FOUNDER, FREEDOM CAPITAL INC.
Fast Five Q&A With Pip Dhaliwal
Q
Tell us a bit about yourself and Freedom Capital. “I founded Freedom Capital in 2010. Working as a mortgage officer at the bank, I saw a void in the financing market for alternative solutions after watching frustrated clients getting passed over due to strict guidelines and red tape in the conventional market. Today, we operate as one of the largest national brokerages solely dedicated to the alternative and commercial mortgage market in Canada. Our team comes with
a collective 35-years+ of experience in the mortgage lending field, which is why we know what works and what doesn’t work. Freedom Capital recognizes the need for alternative financing, especially for those individuals that require more diverse financial options.”
Q
How does Freedom Capital differ from the banks? How we differ from the banks is that we offer much high leverage loan amounts while requiring less equity at very competitive rates. We can turnaround an approval
within 48 hours once we receive all the documents, which is much faster than the banks. You can also expect less
documentation requirements than the banks. Moreover, you also can use other assets to reduce cash being put into the project. We are able to finance raw and unzoned land with development potential. With the ability to fund multiple projects, Freedom Capital has open terms. Land lifts are another differentiating factor because as you go through the rezoning process, the value of the property goes up and a lot of banks don’t realize this increase in land value when financing. Our organization also places emphasis on servicing as we can obtain 100% of your servicing costs and post bonds to the city. Overall, we work one on one with our clients, finding out what the issues are and addressing them. It isn’t always about the numbers. Rather, it is about finding what out what you need and getting it done quickly and efficiently. We listen and understand the challenges that you face as developer. The banks just push your transaction through and are not interested in maintaining that long relationship with you. We help developers make more money by making the road to financing a lot easier and, simply put, seamless. We offer solutions, not a roadblock.”
Q
What expertise does Freedom Capital have in land and construction financing and why should we use Freedom Capital’s services? “We have in-depth knowledge about real estate. We see upcoming areas and communities rising and the potential to benefit with investing in these communities. In addition, we understand the rezoning and construction cycle in detail. The banks often have perimeters that need to be met. We understand the lifecycle of the rezoning and construction and can give professional advise on how we can help. Freedom Capital has experience in developing land and building homes. Our team has been in the industry for over 35 years and Freedom Capital has been in business for 12 years. We are looking to be your partner in your land development journey. Whether your interests involve starting to look at an opportunity or revolve around the initial stages of your next project, we encourage you to look to us to be your trusted financing partner through the rezoning and construction process as well when you are ready to start your next project. Our clients need a team of professionals to work in alignment with their goals and visions That’s exactly what we do by helping clients take the stress out of financing. We help gain more value in the investment by supporting their vision of redevelopment and construction. We work as
part of your core team throughout your redevelopment/construction process. Rather than a transaction that misses the big picture, we become part of your corporate team and help you make the best decisions, alongside your lawyers, engineers, accountants, and realtors.”
Q
What problems do we solve for developers?
“Once a project is approved and underway, it is at its most vulnerable. That’s because developers face some of their greatest challenges AFTER construction begins. Developers are contending with challenges beyond their control more than ever before. Our goal is to pair you with a dedicated financial advisor, who is intimately familiar with your project and your needs – through financing, construction and transitioning to what comes next. Freedom Capital is a recognized name in land and construction financing and strives to allow you to take advantage of opportunities that come up quickly with no limits. With fast approval and sound advice in financing projects, we can help you come up with a step-by-step plan to help through the acquisition, rezoning,
(+1) 866 944 7778
and construction phases. We provide solutions for weather delays, cost overruns, fixed cost increases (such as lumber, steel, and labour), stock market crashes, restrictive terms, cash flow issues, and trades putting liens on the property. We protect your investment and come up with solutions. Furthermore, we offer higher loan to cost ratios, higher land financing options, convenient draw schedule, and lower presale requirements. With Freedom Capital, clients can gain options in terms of funds for rezoning (soft costs) or servicing, less equity injection, funding for multiple projects, and new funds to bridge to new projects.”
Q
What about the rates and terms for construction financing? “We offer competitive rates and higher loan amounts than the bank. Terms are negotiable depending on the project and we offer open terms and renewal options in case a project/ rezoning takes longer than expected.
Our philosophy is as follows: Freedom Capital can offer options with less stringent lending guidelines than the banks, higher loan amounts, high loan to cost ratios, less presales, and way less equity requirements than your traditional banks… and all of this at extremely competitive rates and terms! Too often, large banks let commercial developers down. They FAIL to understand that developing a property isn’t ONLY about numbers. There’s a reason you do what you do, and Freedom Capital understands that your VISION is more than just the bottom line. Developers are more than entrepreneurs; you’re building our future. We allow developers to realize every opportunity, without compromise. Development in Canada is evolving rapidly, and you need a financial partner that is prepared to work quickly and one that can see the big picture alongside you. Freedom Capital, staffed with expert advisors to offer you better options and more support, has connections in the field and industry knowledge that can make you money and grow your operations. Just imagine picking up the phone and reaching a person right away, who knows your name, all about your project’s budget, your objectives, and your future goals. Freedom Capital builds a relationship and is a true financial partner. Think back on the projects you’ve developed. Could knowledge of MORE options about financing have saved you time and money in the past?”

DARPAN 1 Tell us about yourself and the work that you do?
I have been an economist, working on Bay Street in Toronto, since the early 1980s. I now lead a team that provides analysis and forecasts on numerous economic and financial indicators, such as interest rates, economic growth, unemployment, housing, exchange rates, and, of course, inflation. Our work is aimed at both supporting the Bank in its planning, but also our customers and clients. Besides producing publications and managing my group, much of my time is also spent presenting our views to a wide variety of audiences, including governments, non-profits, and business associations. Prior to the pandemic, almost half of my time may have been spent on the road, visiting clients or giving presentations; I still give as many presentations now, but they of course have all been virtual in the past two years. 2 Inflation in Canada hit a 30-year high at the end of 2021. What has been the cause of this, and how concerned should we be?
There are several causes behind the rise in inflation, which makes it more of a challenge to address. First, the pandemic disrupted the global supply-chain network, raising costs and creating product shortages. The most prominent example is the microchip shortage that has led to a dearth of new vehicles, resulting in soaring prices for both new and, especially, used cars. Second, commodity prices bolted higher in the past two years, notably for energy, lumber, base metals and agriculture. Much of the increase in raw material costs is passed along to customers. And third, ultra-loose monetary and fiscal policies generated overly-strong demand, especially for durable goods given COVID-related restrictions on some services. The strong demand put even more pressure on producers who couldn’t keep up, resulting in higher prices. We are very concerned about the outlook for inflation, given how late (in our view) central banks are in reversing their stimulative policies (the Fed is still buying assets!). Given the relatively slow effect of rate increases on demand, we could well see more persistence in inflation, especially if wage costs accelerate in response to tight labour markets in the U.S. and Canada.
PHOTO: DOUGLAS PORTER/ BMO
3 Will we see a domino effect of inflation in all sectors of the economy or will the focus be on a steep rise in gasoline and food over any other sphere?
We expect gasoline prices to eventually ease later this year given our forecast of lower oil prices, though the upward trend in food costs will likely see more persistence due to the effects of last year’s severe drought in the North American Midwest. While some cooling in the housing market (in response to interest rate hikes) will take pressure off homeowners’ replacement costs in the CPI, the decline in affordability across much of the country will also drive up rents. Most sectors will face upward pressure from expected higher wages this year, especially labour-intensive services industries. However, the price of some goods that have jumped in the past year—autos, furniture, appliances—could pull back due to a shift in demand toward services and owing to rising interest rates, which will curb demand for interest-sensitive big-ticket items. In addition, some easing in the microchip shortage should support auto production, allowing for some retreat in soaring car prices.

rates, Canadian home prices are the most expensive they have been since the late-1980s. During the second half of 2021, many buyers switched to lower-cost variable-rate mortgages, which helped keep home price momentum running strong. But, as the Bank of Canada raises interest rates and variable mortgage rates climb, that option will disappear, and the market will be forced to deal with higher interest rates. Strong wage, employment conditions and demographic demand patterns will prevent a major decline in home prices, but we could see a stalling or slight correction as the market adjusts to higher interest rates. 7 Will we see the economy recover even amid labour shortages?
DOUGLAS PORTER CHIEF ECONOMIST,
BMO FINANCIAL GROUP First and foremost, there will be no curbing of inflation unless the Bank of Canada reverses its ultra-loose monetary policy, as is widely expected this year.” 4 Do you expect the The Bank of Canada
to raise interest rates, and what is your prediction as to what the new rate might be? The Bank of Canada will almost certainly begin raising interest rates very soon. We see them raising interest rates at its March 2022 meeting, after signaling its intention to do so in January. Rates hikes of 25 bps (1/4 percentage point) are expected four times in 2022, followed by at least another two rate increases in 2023. That would take the policy rate to 1.75% (from 0.25% now), levels seen at the end of the last economic cycle. Given the inflation backdrop, the risk is that the Bank enacts these rate hikes more quickly, and ultimately reaches a higher end point. 5 Is it fair to say that the latest readings
may stir concerns within the Bank of Canada about how long inflation rates remain elevated, as well as a broadening of price pressures outside of supply-constrained items?
Yes. The Bank of Canada is likely concerned about more persistent inflation, broadening pressure, and entrenching expectations. Their latest Business Outlook Survey showed 67% of firms expect inflation above 3% over the next two years, the highest since survey data began in 2001. The share of firms planning wage increases is also at a record high, as firms seek to retain and attract scarce labour. The Bank of Canada understands that the longer this pressure is allowed to make its way into wage settlements and pricing decisions, the more entrenched inflation pressure will become. 6 If the interest rate goes up what does this mean for the already hot and unaffordable housing market?
Higher interest rates will apply some pressure to alreadystretched home prices. After accounting for the average home price, household income and current mortgage
DARPAN

