Having recently completed the interior design of a full blown ‘Versace Home’, Interior Designer Michael Chard was asked to make over this harbour-front Pyrmont apartment from what was a bare concrete shell. The client wanted the ultimate in luxury - a home decked out from top to bottom in every minute detail in designer Versace style… the outcome… nothing short of stunning!

Walking into this home, the sheer opulence that surrounds you is almost overwhelming. When considering the extreme attention to detail that has gone into every aspect of the fit-out, it’s surprising to hear that the project only took eighteen months to complete. Many elements of the home required more than one tradesman to complete the process,

therefore each craftsman involved in the project was required to be highly skilled and at the top of his game in order to execute their trade to Michael’s exacting standards. Michael’s personal involvement in the project have ensured that from the hand-painted ceilings that give the apartment a ‘sky’, to the intricate tiling in the bathrooms the finishes are nothing short of exceptional.

Sourcing rare and unique products from around the globe the home includes generous amounts of rare blue marbles; Lapis Lazuli and blue Macrabar. The blue marble was even inlaid within the parquetry flooring through the main living areas of the apartment and used on every door of the apartment which was then finished with the Versace Medusa and 24k Gold Leaf – another element that features heavily throughout the apartment. Square (not rounded) skirting was a specific request of the client and the Greek Key design was not routed as you may expect but hand carved and pieced together like parquetry, requiring hundreds of man hours.

Custom milled, Italian silk fabric was applied to all the French paneled walls and custom-made hand tufted carpet, designed in Versace style was used throughout the bedrooms - all of which have been finished with Versace Home furnishings. Through every element of this extraordinary home, the attention to detail is nothing short of astounding, like going back to the level of craftsmanship seen centuries ago. This all sounds like an exercise in perfectionism—one that self-professed, perfectionist Michael Chard happily acknowledges and accepts.

A Very Royale Home In many parts of Australia a French Provincial style home would look out of place. But, not here. This is Melbourne’s Toorak where anything goes when it comes to lavish homes and top of the line luxury. A home that looks like it could have been plucked from the suburbs of Paris actually blends in nicely among the eclectic mix of architectural styles found on Toorak’s tree-lined streets. But that’s not to say there is nothing special or extraordinary about this Royale Constructions designed and built home. On the contrary, the stunning exterior of Bruhn Limestone immediately makes this home a stand-out on the street, and it’s clear from the moment you walk through the solid oak entry doors that no expense has been spared internally to create this luxurious family home. The home is constructed of solid Bruhn Limestone quarried in South Australia and was hand detailed throughout internal areas of the home.

Internally the Bruhn Limestone also features extensively, along with marble imported directly from Turkey so as to match the limestone. To soften the feel of the stone, warm timber accents have been introduced into the design, starting at the entry of the home with timber panelling which has been expertly inlaid into the stone floor.

In each room leading off the gallery stained European oak Versailles Parquetry has been used, adding to the European architectural styling. Although not ostentatious from the street, the home expands over four levels and incorporates everything you’d expect of a luxury home, including a five car garage, gym and large refrigerated wine cellar at basement level. A nine person Schindler lift with polished stainless steel finish services every floor, which on ground level includes the opulent formal dining room with open fireplace - and his and her matching studies, all with sophisticated European styling.

To the rear of this level is the state of the art kitchen - fully equipped with a butler’s pantry and top of the range European appliances. Extensive sliding glass doors allow the owners to fully enjoy the surrounding views whilst creating a seamless connection between the interior living areas and the 164 square meters of outdoor living space. It is across the verandah that extends the full length of the home, that the innovative design aspects included in The Bel-Air can be truly appreciated. Automated roof louvres can be opened and closed to allow shade in summer whilst letting additional light into the home during cooler months. Additional timber battened bi-fold screens not only add an aesthetic element to the home’s exterior but also act like a second skin; allowing residents to sleep securely with open bedroom doors whilst providing a breezeway, or fully protecting the home from harsher weather conditions and an additional level of security to the home on departure. The functional design continues with a double garage that incorporates a workshop and storage area and can be extended further to accommodate a boat and other equipment. The home also includes a mudroom, and the design of the home can be adapted from a floor area of 32 to 67 squares, making The Bel-Air an outstanding choice for rural or beachside living.

Timber battening a design feature on the exterior of the home is carried through to the interior on both the staircase and overhead ‘bridge’ that separates the parents wing from the other upstairs rooms. A striking feature wall, clad in a highly textured ceramic tile, adds drama and detail to the area, further enhanced by a floor to ceiling window which bounces light off the wall. In addition to the secluded master suite, the upstairs area includes an additional three bedrooms, central bathroom and living (or play) room.

Situated at the front of the home away from the main living areas is a guest suite or home office, offering privacy and seclusion to visitors or those who work from home. There is also a sitting room with its own pool-side courtyard providing an alternative area to enjoy the pool away from the main alfresco area. The space and airiness of the expansive open plan living area is further accentuated by four meter high ceilings. Full length windows flood the area with light and showcase the wide open alfresco area, and a stunning pool that wraps around the corners of the home creating an illusion that the living area is floating on water.

The initial challenges of the building site were met with some innovative thinking. The site was essentially half way up a sand dune, with homes both below and above. The site was excavated under the dwelling area to create a lower level rumpus room and the fill was used to level the block and create a north facing quadrangle at the upper level where the property was accessed from the street. To address privacy issues, a series of metal sheets were installed at the rear of the quadrangle which have both a screening effect and sculptural appeal.

Laser cut screens in a pattern that pays tribute to the pre-cast breeze blocks used in Knox homes encase the alfresco areas and can also be seen above the kitchen breakfast bench and used as a partition inside the home.

