It’s been another eventful year to say the least and there have been lots of changes here at MAD Publications. We said ‘goodbye’ to our brilliant designer, Tom who came to us for a six week placement two and a half years ago and never left! After winning a placement with Saatchi & Saatchi in London earlier this year, Tom decided the time was right for him to fly the nest and set up his own web design company - we wish him lots of luck in this brave new chapter of his life although his success is in no doubt whatsoever! As Tom left us we welcomed David into the fold and he is proving to be a great asset to the team. You will be hearing more about David in the New Year. As another year draws to a close we would all like to thank every one of our advertisers and readers for their support and interest in Here & Now and The Local Focal; our home and Sainsbury’s distribution still sets us apart from our competitors. The Hair Port Arrives in Yeadon! Caroline Haigh has finally realised her dream of opening her own salon, and after a turbulent year this is a massive achievement and one that’s worth shouting about! Trained at Vidal Sassoon in Leeds, Caroline worked her way through the ranks from hair washing to be the salon’s top stylist for eleven years, regularly styling models’ hair for London Fashion Week and other shows and photo shoots; even cutting the hair of The Kaiser Chiefs before they became famous. How the offset mortgage could benefit you!
O
ffset mortgages can be extremely beneficial for the right person, because they are flexible, tax efficient and can help people reduce their mortgage balance more quickly. In the current climate savings accounts offer derisory returns and an offset mortgage can make your money work much harder. An offset mortgage can be particularly useful for the self employed, company directors, landlords, higher rate tax payers or people with savings. Let me explain how an offset mortgage works. Essentially, an offset mortgage allows the borrower to link their savings and current account balance to their mortgage, thereby reducing the amount of interest charged on the mortgage. Offset mortgages are effective because generally speaking, borrowers are charged more on their mortgage than they earn on their savings. However, it is important to seek advice, as they tend to be slightly more expensive than other products. Additionally, in the unusual climate that we find ourselves in, the difference between interest earned on savings and interest charged on mortgages has narrowed so you need to be careful that an offset mortgage is the most effective product for you.
Take a look at the chart; Tom has a mortgage of £150,000 and £30,000 in a separate savings account from which he earns 2% interest. James also has a £150,000 mortgage, but, has linked his savings balance of £30,000 and a current account balance of £2,000 to his offset mortgage. Both Tom and James are charged 4% interest on their mortgage. Over one year Tom would pay £6,000 in interest on his mortgage and receives interest of £600 (before tax) from his savings. Assuming Tom is a basic rate tax payer he would pay 20% tax on the interest which would leave him with a net savings income of £480 over the year. £360 for a higher rate tax payer. On the other hand James is offsetting his £30,000 savings and £2000 current account balance from his mortgage which reduces the interest charged on his mortgage by £1,280. As James hasn’t received any interest there is no tax to pay. A higher rate taxpayer would need to earn savings interest of 6.6%, before tax, to get an equilvalent return. This is almost impossible in the current climate without having to risk some of your capital. If James wanted to reduce his mortgage balance as quickly as possible, he could opt to keep his mortgage payments the same, but, effectively overpay and reduce his mortgage balance by the amount of interest saved. According to Woolwich offset calculator, this would reduce a mortgage by four years and five months and save

£17,914 in interest that would have been charged over the term. An offset mortgage is also flexible as it usually comes with no overpayment restrictions and any funds in the savings pot can be withdrawn at any time. It is therefore ideal for the self employed, whose earnings can fluctuate considerably over time or for landlords who can deposit surplus rent to offset the interest on their personal mortgage. iedi Westerman AISTD(Dip), the Principal of Footsteps, began her training at the age of eight when she attended drama classes at the Bradford Playhouse and also performed as a member of the Leeds Girls Choir. She began dancing at the age of nine and went on to train vocationally from the age of 14 via a full scholarship at the Legar School of Russian Ballet in Tunbridge Wells.

ell spare a thought for Graham Duckworth the Bradford City Assistant kit man. Graham plans to set off a day earlier than the team to Lincoln who we play on New Year’s Day. However unlike the team Graham will be walking the 73 miles between the 2 grounds in aid of The Bradford Burns Unit. Now a quick calculation shows that he needs to sustain a speed of 3 mph over a 24 hour period. Graham is quite confident he’ll complete the walk so good luck to Graham. Like all fund raisers he has a website on just giving which is www.justgiving.com/ lincolnwalk Now back to the football and after the last article which appeared in Here and Now the results have improved somewhat and City are climbing the league steadily, however the defeats at Wycombe and the home games against Macclesfield and Accrington had put a stop to our climb up the league with just 1 point from a possible 9 points. I’m still not sure about Peter Taylor and his insistence on playing loan players. At the start of the season we had an almost full squad and back up for almost every position but we’ve seen a host of young inexperienced loan players signed and preferred to our own players. There is a saying on the internet message boards “In Peter Taylor we trust” I just hope the trust the fans have in him will be repaid come the end of this season.

