As we reflect on our school years, we always remember the teachers we had. There were teachers we dreaded, others that had weird quirks we made fun of, and then there were those we linger on longer to remember. Those were the ones who made us smile, branded a unique technique in us, and earned a permanent residence in our memories. They helped to shape and mold our morals. They are more than teachers; they are educators.

We ourselves are products of a one-size-fits-all schooling system. Everybody sat in a classroom, which had been arranged neatly in rows, and the teacher presented material, and we practiced the material until it was perfect. That same school system mold is directly reflected in most of the work environments that we struggle with today. We need to focus more on encouraging growth over meeting goals. Goals are seasonal, whereas growth is lifelong.
We need to break out of this limiting mold and review what we value more – do we want our kids simply being taught facts, or is it an education they are receiving? Are they memorizing a speech or speaking from the heart? Are they receiving a gold star for hitting a production quota or being known for innovating an industry? Are you keeping up with the Joneses, or are the Joneses keeping up with you? Are you reading all top 10 books on the New York Times Best Sellers List or confidently know you are fulfilling your purpose in life? “The whole purpose of education is to turn mirrors into windows.” - Sydney J. Title of Texas in Corpus Christi.
From 2007 to 2010, Deborah was the Owner and Broker of Record for Metropolitan Real Estate Services. She then served as a broker-associate for Keller Williams again before becoming a broker associate and contract coordinator for the O’Gorman Group at Ebby Halliday REALTORS®.
C
U
D
By 1999, Deborah had earned her broker’s license and started serving on the board of directors for the Builder-REALTOR® Council and the Women’s Council of REALTORS®. She started teaching the qualifying Contracts class at Champions School of Real Estate. Although her position prevented her from actively recruiting agents to her real estate company, many talented new agents sought her out as their mentor.
When her elderly aunt, who suffered from dementia, came to live with her in 2014, Deborah needed to care for her at home. She was able to do so, and serve clients, by creating Deborah Packer Real Estate Inc. A few years later, she started another small real estate brokerage and was able to help her son and daughter-in-law accomplish some of their real estate dreams.

She became a REALTOR®, got married, and graduated with her BA in business management in 1986. For the next five years, she sold scattered lots and was part-owner of a national company specializing in volume tract homes. Deborah loved living by the water, in Vero Beach and Melbourne, and settled in to raise her young children. However, when she discovered that most students set their life course during their middle school years, the young mother started taking secondary teaching courses from the graduate school at the University of Central Florida.
was awarded Rookie of the Year her first year and enjoyed the flexibility she had to be a Boy Scout/dance/ soccer mom.
O
Deborah grew up in Rhode Island, loving the water and loving the process of learning. She received a full scholarship to Eckerd College in St. Petersburg, Florida. It was there that Deborah was introduced to the world of real estate through a friend’s father, who was a builder, and her life trajectory changed.
ER
S
Deborah Packer put her dream of teaching on hold to become a REALTOR®, and a decade later, she had the opportunity to mentor others as a real estate broker and serve as an instructor for the Texas Association of REALTORS®! For the past two decades, she has been mentoring, owning several successful businesses and brokerages, serving on multiple boards, and teaching monthly courses through NAR, TREC, and CCAR. Deborah is an active agent in the DWF market and serves as an agent success coach and business development officer through Capital
R
In 1994, Deborah moved to North Texas to expand the family building business. Unfortunately, the adjustment took her away from extended family and her life on the water. Then her personal life took a turn, and she found herself a single mother of children ages 8, 7, and 5 and a newborn. She sold Pampered Chef while earning her Texas real estate license, then joined Keller Williams. Deborah