One of the clients had strong memories of growing up in a home designed by Alistair Knox a prominent 60’s designer and builder known for building mud brick and sustainable houses, and the client’s ideas for the design of the home were heavily influenced by these memories.

Everclear worked closely with the clients and Wolveridge Architects, from the early stages of the project to fine tune the specifications which incorporated an extensive array of recycled timbers and natural materials consistent with the Alistair Knox style of homes. This included; rammed earth internal entry and fireplace walls made from a local mix of soils produced on site

and recycled ply car packing sheets that took over six months to collect from recycle yards prior to construction. On the floors recycled blackbutt floorboards have been used on the upper level, whilst the lower rumpus floor was polished concrete with a mix of local stone.

In the bathrooms corten steel with an ovenburnt finish has been used to clad the walls. At night the walls reflect the mosaic floor tiles and the incandescent light - adding a beautiful warmth to the room. Due to the extensive carpentry and unique materials that were used throughout the home, the quality of craftsmanship needed to be exceptional to ensure all elements came

together as designed. This was particularly important in areas like the hallway where ‘secret’ doorways have essentially been hidden seamlessly within the walls.

Aside from the use of energy efficient materials, the home incorporates solar hot water, a 10,000 litre water tank, organic septic tank and the clever shade and cross breeze design negates the requirement for air conditioning.

Riverside Retreat The owners of this picturesque block in Mitchellstown, Victoria wanted a showpiece home that would allow them to take full advantage of the beautiful river views that the hillside position afforded, yet was also functional and family friendly. Taking full advantage of the surroundings was a key objective and with clever design nearly every room in the home has views of the river. The floor plan centres around an expansive combined kitchen, dining and living area which is light and bright thanks to additional ceiling height and glazing, along with a wall of glass doors that lead onto the alfresco area.

Minimalistic design principals have been incorporated to ensure that the interior has a sleek and uncluttered appearance, these include recessed light features and electronically controlled TV units which are concealed in cabinetry. Despite the modern design, a range of natural materials such as hand-scraped oak flooring through the living areas, and timber and stone cladding ensure that the home has a warm and rustic feel. Practical use of space for family and guests was a primary consideration in the design and was achieved by creating separate ‘wings’ to the home so that the 4 bedrooms and bunkroom were positioned in a manner that allow for privacy from the main central living area.

Paved in stunning imported stone, the magnificent covered alfresco brings the total living area of this home to 585sqm and provides a seamless transition between the interior and exterior living spaces. Taking full advantage of the river vista, the alfresco includes both built-in seating and a fireplace. At the front of the home feature blackbutt and spotted gum pillars and rock walls sourced from the local quarry ensure that from every angle the home blends beautifully with its natural environment.

Perfect Family Getaway Situated in the town of Marysville, the scene of the devastating ‘Black Saturday’ fires in 2009, it was known from the onset that this home was to be a stand-out in the re-building of this town that lost 90% of its buildings. And stand out it certainly is, this home was recently awarded the MBA for ‘Best Sustainable Home’ for the North East, for custom home builders Hedger Constructions.

The brief from the clients was to create a ‘sustainable’ home that blended with the rural environment, incorporated energy efficient elements and was to function as a retreat for the owners from their busy Melbourne lifestyle, as well as provide a bed & breakfast facility for guests.


To enhance the energy efficiency and to ensure the home sat synergistically with its bush setting, the home was effectively built into the natural slope of the block, with the soil and thermal mass acting as insulation for the home. Polystyrene under the slab and double block reinforced concrete walls, along with extensive wall and ceiling insulation further assisted the home to achieve it’s 8.4 star energy rating.

Ask a Melburnian about Hawthorn bricks and they will associate them with heritage housing in the upmarket suburb of the same name. Hawthorn bricks are renowned for their subtle colour blends and that elusive “hand-made� appearance. Daniel Robertson Hawthorn bricks have continued this tradition and found wide application in traditional architectural contexts, and in extensions and renovations to heritage buildings. So it may come as a surprise to see these same bricks in cutting-edge modernist designs such as this house in the outer Melbourne suburb of Park Orchards.

The design is based around a glazed internal courtyard, a great way to preserve privacy while enabling natural light to penetrate into the deepest corners of a house. And let’s not forget the benefit of an all-weather outlook into a landscaped oasis. Externally, the low, brick-clad form this house presents to the street is in keeping with the understated character of the area and its immediate neighbours. A modernist interpretation of a verandah wrapping all sides pays homage to the Australian homestead. In a traditional homestead this can lead to gloomy interiors but the internal courtyard allows light to flood in.

The house is situated on a 4000 square metre site (about an acre in the old), south facing to the front. The building footprint covers about 950 square metres. It’s home to a semi-retired couple who downsized from their previous family residence. Yes, all things are relative and for them this was a reduction in both the building size and grounds maintenance. Their brief to John Matyas of Matyas Architects was uncomplicated: single level, garaging for four cars, a large home office, a guest wing to accommodate visits by their children and grandchildren, naturally durable materials, all set in low-maintenance grounds. The building is constructed on a concrete raft floor slab. All external walls are built in insulated cavity brickwork. Independent testing at The University of Newcastle has proven that this form of walling construction offers superior thermal performance. The courtyard is key to understanding the layout. The house is divided into four sectors

or blocks grouped around a large courtyard. The entry block comprises the garages (accessed discreetly on the east side) and a home office that can easily accommodate three workstations. The master suite occupies the west side, with the guest suite opposite. To the north-facing rear is the living area which links the two accommodation wings. This arrangement maintains guest privacy while enabling the owners to move quickly and freely through the other sectors. “We knew it was going to be a large footprint but we didn’t want to have our clients travelling through a big house,” says John Matyas. “The external design has a very simple composition,” he explains, “with a flat roof and a cement-rendered concrete ring beam tying the brick piers together. They are irregular shaped piers, with heavier piers where we think we need more privacy, and more slender piers where we want to maximise the view in and out.”


