eading many property news headlines it might seem like, as actor Jack Hawkins declares in the 1964 movie Zulu, “we are all going to die”. The truth is we all will, at some stage, but it won’t be from the 2019 property market. Many recent news reports imply, or straight-out state, this year is going to be a “bad one” in property. By definition, a “bad one” is poor quality or not as hoped for. However, I just don’t see it that way. The market we left behind in 2018 is a superior quality one – more sophisticated and better for the longterm future of the city – than the markets of 2015, 2016 or 2017. By mid-way through 2016, the Melbourne market was experiencing rocketing prices in an environment of weaker lending practices. In fact, if the conditions of 2015 and 2016 – and some of 2017 – had continued into last year, we would have been, as the AAMI television commercial, says “up ship creek”. But that’s history, so what now that Melbourne prices are falling? Yep, they are! But the sky isn’t falling in, just prices, and it is what happens in every property credit cycle. Why are dropping prices so-called “bad news”? I don’t get it. For buyers, it’s cheaper than a few years ago – isn’t that good? And for sellers, agreed, it’s not as
good as 2017, but look at it this way – for some, your property should have been up about 50 per cent in price growth over the past five years, and down 10 per cent in the past year. Isn’t that still pretty good? If you are selling and buying to trade-up, it is a better market in which to do so now than two years ago, as the price gap is smaller.
‘Young people have been struggling to afford to buy’ – that’s one of the few negative headlines that has real long-term substance. If we are a good society, hopefully we can address the difficult state of the property market for young people (say, under 35), not just affordability but the associated stress as well. All markets have issues; it has not

Weighing up buying a unique home
P
Style and substance Unique properties can outperform the market for a number of reasons, according to real estate agent Simon Pilcher of Pilcher Residential. “It usually comes down to style and substance,” he says. Buyers are often drawn to largerthan-average floor plans or block sizes, sought-after architectural elements, or perhaps bonuses such as a secondary dwelling for in-law accommodation or rental income.

But not everyone’s situation is the same, and what’s considered a typical home might not suit your requirements, budget and personal taste. Homes with features above and beyond the norm of the area often have higher price tags, but the unique nature of these homes means supply is inherently limited. This can lead to higher-thanaverage price growth if there is strong demand for that particular type of property.
“I’m attracted to those types of properties because of the capital growth potential, and also you’ll get a premium as a rental.” Odd one out On the other hand, properties can also be unique for the wrong reasons. While this can make these homes more affordable, it can also lead to limited capital growth.

But a property doesn’t always need to be the largest or most expensive in the area to see strong demand. Buyer’s agent John Carew from Mayfield Property Buyers says warehouse conversions are highly sought-after in the apartment sector. “They’re an example of a unique asset class that has outperformed the broader apartment market,” Carew states. “Supply is restricted and they appeal to a really broad range of potential future buyers and tenants.”
Pilcher says homes in particularly busy or noisy areas will see less demand, as will free-standing houses overlooked by apartments, especially those with limited development potential compared to surrounding blocks. Beyond these more obvious negative attributes, it’s worth paying attention to what other buyers might consider deal-breakers, says Carew.
“Any characteristic that a property has that restricts the pool of buyers makes it less likely to outperform the market,” he says. “If a property has 40 stairs to get up to the front door, no downsizer is going to look at it and probably no one with young children is going to look at it.” If a home is the odd one out stylewise, it may be less likely to outperform surrounding properties. Pilcher says in many inner-city suburbs, period houses are the most desirable, as these properties have more emotional appeal than newer homes. “People will always gravitate towards the period homes and period features,” he says. “If you look at homes built from the ’60s to the ’80s, they’re much harder to sell because they’re really lacking that emotional appeal. Generally those properties will sell for less than if it’s a Federation house of similar quality.” Real Estate Institute of Victoria president Robyn Waters says heritage homes can present their own set of issues. “You might have a beautiful old house that’s had its land diminished around it,” she says. “That would be a minus in a unique property.”
“Gardens and trees can sometimes be restrictive. It might be ripe to be renovated or subdivided, and you’ve got a tree in the middle that’s protected.” Choose wisely Compromise is often necessary to get a foothold in a desirable suburb but if capital growth is a priority, it’s essential to keep future buyers in mind. If the property you choose is so distinctive that it shrinks the pool of potential buyers, the cost of restricted growth can be significant over time. It’s also worth noting that unique homes that appeal to specific types of buyers may take longer to sell, according to Waters. “Marketing a unique property is a special skill,” she says. “You’ve got to reach the right people and that takes time.” Daniel Butkovich is Domain’s National Advice Editor. Los Angeles It might not instantly spring to mind as a design destination, but downtown LA has been transformed into a hub for contemporary art in the past 10 years. With a range of edgy galleries and design showrooms, it’s hard to resist. “Travel is crucial for designers – there’s no way of making informed decisions otherwise,” says Thomas Hamel, above, who usually visits the bustling city five times a year. Skilled craftsmen, the descendants of Europeans who fled to Hollywood to make movie sets after World War II, create bespoke furniture, and Hamel

