I

f you have been waiting patiently to purchase your next home, then the Reserve Bank cutting interest rates was probably a dose of petrol in your engine. However, you might have the enthusiasm of Daniel Ricciardo in a Formula 1 car but the market’s pace right now seems more akin to that of a push bike, even though clearance rates have been consistency healthy and high. Every year – regardless of the recent market challenges – vendors tend to take a spell over the winter period and listings decrease. It’s natural hibernation, but never a strategy that I have understood (based on the laws of supply and demand, which fuels price-boosting competition under the hammer and around the negotiation table). That’s not to say there are not positive signs in the winter market, with reports of properties eclipsing reserves. This week, we feature a gorgeous selection of listings that we believe will inspire spirited bidding, and encourage a pedal to the metal.

he Design Files Design Awards will illuminate the very best in Australia’s design and creative community across 12 categories this September. “We’re excited to bring together and champion a really diverse cross section of Australian design,” says Lucy Feagins, creator of the awards and digital publication The Design Files. The shortlist will be revealed on July 5. The esteemed panel of leading designers, architects and makers judging the awards reveal firsthand what’s running hot on Australia’s design treadmill.

The dissolving threshold of inside and outside is what makes Australian architecture unique, according to Clare Cousins of Clare Cousins Architects. “I think it’s something we take for granted because we are so intrinsically used to it but it is not as common in other parts of the world,” says Cousins. “There is a real interest in holistic design and how buildings respond to landscape and how they sit within landscape.” From clients she’s noticed a growing preference towards highly sustainable buildings but maintains it’s the architect’s responsibility to offer sustainable solutions that go beyond water tanks and solar panels. “These additions are important but we’re looking at other ways to incorporate sustainable practices,” she explains. “Comfort should be achievable without even having to turn on an airconditioner or heater and it’s our job to see how we can do this in a passive way by looking at cross-ventilation, building materials and their thermal composition and specifications.” Cousins admires the work of Australian practices taking big strides in sustainability including Make Architecture, Kennedy Nolan, Tribe Studio Architects and Kerstin Thompson Architects. She’s also looking forward to unearthing new architectural talent through The Design Files Awards.

Interior designer David Flack of Flack Studio believes we are moving towards a culture where home is a sanctuary. He also believes every Australian home should have a bar. “It’s mandatory in a Flack Studio home!” he says. “I think it’s a return to the 1970s where you always entertained at home and, with the rise of hospitality today, bars have become the new living room.” Flack has also observed a shift in interiors towards a more naturalistic aesthetic in Australia. “I think the political climate has driven designers and makers to get back to their grass roots and have a bit a bit more of an individualist voice.” One Australian designer doing such things is Dale Hardiman, who is part-furniture designer, partexhibition curator. “I love his brain and what he is doing with art and design.” Sophie Gannon Gallery is another Flack says is changing the landscape of Australian interiors, or more specifically, what we put inside them. “Sophie is pushing a new agenda of what a gallery can be and blurring the lines between design and art – it’s really interesting.”

Richard Munao of Cult and Nau has been in the Australian furniture and lighting game for 30 years as a maker, retailer and manufacturer. Recently returning from Milan Design Week, Munao, through Nau, supported an installation featuring 44 Australian designers. “It was incredible to see so much home-grown talent in one place,” he says. Of the 44 designers featured, Munao says 42 are sole operators who work as both designer and maker. “They take a concept from sketch to product.” Munao believes it’s our fresh approach that distinguishes Australian furniture and lighting design. “We don’t have any preconceived design history and this means we’ve got this fantastic opportunity to create our own design culture,” he says. “There is a particular freshness in what we’re doing. We’re not worried about someone looking over our shoulders and saying you’ve got to do better than we did 40 or 100 years ago.” Young lighting designer Zachary Hanna is on Munao’s watch list. “Most of the emerging talent don’t get influenced by what they see, they get inspired by what’s around them.”

In Australia we spend a lot of time in our gardens. We tend to our plants, we hang out the washing and we relax on the deck while drinking our morning coffee. “Australian gardens are unique because we use them 12 months of the year,” says garden designer Paul Bangay. “In a lot of the northern hemisphere, gardens close down for winter but here a garden is important all year round.” Bangay says a mix of strong exotic and Australian native plants is emerging in landscape design. Sydney landscape designer William Dangar has embraced this and is one to watch, says Bangay. “I admire the way he is using Australian natives with more semi-tropical plants.” Another design element Bangay wants us to consider in the Australian garden is moving water. “We live in a very hot climate with hot summers and I think moving water adds a lot to the cooling and calming effect of the garden.” He encourages creativity when implementing water to the garden’s design. “Introduce it via a vertical water feature, a simple sculptural bowl with a jet in it or a channel of water running through the garden.”

