HOW TO MAXIMIZE CASH FLOW IN SMALL BUSINESSES

The last few years have been rocky times for the 32.5 million U.S. small businesses, according to the U.S. ¬Small Business Administration (SBA). They have faced big challenges such as the COVID-19 pandemic, labor shortages, and rising inflation. These firms, which account for 43.5% of gross domestic product, are also facing a lending crunch.

The Associated Press reported in April that banks have been less generous with loans. In 2019, about 50% of businesses received the full amount of loans they requested. But in 2021, it was 30% - a steep drop. Minority-and women-owned businesses also feel they have a big hill to climb when it comes to loans.

For example, Black-owned businesses feel they are less likely to secure the full amount of financing they request. For women, a Bank of America study stated that 60% of female business owners felt they didn’t have the same access to financing as male entrepreneurs. In the face of this challenging environment, more business owners are taking a hard look at how to improve cash flow, from traditional sources to emerging alternatives.

ALTERNATIVE SOURCES OF FINANCING

• Many business owners have now turned to alternatives such as online lenders and crowdfunding. Businesses with a new product have turned to crowdfunding sites like Kickstarter and Indiegogo. But there can be pitfalls. Setting up a campaign that goes viral and attracts supporters isn’t guaranteed.

• Online lending platforms are another attractive form of financing, but while the cash flow may be instantaneous compared to traditional banks, these online loans come with higher interest rates and big late penalty fees. A cursory look at online lenders reveals APRs at 10% or higher. Traditional bank loans are 3% to 7%.

NEW SOLUTIONS FOR FINANCING AND MANAGING CASH FLOW

For business owners who find the drawbacks of traditional financing overwhelming or are leery of alternative modes, there is another route to consider when managing cash flow. Increasingly, nonbank companies are integrating bank-like services into their tech platforms, a concept known as embedded finance. These bank-like services could include payments and invoice processing and lending.

Advantages of embedded financing, like Plaid or Apple Pay, are transparency, ease of transactions, the capture of relevant customer data, and they offer another revenue stream to businesses.

Business owners who are considering this as a solution should consider speed and ease of payments, costs, and other benefits when deciding between platforms. For example, C2FO, a fintech software company, offers an integrated and secure platform where businesses can accelerate the payment of invoices while offering a discount to customers who pay early.

An advantage of this platform is improved cash flow, giving the businesses the power to determine the best time and terms for getting paid. Business owners who partner with C2FO also sidestep the red tape and costs of traditional and alternative financing routes.

For another solution, C2FO is now offering the C2FO CashFlow+TM Card, a new card that expands on C2FO’s established early payment system. The process is as follows:

• Business owners choose which invoices to accelerate, and early payments are sent to the CashFlow+ Card. Where this differs from typical early pay is that there is no discount given to secure early payment when the card is used. Businesses get paid early and in full and then can use the card, which also offers 1% cash back on purchases. Business owners get rewarded for getting paid now so they can expand, transform, and innovate - a different approach from more traditional and alternative means of getting capital.

Old Folks Saying

To fund their business ventures, business owners have typically turned to their personal savings or family and friends. Outside of that, bank loans remain a go-to option because of their relatively low rates. But those loans are becoming harder to secure.

Another issue is that many banks require multiple years of financial records, which emerging companies may not be able to provide. Loan financing also comes with strings attached, such as administrative red tape, restrictions, the lag time in receiving the actual funds, and shorter coverage periods. Optional “traditional” route is asset- based lending, which requires collateral. This type of capital has its own detractors, including substantially higher overhead to maintain and higher interest rates over time. Also, lenders prefer liquid assets such as securities, which many business owners may not have. A third option is factoring programs, which involve businesses selling their unpaid invoices in return for immediate working capital. Downsides include lack of control and higher costs compared to regular loans. Another detractor is stigma - factoring may signal to customers possible cash flow problems.

COMMUNITY WITH NEIGHBORS

It’s easy to see the value of living in caring neighborhoods and being good neighbors. One recent survey found 75 percent of Americans think it’s important to welcome new neighbors, 58 percent say it’s important for neighbors to socialize and 37 percent are more likely to seek help from a neighbor than a friend when it comes to small projects.

The chance to meet others is often cited as a primary reason millennial prefer living in urban neighborhoods. The survey found 58 percent of millennials have had face-to-face interactions with their neighbors, while 40 percent wish they were better connected than they already are. Interested in becoming a better inhabitant of your own neighborhood? Consider these suggestions aimed at promoting a kinder, friendlier environment.

Allow Me to Introduce Myself, My Name Is…

Take the first step. Instead of avoiding contact when in your yard or out for a walk, shake hands, say hi and try to remember people’s names. Even when in-person contact is brief, it can go a long way toward helping people feel connected and more like friends than strangers.

INDULGE YOUR NEIGHBORS WITH FRIENDLY-APPROPRIATE GIFTS

Make newcomers feel wanted and welcome by acknowledging their arrival with a thoughtful gift. One meaningful and sure-to-be-welcome idea is a beautifully fragranced soy candle from Bright Endeavors, a Chicago-area nonprofit that employs young mothers. Every purchase helps empower young women by teaching them job training and giving them the skills needed to gain permanent employment and provide for their children.

PROVIDE NEW FAMILIES WITH CONTACT INFORMATION OF RELIABLE NEIGHBORS AND COMMUNITY AMENITIES

Include phone numbers for emergency services, doctors’ offices, dentists, schools, babysitters, entertainment options, sources of great takeout food, dry cleaners and any other assets you think may be helpful. People will appreciate your insider view into local amenities, and they’ll be more likely to communicate key information to others if their contact info is readily available.

CREATE NEIGHBORHOOD EVENTS WITH GOOD JUDGMENT

It could be as simple as a front-porch open house or as strategically planned as a neighborhood cleanup, but any gathering that brings people together to socialize is bound to create goodwill and a friendlier neighborhood vibe.