If labour availability remains limited, either because of the pandemic or longer-term structural changes in worker participation, it will act as constraint on growth and apply upward pressure to inflation. In its simplest form, an economy can grow by either having more people producing (the labour force), or each person producing more output (productivity), or a combination of the two. Unless productivity can improve, labour shortages will restrict the economy’s ability to grow. At the same time, limited labour supply will increase competition for workers and drive wage growth higher, adding to the inflation backdrop. Longer-term, scarce labour could redirect more business capital to machinery and equipment spending with an eye on increasing productivity, but that takes time. 8 What is the strategy of Canadian banks and the government to curb the rise in inflation?
First and foremost, there will be no curbing of inflation unless the Bank of Canada reverses its ultra-loose monetary policy, as is widely expected this year. Unfortunately, from an inflation perspective, there is little indication that the federal government will rein in planned spending increases in coming years. Like most businesses, Canadian banks will try to deal with high inflation by continuing to invest in productivityenhancing technologies to limit any cost increases for their clients. 9 What reassurance can banks provide to their clients during such trying times?
Three things. First, because the Bank of Canada is mandated to achieve 2% inflation, it eventually will return inflation to its target, as was the case for most of the previous quarter century. Second, because interest rates are rising, households need to get their finances in order, perhaps by repaying debt, and certainly by not stretching beyond their means at this stage of the cycle. Locking in debt at today’s still-low levels may also be a wise choice for households that would be severely strained if interest rates rose too much. And third, households will need to reexamine their budget, and look to cut back on items that are rising sharply in price while switching to items that are either holding steady or even becoming cheaper. For example, forgoing or delaying that new sports vehicle or potential trip abroad (when we are able to travel again). 10 What’s a message you would like to share with our readers?
When I first started in the economics business, consumer-price inflation in Canada was above 10%, but within a year it had been cut in half. The point is that just as the inflation squall has picked up quickly in the past year, it can also pass quickly if the appropriate steps are taken soon, and some of the supply chain issues improve. The main message is that the current hot readings may not last long, and I believe we should stay relatively optimistic about the future, even if the road is a bit bumpy in coming months on the inflation front.

With friends and teachers praising me and encouraging my craft, I committed to getting vocally trained by Ustad Ajay Singh Rahtore in Jalandhar, which is also my hometown in Punjab, India. Although visually impaired, he was a true artist, played multiple instruments, and was a brilliant singer, inspiring me even further,”recalls Sandhar.
Punjabi singers he’d see around town. He was particularly a die-hard fan of IndianCanadian singer, Sarbjit Cheema, who is a prominent artist and is deeply connected with the bhangra industry. Impressed by Cheema’s exquisite Punjabi attire and exceptional performance skills, Sandhar fell in love with the art of singing and performing. His passion for the performative arts and singing continued into college. He’d perform fan favorites and capably tackle legendary songs, such as Challa, originally sung in the voice of the universally-loved, Gurdas Mann. “With friends and teachers praising me and encouraging my craft, I committed to getting vocally trained by Ustad Ajay Singh Rahtore in Jalandhar, which is also my hometown in Punjab, India. produced in the United Kingdom (UK), with famous music producer, Ravi Bal, under the reputed Moviebox Record Label. The song garnered an impressive response, especially in the UK. Sandhar went on to hold successful live shows there, captivating audiences in club shows and events like Punjabi Mela. After releasing three songs during his time in the UK, the singing superstar moved to Canada in 2017 and released his hit single, Gabbru. With music by Silver Coin, the video was shot by Studio 12 and recorded under label, Rehaan Records. In his projects, Sandhar was always deeply involved in the composition and filming elements, leading him to consider launching his own music label. The accomplished musician further elaborates, “There are a lot of struggles with labels. You may need to wait for a long time and hold off until a response is received. You may be tied to release music as per their timelines. I thought to myself that if I can do everything – from finding the song and singing it, to making the music and video – then, why not launch my own label? This

way, I can produce back-to-back songs.” Shining light on the process of songwriting, Sandhar reveals that he is constantly in touch with talented writers from India. He usually bounces ideas off them, and they let him know when they’ve got something new. When the song is a good fit for Sandhar, he sprinkles his magic and generates mesmerizing compositions. Today, his label, Parv Sandhar Music, boasts over a million total views on YouTube, with three song releases: Don’t Do It, Gediyan, and Glock. While Glock is a recent release and is getting much admiration from all, Don’t Do It was especially appreciated by Sandhar’s female fan following given its romantic touch. Upbeat song, Gediyan, was particularly enjoyed by international students, as it shines their struggles, hard work, dreams, and desire to be successful; the relatable song, given its relevant topic, especially blew up on TikTok and Instagram, with Sandhar continuing to receive video content (like Instagram Reels) from his supporters. With seven songs now under his belt, Sandhar’s advice to aspiring music artists entails working hard and following their heart. He shares, “Do whatever you want to do. Just give your 100%. One day, you will be successful.” Sandhar is hopeful and anticipates pandemic-related restrictions soon coming to an end, so that he can bring exciting concerts for music lovers across the Lower Mainland. His growing fan base eagerly awaits!

is expected to be another hot year for the real estate market. The past decade has been a strong one for the Lower Mainland’s real estate market, and recent times have seen an influx of demand. With noteworthy new developments in the mix, this year is set to be full of exciting announcements and record-breaking milestones. As prices continue to soar and the market boom prevails for seemingly yet another year, we bring to you the biggest names in the business. Especially in the rich landscape of the Lower Mainland, there are notable go-getters in the community that have been able to build successful business empires and have accumulated years of experience to provide the best-in-class real estate value. BMG Real Estate’s Balraj Mann, the Founder and Chairman of BM Group of Companies, heads an organization that comprises of a diverse portfolio of structural restoration, waterproofing, construction management, material supply, and real estate related businesses. Charan Sethi is an industry change-maker, spearheading various projects that are set to transform Surrey’s downtown core. Guided by
esteemed industry veteran Dave Mann, Isle of Mann Property Group is committed to community growth and business success through disciplined investment and mindful development. Jacqueline Huynh is at the forefront of ML Emporio, a comprehensive development company with a rich legacy of design and constructing exceptional multi-family homes. Allure Ventures’ Kuldeep Singh Chohan brings forth a promise of delivering superior construction at competitive costs and with tight adherence to schedule. Manish Sharma, the mastermind behind Square Nine Developments, is an entrepreneurial rolemodel, working to become a leader in providing affordable yet top quality homes while delivering quality interior and exterior features as well as convenience. Just as those who may be dreaming to make an investment or jump into the world of real estate, these real estate superstars have started from scratch and now built exemplary empires. Their experiences and learnings guide eager home buyers and investors that the right time, possibly contrary to popular belief, is now.
Given their robust business sense, we take a sneak peak into these real estate champions’ backgrounds and learn about their take on the future of real estate. Taking a look at the stories of these incredible businessmen and community leads, one thing is for sure: the real estate market is one to watch out for – both behind the scenes and for the end consumer. However, there is no market condition that can replace the value of hard work, dedication, and commitment. For those passionate to reap the benefits of the real estate market, proactiveness and passion are the key ingredients that will lead to success. The real estate market being hot should not be a deterrent, but rather a point of encouragement to dive right in, of course after calculated, careful consideration. Undoubtedly, the stories of community success only add to the industry’s lucrativeness, while also serving as inspiration and a source of insight. As the year kicks off with a phenomenal start, trends will seemingly be shooting for the stars. Will prices continue to soar? Will the real estate market, yet again, break all records? Only time will tell!

alraj Mann has a 30-year history in consulting, land development, construction, and corporate management in British Columbia. He is the Founder and Chairman of BM Group of Companies, comprising of a diverse portfolio of structural restoration, waterproofing, construction management, material supply, and real estate-related businesses. BM Group has expanded operations to other parts of Canada, the US as well as South Asia. Currently, the BMG Real Estate division has over 12 active real estate projects (over 1,400 residential units) in the Lower Mainland. Having built his first house in his early twenties, Mann went on to building for others and overseeing projects. Today, BMG Real Estate’s active projects include high rises, mid rises, single family homes, and townhouses. Truly, BMG Real Estate’s pipeline is being utilized to capacity. With a bustling business, Mann genuinely believes that the people attached to his company are most important for him. Being a familyrun business, Mann strives to treat every employee like family, maintain good relations with clients, and create a healthy work culture. With humble beginnings in Punjab’s farms, Mann traces many of his business values to his father, who worked hard and treated others with utmost respect. Mann’s love for the community and desire to give back extends beyond his work. BM Group has, over the years, supported important community causes such as BC Children’s Hospital, the Ride to Conquer Cancer, and Make a Wish Foundation. Mann also sits on the board of the Langley Memorial Hospital Foundation and Kwantlen Polytechnic University. For his success, the business tycoon gives much credit to his wife, who played a key role in raising their children and looking after the household; she also plays a part in the company’s strategic vision. Of Mann’s three children, his two daughters are in the medical field and his son, Milan Mann, President of BMG Real Estate, is working towards building on the BM Group of Companies’ 40 years of industry leading expertise to provide communities an innovative approach to real estate development. Mann’s vision is to continue growing and providing a one-stop solution – be it through
construction or providing the best firsthand experiences. For younger people, Mann explains that the real estate industry is a great one to enter with lots of career opportunities. With a shortage of housing prevalent in the Lower Mainland, construction has always paid well, and Mann encourages youngsters to capitalize on that. He emphasizes the importance of creativity and taking pride in what you build. At BMG Real Estate, the relationship with customers isn’t just limited to supplying or selling, but extends to after customers find their home with BMG.
DARPAN’s Super Seven 1. Tell us about yourself and your journey into real estate. As the chairman of BM Group of Companies, I am well-versed with the construction and real estate world, overseeing 16 different brands in Canada, the US, and India. My journey started at 17 when I bought my first house in Surrey in 1982. I then went on to pursue my education in construction management and civil engineering. As a hobby, I designed and built houses. Soon, I went on to develop single family homes and large-scale projects, such as multifamily townhouses. We’ve gone global, with work being done all over the Lower Mainland, Toronto, Seattle, and India.
2. What does your company stand for? BMG Real Estate stands for building communities and providing global infrastructure solutions. We are a onestop shop, offering solutions relating to water supply, roadwork, material supply planning, construction development, and rehabilitation.
3. What can buyers expect when buying from you? We are a construction house. We’ve been here for more than 40 years and are here to stay. We are working on training another generation of workers and they’re coming up fast, so we will be around for a long time! This is our passion. With over 500+ staff worldwide, we are committed to service our projects and foster all our business branches. Buyers can expect quality work and reliable after-sale service.
4. What is your advice for someone venturing into real estate? Understand what you want to do exactly. This industry can be stressful at times. I have seen three recessions! You must have the will to get things done and work hard.
5. What is your mantra for success? It’s all about hard work and staying grounded. You should collaborate with other people – be it tradesmen, suppliers, bankers, or employers. If you become selfish, you can’t grow or expand.
6. What are your hobbies? I live on a beautiful farm. I love gardening and driving around in my mud tractor across our blueberry farm. I’m a family guy at heart!
7. In your opinion, what is driving the price jumps in the Lower Mainland? The biggest reason of house price increases is the shortage of available housing inventory for sale compared to the increased demand, due to population growth in the region. Also, the increased cost of raw land, building materials, supply chain issues, labour shortages, delayed municipal approval processes, and soft costs have added to the cost of construction.