Australia’s hands-on-get-it-done attitude is at the heart of the emerging design. “I feel that’s always where the really exciting stuff happens because solo makers have to be really resourceful and are not constrained by the limitations of bigger organisations,” says Lucy Feagins, founder of The Design Files. Running her popular design blog since 2008, Feagins has seen her fair share of up-and-coming designers and reveals a trend in sustainability currently reins. “Makers are now designing and thinking about the full life cycle of their products and how it can have a minimal impact on the environment.” Her retail go-tos that best showcase emerging Australian creative makers include Modern Times, Pepite for handcrafted ceramics and arts organisation Craft Victoria. “Designers and makers now are really supported by local retail and customers really want handmade, interesting pieces,” she says. She names local ceramicist Tantri Mustika and sculptor Steven John Clark of Den Holm as those who have forged ahead with their tactile creative output.

f driving a luxury car isn’t enough, now motoring enthusiasts get to sit side-by-side with their cars in their apartments. A lavish new Melbourne apartment project will see a high-tech lift system carry cars up to individual apartments. Touted as “Australia’s first sky garages”, the cars will be parked in glass display cases alongside the apartment living rooms much like works of art. The sky garages are the showpiece of the 20-storey Neue Grand by

Growland set to begin construction on St Kilda Road in January 2020. Aimed at Melbourne’s super-rich, it will join the growing ranks of prestigious apartment towers taking shape on the city’s skyline. Growland chairman and founder Bruce Chan says the development is an “ultraluxury” offering. “We are setting a new standard for residential living that puts this project on the world stage, comparable with some of the most extravagant buildings around the globe,” he says.

Melbourne-based architecture firm Rothelowman designed the high-end building along with the interiors. Architects at Rothelowman are no strangers to jaw-dropping design. They were behind yet another “sky” feature at a prestigious apartment project, the glass-bottomed sky pool at Hawthorn Park suspended 25 metres above the ground.

There are those who are captivated by the dramatic design, which features tapered top levels connected by an eight-level sky bridge. And there are those who have nicknamed it “the Pantscraper”. Collins Arch will occupy an important Melbourne site owing to its history as the city’s very first wholesale fruit and vegetable market. The Western Market began in 1841 and closed in the 1960s. The site’s new identity will include a new public park, ground level cafes, and a five-star W Hotel.

here are five Australian suburbs claiming the name Kensington (seven if you count Adelaide’s Kensington Park and Kensington Gardens). All point irrevocably to the Anglo-centrism of their founders, colonists thinking longingly of the privileged swathe of London half a world away. Melbourne’s Kensington might be just shy of 17,000 kilometres from the centre of the British empire, but it can boast the hallmarks of grand Victorian architecture (starting with the town hall) along with its fair share of green space (the JJ Holland Park is 10 hectares of triangular recreation space). But while it’s only four kilometres from the CBD, or two stops on the train along the Craigieburn line, the handbrake on Kensington’s development was for more than 120 years embodied by the Newmarket Saleyards. Opened in 1861, the

livestock saleyards and abattoir were a huge source of noise and stench. It was a red-letter day for Kensington and its real estate agents in 1987 when the saleyards finally closed, the 80 hectares of land destined to be reborn as a publicprivate housing development known as Lynch’s Bridge. Modern Kensington is known more for tree-lined streets with compact but pretty Victorian and Edwardian homes and the village-like charm of its central shopping hub. M

any people dream about moving to their favourite holiday locations, but for author, speaker and self-help guru Melissa Ambrosini and musician husband Nick Broadhurst, Noosa visits became a Noosa life. The couple converted a 1970s unit into a lofty tree-house home, which they share with Broadhurst’s son Leo. The couple were previously living in Bondi, but spent the past few years taking every opportunity to visit Broadhurst’s family in Noosa. Soon, the lure of the north became irresistible, as Ambrosini says, stepping off the plane and being “immediately engulfed” by the relaxed energy of Noosa. Eventually, the couple decided to make the move, and enlisted Broadhurst’s parents, who work in the property sector, to help. They pored over real estate listings until they stumbled across a property that seemed to have the potential to become their dream home – the Tree House.

While the “location, size and potential” were all winners, the renovation process was slightly more complex. The apartment is the penthouse in a three-unit complex, or “essentially a house built on top of two units,” says Broadhurst, “the entire space had to be rethought”, and following the realisation that none of the walls were straight, an internal rebuild was necessary. The primary agenda for the reconfiguration of the space was to adapt the mezzanine space for Ambrosini’s office and Broadhurst’s music studio, and to insert a large window overlooking the ocean. “This window opened the entire space to northern sunlight, and the game changer was going from a home with limited views, to sweeping views of Noosa,” Broadhurst says. In addition to those magical views, the interiors also offer plenty to catch the eye. The pair worked with the local team at Clo Studios to source all of the internal elements, settling on a palette of natural stone, white oak and brass details. For Ambrosini, the timber detailing and artwork are her favourite elements. In the lounge room hangs a painting by Vicki Lee, and the work

Beyond aesthetics, though, it’s the location and connection to nature that makes this house so special. “It is a 30-second walk to the beach, up in the trees … and each morning we wake up with the sun and the birds singing, it is so peaceful,” Ambrosini says. The couple describe the space as warm and natural – the ideal base for their conscientious approach to life, wellness, and work, all under one roof.