Deborah had wanted to live closer to the ocean for years but waited to move until after all four of her children had grown up and started their own lives. She sold her Dallas home of 25 years in 2019 and moved to the Coastal Bend. She was working for Keller Williams again but had a bit of a learning curve in geographical competence, windstorm, and flood insurance. She studied the area and immersed herself in the community. She joined the Padre Island Yacht Club, Padre Island Business Association, and the Padre Island Enrichment Club and began to feel right at home.
Her son Michael, who hails from OU law school, lives in Austin with his wife Paige, their daughter Caroline and newborn Thomas. Deborah’s daughter Emily and her husband John are both physicians and live in Corpus Christi with their children Jack, Elizabeth, and Charlotte. Deborah’s daughter Sarah and her husband, Braden, live in Dallas. Sarah is an elementary school teacher at a magnet arts school in Richardson. Her son James and his wife still sell real estate in Katy with their children, Stetson and Presley. Knowing that her growing family is happy and healthy and living their lives doing what they all love makes her heart happy.

For more than a decade, Deborah has been closing most of her transactions with Capital Title of Texas. She appreciates their emphasis on God, family, relationships, and coaching. This year she was greatly honored to become part of the Corpus Christi branch of Capital Title of Texas as their Business Development Officer and agent success coach. She spends hours utilizing lead generation tools and her personal knowledge of the industry, helping REALTORS® create and personalize their own business plans.

She is proud of the many designations she has earned, as well as her NAR-C2EX Commitment to Excellence Endorsement. These designations allow her to serve clients with more knowledge and to coach and mentor agents with more understanding and insight. Deborah recently was awarded as a Certified Real Estate Instructor. She is a member of the Corpus Christi Home Builder’s Association and a member of both the Collin County Association of REALTORS® and the Corpus Christi Association of REALTORS®. Deborah also volunteers with the Alzheimer’s Association.

Deborah invests herself in her agents and enjoys the teaching and mentoring that she does through Capital Title of Texas. She loves being a REALTOR® but does not compete with the Corpus Christi agents she mentors. Deborah has a team in the DFW area who assist her in caring for the client base she created during her 25 years in that market.
R
She continues to influence others by serving on the CCAR Education and TREPAC Committees and also teaches monthly courses through CCAR that many agents need in order to renew their license. She attends Texas A&M Real Estate Research Center in College Station to remain current as a course instructor. She encourages agents to hold themselves to a higher standard of ethics and earn their broker license to show clients they are the best agent they can be. Deborah also believes there is personal benefit in learning the legal, financial, and marketing information that brokers are required to know.
16 • August 2022
Over time, Deborah has learned to let go of experiences in the past that seemed “bad” by recognizing that they actually led her to “good” things. She has been inspired by many teachers and mentors, including Dick Dillingham’s Quantum Leap workshop and the book The One Thing by Gary Keller and Jay Papasan. She believes that agents with no plan will plan to go nowhere and encourages agents to think presidentially and surround themselves with supportive people who want to help them succeed. Since the agent is the key to their own business success, Deborah encourages REALTORS® to reach out to people who are already their fans and expand from there. “It is so rewarding to teach, coach, and mentor!” Deborah exclaimed. “My integrity allows me to work diligently so my clients can have the best possible experience while I am teaching and mentoring Coastal Bend agents. And the icing on the cake is that I get to spend time making memories with my children and seven wonderful grandchildren and walk my Goldendoodle Phoebe on the beach every day. I am truly living my dream!”

A BIG PART OF MY PASSION IS NOT JUST TEACHING KIDS THE GAME OF BASKETBALL, BUT ALSO TEACHING THEM TO BE DISCIPLINED AND ACCOUNTABLE IN LIFE. WE USE BASKETBALL TO HELP THEM LEARN VALUABLE SKILLS SUCH AS LISTENING, WORKING HARD, AND FIGHTING THROUGH ADVERSITY.

