The New Railway Station at Apperley Bridge This is an exciting development for the residents of Apperley Bridge and surrounding areas, the station site is located off Apperley Lane (A658) and is ideally situated to serve the communities on the outskirts of Bradford, Apperley Bridge, Yeadon and Guiseley by car or bus and the near community on bicycle or foot.

Proposals for the new station include: New access road off Apperley Lane Pick/drop off point and 300-space station car park Fully-accessible platforms with both staircase & ramp CCTV surveillance Passenger information displays & public address system Secure cycle parking Modern waiting shelters

The station will be accessed by a new link road situated between the Stansfield Arms Public House and Little Park. The new link road will provide a dedicated access road to the car park and drop off point. Commencement of the station construction started in September this year and the progress is easily visible from many viewpoints. The completion and opening of Apperley Bridge station is planned for August 2015, so not long to wait and for residents in the area this will add a substantial amount to the value of their homes. For planning details, project plan documents can be found at the City of Bradford Metropolitan District Council’s website.

LOCAL ENTREPRENEUR WINNING IN STYLE

Entrepreneurs who have used a Bradford Council enterprise programme and created nearly 400 new jobs in the district have been recognised for their success. Around 250 new businesses have been created in the district in the last three years thanks to mentoring and support from Bradford Kickstart, which has also helped another 287 existing small businesses. The scheme has led to the creation of 383 new jobs and safeguarded another 73 posts. Businesses were recognised at an event marking Kickstart’s third year, at the Carlisle Business Centre in Manningham Councillor Susan Hinchcliffe, Bradford Council’s executive member for employment, skills and culture, and Mike Cowlam, strategic director for regeneration, presented awards during the event. Coun Susan Hinchcliffe said: “Kickstart enterprise coaches have had some great successes, giving a leg6

up to budding entrepreneurs who have the ideas, but need help to get started. Bradford is known for being a city of entrepreneurs. It’s great to see these small businesses grow and flourish once their owners are able to realise their ambitions.” One of the local businesses helped by Kickstart Enterprise Coach, Mike Whitehouse, is Tiffany Park owner of Tiffany Park The Salon in Eccleshill. She was delighted to receive her award and commented, “it was great to have the support of Mike, he helped me with a lot of the issues that were new to me like finance and tax”. Tiffany Park is pictured above with her award along with Mike Whitehouse and Howard Nash from the Inspired Neighbourhoods Enterprise team

THE COLOUR OF SUCCESS One of the local businesses helped by Kickstart Enterprise Coach, Mike Whitehouse, is Tiffany Park owner of Tiffany Park the salon in Eccleshill. Tiffany from Eccleshill opened her first salon in Cleckheaton at the age of 21 and built the business up over a ten year period, at which point she sold the business to move to Huddersfield, where over the next 10 years she opened another 3 salons. Eventually Tiffany decided to take a year out and trained for a degree in lecturing at Huddersfield University, enabling her to open her own hairdressing training school. This was an idea she wanted to bring back to her home town of Bradford and so with the help of Mike from Kicksatrt Bradford, she found the perfect premises, wrote her business plan and opened Tiffany Park the salon in Eccleshill. Mike was also there to make important introductions to key contacts who could help Tiffany to achieve her dream and through their monthly meetings, Mike continues to offer invaluable support and together they are now putting everything in place to open the upper floor of the salon with a Tanning Suite and a Beauty Room which will be open from the end of September, and the final piece in the jigsaw will be the hairdressing school which Tiffany is hoping to open next year.

An update on the progress at The Wright Watson Enterprise Centre, Idle

IDLE BECOMES ENTERPRISING! Anyone passing the junction of Thorpe Garth and Albion Road in the last couple of weeks will have seen a huge crane delivering the steel frame to the site of the new Wright Watson Enterprise Centre (on the site of the old Methodist Church). Within a few days, the frame was erected and locals can now get a good feel for the scale of the new two-storey building, which will offer hot-desks and rentable office spaces, meeting and activity space and a range of community-based support programmes. As well as supporting local people with enterprise, employment and health issues, the centre will also house Idle library and provide a relaxing place for people to visit during the day – and to enjoy the landscaped grounds and children’s play area.

Chief Executive of INCIC, Nasim Qureshi said: “I am delighted the Wright Watson Enterprise Centre is coming to fruition after several years of detailed planning and preparation. Bradford has a high proportion of residents setting up new businesses and we look forward to supporting them and helping them to succeed”

The centre will also contain a heritage room, funded by the Heritage Lottery fund, which will explore the contribution of First and Second World War Veterans from Idle, and create a commemorative garden to honour and remember the sacrifices made. The centre will also contain a heritage room, funded by the Heritage Lottery fund, which will explore the contribution of First and Second World War Veterans from Idle, and create a commemorative garden to honour and remember the sacrifices made.

