arly in my property-reporting career, I learnt that waterfront Beaconsfield Parade – where our beautiful cover home is located – held some of Melbourne’s priciest real estate. Buyers need pockets deeper than the shipping channel in the bay; perhaps enough cash to fill the cargo hold of the Spirit of Tasmania. Our cover property has the double whammy of being in Albert Park. Here, buyers pay more per square metre than in blue-ribbon Toorak; another dinner party fact I quickly memorised. In a premium postcode like Albert Park, even a vacant block no bigger than a garden shed can pull the price of a typical outer-suburban home. The buyer of the cover home, at number 77 Beaconsfield Parade, will enjoy rare air – tinged with salt, wafting in across the ocean to fan the curtains.

A series of box-like wooden structures make up the Soul Arch house located near Plettenberg Bay, part of South Africa’s Garden Route. The home exudes the same laid-back feel and soul of its owners – fashion designer Frances Orzechowski, her husband Wojtek and teenage son Tadzio. “In surfing, the soul arch is when a surfer arches his back down a wave – a lazy but stylish stretch that’s very laid-back,” Orzechowski says, explaining the property’s name. Designed by architect Tessa van Schaik and built in 2011, the house is inspired by coastal homes typical of New Zealand and Australia that embrace an outdoor, active lifestyle. “We’re a three-minute walk from the beach. At full moon, we have barbecue fish on the beach for supper,” Orzechowski says. “[My family] often surf with the dolphins, who seem particularly fond of Tadzio. They come right up to him, form a circle around him and do somersaults with him.” Boundaries between the indoors and out are blurred throughout the home, including in the dining area that opens to the timber-decked pool. On the surrounding seating cushions are indigenous fabrics collected on the family’s holidays to Madagascar, Mozambique, Botswana and Malawi.

What is yield?
Prospective landlords use yield as an indicator to establish the investment potential of a property. Those seasoned in real estate use yield to determine whether the home is a contender for the shortlist when on the hunt for a new investment. There are other aspects that drive a property investment – land banking, potential for future infrastructure connection, a seascape or even those thinking of their retirement location. For some, snagging a dwelling that has multiple cash positives is the dream scenario. The key attributes sought after include high yields, the
potential for capital growth, a solid rental return and low expenses. The future income potential provided by an investment asset is determined by measuring the yield. Calculations tend to be annually based and expressed as a percentage of the market value. For any investor with a diverse portfolio, the yield becomes useful to allow performance to be compared across investments. A yield percentage provides an approximate indication of the rental income compared to the value of the property. The figure is calculated as gross yield before any expenses are allocated. Units tend to offer better yields compared to houses. House gross rental yields in Melbourne hit rock bottom during the December 2017 quarter, tightening further to produce the lowest on record at 3.13 per cent. Unit rental yields fared better at 4.33 per cent, a distance away from the 4.05 per cent achieved

in the December 2010 quarter. The gap between Melbourne house and unit rental yields has widened to 1.2 per cent, the highest on record. Investors in search of a higher rental return could find better prospects in other Australian cities. Houses in Hobart had the highest yield at 5.07 per cent as of the

Growth potential in green scene

n our vast country, where for at least four months a year – or in the northern zones, all year – it’s possible to live mostly outdoors; we’re increasingly emphasising houses that host indoor/outdoor living styles. After starting tentatively with this model in the modernist mid-century, Australians have become quite good at blurring the threshold between external exposure and internal shelter. But, according to a champion Melbourne landscape designer and a young architect who have set up practices under the same roof in Hawthorn, we could do it a lot better. Nathan Burkett, the estimable landscape creative who won a gold medal at the 2015 Melbourne International Flower and Garden Show, believes that with garden surrounds usually being given such low priority in the development of new houses “what I see is a whole lot of missed opportunities”. The architect, Dan Webster, knows that “in the usual linear process” that ticks through the list from the client brief, the architectural ideas and the tweaking of the floor plan, the living ‘green’ setting is invariably the after-