F
ounder, President, and Chief Visionary Officer of Tien Sher Group, Charan Sethi, has been making his mark in the real estate arena for over 37 years. Over the years, Sethi has mastered the art and science of developing and building single family homes, townhouses, apartment buildings, high rises, and mix-use commercial and residential communities. With the goal of transforming the Whalley area into Surrey’s downtown, Sethi is the man behind Flamingo, Canada’s first 15-minute city. When he just set foot into the Whalley area, Sethi recalls having gotten pushback and questions from his peers, who doubted his judgement. However, the forward-looking businessman saw potential in his decisionmaking and now, a decade later, he can see his visions taking shape in reality. Value is at the epicenter of Sethi’s ideologies, as he truly believes in prioritizing knowledge and service over sales. It is of no surprise that in this pursuit of excellence, Sethi challenges his entire team to build homes and communities that showcase pride, but more importantly deliver a product that Tien Sher Group too would call home. For Sethi, self-discipline and hard work have been the key to his upwards trajectory in the real estate business. He acknowledges that motivation and discipline are must-haves to achieve success, alongside unwavering dedication, and commitment to honing one’s craft. Without a doubt, these values are what Tien Sher Group has earned a reputation for. Repeat buyers are a common occurrence for the company, thanks to Sethi’s trustworthiness and promise of good quality products. Sethi elaborates that although his company may be in the bricks and mortar industry, at the end of the day, his business is about people, first and foremost. With service at the core of its presence, Tien Sher Group also supports local community charities and host events because Sethi genuinely cares about the communities that he builds in. As he makes waves with his new upcoming project, Whalley Station High Rise, Sethi will bring forth one of Surrey’s most iconic developments. Boasting 54 stories and over 470 residential units, Whalley Station will
be the hub for retail, commercial spaces, restaurants, outdoor music venues, amenities, and services. For his accomplishments and strong foothold in the real estate industry, Sethi thanks his wife for her endless support throughout the years. Besides being a loving father of two sons and a daughter, Sethi now is also a proud grandfather of four! With his combination of business acumen, and a philanthropic heart, Sethi has truly become a name synonymous with real estate success.

homes as well. To me, customer service is of the utmost importance. Selling is great, but getting good reviews is what I look for.
4. What is your advice for someone venturing into real estate? If you want to get into sales, be prepared to work hard. You need self-discipline and motivation to succeed. You are your own boss. You’ll need to genuinely love people and care about what they need. As far as construction is concerned, you better know what you are doing and be a risktaker. There is a lot of money involved.
5. What is your mantra for success?
The journey to real estate is a long one! 37 years ago, I started off in sales and then gradually ventured off into the construction of single-family homes, townhouses, and multi-family, multi-story projects. Now, we are into high rises. It has been a pleasant, fast-paced journey.
For me, it is definitely discipline. You need to be disciplined with time management. Everybody only gets 24 hours in a day, and you must make the maximum use of that time. Be sharp.
2. What does your company stand for?
What I enjoy most is studying real estate, about local communities and also the world. Another passion of mine is the gym. If your body is not fit, it can’t carry the mind. I make sure that I stay fit. At the age of 70, I think I can outmaneuver a lot of the younger guys!
The name, Tien Sher, translates to three lions, alluding to myself and my two sons. It is derived from my middle name, Singh. As far as the company, it stands for delivering first-class products to the average Canadian. We don’t aim at the higher price points of the marketplace. I think it’s important for developers to aim at the local market. I open the door to everybody, and a vast variety of people come and buy.
3. What can buyers expect when buying from you? They can expect really good quality for sure and after-sales customer service, too. It’s great to build homes and then hand over the key. However, real results come in when people move in with their belongings and they have a pleasant journey inside their
6. What are your hobbies?
7. In your opinion, what is driving the price jumps in the Lower Mainland? The real reason is supply and demand. We are not building enough homes. However, there are steps being taken to improve long approval processes, especially by the City of Surrey. There are now deadlines in place, leading to increased speed and predictability. That said, the supply chain is nevertheless broken, and the cost of raw materials is going up. Skilled labor shortage is also a factor. The central point, again, is that we are simply not building enough homes

s a talented businessman, Manish Sharma has learned to navigate through challenges and has success stories come out even through the pandemic. Every business has own roadblocks. The real estate industry market is no different and market conditions are ruled by one ideology: supply and demand. He is the Owner and Director of Square Nine Developments Inc. – a construction company that has been setting the mark with its core values, specializing in townhome projects and concrete high-rise developments and general contracting in the Lower Mainland. Just like most people, the successful businessman had not seen the pandemic coming, but he is very aggressive and a go-getter. For example, his Element 1 townhomes achieved excellent sales at decent prices in March 2020. Behind the growth, Sharma reveals, is the optimal location of his projects, which always gives him confidence. Just like transit-friendly Element 1, the Belvedere concrete tower, Square Nine Developments’ current project, is in a great location and features ease of SkyTrain access. In his experience, the biggest thing for firsttime home buyers is to look for something transit-oriented, with the environment, sustainability, and location at top of mind. As such, the entrepreneur’s projects have always given him confidence. Sharma believes that each day is a learning curve, and he makes the best of it. In 2008, he formed his company and saw opportunities in multi-family homes. Initially, he was primarily handling wood frame developments, but has gone into concrete developments since 2015. From exciting new projects coming up in Burnaby and Clayton, to big news on the way surrounding Surrey Central, Square Nine is on a roll. In the next 10 years, the plan is to expand Square Nine to other municipalities in Canada. Now, as he moves into a new, high-rise office with a growing company, the down-to-earth business leader considers himself fortunate to be surrounded by great people. Until now, he has been a self-made man, but calls his family the unsung heroes behind his success. His wife has been a pillar of support, alongside his three children (plus a doggo!) who look up to him. The loving father tries his best to be the optimal role
model for them and loves when his children ask questions about the business. The passionate industry enthusiast reveals that the most rewarding part of the job for him is getting up every morning and coming in to work. For him, everyday is a day off and everyday is a working day. Vancouver’s real estate market has been on the upswing for a long time and the market is going to be stable. Through the development of common platforms, Sharma believes in discussing innovative ideas and designing concepts that can benefit the industry as a team and as a collective group of people. Since the start of his journey, he has prioritized design, quality, and location. With a customer-oriented approach, his vast experience appeals to all – be it first-time home buyers or investors.

As the Chief Operating Offer of Allure Ventures Inc., Kuldeep Singh Chohan is a well-experienced senior principle and owner. He brings with himself 30+ years of experience in construction and construction management. Currently leading a team of hundreds of builders, he has a long history as a builder himself. As a new immigrant to Canada, Chohan quickly recognised the value in real estate investment and the construction industry as a demanding, but potentially lucrative means for building family assets. Since then, he has worked diligently and opportunistically to leverage his investments in the market. Alongside being extremely well-respected in the industry, he is also very much tied to the community and is an active giver to local temples. He leads impressive temple improvement projects designed to enhance the experience of worshipers and guests. Undoubtedly, Chohan has a focus on community and family. In fact, Allure Ventures is above all a family affair. The family is close and supportive and aligned to the common goal of furthering the total enterprise value and ensuring positive contribution to the community. This alignment of purpose of values is a key to the ability for family companies to grow into major enterprises. The founder and ownership group of Allure Ventures Inc. are business leaders that have invested in the Surrey market for years as employers and construction experts. They bring their passion for the neighbourhood that formed their business background to the development projects they are envisioning forward. The company’s first real estate development project is The Grand on King George. The design is for a 46-story mixed-use residential high-rise tower, joined to a five-story mid-rise commercial office building. It is a land assembly of several parcels. The Grand is fully sold out and has achieved some of the highest square foot prices seen in Surrey. Allure will be announcing several more epic high rise tower projects to begin in 2022, with almost 2,000 more residential units to be on offer. With the City of Surrey envisioning a new and vibrant downtown core, Allure
is highly confident in the ability to make positive contributions. The skytrain will be an integral part of the Allure development planning and a central feature of the livability and commercial viability for those that choose an Allure home or investment in Surrey City Centre. Allure is committed to helping the community make sound investment decisions, recognizing that these are major decisions for any individual or family. The team will endeavor to ensure your family is right in the choice to put your trust in the Allure family.
DARPAN’s Super Seven 1. Tell us about yourself and your journey into real estate. I have spent my entire professional career in the construction industry. Allure represents the family’s latest endeavor in the field of construction. Allure supports end-to-end land ownership, planning, construction, and sales and dispositions of resident, commercial and mixed-use towers.
2. What does your company stand for? The Allure mantra is “our family building your home”, which is fully aligned as a family enterprise with close ties to the community. The family shows their passion for community through philanthropic giving, in support of several local charities.
3. What can buyers expect when buying from you? Those that choose to invest with Allure can expect value and quality. The company strives to provide exceptional value through careful attention to inhome and common space appointments. It is important that those who choose
Allure feel at home and comfortable with access to thoughtful amenities that enhance living.
4. What is your advice for someone venturing into real estate? Those that want to enter the real estate business should understand that there are many technical challenges to overcome and relationship-building that needs to be forefront. Building large scale structures on time, on budget, and in scope is about effectively managing relationships with the many people who help you build successfully.
5. What is your mantra for success? Quality and schedule are the priority. The rest will follow.
6. What are your hobbies? I am very much focused on family and community, trying to give back as much as I can.
7. In your opinion, what is driving the price jumps in the Lower Mainland? With mountains, seas, and an abundance of natural beauty, British Columbia is a picturesque paradise. Add to that governments that support people, a strong social fabric, and string community activism – we live in the best place in the world! With so many people always wanting to make British Columbia home, it is of no surprise that the price keeps increasing even in the face of the pandemic or economic pressures. Moreover, the construction industry in British Columbia has managed to design residences in line with the expectations of buyers. The West Coast style, even as it evolves, is always in demand.

