Picking the perfect pet-friendly pad

Check the by-laws Apartment hunters should ensure the complex they’re buying into allows dogs, according to Kerin Benson Lawyers principal Allison Benson. “The first thing a potential purchaser should do is check the bylaws,” she says. “I would do this before you even exchange contracts.” Benson says vendors are legally required to attach by-laws to contracts, but these are often outdated, or omitted altogether. “If you want to be 100 per cent foolproof, you should get your conveyancer or solicitor to do a search on the common property certificate of title to see what the bylaws are,” she says. “I wouldn’t buy a strata property without doing a strata search.” In NSW, the latest model by-laws have two options – allowing pets with notice, or allowing pets with permission. The Victorian model by-laws have no clauses permitting or banning animals, and pets are generally permitted by default. Approved assistance animals such as guide dogs are always permitted in all states.

wo in five Australians live with a dog and as apartment living becomes more common – especially in high-density areas – our furry friends are increasingly becoming a part of strata life. About 10 per cent of Australians live in apartments but in inner Sydney the proportion is about 38 per cent, and in inner Melbourne it’s 26 per cent. In these expensive areas, apartments are a more realistic option for buyers after affordability. If you own a dog or plan to get one, it adds a layer of complexity to the apartment-buying process. Not all buildings allow dogs, and for those that do, it pays to choose a property that makes living with your pet easier, not harder. Strata schemes don’t have to adopt the model by-laws. Some choose to ban pets altogether, while others limit the type, or size of pets allowed, according to buyer’s agent and Buyers Domain principal Nick Viner. “Sometimes it’s cats and small dogs, sometimes it’s up to a certain weight limit,” he says. “They can get quite technical.” He says prospective buyers should look for a precedent when inspecting the property. “A good indication when you’re walking around the building is to see if anyone else has got any pets,” he says. If pets are allowed with permission, approval can’t be unreasonably withheld. But it’s worth investigating further, Benson says. “Not unreasonably withholding consent is a really grey area,” she says. “What you should be doing is making inquiries with the vendor, or asking the vendor to make inquiries with the strata committee or strata manager about what type of animals are in the scheme already.” Choose the right apartment Buyers should select an apartment that makes living with a dog simpler and easier. Certain features make some apartments more suitable than

others, according to dog behaviour specialist Nathan Williams. “It would be a good idea to have hard floors in living areas,” he says. “If you do get accidents, it’s an easy clean-up and less expensive.” Tiles, bamboo and scratch-resistant vinyl are more durable than carpet or polished floorboards. Williams says dog doors are a good way to allow independent access to outdoor areas. For apartments with balconies, a dog toilet with real grass makes toilet training easier.

Finding the ideal pooch Williams says relaxed breeds that are confident on their own are more suitable to apartments. He says “lazy” dogs such as bulldogs are ideal. “One of the best dogs for an apartment is a greyhound,” he says. “They don’t get clingy, they typically just lay in their own bed and receive affection, so they’re less likely to get separation anxiety.” But both owners and dogs will benefit from proper training, regardless of the breed.

“The first thing a potential purchaser should do is check the by-laws.” - ALLISON BENSON Viner says the type of dog can determine the type of apartment that’s most suitable. “If you’ve got a big dog, you wouldn’t want to be up in a high rise,” he says. “You want to be looking for a ground floor apartment with access to open space.” For dog owners, socialisation with other dogs can minimise many behavioural problems, so an apartment close to dog-friendly parks is ideal.

irst they came with their cafes. Then they brought their wine bars, their craft breweries and food trucks. For any latecomers to the Thornbury party, the suburb’s transformation over the past sevenish years into a hipster haven has felt like a time-lapse simulation. Thornbury is a classic case of a bridesmaid suburb becoming hot property in itself thanks to the inner north-eastern domino effect claiming first Fitzroy North then Northcote.

With Northcote’s edge being smoothed by the arrival of people with architects and labradoodles, Thornbury has taken the crown of the preferred address of an arty crowd still loathe to cross to the north of Bell Street. The Croxton Park Hotel has reasserted itself as a live music venue of note, while the al fresco wonders of the Carwyn Cellars’ beer garden and the hip hangouts of Northern Git, Kustom Burgers and the Moor’s Head have added their easygoing eats cachet.

