Spring Clean Your Business Mindset
Even if your business is doing well, spring is the perfect time to look at it – and yourself – as a whole; see where things need to be reorganized and re-prioritized. Think further than decluttering files, organizing your desk, and upgrading tech. Your Network -- Begin with a shortlist of the 20% who give you 80% of your referrals on this list. These are the people who are your biggest supporters and with whom you’ll form the deepest relationships. Take out the jerks. Life is too short to work with people who treat you miserably. You don’t need them. Your Bad Habits -- What gets in the
way of you doing your best? Do you procrastinate? Refuse to delegate? Let the clutter and piles render you time-challenged? Make a list of the habits to toss this year, and then take one each month and upgrade the way you operate. You will find that if you are consistently aware of changing your negative behavior, you will have formed a new and better habit after about three weeks. Your Attitude -- What one
belief would create the most joy in your life if you were to let go of it? One of 10 • April 2022
mine has always been that the more sacrifices I made, the more successful I would be. That belief had me living a very unbalanced and unhealthy life. As I’d look around, I’d see others who are achieving BIG goals, and the time they invested was not more than my investment into my business. This is probably true for you too. Where have you limited yourself because you believe something to be true that was, in reality, just one of several possible ways of looking at it? For every area in which you find you are limited or stuck, examine the “rule” you have made up that is keeping you in that place. Then play with it by thinking up five other possible “rules” that could pertain. Look at what others, who are successful, have as their “rules.” Hint: ask them! Your Clientele -- Do you have listings
that are costing you money and never going to sell? Or buyers who are true lookey-loos? One of the reasons top producers are successful is because they don’t try to take every piece of business available. If you are busy trying to keep that nasty seller happy or running around with the lookey-loos, you don’t have time to prospect or work with the nicest people. Let go of the “bad” ones! If
nothing else, you’ll stop the abuse and feel better about yourself. You do not have to put up with people who do not respect what you do. Your Goals -- A sad reality is that only 20% of people set goals. Even sadder is that of that 20% percent of goal-setters, 70% fail to achieve their goals. The good news is that you won’t be a part of those statistics if you learn the correct way to map your goals. Consulting with a business growth coach has become a standard for success. A BOLD AND GRITTY GAMECHANGER Mecca Davis-Dreisbach, owner of Concierge Title of Texas, LLC, is a gamechanger in the title and escrow services industry. She has a deep commitment to her team, company, and clients. Her love for service and helping others inspired her to change how a title company is run, focusing on the consumer rather than the bottom line.

Mecca grew up in Belton, Texas as a small-town girl with small-town values and big-time dreams. She was very committed to gymnastics and would be surprised to find how the discipline and focus she learned through gymnastics helped prepare her for the challenges of being a business owner decades later. Gymnastics taught her strength and the benefits of a disciplined lifestyle. She learned to push herself and how to compete as a team. She says it helped make her tough and gritty.
Her husband, Scott, was a professional football player who had a successful career. She had taken a brief break from working, but Mecca realized it was the perfect time to jump back into the title industry when Scott retired. Believing that she was bringing a fresh perspective and unique model to an otherwise standard industry, Mecca took a leap of faith in April 2018 and started her own company, Concierge Title of Texas, LLC.
After graduating from Texas A&M University, she moved to Austin, where she started her career in title insurance. Eighteen years ago, she joked that she would work in title until she figured out what her real job would be. She had helped build a couple of title companies in the past and had gained invaluable experience. She had worked in almost every role during the process, and it helped her develop a deep understanding of each aspect.
She had a vision to serve clients across the entire state of Texas with a consumer-based product. She knew from experience that title companies claim to charge the same amount as competitors, but that was only half of the truth. Mecca knew that in Texas, the title premium is state-regulated, meaning all title companies have to charge the same amount for endorsement and title premiums. However, she also knew that the escrow, transit, and notary fees were not regulated. That was how she would provide a cost-saving advantage to the consumer.

She also created her business model with a mobile component, so agents could go to the client to close. This convenience added value to her customers, and they could easily see that working with Concierge Title of Texas would save them time and money. Many of the REALTORS®, lenders, and investors that Concierge Title worked with appreciated the convenience and cost savings for their clients.

She shared that she is passionate about recruiting escrow officers who are busy wives and mothers and need to get out of the office in order to create a good worklife balance.

