How to make owning a home cheaper
W
Minimise maintenance The type of property and its age can have an effect on the likelihood of major maintenance issues. Apartments and newer properties generally require less maintenance than houses and older properties, but it’s not always that simple. Each type of property can be prone to its own set of problems, according to Sunny Blumson, director of building consultants BSS Group. “With standalone housing there’s an opportunity for more extensive defects to occur, because you’ve got more exposed facade and it’s a larger building in general,” he says. However, leaks can be a critical issue for apartment owners, and the costs aren’t necessarily borne by the owners’ corporation. “An absolutely huge problem would be the quality of deck construction in relation to leaking and water ingress problems,” Blumson says. Leaks can occur when decks or balconies slope towards the building rather than away, or when the step down from the apartment to the deck or balcony is insufficient. The responsibility for the cost may depend on the cause of the issue. “Generally decks are not considered common areas,” Blumson says. “They’re considered the owner’s problem.” Free-standing housing can be prone to a similar problem. “Paving grading towards the building rather than away can bring water to that building’s footing,

Fortunately, there are ways to minimise many continuing costs of property ownership by choosing the right property to begin with.

Strata surprises While strata levies vary between apartment complexes, owners of larger units will generally pay more than owners of smaller units in the same building.
While most maintenance of common areas is covered by strata fees, Goudy says buyers should read the strata report carefully to determine whether the sinking fund has enough money to cover major faults that may arise. “A big one could be replacing lifts in an old apartment block,” she says. If the sinking fund isn’t sufficient to cover these costs, special levies may be required. Although apartment owners in a small building will have to pay a larger proportion of special levies than owners in large complexes would need to, there is often less

Realistic renovations It’s not always possible to buy a new or recently renovated property in your ideal area, but think carefully when targeting a fixer-upper to get into a desirable suburb. A dilapidated property that needs to be renovated right away will have a more immediate impact on your finances than a home that is simply dated but habitable, and can be updated over time. “Look for something you can manage to live in if you need to,” Goudy says. “You need to be comfortable that what you buy is going to be OK if you have to make do.” If you need to move out to renovate, you’ll be making mortgage repayments on top of housing expenses elsewhere, which can be very costly if renovations drag on due to poor weather or delays. New kids on the block
S
chool zones are among the most important considerations for families and investors when buying property. Balwyn High School and McKinnon Secondary College are in hot demand, with parents paying premiums for properties within their zones, but the nine new government schools which opened this year add another layer of options to further test mum and dad buyers in Melbourne’s real estate market. One of these is Prahran High School, a co-educational secondary school for 650 students. The need for a secondary school in the inner-east suburb had long been on the community’s agenda; although well serviced by primary and independent schools, until now there had been no government secondary option, with most residents zoned to Elwood College, five kilometres away.
“Currently there are excellent local private schools in the area with Wesley College, St Michael’s and Melbourne Grammar just a stone’s throw away,” says Carla Fetter, partner at Jellis Craig in Armadale. She says Prahran High will provide more options for families whose children aren’t at private schools. According to federal government projections, the number of students attending private schools in Australia
will flatline over the next decade as more parents choose to keep their children in the public system. “As private school fees continue to increase so will the price of houses within good public school zones,” Fetter says. Kay & Burton Armadale partner Michael Armstrong says it is hard to distinguish whether the school has impacted house prices given Prahran naturally ticks many boxes known to drive up property values. However, he says the introduction of the new school has likely increased the suburb’s “bridesmaid appeal” from those priced out of South Yarra, Toorak and Armadale. The school is located on the former site of Swinburne University’s Prahran campus and features a vertical four-storey design. Another new school which welcomed pupils this year is the coeducational Preston High School,
which has been unveiled on the site of the former Preston Girls’ Secondary College, which closed in 2013 due to low enrolments. Agent and auctioneer Joe Horton, from Nelson Alexander in Preston, believes the growth in popularity of Preston’s real estate will likely cause demand for enrolment in the new school to match that of nearby Northcote High School. “When Northcote High became sought-after, you almost saw the property value grow overnight. Having the assistant principal become the principal of Preston will only help the real estate market in our area,” Horton says. “Parents can take comfort to know that they can bring their child up in a great area where they won’t have to move and commute for education over the 13 years of primary and secondary education.”

