BRONTE

Beach House With a history of delivering exceptional, award-winning projects on some of Sydney’s most challenging building sites, it’s no surprise that master builder Mardini Constructions were chosen to transform a dated 1970’s cliff-top apartment block into this spectacular 5 bedroom contemporary home. Situated on a highly desirable vantage point between Bronte and Tamarama beaches, offering unrivalled views across the full sweep of Bronte Beach and over to Mackenzies Bay, the home has been built to maximise the stunning ocean vistas. Expansive glass openings on each of the three levels, lead to 9 meter long cantilevered terraces that were added to the existing structure and finished with frameless glass balustrading, creating an illusion of the ocean being almost in arms reach.

Finished with flawless craftsmanship in the finest materials, the interior features a neutral palette, wide oak floor boards and clean simple lines, creating a feeling of understated coastal luxury that allows the views to take centre stage. The designer kitchen forms the centre of the upper floor living space which flows from the ocean-side terrace through to the rear entertaining space and heated mineral pool, whilst maintaining visual continuity at all times with the stunning views. With only a staircase in the original structure, 30 metres of rock was hand cut to accommodate

a lift shaft and glass elevator that spectacularly showcases the natural rock wall as it travels over all four levels. The third level contains the sleeping quarters with 4 generously sized bedrooms including an enviable master suite with a freestanding bath that offers panoramic ocean views whilst relaxing at the end of the day. The second level incorporates a fully self-contained one bedroom apartment.

Adding a rare feature to a property in this location, a 6 metre wide,18 metre deep tunnel was excavated, leading from the street under the building and into the rock face, supported by a series of rock earth anchors, to create a 5 car garage and a 720 bottle temperature controlled cellar. Here again the natural sandstone has been left exposed adding an organic element to the contemporary abode and anchoring it firmly into the landscape.

Bulimba

Blended This extraordinary conversion of an old Bulimba church building, that was used as the priest’s residence over many years, into a gorgeous 5 bedroom, 3 bathroom family home, came not without its challenges for builder Bespoke Constructions. The original Federation style building had layers of admixture renovations and decorative elements that had been added over the years at varying stages in history. Stripped back, restored and renewed, the completed renovation is a superb blend of the original Federation style residence, with elements such as breezeblocks that give the home a Californian Bungalow feel – beautifully suited to its sub-tropical location. Working closely with the architect Angus Munro from Marc & Co, maintaining the integrity of the elements that were to be retained and restored whilst removing those that were not wanted was a delicate part of the process due to the dilapidated state of the building. Redesigning and constructing on the go is something the Bespoke team love rising to the challenge of and in this project there were a myriad of causes that created the need, including discovering some of the original ceiling had been constructed using old railway sleepers encased in non-structural concrete!

Thanks to an inspired vision by the architect, the home has a strong sense of cohesion, beautifully blending old and new elements. One of the defining features of the home is the vaulted ceiling which was made by plastering over bent plywood intersecting at points, mirroring the existing vaulted archways that were part of the original brick structure and adding a fabulous sense of space to the internal living area.

Throughout the interior, the palette is subtle and elegant. Organic elements such as stone, antique brass and timber have been used to add warmth and a timeless appeal to the contemporary kitchen. In other areas, the original stained glass windows and striped timber flooring have been restored and become striking features of this new family home that also pay homage to the history and beauty of the

Located at the foothills of the Cathedral Ranges, this rural home by multi-award winning custom builder Hedger Constructions, provides the perfect, lock and leave, low maintenance place for a Melbourne couple to escape the hustle and bustle of the city and immerse themselves in tranquil bush surroundings. The approach for the project was based on simplicity, balance and restraint - enabling the home to sit harmoniously with its surroundings whilst having a contemporary design and feel. Pared back, but highly detailed, the material and form selection incorporated textured materials, subtle plays on matt and gloss, graphic shape and unexpected colour to create the perfect contemporary, country retreat.


Designed by Detail9 Architects, the property maximises both thermal efficiency and available views, having been cut into the hillside of the sloping building site and centred around a spacious and inviting open-plan living space.

A concrete bench seat padded with tan leather anchors the central fireplace to create the perfect window seat to relax and enjoy the rural vista. The glass behind is double-glazed and toughened and the angled edge of the fireplace makes for a comfortable back rest. Above it a rattan pendant casts a warm light, contrasting with the greenery outside.

Large sliding doors enable the main living areas to spill out onto the surrounding deck areas – doubling the living space, bringing the outside in and allowing the clients uninterrupted views of the beautiful landscape beyond.

