After 13 years together and many successful business ventures these two really are an inspiration to us. With Valentine’s day around the corner we met up with them to find out their tips for keeping the romance alive and much more… What’s the most romantic thing either of you have done for one another? M: This may sound cheesy but I have chosen to make every moment together the most romantic in some way. If it’s waking up and saying, “I love you” or “I hope you have the best day ever”, that is what has become romantic for me. T: On our 10th anniversary Marc surprised me with a day where he took me to all the places we went to on our first dates. We started off with lunch at the Waterfront where he ordered the exact same thing we ate the first time, he then took me up Table Mountain for champagne sundowners and then finished the night off with dinner at The Mount Nelson- which is where we had our very first dinner date. Your ideal Valentine’s date night would be... M: Trace, the sunset, an Ard Matthews or Jack Johnson album playing in the background and a bottle of red wine. T: A romantic dinner prepared by my very own personal (naked) chef....hahaha What do you Love most about living in CT? M: The people. We are cosmopolitan, adventurous, generally confident but most importantly,
we are supportive of doing good and creating positive change. T: Having my family here is the most important thing as I can’t imagine doing life without them. Tell us a little about your career highlights? M: So many and I still feel like it’s only the beginning. My current and primary passion is Dare to Share, an NPO I set up 5 years ago which now feeds and provides toiletries to 71 families on a sustainable level and assists 39 registered charities in various sectors in the Western Cape. It’s largely due to the Dare to Share Food Fund supported by Paul Kovensky (KOVE Collection restaurants), Cheyne Morrisby (Cheyne’s, SHIO, Luck Bao) and Shaun King (Sevruga). T: I’ve been so fortunate to have such a wonderful career but if I had to pinpoint milestones then it would probably be winning FHM’s 100 Sexiest back in 2008, being chosen to be the first cover girl for Playboy South Africa back in 2011 and shooting Sports Illustrated. What’s tips can you share with our readers for keeping the romance alive? M: Be best friends, remain respectful, appreciate the small things, be grateful of your partners time
and efforts, and wake up with a simple, “Good morning, I love you.” T: Many moons ago my Dad taught me that relationships are about giving 100/100 not 50/50 and I couldn’t agree with him more. What does 2018 have in store for you both? M: So much. I have a few projects which launch publicly this year including an e-sports/gaming platform of which I am a shareholder which is being listed on ASX (Australian Stock Exchange) at the end of February. It’s a seriously cool app which allows you to converse in real time with professionals of any field for advice or opinions. I’m a partner in a crypto currency fund management company with some market leading doctorates of finance and lastly, I’m involved in Game for Humanity, a cool project of mine promoting random acts of kindness which has recently received international distribution. T: More travelling. We also have some really exciting business ventures in the pipeline which we’re super excited about- so watch this space.

IT’S A GOOD IDEA TO HAVE A CONTINGENCY FUND AVAILABLE

TO COVER ANY UNFORESEEN COSTS WHEN BUYING A HOME Buying a home is an expensive exercise, not only in the price of the property itself but also with regards to the transfer and bond registration costs involved. This can be a stressful time for buyers, and it helps to budget very carefully beforehand, to allow for certain unforeseen costs that might arise while the transfer is being registered, says Charlene Nolte-Joubert of Henkes Nolte-Joubert and a founding member of the Attorney Realtor Hub (ARH).
Insurance certificate (in the case of a sectional title unit). While the complex as a whole will be insured under one policy, the conveyancer needs to show that the unit being sold has an active policy over it and will request one from the insurance broker. This will cost from R750 to R1 500 (this amount is only applicable where a bond is being registered over the property).
Transfer and bond costs, Deeds Office and transfer duty fees are all calculated according to the price of the property being purchased, and a schedule is available from the conveyancer as to what will be payable by the buyer. In addition, one needs to budget for disbursements such as telephone calls made by the conveyancer’s team, printing, FICA requirements, and other general costs incurred to complete registration of transfer.