This is especially true at the rear where the verandah overhang shades the north-facing living areas while allowing the lower winter sun to penetrate and warm the interior including the hard flooring. The piers and all the walling use Daniel Robertson Hawthorn clay bricks in the popular London blend, a colour palette that includes subtle greys, earthy reds and tans, bold browns and deep blacks. As well as being renowned for their character and individuality, all Daniel Robertson bricks now have the unique advantage of being certified as Carbon Neutral under the

Australian Government’s National Carbon Offset Standard. This is largely due to the use of sawdust, a biomass and waste byproduct of the timber industry, to fire the kilns at the Longford TAS plant where Daniel Robertson bricks are made. The internal partition walls are also in brickwork, in this case single-thickness. “This is not unusual for type of work that we do,” Matyas says. “For high-end architectural designs, the expectation is that we are going to achieve higher acoustic insulation between the rooms. So it’s common in this type of house to build partition walls in single brick rather than stud walling.”

The brick piers and the external walls were left as face brickwork. The central walls flanking the courtyards also display the brick faces on both sides. The brick partition walls were sheeted with plasterboard. Face brickwork is in keeping with the design philosophy of using natural materials with low maintenance qualities. “It’s about having robust natural materials and emphasising the texture of those materials,” says Matyas. Other

materials and finishes complement the face brickwork including black butt eaves linings and panelling, engineered flooring in scraped European oak, marble, and exposed aggregate. Like all quality building materials, bricks and brickwork are not aligned with or limited to specific architectural styles. Be it traditional or contemporary, or anywhere in between, the familiar, small-scale brick module lends itself to a never-ending range of architectural applications.

A very steep block, restricted access and an old swimming pool were just three of the challenges facing Rolling Stone Landscapes when asked to take on the landscaping of this waterside home in Sans Souci. A tough job for some, however all obstacles were expertly overcome thanks to the skill and experience of leading landscape designer Dean Herald.

The stunning home was being let down by unconnected and disjointed outdoor levels including an old swimming pool at the lowest level of the block, adjacent to the bay. The owners wanted better connection between the outdoor living areas so that they could relax, entertain and enjoy the magnificent views. This included constructing a new pool that was higher up within the steep block, and closer to the home, as well as designing landscaping that

would provide better access to the water’s edge while making the whole block more usable. Each obstacle of the project was expertly overcome. Excavators and trucks were brought in by barge to remove excess soil and waste from the property. Some materials were craned right over the house, including a feature mature Dacaena draco (Dragons Blood Tree) to accompany the two existing mature Frangipani trees already on the site.


Rather than fill in the old pool an ingenious and environmentally friendly approach was taken: a concrete lid was installed, transforming the pool into a huge rainwater tank for watering the lawns and gardens. A lush green lawn was overlaid upon this with a unique curved profile which is complimented by the edge of the infinity pool on the next level.

Designers used Ecolight porcelain tiles which along with the sparkling blue pool tiles, create a contemporary palette that is clean and fresh, whilst timber decking and feature timber panelling is used in a cantilevered section of the outdoor pavilion area adding warmth to area. The main pavilion features a luxurious, fully equipped kitchen, inclusive of a wood fired pizza oven, sink and fridge, incorporates everything you need for comfortable alfresco dining.

Property has consistently improved in value. Sometimes it appreciates in large jumps, sometimes in small increases. The fact is, it is not about timing the market, its about the length of time you are in the market.

The Sydney property market has improved at around 10.25% per annum for the last 100 years, the same for the last 30 years, and similarly for the last 10 years. There are many reasons to expect the growth rate to continue, despite the doomsayers. One basic market principle exists; the level of population growth is higher than the number of dwellings being constructed. There is an excess of demand over supply, and the natural outcome from this is an increase in prices. And if any doubt still exists, then a glance at the major banks will underpin this philosophy. Banks will lend up to 95% of a property, and Banks are the most conservative organisations when it comes to risk. Added to that, the cheapest finance in the market is secured by residential property. Compare home loan rates to car loans, personal loans and credit card rates. “Nothing is as safe as bricks and mortar” is a phrase that exemplifies this opinion. Investing in residential property is an activity in which around 10% of buyers engage. The average investor owns more than 3 investment properties. So, the residential property market is comprised of about 69% owner occupiers and 31% investors. Investing in property is an excellent way to provide for future capital independent of superannuation. During a person’s working life, they derive income from personal exertion. An investment that has a near neutral cash expense as its holding cost, will be held for its improved capital value. The average property in Sydney doubles every 7.4 years. For arguments sake, lets make it 10 years. A property bought now for $1mil will be worth $2mil in 10 years, $4mil in 20 years, and so on. So, if that property were to be sold in 10 years’ time, then it would yield approximately $750,000 after tax. Discounted for inflation this equals about $560,000 in today’s dollars. Considering the amount of superannuation a person may have, this will make a significant improvement to the retirement lifestyle. It doesn’t matter whether that property cost $100 per week for 10 years, or made a profit of $100 a week for 10 years, its capital improvement is of primary consideration.

Put simply, there is a “gap” between a persons expectations of lifestyle in retirement, and the actual amount they will have available to fund that lifestyle. Currently, more than 90% of retired Australians earn less than $36,000 per year. The Australian government has indicated a comfortable income for couples in retirement would be about $58,000 per year, and a modest lifestyle would be $33,700 per year. (source https://www.moneysmart. gov.au/superannuation-and-retirement/howsuper-works/super-contributions/how-much-isenough) Only 1% of current retirees are earning an income that will define their lifestyle as comfortable.