Webster: “The landscape design usually happens around what an architect has done. In fact, 60 per cent of the time a landscaper and an architect never meet. Plus, there is rarely anything left in the budget for the landscaping; nothing left to spend so that a new house that might have cost $2 million to build can end up looking like a UFO that has landed on a site”. Burkett: “And that can be really costly for the client because, for instance, a house might be positioned high on a block with no thought

given to the level of garden beds. Or, the block is so small and the house so maximised that what is left over can’t really provide the privacy as well as the greenery that combine to make a house feel nice. “Another problem we come across is pools. A lot of architects design pools because their clients want them for the resale value. We did 38 last year! But a pool that has been designed by an architect who doesn’t fully understand what a landscape needs can overlook retaining walls and the size of the footings they require.
And that can impact on the plants that can be used. Swimming pools also need safety fences. So we need to be left enough space”. With these two so respectful of each other’s processes, and so firm in the belief that in-tandem idea development can be so much more successful than when designers from the different spheres work in isolation on the same project, 18 months ago Burkett and Webster refurbished a former brick factory and two store fronts into a one-stop shop where their respective employees work in the same big, open-plan room. They retain their individual clients but collaborate on some jobs and, because they can, will wander into each other’s side-by-side offices to consult at the earliest concept stages. Such collaborative brainstorming is, of course, ultimately of benefit to a client, whether or not they know it is happening. “Being open to each other’s fields of expertise – which means we’re also open to constructive criticism – can mean we bring ideas together in a unified approach. Webster: “It forces us to consider more carefully and with a greater eye for detail, what we’re actually designing. And it’s not as simplistic as just putting down a seamless inside/outside floor plan. “There is much more integration and much more detailing than that involved in a unified outcome because if you took the landscape out, the house itself wouldn’t make sense”. Without actually saying it, Webster implies that Burkett is innately operating in a similar paradigm to an architect of buildings.

Webster: “His approach is quite structured and includes many architectural elements within a garden so that when Nathan presents his concepts, it’s quite methodical, with a clear design intent, and is very similar to how I present. So clients now have an opportunity to meet us together and to get a harmonious one-concept presentation”. Burkett: “Great garden design is not necessarily something a client can read on a plan. It’s something they can only really feel in a space. There are gardens that you walk into and they are all-encompassing. But that feeling comes with time. “So [as a landscaper] you’ve got to be able to envision what a garden will look like in 10 years’ time … in 20 years’ time. That’s the unique thing about the profession.
A really good garden appreciates in value over time. The same can be said about architecture.’’ Webster: “We try to create timeless architecture, too. Every client has different drivers but I don’t like the look of houses where you are able to say what period they are from. They’ve got to be simple in materials and in concept.’’ Acknowledging what a huge financial commitment any new house and landscape represents, these colleagues say that in an ideal world – and ultimately as a money-saving strategy and a seamless way of achieving indoor/outdoor transitioning – the best of all approaches is to have to two professions in creative dialogue from the get-go.

Burkett says that while it’s an obsession, scale is not what makes a house truly liveable. Luxury defined
ou need only ask the question, “what is luxury?” to see what a subjective topic it is. Luxury is many things to many people, from tangible to the intangible. Intangible luxuries are things such as time and space. Time with loved ones, time alone or time away from demands. Space can be luxurious. Space to move freely. Space for your eye to see to the horizon without encumbrances. Luxury can be dependent on your circumstances. A glass of sparkling wine might be a luxury to some, only Krug, Cristal or Dom Perignon luxurious enough for others. A vintage Louis Vuitton travel trunk could be the apex of luxury, while others may feel suitably luxurious owning an LV accessory. The prestige in these instances comes from the heritage of the company and the work it has done to establish the brand to stand for quality.
In interiors, even the tangible elements of luxury are subjective. There’s a world leader who thinks having everything made of gold and marble is the epitome of class and good taste, while others value the luxury of minimalism. Look at the work of Belgian-born designer Vincent Van Duysen for the epitome of minimalist luxury.
In The Block, contestants interpret luxury in many ways. Some look at the traditional touch points of luxury, such as metallics, velvets, jewel tones and sconce lights. Others look at luxury from the point of view of extra detail, extra technology or extra inclusions. A kitchen can be made luxurious because of its finishes but luxury can also be hidden through amazing functionality of integrated pantries, wide internal drawers, and pull-out corner systems. Or luxury might even come in the expense and drama of the appliances. Of course, a combination of these elements will provide a truly luxurious kitchen. Luxury can come in the form of artworks or sculptures, some used as a starting point for a room’s colour palette and decor, in other instances, the art is the standout piece, a luxury because of its rarity or the artist’s prestige. In these instances, art can shine on its own.

