Spring is in the air, and for some it’s usually a time of fresh outlooks, coming out of the hibernation of winter and having an enthuiastic outlook on the future. A difficult approach to adopt given the swathe of bad news locally and abroad of late, and there have been many tragic events that have us naturally wondering what on earth is going on with people and the world? This time of new beginnings can be an opportunity to check in with oneself and say where am I? What do I want? and Where do I want

ED’S LETTER We’re turning 12! Hooray. I’m not sure that when I set out on this journey, I expected I’d still be happily head of the helm over a decade later. Nor did I anticipate the sheer tenacity that is required to run a monthly magazine. There’s been some pretty epic highs and lows but I’m so grateful to all our clients and readers that we can share this milestone together and would like to thank you all for your support. Wendy Rabbitte, our head of sales, deserves a special mention too, for being our most long standing and dedicated employee. After all, it takes a village. Wishing you all a wonderful festive season. I implore you not to fall into the same trap I often do, by over spending, over indulging and over doing it this silly season. Take the time off. Laze at home. Give simple gifts, if any, and appreciate all that our wonderful Mother City has to offer. It’s not quite a snow-andwarm-gluhwein combo, but we have our own brand of holiday cheer. Festival of Light Art The annual festival sees guests sipping on some of South Africa’s finest Méthode Cap Classique (MCC). This year’s dress code theme is Black and White with a Splash of Summer. Guests spend the day socialising in the grand marquee as they sample some of the many local MCC’s and handpicked French champagne on offer, while mingling with the MCC producers. LEE THOMPSON: SA’S FIRST BACHELOR

After chatting with Lee Thompson it’s clear to see why Mnet and Rapid Blue chose him to become the countries first Bachelor! He’s driven, philanthropic, passionate about our country and is looking for a special woman to share his life with. We wish him luck on his journey and can’t wait to tune into The Bachelor, when it airs next year. How did you get into modelling? I was scouted by Boss Models South Africa and trained by world renowned photographer Byron Keulemans. I had a good first season in the industry which opened many doors for me and allowed me to pursue an international modelling career. What has been your proudest career achievement? The non-profit organisation which I created called the #LiveHopeLoveSA initiative. It’s an initiative where house hold names send through a video sharing a message of Hope, Love and Encouragement which is aimed to inspire those who are fighting for their lives or going through a tough time in life. These video messages are then channelled to hospitals and the appropriate people via social media and direct messages. This initiative was inspired by Nelson Mandela and to continue his great legacy to South Africa and its people. You’re quite entrepreneurial, tell us about your businesses. I currently own two businesses, Clean Smart and Skyler Web. Clean Smart is a cleaning company that specialises in cleaning for office spaces, guest houses, events, business parks, retail outlets, and other spaces offered

on short term to long term cleaning contracts. We supply highly trained cleaning staff and eco-friendly cleaning equipment and materials. We operate in the Western Cape and Gauteng. Skyler Web is a website development business which focuses on building professional websites for Models, Stylists, Make Up Artists, Small Businesses and Entrepreneurs. I will be launching a fitness brand in 2019 which will change the fitness industry around the world forever. What motivates you to succeed? I am hugely ambitious, motivated and have a strong inner drive that keeps me moving in the right direction each day. I want a happy family lifestyle, a massively successful career and to make a positive difference to our great country of South Africa and I won’t stop until I’ve accomplished all of these goals. How do you feel about taking on the role ofSA’s first Bachelor? It’s a huge honour for Mnet and Rapid Blue to have selected me as the South Africa’s first Bachelor. I’m extremely excited and feel so blessed to have the opportunity to find someone special to share my life with through this once in a lifetime journey.