eeds United legend Allan Clarke performed the opening ceremony of the new Centenary Pavilion in front of an invited audience of almost 1,000 guests. The glitzy official opening took place on Wednesday with Leeds United chairman Ken Bates, Leeds United manager Simon Grayson, and Allan Clarke among the guests. Welcome to Yorkshire CEO Gary Verity was also among the speakers.
The City of Leeds was given the opportunity to say farewell to the soon-to-be decommissioned Ark Royal at Elland Road last month. Leeds United was joined by the crew of the Ark Royal for the home game against Bristol City,
Leeds United chairman Ken Bates said: “This is a magnificent venue. Hopefully it will be important to Leeds and there will be spin-offs for the rest of Yorkshire. We will be able to bring functions here that would usually be held outside of the county.” On seeing the venue for the first time since completion, Gary Verity said: “It’s spectacular. It’s a great asset for the club, the city of Leeds and the county of Yorkshire. What this particular venue brings to the party is the scale and size of it. If you want to do a big event or a sit-down dinner for 1,000 people plus the choice of options in Yorkshire are narrow, so in terms of being able to host and accommodate the prestigious dinners this venue brings that to the party. This venue also has great access.” The Centenary Pavilion can also be divided into two suites, named after two of the Club’s heroes from that win against Arsenal, Clarke and Mick Jones. Clarke said: “I feel emotional and humbled. It is a magnificent venue for the football club and the city. Football now is a business and this facility will bring benefits off the field that are important to the club.” City says its farewell

Bulls unveil New Kits! B radford Bulls have unveiled both their Principle and Alternative kits for the 2011 season
The home strip represents a variation on the Club’s traditional red, amber and black, while the away kit is a striking purple. The Club opted for purple after taking advice from manufacturers Kooga and is confident both shirts will prove popular with fans, especially as prices have been slashed this year. Adult shirts will be available for £39.99, youths at £35 and juniors at £30, with both on sale from Saturday, December 11. Bulls season-ticket holders also receive a £5 voucher towards the cost. “We’re very pleased with both designs,” said chief executive Ryan Duckett. “We have worked with Kooga to come up with two quality shirts. “The home shirt sticks to our traditional colours but, as in the past, we like to change the colour of our away shirt and Kooga advised us that purple is fashionable at the moment. “It’s a little bit different and veers away from our usual colours but we’re very happy with it and are sure it will prove popular. The Bulls have also announced the dates, venues and opponents for their pre-season games ahead of the 2011 Engage Super League season. First up for the club is a Boxing Day game at Castleford with a 12 noon kick off and then Halifax visits the Grattan Stadium, in what will be Jamie Langley’s Testimonial game, on Sunday 9th January at 15:00. Commenting on the new look kit Commercial Director Rob Oates said: “We are really pleased with the design of the shirt. We wanted something a bit different from normal but retaining a look that could be identified with the Rhinos. Local Rivals come together to spread Festive Cheer Leeds Rhinos have revealed that the traditional Boxing Day clash against local rivals Wakefield Wildcats at Headingley Carnegie, kick off 11.30am, is to be re-branded as the Festive Charity Trophy with a donation from every ticket sold going to the Sick Children’s Trust.
A pound from every ticket sold will go to The Sick Children’s Trust, which was founded in 1982 and provides high quality accommodation for families whose children are receiving hospital treatment for serious illness. In addition, the Club will also be running their “Day to Remember” campaign, which has been successfully implemented for the last three World Club Challenge games at Elland Road. This allows companies to pledge funds to purchase discounted tickets which are then distributed to disadvantaged children across the city. The Rhinos worked with The Sick Children’s Trust earlier this year and released their version of Heather Small’s classic “Proud” to raise funds for the charity. There is a growing demand for ‘Homes from Home’ as children must increasingly travel long distances to get the specialist treatment they need. To date The Sick Children’s Trust has helped more than 30,000 families. To run the ‘Homes from Home’ the charity relies entirely on voluntary donations; and needs to raise £1million this year to keep them open.