There are risks with any investment. Typically, the higher the expected outcome, the greater the risk associated with that investment. Below we identify the risks that might adversely change the outcome, and what basic steps to take to reduce or eliminate those risks: 1. Property prices – the risk that property prices do not improve. There is no crystal ball to give certainty, but the risks of making the wrong investment choice can be eliminated. First, buy something that you can sell. Avoid investor only properties like serviced apartments. While the return is attractive, you will want to sell it one day, and the buying market is limited, thus reducing the sale price. Second, buy in an established, or developing area. Think like the tenant you want, ideally they will be in their 20’s, working in a major business district, and they expect access to transport and lifestyle. An example of these areas would be near to a Westfield or major shopping centre. Third, don’t exceed your comfort zone. We suggest buying in Sydney as it is an established market, and therefore not speculating as much as interstate opportunities that may present unknown variables. Do not invest if you are not comfortable and confident to do so.

Currently, more than 90% of retired Australians earn less than $36,000 per year. The purchase of one investment property for $1mil should nett $560,000 after tax in 10 years. This, if invested, will yield about $33,000 per annum (adopting the ratio of $17 in capital provides $1 in retirement income). The Gap analysis will take into consideration all other long term assets, such as superannuation, and identify the amount of investment property that will satisfy the income needs of the individual. It may be a property worth $600,000, it may be a number of properties, once the future income needs are identified it is then a matter of calculating the value of property that will satisfy that result.

2. No tenant – the income that provides for affordability. At any time in Sydney the vacancy rate is about 2% of all properties. That equates to one week per year of lost income. Extended vacancies usually occur when the asking amount is too high, or the property is not presentable or is located in an undesirable location. The solution; have an expert and experienced property manager who regularly inspects the property, creates rapport with the tenants, and ensures there is always a lease in place. A good managing agent will renew a lease, or advertise for a new tenant, before the previous lease expires. 3. Repairs and maintenance – Properties have items that break or wear out, that is expected. But, vandalism and damage can incur


someone who is established in the area, have a large data base of buyers, have a strong personality, and a positive outlook. Rules governing the pricing of property make it prohibitive for agents to quote excessively high expected selling prices in order to get a listing. Unscrupulous agents will give false expectations, and when these are not met, blame market conditions. A good agent will provide an owner with realistic expectations. How to maximise your selling price 1. Find the top 3 most active agents in the area and ask each to make a marketing presentation. Go with the one that makes the most sense. 2. Ensure marketing fees aren’t promoting the agent more than the property. Spend the money where it is going to have maximum effect. Avoid spending money on marketing that has a low response rate.

Typically costing less than one weeks rent, it can reimburse the owner for any damage and lost rent as a result of damage. 4. Interest rates – what if rates suddenly went up? Any broker can arrange a loan, but a great financial advisor will maintain a relationship with their client to advise them of indicators that interest rates will rise, and give advice to change some or all of the loan to a fixed rate. Selling a property When it’s time to cash out of that property, the main consideration is the selling price. The best price will be achieved when there are a number of interested parties all wanting the property, and a good agent is communicating and negotiating for the highest offer. The right agent can make a substantial difference in achieving the best sale price. They would be

Selling a property is a brave step, one which can be rewarded with the highest possible yield from that asset. property management industry. The minimum expectations anyone should have of their manager is: 1. The tenant will always be secured by a lease 2. There will be at least 2 detailed property inspections per year with photos and reports 3. The statements will be produced on time every month and a detailed annual statement for tax purposes 4. The rent will be collected and disbursed, and if it is not received within 24 hours of its due payment time, then communication commences with the tenant to ensure payment is forthcoming, or to consider action to start the rent recovery process. 5. Within 4 weeks of the expiry of a lease, the managing agent will either secure a new lease from the current tenant, or start advertising for a new tenant to eliminate any vacancy period. Having a good managing agent secures the rental income, and ensures the property is well maintained. Any problems are identified before they become insurmountable. Managing agents should not charge more than about 6.6% as a fee based on the rental income and one weeks’ rent per year. The right finance structure is everything Choosing the right finance structure is paramount in the successful and convenient management of the investment. Choosing the cheapest interest rate may incur more costs in the long term. Some pitfalls include choosing a 1 year discounted fixed rate, or a simple product that doesn’t allow for clear identification of the accounts. First rule is to never cross collateralise the loans. They must be independent of each other to provide future flexibility. Second is to always identify the investment component in a separate loan so that principle payments will be made to the

home loan component in preference. Third, always set the investment loan as interest only, make any additional contributions to the non deductible, or home loan first. Finally, make sure there is an effective structure in place for identification of the debts, and flexibility to improve the portfolio in the future. The extension to the above is the consideration of the cash flow analysis of the non deductible component of the loan. Some products like lines of credit, offset accounts and redraw facilities provide additional benefits if used properly. A home loan can be paid off in 7 years with the right strategy, but it requires structure and discipline. A financial advisor will ensure all options are considered, and the best one adopted. Fractional or Syndicated property investment A good argument can be made for diversifying in property, in the same way an investor might diversify their investments in the share market. A new provider has entered the Financial Planning market with the opportunity to make “Fractional” property investments. This investment can be for as little as $2,000 and can be made for a number of properties. It is especially viable for investing in property using superannuation funds. From 2001 there has been significant marketing on the investment into property using superannuation funds. But, it usually involved borrowing, and therefore exposed the fund to one property. By making fractional investments, a self managed superannuation fund can diversify into a new asset class without exposing itself entirely. The extension of fractional investing is in syndicated property investments. This allows for a number of investors or superannuation funds to invest into a development site. By purchasing the site and building the development they would enjoy the developer’s profit. This could mean that a $1mil property could be built for $800,000, and it is then either retained by the