What qualities make for the perfect wife? I’m looking for someone who is kind, caring, physically attractive, honest, who has a great sense of humour, who I can see as my wife and the mother of my children. How would you describe yourself? As someone who is down to earth, easy to talk to, with a great sense of humour, honest, ambitious, driven and humble. Who inspires you most and why? Nelson Mandela. The way he united South Africa against all odds without resentment after being imprisoned for so many years is something I admire. WHAT ARE THE IMPLICATIONS OF THE 72-HOUR CLAUSE - HAVE YOU CONSULTED AN INDEPENDENT PROPERTY LAWYER TO PROTECT YOUR INTERESTS? Whether you’re a buyer or seller of a property, it is important to get independent legal advice from your attorney before signing an offer to purchase. While it is possible to sell one’s property privately, the seller will still need to have a conveyancing attorney attend to the transfer, and while an estate agent might see to the sale, an attorney is still needed, again for the transfer – so it makes sense to seek the attorney first, who will oversee the drafting of the contract and explain the terms thereof to you, says Charlene Joubert, of Henkes Joubert Barry Inc. Attorneys & Conveyancers. In terms of South African Law it is the duty of the appointed conveyancer to protect the seller’s best interests when attending to the conveyancing process, even though the buyer pays the conveyancer’s fees. The conveyancing attorney also has a duty to act fairly towards the buyer but a buyer can seek independent advice to help guide him through ensuring that the offer he submits is the best offer possible and that the implications of signing the offer do not put him at risk in any way, she said. In a typical contract, various clauses are included which will dictate the conditions of the sale, that either buyer or seller might not understand or can have certain implications which might not have been intended. “In light hereof it is advisable to peruse the offer carefully with your attorney (whether you are the buyer or seller) so that they can ensure the conditions imposed in the contract correctly reflect your intention”, said Joubert. A typical example of a clause that sometimes causes confusion is the 72-hour clause, often known as the “continued marketing” clause. It will possibly read as follows: 1.

The Seller may continue to market the property until the fulfilment of all suspensive conditions contained herein. Should the Seller during this time receive an acceptable offer the Seller shall have the right to call upon the Purchaser by notice

Suspensive conditions relate to the conditions to which a sale has been made subject to, such as the purchaser having to sell his property or having to obtain mortgage finance to purchase the property. If this uncertain future event does not occur, it will be as if the offer to purchase was never concluded between the parties. Should the 72-hour clause be contained in the offer to purchase the seller may continue marketing the property until the offer is no longer conditional i.e. the suspensive condition is fulfilled or is not fulfilled within the specified period. Should a seller receive a more acceptable offer during this time the purchaser is effectively given 72 hours written notice to waive the suspensive conditions or to ensure fulfilment thereof. If the purchaser cannot do this the contract is void ab initio (to be treated as invalid from the outset) and the seller may accept the second offer. A more acceptable offer is one where the buyer either submits a cash offer, has a higher deposit with a guaranteed finance source, or doesn’t have a property to sell first. This clause gives the seller a further opportunity of concluding an offer to purchase, rather than having to rely on the first offer only, which could fall through if the suspensive conditions are not fulfilled, and then as a consequence lose out on a ‘more acceptable offer.’ A more acceptable offer can also be a higher offer, so if a second buyer does offer more money, the first buyer is given an opportunity to meet the current offer within the 72 hour period or walk away, said Joubert.