BE MINDFUL OF THOSE WHO COULD USE YOUR HELP

When possible, organize meal delivery, dog walking, transportation or other assistance for neighbors going through tough times. Teaming up to help others may make your neighbors feel more connected, and people on the receiving end of such kindness tend to pay it forward.

PRACTICE THE GOLDEN RULE

Treat your neighbors as you would treat yourself. Clean up after pets and kids, drive through at reasonable speeds, don’t be overly loud, mow at reasonable hours, return anything you’ve borrowed and generally stay aware of how you’re coming across to others. It feels good to live in a neighborhood that feels more like a community than an anonymous collection of strangers. Consider how you can take the initiative to create warmth and peace within your own neighborhood.

4 WAYS TO GET INVOLVED THIS

Global Volunteer Month, celebrated throughout April, is a time to recognize people who actively support their communities through volunteerism and active civic engagement. It’s also a time to get in on the action. However, if you’re like many people, you may not know where to begin.

Research from Points of Light, a global nonprofit organization dedicated to inspiring, equipping and mobilizing people to take action that changes the world, shows 73% of people believe that volunteering is more important than ever, yet 66% think they can’t make a big impact in their communities. Global Volunteer Month can help point people in the right direction.

This year, Points of Light is partnering with leading sponsor Phillips 66 and supporting sponsor UPS to encourage individuals, nonprofits and corporate partners to engage in their communities. As part of the campaign, they are sharing four great ways to participate:

1. STAY LOCAL

While volunteering with any type of mission can help to better the world, people tend to be more impacted by volunteer opportunities from which they can observe the fruits of their labor. Collaborate with local nonprofits to affect change in the place where you live, work and play. Visit Points of Light Engage, https://engage.pointsoflight.org/, to find an opportunity today in your city or zip code and based on your interests.

2. VOLUNTEER WITH FRIENDS AND FAMILY

Families can support their communities by volunteering together. Consider working at a local food bank, participating in community clean-up initiatives, or organizing donation drives for local charities. Volunteering as a family not only provides a chance for quality time together but also encourages children to develop empathy and social responsibility. By volunteering, families can strengthen relationships, build community connections, and make a positive impact in their communities.

3. RECOGNIZE AND EXPAND WHAT YOU’RE ALREADY DOING

While many of us think about volunteering in a formal way with longer time commitments and structures, civic engagement comes in all forms. Informal actions like helping a neighbor and leveraging your purchase power all make up civic action. Ask yourself: how could I take three to five actions around one cause area that’s important to me to make greater impact? Find out how through the Points of Light Civic Circle https://www.pointsoflight.org/civic-circle/

4. SAY A SIMPLE THANK YOU

At its core, Global Volunteer Month is about thanking those already volunteering and making an impact. Take a minute to send a thank you to a special volunteer in your life or an organization that is giving its time and talent to make your community stronger.

“There are many paths to living a full, civic life. Now is the perfect time to make a plan to join the celebration, today and every day,” says Quest.

Source: StatePoint

said Diane Quest, interim president, and CEO, Points of Light. “Over the past four years since our inaugural Global Volunteer Month, we have seen people increase their commitments to creating a just and equitable world.”

GREAT WAYS TO ENCOURAGE

GLOBAL VOLUNTEER MONTH IMAGINATION DURING

PLAYTIME

INTRODUCE TOYS

Look for toys that allow kids to imagine themselves in new roles and scenarios. For example, little ones can transform into super-duper, fixer-uppers with the Drill & Learn Toolbox Pro from VTech. Featuring a toolbox, tool belt, hammer, wrench, plastic nails, screws and a working toy drill, along with realistic tool sounds, songs and information about how the tools are used, little DIYers will have all the basics for pretend home repair. For kids who may have watched older siblings and friends get their game on, another fun toy is the Level Up Gaming Chair. This preschool game station features a

EDUCATION & CAREER

swivel chair, joystick and pretend headphones, and a real interactive gaming tablet that teaches letters, numbers, animals and music with gaming sound effects. With no Wi-Fi needed, you can turn game time into learning time safely and without worries, while giving young kids an opportunity to feel like big kid gamers. The Pop & Spin Mower features an engine that rumbles, a sparkly, pretend blade that spins and popping beads that mimic grass clippings. Little gardeners will enjoy pushing this lean, green mowing machine, and those not quite ready to walk can sit and spin the roller or press the light-up buttons to explore gardening themes and colors. While this is a great way to play pretend, the toy also teaches lawn mower safety to help keep kids safe around the real thing.

USE CREATIVE PROMPTS

Art is one of the best avenues for the imagination to run free. And when it comes to different forms of art, the sky is limit. Encourage kids to create music, poems, stories, paintings, and plays. Feeling stumped? Give them prompts to get them started. Here are a few to try:

• Paint a picture of a beautiful place you want to go.

• Draw a picture of your favorite animal.

• Tell me a story about a kid and their dog.

• Paint a picture of the way you are feeling right now.

• Put on a play about two friends who are lost and trying to find their way home.

With fun role-playing toys and a bit of resourcefulness, you can make the most of playtime by letting imagination run wild.

WORKING REMOTELY? CYBERSECURITY WHAT TO KNOW ABOUT

If you are employed in the US, it’s more likely than not that you worked remotely at the heigh of the pandemic and continued. 52% of Americans have done part or all of their jobs from home during the pandemic. That’s even more than the number of Americans with a college degree.

Over time, we’ve perfected some aspects of remote and hybrid working - from comfortable chairs to Zoom happy hours. But there’s one thing that remains a major problem for most people: cybersecurity.

A HOMEGROWN PROBLEM

Work-from-home arrangements have contributed to a 238% increase in global cyberattack volume during the pandemic. And the attacks haven’t simply grown in amount - they’re more costly, too. The average cost of a data breach rose by 10% to a staggering $4.24 million.