f there was an A-team in Melbourne’s property and design scene, it’s the one that has come together to design this new apartment complex at an iconic St Kilda site. They may not be household names, but Tim Gurner, Fender Katsalidis, David Hicks and Jack Merlo are rockstars in the world of luxury apartment design. Gurner is a millionaire property developer snapping up prominent Melbourne sites for luxury apartment towers. Fender Katsalidis architects have designed some of the city’s most loved buildings over the past three decades. Interior designer David Hicks has a long list of awards to his name and landscape architect Jack Merlo has been in high demand since winning the gold medal at the Chelsea Flower Show in 2005. Add Sydney-based architect Koichi Takada, who is making a name for himself in Melbourne, and you have an undeniable force of creativity.

Saint Moritz fuses parquetry flooring, travertine and Calacatta marble for a touch of opulence.
Together, they will transform The Esplanade site occupied by the Novotel hotel into Saint Moritz – a trio of buildings housing upmarket two, three and four-bedroom apartments along with a multimillion-dollar six-bedroom penthouse. Despite how prolific they are, Saint Moritz marks the first time Fender Katsalidis and Gurner have joined forces, says Fender Katsalidis director and architect Nicky Drobis. “Tim Gurner and his team are pretty remarkable; a talented bunch of people, very invested in design – and that’s not always the case depending on who your client is at any particular time,” she says. “They came to us and it was very clear from the outset from Tim that he wanted to design some of the best buildings in the world. It all really comes back to this site and I think Tim’s aware of how rare an opportunity this site affords.” The pressure to create a place that lives up to Gurner’s high standards was something Drobis and her team thrived on.

And I think that’s been the process at Saint Moritz.” “It’s terrific because when you have a client who’s so visionary, it challenges all of us as designers to deliver the very best design outcome,” she says. “When you have aligned synergies, then great buildings can happen. And I think that’s been the process at Saint Moritz.” The project was named in recognition of the site’s somewhat improbable history. From 1939 to 1981 it was a beachside ice rink called the St Moritz Ice-Skating Palais that was central to the development of ice hockey in Melbourne. The rink’s grand facade is owed to its former life as an architect-
designed dance hall, the Wattle Path Palais de Danse. It also had a short stint as a film studio. Given its prime location overlooking St Kilda beach, the site’s legacy as a place of significance will continue. Its rebirth as Saint Moritz will see it become one of Melbourne’s most enviable addresses. Its residents are even able to collaborate with Gurner and interior designer David Hicks on inclusions for their apartments. “Anything is possible, and the beauty about Saint Moritz is that it inspires creativity and ambition in design that we want purchasers to embrace,” Hicks says.
“We have already discussed and incorporated many such dreams, such as recording studios [and] poker rooms, and are expecting many more to come. As a designer who works on individual homes, I love creating interiors that are custom to the owner. “In fact, this is what excites me about design and what can be created,” he adds. “It really is making dreams come true.” Hicks researched a bevy of beautiful beach properties in Cannes, Miami and St Tropez to give Saint Moritz a touch of international glam. Rich textures and materials such as travertine and Calacatta marble have
been fused to produce what Hicks describes as “a sophisticated, yet casual vibe”. “Texture has been combined with slick detailing providing a tension between the two which [gives] an understated glamour to the spaces,” he says. “Details such as timber parquetry flooring, custom in-laid doors and bespoke joinery units have been incorporated along with numerous discreet touches to enable a carefree lifestyle.” “Understated” may not quite apply to the $30 million, six-bedroom penthouse with four living areas and an eight-car garage. A massive entry void and full-height windows capturing vistas of the bay make this stunning pad seem like a palace. But the piece de resistance is the indoor glass swimming pool which drops from one floor to the large living space below. Of the three buildings that make up Saint Moritz, two – Pacific House and Grand Esplanade – will be designed by Fender Katsalidis. Although the pair have separate interior layouts, they have a similar appearance influenced by the bay. The third building, called Azura, is designed by Koichi Takada Architects and has a soft, natural materiality. Pacific House will be the first building to undergo construction in early 2020.

