LOCATION

The site is situated in the western part of Vilnius city centre, close to the River Neris and Vingo Park and at the road junction of the Laisvės prospektas and Oslo gatvė. The site is well located on the local and regional road network, offering connections to all the main traffic routes whilst avoiding the need to travel through the city centre. The Oslo g. offers a direct and convenient connection to the airport and also links directly to the A1 main road route which links Vilnius with Kaunas and Klaipeda and the A4 Southerly route in the direction of Poland. The Laisvės p. connects the site to the A2 and Northerly route to Riga.

SITE PLAN

The development has been planned and arranged to form a protective edge to the neighbouring roads which in turn defines and shelters the interior park and garden zone between the buildings and the densely wooded escarpment to the West of the site. The park forms the focal point of the project and comprises a main park area as well as a series of linked,smaller semi- courtyards and pedestrian Plazas. In respect of its park landscape and environment together with its location and infrastructure connections, the site represents a unique opportunity to provide a new business location in the heart of Vilnius. The site area is circa 62,033m².

BUILDING

Business Garden Vilnius is a commercial office development comprising two office buildings. The buildings are served by single basements which house technical areas and parking facilities for the buildings above. The Buildings are designed so that a high level of repetition may be achieved throughout the project – this covers all aspects of the planning such as the planning and structural grids, core layouts, the exterior architectural grid and the mechanical and electrical layouts. The common form of buildings is based around the T-Form layout. Building B is basic T-Form and Building A is a joined ‘double T’ building. Building A is 7 full storeys (including Ground / lobby level) high with an enclosed technical roof. Building B are a full 5 storeys (including Ground / lobby level) high with an enclosed technical roof. The structure is predominantly pre-fabricated with in-situ concrete elements in all storeys above the basement level. In the Buildings the Vertical circulation is provided by a combination of lifts and stairs and fire escapes located in the central core area and in a single core (two in Building A) escape staircase. A 1,35m internal planning module (based on the 8,1m structural grid) has been adopted for the design of the office accommodation. The façade design allows for the erection of partitions every 1,35m and has been designed to allow for openable windows at one position in every 2,7m module.

FACADE

The facade is strictly ordered around the main structural grid of 8.1m and planning module at 1.35m. Emphasis is given to providing a high level of repetition in the main cladding elements and window sizes. At the ends of the Buildings larger module of 2 m width is presented. In the Building A (double T shape) curtain wall glazing divides building in to two equal parts. The entire façade is mounted using prefabricated three-layer concrete elements. The elements consist of an inner concrete load-bearing layer, a middle insulation layer, and an outer bleached concrete finishing layer. The spaces between the windows are finished with aluminum composite panels, giving a more vertical impression. Horizontal concrete elements separate vertical divisions of different widths. The width of external vertical concrete elements is variable. Three different widths of concrete elements are used. Using the same concrete elements different building variations are created. It gives the buildings the expression of a unified complex.. Emphasis has been placed on creating a facade which through its design creates a passive shading effect for the interior spaces. To this end, all the clad elements have been designed to have depth from the layer of the windows – the strongly expressed vertical cladding offers lateral sun-shading.
