S
mart players in real estate ask a lot of questions, of their agent, bank manager and market pundits. But the question of the moment that I want answered is: why are there not more properties for sale? With clearance rates at a healthy high (akin to the boom times) and news of reserves being shattered by two or three hundred thousand dollars, it’s a market that is blooming, like spring’s first buds, with opportunity. This edition showcases an excellent variety of homes from vendors who have rightly seen the sunny side of the winter market, which appears to have more heat than the split-systems running full blast across Melbourne this week. Our House of the Week is sublime, modern coastal cool. Tootle down Donvale way and discover a property designed to capture a sense of the bush meeting the suburbs. The cream has to be in Preston, where we present a hip warehouse conversion with a price guide under $1 million (not a typo) on par with Fitzroy’s finest.

We love the distinctive white facade of this
coastal Sydney home, which calls to mind the sails of the city’s famous Opera House. Perched atop rugged cliffs in one of the most exclusive neighbourhoods in the eastern suburbs, the residence is designed to frame ever-changing ocean views through expanses of glass from all five levels. The Attena Group-built property was designed by MHNDU, with striking interiors by Poco Designs. With five bedrooms, two living areas, multiple balconies and outdoor spaces, a level clifftop lawn, heated pool and barbecue area. There is ample space to entertain and, quite frankly, little reason to go out. Smart home technology and a seven-person lift add even more substance to the style. Bill and David Malouf of LJ Hooker Double Bay Group are quoting a guide of $7.5 million. ELICIA MURRAY

hannel Nine star Rebecca Maddern was rocked by the recent death of a friend’s baby, so her involvement in an upcoming charity house auction for sick children is all the more personal. She’s set to host the Home for a Cure auction on August 24, when a house-and-land package donated by builder Simonds Homes and developer Satterley will go under the hammer. Funds raised will go to My Room, a volunteer-led organisation that funds research into a cure for childhood cancer and supports families. “I had a friend’s baby recently pass away – not from cancer, from a heart condition,” Maddern says. “I have been so deeply saddened by the death of baby Lucia. “Being a fairly new mum myself, I can’t imagine the grief parents experience … It’s actually rocked me to my core.” The house-and-land package in Mickleham on Melbourne’s northern fringe is valued at more than
Rebecca Maddern will host the Home for a Cure charity auction on August 24.
“Donating a little bit of money and whatever you can spare really could make a difference to the researchers.” $600,000 and comes with four bedrooms, two bathrooms, three living areas and a double garage. The sale price will be revealed as part of the Nine My Room Telethon on Channel Nine on August 29. After hosting last year’s event, Maddern was keen to get involved again and is hoping for a bumper crowd and competitive bidding to boost the result for a good cause, as well as generous donations from the public to the telethon. “I’ve always cared about kids and always been heavily involved in charity wherever I could and raising money where I can, but after becoming a mum these issues are just magnified,” the host of Australian Ninja Warrior says. “Donating a little bit of money and whatever you can spare really could
make a difference to the researchers.” Simonds Homes chief executive Kelvin Ryan says it was an easy decision to get involved with the charity auction and he hoped to make it an annual occurrence. He hopes the donation will show the company’s support to any of its 800 employees and thousands of contractors who may be affected by the illness. “We’d certainly support anyone in our company that’s going through that circumstance,” he says. Satterley general manager Jack Hoffmann says the auction, which will be the developer’s third in Victoria and 40th nationally, was a chance to give back to the community. “There are a lot of parents in the business,” he says.
The four-bedroom, three-bathroom home in Mickleham being auctioned as part of the Home for a Cure charity.
“You hope you never need to use the facilities like at the Monash Children’s Hospital where these funds are directed. “But it’s very comforting to know we’ve got world-class facilities like that in Melbourne in the event we ever need them.” homeforacure.com.au

he chill hasn’t even come off the air yet and the jasmine is still tucked up tight, but here come the springtime beauties. You expect homes in Brighton to be chic and sophisticated but sometimes one comes along that lifts attention to detail to the next level. Take the facade here at Hanby Street, for instance. It’s a glorious arc of glass, hovering handsomely above the subterranean garage. You also get a terrific little curve in the main bedroom, just off the wide entrance hall. It creates a lovely private deck beyond the floor-toceiling glass here. A private passage takes you through the sublime en suite to a spacious dressing room. Head back to the open lounge set on a timber platform with floaty views through that fabulous curve of glass. A smartly-sited linear study runs off the southern edge. Across from here there’s a lift to take you upstairs and down, but before that there’s another bedroom, as well as an excellent powder room.

