Since purchasing Elders Real Estate Port Macquarie in 2017, David saw a unique opportunity in a market place that was open for change. W EA LTH Staying in your investment lane is a lesson in developing your competitive advantage. I have developed many times in the Eastern suburbs of Sydney. I know it like the back of my hand. If someone called me about another area such as Liverpool, Paramatta, or even Balmain. I remain hesitant. I would not look at Manly because I do not know that area. My competitive advantage is the Eastern suburbs and the price range between $2-6 million. It’s my lane and I am staying there because I do it well. This lesson does not just apply to property development. It applies across all businesses. I have a friend who is very successful in IT who jumped out of his lane to buy a restaurant. Unfortunately, they went broke within a year. Stay in your lane. If it works, stay there do not think the pasture is greener somewhere else. Your competitive advantage is your secret to success.

Now, let’s review the secret of compound interest and property market cycles. There are many property cycles. There are upsides and downsides within every cycle. It goes up and then comes down, and then goes up again. In every cycle, there’s a period of 10% growth on average. If you study the market you learn that between every decade there is a period of growth.


X DAVID GR AY If you had 10 properties and that happens, guess what? You effectively now own 11 properties in value. Put a hundred thousand dollars in a compound calculator with a 10% return and do it over 10 years and 20 years. When you get up to 30 years, it’s scary the amount of money and value that compounded interest has created. If you can understand patience and compound interest, you are on your way to creating wealth. I have created my net wealth over a 20 year period. It started with one property and then two, and then the market boomed, and it was five and more. The lesson is that the value of my equity and assets compounded over time.

I recently spent some time ‘road tripping’ from Port Macquarie to Noosa and for the first time I became really aware of some of the stunning yet interesting changes in what people wear across the different cities and regions. 18

Let’s start at my first stop

Byron Bay!

Anyone who has visited Byron knows most people are uber cool, even if they don’t mean to be. Oversized striped shirts worn as dresses, belted and paired with boots are a ‘thing’. As is twin linen sets, flared pants worn with bikini tops, Birkenstocks and black Doc Martins are a must. Even if you don’t have these things, ‘fit in’ with bronzed skin, messy hair and a laid-back attitude! Next stop

Gold Coast!

Depending on where you stay on the GC (and which venue’s you frequent) the trends here can change dramatically. If you are hanging in Burleigh Heads, there is still a massive ‘surf vibe’ and I swear some of the looks from our fav long time surf wear designers remain the same. Party shirts for the guys, and white linen dresses on tanned skin girls! However, if you drive 30 mins up the road to Surfers Paradise, you will find people rocking everything from cheesy slogan tee’s, to full athleisure wear looks, think Camilla...or a copy version and of course some outfits that should only if ever be seen after midnight! Last but not least, beautiful

Noosa!

I can’t really say there was a certain ‘trend’ but it definitely had an awesome chilled vibe. During the day it was mostly swimwear teamed back with white cheesecloth oversized shirt or denim, standard activewear (clearly due to the amazing coastal walk along stunning beach out to the 3 local point breaks) and at night, everyone just looked stylish!

During World War I the gaol became an internment camp for people of German descent who were feared to be enemy sympathisers. APPLE ROSES Rose shaped dessert made with delicious apple slices, wrapped in sweet and crispy puff pastry.

INGREDIENTS

2-3 medium sized apples 3 tablespoons unsalted butter divided, melted, and cooled

METHOD 1. Pre-heat the oven to 190 degrees. Line a baking sheet with parchment paper. Set aside. 2. Core the apples and slice them as thin as you can. Place thin apple slices, 1 tablespoon butter, lemon juice, and salt in a bowl. Toss to coat. 3. Spread apples on the baking sheet in a single layer

2 tablespoons lemon juice freshly and bake until softened, about 10 minutes. They should squeezed 1/4 teaspoon salt 3 tablespoons apricot preserve 1 tablespoon sugar 1/2 teaspoon ground cinnamon divided Pinch of ground nutmeg 1 sheet puff pastry, defrosted

4. Use 1 tablespoon of the butter to grease the muffin tray. Set aside. Mix together the coconut sugar and the remaining ½ teaspoon cinnamon, and nutmeg in a bowl. Set aside. 5. On a lightly floured counter, roll pastry into 12 by 10inch rectangle with short side parallel towards yourself. Brush the puff pastry with apricot preserves. Sprinkle it with sugar-cinnamon-nutmeg mixture. 6. Using a pizza wheel or a knife, cut pastry lengthwise into 6 strips. Each strip should be 10 by 2-inches. Working one strip at a time, place 10-12 slices of apples, peel side out, overlapping each other, leaving 1 inch border of dough along the bottom. Fold the bottom inch of dough onto the apples, leaving top of apple slices exposed. 7. Using the rest of the butter, lightly brush the bottom pastry and roll dough into a pinwheel. Place in the muffin pan apple side up. 8. Continue with the rest of the sheets.. Bake until golden brown for 40-45 minutes, rotating the muffin pan halfway through the baking process. 9. Remove the apple roses from the muffin pan on a wire rack and let them cool for 10 minutes.