He found it ironic that even though he was planning to focus on real estate, he could not qualify for a mortgage himself because he was self-employed and moving to a new city. Doug took a teaching and coaching position at St. John Paul High School and then at Incarnate Word Academy, where he taught an SAT prep class, coached, and served on the administrative team.
PR
O
D
Doug was born in Beaumont, Texas, where his father served as the minister of recreation at the local First Baptist Church. When Doug was 3 years old, his father transferred to become the Minister of Recreation at the First Baptist Church in Corpus Christi. It was in Corpus that his mother began her real estate career. As a child, he was impressed with his mom’s success as a REALTOR® and even developed an interest in the industry. However, he shared his father’s passion for sports, and that became his focus.
Doug continued to coach at the college level for the next six years, eventually becoming the head basketball coach at Henderson State University in Arkansas. He met his wife, and they were married in 2012. Her photography career made it difficult to move around a lot, so they embarked on their journey back to Corpus Christi in 2015. Doug planned to team up with his mom and pursue his long-time interest in real estate while running the basketball camp.
U
REALTOR® DOUG NICHOLS IS THE PROUD OWNER OF STX ATHLETICS, WHICH OPERATES SOUTH TEXAS ALL-STAR BASKETBALL. HE TRULY HAS A PASSION FOR HELPING OTHERS. HE HAS BEEN A COACH AND TEACHER IN THE PAST, AND HE USES HIS SKILLS NOW IN REAL ESTATE AND WHILE IMPACTING YOUTH THROUGH HIS CAMPS AND OTHER BASKETBALL EVENTS.
L
“I grew up around sports and was a ‘gym rat.’ When I was 4 years old, Danny Kaspar started the South Texas All-Star Basketball Camp, and I became a part of it. I became a big basketball guy,” shared Doug. He attended as a camper through high school and began serving there as a coach after graduation.
R
EA
Doug attended Texas A&M after high school and graduated in 2005 with a degree in Sport Management and a minor in Business. He planned to coach and do sports psychology, so he continued to Stephen F. Austin University for graduate school and obtained a degree in Exercise Physiology in 2008. “Danny let me coach at Basketball Camp after I graduated from high school, and that’s when I began to love coaching,” explained Doug. “When I graduated from Texas A&M, he hired me to be an assistant coach at Stephen F. Austin State University. In 2009, I had the opportunity to purchase South Texas AllStar Basketball Camp, and I did not hesitate!”
realproducersmag.com
Doug earned his real estate license in 2020 and planned to step out of Incarnate Word, but then Covid hit, and he decided the timing wasn’t right for leaving the school. Instead, he continued teaching at Incarnate Word and focused on real estate part-time. Doug gave the school a full year’s notice of his intention to leave and continued to support them with enrollment, marketing, and communication. Doug has been a full-time REALTOR® for one year. He is blessed that his career has taken off. He was given the Rookie of the Year Award in 2021 and had a volume of over $4 million his first year! He believes his teaching and coaching passion helped shape him into the REALTOR® he is today. “Coaching and teaching is my passion, and it’s what I do with my clients. It’s not just about guiding them through the process but about teaching them so they can be smarter home buyers and homeowners. I want them to know how to put themselves in better situations,” shared Doug.

skills such as listening, working hard, and fighting through adversity. Having coaches that demanded those things of me made me who I am today!” Doug instills those same principles into his students. When you walk into his camp at 8 in the morning, you can expect to hear three whistle blasts and then hear someone shout “position!” All 140 students in the gym immediately stop and listen.
S
Doug’s parents have been his biggest role models since childhood. “I watched them love their life and treat others with fairness and respect,” Doug notes. He is also grateful for the mentors who helped him build his real estate business. “I am fortunate to be in a brokerage that has a lot of top producers and the best mentors. It makes a difference to have agents trying to do the same thing you are doing but who are still willing to help you learn to be better,” expressed Doug.
“It’s crazy how the timing worked out. I grew up with my dad’s love for sports, and the basketball camps have been a big part of my life, too. Then there was coaching and teaching, and loving both,” shared Doug. “A big part of my passion is not just teaching kids the game of basketball, but also teaching them to be disciplined and accountable in life. We use basketball to help them learn valuable
Doug is grateful to have partnered with his father, who has been serving as the CFO of STX Athletics and helping ensure the camp runs smoothly. Doug is thankful to be teamed up with his mother as well in the real estate realm. “I get to work with both of my parents, and I’ve been fortunate to continue to learn from them,” shared Doug. “Because of their influence, coaching and teaching are at the heart of all I do.”

