Since purchasing Elders Real Estate Port Macquarie in 2017, David saw a unique opportunity in a market place that was open for change. In that time he has expanded to a total of 11 offices that strategically enable full market coverage, blanketing the Mid North Coast and Northern Rivers areas. If you are new to the property game, ensure you have long term property market experience in your Ideal Property team. Many new investors have not experienced different market flows. Times can get tough. Can you remember how bad the Global Financial Crisis was over 10 years ago in 2007/8? You need the patience to wait out the bad cycles. Or you can or stay in your lane with a clear plan for the future, focused on adding value. Ensure you have the experience and knowledge in your Ideal Property team to guide and teach you about the market. Another secret is to take the emotion out of your decisions. When you stay in one lane you build experience and knowledge which reduces the anxiety of the unknown. If you need money in tough times take out the emotion. Do not shy away from releasing funds and taking a small loss. When the market is rock bottom the only way is up and you can reinvest another day. Instead plan, act, add value, learn, and repeat. These are the secrets of the wealthy. The wealthy plan for the best rate of return in their investment portfolio and buying mindset. It is their KPI that removes emotion. I have bought properties, made money, and was happy. But I could have bought another property and made a lot more. In my early years my hunger to accumulate properties resulted in a rush to buy. I was often missing out on better opportunities because I had the wrong priorities. I have watched and learned some invaluable lessons from wealthy property entrepreneurs. 6

X DAVID GR AY Always have a plan with a minimum rate of return and patiently wait for the right opportunity. The wealthy were patient and very selective without emotion in transactions. Whilst I was still hungry and wanted to do deals and keep going. They were happy to miss a market cycle, even if it was a five-year cycle. Comfortable with their process and plan. These mentors have shown me how you can buy a really good asset and hold it for some time until you get the minimum rate of return you planned.

CHRISSY CRAFT: DIY DINNER PLATES & WRAPPING Creating Christmas cheer and joy is top of our to-do list this festive season so we’ve thrown tradition to the wind and are embracing bright colours and bold patterns for styling this festive season.

YOU’LL NEED: Porcelain or ceramic plates (we got ours from IKEA)

YOU’LL NEED: A roll of kraft paper (we used white but brown is fine for a more natural look)

Food safe ceramic paints (make sure they’re nontoxic, we used these ones.) Paint brushes An oven HOW TO: Wash & dry your plates Plan your designs on paper. You can go as safe or as crazy as you choose - we mixed up checks, spots, stripes and curved lines for ours. Get painting, baby! Once you’re done, allow your designs to dry, as per the paint instructions,

Paint brushes Scissors Crepe Paper (assorted colours) Raffia HOW TO: First up, cut your kraft paper to size. Plan your patterns, designs and colours. You can use a pencil to lightly sketch out your designs on the kraft before painting if you wish.

When fully dry, we baked our plates in the oven to seal the deal and make them permanent. To do this, pop the plates in a cold oven (to avoid cracking). Spread them out then heat the oven to 180 degrees Celsius (350 Fahrenheit) and leave them in there for 35 minutes.

Allow to cool and then get busy decorating your Chrissy dinner table.

MINI NUTELLA CHEESECAKE BASE: 5 arrowroot biscuits 2 tbs melted coconut oil MIDDLE: 1/3 cup philli cream cheese 1/3 cup greek yoghurt 3 tbs of runny Nutella/Nuttvia Sprinkle of shaved chocolate

METHOD: 1. Crush the biscuits & mix through the oil. 2. Press firmly into a small lined spring form cake tin. 3. Mash the cream cheese & yoghurt in a bowl. 4. Add all other middle ingredients & stir. 5. Spread evenly over the biscuit base. 6. Sprinkle any leftover shaved choc on top. 7. Freeze for at least 1 hour & serve!

DECORATED CHRISTMAS COOKIES Cravings Journal | Lorena Salinas

INGREDIENTS 110 g unsalted butter soften 150 g granulated sugar 1 egg 1 tsp vanilla extract 1 tsp ginger powder ½ tsp ground cinnamon 1/8 tsp ground cloves 1 tsp salt

METHOD 1. Use a whisk to beat the butter, sugar and salt together until you have a creamy consistency. Add the egg and mix it in until fully incorporated. 2. Add the vanilla and spices and mix once again. Add the flour and baking powder and mix using a spatula. Once the spatula isn’t helping anymore, knead slightly with your hands. 3. Cover the dough and place in the fridge for 30 minutes. (No longer) 4. Roll out the dough on a floured surface until it’s 2-3mm thick. Use cookie cutters to cut the dough into shapes.
