O

ne of my earliest jobs, as a freshly minted Domain property reporter, was to interview Paul Bangay – landscape designer to the stars. He is the green thumb with the golden touch. This was the property equivalent of an audience with the prime minister – you couldn’t get more lofty in the world of real estate and design. Over time, I have seen properties for sale with his name in the listing credentials – “surrounded by lush Paul Bangay gardens” is a common one – rocket to extraordinary prices. He is a guru who helps to sell a home by the nature of his highly respected, much-loved name. And, now, his parents are selling the family property in Vermont, with its magnificent garden, where Bangay developed the verdant touch that is unmatched in this country and, like the landscape designer’s publicand-private persona, is upper echelon yet enduringly down to earth. It’s our cover story, featuring an interview with Bangay by journalist Mary O’Brien.

Despite its five-storey design (required to offer a sea view), the RLW House in Guarujá, Brazil, is masterfully integrated into its Atlantic Forest surrounds. The considered architectural form is the product of architects Jacobsen Arquitetura, who were conscious of crafting a sympathetic expression. “We were concerned about the surroundings and we did not want a project that causes an aggressive impact in nature,” Jacobsen Arquitetura co-founder Bernardo Jacobsen says. “It would look like a five-floor ‘heavy’ building in the middle of the forest if we had not thought about the impact.” To separate the garage from the main living areas, the living room opens to a terrace with a clear pond surrounded by lush plant life. “[We] wanted the vertical circulation to be very pleasurable, designing a pond at this level,” Jacobsen says. Locally produced woods feature throughout the home, including Cumaru Brazilian teak (a resistant and ultra-lowmaintenance material) on the external slatted panels, and Freijó (a light and malleable variety) on the ceiling and wooden frames. The use of concrete and steel enables the interiors to extend seamlessly to the outdoors, creating a closer connection to nature.

ou can’t do better than Brighton in the early autumn. While the bay is the big-ticket item here, the fine streets away from the water look composed. Take this contemporary place on Wolseley Grove – a study in smooth lines and easy, beautiful spaces. Take the side entry into the spacious foyer and prepare to be impressed. Inherent nature to nurture

ardening was very much in Paul Bangay’s genes. After all, he credits his mother as his most inspiring influence. But perhaps equally important in developing the landscape designer’s interest in greenery was the home where he grew up in leafy Vermont, deep in Melbourne’s eastern suburbs. This warm, inviting home, 18 Malvern Street, is on the market through agency Noel Jones. Known for his exquisite landscape designs for the rich and powerful, Bangay started out in suburban surroundings, pottering in his large family garden when he was only 10. “It was an amazing spot for a kid who loved the outdoors, horticulture and animals to grow up,” he says. He lived next to a farm – which is now Buckanbe Park – where he kept

a horse and goats. He later grew vegetables and milked the goats for his family. By the time he was 14, he became interested in garden design and began to transform their patch of suburbia. “Mum allowed me to explore my design potential in her garden, even though she was a great gardener.” Now one of Australia’s best-known landscape designers, Bangay made a name for himself by creating spectacular award-winning gardens. He is a director of The Stephanie Alexander Kitchen Garden Foundation and has written several books. He was awarded a Medal of the Order of Australia for services to landscape architecture in January. Vermont holds very fond memories for Bangay and he admits he’s sad his

parents, Robert and Annette, are selling the family home and beautiful garden on Malvern Street after 51 years. “The nice thing is they’re moving close to me – downsizing to a smaller house in Woodend,” he says. The family garden in Vermont featured in his first book, The Defined Garden. He says he was fortunate to have such a large space to work with and he redesigned it five or six times in his youth. Now he likes to think of it as a Bangay family garden. “I have done a lot of the layout and mum’s done most of the planting schemes. A lot of love and combined creativity has gone into that garden. It’s where I learnt my love of gardening,” he says. The garden is in two parts. The front is a casual space; an informal, soft, meandering woodland, while


the back features a formal Englishstyle, flowering, perennial garden. Over the years, he introduced box plants, roses, perennials, maples and dogwood trees. He is especially fond of the white wisteria he planted. One of his favourite spots is the front garden. “It’s a lovely, shady, cool environment. We have such harsh summers that it’s good to get away to the shady areas and the coolness of trees, especially the maples and dogwoods.” He says the family home and garden “feels like almost a little bit of country in the city”. “It’s very much a refuge – you don’t feel you’re in an urban environment.” After growing up next to a semirural farm in Vermont, Bangay dreamt of owning a country place. Now he has his own; the muchphotographed Stonefields, near Daylesford, where he lives with partner Barry McNeill.