Managing two businesses can be overwhelming, which is why Doug believes it is important to be able to put the phone down sometimes. He is blessed to have people around him that can support him and answer calls when he is away. Being on a real estate team with his mom also helps because they cover and support each other.
Doug leads his real estate business and the basketball camp with integrity, and he thrives on hard work. “One of my favorite things about my basketball camps is that I have hired many former players and students, and they are still able to put the skills that I taught into practice! I always hope I have an impact on campers. It is rewarding to see them using the disciplines I taught them and teaching the next generation the same things,” added Doug.

Lie down with your limbs gently stretched out, away from the body, with your palms facing up. Try to clear your mind while breathing deeply. You can hold this pose for 5 to 15 minutes.
Ease Back Pain:
R
Yoga is as good as basic stretching for easing pain and improving mobility in people with lower back pain. The American College of Physicians recommends yoga as a first-line treatment for chronic low back pain. Try it: Cat/Cow Pose
Get on all fours, placing your palms underneath your shoulders and your knees underneath your hips. Inhale, as you let your stomach drop down toward the floor. Exhale, as you draw your navel toward your spine, arching your spine like a cat stretching.

The Heil Law Firm was created to battle for justice and give back to the community. This close-knit team has decades of experience in battling for justice and winning for the community. They specialize in motor vehicle accidents, personal injury, and employment and labor law.

Attorney Robert J. Heil III was born in São Paulo, Brazil and grew up in Austin and in Corpus Christi, Texas. He attended Windsor Park, Baker Middle School, and W.B. Ray High School. Running track, playing baseball and soccer, and competing in a state judo championship kept him busy and encouraged him to keep his grades up. Mentors gave him the chance to reach for higher goals and become a better person. During high school, Robert joined the debate team and made nationals for Student Congress, playing the role of a Senator from Texas. His love of law and justice led him to the University of Texas where he earned his degree in Business Administration, specializing in International Business. He followed his high school dream by

earning a Doctor of Jurisprudence from South Texas College of Law in Houston, Texas. After graduation he moved back to Corpus Christi and started practicing law because of his love of trials and his desire to help others in need. Robert J. Heil III is also a proud graduate of the Gerry Spence Trial Lawyer’s College in Dubois, Wyoming. His experience at the Trial Lawyer’s College trained him to win trials and to care about the whole person whose case he was defending. For the past 21 years, Robert has been dedicated to battling for justice and standing alongside the injured, voiceless, innocent, and oppressed. Robert continues to fight hard and win for his

“This firm was built on a dream,” said Robert. “I grew up here in the Coastal Bend. At 25 I became an attorney, and I came back to the Coastal Bend and stepped right back into the classroom of justice. This is my home, and I’m here to help the people in our community. I believe that my team and I were given unique gifts, and that we can honor our purpose by living out this mission and vision.”

Robert is proud of what each member of the team brings as they work together to battle for justice and win for the community. He leads his team in a way that is mission-focused and values-driven and has teamed up with Ellison Helmsman’s consulting team as they work toward strategic growth that will help them better serve the Coastal Bend community, the state of Texas, and beyond. “In the legal arena, the fights can be vicious and intense,” continued Robert. “Giant companies try to use power tricks, half-truths, and even take clients’ words out of context to pay the least amount possible to injured people, even though it is their job to cover for those clients. Now I’m on the front lines fighting for people who deserve justice.” Within the past few years, Robert narrowed his focus and is specializing in several key areas. The first is car accidents and personal injury. He and his team battle for justice for clients who have experienced motor vehicle accidents, accidents involving a commercial vehicle or an 18-wheeler,

