Our wish is that you enjoy our articles, product reviews, recipes and perhaps learn about technology in the home in the 21st century along the way. I often chat with consumers and sales consultants in relation to products, connecting to the fibre, network services and how it all comes together. The challenge for us all is finding the right information and not to feel overwhelmed by different terminology. Then trying to understand how technology works and making the right decision to futureproof your dream home, so it is adaptable for the future. Don’t forget the kids… If you have teenage children or older, employ them to assist you with your research. Most teenagers today have a good understanding of the majority of technology, how it all works, what’s cool and what’s not – if they aren’t, give them a task. You may be pleasantly surprised with their ideas and knowledge and it gives them the opportunity to be involved and be part of the building process. Why not consider writing to us in relation to your curiosity in network connection, services and specific products that suit your needs. The best time to do research is now, during your journey of planning your home, why not drop us a line with any queries you may have. Next time you are in a display home considering a builder, ask the sales consultant what their standard technology package includes, can you upsell to include additional technology products and how much you should allow in your budget (before you sign the contract). These questions in relation to technology inclusions will assist you compare apples with apples (or should I say builders to builders), and it won’t be a shock that it is or isn’t included in your new home during the consultation process.

SMART WIRING WHAT IS IT?

BE EDUCATED, BE SMART, BE ORGANISED, BE READY “SMART WIRING™” is a term commonly used to describe home wiring that may include, but is not limited to, one or more of the following: • Structured telephone, data (Internet) and TV cabling (such as described in this document) • Home security — intruder detection, back-to-base monitoring or CCTV (Closed Circuit Television) • Home theatre and/or in-house audio/video distribution • Home automation — “intelligent” lighting, automatic/remote control of electrical appliances, HVAC (Heating, Ventilation and Air Conditioning), lawn/garden irrigation, etc. • Intercom with video and audio and also may include music distribution and or CCTV.

Such systems may be wired separately by different installers or may be included in a total wiring package offered by a Smart Wired builder or contractor. However, let’s just concentrate firstly on your telephone, data and TV cabling system – your communications.

HOME DISTRIBUTION UNIT (Hills Home Hub) The HDU is the central hub of the smart wiring network of the home. Typically it is a steel cabinet which may be installed in the garage with a lock that houses all of the passive and active equipment. All services enter and exit this cabinet. This allows for total flexibility for the home owner in the future. Ideally the HDU should be a minimum size of 405mm wide (to fit between studs), 600mm high and 112mm deep. Typically the bottom of the cabinet is mounted 1200mm above finished floor level and is recessed into the wall with bottom and top ventilation into the cavity wall. The HDU needs to be large enough to cater for any active device such as alarm panels, television amplifiers, data switches and 240Vac power outlets and have enough room for cable looms, IDC blocks, splitters and couplers. It is the responsibility of the Builder/Telecommunications Contractor to provide the Smart Wiring™ and Home Distribution Unit.

CHOICES OF HOME DISTRIBUTION UNIT There are a few different types of HDUs to choose from. A basic HDU is installed by mounting the equipment on a wall and having no enclosure. Be sure to have adequate ventilation for the components and supply a 10 Amp double GPO for the Power supply and optical receiver. Alternatively a more professional installation using a Hills Home Hub unit can deliver flexibility and can give consumers an additional option of a security system and audio reticulation. £

WHAT HAPPENS WHEN THERE’S A POWER OUTAGE AT YOUR HOME? The Optical Network Terminal (ONT) that is installed within a water-proof enclosure on the outside of the home is powered by a small uninterruptable power supply (UPS) inside the home. This UPS is supplied without a battery and it is the responsibility of the home owner to install a battery if they require the phone to remain operational when there is a power outage. The required battery is a small sealed lead-acid unit similar to that used in home alarm panels and can be purchased from alarm or electrical suppliers.

WHAT HAPPENS WHEN THE SYSTEM GOES DOWN (RARELY BUT IT HAS HAPPENED)?

Hills Home Hub Allows you to connect to the internet and access your family’s favourite music, movies and entertainment downloads.

WARNING! All customer cabling work MUST be performed by a registered cabler. If a cabler is registered, they will have a card which proves that they can legally perform cabling work.

