alkability is one of the top seven factors that determine the liveability of Australia’s cities – and the prestige market is now embracing it with enthusiasm. Where once blue-ribbon property owners would think nothing of jumping in their car to pick up a newspaper, a carton of milk or to have a coffee at a nearby cafe, today they’re increasingly choosing homes from which they can walk to shops, cafes, parks, schools and even public transport. “When you look at the established inner-city

and middle-ring suburbs of Melbourne, Sydney and even Brisbane, you can see they’re all connected to public transport – whether it is tram or heavy rail or bus – and retail strips,” says Michael Buxton, a professor of environment and planning at the School of Global, Urban and Social Studies at RMIT University. “That accessibility to services, and walkability, is reflected in the value of those suburbs, and prices of individual dwellings.” RMIT came up with the first baseline measure of liveability in Australia’s capitals,
finding that walkability – as well as public transport, open spaces, food and alcohol environments, employment and housing affordability – was an important predictor of health and wellbeing. “Walkability is probably becoming a new level of currency in the prestige market,” says Marshall White Stonnington agent Marcus Chiminello, who’s selling our featured property, a four-bedroom house in Toorak, which is close to Hawksburn station and the cafes, restaurants and boutiques of Chapel Street. “The better you’re placed by foot to amenity, the more popular a home is. It’s not just about walking for fitness, it’s also about the difficulties of traffic and parking.” In Sydney, Jake Rowe of Rowe Partners Real Estate says walkability is one of the reasons that Manly has become such an attractive location for prestige buyers. “You can walk to anything here and you don’t really even need a car,” Rowe says. Even on the upper north shore of Sydney, homes are being sold on their proximity to

local village centres and public transport. “A huge part of our buying demographic want to be able to walk to the train or to the village, be part of the community and eat beautiful smashed avocado locally,” says Melanie Patterson of Richardson & Wrench Lindfield. Meanwhile, Melbourne’s Caulfield has always been prized for its walkability. “But we’re now seeing people becoming even more conscious of being able to walk to amenity and particularly with family houses where kids can walk to the train,” says Phillip Kingston of Gary Peer and Associates. “It’s becoming something that everyone is talking about these days.” Professor Buxton says all new development should ideally mimic the planning of the older, more prestigious suburbs with transport, shops and schools within easy walking distance. “It’s good when medium-density development happens in Melbourne, Sydney or Brisbane closer to rail or tram stations and services around those transport hubs, so people can walk to them,” he says. “You’ll then see that walkability factored into property prices.”

magine buying a Ferrari, or a Rolls-Royce, and only driving it around in car parks, or quiet suburban streets, because you are scared to take it out into the wider world. In effect, this is what many boat owners do: buy a big, beautiful and painfully expensive cruiser and only ever use it in Sydney Harbour – or Port Phillip Bay, the Gold Coast canals. All because they are not game to go “Outside” (that’s yachtie speak for, “Out the Heads” or “On the Actual Ocean”). When it comes to testing a luxury long-range motor yacht like the Maritimo M59, however, which is designed for jolly jaunts like a trip from Sydney to Sanctuary Cove, or New Zealand, you are kind of forced to brave the Outside. I am happy to report that, on a good day, it is truly wonderful out there, surfing down waves the size of shopping centres as dolphins dart in front of you and dance in your wake. The 59-foot Maritimo also made the experience easy by having a cleverly designed enclosed (and heated) fly bridge, which meant
that I could steer from effectively two stories up, which provides a far better view. The top deck is so user-friendly, there’s no need for a second set of controls downstairs. Maritimo has also cleverly put the excellently equipped galley next to the luxurious rear deck, so that whoever is doing the cooking, or making the cocktails, never has to leave the party. Downstairs are three truly comfortable staterooms, two bathrooms and even a pop-up vanity desk. It feels like a place you could live in for days on end if you are willing to brave the big, old ocean out there, which the M59 can do with ease at a price of just $2,345,500.
