Kimmel City Brief

The 19th century Kimmel Brewery stands as an island within the residential realm of the city’s urban expansion. Transformation of this iconic Riga Quarter recreates the city’s unique spatial quality through a modern interpretation of the historical Riga industrial city-block. A synthesis of old and new forms deliver a harmonious complex that reflect and enrich the unique character and silhouettes of the city’s distinct identity. The quarter invites the city in, offering new and unique spaces and experiences, while respectfully preserving the cultural and historical integrity of the brewery and its past. The New Kimmel Quarter is a place for residents and visitors, for brunches and for drinks. This is an integral part of the city, offering exciting new experiences and limitless opportunities.

Urban context The Kimmel site frames Riga’s Art Nouveau area and connects with other typologies of Riga city blocks. “The competition site exhibits a unique urban planning character within the context of the historical centre of Riga; <...> During the first half of the 19th century, a number of industrial enterprises were founded within the suburban territories. In the course of subsequent city expansion, industrial quarters remained as “islands” among the surrounding residential buildings.“-brief Our proposal encourages the preservation of this unique urban character by enriching the street perimeter, creating a recognizable silhouette, and forming two inner courtyards.

Characteristic Kr.Valdemara street perimeter The strict Riga centre block structure codes strong perimeter along the street. Kr. Valdemara street profile is quite strict and well defined, yet moving from the Old town towards East Province of Riga it becomes more fluid and more elastic. It tells city’s growth story - from very dense city centre to lower density where industrial, more flexible structures where build. Our design incorporates this evolution of Kr. Valdemara street perimeter. The new Kimmel City complex continues to have both street profiles - the strict and elastic one. This approach continues the evolution story of the city islands. Complexity of Silhouettes The heritage buildings of the quarter play most important role and are carefully incorporated into new design. The historical courtyard is recreated and transformed into public square. The historical streetscape of Kr. Valdemāra Street is subtly opened to the quarter and supplemented with the corner building in the West. The rich corner perspectives and silhouettes from Kr. Valdemāra Street are maintained. The Brewery Chimney, The Wall along Kr. Valdemāra Street and the Brewery building are restored with great caution. The new building volumes brings to light historical perspectives.

Site Plan The site layout maintains and continues the characteristic “urban island” composition, while forming two semi-enclosed courtyards - historical and new. The Historical Courtyard is surrounded by heritage buildings, while The New one is defined by a perimeter of modern office buildings. The complex opens out to Kr. Valdemāra Street with main entrances to the office buildings, foodcourt, and conference centre, entrances to retail stores and underground parking, as well as entrances to the Historical Courtyard. The concept aims to recreate the city’s unique spatial quality through a modern interpretation of the historical Riga industrial city-block typology. New design keeps historical arrangement of the industrial quarter

Kimmel Architecture The buildings form a harmonious composition in coexistence with valuable Historical Brewery complex. The shapes and silhouettes of the volumes reflect Riga Centre Art-Nouveau architectural patterns, fabrics and materiality. Respectful restoration of historical buildings and structures are enriched with subtle modern details.

The Courtyards Historical Courtyard - Kimmel Beer garden is surrounded by reconstructed Kimmel brewery building, former Kimmel production building along Kr. Valdemāra Street, former wooden residential house with garden, former residential house along Bruņinieku Street and the chimney of the Kimmel brewery. The Historical Courtyard is dedicated to public use - Kimmel brewery is converted to Kimmel Hotel with spa and fine-dinning restaurant, other historical buildings are converted into shops, pubs, bars ant other public functions with entrances from the yard. New Courtyard - Kimmel Foodcourt is surrounded by three office buildings which are organized to remain the multi-silhouette vista to Kimmel brewery and chimney from Kr. Valdemāra Street and Hanzas/Stabu Street junction. The new office buildings form inner foodcourt space with good connections to the streets, Historical Courtyard and main entrances to the offices.

Heritage Sketch design compliance with: The conclusion of the State Inspection for the Heritage Protection from 13.07.2017 No.04-7.1 / 3419 About level of the cultural and historical value of the buildings in Riga, Bruninieku street 2’

Index 001 building is preserved with elements that comprise its value and brings a unique character to the Kimmel quarter territory. Building planning structure developed to house commerce or administrative function. Main vertical connections are used for the cores and evacuation routes. An impressive structure of the oat-house - is proposed to be accessed by public and house exhibition function. The Cellars are renovated and preserved. It’s characteristic spaces are flexible to house SPA & fitness center. Index 005 building is preserved opening up with its historical facades towards Valdemara and inner courtyads. The building is incorporated in the new design, bringing new building characteristic layout and interior spaces. Building is flexible to house retail functions. Entrances from Valdemara street are planned on the same grid as the historical windows. Index 014 exterior is preserved. Index 015 exterior is preserved. Wooden details. The Street Relationship of the street and the site is changed - the wall limiting the plot becomes the connection point between the two. The street as a flowing river breaks into the site thus forming the public spaces and new functions. The courtyards are designed to open up and attract passersby as well as a space to mingle for city dwellers and office employees.

Kimmel City Riga


Materiality We took inspiration from surrounding blocks, walls, facades and rhythms of the windows, shapes of the corner buildings and silhouettes of historical nongeometrical roofs. Metal, stone paving, wooden elements, old recycled brick, pigmented concrete would form elegant, yet industrial taste Riga character.

Covered courtyard, conference centre The architectural concept envisages a covered courtyard built above the subterranean car parking structure used as foodcourt and main lobby. Daylight will enter the space through little inner courtyards and skylights along the perimeter. The reinforced concrete roof of the courtyard will be supported by a steel post and beam structure. Hard paving between areas of lawn and other vegetation will make the roof of the courtyard structure accessible to office workers.

Welcome to the longest office in Lithuania. A plethora of different functions is contained within its 120 metres – workspaces, living room, library, meeting rooms, dining room, lounge and nut bar.

A pilot food court project in Ogmios City continues the territory’s functional transformation from soviet army base to integrated urban commercial and recreation district.

1st place winner in the architectural competition. This luxurious residential development is situated in one of the most scenery places of Vilnius Old Town. The completion is expected in 2019, Vilnius, Lithuania.

THE BUSINESS PARK GARDENS

The proposed massing maintains existing building direction, which flows down the slope towards the river bank. Three volumes form an explicit linear structure a beacon to the site and its surroundings.