ML Emporio believes in delivering extraordinary quality and service to homeowners time after time. From a personal standpoint, Huynh’s grandparents immigrated to Canada from Hong Kong in the 60’s. They have always instilled in her the importance of education and being financially independent. Both of her parents are very successful, but they have always encouraged Huynh to carve her own career path and to create something on her own. Ultimately, she has profound comfort knowing that she has earned her career on her own rather than having it handed to her. Prior to starting her career in real estate development, she was actually accepted into medical school. She has also studied piano and the violin for over 12 years. The multi-talented female powerhouse is a role model to others, making strides of success in the real estate industry. Huynh is excited for the forthcoming year, as it will be another big year for ML Emporio. The company will be launching over 1,500 homes in the City of Surrey and the Township of Langley.
DARPAN’s Super Seven 1. Tell us about yourself and your journey into real estate. Following University, I did my internship with a large Vancouver homebuilder. During my time there, I worked with three different departments from land acquisition to construction to after home care. After the summer, they hired me full time and since then, I’ve worked on nine hotels across Canada and multiple multi-family projects across the Lower Mainland.
2. What does your company stand for? Our teams are very tight knit, and ownership knows everyone on a first name basis. Without teamwork and open communication with mutual respect for one another, we cannot resolve conflict and move on. When we have a team working together, we produce the results our homeowners expect from us.
3. What can buyers expect when buying from you? ML Emporio homes are focused on livability through a seamless blend of form and function to maximize every square foot of each home. We carefully select quality materials and finishes to elevate each home. We have an exceptional Customer Service team that will be available to every homeowner from the home orientation process to after possession. We thrive on delivering extraordinary quality and service to homeowners time after time.”
bouncing ideas off each other and learning from your peers and contractors. Lastly, believe in your skillsets and what you bring to the table.
5. What is your mantra for success? Study the local market and your competition but most importantly, understand who your buyers are and what they’re looking for. Enhance the neighbourhood and create vibrant community homeowners are proud to live in.
6. What are your hobbies? Beside being outdoors with my French Bulldog, Georges, I enjoy photography and eating out.
7. In your opinion, what is driving the price jumps in the Lower Mainland? We are fortunate to live in one of the best cities in the world. Having said that, in addition to young people looking to purchase their first home or families looking to downsize, we also have immigrants starting their lives here who need a home. There’s never enough supply to meet the demand. COVID also added to the logistical challenges of moving much needed construction supplies across the globe which is continually fluctuating construction costs.
4. What is your advice for someone venturing into real estate? Keep an open mind, you learn something new if you set aside your pride and listen. Don’t be afraid to ask questions, working on a construction project is like being in a working classroom where you are constantly

“This is an exciting year with travel and new experiences!”
“I’m successful and energetic!”
“This year is my debut into the world.”
C’est moi!
C’est moi!
C’est moi!
You’re clever, quick-witted, fast-thinking and you multitask. Because you like to use your intellect, you adore learning. You love freedom and spontaneous travel. You like pairs: two homes, two cars, two jobs, two desks and sometimes two lovers. You’re the wordsmith of the zodiac and are intrigued with gadgets, pens, pencils, compasses, cell phones, maps and globes because you like to measure things. You stay current with the news.
You are a nurturer. Your gardening and cooking skills create home and hearth. You can revive a sick person, a bland soup, an ailing plant, plus fix engines and appliances. You make the world tick! You’re sensitive. Your feelings are easily hurt. You’re a packrat and can’t throw anything away. You’re tenacious – you never give up. Everyone loves your humour. You are warm, friendly, and the world needs you.
We notice you. You’re dramatic. Big sunglasses, animal prints, chunky jewelry – a “one-of-a-kind” look. You’re generous. (You’ll go into debt to help a friend.) You’re talented with children, and an excellent teacher. Obviously, you can act. You enjoy entertaining and are a fabulous host. Despite your flamboyance, privately, you are serious, spiritual and cautious. You are creative and a natural leader. You are always regal, never petty.

This is a fabulous year because lucky Jupiter is at the top of your chart making you look successful and affluent. Because you impress others this year, you might receive a promotion or pubic recognition. Meanwhile, this year Mars is in your sign from August until April, 2023 urging urge you to work hard. You’ll be more of a fighter for your own rights. This year might be one of the few times in your life when you are really in touch with what you can do.
From Jan. until May, and again in November and December, Jupiter will help you raise money or get a loan. (Meanwhile, another influence present all year might create obstacles to getting loans, which means be aware that your strongest months to negotiate financial arrangements are from January. to May, then during Nov. and Dec.) However, May through October, you might get a promotion! Something will make you proud. Even though you reap financial benefits and impress the world this year; be conservative financially.
Friends, Lovers & Partners
Friends, Lovers & Partners
All your relationships will improve this year because you look like a winner! This will make you happier; however, there is one caveat: When Mars has its long stretch in your sign after July, you’ll be more energetic, but also bossy and aggressive. Take it easy. You look successful and capable, so take that and run with it. Use your increased energy in the last half of the year to be helpful and carry your own load. If you do this – you’re laughing!
During the first four months and last two months, Jupiter will boost your enthusiasm. You will explore outdoor activities. Time spent with others will be positive; and travel opportunities will abound. Your sense of humour will be strong and you will appreciate life. Naturally, this makes you more attractive to others. From May to Nov., you will meet people who are different and some will fall in love.
This year you might feel tired and world-weary. However, Jupiter in one of your Money Houses will attract money and wealth to you. You might inherit. You might benefit through your partner. It’s a strong time to get a loan or mortgage. From May until November, expand your world. Travel! Take a course! Write a book! By June and for the rest of the year, people and circumstances will benefit you. You are finishing a 14-year journey where you were concerned with your internal world. From here on, you will be more concerned with your external world. You want a better grasp of how you fit in. You will pursue new methods, new ideas and new associations that will culminate in a career peak in seven years.
This is Happening
My Nest, My Family Sometimes external success makes one ignore their family. However, if you’re aware of this, you can bring your success home. Enjoy the admiration of your external world, and the admiration of your family. After July, when fiery Mars enters your sign for the rest of the year, you’ll be hyper-charged. Use this increased energy for home improvements and helping family.

You might buy something so that you feel richer! If material wealth is keeping you from discovering your true values, then you might experience financial loss. It’s important to know what you really value. Nevertheless, lucky Jupiter will attract wealth to you! (Note: It will help you actualize in your life whatever it is that you most value. It might not be money.)
Good news! This year you get richer! A nice perk while Saturn is in your sign, making you feel old (regardless of your age). Stiff joints. Teeth problems. Oy! Even though you’re earning more money, your mindset might be discouraged, world-weary or cautious. (When Saturn leaves your sign in March 2023, you’ll feel younger and happier!) Nevertheless, you will benefit by getting richer through increased earnings or assets because Jupiter is in your House of Earnings. Ka-ching!
Friends, Lovers & Partners This will be a warm and loving year with others because you’re happier. You’re approachable, hopeful and confident. The main reason for your increased happiness is you will feel loved. When you feel loved by others, of course, you’re happy to be with them. Don’t hesitate to initiate interactions with family because the result will be pleasing and favourable. Be a good neighbour. Be a good friend.
Much is made about the hard-working ambition of your sign. You’re responsible and reliable because you value the security, joy and support of family. From Aug. onward, you will work hard because it’s time to plan for possible changes that affect your home. You might have a residential move in the next two years or a job change. Not all Capricorns will move; but many will.

This year friendships will be more upbeat. You’ll pick up the tab. “More whiskey and fresh horses for my men!” You will socialize more and enjoy vacations and fun getaways. After July, you want to convince others of your beliefs. (Beware trying to coerce others into agreeing with you. You believe in personal freedom! Hello?) Grab every chance to be generous to the needy. (But I’m talking to the choir.)

You’ll find it rewarding to be able to pay for courses, sports and vacations, plus perks like food on the table and a roof overhead. This year you continue to get rid of what you don’t need. You’ll go through storage spaces giving away stuff. You’ll be convincing after July, and for the rest of the year, which makes you an effective teacher.

This is Happening This year lucky Jupiter is in your sign. Your health will improve. You’ll feel stronger and more energetic! Your confidence and poise will increase. Your optimism will flourish. You’ll have the courage to entertain big ideas and negotiate big deals. You’ll expect big things for yourself! Beware of being too optimistic making financial projections and negotiations. If you invest money, keep in mind that the good fortune you enjoy this year may not prevail. (Nevertheless, in 2023 you get richer.) Meanwhile, your impulse to downsize and let go of people, places and possessions will continue.
Friends, Lovers & Partners You will notice your way of handling things no longer gets the response it used to get. This means you have to modify your ways of dealing with others. Some relationships will end. But lucky Jupiter will attract good fortune and optimism to you! It will make your relationships benefit you this year. Your increased selfconfidence and poise will attract people to you, along with their admiration.
My Nest, My Family This year you are more confident and happier, which improves relations with family. However, after July, Mars will trigger unconscious behaviour patterns from your past. You might behave compulsively and act inappropriately, which creates conflict. There will be increased activity and chaos at home. Be patient and tolerant to avoid domestic strife.

ove is a wonderful feeling. It makes us feel secure, warm, and protected. Often, we dream of receiving some form of love from others, or aspire to give some form of love to our nears and dears. However, the key to the best kind of love, lies deep within each one of us. Be it love for one’s career, partner, or the environment – all love for anything external can be directly tied to self-love. Without having love and compassion for the self, we will often find ourselves struggling to connect with things and people around us. That said, the pressures of today make it difficult to easily embark on a journey of self-love. Thus, mindfulness becomes even more important. As such, here are some pointers on how you can practice self-love in your daily life.

Although a South Asian staple, this is a recipe for disaster. No matter what decisions you take, you’ll never be able to please every single person. As long as your actions feel true to who you are, the rest will fall into place. Seek support from your inner circle, but don’t seek validation from those that are holding a bag of popcorn and watching the drama in your life unfold.
At your fingertips lies the entire world wrapped in the guide of Internet and social media platforms. However, in front of your eyes lie beautiful moments that can only be enjoyed by truly living in the present. Bask in the glory of making memories and give yourself time to take in your surroundings rather than mindlessly scrolling on your phone.

