Sustainable Beach House With recycled hardwood battens covering its entire exterior, this North Bondi home by multi-award winning, Mardini Constructions, grabs your attention as soon as you see it. From a distance its box like shape looks to be a modern concrete construction but as you draw near, the natural lines and varied tones of the timber imbue an organic softness to the otherwise imposing property, reflecting Architects, Collins and Turner’s vision for an old-fashioned tea chest or weathered driftwood washed ashore on the beach.

Appearing to have only one opening, the structure is rather intriguing. Acting as privacy screening as well as shade and insulation the timber batons that are a mix of various timber species, widths and depths, to provide a seemingly random and aged look conceal most of the window and door openings giving the home a sculptural like appearance. Hydraulically actuated, it is not until you see the screens effortlessly lift open that you can truly appreciate the masterful construction of this home. Throughout the home has been built with optimal energy efficiency in mind, including lining of interior walls with 13mm thick acoustic rated plasterboard, ‘Low-E’ type thermal performance glass all round and a roof garden built onto the separate garage and studio area. This provides natural vegetation while also delivering exceptional thermal insulation.

31

Internally, robust materials that include polished concrete floors, spotted gum detailing and charcoal stained cedar joinery and window frames were chosen to suit the coastal location. The ground floor is an expansive open-plan design which has a wonderful sense of space and light that is further enhanced by an upper floor void and overhead skylight that floods the home with an abundance of natural light.

32

Water efficient fixtures were installed throughout the home, including ‘6 star’ rated taps in the kitchen and bathrooms. A 1,000 litre rainwater tank collects water for the gardens and topping up the swimming pool - which also includes a ‘liquid pool blanket’ to minimise water loss from evaporation and retain the heat.

33

Other energy efficient features of this unique property include a solar power system that generates 1kw of electricity for the home and pool heating system and LED lighting throughout, including cleverly hidden strip lighting in the staircase handrail that negates the need for other lighting and ensures safety when heading downstairs for a midnight snack. The interior has also been designed to promote cross ventilation which is so efficient that there is no air conditioning required at all. This outstanding home was built by multi-award winning Mardini Constructions, renowned for their reputation of delivering outstanding results in both complex rectification works and challenging and difficult projects. Led by Master Builder and Director Elvis Mardini, Mardini Constructions have an impressive portfolio that features some of Sydney’s most spectacular homes.

White Water House A prime, sought after beachfront location in beautiful Sunshine Beach, Queensland offered a matchless location for a contemporary beach house that could provide its owners with an endless connection to the surrounding coastal environment. Such a breath-taking building site needed an equally brilliant design to maximise the extraordinary setting and Chris Clout Design, recognised internationally for signature resort-style residences, was an obvious choice. Chris and his team took on both the building and interior design of the home, creating an ageless, modern beach house that will stand the test of time and offer its occupants the ultimate in coastal living. The extensive renovations to transform the existing old house on the site into a perfect beach-side haven required Chris and his team devote significant time at the drawing board to design a 4 bedroom home that met the client’s brief of ocean views from every room. And so this incredible family holiday home, soon to become the owners’ retirement home was created – a light and modern work of art, constructed from concrete and driftwood to provide a strong and stable structure that would endure effortlessly on its sand-dune location.

P R O J EC T F E AT U R E C H R I S C LO U T D ES I G N

From the street, the home is tastefully unassuming, with a perfect balance of exposed concrete, driftwood timber and washed out oak creating a soft and lived in look that feels as if the home is part of a beach landscape weathering over time. Its subtle but beautiful faรงade conceals a breathtaking interior that is all about taking full advantage of the ocean outlook. Brilliant multi-level design ensures uninterrupted ocean panoramas and creates various living zones for its residents to enjoy while organic plastered finishes, driftwood timbers & a soft colour palette imbue a relaxed coastal vibe. Comprising three levels, serviced by a lift that ensures the entire home is universally accessible no matter the age and stage of its residents, this home epitomises resort-style living. Low maintenance, honed concrete has been used extensively throughout the interior of the home, including floors and even the kitchen benchtops and bathroom vanities, while driftwood timber and washed out oak have been integrated into the

interior as well to add warmth and softness to the home allowing the stunning ocean vista to be the star. The home incorporates an expansive open-plan kitchen, living and dining area which flows seamlessly onto the outdoor entertaining deck with sparkling infinity pool that overlooks the ocean. A spacious master suite oozes with a coastal chic sophistication and allows the owners to enjoy the serenity of the water views whilst relaxing in the bath. This incredible home also includes 3 additional bedrooms, a cellar, and a bar as enticing as those in the most elegant beachside resorts. From every perspective one feels a profound, eternal connection with the ocean. From the entry gate throughout every room of the house it is possible to watch someone catching a wave whilst relaxing in luxurious surroundings and an abundance of high-quality, timeless finishes in a truly remarkable, beach house.

Lorikeet In the heart of coastal Peregian Beach in Queensland, this magnificent double-storey, contemporary coastal home offers its owners a luxurious and private retreat that could be anywhere in the world.

The surrounding suburban environment dictated the home’s design as the owners wanted a sheltered and relaxing sanctuary. The result is a seamlessly contained, centre-focused home that is a live-in haven offering a resort-style lifestyle in suburban Queensland.

A central courtyard, with a resort-style pool, alfresco and full outdoor kitchen is the main focus of this lux family home and the rest of the floorplan is designed around this feature outdoor space.

In the kitchen, the clean white cabinetry and cantilevered stone bench is complemented by timber adding warmth and interest. A fully equipped scullery off the kitchen enables the open plan area to remain clutter free.

In the courtyard the Fijian plywood ceiling of the outdoor living pavilion has been highlighted beautifully by expertly placed LED lighting. Asphalt shingles complete the holiday feel.

Timber look aluminium screening throughout provides an abundance of privacy, distorting the sight of onlookers from the street, whilst blending tastefully into the home’s seaside context. A concrete look render on the boundary fence, completes the abode’s coastal appeal, ensuring a building that truly belongs in its setting. Four bathrooms, a study, a home office, a fully equipped gym, laundry and triple garage complete this comfortable 500 square metre home, which has been finished with exceptional detail– delivering a luxurious resort-style paradise.

SAOTA teamed with highly respected Sydney-based, TKD Architects to bring the project to life. TKD brings together experts in contemporary architecture and interior design. “As Executive Architects, TKD worked closely with the client, ensuring that SAOTA’s detailed design was delivered and a dream home realized. Their creativity and commitment to design excellence was a key success factor,” comments SAOTA Junior Associate, Erin Gibbs. For interior decorating, design studio Alexandra Kidd Design succeeded in creating sophisticated spaces within the home. The style of the home is strong yet classic and inherently sophisticated. Entering the home, the drama is emphasised by a double volume entrance space with open Eastern views right through the house to Sydney Harbour and beyond. What makes this home unique in the area is its position on two adjacent sites, allowing generously proportioned open living areas and wide access to views.

63

P R O J EC T F E AT U R E S AOTA

Significantly recessed into the hillside, the main living area is below street level for maximum privacy. The living area opens two sides, creating Easterly views to the Harbour and to the West, offering a secluded garden with exposed rock feature. This lends to a sense that one is surrounded by natural elements. The home is accessible from two streets – the guest entrance on the upper level, and the access to parking garages from the lower street. From the water side, the sculptured facade is bold. From the street side, the tone and style is more understated. Guests enter through a wooden entrance door and over a bridge that crosses the garden below. On the main level, the outdoor space includes a covered outdoor lounge and dining area, as well as bedrooms which float above the underlying platforms. A shallow water feature that wraps the area picks up the element of water from the Harbour, creating a natural edge to the spacious main terrace.

64

On the lower level, a covered outdoor area leads directly to the pool, with its secluded hot tub as part of the body of water. The dark granite hues of the pool are on trend and have a more monolithic recessive character. The covered outdoor easy living space is complemented with an uncovered deck ideal for capturing the warmth of the winter sun. The sense of connection to the water in the Harbour is enhanced through water features on both the upper and lower living areas. Adding to the glamour and story, the use of electric blue in the interiors further picks up the magical blues in the vista.

65

P R O J EC T F E AT U R E S AOTA

Throughout the house, pristine concrete work combines with sandstone cladding. Abundant to the area, this natural stone has been used in a contemporary way. This light tone of the sandstone is offset with warm textures of wood and bronze used for internal cladding and screening. Feature pieces such as a hand-cut grey granite counter further showcase and contrast the pristine craftsmanship. The approach to privacy is multi-layered. Angled bronzed louvres are used to

maximise view out, while minimising views inwards. Further motorised screening adjacent to the entrance allows the option of maximum light when open or privacy from the street when closed. In addition to the abundant living spaces, the home comprises five bedrooms, a sauna, gym, wine cellar and a cinema room – complete with roll down screen, the latest in audio-visual technology and block out blinds.