loves to check out new restaurants, showrooms and gardens to identify the latest trends. With a population set to surpass 40 million residents in 2019, California’s interior design market is extensive and ever-inspiring. “LA is constantly changing and has a youthful approach to design and interiors,” says Hamel. “LA excels at indoor/outdoor living, which is so applicable to us here in Australia.” He says features such as outdoor fire pits and casual living areas are emphasised. He enjoys the way colour is used so confidently and also admires the openness to young and upcoming designers. Must-visit places: Pacific Design Centre, Blackman Cruz, DAO and RH Modern. Favourite design cities: New York, Paris, Amsterdam.
There’s nothing like ditching your everyday existence and exploring a new place. Designer Sarah-Jane Pyke, left, of Arent & Pyke likes to disconnect and immerse herself in her chosen location. “When you’re outside your norm, you become very observant,” she says. “Having that level of observation [switched] on again starts to influence your design work when you come home.” A trip to Denmark was an eye-opener for the Sydney-based designer. Pyke met furniture makers and watched craftspeople making chairs by hand, visited the forest where the wood is sourced and learned about the longevity of Danish design. “When I travel, it’s more about an immersive experience rather than bringing back particular objects. If I buy design overseas, it’s always vintage because those are the things you have to snap up.” Pyke also rediscovered the magic of candlelight on her trip, which is now influencing Arent & Pyke’s current projects. “The way they use lighting there is so critical to the environment because of how bleak it can be for half of the year; we came home talking about warmth in lighting and layers of light.” Must-visit places: Louisiana Museum of Modern Art, Fredericia furniture. Travelling has always been a passion for designer and stylist Sibella Court, left, owner of The Society Inc. Imaginarium, her latest book, is a collection of her wanderings, interior projects and sources of inspiration. “I travel constantly to seek out inspiration for my interior design, hardware product range, travel articles and books,” Court says. “I travel with a purpose whether it’s for a workshop, trade fair, to experience a hotel or restaurant, visit a maker, explore a museum or a special flea market.” She likes to discover exotic materials and see how they are used, to observe craftspeople and to find different colour combinations. She’s definitely got a wandering spirit – her other books include Gypsy and Nomad. Next on Court’s wishlist are New Guinea, Rajasthan, Egypt, Jordan, New Mexico and Scotland. “I souvenir it all. In French, the word souvenir means both memory and memorabilia.” Must-visit places: Rajasthan and New Mexico. Favourite design cities: Melbourne, San Francisco, Moradabad (India).