Believe everything you think
We have a gazillion thoughts cross our mind everyday. Given the overload of messaging and media we see around us, many of these thoughts are a result of external stimuli. Ask yourself if there is concrete basis for what you’re reminiscing about, or if it is born out of anxieties and insecurities.

Judge the role a relationship plays in your life not by its length, but by how it makes you feel currently. Try to save relationships with open communication and effort, but know that it is completely acceptable to walk away if a relationship is hindering your personal growth and tarnishing your self-esteem. If it’s doing more harm than good, let it go.

Refusing to take on extra assignments at work or not giving someone a ride home doesn’t make you a bad person. Balance is key. Nobody can be happy all the time. Know that you’ll be down in the dumps some days and that’s okay. Allow yourself to feel a spectrum of emotions and don’t put pressure on yourself to feel good all the time. It’s important to acknowledge that your reactions to life’s events are always valid. If you’re there to pick yourself up eventually, it’s okay to not have an amazing day sometimes. Love for the self should exist in both happy and sad moments.

or British Columbia, 2021 was a year of extreme weather. Be it the daunting forest fires, record-breaking heatwaves, or intense cold thanks to the Arctic-outflow, communities were impacted like never before. In November of last year, a permanently-altering catastrophe was seen by the residents of B.C.’s Fraser Valley. Torrential rains engulfed the Pacific Northwest and British Columbia was declared to be in a State of Emergency, as the province battled mudslides, highway closures, trapped citizens, and excessive flooding.

The onset of the rainstorm was predicted by meteorologists, but no travel advisories or flood warnings were put in place during initial stages. As conditions worsened, many were left stranded on major highways, and returned home days after having spent multiple nights in their cars during severe downpour. However, some Abbotsford residents have seemingly lost their homes forever, specifically considering the evacuation of 1,100 homes in the Sumas Prairie. Evacuee Jaswant Singh Dhillon still remembers going to work just like any other day. A concerned neighbor warned Jaswant Singh Dhillon of increasing traffic in the area and asked him to come back home sooner than later. His wife alerted him that the usual route would be blocked by the police, so Jaswant Singh Dhillon attempted to use an alternate route, as he was familiar with the ins and outs of his city. To his dismay, Jaswant Singh Dhillon still encountered roadblocks and was not able to pass, despite pleading to gather important paperwork, passport, and medications from his home. Rightfully so, police were

concerned that there would be no way to rescue residents if they got stuck. That night, Jaswant Singh Dhillon and his family took shelter at his brother-in-law’s home. With Jaswant Singh Dhillon’s house built approximately six feet higher than farm ground, he had never anticipated the water to accumulate inside his home. However, reality began seeping in when news reached Jaswant Singh Dhillon of his home being drowned by contaminated, toxic floodwater and the failure of Sumas Prairie’s water and sewage infrastructure. “I had built my dream home gathering money through years of hard work, with expensive furnishings worth thousands of dollars. We’ve lost everything – from mattresses to memories. I’ve literally seen snakes floating around in what are now unsalvageable personal belongings. It is absolutely heartbreaking for our family and many others,” expresses Jaswant Singh Dhillon. The cause of the flooding can be attributed to a failed critical Sumas dike, which should come as no surprise, as the dike was deemed “unacceptable”, according to engineer-released survey reports from five years ago. In fact, Henry Braun, Mayor of Abbotsford, admitted to the city having known that the Sumas River dike was dangerously low, but the cost to repair was unaffordable for the municipality. Now, damages have reached astronomical numbers. Given these circumstances, devastated residents such as Jaswant Singh Dhillon are urging the government to take responsibility and showcase accountability,
“The dike should have been addressed long ago. I pay my taxes, pay fines when I make mistakes, and pay hefty property taxes for living in a flood zone. I am a Canadian citizen. Why is the government not holding our hands in times of need?” Jaswant Singh Dhillon expresses that any promised government funding is significantly incapable of even beginning to cover losses, with hundreds of thousands of dollars lost by Jaswant Singh Dhillon’s family alone. Furthermore, much of the financial aid to be made available comes with conditions, or the requirement of submitting invoices, which residents simply do not have for the entirety of financial damages.

reports from five years ago. The financial stress is burdening to families, who are being forced to spend out-of-pocket, making it virtually impossible to get back on their feet. Insurance companies have denied coverage and Jaswant Singh Dhillon has had to personally pay even for the basics, like garbage disposal, cleaning, washing, and sanitization. “Say the evacuated families pitch in and spend thousands of dollars to hire someone for creating a report on residential damages, as the government has asked of us. There is still a chance that authorities do not accept the standards or findings of the report. That will be a sunk cost for us, which we simply cannot afford. Why can’t the government itself hire a third party? We have requested decision-makers to physically tour the area, but only time will tell when that happens. Without help from the government, there is no way to rebuild ourselves. For example, my berries were underwater for almost a month; they cannot be replenished,” Jaswant Singh Dhillon elaborates. Clearly, the situation is

pressing. At a time when families decorate their homes for seasonal celebrations, residents of the Sumas Prairie were left with broken homes. Despite the lack of action from the government regarding financial support, Jaswant Singh Dhillon remains thankful to the community’s love and care. Although he makes clear that the support the Sumas Prairie families have received thus far is not monetary, the community’s encouragement has kept him and other flood victims going. In the spirit of community support, listeners of Vancouver’s South Asian radio station, CKYE 93.1 and 89.1 RED FM successfully raised over $955,000 to help with the relief and recovery for those who were impacted by the flooding in British Columbia. RED FM’s President and CEO, Kulwinder Sanghera, thanks all the donors for their generosity, “The South Asian community never cease to surprise me with their big hearts. They never get tired of giving back and helping during difficult times.” The funds raised, though not directly received by the residents of the Sumas Prairie specifically, will benefit Canadian Red Cross, enabling them to carry out relief, recovery, resiliency, and risk reduction activities, as needed, in and beyond the region at the individual and community levels.

RED FM’s Program Director, Pooja Sekhon, recalls community members eagerly reaching out to RED FM themselves, before the radiothon was even announced, to proactively ask how they can help. Many donated anonymously, with no desire for recognition or tax receipts. “As a community radio station, we fully empathize with the impacted families and recognize that we ought to do whatever we can to lend a helping hand. We understand that the situation is not one that will last just a few weeks. No matter how many months or years recovery takes, RED FM is here to support,” Sekhon assures.

World Financial Group’s executives also played their part by organizing a successful flood relief food drive to support victims, in partnership with other community organizations. Groceries for the first day itself exceeded $35,000 in value. Executive Vice Chairman, Kanwaldeep Singh Sadhu details, “Multiple planes were airlifted carrying essential items including blankets, socks, pet food, diapers, bottled water, powder milk, juice, snacks, and other non-perishable foods. With the help of associates, volunteers, and generous community members, we were able to maximize our support to flood-affected areas. We are always committed to standing by our community in times of need.” While Jaswant Singh Dhillon has the utmost gratitude and appreciation for the unparalleled community support, he now
appeals for the community to help in pushing the government to take responsibility. Given that the Sumas dike’s arguably foreseen failure was a key propellant of the devastation that ensued, he is asking the government to provide robust financial assistance. Jaswant Singh Dhillon pleads, “We do not want money in pieces. We need a package to compensate us for damages faced – not a penny less, not a penny more. There are systems in place; if overcompensation is an issue, money can always be taken back by the government if such a case occurs. We are not at fault here – the government clearly is. We should not be paying fees, but rather given money upfront to begin recovery. We have lost more than just our homes and are now left at the mercy

Keep a positive approach Your attitude matters the most when you set out on a journey towards your well-being. You are more likely to succeed if you approach everything you do with a positive mindset. So be it deciding to eat healthier, sticking to an exercise regime, or destressing — you will have more willpower to act on the choices you make if you are optimistic about bringing a change in your life.
Head to the kitchen Quick, cheap and convenient options like fast food, frozen pre-made meals, takeout, microwavable ready-to-eat items often become go-to options amid our fast-paced routine. However, these foods are not only high in calories but are also deficient in important vitamins, minerals and antioxidants. Hence one needs to return to the kitchen to keep a check on one’s health. Start with making at least one small healthy meal for you and your family in a day. It can even be a small colourful bowl of freshly cut fruits or salad. Further, making a weekly meal plan can resolve your perennial problem of ‘what to cook?’
Say hi to the leafy greens Power-packed with vitamins, minerals, fibres, beta-carotene and other nutritional elements, leafy green vegetables are a must addition to your daily diet. Low on calories, eating leafy greens regularly can offer numerous health benefits, including a reduced risk of obesity and heart diseases. It also boosts immunity, slows down signs of ageing and keeps your blood pressure levels in check. So, try to incorporate a leafy green in your diet, if not daily, at least a couple of times a week.

Welcome healthy snacking Often it becomes difficult to follow a diet, but the easiest way to add some nutritional elements to our day-to-day routine is by adopting some healthy snacking habits. In fact, studies show that incorporating a healthy snack into our daily meal plan is good for our body, can help regulate blood sugar levels and prevent bloating. One can choose from a variety of healthy snacking options like nuts — walnuts, almonds, pumpkin seeds, sunflower seeds, hazelnuts, cashews. These nuts and seeds are loaded with many beneficial nutrients and micronutrients. You can even include fibre and protein-rich snacks like fruits and salad as your snacking option. So, the next time you feel hungry between meals, grab a handful of nuts or your favourite fruit and enjoy your snack time.