1850’s

Beauty Restored

70

Before being purchased by its new owners, this home in Sydney’s prestigious Darling Point was a rundown building which had been unsympathetically converted into three apartments. Now beautifully restored, reconfigured and extended, thanks to the collaborative effort between Hancock Architects and Master Builder, Daniel Fielding, it’s once again a stunning single family residence that incorporates exquisite features that reflect its 1850’s heritage, skilfully combined with modern functional design. The client’s brief to architect Tanya Hancock was to embrace the original character of the home, taking advantage of the generously proportioned rooms whilst adding a contemporary design aesthetic that would complement the heritage features including sandstone walls and stunning stained glass windows.

In the kitchen the design aesthetic was developed around an antique workers bench that was purchased by the client and their desire for a kitchen that was both beautiful and durable - allowing the kitchen to be functional and used without worry of damaging surfaces. Stainless steel and brushed granite bench tops were chosen for their ‘almost indestructible’ qualities and minimalist cabinetry in an almost black veneer combined with handmade black tiles provide a contemporary contrast to the rustic timber workers bench and beautiful herringbone oak flooring by Antique Floors.

One of the original main rooms was converted to create the stunning master suite, utilising the area in front of a spectacular bay window with stained glass which overlooks the lush gardens to position the free-standing bath.

105 Newman Avenue is impressive in every way, with a total of 632 m2 comprising of a sumptuous 5-bedroom interior, a separate pool house and a beautiful covered outside space, perfect for entertaining. From the outside, cedar shingles and natural stone highlight the expansive design, but it is the rounded window and turret roof of the dressing room that catches the eye, creating an Americana style with a Brisbane twist.

P R O J EC T F E AT U R E TO S C A N O C O N ST RU C T I O N S

Inside, the attention to detail from Toscano is everywhere, transforming the open spaces with Wainscoting Walls and Coffer ceilings, using traditional hand carpentry to create beautiful finishes that highlight the quality of craftsmanship throughout the property. This is never more apparent than the heart of the property, as your eye is first drawn to the beautiful woodwork of the curved staircase, hand painted as is all the joinery internally, but then it is the beautiful stone chimney it surrounds that you fall in love with. 2 Stories high, the natural stone, sourced from Eco Outdoors, brings a taste of that exterior design inside, giving a natural warmth that offsets the black and white of the woodwork. With large windows and open space, the interior feels even more spacious than the generous proportions suggest, while the covered outside space blurs the lines between interior and exterior to create a wonderful ambience.

The Hamptons theme continues outside, where the pool-house features wide opening doors and slatted exterior, opening up to provide a wonderful space to relax and enjoy outdoor living. As with the main house, the attention to detail, exquisite carpentry and superb finish showcase the work Toscano Constructions have put in to create this amazing home.

BLACK & WHITE Built by Greg Natale Design in conjunction with Hully Liveris as co-architects, this spectacular Queensland home is the perfect balance between, timeless classic style and daring, cutting-edge design, expertly combining patterns and textures in Natale’s lavish trademark style. The brief from the client was to create a complete contemporary home in a palette of predominantly black and white. Natale drew inspiration for the interior from the home’s geometric roofline and a myriad of chevron, diagonal and geometric patterns feature throughout along with metal and luxurious finishes such as marble and bespoke joinery for an overall feeling of sumptuous comfort.

95

In the open plan kitchen living and dining area a bespoke panelled ceiling mirrors the floor tiling adding a sense of balance to the space. In other rooms the chevron pattern has been carried through to feature timber walls and bathroom tiles. Making a striking vertical statement over three levels is a custom metal screen which literally throws a ‘curve ball’ into the otherwise geometric theme. Layered on the monochromes are navy and taupe, with pops of orange adding colour, energy and interest. Despite a multitude of patterns and finishes it is all brought together beautifully in typical Natale style creating a luxurious, modern deco masterpiece.

IMMERSIVE ART INSTALLATIONS Justin Bruhn’s superlative marine photographs bring the magnificence and mystery of the ocean into offices, hotels and luxury homes

‘Turquoise’ - Ocean Art Collection

ustralia’s iconic Great Barrier Reef, the world’s largest coral reef and a place of breathtaking beauty, is an unexpected art studio but this is where you’ll find multi-award winning underwater photographer Justin Bruhn creating his coveted, exclusive, premium-quality artworks and images for luxury residences and holiday homes, hotels, foyers, offices and other interior design installations around the globe. Nothing is more inspiring than beauty and, arguably, nothing is more beautiful than the natural world. With a camera as his paint brush and the deep sea as his canvas, Justin’s distinctive and exquisite ocean images are simultaneously serene yet profoundly emotional. They are filled with a realness that evokes feelings of joy, upliftment, awe, love, and, for the fortunate few, memories - connecting viewers, in breathtaking detail, with magical underwater moments rarely captured on film. A life-long connection with the ocean is so obvious in the beautiful spirituality of Justin’s artworks. Growing up near South Australia’s beaches, he has been diving for as long as he remembers and, when working as a dive instructor on the Great Barrier Reef sharing the ocean’s magic with his students and seeing the power of collective awe and gratitude, he had an epiphany: “I felt such an overwhelming need to share this mystical beauty of the underwater world - to connect people with our amazing marine life so they feel inspired to take more care of our oceans”. The result is an extraordinary artist on a mission: “My work is very much about

raising awareness of the vulnerability of our magnificent oceans. With my first fin kick below the surface the creative process begins. I relax into a tranquil state of active meditation and begin the search for a captivating subject that will unite people - in their homes, holiday destinations, and boardrooms - with the wonder of a world that remains largely hidden from sight. “ Clearly, for this passionate marine conservationist and photographer, who has formed a partnership with the Australian Marine Conservation Society contributing a portion of all sales to support marine protection projects in Australia, his art is much more than something to fill a wall space or colour match with a lounge. It is an offering, a gift, an enthralling experience, a compelling yet peaceful presence, created to inspire, arouse and captivate. It’s no surprise then that Justin’s photographs are immersive art installations evoking beautiful ocean experiences, feelings and sensations. Discerningly positioned in hotels, resorts, luxury homes, office spaces or in fact in any stylish or bespoke property, they are artistic gifts to fuel dreams and imbue spaces and souls with calm, peace, enrichment and wonder. Justin Bruhn collectors, followers and collaborators are extensive and wide-spread. Since 2013 when his work was accepted into the prestigious David Hart Galleries on the Sunshine Coast, his underwater images have been procured by bespoke 5 star hotels and resorts throughout Australia as well as by collectors of fine art, owners of private residences and sumptuous holiday homes, major property developers, luxury builders, and interior designers for hotels and corporate interiors.

STEEP SITE

Stunner

118

From the street this may appear to be a pretty standard build of a contemporary, custom home. However beyond what is immediately visible, is an extravagant 5 level residence delivered on a steep, sloping, waterfront site in Sydney’s Kangaroo Point, which stands now as a testament to the exceptional skill and craftsmanship of UNIQ Building Group. The client’s main objective was to create a home that would suit their lifestyle and love for entertaining, with open spaces that would accommodate a large number of guests. UNIQ rose to the challenges of the difficult building site, seeing it as an opportunity to deliver an innovative design with a focus on sustainable living and incorporating 650 square meters of living space, this spectacular, 6 bedroom, 5 bathroom home is jam-packed with unique details and luxurious finishes.

119

The build began by managing the excavation on a very steep incline roughing through rock and soil to stabilise the formwork. To overcome the slope, UNIQ contended with environmental impacts and additional costs and solved problems that arose from the topography with natural and artificial structures. Environmental concerns including the possibility of bushfires and flooding were addressed during the build. A main focus was placed on providing solutions for the site slope, ground conditions and stormwater runoff. The existing sandstone found onsite was reused to redress the retaining walls and they applied Alucobond and zinc cladding to the external faรงade.

120

Inside, UNIQ created open spaces finished with precise edges and clean glass surrounds to capture natural sunlight and maximise the water views. The exceptional craftsmanship is highlighted throughout with extensive custom cabinetry, Burmese teak installed in the shower areas, and a galaxy ceiling in the cinema room as just a few inclusions of this incredible home that also includes a bar, steam room, cool room and home gym.

A long, curvy flight of exterior stairs rises 20 meters from the boathouse to the highest level of the home. This visually compelling, sturdy geometric structure folds down from the backyard along natural rock. The stairway is constructed of spotted gun timber and is laced with external pine handrails that highlight the green landscape. The staircase provides the opportunity for long walks by the bay and a trip down to the boathouse for a relaxing Sunday afternoon with the family, bringing life to the house and making it a striking and relevant part of the home. UNIQ Building Group focuses on creating exceptional constructions designed with customer satisfaction in mind. The company was founded by Danny Zanzoul, a graduate of the University of Queensland with 20 years of experience. His cooperation with major national and international projects has attracted multiple construction and design awards. UNIQ Building Group combines structural accuracy with a vision built on the desires of the clients to create their dream home.