The rear section is very fine. The dramatic black kitchen is leavened by the shimmering properties of the Calacatta marble island bench. A butler’s pantry is adjacent. The dining and living spaces are separated by a double-sided pebble fire column and the whole handsome rear looks onto a spectacular outdoor area with a kitchen on one side and
fireplace on the other. Beyond here there’s the sparkling pool and an in-ground trampoline. Upstairs, three further bedrooms spread out; two share a sharp en suite, with bedroom three offering its own en suite and study area. Underground you get a large media room, powder room and fine glassdoored cellar. There’s space for 10 of your best motors down here, too.

Before its subdivision began in the 1970s, Donvale was bushland along the Mullum Mullum Valley, and it still feels like the spot where the bush meets the ’burbs. This enormous house, with its handmade stonestacked walls, triple-level glass windows and sweeping views, sits on a sprawling two-hectare block within easy drive of the Eastern Freeway, numerous shopping precincts and the area’s best schools. A mezzanine library and a 250-bottle wine cellar are worthy of note, as is the pool and barn accommodation. Private sale Agent: Jellis Craig, Daniel Broadbent 0424 155 476

hey may be creative types, but architects the world over are always wary of falling into the cookie-cutter trap. It’s all too easy to find a reliable design a client likes and simply stick with it. This is particularly the case for high-rise apartments, where residences are under the one roof. Melbourne’s competitive market demands individuality and, going a step further, personalisation. With apartment living becoming more common, customers expect more from designers. Many want to go beyond just choosing between two colour schemes, which by today’s standards is the bare minimum of personalised design. Prospective buyers often want to know their apartment isn’t identical to the one next door and, more importantly, that it has been specifically designed to suit their lifestyle. Understanding this demand, property developer Caydon has given

buyers its upcoming Home offering in the much-anticipated YarraBend precinct the ability to select from 150 floor plans. Giuditta De Santis, director of architecture and design at Caydon, says the development, which includes more than 300 apartments, Terrace Homes and Skyhomes, aims to give buyers maximum choice and flexibility. “I, personally, am not the kind of architect who says, ‘OK, there’s a box and let’s do the same thing all the way’,” she says. “Often I like to change it because otherwise it becomes boring. In terms of Home in particular, one of the first goals we had for this building was we wanted it to be something unique. “We wanted to make sure the offering would capture, as much as possible, different kinds of clientele. From the young couple, to the downsizer, to the first-home buyer.” De Santis says giving buyers the freedom of choice through high-spec design and upgrades is often a gamechanging factor.

“We want as much as possible to give the choice to them to say, ‘OK, I actually want to choose which one fits my lifestyle, fits my needs’,” she says. “So there is definitely a big flexibility when it comes to the choice of the apartments. And we also offer some upgrades to the purchaser, so you have the chance to choose if you want a premium product. “I think that each one of us would like to give a personal touch to their apartment, so we offer this possibility.” YarraBend in Alphington sits on prime real estate alongside the Yarra River, surrounded by golf courses and sprawling reserves. The 16.5-hectare site was once home to the Amcor paper mill and, once completed, will be home to about 4000 residents. While many architects and developers rely on stunning scenery to add the X-factor, De Santis says YarraBend’s picturesque location only added further impetus for distinction. “Being in a such a magnificent spot, we wanted to capture and add different identities,” she says. “On one side, the city is closer and then when you turn around on the other side, the building kind of opens up and creates some beautiful terraces.” The Skyhomes at Home are all three-bedroom residences at the very top of the building where the views of the city are best. Some are dualstorey with large terraces featuring built-in barbecues. All Home residents will enjoy more than 3000 square metres of open landscaped space, and the communal areas within the building are hard to beat. They include a sky deck, rooftop pool and open-air cinema, playground, Pilates pavilion, sunset lounge and a temperature-controlled wine room. Creating a long list of amenities to cater for every whim is another important drawcard for buyers, says Joe Russo, Caydon principal and chief executive. “We’ve taken great care to incorporate service-focused facilities that will make daily living easier,” he says.

n the not-too distant past, the thought of a luxury apartment project in Collingwood would have seemed absurd. But developer Tim Gurner has launched Victoria & Vine – a new luxury complex of 240 residences across nine buildings in the gritty suburb. The development is inspired by a New York street Gurner discovered while travelling. “I’m obsessed with New York and Victoria and Vine is a replica of the street I love in Greenwich, literally down to the shape of the steelframed windows,” he says. Cox Architecture and interior designer David Hicks have teamed up to lend the complex the distinct flavour of New York’s meat-packing district. Think large floor-to-ceiling glazing and exposed concrete. The icing on the cake is the sumptuous V&V Private Club. f you’re thinking about enlisting the help of an interior designer or stylist for your makeover, you’re probably wondering ...
How much?
The most common questions I’m asked
This is a tricky question. It all depends on how much work there is and what the specifications and inclusions are. Setting a defined and rigid brief will give you the best chance of setting predictable costs. Alterations to the brief or not providing a budget will inevitably lead to cost blowouts and client dissatisfaction, so do all of the thinking and adjusting at the briefing stage. Then, when the creative comes through, the designer can provide the right solutions to the correct brief.

