Technical Details 1. GENERAL 1.1 Foundations Foundations according to statutory Mauritius regulations. 1.2

External and Internal Walls The faรงade walls will be built out of 150mm breeze blocks.

The interior walls will be built out of breeze blocks of size varying from 100 to 200 mm.

1.3

Roofing Roofs will be in reinforced concrete, and covered with a waterproof membrane with a 10-year warranty.

1.5 Finishings Exterior walls will be rendered with a smooth cement coating.

Electrical installation of each apartment will include points for lighting on the walls and ceilings.

Garden lighting, interior spaces in general as well as the main entrance and roads of the project are planned and will be carried out according to the specifications of the engineer in charge of services.

Some exterior walls will be covered with plaster.

1.4 Menuiseries Doors and windows will be lacquered aluminium, colour choice of the architect. Interior doors will be laminated wood, painted according to the choice of the Interior Designer. The front door will be varnished solid wood.

2. SERVICES 2.1 Electrical Installations Each apartment will be equipped with an individual electricity meter.

The rendering of interior walls will be finished with smooth cement or sponge. Ceramic tiles will be placed on the walls of shower cubicles (2m high). Wooden plinths elsewhere.

The flooring of all rooms will be ceramic tiles.

Painting Ceilings, exterior and interior walls will be finished with a primer and two layers of paint according to the choice of the Interior Designer.

Ceilings will be finished with cement smoothed and painted.

2.2

Plumbing Hot and cold water supply in kitchen and bathrooms.

Communal drinking water tank with pump.

2.3 Sanitary Sanitary equipment and fittings will be defined by the architect who will ensure quality and provide guarantees. 2.4

Air Conditioning Air conditioning units will be provided in bedrooms.

2.5

Protection from fire A fire extinguisher will be provided on each floor.

2.6

Communication system Phone jack in the living room.

TV outlet in the main bedroom and lounge.

2.7

Outdoor Parking facilities and roads One private parking space per apartment and two private parking spaces per villa. A parking area for guests will be provided.

Local traffic and access roads will be made of bitumen, and lined with precast concrete elements.

Lighting of roads, and of the common areas will be specified by the engineer in charge of services.

The entrance gate to the entire project will be galvanized painted steel. An on site maintenance office will serve the whole of the project. It will be designed by the engineer in charge of services.

2.8 Gardens Communal garden spaces will be created and planted by a landscaper and illuminated by waterproof lights.

Individual pools provided for villas, and a common area with a tennis court and gym.