Meeting the current offer will not mean the first buyer has to match the offer of the second buyer, it will simply mean he has to waive his right to rely on any suspensive condition, in other words, he can possibly arrange to buy cash if he does not obtain a bond and therefore sign an addendum to the agreement to waive his right to walk away if no bond is obtained. “What the attorney will often tell you is that you, as the purchaser, are the one in control of the offer at the time that you are considering submitting it and that you don’t simply have to accept a pre-drafted contract. You can dictate the content of the clauses (within reason) and the seller will usually have two days to accept, decline or submit a counter offer. “If the deletion of the 72-hour clause is not accepted by the seller and he counter offers by inserting the deleted clause in the counter offer, it does not necessarily mean that all is lost. By getting the first offer in, the purchaser still has the advantage and the chance to get the finance in the 72 hours or come up with alternative funding. Strengthen your offer as much as possible, by putting down a larger deposit, shortening unnecessary lengthy time frames for bond approval, or applying immediately for your mortgage finance helps. Your attorney will be able to advise you on ways in which you can strengthen your offer. “By consulting a lawyer to represent your interest on a contract, you basically improve your chances of getting your offer accepted but at the same time protect your interests. The seller, too, can be assured that his attorney will look out for his interests and will ensure that all the conditions placed on the buyer are met,” said Joubert. UNDECIDED ABOUT TRANSFERRING MONEY OUT OF SOUTH AFRICA? Many of us have been preoccupied lately thinking about the direction of the rand and how we can counter the effects of its movements and best protect the value of our wealth. With this in mind, you may have been weighing the pros and cons of moving some of your money offshore but are still undecided. The following may be some of the thoughts troubling you: • When is the right time? Should I risk waiting for a recovery or should I transfer now? • Should I transfer into US dollars or another foreign currency? Where do I get the best rates? • How do I invest my money once it’s outside South Africa and what investments will have the best chance of protecting and preserving my wealth? • What taxes will I have to pay? What local requirements are there, for instance reporting to SARS or dealing with the Reserve Bank? • What happens to my offshore funds when I die? What should one do? “The decision-making process around transferring Rands offshore or investing internationally is extremely daunting, can be quite complex, and is an understandable cause of anxiety,” says Greg Stockton, Managing Director at Carrick Wealth.

“Therefore, it’s always best to consult an expert in this field; someone who isn’t conflicted when advising you. A good starting point is to speak to a qualified adviser who provides integrated local and offshore financial planning.” Stockton’s advice is to avoid advisers who predict doom and gloom and crashes in the rand. The truth is, no-one can really predict what the rand might do. Ideally, to cover yourself, Stockton says you should have at least 50% of your liquid assets invested in markets outside South Africa. Once you are in this position the rand’s movements won’t affect you that much and you can spend less time worrying about short-term currency movements and more on your personal wealth plan. You may also be asking yourself how to best time the transfer, but the answer is, you can’t. Even your best planning and timing can still be upset by unforeseen developments. So, best is to decide to move the funds offshore and then follow a disciplined approach of transferring every 3-6 months, no matter what the rand is doing, says Stockton. During some quarters you will get a good rate and in others not, but on average you should be fine. Consult a qualified financial planner As with all financial decisions, it is always highly recommended that you review your portfolio

GET OUT OF YOUR COMFORT ZONE

I’m writing a book! There we go; it’s out! Scary, but exciting, and somehow makes it more of a reality when put into words. There is no turning back now; I’m a person of my word so when I say I’ll do something, I do! The aim of my book is to take readers on a culinary journey to experience several countries, with stories of the places I’ve visited and the meals I’ve enjoyed. I’ll take you behind the scenes into the kitchens I’ve had the pleasure of cooking in with the local chefs. I’m also including loads of inspirational recipes and beautiful images. I will share with you how I took that first step and changed my life from a 30-year career in photographic production, to follow my passion and launch another business at an age when most people are thinking of slowing down, and how I have never felt more alive or fulfilled doing this. Even ‘though I’m constantly writing it’s quite a daunting task to share deep and intimate details of my life and bare my soul for all to see and make myself vulnerable. We need our armour around us to hide aspects of ourselves from the

world that we deem unworthy. And yet, those are the very parts of us that make us human, loveable and approachable. I’ve been called aloof before which hurt so much at the time; I felt so misunderstood as I believe my shyness was mistaken for being aloof, but the fabulous thing about more time on this earth is that what others think becomes less important which can be so liberating! I’m at our beach house in Yzerfontein tonight. It was THE perfect day with not a breath of wind, a pleasant temperature and such a welcome relief and contrast from the relentless heat of the city this week and hours of work in very hot kitchens. I’ve taken a solo sunset stroll to the breaking waves at the shore’s edge and breathing in the light sea mist, I feel rejuvenated. Digging my toes into the sand, I feel a peace and connection with the earth.

