Lunds make reluctant get-away

V and radio host and social media entrepreneur Jules Lund and his wife Anna are selling their former family home in Elwood after owning it for 10 years. The Lunds listed their property with a price guide of between $2.65 million and $2.85 million, with hopes of a competitive sale as the Melbourne auction market shows signs of improvement this spring. “With [auction] clearance rates rising, it seemed like a really good time to sell,” Lund says. The couple lived in the fourbedroom, two-bathroom home at 40 Milton Street, Elwood for a year before deciding to turn it into an investment property and renting it out for the past nine years. They moved to their current home in Brighton to be closer to the school their daughters Indigo and Billie now attend.

When they first purchased the Elwood property, at the height of the Global Financial Crisis, Lund said he and his wife had been living a few streets away in an apartment. The fell in love with the home and wanted to stay in the suburb. “We just love Elwood,” Lund says. The Milton Street property was perfect for a family, with lots of space for friends and extended family to visit and stay over. “It has a north-facing backyard which is littered with sunlight and it has such a peaceful feeling because of the size,” he says. The late Edwardian-style home was originally built in 1918 and was recently refreshed by the couple in preparation for the auction. The home was in the perfect location because of its position close to shopping, St Kilda Botanical Gardens and the beach, he says. Lund became a household name as host of Getaway between 2004

and 2012 and as host of the Logies red carpet. He worked on various radio shows including Sydney’s 2Day FM where he co-hosted the Jules, Merrick and Sophie show. It was while working on radio, which included a drive-time show he hosted with Fifi Box, that his passion for social media turned into a business idea. He started a business called Tribe which matches social media influencers with brands looking for broader exposure. Lund said while he wasn’t fazed by the upcoming auction, he felt the day would be an emotional one for his wife. “She’s always loved the property – for the family vibe it has,” he says. Lund joked that he was glad some things had changed since the couple first bought the home, particularly his hairstyle.

This sizeable section of the property market cannot be ignored. Last year Boomers accounted for 15.7 per cent of the Australian population, according to the Australian Bureau of Statistics. By 2057, the ABS predicts over-65s will represent 22 per cent of the nation. It explains why architects are finding more briefs for cashed-up downsizers landing in their laps. With floor plans of beyond 250 square metres and luxury kitchens on the to-do list, designers are unleashing their creative juices. Architect David Carabott, founding director of CHT Architects, says downsizer projects sell fast. “We’ve had a couple of projects of this type, including one we did that sold just before Christmas,” he says.

“It had very large apartments, high quality, great finishes and amenity and they sold out in nearly two months over November and December because there just isn’t that type of product available for people who are looking to downsize and sell the big house and stay in the neighbourhood. “It’s a big plus for developments of this type, of this calibre, in neighbourhoods where people want to remain.” Carabott’s latest project is typical of what downsizers are looking for – high-end finishes in a neighbourhood connected to public transport and within easy reach of the city. It makes a big difference and so too does the fact that the apartments are generous in size and outlook, with plenty of natural light. “The finishes are of a high standard and there isn’t a lot of that product for people who are downsizing available at this level of quality.” Couples leaving a family home are typically relieved to farewell the maintenance attached to front and back yards. However they still expect a home with finishes and fittings at an equal, or even higher, quality. The interiors at The Mill Residences of Toorak feature oak floorboards, natural stone or terrazzo island benches plus an appliance wall that houses an integrated bean coffee machine, fan-forced oven, convection microwave, steam oven, integrated dishwasher, rangehood and warming drawer, as well as a gas cooktop and concealed rangehood. So you’ll see a series of blues and greens, depending on where you see the building from, and that ratio of blue to green changes.” In addition to complementing seasonal shades, the glass facade also disguises the mass of the building. “We’ve fractured the facade so that in some areas it’s relatively flat, but as you approach the river corridor we have faceted the glass to break down the scale of the building and produce more complex reflections of the creek landscape,” Hayton says. Like its reflective exterior, the interior and landscaping features have been designed to move with the

seasons. In winter there’s a cosy fire to warm up to in the communal lounge. And when spring’s beauty blooms, there’s a central courtyard to enjoy the sunshine. Highpark Seasons is in a centrally located spot: Chadstone shopping centre is a 10-minute drive one way and Melbourne’s CBD is a 25-minute drive in the other. A temporary approach

I

t’s understandable to think that if you’re renting an uninspiring beige box apartment or house that, in terms of style, your hands are tied. While it’s true you need to leave your rental in the same state you found it, or get approval for any changes you make, you still can make your rental feel like it’s uniquely your own. More often than not, dull and lifeless interiors are ones without purpose beyond the utility of the day-to-day. Yep, a bedroom has a bed in it, a lounge room has a sofa plus the ubiquitous entertainment unit and TV. Dining areas, if you have one, need a table and chairs. However, if this is where you stop, you’re missing the opportunity to bring real meaning and life to a space by creating a secondary level of purpose. A bedroom can be a retreat. A living room can be for reading, conversation or contemplation. Dining areas can be entertainment spaces. Creating that reason to be in the space aside from the obvious is the key. The way to do that is to make them more enticing for that purpose.