investor or sold for the profit. The turnaround times are usually within 12 months, and all components of the project are monitored using independent professionals. A fairly narrow block, legal building height restrictions, and the challenge of bringing enough light into a north facing home were all met with great success in this award winning home designed by Keith Baker and built by TS Williams Construction. Built as a series of connected pavilions, the 5,000 sq ft (464 sqm) home is a beautifully crafted example of the West Coast Contemporary style with its overhanging

roofs, floor to ceiling windows, and its earthy combination of materials that include Western Red Cedar, Cedar shingles and concrete. However, building height restrictions called for some creative thinking. The solution was radiused rooflines with grain-matched, bent laminated beams on most of the pavilions add to the overall uniqueness of the home and reflect the undulating mountains in the distance.

FRACTIONAL PROPERTY INVESTING

As its name suggests, it is the ownership of a percentage, or a fraction, of a property. This product was introduced as a solution for financial planners who could not recommend direct property. It turns property into a financial instrument which can be promoted as an approved product.

Property can be purchased by any legal entity, but popularity increased in the last decade for Superannuation funds to borrow and gear into property as an investment strategy. “Nothing is as safe as bricks and mortar”, or so it would seem. But, the foremost rule in investment is; spread your risk and exposures. If a superannuation fund had $200,000, and borrowed an additional $400,000 (ignoring costs) it would have a $600,000 investment property, but have an exposure to this one asset of 300%. “Never put all your eggs in one basket.”

Fractional property investment allows the payment of capital into various properties. We have very strict guidelines about the types of properties that are on our approved list. They must generate an income, be likely to continue to generate a good and increasing income, be in a recognised demand area, have experienced consistent growth over time, and be expected to continue to grow in value. The property could be a unit, house, townhouse or a commercial shop or offie. It might even be a car space. With sophisticated investors this could be extended to include the possibility

of investing in development sites where considerable returns are possible. Diversification decreases risk and increases the chances of achieving the financial goals. The process is rather simple. A person expresses an interest to invest in a Property. The amount of the investment is deposited into a Cash Management Account where it stays until it is invested or returned. This money can come from an individual, or a Superannuation fund. Where the Super fund is not self managed (for example, an employer sponsored fund) then a new fund can be established at very low costs and the investment amount rolled into it.

Then, when a property is identified for Fractional Investment, the investors are contacted and they express their desire to invest or refrain. Once 100% of the cost of the property is approved, a valuation and building and pest inspection is performed to confirm the property satisfies the minimum security requirements. Contracts are exchanged, and the purchase settles. Rent starts coming in, after normal costs, and is allocated on the basis of the percentage share . The property is held in trust by one of Australia’s largest Trustee companies. They manage the oversight function and ensure all

proper processes have been followed to provide certainty that the investment satisfies their strict guidelines. Finally, and importantly, the investment has a predefined life. At the outset the fund will be established with a term. At the end of the term the property will be rolled over for a new term, or, sold, and the capital gains distributed to the investors based on their percentage ownership. Also, at any time during the period, if a person wishes to sell their share, then it may be marketed and sold at its market value.

Having captivated Sydneysiders with its ‘liquid’ looks, the city’s most architecturally progressive apartment building, Eliza in Elizabeth Street, is turning heads worldwide. As well as winning the local Master Builders Australia and Urban Taskforce Design Excellence Award, the 17-level Eliza was selected as a finalist in the International Design & Architectural Awards and shortlisted for the Idea Awards. More industry honours are sure to follow in this unique building where every floor is a different shape and each of the 19 apartments is bespoke – Eliza is Sydney’s first example of ‘liquid architecture’.

The facade of Eliza is contoured, sculptured and asymmetrical. ‘Liquid architecture’ is to buildings what plastic surgery offers humans: dramatically improved looks. For years Sydney’s apartment buildings have been characterised as egg-crate boxes that all look similar. Now Eliza has shown how to ‘loosen up’. It was designed by avant-garde architect Tony Owen using three-dimensional computer modelling and ‘visualisation’ software which allows several users to work concurrently, merging and synchronising individual ideas into one cohesive outcome. “Sydney residents deserve to live in truly beautiful spaces rather than lifeless apartment boxes, and we architects now have the tools to create complex geometric forms as affordably

as traditional designs,” said Mr Owen, who honed the technique on his own family home, Moebius House at Dover Heights, which also won international recognition. Not only has Eliza caught the eye of the architectural fraternity it proved popular with buyers, selling out shortly after completion. Edward Doueihi, the Managing Director of Ceerose, which developed and constructed Eliza, is justifiably proud. “We wanted to create a building with an architectural point of difference that did justice to our landmark site” he said. “Eliza took us three years to build, but it was worth the effort. Nothing in this building is off-the-shelf; it has all been custom built. It was a labour of love for us but Eliza is the best endorsement for quality and attention to detail that our company could ever have.” Eliza comprises ten two-bedroom apartments on its lower five levels, eight full-floor fourbedroom apartments from levels six to fourteen, and one penthouse spanning the top three storeys.

A feature of many apartments is a wintergarden, which acts as a climatic buffer zone. Glass concertina doors slide the full length of the terrace, giving residents an adaptable space; open them partially to gain the easterly breeze; open them fully to create a larger outdoors area; or keep them closed to extend the living area during inclement weather.