BUSH POTATO DREAMING

MARGARET LOY PULA

13 2

Intricate dot work forms beautiful web-like designs that tell the stories of artist Margaret Loy Pula’s Anmatyerre heritage. Margaret Loy Pula hails from an incredibly distinguished artistic family. She is the daughter of award winning artist Kathleen Petyarre and the mother of Abie Loy Kemarre. Margaret’s aunties are the famous Petyarre sisters - Ada, Nancy, Myrtle, Violet and Gloria all of whom are established artists and whose works hang in collections both in Australia and overseas. Whilst Margaret was exposed to art for much of her life with both her mother and aunties practising traditional story telling via visual records, Margaret did not pursue her own art until 2007. However her skill in depicting traditional stories of her homeland was quickly recognised with multiple awards and international exhibitions now to her name. In 2012 Margaret was the first Indigenous artist to win the prestigious Waterhouse Natural History Art Prize in South Australia. In 2011 she was the first female artist to win the Sunshine Coast Art Prize and in the same year the first female artist to win the Paddington Art Prize (Sydney). In 2017 she won both the Tattersalls Art Prize in Brisbane and the Arthur Guy Memorial Prize in Victoria. Pula’s primary subject matter is ‘Anatye’, the wild yam or bush potato, together the precisely placed tiny dots form a topographical map that depicts how the bush potato naturally grows. The plant is an important food source to the Anmatyerre people who hail from Utopia in Central Australia. But, more than just a source of sustenance the yam holds a deep spiritual significance to the Anmatyerre people.

In 2017 Pula exhibited in New York alongside rewnowned Austrian artist Hermann Nitsch and has also exhibited at some of the world’s top art fairs including Singapore, Miami, New York and Mexico City. Margaret has also won the Muswellbrook Art Prize (2013), Redland Art Prize (2014) and the Grace Cossington Smith Art Prize (2014). She has been a finalist in the Wynne Prize (2012), Sulman Prize (2013), Blake Prize (2013), Gold Coast Art Prize (2011), Fleurieu Art Prize (2013), Calleen Art Prize (2015). Margaret Loy Pula is represented by Mitchell Fine Art, Brisbane.

Transformation MT MARTHA

An interior designer’s own home is generally expected to be quite special and Kate Walker’s recently completed ‘modern farmhouse’ in Mt Martha certainly lives up to expectations. From a home that had dual kitchens and a layout that catered to the previous owner and their carer, the home has been transformed for family living, incorporating a stunning selection of exotic materials and bespoke finishes.

13 8

Reshaping the home came with its fair share of obstacles, “My main objective was to create a family home where the focus was on communal spaces to bring us all together. Many home designs these days are about creating separate zones, whereas at KWD we are all about bringing families together, we therefore focused on creating small intimate spaces rather than vast areas”, says Kate.

Meticulously curated, each room of the home tells its own story but like chapters in a book they all seem to flow together and make sense. The inspiration came from American home design and the bespoke finishes that are less commonly seen in Australian homes such as, detailed joinery and complex tiling that require the skills of master craftsmen.

139

“Because it’s my own home, I was involved in every facet of the project and was able to design everything to my own specification” says Kate. And the range of highly specified and unique finishes are certainly in abundance. In the kitchen, soapstone from Brazil ‘ruined’ by rubbing olive oil into it to create a unique patina has been used on the island bench. Black Indian limestone was hand-aged to create just the right look for the laundry floor and in the bathroom a custom-made olive coloured bath from Luxe by Design is surrounded by hand-made Spanish terracotta tiles, that have been individually chiselled to give an aged appearance. The result is a beautiful home that from start to finish epitomises ‘custom-design’.

Luxury Delivered A dramatic, four-storey street presence that graces its leafy Lane Cove location, leaves no doubt that this is the faรงade of a masterfully designed, contemporary home with endless luxury inclusions waiting behind its walls.

Building on an excessively sloping site, tightly penned in by neighbouring properties, was not without a number of challenges for the builders. However, Schenk’s extensive experience, resources and capabilities enabled them to faultlessly plan and execute a complicated ten week excavation, resulting in an 8 meter high cut between neighbouring properties and necessitating removal of 1600 cubic meters of sandstone. With the first two levels built within the excavated rock face, the double-brick walls were constructed to act both as exterior walls and to retain the neighbouring properties.

“Calling Monika Tu just another realtor is like saying Michael Jordan is just another basketball player.” — CCTV World News

I

n the largely male-dominated world of realty, founder and director of Black Diamondz Property Concierge Monika Tu is a breath of fresh air, a feminine, joyous, inspirational business leader heading up one of the country’s most successful ultra-luxury real estate companies. Whilst clearly strong, determined and powerful, Monika is also simultaneously humble. Her openly nurturing energy immediately conveys her profound ability to understand the hearts and minds of those around her, including the needs, feelings, aspirations and desires of her extremely wealthy, successful clientele. Her definition of luxury being “the service we provide, not the multi-million value of the property”, combined with her company-wide motto of under promising and over delivering, means she has become the go-to super-agent,

the ultimate first and last word, in the highly competitive world of Sydney’s property and lifestyle market. With her invaluable insight into the upper echelons of Chinese society, Monika knows better than anyone else how to harness the expansion of global buyers into the Australian market. Her remarkable entrepreneur’s success began three decades ago when she arrived in Australia as a nervous young Chinese immigrant with little money and no English. Little did she know then that the lonely struggles and seemingly insurmountable cultural challenges she confronted and overcame were to become one of her most valuable assets, that, when coupled with her empathetic, principled personality, would lead her to become one of Australia’s most inspirational and awarded business women and an international expert at the forefront of the Australian luxury property landscape.

159

A

s is the case with so many extremely successful and innovative businesses, Black Diamondz Property Concierge begun by accident. Chinese investors were looking for someone to give them the right advice on the Australian lifestyle and, having embraced and understood her unique position as an Asian Australian in a Western Country, Monika recognised she was in a rare position to help. “Although I think of myself as more Australian than Chinese, I understand Chinese culture and way of doing business completely. I never actually conceived a real-estate business at all. I was establishing a lifestyle service designed to help Chinese immigrants settle into their new lives in Australia. Then my friend asked me to help find a home for a successful Chinese friend of hers – so I did, scanning the property pages until I found a suitable residence. And the rest is history.” Today, infused with Monika’s dynamic, generous, free-spiritedness, Black Diamondz Property Concierge offers a unique, unrivalled service to the local and international property market delivering consummate levels of extraordinary service to ultra-high net worth Chinese buyers and Australian sellers.

Her experience in Chinese lifestyle needs and hopes, combined with her intimate understanding of what Australia has to offer, guarantees she offers a superlative service. “I was also an immigrant. I know that first you need a home – then you can create a life. I want my clients to make perfect purchasing decisions – to make choices that make complete sense to them. I want to help people do more than buy a house, I want to help them find their perfect home so that they can really integrate and belong and give their children wonderful lives.”

So what is Australia’s attraction to Chinese investors? According to Monika it is partially the relaxed lifestyle, the clean air and clear skies but mostly education. “My clients come to me with a package of needs that all need to be treated with the same priority – and they need my help with the gap regarding culture, language and the western mentality which is often quite a source of frustration to Chinese.” So as well as addressing housing requirements, Black Diamondz Property Concierge also handles all other lifestyle considerations such as private school selection and registration, sourcing employees and local expertise, décor, charity involvement and integration. “Chinese investors see the whole and not one part of a transaction – I am offering them a complete service not just a house. I am helping them to make Australia home.” Is Chinese investment in Australia ever going to come to an end? Not according to Monika: “The Chinese will never stop buying property here – it would be like Australian’s stopping eating vegemite”. Her personal immigration experiences remain integral to her modus operandi and resulting success and her insights into the intricacies of Australian and Chinese lifestyles enable her to put herself into the mindset of a prospective purchaser and facilitate a perfect transition experience for her clients: “With all the research my clients can do online about Australia, the place is still very alien – it is incredibly challenging for them to comprehend the strong Australian accent and to know who to trust along the journey of investment. It is part of my job to ensure I offer a comfortable bridge between cultures and ensure the perfect property match to foreign buyers looking to settle in Australian properties”.

“I am a woman, a mother, a nurturer.