Sydney creative and interior designer Emma Elizabeth, left, founded the first design vlog by travelling to every big design fair in the world. Milan, where she studied, remains her main muse. In March, she brought a group of 26 Australians, some of our best designers, to the Milan Design Week to showcase their work under the Local Milan banner. “The Italians have such a great heritage,” she says. “We are what they call the baby nation.” She says having design, fashion and an incredible art scene all in the one city is almost an overload. Apart from Design Week, which draws half a million visitors, Milan has incredible galleries and stores. Visitors can see what is currently happening in Europe and tune into future trends, and see what works and what doesn’t. “I love seeing the colours, tones and layering and what they do advertising-wise; it really inspires me in my commercial and design work.” Must-visit places: 10 Corso Como, Nilufar, Rossana Orlandi galleries, Triennale museum. Favourite design cities: Tokyo, Valencia, Eindhoven (Netherlands).
After six visits to Tokyo – and a Japanese sister-in-law – Amanda Henderson, left, feels she has a good insight into Japanese culture. The Gloss Creative designer finds inspiration everywhere she goes, even in the supermarket aisles. “I love Tokyo because people there see beauty and design as part of everyday life,” she says. The Japanese view on luxury is always nature based – think of onsen and gardens – and it’s very different from the west, she explains. “I also love the way adult culture embraces icons of childhood,” she says of the Japanese fascination with Disney, cartoons and manga. The Yayoi Kusama gallery and the teamLab Planets museum are unforgettable immersive experiences. In Roppongi, 21 21 Design Sight and the Brutalist Nakagin Capsule Tower in Ginza are among Henderson’s highlights. Travelling is a great way to mentally reset yourself, she believes. As well as coming home refreshed, Henderson is inspired and incorporates Japanese aesthetics such as origami, floral concepts and graphics into her design work in Melbourne. “We have looked at trying to maximise the amount of dwellings that have views, and in the design of those dwellings facing the golf course, we’ve done what we call reverse living,” he explains. “We’ve put the living space, kitchen and master bedroom on the top level and the balance of bedrooms, laundry and garage on the lower level, allowing the living space to take advantage of the views over the golf course.” The Cranbourne North community will house 98 new three and four-
bedroom houses and 32 land lots. Unlike many new developments, the houses at Ironwood have a running architectural theme without a uniform look and feel, says Finnis. ew year, new you – right? Let’s face it, we’re already so far into the year that you’ve either moved forward in a new direction, or more likely, slipped back into old habits. For my first column of 2019, here are a few New Year’s resolutions to help you achieve your best home.
The almighty cull Make your first pledge to not be a hoarder. OK, this one is pointed squarely at me, but it’s a good place to start. Begin by opening storage cupboards and pull out the contents. Create a semblance of order, then cull and sort the remainder, putting back only the most necessary things.
From a clean slate, you can place items where they’re meant to be instead of opening the nearest cupboard, bursting with random stuff, and shoving it in. As I say, I’m giving myself a firm talking to in this instance. The old sayings “a place for everything” and “everything in its place” rings loud and true and I’m going to live by it in 2019. Wish me luck.
One small step for your interior Take a step back and have a good look around with a (not too) critical eye. First, the walls; are they in need of some art? Next, survey your surfaces – consoles, sidetables and coffee tables in particular, and see if you can create some vignettes from repositioning pieces you already have around the house. The easiest items for this are books, plants or your favourite floral bunch. These add some life to those plain
table-tops that are less exciting than they could and should be. Next, consider your shelves — you can do more than just put a few books on there. Try adding feature book ends, or arrange books in terms of size, colour or shape. Place some vertically and others horizontally to give the space some interest. Finish with some plant life – even faux succulents or ferns – and a few candles. A few simple changes like these will help to create a mood and really lift your rooms.
Light the way Jazz up a table lamp by simply changing its shade. Regarding pendant lights, also refitting one with a new shade can change the focus and proportions of where it hangs, usually over a dining table or kitchen bench. It’s a simple, refreshing and reinvigorating change with minimal expenditure and effort.