Why? Because employees aren’t following cyber standards and best practices. For instance, the vast majority of employees are using work devices for personal tasks and personal devices for work. Some of you might even be thinking, “What’s wrong with that?”

Now, more than ever, we all need to take cybersecurity seriously. “Cybersecurity is a top priority because our clients entrust us with their sensitive information and personal finances,” says Bashar Abouseido, Managing Director and Chief Information Security Officer at Charles Schwab. “We make it everyone’s business.

We train every employee in best practices so that our clients can rest assured that their money, investments and financial futures are safe.”

CYBERSECURITY IS EVERYONE’S BUSINESS.

You might be thinking, “Another lecture about compliance? Did my IT department pay you to write this?” But everyone has a stake in cybersecurity.

• It impacts the employer. Businesses can lose more than money - their reputation, customers and even ability to stay open are at stake. In fact, 60% of midsize businesses that are hacked go out of business within six months.

• It impacts the employee. Not only can hackers unlawfully access company data through employees, but personal data can also be compromised. From social media accounts to personal finances, sensitive information becomes vulnerable without proper safeguards in place.

• It impacts the client. It takes a lot of trust to put your own data in someone else’s hands. Sometimes, the stakes are incredibly high. Financial services companies, for instance, are entrusted with everything from employment information and income to Social Security numbers and retirement savings.

WHAT’S NEXT?

Here are four ways remote employees can protect themselves, their clients and the companies they work for:

• Don’t mix business and personal devices: Using personal devices for work-related activities can easily put company data at risk if there is a breach. And that goes both ways: If the company is hacked, personal data may also be stolen.

• Avoid public Wi-Fi: It’s great when you don’t need a password to connect to the internet at your local coffee shop or airport, right? Hackers agree! Public Wi-Fi networks are inherently insecure, and that means it’s best to avoid them if possible.

• Get a virtual private network (VPN): These networks provide encrypted connections, ensuring that sensitive information is safely transmitted.

• Use multi-factor authentication (MFA): When transmitting sensitive information over the internet, look for websites that ask you to verify your identity by receiving an email, text or call. Microsoft recently found that MFA prevents an astonishing 99.9% of all cyberattacks.

TOP 10 SPRING CLEANING TIPS

The spring is a great time to bring back order and cleanliness to your home and tick off some home maintenance chores you may have neglected last year.

Not sure where to start? Check out these top cleaning tips that will whip your house into shape and help you start 2023 with a clean and tidy abode.

1. REDUCE CLUTTER

When you get home from a long day at work, you want your environment to be tidy to help you relax. An easy way to keep things tidy is to make sure everything has a place so you can quickly put away items and maintain a neat and calming environment. Bins, baskets and other organizational items can make it simple to get into the habit of putting things away so you can capture clutter before it starts.

2. DEEP CLEAN THE FLOORS

Your floors accumulate dirt, dust and crumbs from everyday use, especially high-traffic areas like the main entrance, kitchen, living room and bathroom. In using tools like the Casabella Infuse mop and Casabella ToughSweep XL broom, you can quickly deep clean linoleum, laminate, vinyl and sealed hardwood flooring to keep messes at bay. The spray mop comes with a reusable microfiber mopping pad that is safe to use on most flooring, while the broom’s angled bristles can help you tackle tough corners.

3. UNCLOG THE DRYER VENT

How often do you clean your dryer vent? If you have to run the dryer twice to fully dry laundry, it’s time to unclog. To start, you’ll need to disconnect the dryer and clear away any lint from the vent pipe, wall piping and dryer opening. Plus, you’ll want to make sure to remove and clean the vent cover on the outside of your home.

4. DUST EASY AND HARD-TO-REACH AREAS

Easy-to-reach areas, like windowsills, shelves and picture frames, should be thoroughly dusted once a month. With hard-to-reach places, like high shelves, ceiling fans and books, you can go up to three months between dustings. To make dusting easier, use a tool like the Casabella Extendable Microfiber Duster, which extends up to 35 inches to easily clean hard-to-reach spaces.

5. CLEAN EVERY CREVICE OF THE KITCHEN

There are crevices and tight spaces in your kitchen that can quickly collect dust and grime, but since they’re out of sight, they’re also out of mind. Move appliances to clean under and behind them. For example, the space under and behind the refrigerator is a magnet for hair, crumbs and dust, so make sure to add this space to the must-clean list in the new year.

6. FRESHEN UP THE FURNITURE

Your upholstered furniture attracts and traps dirt, dust and hair. To keep your furniture in good condition and clean, you’ll want to regularly vacuum the back, armrests, cushions and underneath the cushions. It’s also a good idea to top off your clean with the Evercare All Purpose Lint Roller, which effortlessly removes lint from couches, clothing, curtain and lampshades, making it the ultimate addition to your cleaning kit.

7. CLEAN AND DEGREASE THE OVEN

If it’s been a while since you’ve cleaned your oven, you should give it a deep dive after you’ve finished your holiday cooking. Make sure to wipe the bottom and sides of the oven and give the racks a thorough wash. If you have stubborn, burnt-on food, you may need to buy a cleaner and some elbow grease to get it sparkling.

8. DON’T FORGET THE DOORS AND TRIM

Doors and trim can accumulate a lot of dust and grime. Make sure to take a damp cloth and wipe it down from top to bottom - and don’t forget the sides and trim or molding! Using a disinfectant to eliminate bacteria and germs on your doorknobs from frequent, daily touching is also a good idea, particularly during the winter months.

9. VACUUM RUGS

Rugs collect soil and dust that can quickly make them look dingy, while also putting them at risk of damaging the fibers. During the holidays, your guests have tracked in a lot of slush and dirt from outdoors, so be sure to vacuum your rugs thoroughly. In the new year, make it a goal to vacuum rugs at least once a week, especially those in high-traffic areas.

