Since purchasing Elders Real Estate Port Macquarie in 2017, David saw a unique opportunity in a market place that was open for change. In that time he has expanded to a total of 11 offices that strategically enable full market coverage, blanketing the Mid North Coast and Northern Rivers areas. As of the 1st November 2019 Elders Lifestyle Group was founded. Prior to creating the Elders Lifestyle Group, David has had an extensive 20 plus year career in real estate and has a deep love for all things property. In that time David has transacted and managed real estate on behalf of his clients, actively been involved in building his own property portfolio and developed over $100 million of Real Estate in Sydney’s Eastern suburb’s market.

What’s your 2022 vision?
W EA LTH Leadership style is a core secret of the very wealthy and from my mentors, I have assessed the most successful styles. In slow markets like 2020, learn to be patient and wait for the next up-cycle and the right rate of return. Follow the secrets of the wealthy to review and strengthen your portfolio. Add value and develop if you can. I am reviewing the rate of return in my portfolio and exploring what small changes could improve my position? For example, I have a unit at Waterloo. I paid $600,000 and it is now worth close to $1 million. That represents $400,000 of equity. Do I sell and pay a little bit of tax or not? I know there is a new railway going into this location and the café culture is developing. I could make a lot more money if I patiently reviewing my options and thinking about what it will be worth in 10 years. In a bank, my money would not be building any compound interest. Successful people tend to have a big picture view and can look down on their business and problems. They do not get lost in problems burrows. They can step back and get a bird’s eye view. They do not get distracted away from their plan. They remove emotion and ego. Perhaps their wealth allows them to be less emotional versus someone who has put everything on the line. Nevertheless, it is an important mindset attribute that is worthwhile adopting in your property approach. 8

You can frustrate people if your property approach is too aggressive and squeezes every little dollar out of every transaction. You may lose important partners, potential buyers, and sellers along the way. This is also a stressful mindset and approach to avoid. Some of my mentors are very successful and renowned for being tough and driving the hardestbargains. They are tight with finance and push everyone to the absolute limits. Penny-pinching leadership styles can drive results but are also polarising and can be a barrier to future success. In business, I like to be able to walk up the street and look at

STRAWBERRY CHEESECAKE A light and creamy filling, topped with the delicious strawberry Sauce, perfect for any special occasion!
INGREDIENTS
METHOD 1. Preheat oven to 160C or 140C (fan forced).
CHEESECAKE BASE: 200g plain biscuits 120g unsalted butter, melted CHEESECAKE FILLING: 500g cream cheese, room temperate 2 tbsp plain flour 1 tsp vanilla extract 1/2 cup sour cream 1 1/2 cups caster sugar 1 tsp lemon juice plus zest 3 eggs, room temperature
Crush biscuits roughly until fine crumbs by hand (rolling pin) or place in a food processor. Add butter, and mix until dispersed and it resembles wet sand. Pour into the prepared cake tin and roughly spread it out on the base. 2. Use a mixer or beater to beat the cream cheese until just smooth, (a few seconds) then add in the flour, beat for 5 seconds until just incorporated. Then add vanilla, sour cream, sugar, lemon juice and zest. Beat until just combined. Add eggs one at a time, beat in between until just combined. Pour into prepared crust. 3. Bake for 55 minutes. The top should be a very light golden brown, not cracked, and near perfectly flat. It should jiggle slightly when you gently shake the pan. Cool the cake in the oven with the door, then refrigerate for 4 hours+ in the pan.
STRAWBERRY TOPPING:
4. Meanwhile chopped strawberries, vanilla, sugar
500g strawberries half halved
and lemon juices in a saucepan. Stir then bring to
2 tbsp lemon juice
simmer over medium heat. Simmer for 10 minutes until
1/2 cup white sugar 1/2 tsp vanilla extract 1 1/2 tsp cornflour
strawberries breakdown. Mix cornflour with water, then add into saucepan and stir. Add halved strawberries and cook for 1 minute to soften. Spoon onto cheesecake so it’s covered with a single layer of strawberries. Flip strawberry halves so they are facedown. Refrigerate 2 hours+. 5. Slice and serve with remaining Strawberry Sauce!