Some transfers are slightly more complicated, where there are additional actions to be carried out which will incur extra costs and will be added to the buyer’s invoice by the conveyancer. 1.
If the unit bought is in a sectional title or HOA complex, the conveyancer will prepay an amount to the body corporate or HOA to cover the cost of the levy clearance certificate and levies due for the first month from date of registration of the transfer as well as the electricity deposit and other additional fees (security or garden fees, for example), and provision will be made to cover approximately R4 000.

Notarial Deed of Cession. This fee cannot be anticipated beforehand and will only become prevalent once the transfer is in process. This is needed where there is a separate title deed for a garage or garden (as an exclusive use area) in a sectional title complex. If this applies, then the Conveyancer will charge for the extra documents required and will add approximately R2 500 to R 4 000 to the amount payable by the buyer. Bond registration initiation fees. The bank will charge roughly R6 000 to value the property and grant the bond. This is not the bond registration fee, however, which is a separate amount calculated according to the bond amount. ATTORNEYS . CONVEYANCERS . NOTARIES

If the title deed is lost, the conveyancer will need to apply for a copy, which the seller must pay for. The copy is needed as this will be lodged with the transfer documents. This might cost approximately R3 500.
2.
If there any mistakes on the title deed, such as a spelling errors or incorrect digits on the identity number, for example, this will have to be corrected first and will cost roughly R2 500, for the seller’s account.

Sometimes general power of attorney is granted to a third party where the seller is overseas or not able to be present to sign the necessary documents. This will cost from R2 000 to R3 000 and the cost would include authentication as well as being lodged with the Deeds Office.

Sellers often do not realise that they might have to budget for repair work on their home’s electrical and plumbing system in order to get a compliance certificate, and these costs should be factored in.

These fees will vary slightly from case to case, but an estimated extra budgeted amount should be put aside by buyers and sellers alike, so that they are not caught short and have to worry about the added amounts payable, says Nolte-Joubert.

NECK ARTHRITIS – CHRONIC NECK PAIN By Dr Guy Ashburner, Osteopath
Cervical spondylosis is an age-related degeneration (‘wear and tear’) of the bones (vertebrae) and discs in the neck. As we get older the discs become thinner and the vertebrae move closer together. Further degeneration due to poor posture, trauma and inappropriate exercise will cause mechanical loading (compression) of one vertebra (neck bone) on another vertebra which will increase the rate of joint damage.This loading may create ‘spurs’ of bone, known as osteophytes which can form at the edges of the vertebrae and the facet joints. Over time, these changes can press down on (compress) one or more of the nerve roots. In advanced cases the spinal cord becomes involved which then involves shooting pain down the arms and legs, muscle weakness in fingers and arms as well as bowels/bladder dysfunction. Symptoms like neck stiffness often develop slowly over time. But they may start or get worse suddenly. After a trauma, like a car accident or miss use,

The pain may be mild, or it can be deep and so severe that you are unable to move. The most common symptom is neck pain. Headaches are also common. This aching, burning, tingling pain sometimes spreads towards one or both shoulders, down the upper part of the back between the shoulder blades, or down an arm to a hand or fingers. This is caused by irritation of a nerve as it passes between the vertebrae on route to the arm from the spinal cord in the neck. Varying degrees of nerve irritation and compression can also cause loss of sensation or abnormal sensation in the shoulder, arm and hand, e.g. Pins and needles or numbness in the fingers. The pain may come and go, or may be continuous. The neck may feel stiff, and sudden movements may cause or worsen pain especially after a long period of inactivity, for example, after sleeping. Movement of the neck may make the pain worse. A healthy spine should move from the top of your neck down to T4 or T5 thoracic vertebra which is located directly between your shoulder blades. When we become tense around the shoulder girdle from mental tension or poor posture, the upper thoracic spine (T1T3) loses its mobility and tightens, forcing the lower part of the neck (typically C5-7) to have to over work in order to make up for the lack of mobility in the upper thoracic spine. Over time this causes the lower cervical spine to become irritated, mechanically over-loaded and inflammation to build in the joints in this region of the spine. Years of factors such as poor posture, muscle imbalance, mental tension, and inappropriate