10. CHECK AND CHANGE YOUR AIR FILTERS

To ensure you’re breathing in clean air and that your HVAC unit operates smoothly and efficiently, check your air filters every three months and change them as needed. According to experts, you can inspect an air filter by holding it up to the light. If the light doesn’t pass through, the filter is clogged and needs to be changed.

Start the new year off with a spotless, neat environment you’ll be happy to come home to every day. Using these top tips, you’ll clean your home of last year’s messes and set yourself up for maintaining a clean space year-round.

AFRICANS AMERICAN OBESITY

WIDESPREAD ACCORDING TO NEW STUDY

Obesity Care Week 2023 (OCW) kicked off in late February, with a focus on the disproportionate impact of obesity on communities of color.

Health officials responsible for OCW said racial and ethnic minorities have a higher rate of chronic diseases. African Americans have the highest rate of chronic diseases.

According to recent data, almost 50% of African Americans have obesity, and approximately 4 out of 5 Black women have overweight or obesity.

The causes of obesity are complex, and a person’s access to healthy food, safe places to exercise and play, stable and affordable housing, access to quality health care, and social attitudes about body weight all play a role in whether a person will have obesity. However, communities of color face unique challenges in each of these areas, health officials stated.

For example, in the United States, only 8% of African Americans live in a census tract with a supermarket, while 31% of white Americans have one.

This means that minorities more often shop in small stores or bodegas or eat at fast food restaurants. These places usually have less fresh food and more processed food.

Cultural attitudes about body weight also play a role, with non-Hispanic white women more satisfied with their body size than non-Hispanic Black women, and Hispanic women more interested in losing weight and eating healthy.

Evidence shows that the African American population has less of an impact on existing weight loss interventions, with Black men and women achieving smaller weight losses.

Health officials noted that this suggests that intensive behavioral programs result in lower levels of adherence in Black people than whites.

Founded in 2015, Obesity Care Week has a global vision for a society that values science and clinically based care and understands, respects, and accepts

the complexities of obesity.

Organizers have focused on changing the way society cares about obesity and have worked to empower individuals by providing affordable and comprehensive care and prevention programs, increasing awareness of weight bias, and working to eliminate obesity.

Researchers said obesity not only affects overall health, but it also increases the risk of complications from COVID-19.

According to a recent study of hospitalized patients in the US, obesity may also predispose patients to getting the virus and is the strongest predictor for COVID-19 complications.

Unfortunately, African Americans are also disproportionately affected by COVID-19. According to the CDC, 33% of those hospitalized with the virus were African Americans, compared to 13% of the US population.

Inequities in access to and quality of care result in poor overall health and many chronic diseases, such as obesity and diabetes.

This can affect individuals’ chances of getting COVID-19.

The communities in which African Americans live may place them at greater risk for developing chronic illnesses. For example, they may not have access to healthy foods or safe places to play or exercise.

For people who try to eat healthy, living in a food desert means that they must go to a grocery store. They often must do this by public transportation. These disparities need to be addressed so that all communities have the resources and support they need to achieve and maintain a healthy weight.

“Obesity Care Week 2023 highlights the need for comprehensive and inclusive approaches to obesity care that consider the unique challenges faced by communities of color,” organizers stated.

COMPARING THERAPISTS: HOW TO DETERMINE THE BEST MATCH FOR YOU

Experience Our World of Advertising, Marketing, Media and Communication 16 | April 2023 HEALTH

According to a recent Forbes Health poll, improving mental health was cited as one of the top New Year’s resolutions for 2023. For those seeking a mental healthcare provider, finding the right one can feel much like dating - overwhelming to find someone who shares the same values, meets your needs, and with whom you feel a connection. However, finding an attentive, caring and knowledgeable therapist can pay dividends on your mental well-being. “Working with a provider with whom you have a strong and trusting relationship can have a significant impact on the success of mental health treatment. That’s why it’s important to find someone who aligns with your needs and makes you

feel comfortable and heard so you can make progress in your mental health journey,” notes Dr. Shakira Espada-Campos, associate chief of behavioral health at virtual care provider MDLIVE. While finding the right provider can seem daunting, according to Dr. Espada-Campos, there are a few simple things to keep in mind that can help you find the right match:

1. UNDERSTAND YOUR NEEDS FIRST

When it comes to your initial search, look for a provider that meets your basic needs. First, determine whether you need a psychiatrist or therapist. While psychiatrists and therapists can provide treatment for many of the same issues, psychiatrists are doctors who can diagnose psychiatric conditions and prescribe medication, while therapists are licensed providers who can assess and support emotional or behavioral health concerns through talk therapy. Once you know the type of professional you’re looking for, do some digging into what a potential provider offers. Does their experience and specialty areas meet your needs? Do they offer night and weekend appointments? Doing the research upfront to determine compatibility at the base level will help minimize unexpected issues later.

which can lead to a trusting and healthy relationship in the long run. Some questions that may help gauge your compatibility include: What is your training and background? Do you have experience with the issues I am facing? How can we work together to achieve my goals? What does a typical session look like?

4. RECOGNIZE WHEN IT’S TIME TO MOVE ON

As with any relationship, the initial stage may be enjoyable, but then you start to get a nagging feeling that something isn’t working. The same can be said for working with a therapist. Sometimes, a provider isn’t the right fit; and that’s OK. If you find that sessions aren’t making you feel better generally, you’re not making progress with the goals you established together, or you feel they are not making adequate space for you, it might be time to find a different provider. No one should be forced to settle in a relationship, romantic or otherwise, if it doesn’t feel quite right.

5.

BREAKING UP ISN’T HARD TO DO

There are many fish, er, mental health providers in the sea, so you shouldn’t feel pressured to stay with one simply because you chose them originally. For example, MDLIVE’s platform makes it easy for

2.