Windows and walls Drapery can give a lovely softness, practical protection from light and infringement of your privacy, and also provides a vertical line that makes your ceilings appear high. A block-out drape can be a great opportunity to add colour, pattern or texture to the layered bedroom look, while a sheer curtain gives a soft glamour that is always inviting in a bedroom. Add to the standard bed-plus-twobedsides set-up with some well thought-out bedside lamps and a beautifully made bed using colour, texture, pattern and scale and you can make yourself the perfect, sultry and inviting escape. The living space has the same opportunities for wallpaper and drapes and curtains. Art and large-scale mirrors can be a much-needed focal point in a living space but, remember, you need to ask permission from your landlord or property manager before you take to the walls with a drill. If your landlord won’t allow new holes to be

made, either make the most of existing locations available to hang, or lean art or mirrors against the wall, or on a mantle.

On the floor Rugs are another opportunity for a focal point. They unify a room, demarcate a space and also add an acoustic buffer between your feet and your downstairs’ neighbour’s ceiling. There are also options available at floor level for aesthetic improvements, such as laying new carpet over the old, though this can run the risk of damaging the existing flooring on installation or removal. A safer and more predictable solution is placing large rugs over existing floors and, yes, rugs are OK over carpet if you choose for contrast and interest. You can negotiate to lay a floating floor, from a vinyl plank, laminate or timber board, or peel back carpets to polish floors but, beware, it is extremely easy for one noise complaint to force you to have to reinstate floor coverings immediately and at your own expense.

Fittings and furniture Furniture and decor play a huge role in creating meaningful, purposeful and interesting interiors. Modular furniture allows for flexibility in size or orientation and you can always take them with you to your next home. Think about the inclusion of mid-height to tall, free-standing shelving units as opportunities to layer in plants, books and decor and cover large expanses of blank and boring walls without having to beg for permission. Updating door handles and cabinet knobs are a quick switch that can elevate a kitchen, bathroom or door, just like the right earrings can add glamour to a little black dress. You can always create levels of height and light intensity through the introduction of floor and table lamps. Light shades at the very least, or new light fittings at best, can also really brighten up a room when they take the place of dull and tired ones, but hang onto the old fittings or shades. ade Roberts of PR agency Rara PR and her family moved into their home in Dandenong in 2013, but it wasn’t until 2017 that the team began their renovations. Roberts says the 1960s home had undergone some previous upgrades, and had touches of “the ’60s, ’70s, ’80s and ’90s throughout.” The family updated the home to “harmonise everything aesthetically”, while creating an open-plan living area to offer more communal space where they could all be together. Updates included repainting the interiors from their original green and yellow to a fresh natural white, and swapping blue carpet to a neutral tone. Renovations involved relocating the kitchen to create an extra bedroom, and opening up the living space. “The kitchen moved to an outdated dining area at the back of the house,” Roberts says. “We were able to open up that dining area, remove some nibs and connect it to a rumpus/bar, which is now our living and dining.”

Sadly, the ageing ’70s bar had to go, but the family kept much of the original joinery to create a new dining area and nook. Roberts says her background in fashion and retail PR has provided her with a “life-long passion for thoughtfully designed and made things”. She says this interest has matured into a love of interior design, art and architecture, which has been shaped by her friendship with Rhiannon Orr from Design Orr Build who unofficially guided the renovation from the sidelines. This was incredibly helpful, as Roberts reveals that the project was completed while parenting a oneyear-old, pregnant with their second child and running a business with a team from home. Some of Roberts’ most treasured items include the pots by local ceramics brand Anchor Ceramics, and the Landscape Mountain photo print by Brisbane photographer Kara Rosenlund – a daily reminder to make time to be outdoors. She describes her much loved home as “mid-century … with a curation of handcrafted objects”. Imbued with warmth, and decorated with an elegant collection of favourite collected objects, this family home perfectly balances a sense of nostalgia with contemporary design. thedesignfiles.net

esiding in the inner-Melbourne suburb of Princes Hill, Old Souls House sits alongside other graceful old dames dating back to the late Victorian era. “The home hadn’t been touched for decades, so its generous proportions and beautiful period features were still intact,” says principal designer Christopher Elliott. “The owners were in love with its character and architectural features, but wanted to modernise the layout and design. We agreed on a ‘less is more’ approach combining modern design with understated elegance.” Creating a design language that bridged the old and new, Elliott sought to highlight the best of the home’s period features using new materiality to complement its spaces.

“Heritage-listed projects like this are usually managed cautiously and with a conservative approach,” he says. “On this occasion, the clients allowed us to implement progressive and contemporary design which was hugely exciting.” While imbued with charm, grace and history, Old Souls House also presented various design challenges as well as the unexpected. “The original layout of the staircase was compromised by a powder room on the ground floor,” Elliott says. “We wanted the staircase to take command of its space but knew the powder room would inhibit this.” The issue was resolved by relocating the powder room to a narrow area between the existing property and

Three months ago he turned his hobby into a primary income, and recently began leasing a small shop at the Timber Mill Studios in Bulli. His tips are to offer a quality product, good customer service and connect with your community. “The main thing is self-belief,” he says.