Charles Eames said it best: “the details are not the details. They make the design”. And luxury is most often found in the details. It can be in the functionality, the external appearance, the refinement of the line and the sculptural appearance of the design. The details encompass things such as lighting, finish, the play of light and shade. Details such as handles, light fittings, taps and towel rails, and how well they work in harmony or in contrast tell great stories of effort and attention that leave the impression of expense, rarity and luxury. Another of my favourite quotes is credited to Coco Chanel: “Luxury must be comfortable, otherwise it is not luxury.” There’s no point creating a space or home that feels like a gallery or museum. Nonna’s approach to covering the good furniture with plastic probably conserves things perfectly, but doesn’t serve the purpose of comfort.
In terms of my work, which at the moment includes creating my range with Myer, I’m designing the range for 2019. I need to be thinking about what might be fashionable next year, what trends will endure and what might raise its head. I need to think about how to continue with a consistent look that reflects the great work we’ve done, , but are also an evolution and elevation of the achievable luxury. The luxuries I’m including have traditional elements of expense and glamour; others have feelings of effort through an artisan approach. The luxury within the range, though, will always consider the quotes from Chanel and Eames, considering details and delivering comfort in beautiful and affordable ways.

hotography producer Sarah Ewing, business development professional James Walker and their vizsla Humphreys rent a converted warehouse in Northcote, Melbourne. This space is the couple’s residence as well as the site of their photography business Atlantic Studios (which is available for public hire) and Ewing’s photography agency SEA. Double doors between the photographic studio and warehouse apartment divide the work and living dimensions of the space, separating work from home life. “The whole building works as a cohesive space, which is fantastic, but you can also divide it into separate private areas for different purposes. We love the flexibility and we think it provides something really different for the clients that come in to use the space,” Ewing says.

The building was an industrial manufacturing site before it was converted into a private photography studio several years ago. Seeing the long-term potential of the space, Ewing and Walker managed to secure a commercial three-year lease, affording them the time and flexibility to give it a considerable makeover. “If you can get a slightly longer lease your relationship with the building changes. Making a bigger investment makes you feel more committed and in a sense what you put in feels like it’s a less risky proposition,” Walker says. They engaged a team to renovate the space over four months, which saw a new bathroom and kitchen added to the studio, along with several coats of white paint. Almost all the furniture has been chosen specifically for this rental, as the couple’s former furniture (bought to suit an art deco apartment) felt too small and dark for a warehouse.
Several pieces have been placed on wheels in order to be moved around for different shoots. A big challenge has been incorporating storage space into the home. Former school lockers are used as a kitchen pantry, a standalone rack holds clothes, and a small loft space above the dining area holds books and records. As people in the photography industry, having so much wall space to hang works is one of the greatest joys of this home. Flight of fancy in awarded rooftop oasis
A
tiny slice of the inner city has been transformed into a garden oasis in this awardwinning rooftop apartment by architect Adam Haddow. The project, located in Surry Hills on the lip of Sydney’s CBD, took out the prestigious INSIDE World Festival residential design award in Berlin for the innovative way it blends architecture and landscape to create a respite from modern life. Haddow, a director at architecture and interior design firm SJB, developed a love of the natural world as a child growing up near Ararat in Western Victoria – a passion that he took with him when he moved to
Melbourne to study architecture, and later to Sydney to pursue his career. His rural upbringing fed into an interest in how best to incorporate green spaces into high-density environments, earning him a slew of industry gongs including a prestigious Churchill fellowship to research alternative approaches to conventional urban design. The apartment is on top of a development occupying two adjacent industrial buildings on Cleveland Street: the New York and Brooklyn Tobacco Factory, constructed in 1889, and the Demco Machinery Company Building, added in 1938.
Cornerstone Property Group commissioned SJB to design 38 units across three levels at the site – and when Haddow saw the unique opportunities presented by the historic address, he leaped at the chance to create a dream home for himself and his husband. The Demco portion of the building was built so that customers could take a tractor from the showroom on to the roof for a test drive. The specially fortified structure enabled the inclusion of established trees in the rooftop space that formed part of the redevelopment.
Haddow partitioned a 350-squaremetre section of the roof for a private native garden adjacent to the communal outdoor area, which is accessible by the development’s other occupants, plus a 193-metre internal space for a unit with three bedrooms plus a study. The entire interior of the dwelling is designed to borrow from the landscape beyond: The floor plan is organised around connections to the sky, with skylights punctuating the layout; the green kitchen blends with an ivy-covered external wall; and the palette of materials has a strong emphasis on timber, natural stone and concrete.