en Esakoff and James Vivian purchased their home on Esakoff’s 30th birthday and recall standing in the back garden post-auction in disbelief that the home was now theirs. Four years later, and the couple are still pinching themselves on their good fortune. Vivian comes from a family with a passion for preserving and celebrating Melbourne’s architectural
heritage (his mum, Kristin Stegely, is an activist in heritage protection), and this love of built history carries through to his own property. The home was originally built in 1893, and retains many of its original features. This blending is partly achieved through the couple’s extensive collection of contemporary Australian and international art. The cherished collection was “born out of the need to fill some empty spaces” and evolved into a new passion. They both follow a gut-response strategy to purchasing, where they only
collect pieces that they “have a chemical attraction to and cannot live without”. In a similar fashion to the evolution of their art collection, Esakoff and Vivian’s decorating style developed only once they moved in. Vivian says: “Before we purchased the home, neither Ben or I would say we really had a personal style.” As they inherited a renovated space, there was no need for structural changes, and the home has instead offered a fresh canvas on which to explore their developing aesthetic. As it is a relatively small home, the couple needs every space to be

Esakoff and Vivian began by introducing large furniture items from Jardan, and then seeking inspiration from their favourite stores in Melbourne, including Hub, Space, Loom and Euroluce. The couple’s own cheerfully sophisticated aesthetic has been gently massaged by the help of friend Zoe Murphy, who assisted with the styling and decorating. “There were a few bits and pieces that were out of our wheel house, and we appreciated someone casting their eye over the space,” Vivian says.

Plant trend to grow
he beginning of a new year is synonymous with renewal and change, and this applies to our homes, too. It’s a chance to leave behind what no longer inspires us and make way for the new. For those looking to get a head start, we asked some experts about the living room trends they’re expecting in 2019.
Both aesthetically and from a wellbeing perspective, indoor plants enhance our spaces. Lauren Camilleri from Leaf Supply believes the ever-growing popularity of potted plants will only continue in 2019. “For so many of us living in urban, often small, environments, having that everyday connection to nature and greenery can make a huge difference,” says Camilleri. “The living room, in particular, is often one of the most utilised spaces in our home, so having greenery in this space where we spend a lot of time is really important.”
A focus on wellbeing Becoming more health and wellness conscious is at the forefront of our minds when a new year rolls around. To enhance wellbeing, Dulux colour expert Andrea Lucena-Orr says we should first consider the power of paint, as colour “holds the power to greatly change our mood”. “Our Wholeself palette will inspire the chance to stop, breathe and simply be in the moment … This collection of cocooning colours, such as Dulux New Life, Pinkham, and Modest Mauve, evokes a feeling of relaxation and wellness.”

Given today’s abundance of local artisans, interior design manager of Coco Republic Queensland Laure Bebbington says we’re well placed to choose more sustainable, natural designs for our home. “Larger pieces of furniture will be more minimal, with a focus on relaxed pieces, less clutter and lines — translating through the quality of workmanship and embracing the slower life,” says Bebbington. “The focus with this growing trend is handmade and natural as people will seek to invest in more bespoke, one-off pieces that have a story.”

As our everyday lives become more and more connected to the digital world, the desire to bring more natural tones into the home grows stronger. Lucena-Orr recommends testing colours from the Dulux Repair palette, such as Cinnamon Sand, Cornstalk, and Cobbler; all timeless hues often seen in our natural surrounds. “Often these earthy colours make us feel at ease and relaxed, inspiring us to repair our relationship with nature and embrace a more ‘circular’ way of living,” she says.
Trends aside, there’s no doubt people will always be drawn to bringing their own unique and personal touch to a living room – such as framed photographs of loved ones, or a personal collection of items. “When we work with interior design clients, we really encourage them to introduce pieces that are sentimental to them as it’s important to form that emotional connection with the space,” Bebbington says. “Adding items collected through travel, coffee table books, photos and art, are all great examples of how you can layer and personalise your living room.”