This place inspires me deeply. I feel creative. I want to cook; I want to write and I want to play like a child in the water….to wade in and get my shorts wet. To have that carefree attitude that kids manage so well! Full time adulting is tough! We definitely need to play more. I have set myself a huge challenge with this project and that is what I challenge you all to do in the coming year. Get out of your comfort zone, stretch the boundaries and aim high! You CAN do it! LOVE AND ADMIRATION THE KEY TO TWO HEARTS BEATING AS ONE... It was Théophile Gautier that said: ‘ To love is to admire with the heart; to admire is to love with the mind’. How many people out there choose a partner based on the fact that they admire them? Yes, we need attraction, communication, trust etc, but when I ask people what made them choose their partner; I am yet to hear anyone say it was because they admired them. Yet, when we look at sustaining a relationship in the long term, admiration of our partner is a very desirable attribute to have, and it doesn’t mean that the partner in question needs to be some high flying superstar. It could be admiring their work ethic, their belief system, how they treat other people, their honesty and dedication to a cause or others, their tenacity and strength and a myriad of other elements. If we lose admiration for our partner it could seriously jeopardise the longevity of the relationship as so often when

admiration goes, so does respect for someone. If we start a relationship temporarily blinded because we are feeling all ‘loved up’ and can’t see anything wrong in that person (as most do!) will we identify whether we admire them or not? If it’s not there, then the lack of admiration for some or other reason could well turn the relationship sour as it threatens its long-term sustainability. Growing up our parents demonstrate relationships to us. I recently asked my Mother what attracted her to my Father and she spoke of admiring him. This admiration grew when she started to notice the way he didn’t play any games, and everyone in his life knew exactly where they stood. There were no mixed messages and no grey areas with him. He was simple. In my own youth once he said something that has remained with me — he said: ‘As an adult, sometimes you just have to make decisions, and live with the consequences’. I admired the way he really lived by those words. He wasn’t on the fence, he didn’t change his mind about things as his feelings changed, and I respected his quiet confidence. I knew I could learn from that. It’s human nature to want something that is perceived as desirable by others. Why do you

think sometimes a guy can go unnoticed until you start dating him, and then all-of-a-sudden, all the ladies want him? Conversely, if I were able to ask the same question of my Father, I imagine his response to his admiration of my Mother might have been that he admired her liveliness and outgoing nature – sometimes these traits may be considered undesirable, but, nonetheless it was what I think he admired about her nature and sustained his attraction to her. Having attraction is wonderful. Having love is obviously most important. But having true admiration for one another is a bond that not all couples have. I’d be willing to say that it’s a missing ingredient in a lot of failed relationships. Ultimately, it takes two to tango. There are countless factors at play, and sometimes we aren’t capable of admiring someone — he or she isn’t capable of inspiring admiration in us, or vice versa. Sometimes there is nothing that can be done to make a relationship last. But sometimes, there is. I encourage you to find and list things about your partner that you admire, and make sure to tell them often!

THE DAILY GRIND OF ANOTHER KIND... TEETH GRINDING - BRUXISM By Dr Guy Ashburner, Osteopath

“The mechanical principles on which Osteopathy is based are as old as the universe.” - Philosophy of Osteopathy in the jaw joint and difficulty chewing or opening one’s mouth, reduced concentration, facial pain, sore throats, lowered immunity, increased fatigue and back pain.