While the Heil Law Firm would like to represent a client from the moment of injury or incident, they are bound by the limits of Texas law. The team can battle for justice on behalf of a client who has experienced personal injury or a civil issue within the time frames set by the state of Texas. The
time limit, called statute of limitations, is different for various scenarios but is generally between six months and two years for most personal injury situations, and less than 200 days for some employment law issues. The Heil Law Firm gives back to the community in multiple ways. Robert and his team have donated their time, themselves, and their funding to various local charities. Robert has also graciously provided hundreds of hours of pro bono work. The Heil Law Firm is proud to offer the best providers, the best healthcare, the best values and ethics, the best customer service, the best reductions and breakdowns, and the best community impact by giving back to the community with every case they win.
“Losing is not an option when it’s not your fault,” shared Robert. “I fight for justice and the FULL amount for my clients. If you have been injured, call the Heil Law Firm, the Corpus Christi Caller Times Best of the Best Law Firm winner.”
“In each of our lives, we can look back and recognize that there are critical times where someone gave us a chance,” Robert reflected. “We want to keep the momentum going, especially for the next generation of community leaders. Simple things like athletic shoes for middle school students can start big things, bring connections to mentors, provide life-changing opportunities, and birth new leaders. We have been put here to make a positive change, and we are working together with the community, for the community, to create something beautiful.”

“They noticed something in me I did not notice in myself,” added Sophia, “and asked me to become a tutor for numerous struggling students. Even after I started working in a local chiropractor’s office, I continued tutoring. I really enjoyed it, but I didn’t realize teaching was something I would be called into.” Sophia did clerical work in the chiropractic field for about five years. She enjoyed the medical field and tutoring. When she moved from her hometown of San Antonio to Rockport, she became an office manager for a physical therapy office.

“When I moved to Rockport, I started going to church and was able to help out in Sunday School,” she recalled. “I became a full-time Sunday school teacher and realized I was passionate about teaching kids. I became creative with the Sunday School curriculum and just naturally began differentiating instruction to meet the needs of all of my students.” Although she contemplated leaving healthcare to enter the field of education when she was 31, she was worried that a career change might impact her finances. Although she never chased money, she was determined to provide for her family. After a school counselor that Sophia befriended assured her that teachers can make a decent salary, Sophia made the decision to go back to school to earn her teaching degree.

She joined Cass Real Estate and enjoyed the brokerage and the opportunities that she had to mentor other agents. However, since she was no longer teaching in Ingleside, she realized it made more sense to be part of a brokerage in Corpus Christi. Sophia made the switch to KW Coastal Bend in 2020 and was honored to be asked to join the Agent Leadership Council after her first year with KW. She received the Double Gold Award twice for her sales volume.

The summer after her third year as a successful first-grade teacher, Sophia received a phone call from her principal. She was notified that she would be teaching kindergarten that fall rather than first grade. She was worried that it would not be a good fit for her since she was used to teaching first graders, but despite her requests, Sophia was informed that she was needed as a kindergarten teacher.
When school finally began, Sophia performed well under fire but knew she was not advocating for her own mental health. It was one of the most difficult years of her career, as students and fellow teachers were also struggling. She knew that even if she were allowed to teach first-grade students again, she would still be disheartened. Sophia decided to pursue real estate full time.

Sophia excelled in her studies and tutored students, especially in mathematics. The year she graduated with her new teaching degree, schools were focused on layoffs, so she spent her first year working as a substitute. The following year she was hired to teach first grade in Ingleside.

“My paternal grandfather was sent out of his home at a young age with $20 in his pocket. He learned how to build a business buying and selling shoes and then invested that money into real estate,” shared Sophia. “He set up funds so that his grandchildren would be able to afford to further their education. Because of his planning and sacrifice, I was able to go back to school!”