These transactions are built around people’s lives and the fun stories behind them.” Mecca and Scott’s son Davis is in high school, and their daughter Ara is in elementary school. They all share a deep affinity for animals and love to assist with animal rescue. They can often be found doing something to better the life of a furry friend. They have four dogs, seven cats, and over 100 exotic animals at their ranch. They have two antelopes, nearly extinct in the wild, and are trying to help rebuild the population. With the drive, grit, and guts that Mecca has, it’s no surprise that she has received underwriter awards for being a top producing agent. In less than four years, Concierge Title has already made their underwriters’ lists of top 25 remitting agents in Texas! Although she stays busy with work, family, and her love of animals, you will rarely find her without a

smile on her face. Her life motto may be, “Above all, make sure to have fun!” She believes that life is too short not to enjoy it, and she tries to make each ordinary day special. Mecca shared a misconception among potential and new business owners that you must know everything, but that is just not true. First, she explained, you need the guts to do it. Second, you need to take a leap of faith. Success is 90% preparation and 10% execution. She said that the people you surround yourself with can help determine your success and added that she has been able to achieve balance because she has a good partner, and without him, this would have been impossible. “You can’t have all the scenarios planned out,” the successful entrepreneur shared wisely, “because things will go wrong. You need to be able to pivot and have smarter people around you to help you move past the things that go wrong. My intention is to build an empire around our consumer-driven product; the more people we can help, the better!” Then, with a twinkle in her eye, Mecca added, “Well-behaved women never make history.”

YOUTH
ODYSSEY Impacting Lives for 25 Years
Y
outh Odyssey has been inspiring, engaging, and empowering youth in the Coastal Bend for a quarter of a century. Founded in 1997, this unique local program was initially created to provide safe and enjoyable adventure experiences for at-risk youth and to provide wholesome alternatives to youth crime and violence. Twenty-five years later, Youth Odyssey is still opening minds and expanding horizons in our community and impacting 800 young people each year! Adventure opportunities are being utilized to intentionally facilitate youth development, breaking the cycle of poverty, violence, and low education. Becky Meyer, Executive Director of Youth Odyssey for 15 years, shared, “Our programs teach youth how to make better decisions for their future through a life skills curricula of communication, teamwork, problem-solving, goal-setting, leadership, and trust. Skills are taught in two-hour team-building sessions, day trips to our Ropes Course, day trips kayaking, and weekend camping trips, including hiking, backpacking, rock climbing, primitive experiences, and the teaching of outdoor skills. All activities are processed with the youth, and the lessons are tied back to their home lives, school lives, and social groups.” There are four different types of services available: Adventure Challenge Programs, Leadership Camps, Leadership Programs, and the Ropes Course. Each of the four services has a different target and function, and each has a distinctive audience. Everything is tied to life skills and real-life experiences, and every activity for all four services includes a time where participants process what has occurred and what was learned.

Adventure Challenge Programs are individually tai-
lored to the client’s specific needs and are typically enjoyed by students ages 10 through 17. Families do not pay for any of the Adventure Challenge Programs, as they are paid for by sponsors, such as the school system or by community donors. Each Adventure Challenge Program includes 10 to 12 two-hour team-building sessions. There are 11 of these programs going on right now in various educational facilities in the Coastal Bend. Leadership Camps are open to students ages 10 through 17, and they are each one week long. There are nine different Leadership Camps per year, and each Camp is unique and offers different experiences. Options include canoeing camp, outdoor adventure camp, or “work local.” Each leadership camp has a maximum of 10 spots available. There is a fee for each week-long Leadership Camp, but scholarships are available.

Youth Leadership Program is by nomination only. Each
participant is invited to help with a monthly community outreach project. Participants experience group mentorship with heightened activities for further development of skills. They also assist with leading regular programs, and run work-days at Blucher Nature Park and surrounding areas. Participants are frequently complimented by community members for their integrity as well as the quality of their work. 10 to 15 students from middle school through high school are involved in the Youth Leadership Program throughout the year. The Ropes Course is open to the community and enjoyed by people of all ages and backgrounds in groups of two to 60 people. Participants must book their experiences in advance to ensure that the proper number of staff and volunteers are available. When booking, participants can choose a half- or full-day experience. When booking a half-day ropes course, participants will have to indicate whether they prefer to focus on the course with low elements or the course with high elements. Participants who book a full-day ropes course will experience both low and high elements. Regular and corporate rates are available. Through the adventure activities, participants learn goal-setting, awareness, trust, cooperation, group challenges, leadership, and how to follow through with application. Learning life skills are developed in the minds and hearts of the program participants, and character is instilled. This is all possible because of donations and sponsorships from the community and through money raised during the annual Summer Fiesta.