Lure of the azure is irresistible
A
n aerial drone shot of any middle-ring Australian suburb often appears as a sapphirestudded scene due to the ubiquity of backyard swimming pools. It’s been thus for three decades at least, with Queensland having by far the most – about 18 per cent of households there boast a private pool. Overall, Australia has 1.2 million backyard pools and, despite all the challenges of conserving increasingly valuable water, it’s set to continue to grow. Chris Samartzis, chief executive officer of the Swimming Pool and Spa Association of Victoria – which just hosted the southern hemisphere’s largest expo of innovations in private water play facilities – acknowledges that while the popularity of the bubbling spa has taken a hit in recent years, the emphasis on indooroutdoor lifestyles makes a pool of some type almost de rigueur – if, that is, you have the space, the desire, and can afford one.
Samartzis says, second only to having the perfect kitchen, “in a beautifully designed home, an outdoor entertainment zone and al fresco decking is very desirable, and part of that is a pool. Our industry has been flowing off that trend, and in the past five to 10 years has never been stronger, with the strongest growth in the outer corridor suburbs.” Although they are pricey, pools are becoming more accessible. Fibreglass pools [$30,000$60,000] are outselling concrete pools; 60 per cent of pool sales are for fibreglass models, compared to 40 per cent for concrete versions, Samartzis says. The convenience of installing a functioning fibreglass pool within a matter of weeks is a big part of the appeal. Depending on size – and contained plunge pools are becoming more popular – a concrete pool, which can
see pre-fabricated shells craned into position, generally take longer and cost more. “From $70,000 to $250,000, to $300,000 at the top of the range,” explains Samartzis. Natural pools, that can be run without recourse to chlorine but, rather, are reliant on aquatic plants and other bio-filters such as sand, moss or gravel, are a gorgeous – if still marginal – part of the market. Yet many of the issues they overcome, such as the use of chemicals and the wastage of water due to backwashing two to three times each year, are inspiring the industry to lift its game. Samartzis says “serious research and development is being put into the industry with all sorts of interesting pre-filters becoming available. “New chemicals are also biofriendly, which means you can use the water on the grass if you want to. “There are many, many new innovations in the marketplace.”
Pool covers that reduce water evaporation rates and reduce the need for chemical additives are showing up as one of the most important extras with, “30 per cent of pools now having a cover,” Samartzis says. Some are fully automated and, to maintain the visual attraction of having a pool as a backyard water feature – and especially to work with the boundary-blurring illusion of infinity pools – translucent pool covers are becoming quite the thing. Although this is without doubt a water-hungry industry, Samartzis says “it is also becoming one of the guardians of water sustainability. ount Eliza is an address far enough from Melbourne to constitute a sea change, but close enough to constitutes a suburb. On the sea change side it has a nice slice of Port Phillip Bay, including colourful beach boxes that recall the Victorian era, when it was a holiday location for families from the inner suburbs – a 48-kilometre journey that took considerably longer than the 56 minutes it now takes by car. Perhaps that was why until the 1920s there were few permanent
residents, but electrification of the train to nearby Frankston in 1922, and the increasing availability of cars, contributed to its growth. Mount Eliza is one of three significant rises on the western coastline of the Mornington Peninsula – the others are Mount Martha and Arthurs Seat. Mount Eliza is sometimes credited as the birthplace of Australian modernist architecture, thanks to an early 20th-century subdivision designed by Walter Burley Griffin
and Marion Mahony Griffin. Now listed on the Victorian Heritage Register and also classified by the National Trust of Australia, Ranelagh Estate stands as an example of the Griffins’ progressive environmental ideals. Its exclusive Ranelagh Club, which opened in 1924, is still in operation. Hollywood glamour came to Mount Eliza in 1959 when Fred Astaire, Gregory Peck and Ava Gardner arrived to shoot On The Beach. By the early 1950s the suburb still
had only two shops, a cafe and a garage, but Mount Eliza Village now serves most of the needs of the nearly 18,000 residents. For those looking to make a splash, the Royal Children’s Hospital’s former polio hospital has recently come to market after narrowly avoiding demolition. Mount Eliza’s golden mile is above Daveys Bay Beach, but all the best addresses have panoramic views across the bay, while the most exalted have direct beach access.