But undoubtedly the most jaw-dropping of all the apartments at Eliza is the 499sqm penthouse, with outstanding views over Hyde Park’s emerald tree canopy to Sydney Harbour. The penthouse has four bedrooms, six bathrooms, a private lobby and an internal passenger lift constructed of limestone, onyx and timber. The grandeur of the penthouse is accentuated by ceilings that are 3.8 metres high – 50% higher than conventional Sydney apartments – and classically-proportioned rooms with expansive walls to accommodate major works of art. Levels 15 and 16 are devoted to living, dining and sleeping areas, with the rooftop level being an ‘entertainer’s haven’. Respecting History CEEROSE was founded in 1998 by Mr Doueihi and has expanded to become a full service property development and construction company. The licenced builder continues to maintain a hands-on approach, delivering such award-winning apartment developments as Jade in Sussex Street, CBD, Eden at Chippendale and DNA at Camperdown. “We are agile enough to take advantage of opportunities as they arise - ranging from boutique residential developments to large scale mixed use developments - and we are not constrained by unnecessary management layers, outmoded corporate culture or timid decision-making. This means we can get a project started quickly and efficiently, and see that project through to completion,” said Mr Doueihi. One Ceerose project nearing completion is Harbour Mill at Pyrmont which cleverly weaves modern apartments within the remnant facade of the Edwin Davey Flour Mill, which was built in 1896. Preserving as much of the mill’s history as

possible was a priority for Mr Doueihi because of a family connection to the site. His father ran a bakery in Cowper Street, Granville, and he’d often take the young Edward to the mill to collect supplies. “I’ve been emotionally attached to the mill since my childhood,” said Mr Doueihi. “Unfortunately most of it burnt down, but when the site came up for sale I was determined to own it and build something that reflects the mill’s proud history and my fond memories.” To ensure of the best outcome, Ceerose staged a design competition and invited some of the city’s top architects. Acclaimed international firm Grimshaw Architects won the competition with a unique solution that pays tribute to the mill’s heritage . An integral feature of the winning design was restoring the remnant facade, and integrating it with the new structure. “We approached this design with a simple goal – to create a building that is conceived first and foremost for its residents and which provides a sense of address and community,”

said Simon Fleet of Grimshaw Architects. “We retained the mill’s industrial character and inserted a series of generous and contemporary apartments that will be defined by the quality of their space.” Ceerose has woven subtle references about the mill’s history into the new building, such as the 19th Century styling of the new bracing struts to reinforce the existing façade. The facade of the new structure is built from large sliding panels which reference the original warehouses of the area, and which offer excellent environmental performance. “Blending the old with the new gives us an architectural point of difference over most other residential developments,” said Mr Doueihi. “We pay further tribute to the mill’s history by displaying photos and storyboards, and by integrating public art into our heritage interpretation strategy.” As part of the development, Ceerose improved the public domain to connect to the Wentworth Park Light Rail Station adjacent to the site.Harbour Mill is due for completion in late 2015.

Molteni Celebrity chef Gordon Ramsay and successful restaurateur had a Molteni oven made and installed into his new home which required the roof of the home to be added after the oven. Heston Blumenthal also uses Molteni in his kitchen. Many of their customers are restaurants with at least one Michelin star. Aging Gracefully If you’re considering a wine cellar in your new home, we’ve prepared a must read guide on wine storage that will ensure you’re drinking and enjoying your wine for years to come. Some like to drink their wine young and fresh, but if you’re a wine enthusiast who appreciates wine that has aged gracefully with the additional body and character that only time can add, then storing your wine in optimal conditions is the key. As a basic guideline, the cellaring option you choose for your home should recreate similar conditions to those found in the best natural underground cellars. There are five basic factors to consider when deciding how and where to store your wine: 1. Stability of Temperature: daily and seasonal ambient temperature fluctuations denature wine, accelerating or stunting normal maturation, and creating “spoiled fruit” flavours. 2. Maintaining a High Humidity: it’s important that the humidity of the environment is at least 60% . This ensures that corks do not dry or shrink, allowing damaging air to “oxidise” wine and cause off-odours. 3. Exposure to UV Light: UV light causes hydrogen sulphide compounds in wine and affects the tannins and the colour of your wine. 4. Environmental Stability: Vibrations and movement prematurely deteriorate wine by speeding up chemical reaction, keeping wine in a consistently stable environment will ensure optimal aging 5. Airflow: lack of appropriate ventilation can make wine cellars become stale and mouldy and effect the integrity of the wine, it’s therefore important to ensure that there is adequate ventilation and fresh air available in your chosen wine storage area.

Common Wine Storage Mistakes 1. Near appliances that radiate heat. A recent trend, is wine racks above or beside the stove in the kitchen. Heat literally ‘cooks’ wine resulting in unpleasant and “jammy” flavours. This goes the same for other appliances - e.g. fridges, dishwashers, washing machines and heaters and fireplaces. Even short bursts of intense heat can quickly deteriorate wine. 2. By windows or doors. Placing cabinets near windows or doors provide exposures to damaging UV light. 3. Dark areas that fluctuate in temperature. Those who are aware of the above, often choose dark cupboards or perhaps even have a ‘wine cellar’ under the house, however if the climate in this area fluctuates within more than a few degrees your wine will also not keep well. In Australia and particularly areas which can experience very warm summer days and very cool winter days the fluctuation in temperature may be 20 degrees at times.

Ultimately if you do not have a proper, purpose built wine cellar, the hard and fast rule is that it’s best not to waste money trying to keep wines – buy just what you need for the next few days as one does groceries - wine is a fragile and “living” product. Incorporating all these elements into a purpose built wine cellar is not as simple as it sounds. excavating underground wine cellars can be prohibitive on both a practical and financial basis. One of the best alternatives to custom built wine cellars is cellaring cabinets – purpose built wine storage cabinets have been the option of choice in Europe for many years. If your collection is for investment purposes, then being able to prove provenance and proper cellaring will also maximise your return on investment.

