C’è un turismo immobiliare nuovo a Trieste, che nasce dall’amore delle persone verso la città. Un amore che può portare a sceglierla per l’acquisto di una seconda casa.

“Trieste è vivibilissima, tra mare e Carso, e l’interesse da parte dei turisti sta aumentando –conferma Alessandro Arjno amministratore di Laboratorio Immobiliare, agenzia di Trieste–. Se prima del 2019 il turismo proveniva principalmente dai paesi confinanti, come l’Austria, o dalla Germania, oggi in molti giungono anche dall’Ungheria o dalla Svizzera. Ma, soprattutto, il bacino turistico si è ampliato a livello nazionale, con l’arrivo di persone che hanno collegamenti familiari o che semplicemente sono passate qui una o due volte, in transito verso la Croazia, con le crociere o per visitare una mostra”.

Contemporaneamente, nella città giuliana, è cambiata la tipologia degli immobili richiesti.

“Un tempo –continua Arjno– il turista straniero, con una capacità economica elevata, guardava alla Costiera o a Barcola, cercando alloggi con vista o accesso al mare. Oggi, invece, si concentra sul centro storico. Al contrario, dall’inizio della pandemia, alcuni triestini si stanno spostando fuori dalla città, alla ricerca di un giardino”.

Se è vero poi che i nuovi turisti del mercato immobiliare principalmente acquistano, è vero anche che in molti si stabilizzano per un periodo a Trieste per lavorare in smart working, prendendo in affitto case e appartamenti per circa un anno e mezzo.

abbiamo tanta domanda e poca offerta. Le richieste variano a seconda del target: si va da un appartamento importante nel centro storico o una villa al mare, fino all’investitore che sceglie un bilocale di 50 o 60 metri quadri”.

Today, instead, they focus on the historic centre. Conversely, since the start of the pandemic, some Trieste residents are moving out of the city, looking for a garden”.

While it is true that the new tourists in the real estate market mainly buy, it is also true that many of them settle in Trieste for a period of time to do smart work, renting houses and flats for about a year and a half.