Refurbish, renovate or replace? This is a great question and sometimes the answer isn’t always clear. Sometimes all a great home might need is a refresh. Taking to it with some paint, new inclusions and a clear style can yield spectacular results. In other cases, a simple reinterpretation and renovation of a space might be all that’s needed. Reconfiguring the internal layout by opening it up to light, space or views will transform a home and its interior. Remember, if you’re adding a modern extension to an old build,

you will be dealing with old wiring and plumbing that may cause unforseeable additions to the budget. If the home is too far away from where you’d like it to be, then you have the option to rebuild. It is a massive undertaking but there are benefits to this approach. New builds don’t have the challenge of marrying together the old and new; you will know exactly what you’re dealing with and there shouldn’t be any surprises along the way.
What if I can’t decide? Talking openly and often is key to resolving any doubts or queries. The designer will lead you and guide you, but shouldn’t steamroll or force you. It’s your house and your choice because you have to live with it, but consider whether you’d tell your solicitor how to interpret the law, your accountant how to do your taxes or your dentist how to fix your

teeth. You are paying a professional for their experience and insights so it’s best to listen and understand, trusting in the result, because their work is what attracted you to them in the first place.
What do we do first? There’s no perfect place to start but often assessing the style and mood is a good place to get clear on outcomes and hone ideas. Design is basically problem-solving in the most elegant and pleasing way, so fixing the problems is a good place to start.
What about the things that aren’t perfect?
What do you need me to do?
There will always be defects to deal with at the end of a project. It’s wise to stage your payments to suppliers to make sure there is leverage for them to return to fix anything that requires it. The best suppliers and contractors all will have new projects beginning as yours is ending, so they will need to take important resources away from new business to get your project finished to the appropriate level. Don’t begrudge them this leeway, but at the same time don’t cut them the slack to take forever. A little leverage goes a long way, whether that be financial, the promise of the next project, the positive word of mouth that you can provide for them to get new work in the future or just the great relationship you’ve fostered along the way and the goodwill that comes with it.
Be available to talk and bounce ideas off when your feedback is needed. Get approvals back as soon as you possibly can, and if you’re in doubt get in touch as soon as possible so that solutions or work arounds can be found. Client availability will always impact the speed of the project.
When will you leave?! Toward the end of a project you’ll be wondering when you’ll actually get your house back to yourself and then one day, all of a sudden, everyone will finally be gone and you’ll have your dream house all to yourself. hen Barb Hyman moved into this sprawling St Kilda terrace in 2013, there was a lot of work to do. She evocatively describes this history of the property as shaped by “a probable mix of debauchery and neglect”. The largest job was knocking down the lean-to attached to the back of the house, and replacing it with large, steel-framed glass doors, that welcome light into the home. In addition to plastering unfinished walls, and providing support to the original wooden stairs, the garden has been her biggest, yet most rewarding, challenge. She says when she purchased the property, the garden had “only one tree – a fig tree – and loads and loads of hard-waste rubble in the soil”. After spending endless weekends clearing out the space and filling skip bins, Hyman created an orange orchard out the front, and a “wild Mediterranean-style garden out the back” with the assistance of brilliant local landscaper Gavin Smith.

Inside, the home is brought to life with personal touches that sit gently within the grand proportions of the space. “I am very sentimental about everything. I don’t have anything that doesn’t mean something to me,” Hyman says. Our photographer and stylist found little notes and drawings from her kids poked into a gap in the window sill or pinned to the side of an antique dresser. For Hyman, the most precious objects are the books she made when the children were babies, which “tell the story of their growing up, with drawings, pictures and loads of quirky mementos”. While Hyman is charmingly elusive about how she ended up in this St Kilda residence (“Lets just say it wasn’t via the usual means – serendipity, lots of patience, and a story best shared over a bottle of wine”), it is clear that she is right at home. “I feel eternally grateful to live here and come home to this space. The greenery, watching the garden grow and change shapes in the seasons, it’s an absolute gift,” she enthuses. thedesignfiles.net