How to Choose the Perfect Wine Storage Cabinet for your Needs? Into the Mystic with David Giles With 42 solo exhibitions , and dozens of art awards under his belt you’d be excused for expecting David Giles to be one of those stereotypical, somewhat affected ‘artiste’ types. However, nothing could be further from the truth for this passionate artist & gallery owner, who despite being heralded as one of Australia’s most exciting contemporary painters, chooses to give back to the art community that he so loves. Crediting his twenty year career to a near death drowning experience, the abstract work that has followed has been consistent in its appeal; largely due to David’s ability to create visually entrancing works with a spiritual depth that seem to permeate the ambience of the room. The unique qualities of David’s work are more understood when you hear David talk about the

experience that came to define his work. In the ABC documentary titled “How Art Changed My Life: David Giles,” Giles recalls the event, “In 1993 I was swimming and got taken out by a rip, getting tumbled by the big breakers off the Southern Ocean…I was in a full blown panic, at first, and then I just had this thought that if I don’t relax into this I will stay in this same sense of panic forever. So, I totally relaxed into it and it became a really beautiful, mystical, revelation-ary experience.” The artwork that has followed seems to have recaptured that mystical experience with a spiritual tranquility that continues to be a major theme in his art twenty years later. The eternally meditative mood present in Giles’ work has seen his paintings grace the walls of corporate lobbies, hotels and private collections across the globe.

Giles now aims to give back to the art community that has supported him throughout his 20 year career via an educational endeavor called “The Freedom School of Painting�. Based at the David Giles Gallery in High St, Fremantle, The Freedom School works to empower individuals to follow their artistic passion and provides an outlet for artist to display their work. The Freedom School is a place for artistic development where he mentors upwards of 32 students. Seven students from the program have so far gone onto become award-winning artists themselves. “It is like re-inventing what you would wear, into your home. That was the challenge.” RB: How did you get started with the Versace Brand? MC: I felt it was in my veins from when I was a child, watching the fashion on tv excited me. It was so different to any other fashion I had ever seen. I became connected to Versace over the years with the glamour, sexiness and boldness of this new world. I started purchasing my 1st Versace pieces when I was 19 and with an average paying job at the time it did not stop me buying a $900 belt. It was this connection with Versace, which lead me to my 1st job at Versace Boutique in Sydney. I was the only dedicated home ware consultant in Australia 15 years ago and it grew from there… RB: It must have been a big challenge solidifying the collections in a new market? MC: Yes it was. When I started with Versace, the home wares were a new collection in the market. The challenge for me was to be able to present it in a way that was worthy of the DNA of Gianni Versace. People’s knowledge of Versace was more towards the fashion and little was known about the homewares. It was about inspiring the customer and teaching them how to merge the rich black and gold Barocco fabrics and the iconic patterns into their existing interiors. RB: You must be very proud of that? MC: Yes we are very proud of what we have created.

RB: So what are you moving on to now? MC: While Versace will always be my first love, Palazzo Collezioni is our multi brand company and we are currently extending our luxury maison family including Roberto Cavalli Home, Fendi Casa, Bentley Home. Our clients are well travelled and have refined tastes for fashion house brands already, therefore its only natural they will express their tastes throughout their interiors. RB: So, Versace and Cavalli are compatible? Cavalli seems a lot more natural, not as bright as Versace? MC: Both Versace and Cavalli are luxury level, their rich fabrics and bold patterns are what make them both so unique. It is not unusual to see clients combining Versace and Cavalli fashion pieces so naturally, this combination and laying effect also flows naturally into their home furnishings. We are actually working with various clients at present, integrating Roberto Cavalli with Versace furniture collections thus giving our clients a very sophisticated and refined interior palate. I love this compatibility ! RB: It certainly seems that you are targeting the upper echelons of society. It’s not your run of the mill furnishing exercise. MC: Our clients are from varying backgrounds. Our service approach is the same from purchasing a single vase for their dining table to personalizing an entire luxury home project.


RB: Is there any other avenue that you would look at venturing into? MC: We are currently focusing on expanding our maison brands with further locations throughout Australia. Designing and furnishing multi brand private villas and apartments are also part of our future scope of development. RB: So you are looking at a turnkey type product where a completed luxury branded home is designed, built and furnished as a completed product? MC: Yes. We have in the past and are currently creating these luxury multi brand private spaces for many of our clients, locally and internationally. We have a unique in-house design team providing our clients these turnkey services.

RB: Some people would call this decadence. What would you say to that? MC: I think each person has their own vision and kingdom of ideas. Whatever their own taste and style, is within themselves. Each piece of furniture is specific to its owner as some do not wish to show the iconic symbols of the medusa and Greek key and yet others relish in these visual icons. Above all, our clients arrive understanding their choices are of superior design, materials and craftsmanship, unsurpassed by all others. My focus, vision and passion is to expand the world of each luxury Maison and create the lifestyle for our clients that they have previously only dreamed of.

You procrastinate on taking action, perhaps there are things that you are fearful of that is stopping you from taking the steps towards getting results. If this sounds familiar you are not alone. Fear and procrastination is a hurdle that blocks many people from achieving their personal property profit goals. There are ways to easily over come these detrimental hurdles, and safely help you reach your goals. These methods will assist anyone in getting started in property investment or creating some real momentum within their existing property portfolios:

List your fears. It can be hard to get over your fears unless you are actually clear on exactly what your fears are. Make a list of exactly what it is that you think is scaring you or stopping you from moving forward. Be as honest with yourself as possible and be as specific as possible, i.e. I am scared I don’t understand the property market enough. I am scared of purchasing an investment property and not being able to rent it out. You are only able to overcome your fears if you are clear on exactly what they are first.