Keep the mind calm We often underestimate the commands which we send to our minds subconsciously. The only direct way of changing these patterns is by making small changes in our actions. The things that unknowingly give you stress like work or tricky situations can get your mind overworked too. It doesn’t require laughing therapy, but just smiling or taking a break to spend with your furry friend or calling your loved ones during such situations will get your mind back in a healthy state. Furthermore, simply breathing slowly and deeply for a few minutes can help you relax.
Get up and get moving Sitting all day, be it on the couch or at your office desk – isn’t a good practice for your butt, your heart and your overall health. While it might seem impossible to find time for a proper exercise routine, try to sprinkle movement into your daily routine. For example, for every hour you spend sitting, be cautiously aware of it and get up and walk briskly for five minutes. You can even set reminders on your phone to get up and start moving. Furthermore, every time you receive a call, try to get up from your seat and move while you speak to the caller. Take the steps when you can, or walk around your office and home whenever you can.
Have fresh fruit every day Another simple and healthier choice to make is to have fresh fruit every day. Fruits are loaded with important vitamins, minerals, potassium and other compounds, such as antioxidants, that benefit the body. Consuming fruits daily can help lower the risk of heart disease, stroke, and heart attack. Eating fruits also help control blood pressure and cholesterol, improve gut and digestive health, and protect against certain types of cancer. So cautiously make it a habit to have at least one fruit of your choice daily.
Get a good night sleep A healthy sleep cycle is a reflection of good health. So don’t ever compromise on your sleep cycle and try to get at least a good seven hours of sleep every night. If you have sleep issues, try using calming essential oils, reduce your screen time at least 30 minutes before going to bed, or eat sleeppromoting foods, but do ensure that you get your dose of quality sleep every night.

So, cut down all the distractions during mealtime, observe and pay attention to your food and see how it reciprocates and rewards you.

Learn to read food labels While making healthier lifestyle choices, it is also good to start with your grocery purchases. Reading food labels help you make informed food choices and makes you more aware of what you should be consuming, thus pushing you towards better health. If you have health conditions, such as high blood pressure, diabetes or high cholesterol and need to follow a special diet, knowing how to read food labels is especially important to make healthier choices.

Make small adjustments When it comes to your eating habits, making small meaningful dietary adjustments can benefit you in the long run. Dine light and early Nutritionists all over the world agree about one thing — to have a light and early dinner. Our body works as per a certain cycle called the ‘circadian rhythm.’ This is like our body’s clock, which helps us to adjust to environmental changes, sleep, and activities like digestion and eating. Thus, the time we eat our meals can also affect our body’s weight regulation, metabolic regulation, heart health and sleep cycle. Having an early dinner is good for our metabolism, and the body can utilise the food better. Furthermore, having heavy meals at night can affect our sleeping patterns and increase the risk of indigestion and heartburn. So, ensure to have an early and light dinner every day to maintain good health. Last but not the least, remember good health is not what is trending. Good health is what works for you. So, be aware of what works for you and what doesn’t and act accordingly. And most importantly — ‘DON’T GIVE UP’. Maintaining good health isn’t an instant process, so don’t be harsh on yourself if it takes a while to reach your health goals.

argun Mehta is a boss lady! She is an amazing actress who we have seen in several television shows as well as Punjabi movies. She completed her first Bollywood movie, has also forayed into writing and production, and is super engaging even on Instagram. No one is forgetting that ‘mein apni favourite hoon’ video she posted a few weeks ago. Her last movie Qismat 2 received amazing reviews calling the movie soul-stirring and magical. The actress talks about her love for love stories, “I love deep love stories. But like any other actress, I
would like to try my hand at everything. I just completed a thriller, a family entertainer, and a comedy role. But love stories are special and will be close to my heart.” Sargun began her journey with acting when she was in college. She starred in theatre production, and later ventured into television roles. She made her screen debut in 2009 with Zee TV’s 12/24 Karol Bagh. But what changed her life forever was her role in Colors TV’s drama series Phulwa. She received critical acclaim for her role as Phulwa Singh. She started her journey in the Punjabi film industry with the movie, Angrej for which she received a PTC Punjabi Film Awards for Best Actress. In 2016, her role as
Jessica Brar in Love Punjab garnered her a Filmfare Award for Best Actress. So when you ask her what’s her first love, television or Punjabi movies, she says, “I found a different kind of success and love in
the Punjabi film industry, and that will always be my first love. Always. Delving deeper into the subject of Punjabi movies, we asked Sargun about the Punjabi film industry’s revival. After several years, the industry is coming back to life with some fantastic stories and amazing acting. For which Sargun says, “If I had to say that, six years back, when I joined the industry, there were about 10 movies that were made a year. Today, there are about 70-80 films made a year and that says a lot about the growth of the industry. I also feel like the day is not far away when we will touch a 100 crore mark. We have a different kind of audience who believe in Punjabi cinema, who support the industry, and want to watch it. I think it is because of this trust that we have been able to assemble that kind of audience over the years. I wish we grow to an extent and gain our own individuality like the South industry. We will soon have our own box office successes and records to talk about.” Continuing our conversation

about the Punjabi film industry, we asked Sargun about more womenoriented movies and if she will want to be part of one? “Of course yes,” she quipped, adding, “We have done quite a few women-centric roles in the past. I have done a few and I think the audience should also have a little more faith in the story than just the hero. “Hero kaun hai?” shouldn’t be the first thing everyone should want to know. I think it is the kind of trust that people need to build. It is going to take its own sweet time but we are hoping it doesn’t take too long to make movies where the story revolves around the actress.” Even though the Punjabi industry has been releasing some amazing content both on the big screen as well as on OTT, are there things Sargun would like to change about the industry? “I could say that we don’t do things very professionally and methodically. What I mean when I say this is that, we don’t
have contracts or are not bound by paper. These things won’t happen in the other industries. But honestly, I don’t want to change these things about the industries. I don’t want to change anything about it because this industry is all heart. It doesn’t work with so much brain as Bollywood or the South industry. I’m sure people will get back to me and say, ‘this is why we are not growing to a 200 crore industry.” But that is fine. We are growing at our own pace. I know we are all heart and we are all about the people and I don’t want to change that about us. I don’t want it to be all about business and economics. We are in this for the love and it is pure that way. We rather have it that way,” she shares. Having been part of the Punjabi industry, is Sargun open to doing movies in other regional languages? “I am open to portraying any kind of role that excites me. A good script or a role that thrills me will immediately capture my attention. I don’t care about which platform, what languages. If something has to become big, it eventually will no matter which platform it is on. Sometimes it becomes big in a oneminute video on Instagram, sometimes it doesn’t become as big even with a mega film in India. It is a 200 crore film and
it flops. So if anything excites me as an actress then I am on board,” says Sargun. Having set foot in the world of writing and production, Sargun shares that it is no easy task. In fact they have both taken away her sleep at night. “I don’t know how I fell into that trap. (Laughs). Production started off being my second baby and it was always a side project for me. There are projects when I believe in or like and don’t take off, or projects that don’t do as well as much as I would have liked it to. There could be several reasons why a project may fail, but it all comes to the producer ultimately. Sometimes the reason I pick up projects is because I want these films to be shown in a different way or because nobody else believed in them. It is really tough. It is not great and I am enjoying my journey because this is exactly where I wanted to be,” says the actress who hopes to be on the cover of Forbes magazine in the next five years. The actress confessed her love for Shah Rukh Khan and also stated that he is the reason why she came into the film industry. “I would love to act with him one day. It is a dream,” says the starstruck fan. As an actress, Sargun has a very simple process when it comes to getting into her character. “I know a lot of people do a lot of prehomework, but that doesn’t work for me. What works for me is being on the set and getting those five shots wrong to get that perfect 6th shot. It takes me a few days to get into my character. The magic starts happening when I’m on the set, I can’t pre-plan and pre-do my work. I need to wear that costume, be in that spot, talk to my costars, and everything that’s happening in the household of the character is when things start getting real for me,” says the actress signing off.

For this reason, it is safe to say, that no matter where life’s adventures take us, family is something that stays at the epicenter of our being. We are always reminded of them through our habits and personalities. Especially with the onset of the pandemic, many have found themselves growing closer to their families, as families were forced to contain themselves within their homes. Not only did this make us realize how families can truly be our rock through thick and thin, but it also made us question whether we are

spending enough time with our families in the hectic hustle and bustle of modern life. It is easy to take family for granted when we know that their unconditional support is always available, but here are a few easy-to-follow tips to carve out quality family time, no matter how busy life gets.
As overheard as this may seem, it’s a fool-proof method. No matter how much you must accomplish in a day, you do have to eat. Try to schedule at least one meal together as a family and chat about all the cool things that have happened during the day. If daily meals are too tough to slot in, weekly or monthly frequencies are possible.
Try Something New Together Be it a recipe that you attempt to cook together, or a new place that you decide to visit for a day trip, taking in the joy of trying something for the first time can be a great bonding experience. Over time, this may even become a tradition where you end up partaking in new experiences together!

h yes, the good ol’ and generally dreadful “New Year’s Resolutions,” article which is possibly going to make you, the reader, feel like they aren’t doing enough therefore coercing you into stepping it up a notch this New Year. Fortunately, that is not the angle that we’d like to take for this year’s article addressing the topic of New Year’s resolutions, however what we’re aiming to achieve with this piece is to help reframe the way we view this entire phenomenon and how to reduce our rate of failure.
KEEP YOUR NEW YEAR
RESOLUTIONS BY JAS JOHAL & BEN GHUMAN
“How Not To Fail at Sticking to Your New Year’s Resolutions” The two of us have been involved in the fitness industry for over 10 years now and each January we watch countless individuals set grandiose health goals which by the end of the month are long forgotten. We’ve witnessed many members sign up for packages with several days of access per week only to “take a (prolonged) break,” before Valentine’s Day makes it around. This concept of biting off more than we can chew or being unable to stick to what we’ve publicly announced to everyone the night of our New Year’s Eve party is all too common. It’s almost a given that these so-called resolutions don’t last long therefore what’s the need to be upset when we eventually fall off the wagon since it’ll happen to most of us?
70
JANUARY | FEBRUARY 2022 Reflecting The South-Asian Lifestyle
DARPAN
TM
Depending on which sources you consult, only about eight percent of New Year’s resolutions survive until the end of January. Can you believe that over 90% of us won’t make it past the four week mark? Many of the habits which we set to alter are so deeply ingrained into our daily living therefore making the switch at the hit of a button can be a very daunting task. Long lasting change isn’t something that occurs overnight but takes time to achieve, so understanding this is foundational in reassessing our approach in the New Year. Psychologists in the 70s and 80s developed what is known as “The Stages of Change Theory,” which displays change as occurring in the form of a step by step process.
Precontemplation:
not ready to admit that something might need to change
Contemplation:
considering that something might need to change but not ready to take action yet
Preparation:
getting ready to change by implementing supports and doing research
Action:
making the actual change
Maintenance:
keeping the change going for at least six months
Photos: istockphoto
As you can see, change is no simple or easy process and one must successfully make it from one stage to the next until finally they can maintain the alteration in the habit or behaviour which they are seeking. Since we set our resolutions without too much thought and generally on a whim, perhaps while we’re taking part in a toast at the New Year’s Eve party, we fail to satisfy the beginning stages of the theory. A friend suggests we lose some weight, without giving it much thought, we agree and before we know it the journey ends before it ever begins.
Furthermore, many people will set resolutions which are very broad such as exercise more, lose weight, and get organized. However, there is no way to measure success in order to determine whether we’re on our way to achieve our goal or not. This lack of specificity and direction will generally lead to failure of adherence. Does this mean that we shouldn’t even bother with setting any resolutions? No! We must be realistic with ourselves and understand where we currently stand then decide through a step by step process on a goal/behavioural change which on the surface may seem modest however if kept up throughout the entirety of the year will yield impressive results. In 2022 let’s not bite off more than we can chew because if we do, when we fail we will suffer from unnecessary hardship and negative self-talk which may bleed into other areas of our lives.