Aside from it’s plum location near village-type shops and cafes along Station Street, No. 71 has a distinct difference to other off-the-plan apartments. Instead of placing larger apartments at the top of the building, Cheah and his team have put them at the bottom. “So, the largest units are on the ground floor with their own private gardens and the smaller ones above.
It’s probably the most exciting part about the project,” Cheah says. Gabriel Lloyd-Towner, head barista at Station Street cafe CH James, says the community is like that of a small country town. “I see the same faces every day, so it’s familiar in that sense and a real atmosphere that reminds me of home [in Warburton],” he says.

Shops are just five minutes’ walk away, the beach is a 15-minute walk and driving to the city takes 20 minutes. Interiors by Miriam Fanning, of Mim Design, include timber floorboards and stone benchtops. Conrad Architects have created an impressive facade accented by deep balconies and a top level that recedes from the street. A grand lobby links the 10 apartments to a central lift. Renowned landscape architect Jack Merlo has designed greenery throughout the front and back of the property, including the private courtyards and balconies, to soften its appearance.

The design world has returned home with hot-off-the-press news on what trends are appearing, continuing and coming to the fore globally, with a few standouts for 2019. Here are the key take-outs ...
colours getting the pastel treatment. Look for sage greens, the continuation of dusty pinks and the inclusion of yellows and lilacs with the edge taken off their intensity through reduction of saturation and, more importantly, tone. You’ll see light, slightly greyed pastels across products as a relief to, but part of, the colourful resurgence trend.
Rich colours
Chunky terrazzo
Whether it’s burnt orange, bright red, vibrant gold or mustard yellow; greens from blue to yellow hues; deep and rich blues, or the colours of gems such as sapphire, ruby, emerald and citrine, colour is big, bold and everywhere. From sofas to lamps, through to metallics and rugs – you name it, bold colour will be on it.
It’s terrazzo, but extra. The bigger the chunks and the bolder the colour the more successful this year’s versions of terrazzo will be. Colour continues on through terrazzo, whether constructed with a coloured base with coloured specks and chunks of stone or man-made materials, or with multi-coloured aggregate on a neutral or white base. Terrazzo is here to stay, and will be amplified to new and exciting levels.
New pastels If bold colour application is all too much for you, rest assured there is a trend for you too, with secondary
New velvet Experiments with animal print, colour, embossing, pleats and macroscaled ribbed surfaces have reinvigorated velvet for yet another year. Expect to see pleated velvet sofas, animal print-embossed velvet cushions, chunky ribbed velvet furniture, and any mutation of the traditional velvet finish your heart desires. Experimentation blended with tradition is the idea at play here, and the results are luxuriously wonderful.
Global influence From South America to West Africa, through Morocco and Turkey, to South-East Asia, there are elements of cultural significance being used for an authentic edge on contemporary spaces. Traditional timber forms, decorative elements and motifs applied to wall art, fabrics and tiles, and even the application of handmade weaving techniques are all popular.