“I truly love working with people – their success is my success. ”

M

onika genuinely loves people and this shows. She and her team, which has grown to over 35 people, are devoted to giving people their best and most honest advice. “Our objective is to help Chinese investors – closing the transaction is a secondary objective. Our clients are amongst the world’s most successful people and they are extremely time-poor. They know that a premium service demands a premium price and I believe in giving a lot up front. Truth and proper guidance is what they consider crucial to a premium service.” The trust that Monika and her brand bring to the negotiation table results in over 80% of her business being based on referrals. “Success may come and go, but integrity is forever – so I always choose to do the right thing! This way,

16 2

no matter what the business outcome is, I will be successful as a human being in the areas that matter most.” Today, Black Diamondz has offices in Sydney, Shenzhen, Beijing, Shanghai and Hong Kong. Monika’s borderless, seamless service means Monika really is the queen of Sydney real estate. Some call her a genius due to the way she has closed some of the most astonishing transactions amongst Sydney’s most prestigious addresses. In a largely male-dominated business – Monika’s strives to lead by example. “Women are my passion. I am a woman, a mother, a nurturer – I just want to be myself and not pretend to be anything else. I love my job and I love helping people with particular needs that I really can empathise with. I truly love working with people – their success is my success. My mission is to give, I am my only competitor”.

The Black Diamondz brand itself is another example of inspired Monika Tu Marketing. “I wanted to evoke the sense of a real estate firm that deals with luxury assets. The colour black evokes power and the jewellery element gives a sense of ultra-value. My logo is like a logo for luxury jewellery or Haute couture brand. Power, luxury and solidity – these are the things which matter to Chinese money.” Given her demonstrated forward thinking, her affluent client list and her finger firmly on the pulse of the local and international real estate industry, Monika Tu opinions and forecasts can be found all over the international media including the BBC World News, China Central, Bloomberg and the Wall Street Journal.

Monica won the Hong Kong Business Association’s Success Story Award. In 2016 she was winner of the ABC’s Australia’s Top 10 Chinese Entrepreneurs awarded at Parliament House, and more recently was a finalist for both REB’s Innovator of the Year (2017) and Ernst & Young’s Entrepreneur of the year 2018. Monika featured on CCTV’s 2017 Most Influential Series for her unmatched prowess in the Sino-Australian prestige property and luxury lifestyle fields. She also sits on the advisory board of Laser Corporation, an Australian owned IT and electronics solution provider that she established in 1987 and grew to a multi-national with offices in New Zealand, Shenzhen, Hong Kong and Sydney.

Black Diamondz offers access to some of Sydney’s most exclusive real estate currently available for sale.

Numerous accolades bear testament to her vision and entrepreneurial talents. In 2014

roviding support to the community is one of Monika’s ongoing goals: “I want to give as much as I can and influence as much as I can. I strive not only to be a role model for women but also for my community. I have everything I need. I don’t have to sell myself – I lead by example and philanthropy is my ultimate goal.” To this end, Monika is also a proud founding patron of the Global Women Leaders for the International Committee of the Red Cross, ambassador for Fashions of Multicultural Australia (FOMA) and BMW Australia, and patron of the Museum of Contemporary Art. Many of the people welcomed by Monika into Australia are giving back. A passionate philanthropist, Monika was one of the top fundraisers for the Vinnie’s 2018 CEO Sleep out and 90% of her funders are Chinese despite the fact that Monika has “never asked them for a cent”. And Monika is clearly grateful not only for what she has achieved but for what she is able to help others achieve: “I am constantly thankful that I have built a company that has enhanced and will continue to bless the lives of many people.”

ULTIMATE LIFESTYLE QUALITY ASSURED

‘I can honestly say I’m more passionate now about delivering unique and quality outcomes tailored to suit our clients individual needs than ever before’, says Steve, the man behind boutique custom building company, Luxury Coastal Homes. ‘We are often dealing with people who are making the single largest investment of their life and we don’t take that responsibility lightly’.

16 6

This sums up the heart and soul of this experienced custom home builder who got his start in the industry working with his uncle as an apprentice in 1982. The first new home he ever worked on was in Pacific Paradise, Sunshine Coast, the land cost $7000 and had to be filled about a metre to comply with minimum flood zone requirements. The entire house would now fit into the kitchen and dining area of what he tends to build today muses Steve, ‘I have never forgotten the satisfaction of turning a vacant block of land or an old dilapidated home into something very different and new.’

167

Each member of the small team at Luxury Coastal Homes have a minimum of twenty years experience in the residential construction field, which allows Steve to keep a tight reign on quality and focus on working directly with clients to achieve special spaces they love to call home. He strongly believes that allowing clients to have input and be involved at every stage of the build

16 8

via regular progress updates helps give LCH clients peace of mind during construction. Steve says direct interaction between the owner of the business and the client is something that’s often lacking in the industry. ‘I have worked in a few different areas since my early years straight out of school, mostly

property centric and I believe having a diversified range of experiences helps me relate to clients of all different backgrounds, absolute integrity and honesty during the builds has built a strong reputation amongst some very highly regarded consultants, industry professionals and previous client’s alike’.

Having been in business on the Sunshine Coast for the last 30 years, the owner of this quality home building company has a proven track record of delivering customer service that now separates Luxury Coastal Homes from other building companies. LCH are happy to provide testimonials should you like to speak directly with any previous clients.

The Great Granny House Dramatic angular lines of off-form ‘ando’ style concrete and the unique v shaped design are what immediately catch your eye when you first see this striking semi-rural home located in Coopers Shoot in northern NSW. A collaborative effort between leading Byron Bay firm, Harley Graham Architects and architect Peter Carmichael, The Great Granny House was inspired by the characteristics of the building site and skilfully designed to capture the ocean views to the south whilst having prime orientation to the north.

Reflecting the off form concrete of the residence the property also features a spectacular infinity edge lap pool that provides uninterrupted views of the picturesque surroundings.

Taking advantage of a rare building opportunity and access to the availability of high-quality concrete in the area, a combination of unique materials were used in the home’s construction that include corrugated steel, off form concrete and timber, which work together to create a home that despite its contemporary design blends harmoniously with the natural surroundings. Aligned in two wings, the main living areas are articulated around a central entry and large alfresco area and feature floor to ceiling glazing, results in inspired areas for relaxing and entertaining whilst taking in the stunning rural vista to the ocean beyond.

DUTCHIES, DERELICT BUILDINGS, SCARECROWS, SCULPTURES, GAOLS, TALES & MUSINGS FROM THE

CREATIVE FRONTIER By David Bromley

Caslemaine Gaol We had discussed at some time setting up something for me, David Bromley…and us, David, Yuge and family as a legacy in what shape or form and when was a mystery, until… An agent friend had been annoying me for a while to show us something interesting. Our map was somewhere in the goldfields / central highlands of Victoria, Kim McQueen our agent buddy said, “Well …. I have been discussing with the owners of the old Castlemaine Gaol that they may want to sell and are looking at purchasers who can take the baton on what they had started some 5 years ago.”

176

They sought someone with creativity and a vision to create something from this remarkable building, abounding in history (much of it harsh… very harsh. A noose, an underground solitary that is steeped in suffering, the courtyard with a few stunning old trees where they buried the executed standing up facing the wall so even in the afterlife no redemption was intended. The building sits on the hill, portraying to those in the town below that if you are not law abiding you will end up in here. What did we see? Yuge and I certainly felt (with some half closed eyes and a heap of commitment and dreaming into reality), that the outside of the building, in this sun-washed in summer, bitingly cold in winter, town off Castlemaine, was very iconic and very charming.

The inside well, like much of it, I decided to overlook the harshness and at times slightly paralysing darkness and put on the rose coloured glasses that I usually have on most days and see most things through. Through these rose coloured glasses I could almost see an old southern France mansion with vineyards and romantic gardens of course covered in eccentric, somewhat midsummer nights dream like sculptures. Many many moons ago with a ridiculously small budget I bought an old boarding house in Semaphore, South Australia… some 15 bedrooms, old wooden boards, pressed metal a few streets from the beach called The Sunflower Lodge. Urine stained mattresses and the floors underneath the same, needles hidden in walls etc etc. The only bidders there were me and some of the past tenants who without a cent to their name joined in ‘the fun’ and bidded as well. I purchased it and with those rose coloured glasses I turned it from The Sunflower Lodge into… well… The Sunflower Lodge!

177

A dear friend, Bill Sparr who was a developer, hotelier and restauranteur in South Australia popped over to visit and felt so bad for the absolute sh*# hole I had purchased he went to his mamas house and made me pizzas and brought them over for some nurturing of my soul. Some months later he popped back and nearly fell on the floor as to the transformation and quickly commissioned me to help on one of his hotels out of admiration for my abilities. That’s not me bragging by the way… it’s just what happened and I am delighted to retell the story and the warmth that was extended to me by one of the South Australians that helped shape the city. He passed some years ago now and I think of him often. So, rose coloured glasses… Yuge looks at me, the owner and the agent Kim and starts to forsee me every day looking at her pleadingly, can we buy the gaol? Can we buy the gaol? Can we buy the gaol? She said, "OK let’s make a mad eccentric museum and put lots of interesting things in it, give it some love and gardens…”, and came up with a vision to see through my rose coloured glasses with me. Within the week we had made an agreement and the beast is ours.