Understand there is a solution to fear. It will help to understand that there is a solution to fear. Fear is usually caused by ‘not knowing’, thus the more you ‘know’ the less scared you become. So after you have worked out, what it is you are really scared of, research that topic, and write down what information you will need to ‘know’ to help you overcome that fear. If you understand your fears more,

you may find that they become so much easier to over come. So for example, if you are scared of purchasing an investment property because you are worried about not being able to rent out the property, and being stuck with a mortgage. Then what you will need to do is to get more knowledge on the demand for rental properties in your area of choice. Call local real estate agents and find out their sentiments of the rental market in the area. Go to www.sqmresearch.com.au (a property research tool) and find out the vacancy rates for the area to work out the demand for property there. If the vacancy rates are at 3%, this will represent a balanced market, however if the rates are below 3%, this will mean that there is a shortage of supply of property in that market compared to demand, and thus it is likely you will not have much trouble renting out your property. Understanding this before hand will assist you in overcoming your fear.

Understand Research does not equal risk. Too many people allow their fears to immobilize them, so much so, that they even stop themselves from even doing their research. Understand that by doing research and speaking to experts this does not put you at any risk of getting yourself into property transactions where you could loose. There are

Whatever it is for you, make sure you write this down and you are clear on your reasons for achieving your goals. You MUST make sure you have more reasons to achieve your goals than you do fears. So keep writing until your reasons outweigh the fears you have listed.

Have a plan of action. Most people will procrastinate when the task at hand seems like all too much to do. Write out a simple plan made up of baby steps that are simple and easy to complete. It may be as simple as : • List my fears • List solutions to my fears. • List my goals and reasons for achieving my goals • Call 5 real estate agents in the local area and discuss the current rental market. • Etc, etc. Make sure that the plan of action is specific, and that each task only has 1 step in it so that it makes it easier to follow and stick to. You may even want to note how long it will take you to do each task so that it may be simpler than what it seems, i.e. listing goals will only take 10 mins.

Write out a 4 simple plan made up of baby steps that are easy to achieve.

List all the reasons why it is important for you achieve your goals. When overcoming your fears, you need a reason to do so, otherwise it is all too easy to always be scared and avoid what it is that you are scared of, rather than break through. Make a list of all the reasons why it is important to you to reach your goals. Not just the goals that you want to reach, but the specific things that will happen if you reach them, or even the consequences if you don’t. So for example, it may be important for you to reach your goals so you can retire comfortably knowing you have a property portfolio working for you and you are not reliant on a pension to survive. Or perhaps, it is important that you are able to create profits from property so you are able to have a debt free home to live in within a certain period of time, etc. On the other hand, it may be important to reach your goals because if you don’t, it will mean you will not be able to take

Set aside regular ”Property Profit” time. Schedule specific time that you will use to invest in your property profits future. Make sure that the time period is not too long so it is not too daunting for you to complete. Choose to do this on lazy nights when your favourite TV shows are not playing or perhaps the nights that you know you will be home. You can start off with as little as 1 hour a week to get things done. If, for example, you choose to do your property research at 7pm on a Monday night, don’t worry too much if businesses will not be open to take your calls etc when you are doing your research. Find solutions for this, you can email them and merely await their reply the next day. Do not give yourself an excuse not to commit that time to your property research.

Have a system to select your deals. Once you have tackled what you think is holding you back and what it is that you want


to achieve, its now time for you to take a step towards entering into the Property market and this is where some people can get stuck again. To avoid the traps of procrastination and fear have a system to objectify the property selection process, and eliminate any emotion getting involved. I use what I like to call a funnel system in finding deals, and this helps me to avoid spending hours (if not days) of searching on line for a nice “property” and instead I focus on finding the deals which are likely to be most profitable. Here is the system that I use: • Focus on only 3 areas to start with • Choose the best 3 streets in those areas (according to proximity to conveniences) • Select the 1-2 blocks or so surrounding those streets, & specify these as your highlighted area. • Within your highlighted area, choose the kind of properties for sale that are most appropriate and demand in those area. You can get this info from council websites. Through council find out the main demographics of the area and if its made up mainly of families, then its appropriate to assume that larger dwellings such as houses are in most demand. If the population is predominantly singles and couples without kids, then apartments may be the way to go • Use this strategy to simplify the property research and selection process.

Get professional assistance and research. The most expensive advice is free advice from someone who has not got the results that you want! Often, there could be people close to us with good intentions influencing us by their opinions or experiences, yet they may not have the results that you want. Be careful not to take on the fears and opinions of these people. You can choose to work with professionals who have results and

experience, and they can help you get the same results for yourself whilst eliminating the mistakes they have already gone through and replicating the successes they already have. Be selective of who you work with, and make sure it is someone you feel you can communicate well with, and more importantly have personally experienced creating similar results to those that you want for yourself. This goes for all the professionals that you will need to work with in your property investment future, i.e. solicitors, lenders or finance brokers, accountants etc. You can also do courses on property investment and/or work with property research professionals, to help take you step by step through your property investment journey, which will also help save you time and reduce procrastination.

Enlist a friend to hold you accountable. It can be a good idea to team up with a friend. You may either work on the same project together or perhaps you will have your own individual projects but you can hold each other accountable to getting set tasks completed each week. If you do work on the same project together, it makes it easier for you to counter check each other’s work, and you can get more done with more man power. It can be less risky working with someone else and also a whole lot more fun. Set rewards for each other for when you are able to complete each of your tasks, and celebrate together after each milestone is achieved.

Don’t think too much. Just decide & start. Do not get so caught up in getting everything perfect before you start. Just get started. Remember that when it comes to property, you are never locked in or at risk of loosing money unless you sign an unconditional