Custom-made concrete basins match the shape of the curved walls in the bathroom which also feature textured, handmade Moroccan tiles beautifully complemented with brass tapware.

Two wings, each containing two bedrooms and a bathroom are connected by glass linkways on either side of the main living space, creating a mirror image floorplan that provides privacy and separation for the owners and overnight guests. With interiors by Doherty Design, pendants, surface-mounted spots, recessed downlights and circular wall lights create the perfect ambience, complemented by sensory fabrics, soft colour and objet d’art. Sails on Lavender Bay is perched on the shore of Sydney’s magnificent harbour with post card views of the Sydney Opera House and Harbour Bridge. The menu offers what can be described as a contemporary interpretation of classic French and Mediterranean cooking techniques, with an emphasis on fresh seafood. Head Chef Saro Derderyan has been with the Sails on Lavender Bay team for well over 5 years as a Senior Sous Chef and in 2018 took up the Head Chef position. Saro has worked for some of Sydney’s great restaurants such as the Boathouse at Blackwattle Bay and the now closed Foveaux in Surry Hills under Darrell Felstead. Saro is dedicated to creating vibrant food using classic French techniques to enhance the best produce he can source. He endeavours to cook food that boasts confident flavour combinations that aren’t overworked.

Relaxed Luxury For even the most experienced designers, being awarded the job to help create someone’s ‘forever home’ is a daunting task. Pressure amplified, when the client has a very clear vision for not just the look, but also the desired feel of their new home. Being able to conceptualise the client’s thoughts and visions and translate them into a result that they are not only thrilled with, but results in multiple industry awards, is a true testament to the skill of the designer, as is the case with this project by Studio del Castillo, winning best Interior Design Residential at the Melbourne Design Awards 2020, as well as shortlisted for Best Interior Decoration AIDA 2020, and receiving several TIDA awards and accolades.

The home of entrepreneur and founder of Boost Juice, Janine Allis, the brief was for a robust home that was elegantly grand, taking full advantage of the volumes of space created by Wolf Architects. The scope included the material selection for finishes, fittings and fixtures, along with all the loose furnishings, art, rugs, and accessories for the interior & alfresco dining area. “Our interiors approach was one of ‘quiet luxury’ to match the character of our down-to-earth clients,” says Creative Director Penny del Castillo, “minimalist, yet with a focal hero in every room.”

Through clever use of architectural forms and inspired material choices, that includes striking Dekton cladding to the entry door, the spectacular living room fireplace and the master ensuite, Studio del Castillo have produced a home filled with hard finishes which appear soft, fixed materials which appear to move and solid materials which appear to float. Elements of nature including extensive use of stone and wood, soften the contemporary lines and monumentality of the house imbuing an organic warmth throughout.

The emotional connection Janine was seeking was delivered through materiality, colour, lighting, texture, proportion, and the functional aspects of how each space flowed seamlessly. Quality and timeless materials were conscientiously selected, adhering to ethical production, low environmental impact and in harmony with long term sustainability. Australian designed and manufactured key feature pieces were selected, endorsing the local industry’s ability to remain at the top of their game.

As a client Janine was very trusting of the process, as an example, agreeing to alter the original idea for roller blinds on the windows to elegant, flowing curtains at Studio del Castillo’s suggestion, despite the modification requiring structural changes in order to accommodate recessed pelmets for the automated curtains. “We believe this has resulted in the feeling of relaxed luxury that Janine was chasing for her home.” Says Penny. Janine’s advice is, “Trust your designer! There were moments where I could not visualise what Penny could see. My concerns quickly vanished when the results were revealed. Penny & her team curated an elegant, timeless interior. Every aesthetic element has been crafted to contribute towards emotional gratification, luxe without bling. I haven’t been able to work out how to portray in words, Yuge - my wife. I think this is because, as I have said to her myself, words cannot express my feeling for her. I can’t write about Yuge, as the smartest person I’ve met, or her many achievements, without discussing our love, which is in my mind the basis for my life, my inspiration and my well-being. So in some ways this is an impossible task. So why am I trying to write an article on Yuge(?), because, as John Lennon decribed Yoko Ono, Yuge is the other half of my sky. I am seeking to portray an accomplished person who has facets well over and above just my immense love for her, but how do I do that when I find it so hard, so personal, as my thoughts just turn to emotions, oscillating in and around love, admiration and adoration? Well that problem is a daily occurrence for us. Trying to take a concept that’s running around in our heads and working out how to articulate it into reality, turning thoughts into paintings, furniture, design, architecture, sculpture, installations etc, this though, I find harder - taking feelings of love, emotional happiness, desire and dreamlike euphoria in her midst and portraying her more cognitively. I simply can’t discuss Yuge, her achievements and remarkable qualities as a human without mentioning love, and whilst this may seem somewhat frustrating for the reader I take solace from musicians who sang of love and the masses adored it. The Beatles is probably number one, lyrics steeped in love, ‘All You is Love’, ‘I Want to Hold Your Hand’, ‘8 Days a Week’ The list is enormous, then each Beatle going on to solo expressions of love, Paul McCartney singing ‘Another Silly Love Song’, Lennon - ‘Oh Yoko’, George – ‘Something in the Way She Moves’, Ringo – ‘Drowning in the Sea of Love’. So an article by an artist (myself), getting past this feeling to write about his wife, is an interesting challenge, because my life, my art, my daily existence changed after meeting her. There are though so many remarkable love stories who in my eyes reflect how I feel. Of his relationship with Yoko Ono, John Lennon once said, “If you love somebody, you can’t be with them enough. There’s no such thing. You don’t want to be apart.” From the outside the two artists certainly seemed inseparable. For many, their love story is synonymous with images entwined around one another, most famously on the cover of Rolling Stone. “But I can be alone without Yoko, I just have no wish to be. There’s no reason on earth why I should be alone without Yoko. There’s nothing more important than our relationship, nothing.”