exercise (neck rolling) leads to both alignment and mobility changes that result in mechanical over-loading of these vulnerable regions within our lower neck. Left unchecked this can lead to the development of spinal arthritis or spinal degenerative change. A good reason to keep your spine functioning at its best…after all it’s the only one you’ve got. Cervical spondylosis is a serious condition that needs time and care to avoid worsening. “Thoracic Spine Manipulation results in superior clinical benefits that persist beyond the 1-month follow-up period for patients with acute neck pain” – Journal of Orthopaedic and Sports Physical Therapy, Jan. 2009 Osteopaths use a variety of manipulative techniques, postural and exercise advice for the management of neck pain. Osteopathic care is safe, gentle and effective. It is a condition which, if caught early, may be helped by an Osteopath. The early effects of Cervical Spondylosis are mild, so when appropriate an osteopath will refer for x-rays or have an MRI done. These diagnostic tests enable an osteopath to identify spinal disc and joint damage early. Depending on the severity of the imaging results the osteopath may refer to a neurologist. Most people over the age of 50 have some degree of degeneration (spondylosis) without experiencing any painful or neurological symptoms. A 2007 published research in the BMJ (British Medical Journal) by Dr. Allan Binder (Rheumatologist) summarized that “the best treatment for cervical spondylosis includes exercise, manipulation, and mobility”.

LONELINESS IN RELATIONSHIPS

For the Valentine’s issue, rather than predictably default to theories of and around ‘romance’, I would like to address a theme within relationships that was sadly the most prevalent issue I had to encounter with clients during and just after the festive season, that of feeling lonely in their relationship. You’re in a relationship, you do things together like socialize with friends, have supper together, go on holiday together, yet there is a feeling of ‘loneliness’ and isolation in your relationship. The cause of the loneliness could possibly be attributed to a lack of ‘attachment’. Much over the years has been written about ‘attachment theory.’ Research says that our primary relationships with our parents creates the model for how our relationships will play out. But some may have had parents that were neglectful, didn’t have time for them, who may have been critical of the child and who may not have shown love. It stands to reason, that we as adults then give love and accept love in the same way as we experienced it growing up. If you grew up with emotionally available parents you will have developed a secure way of relating to a partner in adult life. But if that was not the case you may be an anxious adult. You might find it hard to connect and maintain a connection with your partner and you may become defensive of your
actions or fear the partner will leave, which can have you behave in ways that will almost certainly ensure the outcome you fear. So, how can our attachment styles and loneliness affect our relationships negatively? When we are under attack from our partners, even for the simplest of things, it starts a cycle of panic within that triggers the innate attachment driven behaviours. Demands may then be made of a partner to meet our needs, or we can withdraw from the relationship creating worry and insecurity for the couple. Feeling connected to our partners is like your own personal couple’s radar! Communication is done through connecting around just about any theme. It can be a verbal statement that elicits response from your partner, or it can be non-verbal, as in a wink, a touch or a smile. This is known as a ‘bid’ for connection, and it basically invites your partner to respond to you. The bid is really a subliminal way of checking that you are connected- Are you there for me? Can I trust you? Do you value me?

Assessing the degradation of a relationship takes some introspection, and the theory of attachment is a vast subject that can really help an individual or a couple to understand why and how their relationship has faded, even to the point of disconnection and loneliness. Awareness of the ‘bidding/ response’ process is critical to a person feeling secure and valued in their relationship. This Valentine’s day, maybe look at your connection. Do you get the responses to your bids that you would like? Often, we have to re-bid rather than withdraw to let the other know what we need and avoid the potential for withdrawal and loneliness.
