Good floors are a key to a quick home sale.

Get a “million-dollar” look (BPT) - A new report reveals houses are selling faster and for more money, yet another indicator of a rebounding housing market. According to the National Association of Realtors, full-year sales of previously owned homes increased by 9 percent in 2012 over the previous year. Plus, home prices jumped up 12.3 percent, the biggest percentage gain since January 2005. This will challenge sellers to sharpen their competitive edge as more homeowners, encouraged by promising indicators, put their house on the market. Josh Altman, one of the top 10 realtors in the country and star of Bravo’s hit TV show “Million Dollar Listing: L.A.,” shares three strategies for making houses more desirable to buyers. Install hardwood floors “Installing hardwood floors is one of the smartest investments a seller can make,” said Altman. “Hardwood flooring is easy to install, never goes out of style and is extremely desirable to homebuyers.” Countless hardwood flooring options, including popular bamboo varieties, allow homeowners to easily select a floor that looks great and fits within their budget. Homeowners can even differentiate their floors - and houses - by transferring the flooring’s warranty to the new owner. Laminate or vinyl flooring is another option for getting a fresh, updated look. Simple repairs and updates offer a lot of bang for your home improvement buck, whether it’s getting a new front door, updating house numbers or painting the trim, downspouts and gutters. Update the kitchen Remodeling a kitchen can bring a home to the top market value, and you don’t have to tear down walls or break the bank to do it. “No matter what budget a homeowner has, there are simple ways to add that wow factor to a kitchen,” said Altman. Tips on accessorizing your home (BPT) - When considering exterior home improvements, many homeowners go for updates such as the replacement of siding or windows. These projects can make the home look great while boosting energy efficiency, but no matter how much homeowners invest in siding or windows, it will only look as good as the trim used to complete the job. Trim products are designed to be used around windows, doors, eaves and gables, and for application on your home’s corners and porch columns. Many installers opt for basic corner posts, J-channels and finishing accessories, which are functional, but also detract from the home’s overall style. Going beyond the basics is very affordable and can make a big difference in your investment. “One mistake that homeowners and contractors often make in an exterior remodel is finishing a beautiful window and siding replacement with basic or inexpensive trimwork,” says Steve Moore, architect with BSB Design. “Working with your contractor to accessorize with high-quality, low-maintenance trim around windows, doors and the roofline helps complete the look and enhance architectural features. Trim and mouldings are the glue that ties the look

together.” Whether you prefer a modern, traditional, rustic or Victorian style, there are many trim options on today’s market to consider, including products made of wood, aluminum, fiber cement, engineered wood and vinyl, each with their own unique features. But if you want the look of real wood without the maintenance or having to replace in a few years, turn to building products manufacturers like Ply Gem that now offer cellular PVC trim with a 30-year warranty. Features of this material typically include a wood grain or smooth finish option, natural wood dimensions and resistance to rotting, cracking and splitting. Make sure to get your home in the best shape possible before trying to sell it.

From “for sale” to “sold” (BPT) - If you’ve been thinking about selling your home, there’s no time like the present. House hunters come out of the woodwork in warm weather months and “for sale” signs pop up everywhere. Your job is to set your home apart from all the others. In most areas around the country, it’s a buyers’ market. So how do you get a leg-up on the competition? Deborah Rossler, Interior Design instructor at The Art Institute of Dallas, a campus of South University, and Maryse Jospitre, Interior Design program coordinator at The Art Institute of Phoenix share the top five tips you can really use to turn that “for sale” sign into “sold.” 1. Detach You may love the outdated recliner that was passed down from grandpa. You may also think that lime green and fuchsia are the foundation for a great color scheme. But others may not. “Before you put it on the market, emotionally detach from your home,” advises Rossler. Look at it from the buyer’s point of view. Figure out what needs an update, a touch-up or an overhaul and then do it. 2. De-clutter You want to open up the space to make it feel larger. While it’s fine if your home has the “lived in” look, all the extra knick-knacks should be put away. Jospitre suggests renting a storage unit if your place is small. If you’ve got a garage or an attic, store your items there in plastic bins. But do not shove all the extra stuff in your closets. People look in there, warns Rossler, and a messy closet tells potential buyers that

there won’t be enough room for their things either. The same goes for drawers and cabinets. Tidy them up and organize them neatly. Make sure your belongings aren’t packed tightly because it will make the cabinet look smaller. Free up the space on your kitchen countertop. A coffee maker and toaster are fine. But put away the blender, stand-mixer and popcorn maker. You might as well tidy up the bathroom counter while you’re at it. 3. Go neutral Neutral colors allow house hunters to visualize what the space will look like with their belongings. “Heavily saturated colors are overwhelming and don’t go over well with prospective home owners,” says Jospitre. If they dislike the colors, they will be put off by the space. Rossler agrees that sellers should paint neutral colors that blend room-to-room. But she does make room for an exception: “If you’re living in a trendy area where something out of the norm is expected, then a bright wall could be a welcome feature.” 4. A little rehab and some heavy lifting Does the carpet need to be replaced? Better yet, is there hardwood under the carpet you can refinish? Go for the latter, if that’s an option. Buyers love a good hardwood floor. Get the fresh coat of paint on the walls if they’re chipping or peeling. Move furniture away from walls. A big couch against a wall looks frumpy and is not aesthetically pleasing.

Top remodeling trends (BPT) - Thanks to foreclosures and short sales, home buyers are snatching up great houses at reduced prices and remodeling to create stylish modern homes. Lucky for those buyers, many of today’s top trends are relatively easy to recreate, and will add re-sale value to their homes. “TV interior design shows are mostly about buying and remodeling a home, versus building from scratch or finding a new property that precisely fits a wish list with plenty of personal requirements,” says Dani Kohl, program coordinator for the bachelor of science in interior design program at The Art Institute of Indianapolis and a practicing architect and interior designer. The top remodeling trends include: • Uniting the kitchen and living space for an open-floor concept • Culture dictating an increase square footage for entertainment, haven from a busy work schedule or modern luxuries • Finding multi-functional uses for both spaces and furniture On average, Kohl’s residential clients are spending about $40,000 to $60,000 to renovate and remodel their homes. Most of the money is spent in the kitchens, master bedrooms and bathrooms.

“Gone are the days of the formal dining room and living room,” says Kohl. “Walls are being knocked down to join the two rooms.” Parents want to be able to cook while watching kids do homework or entertaining guests. Kitchen islands most often serve as the main division between kitchen and living space, and are the entertainment centers of a kitchen. “Kitchen islands are looking more like free-standing furniture pieces with elaborate marble tops and wood work, and interior designers are often finding functional yet hidden places to store the trash can and keep the dish washer from view,” Kohl says. Pedro Lima, an interior design instructor at The Art Institute of New York City and owner of Pedro Lima Interiors, says that temporary partitions between the living space and kitchen are also on the rise. These partitions can be of varying heights, whether it’s a two-way fireplace or modern book shelving. Partitions are a great option for homeowners who want that open-floor plan for the kitchen and living room, while still maintaining a defined space for each. Lima says that our current culture and habits are driving the changes in modern, interior spaces.