LOCATION DOESN’T HAVE TO BE A DEALBREAKER

Virtual care has become an increasingly popular option for mental health services, as it provides private and convenient access to quality care in a timely manner. In fact, many health plans and employers have expanded benefits to cover virtual mental healthcare services. This has allowed for the “dating” pool to expand, meaning it’s easier than ever to find a provider that fits your needs - even if they’re in a different zip code. Building an ongoing relationship with a virtual therapist or psychiatrist is just as meaningful as it would be with an in-person provider.

3. DIG DEEP ON THE FIRST DATE

Once you’ve found a provider that meets your needs, the first visit can help illuminate further. Just like on a first date, you may be apprehensive of coming on too strong by asking a ton of questions, but doing so offers the perfect opportunity to see whether the therapist is a match for you both on and off paper,

you to choose from an extensive list of licensed therapists and board-certified psychiatrists, schedule an appointment, and change your provider at any time if you feel it isn’t quite working out. When you do feel it’s time to cut ties with your therapist, it’s important to be transparent - simply explain to your provider that you plan to end your treatment with them in your next session. This offers an opportunity to evaluate your work together and may also help you reflect on what you might need in a future provider. Recognizing your wants and priorities in a mental healthcare provider can help make the process of finding the right therapist a bit more seamless.

MAYBERRY HOMES: BRINGING AFFORDABLE HOME OWNERSHIP TO HOUSTON

Initiatives have been passed by Houston Mayor Sylvester Turner and City Council in support of creating more affordable housing projects, in alignment with the affordability objectives that will span over 40 years by the Texas Department of Housing and Community Affairs.

This flexible roadmap to homeownership is tailored specifically for households earning 120% or below the Area Median Income (AMI). AMI is generated by the U.S. Department of Housing and Urban Development (HUD) to determine the eligibility of applicants for certain federal housing programs. Median income is the midpoint of local incomes.

Based on the city’s injunction, Mayberry Homes, led by CEO Sharone Mayberry, will oversee the site development prior to the vertical construction for 40 detached, single family three-bedroom homes called the Southern Palm Development. The homes will be sold to homebuyers earning up to 120% AMI.

The average American typically moves five times in their lifetime. This means the act

of selling your house and moving to the next location is a big deal. You need to get a fair price for the home and feel confident navigating the listing, offer, negotiation, and closing processes. You need a home builder you can trust.

Houston is a city with a reputation for its affordable housing. In fact, Houston ranks as the third most affordable city among major metro areas in the U.S.

Mayberry gave d-mars.coma behind the scenes look at what is needed to create homeownership in the affordable sector. His drive and commitment to his community is pivotal to where he is today. While he didn’t initially envision himself as a home builder, his aspiration during his early 20s was to be the owner of a Mercedes Benz after watching his father pick him up for visits, each time in a different model from the luxury manufacturer.

ACCORDING TO A COUNCIL FOR COMMUNITY AND ECONOMIC RESEARCH (C2ER) COST OF LIVING INDEX FOR Q3 OF 2021:

• Cost of living in Houston is 4.4% lower than the nationwide average.

• Living in Houston costs less than 25.6% of the average of the most populous U.S. metro areas.

While working the night shift in downtown Houston, Mayberry would pass by a Mercedes dealership furthering his motivation to be a car owner, or so he thought. On an early Saturday morning, the businessman finally stopped at the dealership to test drive and purchase a 300 E Mercedes Benz. While driving the vehicle over the weekend, Mayberry was hoping his childhood friends would see him and admire what he thought was the pinnacle of success. With no one around to validate his moment,

he gave himself the moment instead.

“To my surprise I saw no one I knew, but what I did see were people remodeling houses. It was like a light switch turned on. I then had to ask myself, ’why would I buy a car that clearly no one can see me in, rather than buying a house?”

Ultimately Mayberry’s realization turned his passion into purpose that would better serve the community and the citizens with their own level of luxury. He returned the car, and

used the money to purchase his first home. Six years later after conducting home renovations, the business mogul moved to new construction under Mayberry Homes, Inc., which gave birth to “Revitalizing the Heart of Houston One Home at a Time.”

The company, according to Mayberry, strives to create comfortable financial mediums for those seeking home ownership. According to YouGov, many millennials and Gen Z members between 18-25 and 26-41 prefer

home ownership over renting. However, the biggest roadblock is affordability. Mayberry Homes seeks to combat that through the company’s recent contract with the City of Houston. Mayberry Homes held their groundbreaking ceremony on March 13th commemorating the partnership.

“So,when I reflect on the groundbreaking, it was certainly a milestone with an overwhelming turnout despite the shift in weather,” Mayberry detailed.

He admitted that he didn’t think anybody would attend saying, “to my surprise, not only were all the chairs filled, which were 80 chairs in total, but about 40 people standing outside and around the tent, observing in support of this collaborative effort.”

He added, “So, it made me feel good to see the support of our Mayor, Council Member Carolyn EvansShabazz, Congresswoman Sheila Jackson Lee, Director Keith Bynum, and a host of other community leaders, extending their trust that we will get the job done.”

The City of Houston is set to forgive the $2 million loan from the Uptown Tax Iincrement Reinvestment Zone Series 2021 Affordable Homes Fund to finance the infrastructure for the mixed income development. However, what does this mean for potential homeowners?

Mayberry says the forgivable loan from the city will be coupled with the subsidized land purchased received from the Midtown TIRZ.

“When you couple both of those subsidies, it then enables us to go in and develop the land, build and sell homes at 40% to 50% below market rate. This allows prospective homeowners confidence to afford an opportunity to stay in the area that otherwise, they may not have been able to afford,” he said.

Mayberry admits that home building projects in inner-city neighborhoods has its own contingencies that often do not

the City of Houston and Midtown TIRZ partnership. We are not in the business of gentrification, but we do seek to revitalize these historic areas returning them to their former glory while making it attractive and affordable for prospective homebuyers within the community.” he detailed.