Haddow says his principle motivation was to create an apartment that could be enjoyed by its inhabitants. “There is a sense of calmness to the apartment,” he says. “I think, sometimes, houses or apartments can feel a bit staged or a bit stiff. “This apartment deals really well with a bit of mess or daily life. It feels lived in.” The interior has a strong autobiographical element in showcasing pieces collected over time that clearly reflect the couple’s interests and history.

his expansive inner-city apartment has been transformed into a luxurious slice of la vie Francaise by highprofile interior designer David Hicks. Hicks, who has earned a reputation for redefining Australian luxury with his opulent, more-is-more aesthetic, demonstrates his much-vaunted flair at the project with a daring blend of hot pink mohair, ochre-veined Calacatta marble and antique chandeliers. The clients, a mature-aged couple with adult children, split their time between Melbourne and France, where they own a chateau in the province of Normandy, about half an hour’s drive from Paris.
Their love for France provided a starting point for the overall aesthetic of the interior, with Hicks seeking to evoke the sumptuousness and attention to detail seen in grand old Parisian dwellings. “The client downsized from a large family home, searching for a residence that was practical yet spacious enough to accommodate the couple’s children as they come and go,” he says. “[Their] passion for all things French helped inform the design story we aimed to tell for this project.” The apartment, comprising three bedrooms with en suites, occupies the first floor of a four-storey block – a development that Hicks and landscape designer Jack Merlo completed two years ago – in the

bustling inner-city suburb of South Yarra. The exterior of the building takes cues from the brutalist architecture movement of the mid20th century, with raw concrete and simple, stripped-back lines. “The client, who purchased partway through construction, made minor changes to the design, such as a lighter stained timber for the flooring and a request for Dior grey walls,” Hicks says. “From this point on, the project was more decorative. Although the spaces are large, we wanted to create a sense of intimacy achieved through raw oak herringbone floors and strategic use of antique French furniture.” Hicks says the interior “tells a story” about the progression of French furniture design, a blend of different eras typified by the Louisstyle armchairs reupholstered in contemporary fabric from Parisian fashion house Hermes.

The mid-century sofa by designer Jean Royere in the living room was also reupholstered, with Hicks opting for pink mohair from Elliott Clarke Textiles. Elsewhere, a more traditional French style is evident, such as in the main bedroom’s antique chandelier and Corbeille bed. “The overall aesthetic is contemporary French, layered with history,” he says. Custom pieces designed for the project include the dining table, which is paired with Platner chairs from local furniture retailer De De Ce. The rugs are also customdesigned by Cadrys, with alpaca wool featured in the main bedroom. “We were not restricted by the predominantly French theming and sourced other furniture globally, such as vintage Italian chandeliers by Giogali and contemporary pieces from [US design house] Knoll,” Hicks says.

