LOCATION Melaka is the third smallest Malaysian state after Perlis and Penang. It is located in the southern region of the Malay Peninsula, next to the Straits of Malacca. It borders Negeri Sembilan to the north and Johor to the south. This historical city centre has been listed as a UNESCO World Heritage Site since 7 July 2008. It takes about 2 hours and half to get the from Shah Alam by bus. Our destination is Shah Beach Resort, Pantai Klebang, Melaka.

CONTEXTUAL STUDIES The area is almost a rural area and far from the main town. The site is facing Kampung Pengkalan Lanjut on the north, Everly Hotel on the west, Selat Melaka on the south and SK Lereh on the east.

Adapt traditional indian bungalow features which is verandah wrapped around the living area. Acting as transition space between interior and exterior. The units are interlocking with each other. Provide variation of units.

Centrio Hillpark, by Ar Tan Eng Keong + YTL Design Group

Centrio has combined living and work spaces into an innovative SOHO concept. The development comprises five interlocking low-rise blocks, set in extensive landscaping with gardens and water features. Retail lots are arranged along Jalan Pantai Murni to create a more dynamic streetscape with plazas and walkways.

8 House, Copenhagen by BIG

Bjarke Ingels Group Established in 2005 by Bjarke Ingels. In 2010 it opened a branch office in New York City. It has won a number of international competitions and prizes.

Consists townhouse, apartments and penthouse and also commercial area in one building. The interlocking part of the building is the communal spaces which have a staircase that linked the top and the basement area. The courtyard allows sunlight to penetrate the building.

ISSUES/DILEMMA In mass housing development, the developer usually produced one design in mass scale. The problem is that the design does not suits and does not satisfy the needs and lifestyle of the users. For example, terraced houses, usually the user will renovate the house into something that suits their style. Based on observation, the facades, the interior and the porch are usually being renovated by the owners. It is also universally known that humans often mark and personalise spaces they occupy be it fences and hedges or other symbols to identify the space to the owner (Hansen & Altman, 1976). Modification happens as the owner try to make the house more comfortable by their own touch. Renovation process takes time and will cost the user a lot. According to Salehaton H. Sazally et al. modification costs varies from the lowest renovation works of RM1000 to the highest cost of RM200,000.

PROBLEM STATEMENT


SOLUTION By including the users in the design and construction process of the units, it will gives the freedom for them to add their own touch and ideas to make the house livable and fulfill their needs and lifestyle. To fulfill this, options must be varied for certain things such as the orientation of the block, the view, facades, and interior. Users only can choose the smaller and detail features. It must be control and limited to avoid out of context renovation.

CONCEPT STATEMENT Personalization : the essence of customization and personalization is to provide only and exactly what each customer wants at the right time (pine and gilmore, 1999).Von hippel (1998) stresses the importance of the customer’s involvement in designing products for mass customization, since the customer has the very best understanding of his/her own needs, and can relay the information to the manufacturer. (Xuehong Du, Jianxin Jiao and Mitchell M.Tseng, Identifying customer need patterns for customization and personalization, 2003)

The idea is to give freedom to the user to personalize their homes and also to provide them few choices of housing units that they can choose. Either one storey or two, or facing the sea or the courtyard, its all up to the user to choose which unit is suitable for them to dwelled in.

RECREATION: Multi-functional hall with badminton court, recreation room and swimming pool THEME : Water is the element because it is located near the sea. It is translated into a swimming pool

The faclities is focused on the ground and first floor only to give privacy to the residences above. And the facilities are connected by central courtyard where it is the social area. It will increase the interaction between residents.

LEISURE : Restaurant, Roof garden THEME : Grass is the theme to resembles the existing site which once covered by greenery. The roof garden is covered with grass to reduce the impact of heat on the roof

FORMAL : Seminar rooms and meeting rooms, Surau, Admin offices, and Maintanence offices THEME : Timber because the block is facing a village with timber-built houses. The element of the garden is mainly timber.

COMMERCIAL : Shops, Laundry, Daycare THEME : Rock and pebbles are the theme for the garden because of it is facing a group of old English houses. The rock is ued to imitate the materials of the house. Giving identity & landmarks to each block will ease wayfinding creates a community within community.

DESIGNING A HOME INSTEAD OF A HOUSE. Home is where the heart is. A home must be fulfill the requirements and needs of the users. Home also act as personal retreat after a long day at work. It is a place to rejuvenate.

CONSTRUCTION SEQUENCES

1. SUB-BASEMENT Retaining walls are constructed first after excavation of site. Foundation, columns and beams are erected. Later, the lift and staircase core are erected.

2. GROUND FLOOR Precast hollow core slabs are installed for ground floor level.

3. GROUND FLOOR Erection of precast RC post and beams.

4. FIRST FLOOR Precast concrete hollow core slab panels are installed for the first floor.

5. OTHER FLOORS Repeat same process until roof.

6. UNITS Installation of units and other detailings and features.


CONSTRUCTION SEQUENCES(UNITS)

1. FLOOR Using precast hollow core slab as flooring structure.

3. SHARED WALL Using Precast insulated wall panel.

2. POST AND BEAM Erected with 8x10m span and 2m cantilever for balcony

4. INTERNAL PARTITION, OPENINGS, AND DETAILING Use lightweight concrete panel as interior partition.


CONSTRUCTION MATERIAL

PRECAST HOLLOW CORE SLAB Use for all floor. Transfer load to beams

PRECAST POST AND BEAM Starter bars on top of column to attached other column on it. A haunch with dowel to attached beams.

PRECAST INSULATED WALL Act as parti wall to divide units. Include insulation which is sandwiched in the middle of concrete panels.

BOX UNIT For staircase and lift core which stacked on top of one another to create structural core.

SUSTAINABLE MATERIALS & COMPONENTS LOW VOC PAINT Green paint ultra low VOC (volatile organic content) containing less than 50 g/l VOC, low odor during application and drying, non toxic and also an anti fungus property. It comes in water based. PRECAST INSULATED WALL Act as parti wall to divide units. Include insulation which is sandwiched in the middle of concrete panels. GREEN ROOF Covering the roof with vegetation will reduced the solar impact on the roof thus reducing the interior temperature and the need of extra cooling system in the housing units. LITRACON Concrete block that contains glass fibre which added some glass features into the block which is allowing light to pass through. Used on the facilities area which is the ground and first floor. COURTYARD Covered with greenery to reduce thermal impact. The courtyard will allows cross ventilation. The voids in the middle provide lighting and allow stack effect for sub basement area. AUTOCLAVED AERATED CONCRETE Pourous concrete block which is lighter from normal block. Can be cut by sawing, so it is easy to handle. The porous properties provide better insulation, reducing thermal impact.

SUSTAINABLE DESIGN


INDUSTRIALISED BUILDING SYSTEM Made in factory, control quality of production.Reduce the construction time and the site storage. Simple and repetitive construction of the complex will reduce the cost of production and economically efficient.

ENERGY SAVING BULB The bulb use lesser energy to function so it reduces the cost for electricity usage in homes.

FULL HEIGHT WINDOWS Provide daylighting, ventilation and external view.

AERATOR WATER TAP Add mixture of air into the stream maintaining steady pressure so the flow has an even and full spray. It is proven to reduce water consumption as much as 50%. DUAL FLUSH WC Has two button for flush, it differs by the water level, full and half flush. It has been proven to save up to 67% of water usage in most homes. RECYCLE TIMBER PANELS Reusing the timber panels from the demolished existing chalets of Shah Beach Resorts as decorations and decking.