This has been a long-treasured family home, in a quiet street adjancent to Buckanbe Park, with cathedral ceilings, plantation shutters and an inviting sense of warmth and style. magine if you and your partner were the only people in the world, shipwrecked on a wild and beautiful coast. You can easily believe the rest of humanity has disappeared at this romantic New Zealand retreat, carved out of the landscape – a most comfortable hideaway on a remote private bay, only reached by helicopter or by four-wheel-drive across a tricky clifftop track. Luxury has commonly become so real, that romance is now about experience, says internationally renowned New Zealand architect Andrew Patterson, who designed this seascape retreat on the remote Banks Peninsula outside Christchurch. “Privacy and the connection to nature and the environment are becoming the ultimate luxury,” he says. He was inspired by the basic elements of human existence – a cave, fire and the sea. Designed as a honeymoon escape, this simple cottage on the edge of the world is a dream destination for anyone who loves nature, architecture, romance and seclusion. “The close-up view of waves crashing on the shore, the privacy and isolation, and the comfort and intimacy of the space are what makes it so special,” Patterson says. This is the place to escape to when you’re hiding from the world. “It’s the beauty of the spot that makes it romantic,” he says. Who could resist the huge thronelike bed on a raised platform? It’s the centrepoint of the cottage from which you and your loved one can admire the mesmerising views of nature.

Sense of place Perhaps one of the strongest feelings the retreat inspires is a sense of place. The tiny building feels like it’s physically part of the cove, which was formed from the remains of two volcanoes. “Our architectural philosophy is that the building should feel like it

Coastal hideaway belongs in the environment and then the occupant will feel a sense of belonging too,” Patterson says. The building is burrowed into the side of the hill, camouflaged by a turf roof. It was built using local volcanic rock, quarried from the farm, and the concrete floors were poured on site. Local macrocarpa wood lines the concrete ceiling and forms custom-made joinery. The simple but interlocking geometric floor plan was inspired by the views: the near view of the bay and the distant view of the dramatic rock-face.

Green living One of the reasons the cottage is so successful is that it doesn’t intrude on the landscape. It’s set to one side so as not to dominate the beach. The turf roof and stone walls help it to blend into the stony cove. The retreat’s green credentials are impressive. It’s self sustainable with water harvesting and wastewater treatment. There are no applied finishes (such as paint) so it needs little maintenance. The architect says while being carbon neutral is good, it’s better to create buildings that will last and are not influenced by short-lived fashions.


Fire and shelter

Gumboot romance

The cottage contains three irregularshaped rooms: an entrance; an openplan lounge with kitchenette and bedroom; and a bathroom. It offers shelter and warmth from the Antarctic weather that comes rolling in. The black steel suspended fireplace is a focal point and the rock walls are softened by contemporary soft furnishings, fabrics and animal hides. A large free-standing bath in the tomb-like bathroom faces a narrow glazed door that frames the sea. A skylight throws in some magical moonlight on cloudless nights. Outside is a small patio with a sunken spa bath. Double-glazed steel-mullion windows are designed to withstand earthquakes, as is the rest of the building. In such simple surroundings, the suspended Eero Aarnio Bubble chair adds a playful element. Outside the living area is a larger deck with a built-in seat and fireplace – simple luxuries next to the boulder-strewn beach. Gone are the days when people wanted fussy ornate luxurious getaways – at this South Island retreat it seems less is more and luxury is understated.