• If the Internet Broadband stops working, the end user will need to contact their Internet Service Provider (ISP) and log a trouble ticket. • If the telephone stops working, the end user will need to contact their Telephone Service Provider and log a trouble ticket. • If the TV stops working, the end user will need to contact the OptiComm Help Desk on 1300 137 800 log a trouble ticket. • If all three go down at the same time, it’s best to contact your Retail Service Provider (RSP) and log a trouble ticket. Once a trouble ticket has been logged, the relevant RSP will perform a number of tests on the system and if it is deemed to be a problem associated with the local network, they will contact OptiComm’s Network Operation Centre and have the issue resolved. If the resolution required an on-site technician to replace a component, this will be arranged by OptiComm. If access to the property is required OptiComm will request that the RSP contacts their customer to make the appropriate arrangements. £

THE NEW HUB IN ENTERTAINMENT When Google announced Google TV late last year it promised that its set top box-or any televisions with the technology built in-would deliver the web direct to your living room. So far it’s still a work in progress, but the race to put televisions online for seamless streaming of content like movies is well and truly on. Not only are most new models coming with an ‘ethernet connection’, but lots of companies are also offering their own set top boxes-basically a device to link your TV to another signal-for a range of online content like YouTube, Flick’r, Facebook, iTunes and even Skype. Samsung has gone one step further by opening its own “apps” store just like the iPhone’s so that different sorts of media can be filtered and delivered in one neat package. But televisions are getting all sorts of other visual smarts as well. While plasma and LCD sets have continued to get wider

and thinner, they’re also offering backlighting, High Definition and now 3D. While you may still think 3D is just a fad-and will for a little while longer need those glasses-most TV makers are backing the idea with built-in 3D capacity, and the movies, TV programs, games and sport are following suit. Homes in new estates are in prime position to make the most of all these new options of course. Being wired for technology upfront generally means access to great broadband speeds and, with a bit of planning, multiple internet outlets and distributed high-speed wiring to deliver all this big digital material from a central storage point. While remotes, and wall or handheld screens, have usually provided the fingertip control till now, companies like Crestron or Control4 are letting smart phones and tablets like the iPad get in on the act.

SOUND INVESTMENT They don’t call it audio-visual for nothing and sound has really led the high-tech home media invasion. Digital formats like Mp3 make buying, storing and accessing music incredibly simple-and better still everyone at home, from kids to grownups, seems to like it. For a start multi-room or multi-source audio got a lot simpler to do with electronic storage and distribution. Once again putting in the wires when you’re building and adding in speaker points both inside and out will turn any space into a music zone. There are also lots of wireless whole house systems out there these days too and companies like Sonos or Bose are definitely worth checking out for complete flexibility. Of course iPod and other media players docked into wall outlets or speakers have given everyone the power to listen to their own playlists whenever they want, but internet or digital radio is increasingly popular as well, with all sorts of online subscription or free radio stations from right the world on offer. Speakers have stepped up as well, from cool stand-alone to ones that completely disappear in to walls and ceilings. £

STRONG FLAVOURED CHICKEN DISH

CHICKEN INGREDIENTS:

2 Poachers Pantry smoked chicken breasts, shredded 5 lime leaves, shredded 3 tbsp palm sugar 1 garlic clove, crushed 2 tbsp fish sauce 3 tbsp olive oil salad of picked coriander, mint and bean shoots

Mix the ingredients, except chicken and salad until sugar is dissolved. Sauté chicken in a very hot non-stick pan until slightly coloured (approx 5 mins). Add sauce ingredients, then remove from heat and allow it to cool. Toss through salad of picked coriander, mint and bean shoots. Garnish with a fresh lime wedge.

10 TIPS FOR HOME OWNERS by Sonja Daly Ask the builder for evidence of Home Owners Warranty insurance before you enter into the Contract. Decide whether you will check TIP on the progress of the works with the builder during the course of the works or whether you will engage an architect to do this for you. Tell the builder whether you TIP will be relying on funds from a financial institution and if so make sure the payment arrangements are properly reflected in the Contract. Get legal advice on the TIP Contract before signing it. Make sure that you understand what is included in the Contract whether it is cost plus or fixed price and how variations, delays, extensions of time and liquidated damages work . Agree with the builder on the TIP way that you will communicate with each other during the works eg: site meeting, email, phone etc. £

Having your home built or renovated is a significant event in anyones lifetime. It involves a significant investment of emotions, time and money. The process can be enjoyable for you and stress free provided that you communicate properly with the builder so that you both understand each others expectations.

FOLLOWING ARE 10 TIPS TO HELP YOU IN THE PROCESS: Decide whether you will engage a builder or proceed as an owner build. If you decide to owner build please refer to previous article “What’s the Difference for Owner Builders”. If you decide to engage a TIP builder – find out whether they will arrange for an architect or draftsperson to prepare plans for you or

whether you will need to arrange for those. Ask the builder for names of TIP referees and meet with the referees to view the building works. Make sure you ask the referees questions like did the builder finish on time, did the builder communicate well with you, did the builder manage your expectations in relation to costs. Check with the Office of Fair TIP Trading in NSW (or relevant bodies in other states) to make sure that the builder’s licence is current, that the licence covers the works that you want carried out and to check whether there are any claims against the Builder. Don’t enter into a building TIP Contract until you have the detailed plans. If you don’t, any additions to the plans will be variations to the Contract and will increase the cost.
