Since purchasing Elders Real Estate Port Macquarie in 2017, David saw a unique opportunity in a market place that was open for change. In that time he has expanded to a total of 11 offices that strategically enable full market coverage, blanketing the Mid North Coast and Northern Rivers areas. As of the 1st November 2019 Elders Lifestyle Group was founded. Prior to creating the Elders Lifestyle Group, David has had an extensive 20 plus year career in real estate and has a deep love for all things property. W EA LTH Remove emotion, look at the numbers, and assess the best rate of return are secrets of the wealthy. Property is more than spreadsheets for me. I invest a lot of emotion and pride in what I have bought. I struggle to let go. My anchors often tieme to the numbers and ownership. I love owning that block of units or that shop and develop great relationships with some beautiful people. I find it hard to remove the emotion. I owned property on Coogee Bay Road just 500 meters from Coogee Beach. Driving past made me feel good and I was hesitant to let it go. In the peak, it was valued close $6 Million and I did not let it go. My emotional attachment blocked my outcome as the market slowed and I only got around $5 Million by the time I sold. Lesson learned and a good reminder. Life is a journey and if you remove the ego you can get superwealthy. We still made money, just not as much as we could have. Make sure your money is constantly moving and getting a return of 20% plus a year. Once I paid $3.5 Million for a property and I could have sold for $6 Million with the development approval. It was a super rate of return for that amount of cash! The educated way of investing focuses on the best rate of return. I could have sold and realised the cash immediately. We ended up developing and taking another 2 years before we returned our profit. Always question what your dollars and assets are doing for you? 6


X DAVID GR AY The equity part of every property you own has an opportunity cost. Ask yourself how could I be doing more? What are the tax implications of the choices? Review your risk profile and understand your anchors. I understand letting go of property is my anchorage and risk profile. Review your profile. One of my mentors is 65 and he keeps going in his lane, continuously learning to get a smarter edge. Recently he completed one of his biggest developments. He is a great mentor and teacher about how to remove the emotion. I’m trying to learn and feel, as we grow in life, it’s a maturity piece. I am hoping that it will come at a later date for me.

SUMMERY MANGO & PASSIONFRUIT SEMIFREDDO The Design Files | Julia Busuttil Nishimura INGREDIENTS

Mango Semifreddo Flesh from 1 mango Juice of a lime 500ml pure cream 125g caster sugar 1 whole egg 3 egg yolks 2 tsp vanilla extract

Salted peanut praline 1tsp olive oil, for greasing 125g caster sugar 100g roasted salted peanuts

To Serve 2 tbsp shredded coconut, toasted Flesh from 3 passionfruit, to serve Fresh from half a mango, thinly sliced, to serve

METHOD Grease and line a 23.5x10.5cm loaf tin with baking paper. Allowing some of it to overhang the edges of the tin. Place the flesh from the mango with the lime juice in a food processor or blender and blitz until a smooth puree. Set aside in the fridge. Whip the cream to stiff peaks and set aside in the fridge too. Place the sugar, egg, egg yolks and vanilla in the bowl of a stand mixer and set on top of a small pot of simmering water. Whisk the mixture continuously until it is frothy and very warm. Remove the bowl from the pot and with the whisk attachment, and whisk on high speed in the stand mixer until the bowl is cool to touch and the mixture is pale and voluminous. Alternatively use handheld electric beaters. Gently fold the cold whipped cream into the meringue mixture then fold through the mango puree. There is no need to mix it in completely, as streaks of mango will create a lovely marbled effect. Spoon into the prepared tin, cover and freeze overnight, around 8-12 hours. Meanwhile, make the praline. Lightly grease a baking tray or a piece of tin foil with a little olive oil then place the peanuts on a single layer. Place the sugar in a small pot with 2 tbsp of water. Place over a medium heat and cook the sugar and water, without stirring, until it reaches a dark amber colour (around 5-6 minutes). As it cooks, you can swirl the pan to help move the sugar around but do not stir with a spoon. Pour the hot caramel over the peanuts then let it harden completely (30 minutes). Break into smaller pieces and either blitz in a food processor or pound in a mortar and pestle to a fine powder. Allow the semifreddo to sit at room temperature for 10 minutes then invert onto a serving plate and remove the cling film or baking paper. Top with the passionfruit, extra mango slices and serve with the toasted coconut and peanut praline.

Despite defence resources being severely limited, with shortages in skilled manpower

and tools, Australia’s response was to develop these defence systems and position them along its coast and tablelands. With particular inland roads being the primary source of communication and movement of populations, stock and supplies, it became increasingly important to control access to these strategic routes in light of the threat of Japanese invasion. To do this, and slow the advance of the enemy if invasion did occur, it was decided that construction of a number of inland defence barriers and anti-tank obstacles was of critical importance to Australia’s defence. Up to 50 systems were constructed in eastern NSW during this time, with eight in Dumaresq Shire Council (including the Yooroonah Tank Barrier).