Yuge, by the way, is frickin amazing – FEARLESS, and once she commits to something, be it for me or herself, she is the most divine collaborator. Sure, with the birth of a new child or a heap of punishing work to do on the computer she’ll sit in the car out the front and not come in much but most of the time she’s in there boots and all getting her hands very dirty with everyone else. She is my greatest muse. And the gaol, well she is up there too! We even have started to love the inside… the solitary area downstairs, despite its amazing vaulted ceilings and scratched in ‘engravings’ on the floor by someone going through endless dark and at times freezing isolation is hard to come to terms with… but the building has or we intend it to have a new life, a next stage reality. Sort of Edward scissor hands, meets Anselm Kieffers silk worm factory, Dr Seuss’ gardens, an old country abandoned estate, a sculpture garden, a presentation of collectables and a Midsummer Night’s Dream. Maybe it all lives in hell but it’s our hell and some days that is a lot of fun and a glorious challenge.

The Birth of Boon Bromley One of the first memories in my life was my brother having a spark plug. He would play with this thing and seemed to know how it worked and what it was for. I was never that sophisticated. Before long my brother took over the shed and in it was his domain My mum was always into craft, leather work, spinning and dying wool. My dad worked in an office and on the weekend he read, walked, played golf and if he ever built something you would be wary of it falling down. I remember seeing him out the kitchen window on a ladder, next minute he was falling off it - certainly not a natural workerman type dude, super smart but no builder. I was the same. At 15, my brother who was now a fitter and turner would make my push bikes suddenly have motors in them and I’d part pedal part motor to school to the jeers of people at school. That was a compliment at my school… if they were impressed they’d bully you or punch you. I was also impressed by my bicycle, impressed but slightly concerned by how it made me stand out… I did though love it when my brother dropped me to school on his motorbike, once without mufflers and therefore as I was always late and the assembly was on and the motorcycles arrival distorted the speakers, I was both embarrassed and full of pride. In no

18 0

time, at 15 I also had an apprenticeship as a signwriter - note I did two dimensional things, my brother three dimensional. I could design with colour, brushes etc, Paul my bro could make things out of anything. I didn’t think anything of that, it’s more in reflection that I realise this but… something started to happen. I was a window dresser for a while - sort of three dimensional, then a potter - very much three dimensional. Then when I made my first money as a potter I got very interested in furniture and started to buy depression era furniture, I was obsessed by hand hewn, folk art, utilitarian with simple twists of decoration. I thought I would try making it but like my dad what I made wasn’t going to pass any engineers test. My brother continued to build houses, cars, machinery, sound systems and there wasn’t anything he couldn’t fix or make. My brain could think and imagine it but I couldn’t make it. My brother passed suddenly at 43 and I had no longer had him make that stuff I could dream. I worked a lot with tradespeople on house restoration and could tell a good maker. I could articulate what I wanted and at times the best way of going about it. One of the most common situations was me starting from scratch, pairing a derelict building right back, stripping floors, walls, taking out all the awful additions and poor choices inflicted on a building until a raw canvas was revealed. I would then get tradespeople and builders to start doing things, I wish I could count the times they

looked at me like I was a weirdo or laughed at my decisions - you want me to do WHAA?, under their breathe mumbling this guy’s craaaaaazy, then cut to the end of the project… can I bring my friend to show them? Wow this looks great, was that Vogue shooting it, when’s it coming out so I can show my mum? I’d say, so why were you laughing at me 6 months ago? I wasn’t laughing. OK, so now you think I’m deaf too, it’s OK I forgive you for thinking I had no idea, you can show your friend. My confidence in design getting stronger, my love of interiors, architecture, furniture becoming more confident, my memories of getting onto old depression era furniture before most had understood it. People laughing at me (a definite part of the litmus test) at farm sales, as I bought old shed drawers, pigeon hole cabinets etc. I even sent scarecrows and old downhill racers in containers to a shop in Portobello Road in London that were snapped up by European interior decorators. I was buying Danish chairs for $400, Featherstone sideboards for as little as $29 - and the list goes on. I was scouring through railway sheds getting old industrial furniture, railway auctions getting big workshop benches for twenty dollars, old shoe factories buying shoe last trolleys for $15. When I was collecting foundry patterns, the head of the foundry walked up to me as I loaded up my rusty ute to overflowing - he looked like John Wayne and twice as big, "you are either a fu#*ing lunatic or a fu#*ing genius - we throw those things in the fire!”.

Pass a lot more years, I’m in Daylesford and met a ‘window making guy’, Hans Boon. A tall and lanky, clean-cut Dutchman, full Dutchy - me, I’m just a quarter Dutch but it’s enough for us to have bit of a common thread… did I say straight to the point(?)… man can this guy build. He just did everything with finesse. An old piece of timber turned into a set of windows. A large window frame replacing a smaller one and even though bigger than his wing span put in by himself and wait for it, he cleans up after himself - a real class act! Many jobs and conversations later, I proposed a furniture business together. Hans had won apprentice builder of the year in Holland and many other awards for projects, of course he did, he can just make the most simple cut and join look like something over and above. He was heading back to Holland with his family and I planted a seed about going into a furniture business again to him and often thought of him, as Yuge and I, when a particularly interesting challenge came up in building would say ‘I WISH HANS WAS HERE!’. He was missed. In what seemed like an eternity of I wish Hans was here statements, he and his wife Christina and girls Anouk and Luna were back. After a few weeks, he said nonchalantly "I want to do the furniture business”. And that’s it. Sure there was conversation and some planning, but really since that conversation Boon Bromley was born and me part dutchy and Hans full dutchy, we just do it… design and make furniture. I saw and engineer the pieces and he designs, as I have now become so proficient with tools… I’m sure you gather by now that’s bullshit… I imagine, he imagines, we imagine… he makes!

Award Winning Hillside Haven With a steep, sloping site and a foundation of rock, construction of this stylish new home in Sydney’s Sutherland Shire presented obstacles that many builders would shy away from. Boutique design and construct company Vivid Built, however, took the project on as a challenge and opportunity to create a unique contemporary home that would set a new standard of development in the area. The challenge well and truly reaped its rewards with the home being awarded the NSW HIA Spec Home Award for 2018. “A stunning and luxurious home, with an impressive response to a very difficult site which makes great use of natural elements, an outstanding achievement”, is how judges described this remarkable property when presenting its award, and outstanding it truly is.

The 5 bedroom, 4 bathroom home is an inspiring feat of engineering. “The site was our biggest challenge, from street level to the rear of the site there is a 20 metre drop! Couple that with substantial rock excavation and you can imagine the logistical nightmare of building on such a difficult site”, explains Vivid Built director Kurt Kowaltschny and business partner Joe Romanous. With its beautiful western red cedar clad façade, and built over 3 main levels, each storey also has split levels maximising the home’s elevated position and ensuring sweeping valley views from every space in the house. High raked ceilings with track lighting over the stepped kitchen and living area add to the sense of space and backlit benches, timber pendants and chic black cabinetry combine with New York Marble benchtops and timber floors to create a stylish sophisticated look that still feels warm and welcoming.

Throughout, the home has been finished with meticulous detail and quality finishes whilst maintaining a neutral palette that allows the spectacular views to be the star of the show. Mr Kowaltschny describes his favourite aspect of the project as something his company didn’t actually build but rather, brilliantly integrated into the home’s overall design. “There is a large natural sandstone outcrop which the house was essentially build around and forms a courtyard for the lower level bedrooms and can be seen from the dining/kitchen level”. This tranquil, organic space, using the natural lay of the land, and completed with limestone paving, feels like an expensive resort, and is maintenance free. The beauty of the natural stone of the site is echoed in the master retreat ensuite with an enticing freestanding stone bath and his and hers hand carved stone basins.

As well as winning a top award, the home was also a finalist in two other categories namely HIA NSW Regional Home of the Year and Outdoor Project of the Year which is no surprise when you see the enviable outdoor entertaining space. A cedar lined, covered alfresco area provides a charming alcove above the pool to enjoy a late afternoon glass of wine and watch the sunset, whilst a fire pit with built in seating at the lower half of the garden creates an inviting space to entertain on cooler nights.

SOMETHING OLD, SOMETHING NEW

Putting a modern spin on a 19th century home is definitely not for the fainthearted, but HR Constructions, with their extensive experience in historic home restoration, not only embraced the challenge, but, in close collaboration with their client, found themselves enjoying every moment of this inspiring renovation in a heritage-listed home in Chatswood.

The project required lots of love to bring it into the present and just the right amount of sensitivity to respect its past.