Home ownership is still a challenge for those unaware of how to get started, but Mayberry Homes is committed to debunking naivety for prospective buyers, “Buyers at 80% AMI or below will be eligible for a large subsidy from the City of Houston. So that’s going to help offset the high interest rates that are realized today with seemingly no end in sight,” he described.

“While interest rates continue to go up, we are happy that the city has downpayment assistance available for prospective home buyers that otherwise wouldn’t be able to qualify.”

Mayberry wants people to believe in affordability with flexible options and security.

“We provide a quality, affordable home at a truly affordable value, with the help of the City of Houston, Midtown TIRZ, and other community partners,” he detailed. “This gives us longevity, and creates opportunities of a bright future within reach.”

Mayberry added, “So that will certainly keep us focused on continuing our efforts of

GIGGING YOUR WAY UP: IS THE GIG ECONOMY

RIGHT FOR YOU?

FULFILLMENT, AND A SENSE OF PURPOSE

Gigging allows workers more choice in the work they do, and freedom to pursue a variety of projects. They can choose where they work and who they work for. Gig workers tend to see work as more than just earning a paycheck. The study found nearly half of gig workers (48%) said they work to gain a sense of fulfillment, and 47% said that a significant influence in working was to feel a sense of self-worth.

NOW, HERE COMES THE CHALLENGES

While there are many appealing aspects of gigging, it also presents unique challenges.

› FINANCIAL STRESSORS

Freelancer, passion projects, side hustles are all synonymous with the gig economy - which has grown substantially over the past decade. The economic downturn of 2008 led many employers to recruit gig/temporary workers to control costs. The explosion of rideshare services and other contract employment has increased the awareness of gig as a steady work stream. According to MetLife’s 17th Annual U.S. Employee Benefit Trends Study, almost 30 million Americans receive primary income from gig or parttime work - nearly one-fifth of the total workforce. An additional 15 million supplement “traditional” full-time work with gig work. The study found that 85% of gig workers were interested in continuing their contract work over the next five years, instead of seeking a traditional work role.

GIG? SO, WHAT’S THE GIST OF IT?

The gig economy is defined as work based on a fixed-term contract, or that’s paid per project by a company, third party or via an online marketplace. Those who use gig work to earn extra money part-time include full-time employees looking to boost their income, students, people who want to pursue a passion project, stay-at-home

parents, job seekers and retirees. Others consider gig work as their full-time employment.

It may be surprising to learn gig workers are well distributed across all demographics in today’s workforce, according to the study: * 21% Gen Z (ages 21-22) * 34% Gen Y (ages 23-36) * 21% Gen X (ages 37-52) * 25% Boomers (ages 53 and up)

WHY GIGS HAVE AN ATTRACTIVE ADVANTAGE?

Gig work is appealing for many reasons, to many people. According to the MetLife study, 67% of fulltime employees reported interest in gig work as opposed to their current jobs, and 49% of employees expressed the intent to leave their current employer for contract or freelance work in the next five years

› PURSUIT OF THE ULTIMATE WORK/LIFE BLEND

Flexibility over one’s time is probably the top attraction of gigging. In the study, nearly half the respondents (49%) said that not being able to work remotely was the reason they left full-time work. Flexible schedules offer workers a compelling work/life blend of their choosing. Due to the flexibility and ease of communication provided by technology today, more jobs are becoming open to remote work and adaptable schedules - across many sectorswhich may help companies retain fulltime employees tempted by the gig lifestyle.

HELP SENIOR CITIZENS AVOID FINANCIAL ABUSE

Support the older people in your life by brushing up on ways to stay safe and secure off and online.

“I wish scary characters were only make believe, but unfortunately, there are real ones lurking in the digital realm and sometimes in our lives. All too often, we hear of elder financial abuse cases where these bad actors manipulate unsuspecting souls out of their savings and possessions,” says Lauree Peterson Sakai, strategy leader for Wells Fargo Aging Client Services.

Imposter scams use a variety of tricks to gain a person’s trust and steal their sensitive information, but they often start with a simple call, email or message impersonating a person or company they know to trick them into giving away their money.

SOME TIPS TO HELP THWART FRAUDSTERS:

• Don’t pick up calls from unknown numbers. The IRS and other government or financial institutions rarely make outbound calls and never ask you to provide personal information.

• Avoid helping strangers with cashing checks, de livering packages, or receiving goods.

• Beware of calls from individuals claiming to be your grandchild in urgent need of money. Hang up immediately to avoid falling for this common trick.

• Speak to another family member or trusted person in your life before lending large sums of money to family members or new acquaintances.

• Fraudsters are everywhere today, including in internet searches, emails and texts.

• Don’t be tempted to click on something that could hurt you or expose your personal information and log-in credentials.

The main stressor for all employees - gig or traditionalis finances. Gig workers may experience more financial stress than traditional full-time workers, however, since their work may be less steady than a traditional position. Gig workers need to constantly keep up with obtaining and maintaining clients, ensuring their next project (and paycheck) is lined up. They also need to pay their own self-employment taxes and Social Security, among other expenses.

› EMPLOYER BENEFITS

Gig workers are usually responsible for obtaining medical insurance and other benefits normally provided by employers. In fact, only 4% of gig workers reported that employers offered insurance, and only 5% said they were offered a retirement plan. People who choose to “be their own boss” must also procure their own benefits beyond health care, such as short- or long-term disability, accident insurance and more. Gig workers who want or need benefits may have to pay the full cost of coverage themselves. In the survey, 65% of gig workers said that they would be interested in a wider array of non-medical benefits that they could pay for on their own.

› CO-WORKERS AND CAREER DEVELOPMENT

Unlike traditional employees with daily access to networking with colleagues and continuing education through their employers, gig workers wanting to develop their careers must find and pursue those opportunities on their own. Interested in gigging? Read “The Gig Economy: Opportunities, Challenges, and Employer Strategies” report to learn more about MetLife’s insights into the evolving gig economy.