The seascape retreat is one of four luxury villas, each isolated, on a coastal farm at Annandale, which offers “gumboot luxury” to those lucky enough to rent them. These were designed over a number of years by Patterson. “Our notion of what is romantic has changed in recent times,” University of Auckland professor of design Andrew Barrie says. “In the past, we’d have been receptive to something more charming than grand – a little shed with a comfortable bed, a fridge and some porch chairs. The seascape retreat impresses with luxury – the materials are tough, but it’s clear no expense has been spared. These days we want less Cinderella and more royal wedding.” Patterson was able to check into the retreat himself. “It’s always really neat to go and stay in one of the places you have designed as an architect. I can vouch that this place is extremely special; it leaves an indelible impression. “You can concentrate on your relationship with the landscape and your relationship with the person with whom you are sharing it.”

The architect Patterson, who won the New Zealand Institute of Architects gold medal last year, has cut his teeth designing coastal homes. He likes to plan his coastal retreats from the sea, either by going out on a boat or – as he did here – swimming out into the cove’s cool waters. “The relationship with the water is critical because that’s why people are there,” he says. In 2012, Patterson was named by London-based World Architecture News as one of five architects “whose directional ideas are helping to shape the future of world architecture”. How to refit open plan like a pro

I

recently had the opportunity to refit my kitchen, not necessarily with a view to add value but to improve my home life and interaction with one of the most functional and central parts of any modern home. In redesigning the space and refitting the kitchen, thanks to the great work of Kitchen Group and my brilliant partner, Hafele, I have surely added value to my home. The feeling of luxury and added functionality the kitchen provides is a valuable asset to the property. It was also necessary to reconfigure my adjoining living spaces to suit. I promised my dear husband I would contain works to the bare minimum and get them done as swiftly as possible so we could live through the reno and get on with our lives. Unfortunately, though,

improving one space in an open-plan living environment can be a bit like pulling a loose thread on a knitted jumper; the whole structure runs the risk of becoming unravelled.

Let there be light Which leads me to an interesting value-adding exercise I incidentally carried out in the adjoining lounge room. A good three years after buying my house, with its dark lounge room and dated joinery, it occurred to me that there was a slim section of roof that ran along the exterior wall of the lounge, which had no impediment above it. The rest of the lounge room has bedrooms directly above, but this section, no deeper than 800mm, is topped by open sky, which provided the perfect

opportunity to open up the ceilings with skylights, letting morning sun stream through the house. room, diagonally opposite where it used to be, instead of two threeseater sofas that awkwardly cut off flow through the spaces, I was able to install what must be close to a nine-seat modular sofa that fits neatly in the corner of the room. This also points the seating towards the

view to the trees outside, rather than facing a dreary, dark wall. The flow through the space and the visual size of the room have increased, and the appeal of the room went through the roof. I had a good store of Easycraft VJ panels tucked away, so I chose to line three of the four walls of the lounge

While I had trades in the house I decided to cover the ugly brickwork in the dining room with VJ panel, too, further embracing the beachside style that is so perfectly imbued in the space through the use of shiplap or VJ panel. All in all, what started as a quick but comprehensive kitchen overhaul became a total refit. But now that the dust has settled, we couldn’t be happier with the result and the value it has added, not just to the price of the property but to the livability and amenity of it, too.

T

he Burrows family home is a sleek hidden gem, a generous, architecturally designed home nestled subtly among enveloping gardens. Its bold, contemporary design captures the uncompromising aesthetic of owners, fashion designer Dana and architect Graham, as well as providing a relaxed, versatile home for their teenage daughters, Camilla

and Sienna, and dogs Ginger and Harry. Dana and Graham designed the house from scratch, after stumbling upon a vacant block of land (formerly, the tennis court of a school), in Elsternwick. Despite the narrow street frontage (access to the house is along a 33-metre-long and three-metre-wide driveway), the opportunity to build a new home from a “clean landscape” appealed to the couple, who “saw an opportunity for creating a hidden home immersed in a secret garden”. The house is informed by modernist aesthetics, and particularly

references the home of Dana’s grandparents. “There are elements of this house that pay homage to that one both aesthetically, in the rectangular form, flat roof, excessive windows and the way the rooms flow into each other,” Dana explains. “I wanted to feel the same in this house as I did in theirs as a child.” With its sweeping windows, lush landscaping and internal courtyard, every room is connected to the outdoors, and the eye is constantly drawn outside. Dana describes the interiors as “reductive in colour

palette and excessive in texture”, which could equally describe her own design approach. There is a robust link between Dana and Graham’s personal aesthetics, as designer and architect, and the house they have built. For Dana, “I spend a lot of time here, as it’s where I do a lot of the design work for my brand, and the home really fuels my imagination.” Dana’s favourite piece in the house is the Loom silk rug in the den, which adds colour and a soft texture to the mix of stone, concrete and timber. “The rug is made from recycled silk saris, and reflects