However, he thought quite highly of his talented wife. He once wrote, “You are probably the best actress in the world, which, combined with your extraordinary beauty, makes you unique.” Keith Richards and Patti Hansen: according to Vanity Fair, Richards described the night he first met the supermodel at Studio 54, “When Patti and I met it was just… BOOM… “, “The moment I saw Patti, we looked at each other, and I said, hello, something’s happening to me.” Back to me and Yuge, but firstly, do I have the right to claim a comparison to these hugely famous people? Well, I feel comfortable with it. I see my life and my love for my wife as great as any world renowned romance. I also view snippets and statements of well-known people as benchmarks. My mind wanders through the benchmarks of deeply connected relationships, relationships that survive and grow in meaning and wonder like Picassos’ marriage to Jacqueline, a woman who seemed to calm a powerful energy and see him more at peace in his older days. One of my favourite magazines is Andy Warhol’s Interview magazine where it was the constant not the exception that people of renown would interview other famous people. So the very concept of a person interviewing their partner in love, life and work is not that far away from it, but again I say - difficult. Nevertheless, that is what I am going to try.

Working under difficult conditions that included a steep, sloping site, restricted laneway access and close-set neighbouring properties, the Lexpol team skilfully excavated nearly 3000 cubic meters of rock to accommodate a total of 975sqm of living space. The 300sqm basement level houses a gym with stunning pool viewing window, a sauna, garage and a laundry room. The upper levels incorporate 5 over-sized bedrooms, 7 bathrooms, multiple living spaces, a cellar, indoor spa with retractable skylight and an outdoor spa set in beautifully landscaped gardens.

Both the finishes and material selection in this home are second to none, from the large format, vein-matched porcelain tiles to the Italian designed kitchen and LED strip lighting on the rear faรงade that highlights the homes unique contemporary design. The build began by managing the excavation on a very steep incline roughing through rock and soil to stabilise the formwork. To overcome the slope, UNIQ contended with environmental impacts and additional costs and solved problems that arose from the topography with natural and artificial structures. Environmental concerns including the possibility of bushfires and flooding were addressed during the build. A main focus was placed on providing solutions for the site slope, ground conditions and stormwater runoff. The existing sandstone found onsite was reused to redress the retaining walls and they applied Alucobond and zinc cladding to the external façade. Inside, UNIQ created open spaces finished with precise edges and clean glass surrounds to capture natural sunlight and maximise the water views. Presented with a scrapbook of ideas that included elements of romance such as French doors and Juliet balconies, renowned designer Greg Natale developed an inspired French Art Deco theme for this home in Sydney’s inner-west, made all the more fabulous with an 80’s palette of pinks and greys with splashes of gold. SUSTAINABLE With a newly purchased one acre lot overlooking in the bush in Bangalee, owners Andrew and Lana had a vision for their new home, one that reflected their passion for the environment and a desire for a more sustainable lifestyle. With a few sketches and rough floorplans they’d drafted themselves, they set out to find a builder who would help them achieve their vision. Boutique, Berry based builders Build Platinum were engaged for both the design and construction of their new abode and the result is a home that incorporates a range of sustainable features in a striking contemporary farmhouse design wrapped around a central courtyard and pool.