Once you’ve set the framework of your resolutions in place then it’s time to set it into motion and apply changes as the months pass. One reason for setting your resolutions in a manner where they can be open to alterations is that it allows for flexibility as life hits you with curve balls therefore instead of ditching the plan altogether you can execute on a modified version. We recommend that after every 90 days once you see that you can stick to the plan you begin to make changes such as, exercising 3x/week for 60-90 minutes, meal prepping every weekday, or reading everyday for 20-25 minutes. In fitness we provide progressive overload in order to elicit change in the body therefore it makes sense that all other habits follow suit by starting off light then eventually increasing in volume and intensity. Don’t forget that there may be instances where instead of increasing the commitment you may be decreasing it since you see that it’s unrealistic to keep up with that level of rigor. This year it’s important you remember that slow and steady indeed wins the race since a very large portion fail to make it to the finish line.

Ingredients • 1/4- 1/3 cup coconut milk • 2 pounds of any firm fish fillets (salmon/ rawas) • 1/4 tsp ground turmeric • 1/2 tsp salt, or to taste • 4 coarsely chopped kokum halves • 1/4 cup hot water • 1-3 fresh green chili pepper, such as serrano, stemmed • 4 slices (quarter-size) peeled fresh ginger • 3-4 cloves fresh garlic (large), peeled • 1 tsp ground black mustard seeds • 2 tbsps coconut oil • 1 tsp black mustard seeds • 1 large onion, finely chopped • 11/2-2 cups water • 7 to 8 fresh green curry leaves, lightly crumpled • Cherry tomato, red and yellow • South Indian papad

• Place the fish in a bowl, add turmeric and salt, and mix well, making sure all the fish pieces are well-coated. Cover and marinate in the refrigerator for about an hour. Meanwhile, soak the chopped kokum in the hot water for about 30 minutes. • In a blender or food processor, process together the kokum along with the water it was soaking in, the green and red chili peppers, ginger, garlic, and ground mustard seeds to make a smooth paste. • Heat oil in a large nonstick skillet over medium-high heat and add the whole mustard seeds; they should splatter on contact with the hot oil. Cover the pan until the splattering subsides. Quickly add the onion, reduce heat to mediumlow and cover the pan. Cook until the onion is soft but not golden, 7 to 10 minutes. • Add the kokum-ginger-garlic paste and cook over medium heat, stirring, for three to five minutes. Add the fish and about one and half cups of water, and bring to a boil over high heat. Reduce the heat to low, cover the pan, and cook for about five minutes. • Add the coconut milk and curry leaves, and simmer until the sauce is thick and the fish is tender, just flaky and opaque inside, for about five minutes, adding more water if you want a thinner sauce. Do not stir the fish at all. To mix, swirl the pan a little on the burner. Transfer to a serving dish and serve hot.

Executive Training Manager for Darphin, Bobbi Brown and Origins in Canada. “We should treat lip care the same way we treat our skin, all year-round TLC,” Lieu explains. “Regular care for lips will ensure lips are hydrated and protected from chapping and cracking and, in the long run, help defend against lip lines.” Exfoliation, with a gentle lip scrub, will aid in healing and support the maintenance routine. ry. Chapped. Cracked. Those words describe lips that are screaming for attention and relief. Winter is the season that wreaks havoc upon our skin, and our lips are just as vulnerable in the harsh weather—a condition that transcends both age and skin type. The key to maintaining soft, supple, healthy lips is integrating their treatment into your skin care regimen, says Lily Lieu, Field

a week, then moisturize with a lip balm, ideally with an SPF (the brand is releasing one this year) for daytime and a hydrating balm with your nighttime regimen. Maintaining hydration is the challenge says Lieu as “the lips require more care to stay hydrated as the lip area does not have sebaceous glands that produce oils to keep it hydrated like our skin does.” “When lips are dry and you repeatedly moisturize with saliva, it can actually cause even more chapping,” Lieu adds. Applying a lip balm regularly, in addition to a nighttime treatment will maintain hydration but that doesn’t necessarily require multiple products. Many brands have treatments that are
multi-purpose. Lieu says that Origins Drink Up avocado lip butter lip mask works as a scrub, a daily lip balm and as an overnight treatment to nourish lips while you sleep. While the lips need care, so does the area around them. The skin surrounding the mouth can reveal obvious signs of aging that can be diminished with targeted care. Lieu says that for lip line concerns and down-turning corners, there are products to help prevent and defend TM

against those issues. Darphin’s recently-launched Stimulskin Plus Absolute Renewal Eye & Lip Contour Cream, is a dual-purpose product aimed at reducing lip lines. Lieu says the brand’s testing found that it visibly reduces fine lip lines in just 10 weeks and lifts lip corners and softens nasolabial folds. Lloyd says eye products often can be used around the lip area, as the tissue around the eyes and lips are similar. “We suggest using our Aloe Soothing Eye & Lip Contour Care to hydrate and help protect against irritation caused by dryness,” she says. Specially formulated for sensitive dry skin with organic Community Fair Trade aloe vera from Campeche Mexico, makes it a gentle treatment for both the sensitive areas of the face and those with skin sensitivities. Applying lip balm has its benefits for makeup application too. Just as healthy skin is the perfect canvas for makeup application, so are hydrated lips. “We recommend using a balm before applying your choice of lip colour and/or lip liner, so your lip colour lasts longer and applies evenly,” Lloyd advises. Or you could opt for colour and treatment combined, reccomends Lieu. “For someone who might want a lip balm but also with colour, Bobbi Brown has amazing lip tints in different colours that offer a slight tint to the lips but has nourishing lip oils to hydrate and protect the lips,” Lieu suggests. Lieu says that keeping lips heathy and hydrated is simple if you’re just mindful of a few things. She advises to drink lots of water (yes even in the cold months), apply lip balm before bed, use a scrub but just as important don’t pick and pull off dead skin. Be kind to your lips, just use a gentle scrub which is “quick and easy without the pain.” Now, pucker up.

elebrating the young, the carefree and the ones who follow their heart, Sahil Kochhar’s Parindey is a fashion presentation that urges you to break free and takes its inspiration from the souls of modern grooms and brides. Rooted in traditions yet contemporary in approach, couturier Sahil Kochhar’s eponymous label is known for reinventing traditional embroideries and blending them with modern silhouettes to create enthralling bridal edits with a twist. The label’s latest winter wedding collection — Parindey — with a fresh appeal and a dash of old-world charm, is no different. Celebrating the young, the carefree and the ones who follow their heart, Parindey is a fashion presentation that urges you to break free and takes its inspiration from the souls of modern grooms and brides. Light on weight and high on fashion quotient, this wedding edit is an ode to millennial brides and bridesmaids. Commenting about the collection, designer Sahil Kocchar says, “This collection
aims at giving you wings. Parindey wholeheartedly celebrates our heritage but also doesn’t shy away from giving it a contemporary twist. This campaign is all about breaking the sartorial stereotypes and letting people do what makes them happy!” Aptly named Parindey, the collection is designed to give you wings, “What better name than ‘parindey!’ It’s a campaign that sets you free and celebrates your personal flight,” explains Kocchar, who has not only gained popularity in India for his designs but has also earned international fame and has been showcasing his Pret collections at WHO’S NEXT PARIS trade show since 2017. It’s fun, flamboyant, full of colours, new techniques, easy silhouettes and more than anything else very very personal.” Further talking about the mesmerizing collection, Kochhar adds, “At Sahil Kochhar, we have always tried to do things our way. May it be our embroideries or our silhouettes, as much as we celebrate our heritage, we don’t shy away from giving it a contemporary twist. I guess this campaign beautifully puts this thought forward.” Hailed as the custodian of new-age couture, Kochhar has masterfully blended iconic techniques with new explorations in this collection. He highlights, “Parindey as a collection sees numerous technique explorations, our signature 3D applique can be seen headlining the collection in various forms of floral and geometric elements. The brand’s much-loved jungle artwork finds home in this collection in a newer light. We have introduced a new ‘pixel’ technique in the embroideries that can be seen throughout the ensembles. Our multi-coloured ‘bagh’ embroidery is revisited in this collection, where each floral motif is handcrafted with multi-hued threads using various ‘aari’ and ‘zardozi’ techniques. This collection is an amalgamation of our iconic techniques blended with new explorations at its finest.” Crafted on the ethos of tradition but influenced by the modern charm, the collection plays host to lehengas, gharara sets, shararas, kurta sets, Nehru jackets, bandgalas, sherwanis, blazers in a colour palette that graduates from ivories, pewter, nudes mixing organically with Aquas, peaches, blues and lilacs. Created with love, each ensemble from Sahil Kochhar’s Parindey collection is deeply rooted in traditions and flavoured with the essence of modern India. Priced between INR 70,000 to INR 3,00,000, the collection can be purchased from Sahil Kochhar brand’s flagship store in Delhi, or through the brands Instagram page or website - https://sahilkochhar.com/