Oikos at Breakneck Gorge By Robert Nichol & Sons Oikos is a striking short-stay retreat just outside Hepburn Springs. The owners were conscious of the multitude of holiday rentals in the area and engaged with Robert Nichol & Sons to give theirs a point of difference. “They wanted something with a statement and to use architecture to achieve this,” says their architect Brett Robertson.

Guided by this open brief, Robertson decided to “push the notion of what a residential building could look like” and explored the use of a singular material for the facade. “This gave the design a much more sculptural approach,” he says of the Corten steel cladding-wrapped home. Inside Robertson wanted to create an immersive experience for those temporarily leaving their everyday lives while visiting Oikos. “People want a bit of luxury when they go away but more than that they want to feel good,” he says. The 360-degree property views were carefully considered in the overall design and are presented in a series of framed captures. “We didn’t want to just open the landscape with a singular glass box but instead capture beautifully framed views as you move through the property.”

he Houses Awards celebrate the very best in Australian residential architecture and offer a unique glimpse into the places we call home today. Ahead of the awards announcement in late July, here’s a look at some of the shortlisted candidates in the under 200 square metres category – think small homes making big moves.

The Garden Bunkie was built out of necessity. The clients were after a small footprint guest house at the rear of their property to accommodate visiting overseas relatives. Enlisting Reddog Architects for the job, the couple referenced the Canadian bunkie (a popular flatpacked mini cabin) but project architect Paul Worroll led them to something more bespoke. Worroll’s overall design merged the essence of the Canadian homestay with the Australian backyard shed. “In Australia we seem to have this fascination with using garden sheds to store things and in this case I thought the bunkie’s facade could be perceived as one when fully closed.” Wrapping the building in timber battening gives the appearance “it

carried up the beach hill without machinery.” could be a continuation of the garden fence”, but when opened “becomes a bit of a jewellery box revealing its number of different uses”. The multi-purpose space can be reconfigured as a sleep-out, yoga room, study and office with clever integrated furniture design, including the fold-out bed concealed in the wall. “It gives the client more flexibility over the space while keeping the original bunkie concept intact,” Worroll says.

The empty-nesters looking to downsize came to architect Rob Brown of Casey Brown Architecture looking for “a onebedroom love shack”. “Within a week of their trip they’d bought the site,” Brown says. “It was mostly a pile of rubble with a partly built basement from three previous architectural attempts to build something there.” Knowing that building a residence in a national park was a big responsibility, Brown wanted to create something that complemented

the location in a modest yet dramatic way with a minimal footprint. “We designed a small house but gave it lots of height, which allowed us to maximise the potential of the site without making it a building that would intrude on the landscape.” Located a mere 10 metres from the beach, the site is accessible only via boat or ferry. The no-road access was a building challenge Brown embraced. “Everything we used, and didn’t use, had to be brought by boat and carried up the beach hill without machinery,” he says. “The upside is that this preserves Mackerel Beach amazingly and means it can never be ruined by over-development.”

Nestled among the gum trees in regional Victoria, Yandoit Cabin was designed for an artist seeking to live and work off-the-grid. Architect Adam Kane of Adam Kane Architects took the project on with the purpose to create “a home with a strong connection to the environment and small footprint”. The build’s asymmetrical sculptural form complements its rural surrounds while still making a statement. The house is clad in aluminium and its reflective surface “takes on multiple hues throughout the day”, Kane says. A concealed gutter wraps around the house collecting drain water. “This offers water for drinking and showering because there’s no town water,” says Kane. Committing to a small environmental impact, Kane also sought passive ways to create ventilation, warmth and light inside the home. “The use of concrete as a wall and floor finish provides thermal mass and, aside from a wood-burning fireplace, there is no traditional means of heating or cooling in the home,” he says. The interior is simple with plywood finishes and all angles converging at the skylight. “Every line leads towards the skylight, subconsciously guiding your eye upward.” housesawards.com.au

he sky’s the limit for some architects. But for others, it’s all about how low you can go. That title is currently held by China’s first quarry hotel, which has taken architecture to new heights by sinking some 88 metres below the earth’s surface. The five-star Intercontinental Shanghai Wonderland has been dubbed “the groundscraper hotel” for its unorthodox underground structure.