he phrase “sitting on a gold mine” is bandied about in real estate frequently, but it isn't often that you find a home sitting on old goldfields. The self-designed home of creative director Luke Mortimer and artist Steve Burley in Chewton, just outside Castlemaine, Victoria, draws upon this rich history to create a contemporary country sanctuary. Mortimer and Burley purchased the land in 2010. Mortimer explains: “Chewton wasn't even on the radar and it was last on the list to visit. I fell in love with the block of land and called Steve to tell him I had just bought it and he should start designing a house for me ASAP.” A year later, and the couple had moved in. Under a tight budget, Burley designed a home that could be adorned with vintage fixtures (like the second-hand bathtub and sinks). “We embraced the humble, and made things really basic, but with good material choice that fitted the budget.” Mortimer explains: “We wanted the house to feel familiar, nostalgic and comfortable.”
Live in a lifestyle precinct like no other.
The resulting design is a home of modern architectural clean lines, balanced with eclectic vintage interiors. They deliberately eschewed the “oppressiveness” of symmetry, by introducing a variety of op shop and vintage furniture that cycles through the home. The kitchen is a favourite spot, fitted out with old strawberry packing furniture, cleverly transformed by Mortimer's father into a kitchen bench. The interiors are adorned with Burley's artwork, much of which is inspired by the local landscape and places he and Mortimer have travelled to together. In addition to what Mortimer cheerfully describes as the “Nordic barn with goldfields twist” – they have spent considerable time and energy on transforming the garden. He says there is no topsoil in the old gold mining area, and gardening has required a steep learning curve. After much work adding raised veggie beds, a glasshouse, and developing a water-management strategy, the garden in now thriving. “The garden is a mash of natives, succulents, fruit trees and whatever else will grow,” Mortimer says. They have also employed an unconventional strategy to the plantings on their property, as Mortimer acknowledges, “It's a little

et’s hear it for the two Melbournes. Or perhaps you didn’t know there are two Melbournes? There’s Melbourne proper, otherwise known as postcode 3000, which incorporates the Hoddle grid and heads up Royal Parade as far as the Royal Melbourne Hospital. Then there’s the lesser-known sibling – the Dannii to its Kylie – of postcode 3004. With Flinders Street as its northern border it jumps the Yarra River to head down St Kilda Road and past the Alfred Hospital to end at St Kilda Junction.
Melbourne 3004 is a relative newcomer. St Kilda Road was rezoned in 1956, with the new postcode designed to stimulate office development along the strip and reduce pressure on the city centre. The cunning postcode ploy worked. St Kilda Road has morphed into one of the city’s major arteries, flanked by a mix of office, residential and mixed-use towers – but one of the unfortunate by-products was the demolition of many of its grand mansions to make way for office buildings despite heritage protests.
The tide has turned. Developers now see the strip as the ideal home for high-end apartment development, perfect for downsizing empty nesters and anyone who values a culture-rich lifestyle close to the city. If Melbourne 3000 is the city’s commercial heart, Melbourne 3004 is its cultural soul, as well as its green lungs. The leafy area includes the Royal Botanic Gardens and its famous Tan running track, Shrine of Remembrance, Kings Domain, Federation Square and Birrarung
Marr. Its sporting credentials are taken care of thanks to Rod Laver Arena and AAMI Park, and with the eastern part of Albert Park Lake within its remit it can also claim half of the Melbourne Grand Prix. Lined with mature plane and elm trees (some of which were controversially chopped down for the construction of the Melbourne Metro Tunnel), St Kilda Road is a green spine that adds to Melbourne’s European flavour. Little wonder it was added early last year to the National Heritage List.

Thoughtful reimagining one to savour
T
his former factory has been reimagined as a contemporary family home, paying homage to the site’s industrial history and a much-loved piece of 20th century French architecture. The house – inspired by Pierre Chareau’s Parisian modernist masterpiece Maison de Verre (House of Glass), finished in 1932 – is located in the old Federal Truck & Trolley building in Fitzroy, one of Melbourne’s oldest suburbs. Built in 1920, the workshop is believed to have produced tram axles before moving to other forms of metal fabrication some years later. The address was then subdivided and converted for residential purpose in the 1990s, with one townhouse on

George Street and another facing Little George Street. Donald Holt of Hola Projects, the architect responsible for the latest renovation of the building, describes the townhouses as “an odd kind of Tuscan/art deco combination”. “The ’90s renovation wasn’t wearing well but was habitable,” he says. “The original envelope was great and needed some love.” The client, a nuclear family with whom Holt has a relationship spanning 20 years, worked out their brief for the building over beers with the architect at a nearby pub. “We went to a viewing of the property one evening and decamped to the Napier Hotel,” Holt says.