Teeth grinding (Bruxism) is in an involuntary habit of clenching or grinding in a back-and-forth or sideways movement of the top and bottom teeth against each other. The biting force of an adult human can equal up to 200 pounds per square inch. Clench your teeth on a regular basis, and that prolonged pressure takes its toll not only on teeth but also their supporting structures, muscles, tendons, ligaments and joints of the jaw, skull, neck and shoulders. Teeth grinding can lead to stiffness, tenderness and pain in the neck and shoulders. Headaches, especially in the temples and in the morning, migraines, unexplained earaches, a painful jaw (especially in the morning), wearing down of teeth surfaces, intermittent tooth sensitivity and unexplained toothaches, clicking

Teeth grinding is a condition that may be multifactorial and therefore osteopathy may not be the only answer to the habit of teeth grinding. Causes that contribute to clenching and grinding include hidden stress, poor alignment of teeth, ill-fitting dental work, previous trauma to the head and neck area including retained birth compression of the head, punches to the face or falls onto the face and diseases such as Parkinson’s or Huntington’s. An athlete whose sport requires good stability may exhibit teeth grinding. The contraction of the muscles of the athlete’s jaw will aim to stabilise the head in relation to the neck and neck with respect to the shoulders, thus stabilising the body during the movement. Discovering the cause of the teeth grinding is important. If the patient is taking any medication for depression or anxiety the patient should contact their GP to confirm that the grinding is not a potential side effect of the drugs. Before undertaking any corrective measures that might involve a forced realignment or even a surgical step, it is advisable to arrive at a correct diagnosis and perhaps undertake other holistic measures to deal with the teeth grinding condition first. Cranial Osteopathy understands that in life the bones of the face, like the rest of the skull, are free to move

minutely, which they do so in a rhythmic fashion. This movement is important in maintaining drainage of the sinuses, and permitting the free passage of air through the nose. The jaw is powerful and grinding uses not only the main jaw muscles but also accessory stabilising muscles which are located in the neck and base of the skull. This habit overworks the muscles and restricts the mobility of the associated cranial bones. Also, when under pressure, one’s posture changes: Muscles get tighter, shoulders rise, slumping occurs and breathing gets more difficult. This all means one’s body has to work much harder to keep everything in balance. Osteopathic treatment working across the anatomy of the jaw, face and breadth of the skull is important to help improve the normal balance, tension and mobility of the cranial bones and associated muscles and their relationship with the temporomandibular joint thus easing the tension, giving the patient relief from their pain and adaptability for growth. Osteopathic techniques used to treat structural tension within the face are very gentle. Also, through osteopathic techniques on the skull and spine, osteopaths can help balance the autonomic nervous system, thus decreasing the state of chronic anxiety in the patient. For long term management of the condition itself the patient should obtain an appropriate mouth guard from the dentist to protect the teeth from wearing down and to reduce some of the grinding at night by making it more difficult to clench the teeth.

THE TURKEY AND SIDE-DISHES No need to avoid Santa’s most famous bird; just make a few nifty menu shifts: • Buy a self-basting turkey and roast it on a rack, adding a few cupfuls of water to the roaster below. That way the fat drips away, and the meat retains its succulence. • Forget about stuffing the creature; score citrus fruit to release aroma and tuck them into the belly and neck cavity with a couple of fistfuls of fresh herbs. • Serve the turkey hot, with salads or cool vegetables as accoutrements. Roast potatoes, glazed carrots and cauliflower cheese belong to the previous generation (and the Northern Hemisphere, where chilly weather is more conducive to hot veg). • Lose the gravy; serve salsa instead (finely chopped tomato, onion, red pepper, peppadew and fresh coriander tossed with just a gloss of balsamic vinegar). • If the family insists on a salad with a mayonnaisey-type dressing (eg rice or pasta salad) use low-fat mayo or use half mayo, half fat-free yoghurt. Season it well, and no-one will be any the wiser. • Serve vinaigrette separately with the leafy green salad and offer plain balsamic vinegar

THE PUD Don’t even think about pandering to your maiden aunt’s predilection for a fruity Christmas pudding blanketed with custard. Rather poach fruit in a light sugar syrup or fruit juice and serve it with fat-free yoghurt. Alternatively pile mixed summer berries as high as you dare in your flashiest glass bowl and serve with a scoop of yoghurt ice or low-fat frozen dessert.