Despite its old, damp and dark condition, this original 1902 Victorian house had major potential – beautiful possibilities and promise the owners envisioned and dreamed of turning into a reality. Their intention was to remove all the ugly and “out of character additions that had been added to the residence over the years and restore their home, as closely as possible, to its original state with the addition of a second storey and a 25 metre pool.

199

It was clear to HR Constructions that meeting the owners’ vision of respecting the original design and ensuring all fittings, fixtures and details were in keeping with the original finish required very focused commitment, and a shared devotion and purpose with the client. The project required lots of love to bring it into the present and just the right amount of sensitivity to respect its past –something achieved through insightful collaboration with a heritage expert and the passionate, knowledgeable home-owners, all coordinated by the HR Construction team.

200

A harmonious relationship between the old and the new that ensured the various parts of the original home and its new additions were flawlessly unified.

The clients also wanted an extension and a glorious pool both which required integration of the original part of the house with the new addition. These additions were achieved in a harmonious relationship between the old and the new that ensured the various parts of the original home and its new additions were flawlessly unified. There were surprisingly few obstacles. The main challenge was how to fit everything on to the

1300m2 block including 400 square metres internally, comprising 6 bedrooms, 5 bathrooms, a study, formal lounge and dining, casual lounge and casual dining. This was achieved by the addition of a second storey to the home containing 4 bedrooms, 2 bathrooms and a casual living area all within the existing roof space of the original house. The addition of Dorma roofs enabled natural light and ventilation, maximising the use and opportunity of the large roof cavity.

201

The location and excavation of the pool required extensive underpinning resupporting the complete northern face of the house and the 25 metre lap pool across the whole back of the house, is simply breathtaking. It is fully tiled with a complete wet edge surround, an in-floor pool cover which acts as a solar blanket when closed and in floor cleaning. A beautiful, fully incorporated spa ensures the pleasure and enjoyment of taking a swim is certainly maximised. Time was also of the essence and the project was completed in 10 months, an extremely tight period given the extensive scope of the project and the level of detail involved such as the recreation of

“original archways which needed to be done on site using outstanding and meticulous tradesmen! A heritage consultant who visited the renovation site monthly helped ensure everything complied with the strict restrictions of renovating a heritage listed house and also provided advice on final material selection. Ongoing, direct input from the client throughout the whole process was also incredibly helpful and ensured achievement of the end goal and vision of a classic, timeless residence, which, through meticulous craftsmanship, resulted in beautiful home in like-new condition but resplendent in its former glory and history.

MALVERN ECLECTIC From the street, the classic European façade suggests that this home is everything you might expect of its location in Melbourne’s affluent Malvern – sophisticated, traditional and perhaps somewhat conservative… and that’s exactly what it was, before the new owners engaged Massimo Speroni of Massimo Interiors to inject some of their own style into the property – the result is an audacious delight that screams wow factor from the moment you enter.

Drawing inspiration from the 1930’s Hollywood Regency style, the interior combines elaborate, Neo-Classical elements with a quirky contemporary spin reflecting the client’s bold and colourful personalities. The colour palette was determined in most cases by spectacular artworks owned by the client and their repositioning to different parts of the house opened up new possibilities for innovative design concepts.

The owners’ favourite space is the home office. Initially a spare bedroom, it is now a colourful and vibrant room to work in and stimulate the creative juices.

Contemporary Hills Haven Three years in the making, this spectacular home in the Adelaide Hills by Krivic Built takes full advantage of its elevated position offering panoramic views of the Adelaide cityscape. The client brief to architect Marco Spinelli was naturally for a home that took full advantage

of its elevated position but also blended harmoniously with the natural surroundings. A myriad of natural and raw materials were consequently specified for the home’s construction with internal finishes and colour palette that would complement the exterior whilst allowing the view to be the dominating feature.

Sprawling across 640sqm the expansive home features concrete ‘ando’ walls combined with extensive glazing, timber flooring and wall paneling and natural stone. The open-plan living and entertaining areas have been cleverly divided by a glass sliding wall to ensure no views of the city are interrupted.

2 17

A stunning marble splashback and sleek white cabinetry add a luxurious element to the home’s interior which also features timber panelling and a fireplace that add both warmth and comfort to the space.

Environmentally conscious features have attributed to the homes 5 star energy rating, with floor to ceiling windows that let in an abundance of natural light as well as the breath-taking views. Rainwater tanks situated under the driveway provide 42,000 litres to use property on services to the home such as the pool and irrigation.

As a multi-award winning builder with a recognised reputation for quality workmanship for over 30 years in the construction industry, Krivic Built are passionate and committed to transforming dreams into a reality. ana Vodesil-Baruffi is a WA-based fine artist, grown up and schooled in the best traditions of Europe, whose realistic portraits, landscapes and fantastic realism works have won prestigious state and national competitions and sells both nationally and abroad. Her work can be divided into two categories: Portraits and Landscapes (paintings from her extensive travels) In 2016 Jana was featured in the TV series Colour in Your Life presented by Graeme Stevenson. She is also a founding member of the Contemporary Australian Surrealists movement in WA as well as a member of WA portrait group. Her amazing portrait titled “Black Swan” won Jana the most prestigious Western Australia award; “The Black Swan Prize for Portraiture“. In 2018, Jana was also a semi-finalist in the Dough Moran portraiture competition.

JANA VODESIL BARUFFI

Following the successful completion, launch and state wide exhibitions of her Permanent Impressions Project in 2013, which featured the portraits of 50 contemporary inspirational Western Australian women, selected for their strength of character and impact on the community, Jana has continued to seek and find her inspiration in the modern day stories of the extraordinary lives of females around the world and their plight for freedom of expression, recognition and more often than not, basic human rights and dignity. Chancing upon the book “Half the Sky”, written by talented journalists and human rights advocates Nicholas Kristof and Sheryl WuDunn, Jana was moved by the stories of women, who despite having gone through incredible hardship, abuse and mistreatment, have managed to gather their inner strength and pieces of dignity and re-emerge as the heroines of their lives and their communities.

Drawing on these dramatic stories of human pain and triumph, darkness and light, despair and courage, ugliness and beauty, Jana has unleashed her fantasy and images of dignified women, beautiful in their honest nakedness and adorned with exotic birds, wrapped in their stories and environments and carrying whole cities on their backs, emerge from canvas. They all look directly back at the observer and exude pride with what they’ve done with their lot in life. In Jana’s own words, these series of fantastic realism portraits have been created in the hope of bringing attention to the modern day slavery and oppression of women and girls in the developing world. Part of the proceeds from the sales of these portraits and limited edition prints have been pledged to be donated to the charities supporting the re-establishment of abused women and girls into society and giving them a chance to reclaim their dignity and help others in their position. REDEFINING LUXURY

For those seeking the ultimate in ‘designer interiors’, boutique design agency Palazzo Designo, a division of luxury brand retailer Palazzo Collezioni have an impeccable record of delivering spectacular outcomes that involve some of the world’s leading luxury brands including Fendi Casa, Roberto Cavalli Home, Versace Home, Bentley Home and many others. The owners of this luxury Vaucluse residence in Sydney appointed Palazzo’s highly experienced and qualified team to undertake the new home’s interior design. Involving the hands-on and creative crew right from the start was an insightful move and meant the builder, client and design team developed a close relationship, collaborating, brainstorming and developing ideas organically throughout every stage of the project.

223

The outcome is magnificent – and it is clear that each vision was brought to fruition with unsurpassed attention to detail right to the last millimetre of the height of the chandelier above the bath. The brief was to create a modern timeless interior design with a soft warmth and feeling of opulence that did not distract from the natural beauty of the Sydney Harbour views. Rather, the mandate required an integration of the breathtaking views as key components in all the internal spaces, including the bathrooms, thus balancing the beauty of the outside environment with an embracing sense of tranquillity and calm within the home.

2 24

This is impeccably achieved through selection and use of soft and warm colour schemes and accents of timeless hues that ensure all interior spaces blend harmoniously with the magnificence of the outside harbour views. Sumptuous luxury Italian furnishings in a choice of core blues and greens highlight the reflections of the water making the home seem almost an extension of the sweeping beauty beyond its walls. Of focal importance to the client was that all materials - such as natural stone slab sizes and custom angled brass detail - had no visible joins. This was particularly important in the detailing of all wall finishes and the junctions where materials merged and changed.

225

To discuss your luxury interior project contact Riccardo Gardenal (02) 9319 0600 / 0473 059 777 Palazzo Collezioni 370 George Street WATERLOO NSW

Winner of the International Design & Architecture Award for best bathroom, the master ensuite is - a large, clean, uncluttered space where the simplicity of every element is designed to balance and flow seamlessly to the oversized master bedroom and the ever changing harbour view outside - the detailing of the brass trims in the walls between each tile is quite exquisite. Each trim intersects with 5mm seamless brass shadow lines and flows back into the rest of the wall tiles creating a complex level of detail that is pulled back to a level of simplicity so that each of the raw materials speak for themselves – the patina of the brass, the white and grey vein of the marble slab walls, and the natural crystallisation of the mosaic tiles which glimmer in the light. To emphasis the beautiful materials, all clutter is hidden by concealed overhead vanity cabinets to the sides of the walls and set behind a full wraparound mirror. Even the shelving in the shower is built inside the shower seat thus obscured from view from anywhere but inside the shower itself.