“The best things you can do for yourself are to know how to recognize potential scams and keep an open dialogue with your family and loved ones. Encourage each other to share if something sounds suspect,” says Peterson-Sakai.

5 TAX-EFFICIENT STRATEGIES

TO INCLUDE IN A HOLISTIC FINANCIAL PLAN

While not intended to be legal or tax advice, Lincoln Financial Group recommends considering the following five tax-efficient strategies as part of a holistic financial plan:

1. CONTRIBUTE TO A WORKPLACE RETIREMENT ACCOUNT. Pretax contributions to an employer-sponsored retirement savings plan will reduce total taxable income and allow savings to grow tax deferred. A good rule of thumb is to save at least 10% to 15% of your pay, but if that feels out of reach, start wherever possible and increase contributions a little each year to see big changes in total savings over time. Remember to save up to the employer match, if one is offered.

2. EXPLORE THE VALUE OF LIFETIME INCOME. At a time when people are living longer and face greater risks to their savings, an annuity can provide protected guaranteed monthly income that can last a lifetime. Taxes on the gains aren’t paid until the money is withdrawn, so interest can be earned on the money that would have otherwise been paid in taxes. Being in a lower tax bracket during retirement means potentially paying less in taxes overall on the same amount of money. A financial professional can help determine which type of annuity might best fit your specific needs.

3. PREPARE FOR UNEXPECTED LONG-TERM CARE COSTS. The greatest changes to income and lifestyle may result from an unexpected long-term health care event. Different solutions can help provide a cushion, and many of these benefits are income tax-free. Understanding the various policies is the first step in helping ensure you’ll receive needed care without passing a financial burden on to family or loved ones.

s consumers focus on filing taxes and spending returns, a new study reveals a need for increased awareness around tax-efficient financial strategies. Lincoln Financial Group’s Consumer Sentiment Tracker reports that only 2% of Americans can correctly identify financial solutions with tax advantages, despite one in three saying they prioritize investments that would help them pay less in taxes either now or in the future.

4. DIVERSIFY A PORTFOLIO WITH LIFE INSURANCE. Adding cash value life insurance to a larger financial plan can help protect savings and provide an income tax-free death benefit for your beneficiaries, as well as tax-deferred growth opportunities. It can also offer advantages that help meet goals at every stage of life, including funding a child’s education costs; strengthening retirement savings; creating additional cash flow; and protecting wealth for future generations. Keep in mind that if loans or withdrawals are taken from the policy, it will reduce the value of the death benefit and other payouts, as well as have potential tax consequences.

5. WORK WITH A FINANCIAL PROFESSIONAL. According to Lincoln’s study, just 1 in 5 U.S. adults feels very confident about making financial decisions to minimize exposure to taxes, yet 47% say they are more concerned about the impact of taxes on their retirement savings due to the current market. A financial professional can help tailor a holistic plan to your needs, as well as provide education about various insurance and retirement solutions.

BLACK COUPLE WINS RACE DISCRIMINATION LAWSUIT OVER HIGHER HOME APPRAISAL FROM REAL ESTATE COMPANY

the estimated value ranged between $995,000—or $455,000. It led to the couple’s suspicious because their home’s appraisal in 2019 was significantly lower.

lack couple in Marin City, California settled a dispute with a real estate company after they were given a higher estimate on their home, per Black Enterprise. Tenisha Tate-Austin and her husband, Paul Austin, filed a racial discrimination lawsuit in 2021 against appraiser Janette Miller and Miller and Perotti Real Estate Appraisals in San Rafael. The lawsuit also included a Utah appraisal management firm, AMC Links LLC.

FHAN’s executive director Caroline Peattie said the settlement was based on the uncertainties and stressors the couple endured saying, “Obviously we felt we had a strong case or else we wouldn’t have pursued it in the first place,” Peattie said. “Filing a lawsuit on the strength of the evidence is one thing and how a judge will rule is a separate question. You’re never assured of a particular outcome. I think everybody involved with the case was ready to move on.” Tenisha and Paul looked to refinance their home in 2020 in preparation for home renovations. When AMC Links appraised their home at the request of their broker,

The Austin’s eventually asked for a second appraisal but with a twist. Instead of requesting it themselves, they asked one of their white friends to do it on their behalf. There was no evidence that a Black family occupied the home. Therefore, the white friend received a higher value at a whopping $1.48 million.

“We missed out on a better interest rate because of the unfair appraisal we received,” Tate-Austin said. A confidential settlement was reached with AMC Links, per the Fair Housing Advocates of Norther California. Although the settlement amount was not disclosed, the company claimed they committed no “wrongdoing.”

WHAT YOU NEED TO KNOW

Home appraisers are bound by the Fair Housing Act of 1968 to not discriminate based on race, religion, national origin, or gender. Appraisers can lose their license or even face prison time if they’re found to produce discriminatory appraisals. Title XI of the Financial Institutions Reform, Recovery and Enforcement Act, enacted in 1989, also binds appraisers to a standard of unbiased ethics and performance.

the couple said in a statement.

The Austin’s believe that the defendants gave an undervalued appraisal for their home due to them being Black. However, after they received assistance from the Fair Housing Advocates of Northern California, things took a turn.

TOP 5 SMARTPHONE FEATURES YOU CAN’T LIVE WITHOUT

Smartphones are our lifeline – we use them to connect us to just about everything and everyone in our world. Americans check their phones an average of 344 times a day — once every four minutes — according to a 2022 Review.org survey. But when was the last time you upgraded your phone? If it’s been more than two years, you may be missing out on some of the latest tech upgrades. Here are five must-have features to consider when shopping for a new smartphone:

When it comes to battery life, you may not realize what you’ve been missing out on until you start using your new phone. A decade ago, smartphone battery capacity ranged from 1560mAh to 3200mAh, according to findings from Android Authority. Today, that capacity typically ranges from 4000mAh to 5000mAh, with some batteries as large as 6000mAh. And, the latest development of USB-C ports has allowed for faster charging capabilities, charging a near dead phone in just 30 minutes. Look for phones with fast charging technology, from 15W to 20W, and wireless charging options.