t’s something of a truism that people hanker after what they can’t have. When they’re at a hotel, they want to feel as if they’re at home – and when they’re staying put, they begin to dream about a holiday. Given this quirk of human nature, it’s unsurprising that commercial interiors are increasingly informed by residential interiors – and viceversa. In terms of residential design, bathrooms are the area of the home where this cross-pollination of ideas is most evident. The founder of online interior design service Milray Park, Sally Bevan, says clients want to replicate the same emotions evoked by a luxurious hotel. “[Given] the beautiful finishes, fluffy towels, heated flooring and use of beautiful bath products – it’s no wonder we want to bring this feeling home,” she says.

“It also has a pretty remarkable bathroom that sets the scene for a lot of selfies, making a private area (notably) public.” The basis of the “home as hotel” aesthetic is a luxurious combination of materials including composite stone, timber and metallic elements, often incorporating a moody colour palette such as graphite mixed black with lighter grey tones. Former ballet dancer Belinda Try founded Apaiser, a company that specialises in composite marble baths, basins and shower bases, after renovating her house in Melbourne. Marble off-cuts are ground into a powder, mixed with polymer resins, and moulded into bathwares that are better able to withstand soap, shampoo and conditioner residue. “I really wanted to create a spa-like environment in our bathroom,” she
said. “I searched and searched and searched for what I wanted, and in the end I just couldn’t find it. “It was about bringing a natural material into the bathroom.” Lighting is another important element. Try recommends task-based lighting around the vanity that can be used for shaving and applying make-up, with a host of options, including recessed downlights or a backlit mirror. This can then be combined with ambient lighting options such as wall sconces or dimmer switches. “You really do require different lighting for different times of the day – it’s something that needs to be planned.” Finishing touches, such as fresh towels, potted plants, scented candles and storage to hide clutter, complete the look. “Making things easy for the everyday is a big part of creating that luxe feeling each day,” Bevan says.

hile many people dream about living an idyllic farm life, most baulk at the prospect of a country move. Hellish work commutes and the social isolation of leaving established communities are two of the primary reasons for this. However, two Australian families are living their farm-life dream without having to leave the comforts of the city. Potter Edwin Wise (35) and his family – wife Maria Cameron and kids Ruth (six), Winter (two) and Rye (11 months) – live with Maria’s sister, Angelica (29), and her partner Michi (32), on a thriving suburban farm in Heidelberg West, just 14 kilometres

On their 700-square-metre block they have chooks, honey bees and sprawling vegetable gardens – overflowing with celery, parsley and lettuces. “We’re good for leafy greens,” says Wise. The family also grow their own fruit. “This winter we’ve had all the citrus we need. We’ve got limes, we’ve got lemons and we’ve got mandarins.” They’ve also kept goats for six years. “People have dogs in the suburbs,” Wise says. “Why couldn’t we have something, like a goat, that was productive?” They applied for a permit to the council and the “excited and supersupportive” ranger inspected their goat shed and gave them the go-ahead.

The goats provide them with three litres of milk a day. “We drink most of it in coffees and cereal,” says Wise. The rest is made into cheese (chevre and “haloumi is the current favourite”, says Wise), and shared by their close-knit community of neighbours.
The family have never felt tempted to shift to the country. “We don’t want to be socially isolated,” says Wise. “There’s a whole tradition of communal living, of self-sufficient ambition – you buy a bush block and you basically remove yourself. That isn’t the idea, it’s: how can we eat from the suburbs? You’re trying to make suburbia work.” Over in NSW, couple Emma Bowen (34) and Michael Zagoridis (35) are also living a farm life in Camperdown, just 3.8 kilometres from Sydney’s bustling CBD. The couple, with their son, Banjo (two), four rescue hens and their farm dog, Pepe, have turned an bowling club into a 1200-square-metre farm. Just a year old and Pocket City Farms grows a huge range of vegetables, including kale, kohlrabi, coriander and cucumbers.
They also have a “community food forest”, 100 square metres of fruit trees and herbs including pomegranates, mangoes, figs and kumquats that they encourage the public to pick and enjoy, and three native beehives. During the frustrating five-year search for suitable urban land to establish the farm, Bowen says the family questioned whether they should just move out to the country. “But we lived in the city – we loved living in the city – but we were really disconnected from our own food production and food sources. And we began to realise: so are most people living in the city. It’s really hard to be able to gain that connection to how our food is grown, and where, and the seasonality of food growing. “We wanted to set up a farm in the city primarily for us, and other people, to begin to connect with that.”