Unreservedly Reserve-backed people’s bank

A

“destructive” banking system and housing-affordability crisis warrant a national “people’s bank”, according to Greens leader Richard Di Natale, who argues that the current structure has failed Australians. But the plan, outlined to the National Press Club last week by Senator Di Natale, would potentially cause more harm than good and will almost certainly never gain any traction, economists say. The Greens suggest forming a government-run lender backed directly by the Reserve Bank, which would fund owner-occupiers with “no-frills” loans of up to 60 per cent of their property’s value, with any extra money required to be borrowed from a commercial lender.

The minimum interest rate would be set at three per cent, plus an approximately 0.5 per cent administration fee – the rate would then move alongside the official RBA cash rate. Loans would be capped at $500,000 and only available for owner-occupiers. The Greens estimate $113,102 could be saved for a buyer under this system, and three year and four months would be shaved off the life of the loan, compared with the same loan with a retail lender. Using the example given by the Greens – a $600,000 home, with a $90,000 deposit, would mean that $360,000 borrowed from a people’s bank, with the shortfall of $150,000 that is borrowed from a retail bank.

The party predicts $227,311 would be paid in interest and the debt would be paid off in 21 years and eight months, compared with $340,413 paid in interest over 25 years under the current system. “In the face of ongoing misconduct and price gouging, it’s time for government to step in and ensure that there is a low-cost banking service, backed directly by the RBA, which is focused on the everyday savings and mortgage needs of customers,” Di Natale’s speech states. Would a people’s bank work? Independent economist Stephen Koukoulas, and think-tank chief John Daley have been left shaking their heads at the Greens’ plan. “The last thing that the housing

market needs is an extra source that’s going to satisfy people’s access to credit, and that’s what [Di Natale] seems to be pitching,” says Koukoulas, Market Economics managing director. “It’s the solution to the wrong problem. “If everyone rushed to the Reserve Bank to borrow money to buy a house, then house prices would go up and the Reserve Bank would hike interest rates,” Koukoulas says. “It’s another layer of complexity that’s just not needed.” Suggestions that the plan would work in conjunction with changes to negative gearing and capital-gains tax discounts fail to boost confidence in the strategy.


First-home buyer ‘deposit gap’ remains The major struggle for first-home buyers is saving a deposit, which the plan put forward by Di Natale doesn’t tackle, says John Daley, Grattan Institute’s chief executive. “They’re only proposing lending from this people’s bank at 60 per cent loan-to-valuation ratio – the typical first home owner is leveraged at 83 per cent.”

“They’re separate policies that are designed for different things,” Koukoulas says. “Some of them are partly a revenue measure, so that more money can be put towards the bottom line of the budget, and they take out a distortion in the property market … but they’re worthy in their own right and based on their own merit, rather than being in concert with this setting up of another government-owned bank.”

“There’s not a lot of first-home buyers who are leveraged at 60 per cent,” Daley says, noting the time required to save a deposit. Commercial banks would be expected to raise their rates on loans made in conjunction with the people’s bank, according to Daley. “The commercial bank will want to charge you rather more for the loan than they would otherwise. ‘‘There’s no such thing as a free lunch in banking.”

Investor loans have already fallen off a cliff The people’s bank would not be available to investors, according to Di Natale, but Morgan Stanley analysts note investor loans are already tumbling. “Our loan tracker shows investor mortgages slowed further in February to 5.5 per cent, while the latest quarterly approvals show IOL [interest-only loans] flows are just 16 per cent versus the 30 per cent threshold,” equity analysts led by Richard Wiles wrote to clients. “Both trends are negative for margins.”