Growing cactuses at home led 33-year-old Callum Crinis into his own business, Cactus Talk. “I’ve always been fascinated by cactus and I’ve got a really good collection I’ve built up over the years,” says Crinis. However, the light-bulb moment came when friends wanted to buy his plants. “That’s when I started to think about sourcing them to sell, and also to propagate them from my extensive collection,” he says.

Paul Wood’s business Brisbane Backyard Bees (in Alderley, Brisbane) also started very organically. “I was growing a bit of fruit and veg and thought, ‘I can’t ignore bees any longer’. So I did a workshop in bee care about eight years ago,” he says. “I was completely captivated. I built a few hives and started giving them to friends. There was no plan.” Along with building and selling hives and teaching beekeeping, he sells honey and rescues bees from people’s walls and ceilings. The youthful 60-year-old recently quit his job in IT to work full-time in his bee business.

Becoming an expert in your own garden means that, like Rachel Leembruggen, you could also grow cash from educating others. After the 32-year-old South Australian horticulturist and environmental scientist went on maternity leave, she finally had time to garden. She also found herself bombarded with gardening questions from friends. It led her to start Plot Australia in 2017, a visual blog on Instagram. “It was more a hobby and something to keep my brain going,” she says. “I just posted a photo every now and then about what I was growing.” Leembruggen, who has three young sons, began offering fun garden workshops for kids and a kit that simplifies the process of growing vegetables and flowers from seed. The kit, sold through her site, comes with instructions and an online video. “It’s for people who can’t get to a workshop, but want to grow something,” she says.

BRISBANE BACKYARD BEES

Handmade products Yet another idea is to make something from stuff in your garden, as 43-year-old Joe Hunt has. The mother-of-three derives a parttime income by handmaking paper from materials in her Springwood, NSW garden, and recycled paper with natural dyes and materials. Ingredients include gum, jacaranda and other leaves, and marigolds, lavender, daisies, sunflowers, mint and other plants for flecking the paper, dry-pressing and colour. Hunt sells her earthy and magical creations through her business, Marigold Mountain, on Etsy, and in local retail stores.

“It’s all just come from me doing gardening at home with my kids and wanting to share it.” A percentage of sales go to people experiencing food insecurity. If these don’t tickle your turnip, there are plenty of other ways to earn a buck from the garden bed – from outdoor yoga, meditation or massage, to selling seeds, flowers or produce through Facebook Marketplace, garage sales, markets and eBay. Others with an entrepreneurial bent host backyard-focused Airbnb experiences including animal petting, garden tours or even backyard accommodation.

hysician and author Leah Kaminsky doesn’t make time to write, she takes it. “I have been known to finish the final edits of a book with the toilet lid down and the bathroom door locked,” she laughs. With the release of her latest novel The Hollow Bones earlier this year, Kaminsky is on the tail-end of publicity for the book and reconnecting to the heart of her writing work, which she says works in tandem with her career as a physician. “Writing can be a fickle gig and I think my work as a physician grounds me. I also think writing helps me as a doctor to see that a patient is way more than just a sore throat walking into the room.” In particular, she says writing her book about mortality, We’re All Going To Die, allowed her to strengthen her relationship with her patients and clarify her own values.

“The clock is ticking, so I am learning to say no to things I don’t want to do.” Morning

My husband is up early, squirrelling around and feeding the rabbit, the cat, and the dog, so by the time I crawl out of bed at around 8am, I just have to throw down a piece of toast and coffee. I work four days a week at the practice in Elwood and leave the house about nine. I cut it pretty fine, I’ve always been like that. When I’m working from home and have a writing deadline, I will procrasti-bake, tidy up or fold laundry. I’m very scattered until it gets to a point where I finally say to myself: “Leah, sit down and focus.” If I am writing a first draft, I usually need quiet and solitude, but if I am editing or researching I can do that with dogs, cats, bunnies, and kids around.

WORKING FROM HOME TIP I’ll often put my computer away and hand-write initial drafts. That process of writing in longhand brings me back to a calmer place.

If I’m working at the practice, I’m lucky if I fit in lunch because I’m always running late. If I’m at home, I’m always up and about getting something from the fridge or baking or snacking on nuts.

Bedtime

If I’m at the clinic, I usually finish around three or four in the afternoon. I try to swim a couple of times a week, but sometimes I will come home and the couch looks so comfy, so I might have a little nap in the afternoon instead.

I’m a night owl and will often be up past midnight reading or watching something with the kids. They introduced me to binge-watching, which I find to be a nice outlet after an intense day of researching. I get a lot of ideas in the shower, so I’ll put my pyjamas on and go to the couch and start writing. I usually crawl into bed at midnight or one.