There are also opportunities for monthly “Trailblazer” sponsorships and yearly ropes course sponsorships. Summer Fiesta 2022 is being held on April 21 at the Museum of Science and History. It will be a wonderful time to celebrate young lives that have been enhanced and changed in the past 12 months through the people and programs of Youth Odyssey. Because it is the biggest fundraising event of the year, tickets are $100/person. Each ticket purchased helps cover the cost of scholarships for program and camp participants. Becky has set a large but attainable goal for Summer Fiesta 2022. She would like to raise $100,000 so that Youth Odyssey can fill more staff positions and help more students, impacting more families. “We use nature as our medium because many of our youth have never seen a cow in the wild, much less a deer,” shared Becky. “Even more surprising is the fact that most of our youth have never seen the Bay of Corpus Christi. Amazing things happen when youth are safely guided out of their comfort zones by caring adults and into a brighter future!”

ANYTHING IS POSSIBLE Kamran Zarghouni was just 15 years old when he and his family left Iran and came to America. He was full of dreams for his future and a willingness to work hard to achieve those dreams. When his Richard King High School counselor, Mr. Garcia, encouraged him to speak only English, Kamran accepted the challenge, learning the language in only three months. ONE THING THAT I LEARNED FROM EXP IS TO LOOK FOR, AND FOLLOW THROUGH ON, OPPORTUNITIES.
The road to success has not been easy for Jason. His career began in the oil field, and although it allowed him to provide for his family, the oilfield life was hard on all of them. Jason was gone for two weeks at a time and felt that he missed out on important parts of his children’s lives. He took responsibility for providing seriously, and oil work was what he knew, so Jason worked in the oil industry for 18 years.

Jason’s wife Lisa was a school teacher for 13 years, and she sold real estate part-time for 11 of those years. Three years ago, she retired from teaching to pursue real estate full time. She urged Jason to get his real estate license. Jason joked, “she wanted me to help her and work on my days off.”
Wanting to provide for his family, Jason decided to jump full force into real estate. He had become a licensed REALTOR® two weeks prior to getting the notice about his job. Jason called Lisa and told her he was laid off, and they would call him back in a month, and the couple decided it was “now or never.”
In the beginning, Jason admits he was extremely hesitant. “I heard a lot of the conversations she had,” he said, “and experienced the emotional roller coaster of the real estate transaction. But I started the classes to make my wife happy,” Jason shared.
Jason hustled during his first couple of weeks as a new REALTOR®, February 2020. He called everyone he knew, explained his situation, and asked for referrals. This helped his business blow up in ways he never imagined.
While continuing with his coursework in real estate, Jason received a phone call for a job interview at the Exxon plant in Portland, Texas. Jason was thrilled to be working closer to home. He worked there as an assurance inspector, but after three months, he received another phone call. They were going to have to lay him off. It was the beginning of the Covid pandemic. Jason was notified that Exxon planned to call him back in a month.
“Exxon actually did call me back a month later, and I told them I’m not going back,” shared Jason. Thanks to his friends, family, and referrals he received, Jason sold 35 houses and closed about $5.5 million in volume his first year! In 2021, Jason had 24 closings and about $6.4 million in sales volume. Together with his wife, they helped 75 families and closed over $18 million in volume in 2021. It’s no surprise he received the Icon Agent award with eXp Realty.

“One thing that I learned from eXp is to look for, and follow through on, opportunities,” shared Jason. “I learned that eXp truly believes in giving back to their agents in a number of ways through their business model,” Jason noted. Jason has learned to treat real estate as a business through eXp. Jason loves to stand out from other agents. “I try to be different and unique,” Jason said. “I think it’s my style of marketing that sets me apart. And my hustles. I believe that no one can outhustle me,” Jason added with a big smile. Jason had many obstacles thrown his way, but he counted his blessings and chose never to give up! Since success does not fall on your lap, Jason wants to remind other agents of the importance of getting to work. “You have to make the phone calls, do the follow-ups, be at events, and attend the trainings. The more you learn, the more you earn,” Jason added. He treats his life like a competition, keeping a positive mindset, not giving up when things get tough, and trying to be the best at everything. With the emotional rollercoaster that comes along with every transaction, Jason had to learn the hard way how to react to different situations professionally. “I’m still running into that. Coming from the oil field, it was ok to fuss. But in this

business, when someone is unprofessional, you still have to be professional 100 percent of the time,” explained Jason.