Fiona Spiers, Head of Heritage Lottery Fund – Yorkshire and the Humber said: “The First and Second World Wars affected all corners of the UK and impacted different communities across Yorkshire. The Heritage Room and Memorial Garden within the Enterprise Centre will enable the community to uncover, share and reflect on the contributions and sacrifices made by the local community.”

The Centre will be operated by Inspired Neighbourhoods Community Interest Company (INCIC). Additional funding is provided by the European Regional Development Fund (ERDF), Heritage Lottery Fund, Waste Recycling Environmental Ltd (WREN) and Bradford Council.

Councillor Jeanette Sunderland, Chair of INCIC added: “This is a hugely important development for Idle and this area of Bradford. As well as helping local entrepreneurs, the building will become a hub for local people who will be able to access many services and activities in one place”

Bradford & District Branch Your monthly RSPCA update with Terry Singh

WE NEED YOUR HELP! OPERATION ANIMAL SAVE! January 2015 sees the launch of RSPCA Bradford & District Operation Animal Save Appeal, an appeal that will run a full year throughout 2015, with the objective of raising £125,000!

CAN YOU HELP US REACH OUR TARGET? DEC NOV OCT SEPT

The aim is to build a new reception area and shop, with more retail space there will be the opportunity to stock and display a larger selection of animal foods and accessories and an extended choice of brands. Recently the RSPCA launched their own branded pet food for cats, dogs and small animals, all of which will be much more accessible to the residents of the Bradford District once the changes have taken place.

AUG

A larger reception and retail shop means that the team can do regular ‘In-store Promotions’ on food and accessories and anyone adopting a pet from the RSPCA will be able to purchase everything they need in the one visit, generating more income into the centre which also contributes towards the target of £125,000.

MAR

Other areas to be upgraded and built are a new block of kennels to accommodate dogs for re-homing and an indoor arena where staff can socialise dogs and improve their behaviour if necessary in preparation for them finding their ‘forever home’. The arena will also provide the perfect area for families wanting to adopt a dog to view and meet the dogs of their choice and help them with their decision. There are very old parts to the RSPCA building and these will also be brought into the 21st Century as part of the development and improvements made from the target of £125,000.

KIM DAVISON

Horticulture BTEC Level 3 90 credit Diploma “I used to work as a Civil Servant and became interested in planting vegetables and fruit as a hobby. When I decided to turn it into a career I couldn’t find a Horticulture course in Sheffield so I searched online and found Shipley College. I loved the course, the tutors are really good and I now work for the Soil Association as a trainee on an organic farm in Sheffield. There are 5 different organisations on the farm including community based groups growing for co-op schemes as well as selling veg boxes to greengrocers, shops and restaurants. If we have a surplus, we also make donations to food banks. I am moving onto the Horticulture Level 3 Extended Diploma and looking forward to learning more.”

Laura Drury

Practical Horticultural Skills City & Guilds Level 2 Certificate “I started on the Level 2 Gardening Certificate, I learnt a lot including great gardening tips and put everything I was taught into practice. I even entered the YoungHorticulturist of the year competition and got through to the regional final. Following my success in the competition, I moved onto other Horticulture courses offered at College plus a short Floristry course in Wedding flowers. I like coming to Shipley College, the way the courses are run and the way I can fit them around my working life. There is always more to learn, in fact I have already enrolled onto two more of the short Floristry courses!”

Sophie Dearden

Floristry BTEC Level 3 Subsidiary Diploma Sophie has worked part-time in a local florist since the age of 14 and loved the job. As soon as she turned 16, Sophie started the Floristry Diploma. “Shipley College is a really nice place, in a lovely environment with nice people. I like Saltaire so much I actually missed it over the summer! I am now doing a Level 2 Floristry Apprenticeship with the College at The Flower Shop in Keighley and hope to move onto the Level 3 next year.”

MY THAI MYWORD! We love Thai food, but it's rare we indulge as it always seems a bit of a hassle and an extra expense to get a cab into Leeds, so we invariably end up at a local restaurant eating the same as last weekend and the weekend before! Baring this in mind, I was delighted at the prospect of being introduced to what turned out to be an absolute gem of a place right on my doorstep.

