Another year has come and gone – and what a year it was! We expanded and diversified our national footprint while continuing to grow our greatest asset, our people. Our teams faced challenges but turned them into opportunities for growth. Between economic uncertainty, volatile pricing, and labor shortages nationwide, every one of us was affected by these trends, from clients to trade partners. These challenges strengthened our partnerships, highlighted our unmatched communication, and proved once again that with the right people and the right tools, there is no problem we cannot solve when we face it together.

At JE Dunn, it’s our people who make the difference. All CEOs say that, but we mean it. We prioritize people every day by making decisions based on the impact to your team and ours. Our team’s credible, proven expertise, ongoing collaboration, and insights-driven decision-making set up our clients, partners, and communities for success. This approach has allowed us to grow our portfolio and we’re so proud to showcase many of the projects we completed this past year. The healthcare industry remains focused on providing a patient-centered experience across all healthcare settings, enhancing care quality, innovation, care team collaboration, and operational efficiencies. MISSION CRITICAL

For the past five years, construction in the data center industry has grown exponentially year-over-year. The heightened demand for artificial intelligence (AI), as well as the dependency on technology, shows no signs of slowing down. In addition, construction of these projects has been complicated by the compounding supply chain and labor shortage issues, pressing teams to refine old processes and create new ones to meet the demands of these large-scale efforts while staying on schedule and on budget.

Our Mission Critical team knows that a proactive and collaborative partnership between all stakeholders is the foundation of success for these projects. We continue to build upon our proven approach by applying tried-andtrue concepts in new and creative ways to maximize cost and schedule for our projects that totaled more than 430 megawatts and 2 million square feet under construction in 2023 alone. Whether it’s expanding prefabrication and utilizing prebuild facilities, or taking a different look at labor, our solutions mean faster speed to market and certainty of results for our clients across the country. While many of our clients and projects remain confidential and cannot be pictured, the impact on everyday life they continue to make is immeasurable.

INDUSTRIAL AND MANUFACTURING + ADVANCED INDUSTRIES JE

The industrial and manufacturing markets soared to new heights this year, with manufacturing construction spending nearly tripling in the past 3 years and manufacturing employment exceeding levels not seen since 2008. This year JE Dunn broke ground and cut ribbons on projects that will create over 2,200 jobs for industrial clients. These projects truly transform lives and communities. Our team broke ground on Georgia-Pacific’s new Dixie Manufacturing Plant in Jackson, TN. This 900,000 SF facility is the first groundup Dixie facility built in over 30 years. We also began work on our second project with Southeast Toyota Distributors, helping them cement their longtime presence at the Port of Jacksonville with a new Vehicle Processing Center that will encompass 88 acres. JE Dunn continued our foray into the electric vehicle battery market, breaking ground on Dongwha Electrolyte’s first North American manufacturing facility in Clarksville, TN – one of four active projects in the battery market for JE Dunn. Industrial and manufacturing projects are critical to a vibrant, stable, healthy economy. We are proud to partner with our clients to maximize value and allow them to continue to grow their businesses.

AVIATION

Air travel has returned with travelers who are eager to explore and reconnect with friends and family. The International Air Transport Association reports that air passenger demand recovered to pre-pandemic levels this year. This is a sign that the aviation industry is beginning to recover from the huge losses in revenue and passenger traffic due to the pandemic.

Airports are expanding their capacity and services to meet the growing demand. The Kansas City International Airport (MCI) opened a new terminal and JE Dunn built a large new parking garage with over 6,000 spaces. The garage incorporated environmentally friendly designs and can be easily adapted as future needs evolve.

Another new aviation opportunity was at Charleston International Airport (CHS), which recently celebrated the opening of three new gates. The gate expansion increases the airport’s total gate capacity by 20% and supports expanded flight schedules from all airlines.

These developments show that air travel is not just recovering but thriving in the post-pandemic era. With more options and convenience for travelers, JE Dunn is equipped to help airports meet growing demands and offer a memorable passenger experience.

