School philosophy: Bring students and community together

T

he new Northcott Prairie School will service kindergarten to Grade 8 students in Airdrie.

Northcott Prairie School will be opening to students this fall. “Northcott” represents two prominent families that settled in Airdrie in the early 1900s, whose descendants still live, work and volunteer in the community today. The Government of Alberta approved funding for the new Northcott Prairie School project, which was managed by the school jurisdiction. BR2 Architecture was selected from 17 interested firms with design beginning in June 2017. As part of the design, the Alberta government included a grant to incorporate a solar power system for the school as well. The project went to tender in May 2018. Colette Winter, Director of Facility Planning at The Rocky View School Division, says contractors were pre-qualified before the tender was posted with Lear Construction eventually being awarded the contract. “There were two philosophies that guided the design of the school.

First is the philosophy of community – both within the school itself and with the larger Airdrie population. Second was to enable teaching and learning to involve the outdoors as much as possible,” Winter says. The school building is quite large so the design of three classrooms to one breakout space provides space to build smaller student/teacher communities within the school. There are also four wings to the school, each wing a slightly different colour scheme which provides a sense of its own community. Then, of course, the entire school community is anchored by the learning commons and gym. The front area of the school will also be a place where the school community can congregate. Also, the design allows for after-hours use of the gym by Airdrie citizens. “Allowing students to experience learning outdoors is difficult in Airdrie, due to our climate. We anticipate through this design, in which three classrooms share a breakout space and each breakout space has a door that opens to an outside enclosed area, that some learning will be able to occur in an outdoor environment,” Winter says, adding that kindergarten students have their own entrance with their

own vestibule. “The idea is to allow teachers and students to make use of the outdoors as much as possible.” The school has a maker space area with a separate woodworking area. The school also features a foods room, band room, music room and open science project area. The roof terrace, next to the learning commons, can also be used as a learning space. Northcott Prairie School, two storeys tall, sits on a 2.21-hectare, joint-use site. The school is 6,890 square metres including two modular units, with 4,120 square metres on the main floor and 2,770 square metres on the second floor. Construction is a mix of masonry, concrete and steel studs with exterior finishes ranging from metal cladding, split-face veneers, composite wood grain paneling and fibre cement lap siding. The school is currently seeking LEED Silver certification. “The electrical engineers had some freedom to design the lighting package – colour changes in ECS, plaza lighting, some accent lighting, etc.,” Winter says, adding there is plenty of natural light in the gymnasium. n

What is your greatest risk? a controlled and regulated environment to stringent quality control standards? Is it the highly vetted and analyzed installation procedures that are the result of extensive research and development? Or is it the possibility of human error? If a failure occurs, it is usually due to an oversight on site, working under challenging weather conditions or not completing a task in strict accordance with installation instructions.

A

s we head into an economically uncertain future, facility professionals are under constant pressure to ensure their infrastructure funding is spent wisely and responsibly and provides the maximum benefit for each dollar spent. Too often, decisions are made to minimize project costs without realizing the long-term consequences that may have a major impact on building occupants and the operation of a building. Although the money is saved under the initial capital project, additional funding will be required under an already limited maintenance budget. One discussion that often arises once a tender has closed and bids are being evaluated is the value of different warranties. Instead of evaluating the risks involved with a deep understanding of the details, the decision is most often decided by the potential savings of removing the specified warranty or choosing a different, but not equal, product. The next time you are involved with this discussion, instead of simply looking at the amount of the line item take a moment to not only look at the immediate costs, but also the risk involved with not being protected in the future. What would be the long-term result of a building element failure? Will it have a significant impact on the health and safety of the building occupants? Will future funding be available to resolve any unforeseen repairs? The most critical component to understand is what has the highest risk that may cause a failure. Looking at any building element, there are three main components: the building material, the specified installation procedures for installing the material and the workmanship of those installing the material. When all three components are properly executed, the building element functions to its intended purpose. Of these three components, what has the highest risk of failure? Is it the materials that are fabricated in

With human error as the greatest risk, the best protection is to choose a workmanship warranty provided by a respectable, reputable and financially stable third party. Simply stated, if a failure is caused by the faulty workmanship of a contractor, the warranty will repair the affected area at no cost to the building owner. It is very important to understand this coverage is dramatically different than a “labour and materials� warranty. Under a manufacturer warranty, it is clearly stated that a claim will only be covered if the product fails when installed in strict accordance with the manufacturers written installation instructions. If the failure is due to faulty workmanship, the claim will be denied. Another critical component to understand is what materials are included under a warranty. Manufacturers will only replace their own materials in an assembly, which may exclude items such as insulation, coverboard and levelling surfaces if they are not manufactured by the same manufacturer as the roofing membrane. Most third-party warranties will include all materials that are part of the assembly, ensuring the building owner is provided full coverage when replacing wet or damaged materials under the membrane. In an effort to protect your infrastructure for many years, it is crucial that facility professionals proactively analyze the risks associated with any project and investigate means and methods to protect their assets from unplanned events. St. Veronica School:

S

t. Veronica School is a new build in the community of Airdrie.

The Government of Alberta approved funding for the new St. Veronica School project, which was managed by the school jurisdiction. Construction began on the school in spring 2018, wrapping up on Aug. 30, 2019. According to Pat Quinn, principal of St. Veronica School, Airdrie’s growth in the southwest corner has been substantial over the last few years. With that growth came the need for a new Catholic school. “St. Veronica allows all the Catholic students in southwest Airdrie a shorter commute to school,” Quinn 14

explains. “Students can walk or bike to school. Students who take the bus have a much shorter commute.” Quinn adds the school is tucked into the heart of the Cooper’s Crossing and Morningside communities. “Remarkably, St. Veronica was able to open almost a full year ahead of schedule!” Quinn says. The original targeted construction date was November 2019 with an anticipated school-opening date of September 2020. Construction was completed two months ahead of schedule, which allowed the Calgary Catholic School District to open the school in September 2019, project manager Andrew Van Beilen of Dawson Wallace Construction Ltd. says. According to Grant MacDonald, director of construction for the Calgary Catholic School District, the school is a two-storey, 5,215-square-metre core building. MacDonald says the kindergarten-to-Grade-6 school has a capacity of about 700 students with eight modular classrooms. Quinn says when students walk into the school, they will end up in an open foyer area with three-storey windows facing east, which have different-coloured film applied to them that create a stained-glass appearance and fill the space with colour. A number of religious symbols have been incorporated into the building, such as a backlit cross above the main entrance and the colourful suspended tiles that create a cross pattern in the learning commons. The learning commons have sliding doors that open up to a gathering area to create a larger space. The space – which is nicknamed the Vortex – can be used for meetings or school celebrations. St. Veronica School is also LEED Silver certified. The energy-efficient school’s lights turn off automatically, the water bottle stations, toilets and sinks are sensoractivated and the solar panels take up 40 per cent of the roof. “The school utilizes a few innovative features unique to this design and material use,” Jonny Hehr, design manager and project architect for Gibbs Gage

Architects, says. “Trespa plank was used for its proven durability and natural true wood grain. This material was used both on the exterior and interior to provide warmth and durability.” “One of the innovations of the school is the floor plan,” Hehr adds. “The central flex space is prominent in the massing, rising three stories and seemingly opening the school as a force in the middle.
