists will be speaking, and many other downtown merchants, restaurants and breweries will be open throughout the two-day event.

On Saturday, May 13, from 10:00 am to 5:00pm, artists will be manning their booths and ready to chat, demonstrate and

Boerne is an evolving and thriving community of artists, and the Art Waddle is just another way that Boerne supports the arts. Blessed with representatives from the city, county, library, Chamber and CVB who come together in varying degrees to promote art, the Art Waddle has grown over the past decade to include and recognize the talented area artists and the public’s growing interest and support.

The Hill Country Council for the Arts (HCCArts) is the nonprofit patron of the arts community that connects the dots and brings leaders in the arts community together to produce cultural events such as The Boerne Art Waddle. In fact, HCCCArts is responsible for the development of Boerne’s public art master plan that resulted in the 2015 initiation of Art Al Fresco, the program that brings public art to the city each year.

HCCCArts also promotes other Boerne events such as the July 4th Fireworks and Boerne BierFest, as well as several artist workshops throughout the year. The Art AfterHours programs teach applied arts methodologies and meet on Tuesday evenings. For more in-depth instruction, Mini Workshops allow students to explore and perfect a medium or genre through six and 12-week sessions. Another unique feature we created, is a front courtyard with a fountain. This is a perfect place to enjoy a glass of wine with friends and neighbors in the evening. It is a really relaxing area, especially with the fountain,” added Dean.

Although Lifestyle by Stadler works with a variety of esteemed designers, both Dean and Sara Kathryn have been impressed with Lori Munn of Mindful Designing, who shaped the style of the Somerset. Lori has designed several of their recent model homes and has been not only a talented team member on projects, but also a loyal one.

Dean pointed out that Lori’s choices for the model were both intuitive and on trend, creating a motif that is equally fresh and popular. Since the pandemic, many homeowners are still working from home and so highlighting earthy elements that bring the outdoors in is a key component. It’s quite a skill to anticipate trends in advance of a home being completed, but that’s just one of Lori’s many gifts.

“We filled the house with live plants and stone, along with quartzite countertops in the kitchen to provide an organic natural look. The big windows serve to bring in a lot of natural light and make it very bright,” Dean called out.

RESALE PROPERTY CERTIFICATES by the CORDILLERA RANCH POA

In this Cordillera Ranch POA update, I wanted to offer some insight into the resale property process, and how the POA is involved and helps facilitate that process. Resale certificates are required by title companies when selling a property that has required assessments paid to a POA. The resale certificate is a series of documents prepared by the POA that contains certain disclosures, information about the property being sold, status of any balances due to the POA, and information about Cordillera Ranch. In Texas, the seller must provide the buyer with a resale certificate by a specific deadline outlined in the purchase contract. Texas law provides the POA 10 business days to deliver a resale certificate and the corresponding documentation once the request is made and payment is received by the POA.

The resale certificate includes information such as what the current regular assessment is, if there are any special assessments and the purpose of the special assessment, the total amount due and unpaid to the association, and information related to capital expenditures made by the POA. The certificate also states the amount of capital reserves and details information on lawsuits to which the Association is a party.

The resale certificate also is required to state known violations of the Covenants, Conditions and Restrictions along with any other rules of the Association. When Cordillera Ranch POA receives a resale certificate request, an inspection of the property is scheduled. The inspection is performed by an employee of the POA who will walk the property noting any violations observed. We generally start with ensuring the home and any ancillary structures match what was approved to be built. We also ensure that the paint or stain colors and material match what was approved by the ARC. The condition of the landscaping is evaluated to ensure that the landscaping has been maintained in accordance with the approved plans and rules of the POA. Frequently, we observe areas where vegetation that was originally required to screen mechanical equipment (i.e. HVAC condensing units, pool equipment, generators, etc.) is missing. We assess the condition of any improvements that have been

built on the property and note any maintenance concerns that need to be corrected such as inoperable gates, fence posts deteriorating, structure damage, etc. The inspection is performed on the exterior of the home, ancillary structures and the lot itself, and does not typically require any interior inspection of the home. If a seller has made improvements or modifications to the property without ARC approval, we highly recommend submitting the items to the ARC as soon as possible to avoid potential review delays when you resell your property.

If violations are observed, the POA will then detail what was observed and the timeframe given to correct the violation. These details will be included with the resale certificate when it is sent to the requesting party. The inspection and subsequent details are a critical step in the process to make the buyer aware of the expectations of the Association to cure the violations. Once the violations have been cured, it is the responsibility of the property owner to notify the POA office to schedule a re-inspection. Upon re-inspection of the property and confirmation that all violations have been cured, the POA will then issue written documentation showing that the property is now in compliance.

Overall, resale certificates are important as they give peace of mind to all parties involved in the transaction. The seller is able to prove their good standing with the POA, the buyer knows about the fantastic Cordillera Ranch community, and the POA can ensure their expectations are clearly stated. It’s also very important to understand that the POA’s resale inspection does not take the place of a home inspection by a professional licensed inspector, which should be undertaken by home purchasers to have an assessment of the home and determine any major defects or issues with the home prior to purchasing.