The Versace towel rails and glass door knobs are pretty fabulous too but the real highlight, the jewel of the bathroom is the perimeter drum chandelier fully clad in bevelled crystals above the bath! This design is unique in its use of space and materials. From the concealed wall units, the raised floor with sunken bath and the large bench behind the bath, Plazzo have created a space where you can’t bypass the feeling that you should be entertaining in here with a Dom Perignon and a couple of glass overflowing with champagne. This beautiful project epitomises the Palazzo design mantra that “detail will always reign supreme”. Through Palazzo’s key luxury Italian furnishing partners they have ensured realisation of their client’s dream – that their home is turned into a flawless, exquisite internationally high level luxury residence desirable for all types of clientele and future owners from all cultural backgrounds.

DRAGON H USE Situated in Bali’s spiritual centre of Ubud, on the edge of the jungle overlooking a tranquil river is Dragon House, a luxury villa which has to be ‘experienced’ to be fully appreciated. Combining innovative, contemporary architecture, with traditional Balinese building materials, Dragon House offers far more than your average Bali escape for those who are seeking the essence of what Ubud really has to offer. Dragon House is situated in a small community called Penjiwaan, in the ancient area of MAS just outside of Ubud. The community includes other high calibre homes belonging to international owners that include artists, musicians, and entrepreneurs. Based on a progressive concept, the community itself was developed to bring together a diverse range of interesting, like-minded, talented and socially conscious individuals in order to stimulate creative thinking and collaboration in an uplifting and supportive environment. So far it is achieving its aims with several new ventures having been born from the community which include a yoga school and three of Bali’s most highly regarded vegetarian cafés and restaurants.

2 31

When you arrive at the community, it’s not difficult to imagine how one would find inspiration from the location. There is an immediate sense of serenity brought on by the surrounding rice paddies and dense jungle that is visible on the opposite side of the river and the noise from the chaos of central Ubud is replaced with the sounds of the buzzing activity of the rainforest. Dragon House itself was created with the intention of hosting private

23 2

meditation retreats and there is an undeniable, pure, spiritual energy that permeates through the community and resides very strongly in Dragon House. Built into the hillside over four spectacular levels, Dragon House’s entry is via a mystical red doorway with two dragon ‘guardians’ that lead you down a dramatic staircase, it’s here that you’ll find the main living areas of the home and

get your first glimpses of how special this home truly is. Dragon House’s unique architectural style was based on owner, Andrew’s, vision to create a modern Balinese temple, a home that explored the concept of an ancient ruin, a home that would potentially stand the test of time and become an enduring antiquity amidst the jungle landscape. Bali based architect, Alexis

Dornier was engaged to undertake the project and worked closely with Andrew to bring his vision to life, designing a structure that is quite extraordinary. Despite its expansive 1000 sqm size, and the stone clad pillars that feature throughout which add an indestructible quality to the home, the overall feeling of Dragon House is one of lightness and ‘oneness’ with the natural surroundings.

At Andrews request, all local materials have been used in the construction of Dragon House, including the recycled ironwood floors and cedar clad ceilings. On the walls Taro stone, sourced from a nearby quarry adds a rich, organic texture to the interior and Kerobokan stone - a material used in the construction of many temples throughout Bali, frames the walls, creating perfect spaces for artworks and also clads the many neo-classical-like pillars.

The primary living space, which adjoins a sleek kitchen with green granite bench tops is nothing short of spectacular. An upper level void provides the space for iron-wood posts to soar 8 meters in height forming virtual walls which provide the only barrier between the home and the surrounding jungle, allowing you to relax in luxury whilst completely immersing yourself in the environment, gazing at the stars, moon and swaying palm trees above.

2 33

Larger than many city apartments, the opulent master suite has full width, sliding glass doors that opens the suite entirely onto an internal balcony, again allowing the outside in. With three further suites on two lower levels, all with views and their own ensuite, plus a variety of spaces for quiet reflection and solitude, the property easily and comfortably accommodates parties of eight. Based on significant input from owner Andrew, the interior of Dragon House has been designed with the idea of bringing together gatherings of artists, musicians, authors, educators and entrepreneurs in an environment that inspires

23 4

and stimulates creativity and it certainly succeeds in doing this. Nothing about this home is ordinary, everywhere you turn there is something unique and beautiful to take in, whether it’s the luscious tropical gardens, handcarved timber features, or portholes and glass windows in the bottom of the stunning infinity edge pool that cantilevers out over a mosaic tiled steam room and sauna below, the features really are endless.

found throughout the home, from Buddhas to mandalas and images of flying monks, this is a place that offers an opportunity to travel not just to Ubud but to higher levels of consciousness. Post ‘Eat Pray Love’, in a time where ‘healing’ and enlightenment have become part of the local tourism vernacular, this home offers something as intrinsically beautiful as its location and as extraordinary as its architecture.

However despite its ‘instagrammability’ and luxury resort-like appointments, the unique energy of the house is clear and reinforced through an array of spiritual iconography

David Bowie Sculpture Unveiled In a lavish event held at London's exclusive Westbury Hotel, hosted by socialite and luxury lifestyle commentator, Natalia Cola, the latest work by renowned French artist Christian Maas was unveiled - a spectacular bronze sculpture which pays tribute to musical legend David Bowie who passed away in 2016. Maas, has a career spanning four decades with a number of public monuments to his credit and celebrity collectors that include Princess Stephanie of Monaco and Bridget Bardot. He is known somewhat for his eccentricities and work in animalier, frequently combining both in forms such as giant ferocious bulldogs, woolly sheep and a crippled hare on a crutch the size of a man. The sculpture which shows a young Space Oddity Bowie, was a work of passion for Maas who had a personal connection with Bowie and was a great fan of his music. "I first met DB in '73, at the time I was working as a bouncer stopping girls from jumping on stage with him, following this we shared some great times together. I was in hospital recovering from brain surgery when I heard he had passed away and I was devastated, I thought... let me recover ASAP and make a sculpture of him in his memory," says Maas. There has been overwhelming interest in Maas' latest work, particularly from die-hard Bowie fans, however the first edition is being made available for the general public to view, soon to be placed on display at Harrods in London. Luxury Transformation Situated in the picturesque, harbourside suburb of Balmain, this home recently underwent a transformation thanks to LoveLife Projects who worked closely with the owners and architect to help piece together the client’s many ideas and create their dream home. The contemporary design incorporates a myriad of unique materials including a huge custom-made copper window and recycled bricks that combine together to create a home that is visually striking.

To make room for the four bedrooms and four bathrooms incorporated over three levels, the second floor had to be stabilised with acroprops whilst walls were removed on the second and third level to open up the space. Inside, the home is light and airy thanks to an abundance of natural light that flows through large skylights and custom shaped windows also adding to the home’s architectural appeal.

A predominantly white palette allows colour to be introduced through bold artworks and accent furniture. Beautiful finishes throughout emphasize the quality workmanship that is evident in every LoveLife project including a stunning cedar panelled wall that runs the length of the interior stairwell imbuing the space with an organic warmth and further adding to the geometric lines that feature throughout this beautiful home.

Contemporary Meets Character Heritage meets contemporary in this remarkable makeover of an original home in Sydney transforming a Victorian terrace into a simply beautiful, light and comfortable modern residence whilst conserving and embracing the charm, character and beauty of days gone by. The end result, executed by LoveLife Projects, Sydney’s trusted North Shore building company, is a slick, urban take on a traditional terrace with vastly improved natural light and general liveability.

Photography by Simon Whitbread

The original 3 bedroom, 2 bathroom home had all the typical terrace flaws of poor natural light, narrow stairs and cramped split levels with no real provision for outdoor living. Not surprisingly, the detailed client’s brief required a reno that allowed plenty of sunlight into the home and ensured the old and new came together seamlessly in an enticing fusion of past, present and future. The end result is a dramatic transformation of dark and dingy into a fresh, bright, lightfilled home that simply oozes appeal and beautiful liveability. A glass wall instead of balustrading safeguards a feature staircase that seems to float between the upper floor and tranquil, airy downstairs kitchen and living area.

Woodform cladding on the exterior, follows through to join the internal ceiling with meticulous detailing ensuring each timber lines up perfectly from outside to inside for continuity of lines. The wooden warmth contrasts gorgeously with exposed brick walls enhancing the raw charm colour and character of the indoor and outdoor living spaces. The bedrooms are bright and light, completed in soothing antique whites and the master bedroom has an original hearth in pride of place. The bathrooms have a Luxurious finish also created in a restrained pallet of whites enhancing feelings of elegance and space.