“Over a few drinks, [we] developed a beer-coaster map of the special ideas in the building. [The brief] is surprisingly similar to those ink-bled sketches. I wish I’d kept them.” The end result was a threebedroom family home punctuated by five courtyards, each with a separate purpose – one at the centre of the
house with a 1.8-metre plunge pool – and a herb garden adjoining the kitchen. The original facade and signage, which are under heritage protection, provided the starting point for a number of nods to the building’s heritage throughout the interior.
An exposed steel frame supports the masonry walls, while the steelframed windows and wired glass pay tribute to the single, original window facing on to the street. The bronze door and window hardware was custom-made at a local foundry. The industrial aesthetic is continued through to the kitchen
with the large, stainless steel SubZero refrigerator and Wolf oven from kitchen, laundry and bathrooms company E&S. Colour is employed with great care. The internal face of the facade is painted scampi pink to infuse a warm glow through the house’s interior in the afternoon.

Not only will this initiative result in a more sustainable, eco-friendly building, but it will provide residents with significant savings on their energy bills, too. The building’s clean lines and classic aesthetic were inspired by 20th century modernism, and features include burnished steel-work, Italian mosaic tiling and silver travertine marble.
“Art and style are blended into life and architecture,” says developer Grant Dean. “With Village Luxe, we have achieved a lasting and practical evolution of this guiding discipline – the result is a rare, sumptuous, stylish and spacious building.” Architects Mills Gorman and landscaper Jack Merlo collaborated for a design with complementary external and interior spaces. Residences have private courtyards and terrace gardens bordered by vines and flowering plants. Aimed squarely at the downsizer market, Village Luxe apartments have large, flexible living areas, quality materials and high-end German appliances. Cottage renovation covers all angles

A
rchitects backed into tight corners on projects that push them around, in terms of budgets, tough clients and building constraints – yet still manage to have a great outcome – say obstacles can sometimes act as a catalyst for their best work. But check what Anja de Spa and Richard Fleming of Molecule had to negotiate when replacing a leaky Victorian cottage in Toorak – the front room of which long ago operated as a corner milk bar – with a new house. The site is small, triangular and on a one in 100-year flood plain. An old and heritage-significant drain easement running along the side lane was fragile, and overhead powerlines ran close to a fence line. Oh, and the project was for de Spa’s identical twin Nicole and her husband Richard. That made de Spa’s husband and practice partner, Richard Fleming, the in-law of the clients. When the women discovered that the stresses of the job were
starting to impinge on their sibling relationship, the ‘‘Richards’’ took responsibility for most of the client/ architect discussions. It was a ‘‘step-by-step negotiation” through all the obstacles, says de Spa, obstacles which necessitated having three to four-metre-deep piles driven into the soil, and for the primary building slab to be a good metre above ground level. To ensure that the building ‘‘didn’t end up like Frankenstein’’, a rigorous architectural concept was required, says Fleming. For Triangle House, that concept was “keeping it small, with a downstairs open [living area] floorplan, an overhanging woody upper floor, and connection to the outdoors”. Between what de Spa describes as “the deliberate zoning and spatial overlapping of the family living floor” and the four bedrooms on the upper level is a dark, centrally placed spiral staircase that winds up through a skylit void. While downstairs the
angles remain relatively sharp, upstairs they are gently rounded “to make you feel embraced”, says Fleming. Externally, and inspired by New York’s famous Flatiron building, he believes that “softer, more rounded, is also kinder to the street”. Inside, says de Spa, “You don’t feel the angles as much as you might think.’’ Could you conceive any more wedging issues that could be thrown at what could have been such a problematic project? We haven’t even mentioned an errant title boundary and the fact that de Spa’s sister added two more children to her brood of three during the build. Yet, what a sweet and iconic home has been added to a sweet little street in old Toorak. “On a difficult site,’’ says Fleming, “We think we managed to extract the max.’’ “But then,’’ adds his wife, “that is the skill of an architect.” moleculeweb.com