2. PHONE STORAGE

Storage matters, especially if you’re a business owner, gaming enthusiast or social media influencer. Read-Only Memory (ROM), the internal main storage on your phone, allows you to store media, files and games, and ranges anywhere from 64GB to 128GB, even 256GB and higher in some of the latest models. Random Access Memory (RAM) is used for short-term data like apps, photos and videos. The more RAM you have, the more multitasking you can do. When purchasing a new phone, look for at least 6GB to 8GB of RAM and 128GB of ROM.

3. CAMERA

Phones have nearly replaced traditional cameras, with 90% of people using only their smartphones to take photos versus digital cameras, according to 3D Insider. If you’re an avid photo taker, make sure your new phone features editing software, a variety of camera lenses, like ultra-wide and telephoto, and special functions like night mode to optimize lighting.

4. NETWORK

How you stay connected is an important decision. The latest deals can help you select a phone and wireless provider. For example, Samsung just unveiled its latest Galaxy S23 lineup, and T-Mobile is the only provider that can light up 5G standalone three-carrier aggregation, unleashing faster speeds and better responsiveness for some of the newest 5G smartphones – 16% faster speeds on average than phones without it. And switching to what studies have shown is America’s largest, fastest and most reliable 5G network comes with perks. New customers can get $200 off via a virtual prepaid card (allow 8 weeks) for each line they switch to T-Mobile – that’s $800 off for a family of four. And paired with T-Mobile’s offer to save $800 on the new Samsung Galaxy S23 lineup via bill credits when they choose the Magenta Max plan, that family gets four new phones and saves a total of $4000. To learn more about Samsung’s latest Galaxy S23 Series lineup, visit www.t-mobile.com/cell-phones/brand/samsung.

5. SECURITY

Gone are the days of remembering a PIN or typing in a password to safely access your phone’s data. Biometric security features like fingerprint, facial or voice recognition are crucial for keeping your private data secure. Most new smartphones feature in-display fingerprint screening and facial recognition, and more institutions like online banking apps are using this method now over passwords. Other important deciding factors include overall phone display, size and water resistance. Priorities may vary from person to person, but selecting what’s important for your new smartphone is something only you can determine.

TIPS FOR VACATIONING SAFELY WITH YOUR FAMILY

Travel has resumed across the country since the pandemic and right on time for spring. If you’re considering taking a trip sometime soon, it’s a good idea to make sure everyone in your group knows the best ways to stay safe - and how to pack and plan your trip while keeping health top of mind.

Here are some tips for making sure your next adventure goes off without a hitch, and that you’re prepared for any changing conditions that may occur while you’re away from home.

1. PACK ENOUGH SAFETY GEAR FOR EVERYONE

No matter where you’re headed or what the state of travel may be right now, make sure you’re ready in case of any unforeseen changes that may occur.

Pack enough of these items for everyone:

› WELL-FITTING, HIGH-QUALITY MASKS.

Depending on your family’s situation, you may feel more comfortable wearing masks in crowded places - indoors or out. Public transportation services, as well as many public venues and private businesses, may also require that you wear masks, so you’ll want to be sure you have at least two per family member packed and ready to bring with you on your excursions.

› HAND SANITIZER.

It’s a good idea to carry small bottles of hand sanitizer containing at least 60% alcohol with you, in case you won’t have access to soap and water when you need to wash your hands. Make sure to supervise children so they use it correctly and keep out of reach of young children.

› CLEANSING WIPES.

To help keep your surroundings and personal belongings clean wherever you go, sanitizing wipes can give you peace of mind.

Frequently cleaning high-touch surfaces and objects including door handles, TV remotes and your phones can help improve hygiene for you and your family.

2. RESEARCH HOTELS AND ENTERTAINMENT VENUES BEFORE YOU BOOK

While planning your vacation, make sure to check the websites (or call) for any places you plan to stay - this includes airlines, tourist attractions or other businesses you plan to visit. Find out their current health and safety policies and procedures to be sure you comply.

It can also be reassuring to know that the places you’ll visit - and especially where you’ll be sleeping, whether overnight or for several days - are clean and follow appropriate sanitation measures. For example, at Innisfree Hotels in Florida, the national hotel management group has publicized its proactive approach to health and safety in its fifteen waterfront properties, including but not limited to:

• Springhill Suites/Courtyard Amelia Island

• Hilton Pensacola Beach

• Beachside Hotel and Suites Cocoa Beach

• Hampton Inn and Suites Panama City Beach

• Holiday Inn Resort Fort Walton Beach Innisfree’s strategies, which are used to ensure guest health and safety, include increased daily cleaning and sanitizing procedures. The company is also requiring that all of their approximately 2,000 team members (with approved exemptions)

be fully vaccinated against COVID-19 by October 15 - and that new hires must have received their first COVID-19 vaccine prior to their first day of employment.

“From the onset of the pandemic, our decision-making process has been driven by health, safety and scientific evidence,” said Ted Ent, president and CEO, Innisfree Hotels. “This resolution comes as a response to the stark rise in cases among the unvaccinated and the spreading Delta variant. With this requirement, we intend to better protect our staff and guests from exposure to COVID, staying true to our core value of helping those who help us.”

3. STILL PRACTICE SOCIAL DISTANCING

To lower your risk of infection, the Centers for Disease Control and Prevention (CDC) recommends avoiding crowds and staying at least six feet (about two arm lengths) away from anyone who is not traveling with you. Outdoor venues or activities are also considered to be lower risk than indoor activities. If you or a family member is feeling sick, it is recommended to stay home and avoid being around other people to stop the spread of any illness.

Keeping these tips in mind will not only help you feel good that you’re taking the proper health and safety precautions - but will ensure a more carefree travel experience as you set off to some of your favorite vacation spots this year.