There were four of us in our party and we all agreed on ordering one of the set taster menus - there are plenty of mouth watering offerings on the menu but we thought this would give us a few choices each - and so it did. First came the selection of starters, chicken satay, crispy prawns, angel wings, fish cake and my favourite the pork dumpling. All were sublime, beautiful flavours, perfectly cooked and served with tasty dipping sauces. Then came the Tom Yum Goong Soup, oh my Lord! This was absolutley delicious, really highly spiced and intense flavours with huge juicy prawns and fresh tomatoes, I could eat this soup all day long! Main courses were a mixture of seabass, duck, king prawns and beef dishes accompanied by noodles, jasmine and fried rice. All were really good and there was plenty, way too much infact for the four of us and we can all eat plenty! The service was really extremely good, my glass was never empty and nothing was too much trouble. These guys really know their stuff and being a real Thai food fan, I can definitely say that this restaurant compares favourbly to any of the big hitters in Leeds and beyond. It's my new favourite place and I will count myself as a regular from now on. Take this complimentary £5 voucher and hot foot it down there for excellent & authentic food, outstanding service and great value. Not to be missed!

VOUCHER

We visited on a Friday evening, having made our reservation for 7.30pm. We arrived and were pleasantly greeted by Simon, the owner. It was actually a special evening for us as we were celebrating our wedding anniversary so pop went the Prosecco and we made ourselves comfortable in the plush pre dinner seating area. Having polished off the bubbles we were shown to our table. The restaurant was really quite busy but the ambience remained perfectly relaxed and the staff completely unphased.

An impartial guide to

LETTING OR SELLING your property...

Thinking about letting or selling your property? The process can be a complex and time-consuming one, but the rewards can be considerable when you get everything right. Here are some tips and advice on how to achieve the best rental price from a reliable tenant, as well as the best selling price. Preparing your property

Before you begin the process of letting or selling your property, you need to be thoroughly prepared. There is a lot to do and plenty to think about before you can think about getting people through the door. First impressions count for everything when it comes to property, so it's vital your home looks its best for potential tenants and buyers. Maintaining this condition for all your viewings will give you the best chance achieving the best possible price. So, what preparations should you make?

The external view

This is the first view your potential tenants or purchasers will have of your property, so you should focus on optimising its appearance. •Tidy up the front and back garden •Repair cracks, holes or blemishes in the driveway or walls •Give the window frames and door a lick of paint if they need it

26

•Make sure the house number is clearly visible •Keep rubbish and rubbish bins out of sight.

The interior

De-clutter - create more space remove non essential items. Make minor repairs - fix leaky taps and cracks in the walls etc Clean thoroughly from top to bottom - carpets, floors, windows, fixtures and fittings, etc. Eradicate unpleasant odours - like pet smells and cigarette smoke Decorate rooms if required - a lick of paint can re-energise the appearance of a room.

Other considerations for Letting your property

Think about the type of accommodation you are going to let and how you are going to let it out. For example: How will it be advertised - for example, two bedrooms with a study, or three bedrooms? Who will your target market be? Families, students, professionals? Get a clear understanding of the cost of running your property - council tax, utility bills, etc.

Who should you consult before letting your property?

Before you can let your property, you need to consult a number of parties: Your mortgage lender - your lender may ask that you let your property on an Assured Shorthold basis Your insurance company - if you don't let your insurance company know that you have let your property, you may not be covered in the event of

damage, fire or theft in the property Your freeholder (if you have one) - important if you wish to let a leasehold flat, for example. You may also find it useful to get advice from a solicitor, an accountant and a qualified letting agent.

The cost of letting your property

While your thoughts may be leaning towards how much you can make by letting your property, it is important that you consider and budget for the costs involved, too. You should budget for the following costs: •Any monthly mortgage repayments owed on the property •Any expenses involved in bringing the property up to the required standards. •Furniture and furnishings (if required) •Solicitor's fees •Letting agent/management fees •Insurance fees •Contingency budget for ad hoc repairs and maintenance.

managing agent to work on your behalf. Much will depend on your circumstances. If you are living abroad, for example, you may want to employ a managing agent to make sure your tenants and the property are sufficiently looked after while you're away. The majority of letting agents also offer property management services. If this is an option you're interested in, consult the letting agent first to make sure they can offer this service. A managing agent will: •Vet potential tenants. •Organise tenancy agreements and inventories •Manage the start and end to the tenancy based on your instructions •Organise the collection of rent from the tenants and arrange for repairs during the tenancy •Inspect the property periodically on your behalf for its condition and state •Provide professional advice and guidance throughout the duration of your relationship.

Choosing a letting agent

You should never underestimate the work involved in the successful letting of your property. The vast majority of landlords prefer to hand over the responsibility for finding a tenant to a dedicated and qualified letting or estate agent. This cuts out all of the necessary awkwardness of having to deal directly with viewings and negotiating with potential tenants. There are considerable advantages in using a letting agent, who will: •Advertise your property efficiently. •Have knowledge of the local market. •Manage and conduct viewings. •Negotiate with tenants on your behalf. •Provide you with advice and guidance.