LIFE SCIENCES AND RESEARCH

Collaboration. Next-generation research and therapies. Manufacturing treatments at warp speed. Sustainability. All components of Life Sciences and Research projects. For the Emory Health Sciences Research Building II, Georgia’s largest facility of its kind and ENR’s 2023 Southeast Best Higher-Ed/Research Project, it meant cancer research, collaborating with the Winship Cancer Institute, pediatrics, biomedical engineering, cardiovascular medicine, the Emory Vaccine Center, radiology, and brain health to advance next-generation research and therapies for Phase III clinical trials. Research buildings are resource-intensive, consuming five to 10 times more energy per square foot than similarsize office buildings. Health Sciences Research Building II is an outlier. The building is expected to operate on a predicted energy use intensity (EUI) of 156 kBtu/sf/yr—roughly half the average EUI for scientific buildings of its scale. Organizations are now pushing design and construction to be built in accordance with their Environmental, Social, and Corporate Governance (ESG) standards. Science-based net-zero targets and near-and long-term emission reduction targets along with decarbonization and embodied carbon reduction goals are becoming more important. JE Dunn Construction understands the challenges of these building types and how important it is to be a collaborative partner throughout the planning, design, and construction process.

JE Dunn is focused on building the future by reimagining K-12 and higher education facilities that encourage creativity, innovation, and inspiration. As a community builder, collectively meeting the needs of the educational institutions and the neighboring areas is always at the forefront of our mission. This past year our education team is proud to recognize the completion of Kansas City University’s College of Dental Medicine facility and the Blue Springs R-IV Freshman Center assisting students with the transition from middle school to high school as well as the renovations for numerous K-12 School Districts nationally. We are honored to create collaborative and enhanced learning environments for the next generation of leaders in our communities and across the country.

The competitive demand for multi-family and student housing continued to drive an increased trend of sophisticated amenity-rich communities that boast luxurious communal areas and walkability to universities and vibrant communities. In Atlanta, GA, Whistler redefines student living by seamlessly blending luxury and convenience. Its standout feature is a breathtaking glass-edge pool that offers sweeping views. The Broadview at Vanderbilt University offers a purposefully designed mix of unit types to appeal to a wider demographic that includes individual residents and families alike. CULTURAL AND ENTERTAINMENT

The outdoors, places to reflect, and spaces to unwind and explore have always been central to building communities while offering enrichment, entertainment, and enjoyment. This year, JE Dunn was proud to partner with the Kansas City Zoo to bring the ocean to the Midwest with the Sobela Ocean Aquarium. Whether it’s locker rooms, training facilities, stadiums and arenas, JE Dunn’s sports and recreational projects build spirit in communities and campuses nationwide. Bigger than the sports themselves, many of the facilities we build and renovate, like Kansas State Athletics Morgan Family Arena and Morris Family Olympic Training Center, serve as places to gather as fans, neighbors, and friends for concerts, festivals, and events that bring together communities.

HISTORIC PRESERVATION

We study the past to understand and appreciate our heritage. We visit buildings where history is embodied in the architecture and artifacts those structures house. As JE Dunn moves into its 100th year, we celebrate the craftsmanship of these buildings and the renovations that have elevated historic structures to the next level. We’ve had the opportunity to build relationships with America’s finest artisans and craftsmen as we renovate, re-use, or re-purpose our country’s most beautiful facilities. JE Dunn has worked on hundreds of historically significant structures, a tribute to our clients who chose to invest in their future by preserving the past as they demonstrate an appreciation for historical design and construction. Historic renovations take time, patience, skill, and perseverance to preserve and create works of art that will continue to stand the test of time.

JE Dunn has had the opportunity to breathe new life into seven state capitol buildings, dozens of museums, and other historic buildings. This year saw the refresh of gems in our portfolio like the KC Museum, the National WWI Museum and Memorial, the American Swedish Institute Turnblad Mansion and Carriage House in Minnesota.

JUSTICE

Aging courthouses and correctional facilities drive the need for governments to replace and update these facilities. For courthouses, that means facilities that provide protection for judges, victims, witnesses, and the public through proper circulation, separation, and security while using infrastructure that can easily be upgraded as technology evolves. For correctional facilities, that means building environments that focus on healing and reflect societal goals of rehabilitation, successful reentry into the community, and a reduction of recidivism rates. This year our Justice team helped Sarpy County incorporate a behavioral health unit. Our involvement in this process maximized site, project, and budget efficiencies.