Adding to the rustic farmhouse appeal of the home are reclaimed bricks that were sourced from various 1930’s homes and feature spotted gum cladding.

Meeting the fire and environmental requirements of the BAL29 rated site posed some challenges, but these were overcome simply with some design compromises. Platinum Managing Director and builder, Ryan Bray worked closely with both the clients and the fire consultants to select materials that would meet both the safety requirements and Andrew and Lana’s commitment to making their home as sustainable as possible, these included a pine frame and a thermally efficient Cupolex slab in a passive solar design that maximises natural ventilation and insulation.

A collaborative effort between Lockyer Architects, Solido Builders and landscapers, Martin Brothers, this ultra-contemporary extension of a New Farm home has a subtropical theme which through the use of extensive glazing, merges interior spaces with the outside surrounding greenery and pool. The owner of this exceptional residence had some clear visions for her new home, bringing a collection of Pinterest images to the table of international architect John Simpson who designed the home which draws inspiration from Hamptons and Modern Craftsman styles. Moats Corner Positioned on 5 acres of established botanical gardens on Melbourne’s Mornington Peninsula, the challenge in this project for designers Vibe Design Group, was to create a sophisticated contemporary home that responded to the 90 year old history and natural beauty of the site. Drawing inspiration from modern mid-century architecture, the outcome is a striking contemporary home that allows the native habitat and gardens to become an intrinsic part of the occupant’s experience.

A sleek, minimalist front elevation reveals little about the residence or its occupants. Externally, black panels positioned against double glazing, create a kind of mirror effect, reflecting the trees and surroundings whilst internally they form the back of bookshelves to the bedroom wing and storage to the designer kitchen whilst still allowing a visual connection to the outside both above and below.

The upper rectilinear form contains the main open-plan living area and flows through to the master suite, interrupted only by a sliding door. A considered material selection and colour palette ensures the home’s interior blends harmoniously with the visible natural surroundings. Floor to ceiling glazing enhances the feeling of living amongst the treetops to one side and creates a birdseye view to the gardens and pool area on the other. At every opportunity, the expansive 796 sqm home opens itself up to the exterior and offers views above and below, through and over, so that to live in the home is to truly co-exist with the outside landscape.

With possible future plans to knockdown the house and build a new contemporary home, the design challenge in this project was creating a space that would work with both the existing home and the potential new build. It was a challenge both relished and met with spectacular style by the COS Design team, with a space that whilst being suitable for stylish outdoor entertaining, has a rustic aesthetic that blends beautifully with both the existing home and the bush surrounds. This is primarily due to a carefully considered material selection and colour palette that includes recycled timber decking and stair treads and dark blue mosaic tiles on the wet edge above ground swimming pool, giving it a natural swimming hole aesthetic. Other features of this enviable space include a rustic firepit surrounded by builtin seating, a pizza oven and BBQ and beautiful lighting which creates a stunning night-time ambience. Industrial Luxe The name doesn’t seem to accurately describe this spectacular custom home by Brisbane’s Thallon Mole Group. One might expect from a project named “House of Darkness” something somewhat less appealing, but despite the strong angular lines of the exterior and extensive use of concrete and metal throughout, this riverfront home has a luxurious industrial feel that is undeniably warm and inviting. The client’s brief was to build an architecturally brilliant home and you only need to look at the striking, cantilevered concrete platforms—the upper of which houses the swimming pool, to see that this has well and truly been achieved.

The project however was not without its challenges, a sloping site and a building requirement to preserve a beautiful, established tree at the front of the property meant that meticulous coordination and planning was required at each stage of the project. In the expansive open plan kitchen, living and dining area, the burnished concrete flooring and off-form concrete slab of the upper floor are softened by stained oak cladding and timber staircase which add a warm organic quality to the space. Stacking glass doors provide a seamless connection to the outdoors, which is further enhanced by a spectacular overhead void that allows light to filter in from overhead glazing.

Connecting the garden and pool area to the living rooms of the house, is a spectacular floating staircase designed by Myles Baldwin—each piece of concrete balances off a hidden central spine, allowing you to walk through the garden and over the natural rock outcrop with ease and grace. The curved lines of each concrete tread cleverly tie together the curve of the cantilevered balcony in the home above and the curves in the pool and lounge area below. The existing pool was extended both in length and width to create a more cohesive connection with the natural rock and retiled to reflect the colour of the water in the harbour beyond. The ‘crazy paving’ was specially ordered 30mm thick from Eco Outdoor to create better patterns when ‘smashed’ into random pieces, it was then carefully laid to ensure even disbursement of the natural variation in tones.