Awash with change in wharf revival A
A
ustralians are accustomed to stiff competition when it comes to real estate. So, too, are Americans, particularly when it comes to prime waterfront apartments. Perhaps it’s why Sydney-based developer Lendlease knew they were on to a sure thing with two abandoned wharves in East Boston. The five-hectare site will be transformed to a new waterside community as part of a $225 million project named Clippership Wharf. Four mid-rise buildings comprised of
478 condominiums on the upper floors and a mix of community facilities and restaurants at ground level are taking shape there. The revitalised waterside development will inject some muchneeded housing into Boston’s busy property market. The capital city of Massachusetts was ranked third in a list of hottest real estate markets, a jump up from sixth place. The ranking, by US real estate site realtor.com, measures cities by
median prices and the average time a property is on the market. Boston’s low housing stock and high demand makes it the perfect place for a local construction boom. Recently developers snapped up a 20-hectare candy manufacturing plant and a 14-hectare ex-greyhound racing park. The city is also abuzz with news that it could become home to Amazon’s second headquarters, dubbed HQ2. Boston is one of 20 US cities aggressively competing to win over the online retail giant.

roperty group Pellicano has brought forward the construction of Alke, its newest Melbourne residential development, following stronger than expected off-the-plan sales to local downsizers, first-home buyers and young families. Alke, a $55-million project, launched in September 2017 and presented prospective buyers with the opportunity to purchase in the heart of Oakleigh, a well-established suburb in Melbourne’s south-east. After four months of strong sales, construction is now underway, six months earlier than planned. Pellicano managing director Nando Pellicano attributes the success of the campaign to the enduring fundamentals to which the Pellicano group adheres. “These fundamentals are quality design, amenity – both within the development and lifestyle amenity – and an in-demand location,” Pellicano says.

Fundamental style “Alke embodies all three of these aspects and the market responded.” Pellicano’s original proposal was for 115 apartments but has dropped to 89, increasing the size and ratio of larger apartments to accommodate the demand for spacious homes. Pellicano continues to re-design and combine apartments, which could see this number drop even further.
Purchasers of three-bedroom apartments and new releases have the option of meeting with the Alke team to tailor apartment finishes to suit their preferred style. Recently, this process supported the sale of the penthouse residence for $1.1 million. “We are finding that customisation is high on the wish list of the modern purchaser, especially in the local
owner-occupier market where interest in Alke is stemming from,” says Pellicano. Renowned architecture studio SJB designed both the external and internal schemes, specifically alluding to Oakleigh’s existing architectural fabric through its use of brickwork, sculptured form, space and privacy. Alke is just 13 kilometres from Melbourne’s CBD and within minutes to major arterials, incredible dining options and Chadstone Shopping Centre. Oakleigh also offers high connectivity through its public transport routes, and enjoys access to highly regarded public and private schools, as well as universities. hanging the overall colour scheme of a bedroom can have a transformative effect on how the space looks and feels, but choosing the right colours can be a daunting task. This is often why people tend to opt for the safer options but, in doing so, there’s a good chance they’re limiting the full potential of what their bedroom could become. To feel more at ease about making the right the decisions, we asked experts for their advice on how to turn inspiration into a colour palette.
“For example, a black-and-white photo of New York can inspire a minimal New York loft-style room, whereas a textile wall hanging can inspire a muted colour scheme, in which texture is the main focal point. But then again, even the fabric on a favourite outfit in your closet can get a colour palette started.”
On swatch watch When it comes to deciding on paint colours for your bedroom walls, it’s important to use colour swatches for guidance. “Selecting a few swatches and showing these colours in situ, is really important before making that final decision,” says Lucena-Orr. “Remember it’s not just the colour on the walls that make up a bedroom, you also have to look at what items you intend on keeping, as well as any new purchases you are looking to introduce. This includes the colours of bed linen, accessories, drapes and furniture.”
Colour your world According to Melissa Chatfield, interior stylist of Design School, certain colours in a room have the power to directly affect how we feel when we spend time in that space. “Cool colours will make a room look bigger and calmer, while warm colours tend to absorb light, making a room look smaller and cosier,” explains Chatfield. “Since the bedroom is meant to be for relaxation, try to steer clear of highenergy colours like bright yellows and deep reds. Keeping it tonal is a great way to create a balanced, harmonious space.”