Contemporary Beach House Strong geometric lines and extensive use of concrete and glazing have been used to create this contemporary beach house in Portsea by Layton Builders. The brief was for a family holiday home with ample space to allow them to enjoy the stunning coastal location. Built with formed concrete walls and faรงade, the 450sqm, 4 bedroom, 3.5 bathroom home expertly showcases the use of this sustainable material in residential building. Externally, the concrete faรงade had a bespoke finish applied to give it its unique texture. Oregon was sandblasted on site then applied to the formwork in a random pattern to create an imprint in the concrete which beautifully complements the other exterior finishes of dark render and matching timber cladding.

Architect: Rachcoff Vella Architecture. Photography: Shannon McGrath

Inside the home is light, bright and airy with a neutral palette that reflects its coastal location. Orientated to take full advantage of the northern aspect, whilst protecting from the harsh southerly winds, expansive open-plan areas offer space for the entire family to relax and unwind. Feature finishes include timber clad walls, polished burnished concrete floors, joinery stained to match the flooring and grey tundra stone. Striking inside and out.

Designed with effortless entertaining in mind, the open-plan areas, bright airy spaces and a seamless flow between the outdoor entertaining spaces and the indoor living areas allows the home owners to easily entertain and make the most of the Australian lifestyle. To create the desired tropical paradise appearance, DecoClad ‘V-Groove’ 180mm cladding in DecoWood ‘Western Red Cedar’ was selected for the external and alfresco ceilings marking the first time the product has been used in a residential application in New South Wales. And it has proven to be the perfect choice. Not only does the cladding’s DecoWood timber finish provide a traditional Balinese feel and look like real timber, because it’s actually aluminium, it is also almost totally maintenance free despite being right on the coast.

ENTERTAINERS

Dream

This grand garden in the sought after Sydney suburb of Wahroonga by bespoke landscape design and construction company and two time Chelsea Flower Show Medal winner, Inspired Exteriors, incorporates a myriad of stylish spaces for the home owners to relax and entertain in luxurious seclusion.

280

A sophisticated and structured design, which expresses clear, strong lines and well considered balance within the landscape, was key to meeting the clients’ brief and has been masterfully achieved by the award winning Inspired Exteriors team. When it comes to outdoor living, this home has it all, a pavilion with outdoor fireplace creates a cosy and inviting space for a quiet evening drink. Poolside, an expansive pergola with a Teppenyaki plate sits in a countertop of single poured concrete and handmade copper swinging chairs, individually crafted by a renowned South African artist, contrast with the stone, recycled timber and rusted steel to create an urban industrial style space for entertaining. A welcoming whiskey lounge in a converted monorail carriage is within easy reach and overlooks a formal European style garden with a custom designed chicken coup. Dispersed throughout, distinctively bold plant pots, filled with delicate, yielding greenery and foliage, further speak of the perfect balance between strong and soft components that makes this landscape so interesting.

281

282

The compelling lines and structural elements of the landscape are softened with liberal application of mixed shrub and perennial plantings. Tastefully elegant, yet informal and relaxed planting arrangements finish off the haven. Throughout the garden, specimen feature trees and accents of clipped shrubs are cleverly positioned amongst drifts of flowering perennials under-planted with the gentlest of spreading groundcovers. The hardscape elements of the project illustrate the highest level of detail including the luxurious cobblestone driveway, custom formed pillars lining an entry path and large custom paving and steppers. Each considered component ensures the garden is welcoming and practical in all seasons. The perfect selection of materials, furnishings and finishes ensure that all components blend harmoniously with the architectural and interior renovations of the elegant residence creating wonderful spaces that can be enjoyed as much from the inside of the home as when entertaining guests outside.

ULTIMATE ALFRESCO A fabulous outdoor entertaining space that can be used all year round is now one of the top priorities for those building a new home, with often as much focus placed on the plans for the exterior living areas as the interior. Working within the confines of an established home to deliver a big checklist of wants is however a little more challenging. Not however for the multi-award winning team at C.O.S Design who beautifully renovated this Melbourne backyard to create the ultimate alfresco.

Given a very tight space initially comprising of just poor paving, low cost garden retainers and pittosporum hedges, C.O.S Design was asked to create a modern entertainers delight with everything that opens and shuts in the way of outdoor living. A flexible roof cover, fire place, barbeque and kitchen, outdoor fire pit, water feature and an open space for the kids to ride scooters were all part of the brief. With a love for entertaining at night, carefully considered garden lighting was also an important inclusion. Fulfilling such a jam-packed brief in such a small space was a challenge further complicated by a very large oak tree, which - whilst being overwhelming in its size and domination of the space - also offered a beautiful canopy to the garden which could never be replicated by any other sort of structure or imported tree. So the tree had to stay and consequently became a significant feature around which the rest of the design – a modern aesthetic with WOW - was created.

2 92

Maintaining a sense of space, balance and simplicity required carefully considered design responses. To meet the owners’ requirement for seamless indoor/outdoor integration, a covered area was created just off the rear of the home. The centre of the courtyard was kept open, clear and functional, becoming a transition space between the various outdoor space yet still allowing room for the children to play, ride scooters and just be kids. It also offers sufficient space for larger gatherings to spill out into the courtyard and a lovely area to move the table to from undercover to the open sky on a nice day. The central paved open area, surrounded by beautiful features, keeps the space clean and flexible whilst maintaining a warm, cosy and inviting feel. The resulting crisp yet welcoming space perfectly suits the personalities and brief of the clients. Overall the design is aesthetically powerful whilst embracing a versatile functionality.

C.O.S Design is one of Australia’s most awarded landscape design companies, with over 100 awards to their name. C.O.S Design has an extensive portfolio of work in some of Australia’s finest properties, and more recently internationally, consistently delivering beautiful spaces of the highest calibre.

Breaking with

TRADITION

Taught by his grandfather, Kim Fitzpatrick is a third generation glass artist - and his grandfather’s skills as a teacher were clearly pretty good, as Kim’s Perth based business, TSG (Tradition Stained Glass) has earnt a reputation as one of the best in the business. TSG’s proven expertise in replicating and restoring stained glass in the age-old method in which it was created has resulted in the company working on an array of significant projects, including cathedrals, Parliament House in Perth and other historically important buildings. Now Kim is forging a reputation as a leader in a whole new area of glass art. With his inherent artistic skills and a passion for glass as a medium, Kim has been creating spectacular fused glass artworks and their diverse application and installation abilities has resulted in an increasing demand for his work from both commercial and private clients. Kim’s fused glass artworks are created by combining various coloured glass together in a super-hot kiln until the colours blend together to create one piece. The ‘melting’ process allows the glass to merge together in an organic and fluid manner, and express abstract shapes and soft, free-form contours and colours with stunning effect.

312

Refining the technique so that the various glasses and colours blend together for a specific desired outcome has taken Kim considerable time and effort to master, however he can now custom design pieces in specific colours and patterns to suit the individual desires of each client, whilst still guaranteeing that each and every artwork is 100% original. The ‘near unbreakable’ fused glass panels mean that the architectural application of Kim’s artworks are truly endless. To date Kim’s work has been integrated in commercial spaces and luxury homes as windows, door panels, splash backs, outdoor water features and of course decoratively, and when installed with backlit LED lighting they are elevated to a whole new level, with the creation of a diffused ambient light that emanates from a 3D abstract mural. More examples of some of Kim’s exceptional work can be seen on the TSG website: www.traditionstainedglass.com.au

SAFARI LUXE Reinventing traditional safari-style architecture, the Cheetah Plains game lodge in the Sabi Sand Game Reserve in Kruger National Park by ARRCC combines state-of-the art sustainable architecture with an afro-minimalist aesthetic to create three luxurious villas that offer guests the ultimate way to experience the natural surroundings. Designed by renowned architect and ARRCC director Stefan Antoni, each spectacular exclusive-use villa incorporates four bedrooms accommodating a maximum of eight guests per villa. As a fully inclusive safari experience, each villa comes with a private chef who prepares all guest meals, selectively chosen wines from the cellar, twice-daily game drives, a private spa therapist and a central gym facility.

315

316

“A key decision at the outset was to create an experience where the architecture did not compete or distract from the nature experience but rather to engage and interact with it.” says Antoni.

Both inside and out the villas feature a range of organic materials, textures and tones, carefully chosen to harmonise with the environment. Inside locally sourced furnishings and bold and colourful artwork from some of South Africa’s leading artists add luxe appeal whilst floor to ceiling windows and glass

walls fully open up the inside to the outdoors, allowing guests to completely immerse themselves in the safari experience whilst relaxing in ultimate luxury. Find out more at