The unveiling of the unique design has also raised the possibility of similar projects across Australia’s abandoned or underutilised quarries. It would be a novel architectural approach in the aftermath of the nation’s mining boom, says Australian architect Jessica Liew. “For example Perth has got a lot of mining built towns that have been left derelict, apparently,” she says. “It would be good to revive all of that. If they’re there now, why let them go to waste?

“Rather than building new infrastructure, a new town, use whatever you have there and revive it. It’s the same as reviving old Melbourne laneways.” Architect Martin Jochman has echoed those thoughts, telling design magazine Dezeen the hotel could be a blueprint for how to develop disused industrial sites. “We already have the Eden Project in Cornwall, or the Sunway in Kuala Lumpur and a few others, but yes the

Sustainable architecture has taken hold across the globe with architects pushing the boundaries by incorporating renewable energy sources and increasingly integrating trees and plants into designs. Reducing waste during construction and throughout the lifetime of an architecturally designed-building is now an essential goal, says Liew. “If you think about it, every time we build something it’s not quite sustainable because whenever you’re creating something there’s also waste as an output. “But it’s how you manage the whole construction process, like limiting the waste, that would help.” However, underground habitation is nothing new, particularly in Coober Pedy. The South Australian town is famous for its houses built under the earth’s surface, which provide relief from the searing temperatures above ground. And Mona in Hobart is anchored into a rock face of the banks above the Derwent River. Designed by Melbourne-based architects Fender Katsalidis, the museum is 12 metres below the ground. But Skylodge in Cuzco, Peru takes the cake. The lodge is made up of “adventure suites”, which are glass capsules built on to the side of the Sacred Valley. To stay at Skylodge, people must climb 400 metres or take a zipline.

Peru is also home to Larcomar, an ocean-front shopping mall built into the sandstone cliffs along the Pacific Ocean in Lima. The 366-room Intercontinental Shanghai Wonderland hotel is aimed at China’s uber-rich and offers luxury suites costing up to $14,000 a night. Of the hotel’s 18 floors, 16 are below ground and two are above ground. Hotel reception, a restaurant and conference facilities are found on the two top levels, while two at the very bottom are completely submerged in the quarry’s lake. The sheer scale of the project and engineering work involved meant it took developers Shimao Group 12 years to design and build the hotel. Jochman, from architects Jade + QA, and his team wrestled with site challenges including seismic codes, drainage and the transportation of building materials and equipment. The design had to ensure the hotel would be protected in the event of falling rocks and flooding. Using a team of 5000 architects, engineers, designers and construction workers, the hotel was built using a steel-frame that is attached to the quarry cliff face. The facade is largely glass, including the centre column that mimics a waterfall and houses the hotel’s observation lifts. The guest wings on either side have an S-shape. The quarry was shut down in 2000 due to environmental protection regulations. Developer Shimao Group reportedly bought the land in 2006 to build the large-scale underground resort.

here are pockets of Kew where you could be fooled into thinking you are hundreds of miles away from Melbourne’s CBD. The bushy escarpments of the Yarra River and the sound of bellbirds make this suburb seem far removed from the inner city. The luxury residences also include secret bars, gas fireplaces and curved stone island kitchen benchtops. Stone is a standout feature at Fenwick, along with travertine, timber veneer and brass.

Pino Demaio, a co-founder of Assemble, put his stamp of approval on the project by moving in with partner Georgie Cleary and their children. Demaio now runs design studio Local Peoples and is editor-inchief at Matters Journal, and his interests in placemaking, sustainable cities and urban density are equally reflected in his work and his home. The Roseneath site was once a combination of old factory warehouse spaces and a “really cool brutalist-

style concrete office space” which Demaio says is his “favourite architectural style”. The new development carries half of the brutalist building into the new design, and introduces shared gardens, a communal workshop, and community spaces. In addition to Demaio and Cleary’s deep alignment with the philosophy of the development, what drew them to purchase an apartment was the glowing morning light, the daily view of the local bats flying past, its proximity to Dights Falls, and the “lovely community around us”.

The family have been in the apartment since last August, and have quickly transformed the off-theplan residence into a home. Demaio describes their aesthetic as “hopefully creative” and “practical and not fussy”. Starting with a clean slate, the couple did feel a mild compulsion to fill the house with unnecessary “stuff”, but have now taken on a discerning approach, aiming to be “thoughtful about what we do and don’t need, and trying to reduce as much as we can”.