As technology forces the industry to adapt and evolve, we are constantly reaffirming our commitment to finding innovative solutions for clients.

JE Dunn’s Innovation Committee, made up of eight members, is aware of and tracking hundreds of new technologies that are entering the market and identifying those that are rising to the forefront for immediate or near-term evaluation.

The innovation lane includes everything from augmented and virtual reality (AR/VR), jobsite wearables, Internet of Things (IoT), 3D printing, drones, sustainability, artificial intelligence (AI), machine learning (ML), and Optical Character Recognition (OCR) to name a few. The Architecture, Engineering, and Construction (AEC) space is currently inundated with venture capital funding for tech startups prioritizing these innovations.

These innovations are not without challenges such as startup lifespan, integration to enterprise workflow, industry regulations, adoption, viability of deployment, and scalability.

Our team is focused on innovation that enhances the client experience, adds value to projects and project teams, and results in efficiency or productivity gains to front line staff (operations, construction supervision). We do not just test new technologies for the sake of testing new technologies. We conduct live testing of innovations in project scenarios with documented valueadd for go/no-go of enterprise scaling. We presented some of these top value-add innovation candidates to operations and construction supervision team members to find out what they feel adds the most value. Based on our current findings, Artificial Intelligence (AI), Generative Design, Reality Capture, and robotics have risen to the top.

Reality Capture technology leverages various forms of data capture such as: photo documentation (photos/3D photos), 360 video capture, and laser scanning. Comparing the captured content against other key project data sets the team can visualize progress and quality status. Integrating the BIM model, project schedules,

high-level cost, all with the power of artificial intelligence and algorithms, results in leveraging automation to create a more accurate understanding of your project.

Generative Design is a technology that allows iterative optimization of 3D models to meet specific identified project goals. The technology allows you to quickly generate design alternatives that explore an array of design parameters (spatial requirements, performance criteria, cost, constructability, etc.). These tools have tremendous potential in the AEC space to speed up the iterative design process and allow the team to evaluate tens of thousands of design options to find the ones that add the most value to the client and still meet desired project goals and requirements. Like AI, Generative Design presents itself not as a replacement to the design process but as an enhancement and a supplement to traditional tools available to architects, engineers, and general contractors.

Artificial Intelligence (AI) is revolutionizing traditional practices, ushering in a new era of efficiency and innovation. The integration of AI into JE Dunn is not merely a technological upgrade; it represents a fundamental shift in how the industry approaches planning, execution, and project delivery. Therefore, we have taken a strategic outlook on how to ensure we maintain enterprise-level security while capitalizing on the opportunities that AI could unlock. We have a charter led by an executive subcommittee to outline success criteria associated with AI and have created a tactical team to help prioritize where to focus our AI efforts. Our committee is considering ways to use AI to increase internal efficiency and where to take risks to make JE Dunn an operational differentiator.

JE Dunn is experimenting with AI technologies to streamline project management, enhance safety measures, and optimize resource allocation. AI-driven tools could be employed for predictive analytics to anticipate potential delays and project performance. Additionally, AI-powered software could be utilized for design optimization, enabling architects and engineers to create more sustainable and cost-effective designs.

Construction robots are a type of industrial robot used for building and infrastructure construction. There are several different types of robotics and automation solutions on the market today. Some examples of these include bricklaying, layout, and rebar tying. Many more are being piloted and coming online over the next decade. While these robots do not replace human workers they do show tremendous potential in several areas including enhanced safety for physically demanding and dangerous tasks, improvements in productivity, cost efficiency, and quality. Robotic automation will be a growing strategy to mitigate the impacts of chronic labor shortages across the industry. Historically, construction has been hesitant to automate but it appears the next decade will see a changing tide of more work done by people with the assistance of robots.

These innovations have the capability to transform the work we do by cutting costs, reducing inefficiencies, improving safety on job sites, and keeping projects on time and on budget. That is why JE Dunn is committed to staying on the cutting edge of these innovations, to continue being leaders in the industry while delivering the exceptional client experience our teams are known for providing.