Nothing spells ROMANCE better than the picturesque Isle of Capri in Southern Italy. Steep cliffs plunging into the majestic blue sea, rugged landscape, rustic villas, drop-dead gorgeous scenery — everything about this idyllic island is pictureperfect. While Capri is quite cold and windy during the month of February, it is also ideal for couples wanting to enjoy the beautiful landscape of Capri on foot and in solitude. Enjoy mouthwatering fresh seafood at one of the sophisticated restaurants, sundowners at some quaint cafés, romantic sunset by the beach and simply relax those WFH shoulders with the company of your beloved. Sounds like a perfect V-Day vacay, right! COVID-19 Travel Guidelines: While Italy has opened its door to travellers, the Italian government has passed a decree for the pandemic until March 31, 2022. As per this law, it is mandatory for travellers from countries that are permitted entry to Italy to present the COVID-19 Certificate, which proves whether the travellers have been vaccinated, recovered, or have a negative COVID-19 test result. Furthermore, a super green pass is needed to access public venues such as restaurants and bars, cinemas, gyms, nightclubs and stadiums.
COPENHAGEN, DENMARK Often overshadowed by European canal destinations such as Venice and Amsterdam, Copenhagen has a charm of its own and offers everything a couple needs for the ultimate romantic getaway. Explore the idyllic canals with your better half or visit the stunning Rosenborg Castle and get transported to another era or enjoy quiet strolls around the flower-laden path — this picturesque capital is perfect to relax and unwind with your beloved. Culture enthusiast couples visiting Copenhagen in February can also enjoy the Frost Festival, which runs for more than 20 days and there are music concerts and cultural events taking place in different places all over the city. COVID-19 Travel Guidelines: Fully vaccinated tourists and those previously infected with the COVID-19 virus are allowed to enter Denmark without quarantine or test upon arrival. Also, all EU Digital COVID-19 Certificate holders can enter the country without being subject to testing and quarantine requirements.

d n i B y & Rick Photos: A Master Media Q: How did you meet? Ricky: We met in 2008 on MSN Messenger, through one of my best friends, and it was truly love at first sight. We were very young and we didn’t exactly know what dating was at the time however, we knew we liked each other and that there was something very special about one another. It was a lot of late-night phone calls and rushing home after school to talk to one another on the computer during that time. As the years went on the distance became a factor, we both tried to explore the world, different jobs and different people but could never go more than a week without talking to one another. We always liked one another and that has

Q: What do you love most about one another? Ricky: My favorite thing is the way Bind looks at me, she always has my back. Bind: I really love how supportive, loving and trustworthy Ricky is.
Q: Share your proposal story. Bind: A decade after meeting for the first time, Ricky took us to the most magical little village nestled in Switzerland.

On December 21, 2019, on top of a snow-covered mountain in the Swiss Alps, my life completely changed in the most remarkable way possible.
Q: Describe your wedding day. What was your favourite moment? Bind: I always knew that I wanted to go for a nontraditional look however, I wasn’t too sure what color I wanted to wear on the big day. When I walked into Wellgroomed, Dave and his team did a phenomenal job showing me around their beautiful store and catering to my taste. When I saw this rose gold lengha on display in the hallway, I knew it was the one, without even trying it on or looking at any other stores. Once I had finalized this lengha, we started building

Bind: Hands down one of the best vendors we had for our wedding was Inderjit and Raman from A Master Media. They were incredible! Not only are they amazingly talented photographers who have an eye for every detail, they are beyond accommodating. From helping me with maneuvering my lengha, fixing my hair, to making sure we had food when we were doing long photoshoots and incorporating our every wish no matter how obscure. If you are thinking about booking them, do not hesitate. Also, Aria Convention Center has the best food and venue. We used them for live catering at home and our reception, and they did a great job every time. Pink Paisley Decor did a phenomenal job making my vision come to life and accommodated each last-minute change I had. DJ Diablo of Lucid Entertainment along with Elegance Rentals also did a
remarkable job every night, truly making it a week we will never forget.
Q: Where did you honeymoon? Due to the ongoing pandemic we didn’t want to go too far, so we decided to explore our own backyard and took a quick trip to Oak Bay on Vancouver Island. It was the perfect destination to unwind and reflect on the events of our wedding week.
Q: What are your goals as a couple? Our goals as a couple are quite simple, just to always be happy. Wake up every morning together smiling and go to bed smiling. That sounds very simple, but there are many factors in a day that can act as hurdles. We know as soon as we see one another, both our days are instantly better and we believe that is what truly matters.
Q: What are the strengths of your marriage? We believe there are a few pillars that make our marriage strong. Being able to talk about anything with the common goal of finding a solution and not assigning blame.

No, it doesn’t have the 302 horses that the plug-in Prime does with the beefier components, but performance feels nearly as good: especially acceleration on the straights. The gasoline mill, though still on the noisier side as most hybrids are, in my opinion sounds less hollow too. Corners are no sweat either, especially since the newest version

of the AWD-i system sending 30 per cent more torque to the rear wheels compared to the outgoing vehicle. Not to mention the sport tuned front suspension installed on our Limited grade media loaner. Piloting the RAV4 during unseasonably frigid temperatures and the ground covered in ice and snow, handing was virtually unchanged from dry at moderate speeds while wearing a proper set of winter tires. Driving the car in a healthy mix of city and highway conditions, I couldn’t exceed 7.1 L/100 km no matter how heavy my foot was on the throttle. And given the manufacturer recommended octane is plain old 87, the pain at the pump is minimized despite rising fuel prices.
The SUV is pretty comfortable to sit in. There’s nothing mind-blowing going on in the utilitarian interior, however the synthetic leather and other soft touch materials are nice enough. The heated seats and steering wheel do their job quickly, and lots of little trays and storage pockets exist to easily stash small items and mobile devices. Thanks to the stiffer underlying Toyota New Global Architecture (TNGA) structure, electric motors and plenty of soundproofing such as an expansive one-piece floor silencer pad, the ride is quiet and smooth. In addition, a longer and taller cargo area (up to 1,690 litres of space available when rear bench is folded) can accommodate some mighty large items — I was able to squeeze in a patio table and a full-size Ikea bookshelf on two separate occasions. The powered tailgate may not close fully on the really long stuff but will stay partially shut, and grab handles on either make it easy to secure tiedowns. ercedes-Benz and innovation are synonymous going back to the days of the horse and carriage, quite literally, when it created the PatentMotorwagen in 1885 — the world’s first production vehicle. The cherry on top is a full set of headrest pillows all around — driving and sitting in the S 580 is what it must feel like to ride on a cloud. A 4.0-litre bi-turbo V8 mild hybrid engine lurks under the hood, producing 496 horsepower and 516 lb-ft of torque. Mercedes-Benz’s EQ Boost technology provides an additional but temporary electric burst of 21 horsepower and 184 lb-ft of torque when needed, for example accelerating from a stop or executing a passing manoeuvre. Performance is above average, smooth and whisper quiet. Also installed is a 48-volt electrical system that shoulders some of the motor’s load via helping operate the water pump and air conditioning compressor. Overall, full-size eightcylinder cars really don’t come much more efficient than this.

The on-screen information can be customized to show different virtual gauges, music selection, trip computer and so on. Or, view the entertainment data on the nine-inch central touch display — the largest ever in a Honda vehicle. In addition, Bose makes its Civic debut with a 12-speaker stereo system producing some of the highest-quality audio heard so far in the 50-year-old model.
Though the car’s appearance is rather pedestrian, the underlying structure is the stiffest yet boasting an eight per cent increase in torsional rigidity compared to the outgoing version. Alongside an expanded use of lightweight aluminum and high-strength steel, 35-millimetre wheelbase, revised suspension and retuned electric steering, handling is nice and tight as expected from the brand. As before, two four-cylinder mills mated to continuously-variable transmissions are offered: a naturally aspirated 2.0 litre on the lower trim levels and in the Touring, a massaged turbocharged 1.5 litre now making a healthy 180 horsepower and 177 lb-ft of torque (which is an extra six and 15, respectively) using the recommended 87-octane gasoline. The pickup is definitely there when accelerating, however the resulting tinny sound leaves something to be desired. Besides the Normal driving mode users can select an Eco setting, reducing throttle and transmission sensitivity and air conditioning performance, to improve fuel economy, or Sport that effectively does the opposite yielding a more dynamic motoring experience. Every 2022 Honda Civic Sedan sold in Canada is built exclusively at the company’s plant in Alliston, Ontario, and prices for the Touring start at $30,265.

The horizontal theme carries over here where the dashboard runs nearly the width of the in-cabin. Premium two-tone quilted leather upholstery covers the seat cushions and door panels, and a “floating” centre console houses an innovative shifter utilizing a sliding mechanism for gear selection. While classified as a compact crossover, the amount of space inside is quite generous and there is a standard third row perfect for impromptu family getaways. The two sets of rear benches fold in a multitude of ways and permit only one side to be stowed, meaning a passenger or two can still be seated at the back if a long piece of cargo is loaded, for instance. Mitsubishi recently announced the later arrival of the highly anticipated 2023 plug-in hybrid variant, however Darpan evaluated the gasoline offering propelled by a 2.5-litre fourcylinder engine developing 181 horsepower and 181 lb-ft of torque. Mated to an eight-step CVT the SUV is quiet, easy to drive and handles admirably boasting a stiffer underlying structure featuring a much higher torsional rigidity. Known for its traction-friendly Super AllWheel Control system, the new Outlander adds brake active yaw control for the rear axle too so braking force may be applied to each corner independently to optimize grip in turns. Also helping maintain stability during slippery conditions is the model selector — available settings include Eco, Normal, Tarmac, Gravel, Snow, and Mud — that tailor driving dynamics for different surfaces. When travelling down a steep decline, hill descent control automatically kicks in slowing the vehicle down leaving the person behind the wheel free to concentrate solely on steering. A total of seven trim levels are available, ranging from the base SEL ($31,998) to the grade-topping GT Premium ($42,178). The 2022 Mitsubishi Outlander is in dealerships now.

Amar said, “Bhediya is a tale filled with awe-inspiring imagery. It’s not just the path-breaking VFX; the film is a feast for the eyes in every aspect possible.” Now, who would want to miss this wild adventure.
What makes this film interesting is the fact that it honours the brave hearts of armed forces and is inspired by the landmark event of 2016, when the Indian Air Force became the country`s first defence force to induct women into combat roles. Film’s protagonist — Kangana Ranaut, who plays a Sikh soldier in the film, said in a statement, “Very often the sacrifices made by our brave women in uniform go unnoticed by the nation.