Nevertheless, on the other side of the struggles that come with the business, Jason thrives on the rewards. “There is something special about helping a first-time homebuyer buy their first house. Especially if they have been waiting five years,” Jason expressed. He also believes in educating his clients about how real estate works and trying to be of service to them. “I want my clients to know what they are getting into and how everything works from lending to title to home equity,” Jason added. Jason’s father taught him to work hard and keep a never-give-up attitude. He watched his father wake up every day to support the family, never @realproducers
missing a day of work. “I learned from him that you have to work hard to make it. The harder you work, the more fruit you get to gather and eat. Plus, seeing my dad struggle with his vices, and overcome them, was inspiring,” Jason confessed. Today, Jason and Lisa are a real estate power couple. They have their own clients, but they support, encourage, and challenge each other to do their best. “I look up to Lisa. I see what she has done and how passionate she is in the business. It’s inspiring! She works at it with all her heart, and she helps me put my whole heart into it, too,” Jason shared.
At times Jason has to remind Lisa to stop working; they are both still trying to figure out healthy work-life balance. Jason enjoys spending time with his children, fishing, playing online chess, and cooking in his spare time. He has learned he needs to make time for those things. “The way we manage work is by making a schedule, and then if we scheduled it, nothing takes precedence over that. It’s up to us to put our phones down and take a break,” expressed Jason. Jason is in awe at all the blessings that came into his life, and he says he gives credit to God. Jason gets his strength, ideas, energy, and motivation from God. “Life is not always positive, and when things get stressful, I have to stop and talk to God,” Jason explained. “But I know that in the end, God wants me to win!”

The Sky’s The Limit Lynn Cable grew up in Friendswood, Texas, not far from the Johnson Space Center. Not long after earning her Bachelor of Science degree in Psychology from the University of Houston, she landed a job as a NASA contractor for the Space Station Projects Office. Although she had a passion for learning and was working toward her master’s degree, her husband’s job required them to transfer to Louisiana. Lynn decided that putting her formal education on hold was the
Woodsboro, Texas, where they lived for the next three years. Lynn continued doing part-time work from home for the engineer. It was a wonderful change of pace for Lynn and her family to have the opportunity to enjoy the wildlife and actually see the starry sky at night. Stirred by a desire to make an impact, Lynn started working as a math interventionist for Woodsboro Independent School District. She quickly earned her alternative teaching certificate so that she could help students reach their greater potential. Lynn accepted a teaching position in the Ingleside Independent School District and worked there until the Ingleside base closed, and the district cut back several teaching positions.
Lynn and her family moved back to Portland, Texas, “The Land of Possibilities” in 2008. Her children got involved again in local sports and activities, and she took a part-time position at the NorthShore Home Owners’ Association. She had no idea how life-changing her decision would be. There, she met John and Linda Thomas, owners of Associated Brokers Group. They recognized Lynn’s skill with people, her heart for excellent service, and her love of learning, encouraging her to consider becoming a REALTOR®. Lynn earned her real estate license in 2015 and joined Associated Brokers Group full time.

The collaborative team dynamic of support and encouragement told Lynn all she needed to know. It stirred up a desire to continue growing and making an impact on others. She loved that team members stepped in to help each other accomplish sky’s-the-limit goals, that they cheered each other on when things got tough, and that they celebrated each other’s victories. In 2020 Lynn received the “REALTOR® of the Year” Award and set a goal of becoming a licensed real estate broker to better serve her community. She felt that the more education and understanding she had, the better she would be able to help her clients, co-workers, and community. Lynn accomplished her goal, earning her real estate broker’s license in July of 2021. Education was, and still is, very important to Lynn, who loves to learn and feels it helps decrease limitations.

For several years Lynn has served on the San Patricio County Association of REALTORS® as director and as secretary/treasurer. This year she is honored to serve as the Association’s President. The SPCAR board focuses on community service, with members involved in several projects, including granting high school scholarships. Lynn has helped with collections for the local food bank, blood drives, fan drives for those without air conditioning, clothing and coat drives, diaper/wipe drives, and toy drives. She has also assisted in collecting items for The Purple Door, supplies for local animal shelters, and donations for military care packages. Being mechanically inclined, Lynn has enjoyed learning new things about plumbing, appliance repairs, and car maintenance. Over the years, she has learned

a lot through hands-on experience as well as through YouTube! It is important to Lynn that she be self-sufficient and equally important that she be a resource for her family, friends, clients, and other agents. Through her church, Lynn has participated in Build-A-Home for families in the Valley (portlandmethodist.org/builda-home). She has always been a handy person and genuinely enjoyed learning to use different tools to help build homes. Lynn is very proud of her children and is thankful for the memories they have made together. One of the sky’s-the-limit experiences they had together was skydiving for her daughter’s eighteenth birthday. Lynn’s daughter is now a senior in the school of nursing, earning her RN at the University of Texas, and loves to travel whenever possible with her family and friends. Lynn’s son is an up-and-coming musician who has broken the Nu Louisiana top 40 country charts with his first two singles. Lynn is eagerly waiting for her favorite song called “Windows,” which will be on their upcoming studio album. In the meantime, she loves listening to his song

Between conversations with the mother and father who shaped her into the person she is today, Lynn still manages to sneak out now and again for the occasional friendly knife-throwing competition with her dad. “For me, success is not money or material things,” said Lynn. “My priority is being independent, standing on my own two feet, and helping others learn to do the same.