The whole banking sector may soon be battening down the hatches, according to the analysts. “We see fundamental change in the mortgage market, modest growth prospects, downward pressure on returns and increased political and regulatory scrutiny.” The economic experts, meanwhile, say a Reserve Bank-backed people’s lender could be left as a thought bubble. “Re-nationalising the banking system might be possible but I’m not sure it’s a very good idea, and I’d be very surprised if it happens,” Daley says. “It’s always interesting to see what people are thinking and saying on different policy ideas, and that’s fine, but this [people’s bank] has just got no chance of ever happening.” Chris Kohler is Domain’s national business editor.

nce, maybe twice a year, my beloved and I visit a big Swedish homewares store to stock up on household “essentials”. We’ll usually walk out with a crate of GLIMMA tea-lights, a LÄSKIG dragon glove-puppet, and a couple of INDÄGESTÖNN hot dogs, which we jam down our throats during the 45-second walk from exit to car park. We went to this big Swedish homewares store last week and grabbed a roll of ÖVERFLÖD giftwrap, a SPÖKA pussycat night light, and a GUBBRÖRA rubber pastry brush – everything we needed to keep the household running smoothly for 2018. When we decided to call it quits, we accidentally stepped through a shortcut-doorway and wound up in a section we’d never seen before: the curtain rails-androds department. I didn’t want to be there. I had no interest in curtain rails or rods.

The word “make” means to make stuff, and the word “do” means to do stuff, and these are both positive, energetic, high-achieving words. That is, until you put them together and get “make do”, which means doing something in a half-hearted, quick-fix way until you get around to

Bold new world meets old society

eet the high-rise dynamo set to brighten up a bleak Russian streetscape. With its teetering block shapes and red ceramic facade, Silhouette is sure to stand out on its prominent corner block in Moscow. Australian architect Paul Berkemeier describes it as a “trophy building” for Dutch architects MVRDV. “This is the architectural equivalent of the Gucci handbag,” he says. “It’s quite flamboyant and it’s got a hell of lot of stuff going on.”

MVRDV won an international competition to develop the site at the intersection of Academician Sakharov Avenue and SadovayaSpasskaya Street in Moscow. The site’s developer GK Osnova selected MVRDV’s bold design in January. The 78-metre-tall building will sit alongside Moscow’s famous constructivist-style buildings, including the Ministry of Agriculture by late Soviet architect Alexey Shchusev, who is best known for his design of the Lenin Mausoleum.

Silhouette will be opposite the redbrick Ministry of Agriculture and, together, they will form a gateway to the city centre, MVRDV co-founder Jacob van Rijs says. “The combination of two grand and warm-toned buildings not only create a symbolic gateway to the city centre, but also homely dwellings and fine work spaces with a lively program on ground levels for all to enjoy.”

The 52,000-square-metre complex will house luxury apartments, a sports centre, flexible work spaces, an event space and a sky deck. The top floors will have a panorama of the Moscow skyline with the largest apartments occupying corner spots. Van Rijs says the building’s sloping roofscape allows for various window sizes that extend views of the city. A supermarket and car parking will be underneath the building. The red facade is a bright spot on the bleak greyness of Moscow’s

But Berkemeier, a former national president of the Australian Institute of Architects, says it’s a tenuous link. “I think the association with or the reference to the older building is a little bit stretched to be honest.” He says it’s more aligned to bolder examples of Russian architecture, such as Moscow’s unmistakable Saint Basil’s Cathedral. “The outline of the building appears to fit with the eccentric profile of other tall landmark buildings in Moscow,” he says. “The interesting thing in Russia, or in Moscow particularly, is that there’s also that tradition of mad architecture as, for example, Saint Basil’s in the Red Square, which is mad as anything. “And this is like the commercial equivalent of that. It’s there to make a statement.”

Russian architecture is marked by constructivism, which prospered in the 1920s and ’30s, and brutalism, which flourished in the ’70s and ’80s, and is embodied in many Soviet buildings that are hard-edged, geometric and concrete. Berkemeier says what’s most interesting about Silhouette is its asymmetrical form, which lends less bulk to its street presence. “If you imagine that same amount of space, volume, in a straight up-and-down building, it would look like a much bigger form in that street.” Berkemeier likens Silhouette to the business building at the University of Technology Sydney, designed by famed architect Frank Gehry. “It has that ‘out there’ quality, which is there to be seen and it’s there to be on show. It’s like having the work of art, you know, so we’ve got the Frank Gehry in the city.”