How to make it on the big screen

T

his sculptural extension to a heritage-protected, turn-of-thecentury house may look like a piece of installation art – but it is designed with the practical needs of a young family in mind. The two-level extension, wrapped in a curved, pleated casing of perforated aluminium, is powdercoated with a pearlescent bronze finish as a counterpoint to the grey slate roof and polychrome brick of the original single-storey Edwardian villa. A separate garage/studio, encased in the same mesh skin, also sits at the rear of the plot.

Architect Alfred de Bruyne says his concept for the project emerged as a creative response to the constraints of the site, the regulatory hurdles associated with extending a heritageprotected building and the client’s practical needs as a young family with three small children. “It was done to avoid the jarring impact of having a rectilinear black box at the back of the house,” says de Bruyne, a former director at SJB Architects and Plus Architecture who now runs his own practice, AdeB Architects. The dwelling is located on a relatively small plot of 349 square metres, with double-frontage at

street level that narrows to about six metres in width at the rear. The residence, in Albert Park, also looks onto a side lane, ensuring a high degree of visibility from passersby.

Responding to these challenges, de Bruyne managed to squeeze 390 square metres of living space into the project, including a generous northfacing kitchen, living and dining space that looks on to a sun-filled

courtyard where the children can play. The interior, a collaboration with interior design practice Mim Design, also comprises a main bedroom with en suite, walk-in wardrobe and study, three additional bedrooms, a bathroom, a guest powder room, a laundry and a cubby house in the roof space. The metal screen not only shields the residents from view at street level but also introduces a surface that creates a play of light and shadow as the sun moves throughout the day. Inside, the cut-out pattern creates a delightful dappled effect throughout the upper level of the extension. In line with regulatory requirements, the extension sits one metre back from the original building so as to create a clear visual demarcation between the two parts of the dwelling. adeb.com.au

It’s about creating a home that doesn’t simply look good in a photograph, but is genuinely a joy to inhabit. Discover how to incorporate a natural look with some advice from the experts.

same thought process with our furniture. The use of natural materials means that it is more aligned with a ‘natural’ lifestyle free from heavy manufacturing processes,” says Stephanie Scali, general manager of merchandise at Nick Scali. “People are becoming more aware of the quality of these materials and the manufacturing processes that is better for ourselves and for the overall environment.” Among Scali’s current favourite pieces that adhere to this ethos are those in the Bartolo range. “It’s harvested from blackwood in Victoria and has a raw edge from the way the timber is cut from the tree,” Scali says.

While synthetic reproductions may look just as good initially (and be available at a lower price), architect Wesley Spencer, founder of Rara Architecture, says they do not wear as well over time. “Kudos to the manufacturers for developing a superior synthetic product, but the truth is, synthetic floor covering just doesn’t age well. Yes, silk and wool carpets will also reveal their age, but it’s a more welcome ageing,” Spencer says. “Also, synthetic carpets don’t handle accidents too well. Drop a candle or some red sauce and you can kiss your perfect carpet goodbye. Natural fibres retain their lustre and respond appropriately to the climate.”

Linen is another popular clothing fabric that lends itself well to home styling. This material has the benefit of being cooling in summer and warming in winter while simultaneously offering a relaxed, ‘undone’ look.

Most people think of silk as a delicate clothing fabric, but this can also make for wonderful carpets and rugs.

Ironically, the natural fibres often cost about the same as their synthetic counterparts,” Spencer says. “[Linen curtains] defend well against the sun and provide a delightful ambient light through them that isn’t harsh and has a natural grain through it.” Kristin Stojcevski, director and interior Designer of Rocco Revolution, says other natural materials worth introducing in soft furnishings include cotton, wool, hemp and paper.

Natural materials can also play a major role in the actual construction of a home. Ryan McDonald from Ryan McDonald Building says using timber as a core element in construction is a win-win for both the client and builder. “Timber is a popular material when building in Australia, because it is a natural, safe material and can be sustainably sourced,” he says. “From a building perspective, timber is an easy and reliable material to work with and is therefore cost effective for our clients.” Bamboo is another natural material that both designers and builders say is becoming more popular in residential design. “It is an affordable and sustainable solution that is strong yet lightweight, extremely versatile and has the ability to absorb carbon. It’s a material that can either be used as framework during the construction stage or internally as floors, joinery and furniture,” Stojcevski says.