Wanting to become a real estate investor, Sophia was working on becoming a REALTOR® that summer. She did not intend to pursue real estate full time but wanted to get her foot in the door since she knew teachers had time to pursue things during the summer. Sophia earned her license in November 2016, and as her career took off, it became abundantly clear that it was going to be difficult to teach and focus on real estate. During her second year as a kindergarten teacher, Hurricane Harvey hit south Texas. She had been carefully watching the news and sharing with her administrators so they could be proactive, since the intention was to use the school as a community shelter. Sophia has grown continuously as a REALTOR®. She no longer pays for leads but has built up relationships and is receiving referrals. With her teaching background, she is skilled at meeting people where they are and effecting group change. “Not every client needs to have the same experience as another client. They are in different places in their lives, and you can’t fit them into a box,” shared Sophia. She takes extra special care of her senior clients and is willing to go the extra mile, knowing they may not have access to technology or understand it. She even checks in on them when a big storm is coming. “They just need someone else looking out for them. I take care of my mom, too, so that is my mindset. It takes a special type of person to work with this aging population. They need an agent willing to spend extra time with them,” expressed Sophia.

Sophia takes pride in always being a learner. No agent knows everything, and each transaction is different. “Reach out to those who specialize in the field. Don’t be afraid to ask for help, and once you learn something, share it with others,” said Sophia.

Sophia admitted her life changed the day she became a Christian. “You become a new creature with God. I stay dedicated to God and raise my kids with love as a Christian family. If you do your best to live your life the way God wants you to, He will give you blessings,” noted Sophia. She is very humble in recognizing those blessings. Even in months when she may not feel successful financially, she reminds herself that God gave her the brain to invest her money wisely so she could be financially stable.

Today Sophia is passionate about spending quality time with her son. “I already raised my daughter and know how fast time will go by. I try my best to be a good mom to my son and a good wife to my husband,” added Sophia. The natural world is where I am the happiest, and I look for a teachable moment whenever possible. I love to help myself and others be the best they can be and grow even better,” Sophia added.

She lived in Connecticut and taught tenth-grade math her first year. For several years, she had the highest math scores in the district! She earned her Masters in Educational Leadership (M. Ed.) and started advising while she worked on earning an administrative certificate, sometimes called a sixthyear degree, while teaching full-time.
U
Desiring to advance, she continued with her education. When she graduated in 2011, she became a magnet theme coach. Soon she was offered an administrative role and decided to pursue her doctorate in educational leadership (Ed. D.), which she earned in 2015. She married, became district STEM Supervisor and eventually oversaw the Science and Technology teachers for the district as well.

Before coming to the U.S. from Poland when she was 8, Kasia’s mother enrolled her children in English classes. It was hard, but Kasia enjoyed learning. Her older sister didn’t mind, but Kasia’s younger brother didn’t like it at all. In fact, when Kasia was “tutoring” him, he called it torture! As Kasia grew up in the States, she admired her parents and their work ethic but decided she wanted to get enough education that she could choose a job that would be a good fit for herself and allow her to create an enjoyable life. She worked almost fulltime and took full-time classes, majoring in secondary math. Kasia had to do an internship and summer classes, but she finished her schooling in time.

Entrepreneurship is freedom. I love helping people, and I’m not stuck in one position. During the pandemic, Kasia found a Groupon for a real estate course and decided to learn something new. Her son Nikolai was born in September 2020, and by January 2021, Kasia was a REALTOR®! She was determined to give others a better experience than she ever had, and she did. She still remembers her first client, a young investor and how excited they both were to reach their goals! In January 2022, the family moved to Florida for her husband’s job. Kasia is able to stay connected to the Coastal Bend real estate world by working as an agent transaction coordinator through Agent Transaction Solutions.
Kasia and her family love to travel, especially for little getaways with the kids. She enjoys the outdoors, especially the beach, and works out when she can. Although she loves art, she has not gotten back to drawing or painting since her move. Kasia loves to find humor in everyday life and admits she is a personal development junkie. She competed in two fitness competitions in 2018 and won fourth and fifth place in her class as a first-timer!
U
A month after she and her husband welcomed their daughter Nevaeh into the world in 2017, she had to look for a new job because of a district funding shortage. By early 2018 Kasia learned of an opportunity to be an online health and wellness coach, and as she started that venture, the Suarez family moved to Corpus for her husband’s job.