Before you commit to anything, you need to visualise the end goal, says Dulux colour expert Andrea LucenaOrr. “When I’m working on a client’s room, I first need to understand what the client wishes to achieve within the space,” explains LucenaOrr. “Do they want a moody dark scheme? Or are they looking for a light and bright colour scheme?” Whether you tear pages out of magazines or start a fresh Pinterest board, collecting images of bedrooms that visually appeal to you will help you gain a better understanding of the type of colour palette to choose.

Create a mood board
Once you have your decision down to a couple of paint colours, you can then have a play with sample pots. “Testing out your chosen colours on A4 size sample sheets, taped against the wall will ensure that you know exactly how the colour is going to appear in your bedroom,” says Lucena-Orr. “It’s also important to leave these samples up for two to three days before you decide, that way you can see how the colours look during daylight hours and also at night with artificial lighting.”

iny homes” are having a moment. But few are quite so tiny as the immaculate North Melbourne cottage of Josh and Jenna Densten, and their daughter Freddie. At just four metres wide and eight metres long, this house really is a study in small footprint living.
As alumni of Channel Nine’s wildly popular The Block (class of 2011), the Denstens know a thing or two about renovation. The pair also run their own design studio, Bicker Design, and accredited training organisation, Design School. It seems inevitable that the pair would eventually tackle their very own “fixer upper”. The pair bought the home five years ago. It was built in 1874 and is a 32-square-metre weatherboard workers’ cottage, on a five-metrewide block of land. Incredibly, the footprint of the home consisted of two bedrooms (and not much else).

Live small Living in a small space is a necessity for many – luckily, it does have its benefits: easy cleaning and a motivation to be organised, tidy and discerning, to name a few. Consider the following: ■

“Do we actually need that?” and “how can this be more efficient?” became the pair’s mantra. Another challenge was the attention to detail required in such a small space. For instance, in a home that essentially operates as “one room”, consistency of colour and materials was paramount. The pair decided on a tonal palette with blush pinks, sharp whites and blonde-oak timber throughout. “The soft pink tile that covers the central pod was the starting point in selecting the colour palette, and is one of our favourite elements,” Jenna says. Underfoot, brick flooring was selected for its durability and tactile
qualities – they also installed underfloor heating (which is a great solution when there is nowhere to put a radiator). Necessarily, the interior styling is minimal. Everything is integrated and all the furniture is custom built – with not an inch to spare. There are plenty of upsides to living small, though. “It’s so easy to clean!” Jenna enthuses. “Living in a small space can be hard, but it forces you to be organised and only keep what you need. It’s actually quite refreshing.”

Telcos don’t readily phone home Bouncing around between the providers is the best way to go. Mobile and broadband comparison site Whistleout publisher Joseph Hanlon says telcos aren’t interested in contacting loyal customers. “What they’re trying to do is steal customers from their competition,” he says. But that can mean the best deals are only available to new customers, which means it’s usually best to switch to a different provider every time your contract finishes.
He says loyalty doesn’t pay, as deals are rarely if ever aimed at existing customers, but if you do find a better deal the best thing to do is look to the golden rule: will they match it?