HOW TO …
Make time stand still Interiors trends come and go, but a sense of timelessness is the marker of a truly well designed space. by the desert rose, a flower-like aggregate of mineral crystals, found in the arid coastal regions of Qatar. “Taking the desert rose as a starting point turned out to be a very progressive ... idea,” he says. “To construct a building 350 metres long, with its great big inwardcurving disks, and its intersections and cantilevered elements – all the things that conjure up a desert rose – we had to meet enormous technical challenges. “This building is at the cutting-edge of technology, like Qatar itself.” Takada’s design is equally as complex. It was inspired by Qatar’s Dhal Al Misfir, or Cave of Light, which was formed by fibrous gypsum crystals that at times gives off a faint glow. “The cave of light is so beautiful and it has that quality of wonder,” he says. “When you see it, it strikes you as ‘wow’. We wanted to draw inspiration from that and express that emotional quality you feel when you first encounter it, that same emotional value.” Gift shops don’t usually steal the show; in fact it’s often viewed as a gauntlet arts patrons must endure on their way to the exit doors. But not this gift shop.

he star of Sydney-based architect Koichi Takada is definitely rising. Takada is working on some of Australia’s most prestigious projects and being summoned to lend his talents to various international projects. Earlier this year he found himself surrounded by celebrities, including Victoria Beckham, Johnny Depp and Naomi Campbell, at the opening of the National Museum of Qatar. Takada, who designed the jawdropping interiors of the museum’s gift shop, said it was a surreal moment. But he was more starstruck by the world-famous, Pritzker-winning architects in attendance. “There was Rem Koolhaas, Peter Zumthor, of course Jean Nouvel and the list went on and on,” he said. “It’s such a humbling experience that all these people who have seen other parts of the world came to this space and [gave] me such unbelievable comments and feedback.” Takada collaborated with renowned French architect Nouvel, who designed the museum exterior. The result is a complex assortment of buildings topped by round, disk-like roofs placed at varying angles. Nouvel says the design was inspired

Describing it as “beyond amazing”, Whitney Robinson, editor of style magazine Elle Decor, told his 63,000 Instagram followers it was “the world’s most beautiful museum gift shop. Hands down.” Imitating the undulating walls of the cave, the walls of the gift shop have been created with more than 40,000 pieces of oak. These pieces, all painstakingly cut to an assortment of different lengths, were assembled by Italian master woodworker Claudio Devoto. It was perhaps the world’s most challenging three-dimensional jigsaw puzzle, but that was the beauty of the project, says Takada. “It was just so complex, but it’s organic and I’d say in nature and life, nothing is straight,” he says. “A lot of people say it’s a really calming environment and it feels like you can instantly connect to the
space. You don’t want to leave.” Nature has inspired many of Takada’s projects, including Sydney’s Mastery. Together with prominent Japanese architect Kengo Kuma, Takada has designed one of five buildings to become a “stacked forest”. The 19-storey tower will feature extensive planting on the balconies and terraces to reduce carbon emissions and inspire, and energise, residents. Brisbane locals will most likely associate his work with the Waterfall project, which will feature a 118metre man-made waterfall that runs from the roof-top pool deck down the full length of the tower. Water will cascade over glass panels, creating a misting effect at the podium. Takada’s work at Arc, in Sydney’s CBD, has won him a finalist berth at the World Architecture Festival in December.

here was a moment last year when it looked as though a beloved piece of Coburg history was about to be consigned to the rubbish tip. News that the Coburg Drive-In had been sold to Charter Hall property group for $12.5 million seemed the death knell for the suburban icon that opened in 1965 as part of the Big 6 chain of drive-ins. Yet this Lazarus-like institution, which suffered its first death in 1984 when then-operator Hoyts pulled the
pin, only to be resurrected three years later under the Village banner, has lived to screen more Marvel franchises. Village has signed a lease keeping it in business for at least another 10 years – enough time to indoctrinate another generation into the joys of watching a movie from the car. What’s more, any development will have to limbo under its heritage impediment, with the Heritage Council of Victoria classifying it of historical significance “as a reflection
of the Americanisation of Victorian cities and country towns in the ’50s and ’60s”. For the moment at least, all readers need to know is that show time is at dusk and kids under 12 get in free. The drive-in isn’t the only thing whose fortunes have ebbed and flowed in Coburg. The thriving Coburg High School has had a resurgence of its own, reopening in 2015 after a hard-fought campaign to expand the remit of Coburg Senior High to junior levels.
And Pentridge Prison, which once held naming rights over the whole suburb nine kilometres north of the CBD – 19th-century residents eventually became fed up with the stigma and demanded a rebadge to Coburg – has been reimagined into an “urban village”, in the words of its developer. The greater site is now home to modern shiny apartments rather than barred cells, with plans to include a rival to Coburg Drive-In in the form of a 15-screen Palace cinema.
